LETTERS FROM LANCE

What an interesting year that it turned out to be. I was just reviewing an article published by Reuters where it was detailing that we just finished the slowest housing year in the United States in the last 30 years! It sounds scary right? But, as always real estate is local and you have to look at the local numbers. Our local data paints a different picture here in the Columbia Basin. Please enjoy the specifics in our data pages that follow.

What I can say however is that back in the first quarter it looked like we might fall prey to these slower statistics, but we had a huge rebound in the second half of the year and the 4th quarter was a big part of that. Fueled by lower interest rates in late September and October, activity spiked and gave us great sales numbers this last quarter.

After all the turmoil of the first half of the year and major contract changes and legal changes in Washington, I feel like the market has finally settled into a more “normal” pace. In this issue we were able to dive into many of those local things and winter activities that make living here so great. We also take a look at some fun emerging alternative housing options.

We are entering 2025 with big goals and a team of people ready to help with your housing needs. We have had relatively mild winter weather and this always propels us to a quick start and early spring market when conditions are like this. They took a risk on Red Mountain. Starting off with no power or water, Grandpa and Grandma Williams bought land in 1975 and put in 10 acres of grapes. Fast forward fifty years to 272 planted acres of grapes and completely family owned and operated. They're right there in the dirt with their team.

We got to chat on the phone about Kiona Vineyards with Tyler, the wine maker and third generation of Williams in the family business! It's a proud history, and their website says it best “a family, some grapes, and a mountain. 50 years and growing.” We heard about the rich history of Kiona Vineyards from the start, to what makes Red Mountain special, to how the climate affects the grapes and wine produced. Tyler shared his hands-on experience working with wineries around the world in seven different countries and how that combined with his education goes into each day on the job.

We asked what the best wine is. All of them of course!

It’s been cold out lately and the “Ice Wine” intrigued us so we had to ask! The ice wine is made from Chenin Blanc grapes that are left to freeze on the vine and harvested and pressed once frozen, a process that concentrates their sugar and flavor making for a perfect dessert wine.

THE BIG PREDICTIONS OF 2025

If you missed Lance’s radio show and podcast 2 weeks ago here is a re-cap of what he thinks is coming in 2025 to our local area. Check out the Podcast on our Youtube channel for more detail about each one.

1. Home prices will appreciate in Tri-Cities by 4% and we will see transaction volume back up to 3700 total sales in the market.

2. Interest rates will settle out at around 6%.

3. The current version of our forms that we use for buyers will unfortunately be changing again. The Department of Justice is not done dictating how they want this situation to evolve.

4. More parents than ever will be helping their children with downpayments.

5. Our market will set a record for the sales of condos and townhomes. The shared wall is finally an option in our market!

6. A second national home builder will announce their plans to come to the area with a property purchase in the Tri-Cities.

7. The top ten housing markets in the U.S. will be dominated by the east coast and midwest.

While on a national level we just experienced a year that had the lowest number of housing sales in the last 30 years, the Tri-Cities reversed that trend and we have started seeing an increase in overall sales again over 2023.

It’s still a strange market since we have seen inventory double since 2020, but the price of housing has continued to climb due to inflation and the cost of basic inputs.

However, it is still a seller’s market. Our inventory levels represent only about a 3 month supply of homes on the market. A balanced market is generally defined as a 5-6 month supply of homes. We won’t likely see that here locally until we have 1100-1200 homes on the market.

Sellers need to keep an eye on the days on market. That has steadily increased as supply has increased. It means you have to tighten up pricing and avoid “aspirational” pricing strategies. Pay close attention to what this does to home prices over the next 2 years.

Call it what you want, but this trend in the last 10 years has changed and evolved dramatically here in the TriCities. I’m being stereotypical here but 20 years ago, every now and then you would see a bachelor that had framed in a small apartment inside the corner of his shop, or you would hear a wife laugh and say, “He spends most of this time in the shop, he should just live there!” At some point someone got smart enough to say, if we build these things nice enough and in a particular way, we can have both!

Many of the great things that we see in design originally come from a necessity of cost. If you look at the construction costs of these structures, you can build them generally between 20-25% cheaper than traditional stick frame construction. Now some of these cost savings can be directed towards amazing interior finishes, and then you end up with a product that has both large open spaces, and super nice finishes.

Sprinkle in that with what I call the Joanna Gaines effect, who effectively made modern farm house a unique movement from 2010-to present and it only added gasoline to this fire. I have been in Barndominium’s

in the Tri-Cities that range from $300,000 to 2 million dollars! There are many designers and builders locally that specialize in this type of construction. Ten years ago you might only find 1 or 2 that did this, it would not be hard for me to find 5 or 6 builders locally with this type of experience.

Now with the counties and cities changing zoning laws to add ADU’s (Accessory Dwelling Units) and the high cost of construction, many people are using this trend to add an extra apartment for in-laws, adult children, or just for another source of income. We are coming across this more and more frequently in our local market.

It is important to note that if you are considering a Barndominium you need to contact a lender at the very start of your project. Not all Lenders can do loans on these, so you want to have your financing figured out early in the process.

I love seeing alternative housing solutions and this is one I think we will continue to see more of in our local area!

Honolulu, HI has been my favorite destination so far. One morning, I woke up before sunrise to drive across the island to Lanikai Beach and watch the sunrise. The experience was even more breathtaking than I had imagined, and the beauty of the moment left a lasting impression. I can’t wait

to visit again and explore more of what this incredible place has to offer!

Q4. WHAT ADVICE WOULD YOU GIVE TO SOMEONE WHO WANTS TO BECOME A REALTOR?

My best advice is to maintain a consistent schedule and always prioritize learning. One of the greatest benefits of working for yourself is the ability to create a schedule that works best for you but staying disciplined and consistent is key to success. Additionally, it’s important to continually invest in your education. Take advantage of opportunities to expand your knowledge by attending classes, reading industry materials, and scheduling one-on-one meetings with other Realtors to learn from their experiences. The more you learn, the more you can offer your clients and grow in your career.

Q5. OUTSIDE OF WORK, HOW ARE YOU SPENDING YOUR TIME?

When I’m not working, I cherish spending time with my daughters— though I must admit, the older they get, the more challenging it becomes! I also find relaxation in playing the piano, reading, walking along the river, and exploring acrylic art. These activities provide a perfect balance to my busy work life and allow me to unwind and recharge.

THOUGHTS FROM A PROPERTY MANAGER

As a property manager in the Tri-Cities, I have the privilege of overseeing a diverse range of rental properties. However, one type that is notably absent from my portfolio is the ski cabin—a dream for any skiing enthusiast like me. My wife and I have always been drawn to the allure of ski towns, and whenever we travel to these picturesque locations, we find ourselves exploring property listings and rental rates. This leads me to ponder: where would I invest in a ski town rental?

One topic that often weighs on my mind is my lovehate relationship with platforms like Airbnb and VRBO. As a property manager, I recognize that many homeowners’ associations (HOAs) and cities are increasingly cracking down on short-term rentals. When considering the purchase of a cabin, one must focus on the viability of short-term rentals, especially given the seasonal nature of these properties. After all, if I were to lease the property for a year, when would I have the chance to enjoy my own cabin?

Over the years, I’ve had the pleasure of skiing at iconic locations such as Keystone, Whistler, Whitefish, and others, while also visiting and even living in the charming towns nearby. However, buying properties in some of these areas isn't feasible for someone like me—not a tech millionaire from Silicon Valley or a landman from Texas. This reality rules out a significant portion of desirable locations, particularly in Colorado’s Summit County and Montana’s ski resorts like Big Sky. Thus, my sights are set on the Northwest.

So, where would I buy? Here comes my personal bias. I would love to own a property in Sunriver, Oregon, just outside Bend and a mere 20 minutes from Mt. Bachelor. This location holds a special place in my heart, as it’s where I learned to ski at the age of five. Over the years, I have returned to ski there many times, each visit rekindling my fondness for the area. The daily rental rates in Sunriver are reasonable compared to other major ski towns, making both the vacation experience and property purchase accessible. Again, we are talking relative to other famous ski towns.

Moreover, Sunriver is not just a winter wonderland; it’s a fantastic summer getaway as well. With a golf course, a small water park, and the scenic Deschutes River just minutes away, this property can be enjoyed year-round. This versatility translates into consistent demand, helping to mitigate the ups and downs associated with seasonal vacation rentals.

If you’re considering a ski vacation or thinking about investing in a mountainside cabin, I highly recommend looking closely at Sunriver, Oregon. Its unique blend of winter sports, summer activities, and reasonable property prices makes it a standout choice for both personal enjoyment and rental potential.
