The property is zoned Residential 2.5 (R-2.5). It is not within any other regulatory framework such as a PUD nor subdivision improvement area. R-2.5 zoning requires a minimum lot area of 2.5 acres. This lot is 3.6 acres, so subdividing the lot would be a challenge, if not downright impossible, based on its area.
Principal building setbacks for this property: front 100 feet, rear 100 feet, sides 50 feet. Derek did a rough calculation, and the principal building envelope would be square south, triangular top, almost an acre, or 42,845 square feet.
