A Denver Rental representative will conduct a phone interview to discuss your wants and needs. Some questions they may ask:
Your Denver Rental agent will send you examples of properties that meet your criteria, and you will work with your agent to fine tune the property search based on your likes and dislikes.
Once you and your agent narrow the search down to 6-8 properties, your agent will work with you to set up a Rental Tour. You will choose a date for your tour, excluding Sundays.
1. What length of rental are you looking for? Short Term (1-4 months), Medium Term (4-10 months) or Long Term (11+ months) 2. Are you looking for a furnished or unfurnished unit? 3. What type of neighborhood or lifestyle are you looking for? 4. Are schools a priority? 5. Is walkability important? 6. What proximity to your work are you hoping for?
T H E R E N TA L T O U R - W H AT T O E X P E C T On the day of your Rental Tour, your Denver Rental agent will pick you up or meet you at the Denver Rental office. Your agent will then drive you to each of the properties you have decided to look at, and discuss your likes and dislikes at each property. Your agent will review the highlights of each property, such as the neighborhood lifestyle, proximity to work, proximity to public transportation, and any other criteria on your priority list. After you have visited all properties, your Denver Rental agent will review your options with you again. Once you decide on a property, your agent may help you through the lease process if requested.

WHEN YOU LOOK For most apartments in the Denver area, you’ll want to begin your search at least 2 weeks – 2 months before your anticipated move date. For private owners/landlords, you’ll want to begin your search at least 30-60 days before your anticipated move date.
T Y P E S O F R E N TA L S While most rentals are in attached housing complexes (such as apartments), you may find units that are privately owned and have their own landlord. Rental requirements and expectations will vary among the types of rentals, such as lease agreements and the leasing process. Your Denver Rental agent can help you navigate the different types of rentals and leases.
T H E R E N TA L A P P L I C AT I O N While every lease may vary slightly, there are generally standard requirements to complete a rental application. Landlords and apartment managers use the application process to screen potential renters. The application will ask about your employment history and monthly income as well as your rental history. You’ll be asked to sign a consent form giving permission to the landlord to run a background and credit check. Be sure to have your driver’s license with you. They may also require copies of paystubs to verify income. Standard expectations for a rental in Denver include: Credit score above 650 Gross monthly income equal to at least 3 times the rent amount (ie: if rent is $1,000 per month, your gross income should be at least $3,000 per month) References, preferably from past landlords Clean rental history (no evictions or accounts in collection)
PETS If you have pets, be sure to ask the apartment manager or landlord of any special requirements for pets at their property. Many have breed & size restrictions, as well as limits on the number of pets allowed in one unit. You may be responsible for a pet deposit, additional monthly pet rent, or both.
