LETTERS FROM LANCE My team has nailed it again. They brought me the theme of ice and snow, and as I sit here writing this introduction, it is about 12 degrees outside – brrrrr! There are so many positive things that can happen amid the chaos of winter. I was especially reminded of this last week when my son and I went skiing at our local downhill mountain, Bluewood, last week. We spent 10 chairlift rides together, just him and I for 15 minutes, sitting together and talking. That just doesn’t happen very often, being out in nature, enjoying each other’s company. I think winter and snow and ice can provide that for you. It gives us an excuse to have a much-needed day at home, by the fire, just taking in some family games, watching football, and catching up. For the more adventurous, it can be a sledding, or ski day like I just had. Last Friday, I spent a good part of the day driving around and checking on our vacant homes (as is recommended later in this issue!). You can’t believe the joy that brings me. Many people would find that annoying or a waste of time, but I take a lot of pride in knowing that I have helped keep some of our customers’ largest assets safe amid a polar freeze. Even amongst the record-setting low temps and longer days on the market – I want my team to be the guiding light for you in these real estate transactions. The weather is cold, and the market has been colder as well. Just like checking on a thermostat during a cold storm, we have some other business checks that need to be done during a cold market to help buyers and sellers make it through. This time of year, for me, is magical. I see people around me and teammates taking action to reach new goals they set for 2024. I love the power of discipline and the grind that comes with it to achieve new levels of success. If we can be of any help in that journey in 2024, please let us know. In honor of this issue for snow and ice – I will say that Karen got me a cold plunge for Christmas this year…. on that note – I’m off to purposely freeze my a** off.

WINTER VACANT CHECKS: • Plan to stop by weekly • Make sure the driveway and walkways are accessible for showings. You don't want deep snow or ice built-up. • Thermostat should be set to a minimum of 65. This will protect pipes from freezing and provide welcoming warmth for showings. • If we have had a lot of snow/freezing rain, its important to scan the roof line for any obvious signs of an ice jam that needs addressing. • If the forecast is calling for nighttime temps of 10 degrees or less, open up cabinetry under sinks on any exterior walls to allow more heat in. WHEN PREPARING TO LIST A HOME IN WINTER, IT IS IDEAL TO: • If snow is in the forecast, schedule pictures ahead of time while the weather is still clear. AGENT SARAH MACHIELA Sarah has been a part of the Kenmore Team for nine years! In her time here she has worked with buyers and as a New Construction Specialist with Ambience Homes. Her particular skillset includes anything to do with events and hosting! She is about to celebrate her 25th wedding anniversary with husband Nathan and has three wonderful kids. They are currently building their forever home and are very excited to hopefully complete it in the coming year. We picked Sarah for this quarterly feature because she is one of those people that LOVES snow! 1. Q: What made you go into Real Estate? A: I worked in customer service for most of my life in the restaurant industry, home staging, and as an event coordinator and manager at Tagaris. I was looking for a job where I could continue to work with people and loved the idea of having the opportunity to help them find their dream home. Like so many, hockey connected me with Lance and Karen, and eventually helped me to join their team! 2. Q: What is your favorite color? A: Green! A really good kelly green. Think St. Patrick’s day or the master’s blazer.

3. Q: You work with a lot of builders and new construction homes. What would you tell first time home buyers when thinking about going with new construction homes? A: A fantastic perk about purchasing a brand new home, you receive at least a one year home warranty. This takes care of any major repairs that might come up such as roof, HVAC, and appliances. Enjoy being the first person to live in the home and having peace of mind with your purchase! 4. Q: I’ve heard you are a big party planner. If you could plan a party and invite a few famous people (dead or alive), who would they be? A: Paul Rudd, Emma Stone, Ryan Reynolds, Blake Lively, John Krasinksi, and Emily Blunt would be fun! 5. Q: What is the best advice you received – personal, career, etc. A: It’s not about me. Putting God first, husband and family second, the rest will fall into place.
6. Q: What is your favorite vacation you’ve ever been on and why? A: A trip to Maui with family! The weather was gorgeous. I loved being able to get away, relax, and enjoy family time. 7. Q: With all the clients you’ve worked with in the past, what would be your favorite part in their journey of finding a home? A: The excitement in their eyes when they realize this is the one! 8. Q: Do you like snow? A: YES! I like the quote from the show Gilmore Girls where Lorelai says “I smell snow!” 9. Q: What do you think the future holds for you? A: A finished house! Lots of travel both to see our kids and on flights that my husband pilots. Some camping, and a LOT of parties and events.

In the last 5 years I have learned a lot about property management. One key trait that will make a rental owner more successful than the others is the ability to plan. Whether that’s planning for maintenance, rent increases, or remodels. The one part that is often forgotten about when owning a rental property is planning for when your property will be vacant. Most people know that the best time to sell a property is in the spring and summer months. In property management we know that it is also the best time to lease or rent a property. Making fall and winter our slower seasons. Don’t worry though because, like prepared and planned rental owners we are also prepared for our slower season. When we reach our slower months October – February we find that coming on the market a little under what your property might rent for in the better leasing season is best. We know that the time your property is vacant and on the market is often the owner’s biggest expense. By lowering the rent by $100 a month you run a higher chance of renting your property out in 2 weeks rather 5 weeks. Renting your property 3 weeks faster almost pays for the decreased rent. A pro tip that can pay dividends with time on market is making sure your property is clean and all maintenance has been done before showing it to prospective tenants. We find time and time again that clean and wellmaintained properties rent quicker and attract better applicants. This should be done no matter the time of year but is especially important in the slower leasing season. Just like most people we do year-long leases for our properties. Except during the winter months. We choose to do 6-month leases almost exclusively during this time. Why do we do that? When leasing a property, you want to move the vacancy period out of the slower winter months and into the better leasing season. We write a 6 month to start and then renew that tenant for a year. Another option is to write an 18-month lease if that is something you prefer. The 18-month lease will bring you to a better leasing season if the tenant chooses to vacate at the end of their lease.
