Scott lives with his wife and 2 boys in the Foxridge neighborhood in Centennial, CO. Born in Livermore, CA, Scott and his family moved 7 times and lived in 5 different states, but he grew up mostly in the suburbs of Detroit, MI & Atlanta, GA. This constant moving gave Scott a unique appreciation for all that Colorado has to offer - which led him to Colorado State University. He graduated in 2000, moved to Denver and plans to never leave Colorado. Scott spends every bit of his spare time with his family…enjoying every minute of it.

S I G N A L L C O N T R ACTS A N D R EQ U I R E D D I S C LO S U R E S I will go through your listing agreement with you line-by-line to fully explain your options while answering any questions. In addition, there are a number of required Seller disclosures that should be filled out carefully. I will help to advise on each.

2 . STAG I N G C O N S U LTAT I O N A professional stager will stage your property to maximize your return. If you live in your home, my stager will come in and work with you to move things around for optimal presentation and flow. If vacant, we can discuss fully staging your home.

3. M A R K E T S H I N E C L E A N I N G My professional service will clean your bathrooms, floors, dust and vacuum to take the pressure off of you for your home’s market debut.

4. A P P R A I S E R M E AS U R E M E N T A licensed appraiser will measure your home & provide accurate room dimensions. The professional floorplan is fully integrated into your home’s website, online presence and brochures.

P R O F E SS I O N A L P H OTO S W I T H T W I L I G H T/ D RO N E P H OTO S My professional photographer will take multiple magazine quality photos and process the photos specifically for real estate. I will have Twilight photos or drone photos completed to add interest & highlight specific features of your home.

6 . V I RT UA L TO U R Our Virtual tours go beyond the typical slideshow and are essentially mini websites. They include a full gallery, floor plan, feature highlights, map and my contact info. Your Virtual Tour will be linked to your MLS listing, Zillow, Trulia, Realtor.com, social media and dozens of other sites.

8 . S I G N I N STA L L & M A R K E T DAT E We install a large, Kentwood Real Estate yard arm sign that cannot be missed. Shortly after, your home will be activated on the Multiple Listing Service(MLS).

I N T E R N E T L I ST I N G Your home’s description, photos & virtual tour are entered into the Realtor MLS (REColorado.com) and syndicated to Realtor.com,Yahoo Homes, Zillow, Trulia, Homes.com, & many other real estate websites.

2 . K E N T W O O D .C O M Your listing will be featured on the Kentwood.com website. We pay for search engine optimization & paid advertising to drive traffic to our website.

3. P R O P E RT Y W E B S I T E Our marketing department will create a custom Individual Property Website for your home which is embedded into Kentwood.com. The unique URL will be advertised on your “For Sale” sign.

4 . R O B U ST S O C I A L M E D I A P R E S E N C E All of my listings are promoted through a broad social media presence. Using a combination of Facebook (My business page, GHS Group page and Kentwood’s page), LinkedIN & Instagram, we highlight your virtual tour and advertise your open houses.

5 . R E LO CAT I O N E X P O S U R E We are part of the largest independent relocation company in the nation. Your listing will be on the Leading Real Estate Companies of the World Website, providing global reach & great exposure for relocating Buyers.

6. E F LY E R With our Eflyer program, we blast an eflyer to 4000+ Realtors in the area on a weekly basis.

OPEN HOUSES I will immediately hold your home open on the first weekend that we hit the market.


8 . P R E S E N T YO U R L I ST I N G I will announce your listing at our sales meeting and present your home to specific agents, who work in your price range and are selling to the Buyers we are looking for.

9. S H O W I N G S We use ShowingTime to set showing appointments. They are open 8am to 8pm Monday through Saturday and 8am to 6pm on Sundays. This makes it very easy and efficient to set a showing.

1 0 . S H O W I N G P R E PA R AT I O N If needed, either I or a GHS group colleague will be there to turn on lights, open up blinds and ensure the home is properly prepped for the showings of the day.

1 1 . S H O W I N G F E E D B AC K We send an emailed request for feedback to each showing agent after their showing is completed. I will also personally call every agent that shows your property for Buyer and agent feedback.

1 2 . C L I E N T C O N TACT In addition to contacting you by phone at least once a week, I will email you a weekly activity report. This activity report will show all of your showings and feedback for the past week, any notes pertaining to what I have accomplished for the past week, any open house notes, and all of the market activity in your neighborhood.

1 3. M A R K E T E D U CAT I O N I will personally preview every property that hits the market in your neighborhood to constantly watch your competition and determine how we stack up.

1 4 . E L E CT RO N I C C O N T R ACTS You will be able to electronically sign all contracts from your computer.


Contract Process 1.

O F F E R P R E S E N TAT I O N When we receive an offer, I will immediately contact you to go through the entire offer and together we can formulate a strategy for negotiation.

2 . N E G OT I AT I O N This is Job #1! I’ll use my experience, education & determination to get you the price and terms you are seeking. This is just the beginning of the negotiations. In this market offers can come easy, but the sale does not end when you go Under Contract.

3. L E N D E R I N T E RV I E W If a lender is involved, I will personally interview the Buyer’s lender prior to your acceptance of any offer.

4. O R D E R T I T L E & E A R N E ST M O N E Y I will oversee our Title Company to ensure they are immediately ordering title and confirming delivery of the earnest money by the Buyer or Buyer’s Agent.

5 . I N S P E CT I O N S C O M P L E T E D Inspections are completed and paid for by the Buyer. When complete, the Buyer’s Agent will submit a list of items they would like repaired. This is huge! I will smartly negotiate your inspection list with an ultimate goal to save you a significant amount of money.

6. APPRAISAL COMPLETED Appraisal is ordered by the Lender and paid for by the Buyer. I will meet the appraiser and present him/her with a packet showing upgrades in your home and comparable properties we used to justifying our price.

C O M M U N I CAT I O N You will hear from me daily. As will your Title Company and the Buyer’s Lender. It is my job to ensure that everyone is doing their job and moving towards closing.

8 . F I L E M A N AG E M E N T I have an experienced assistant (Kristy Coggins) that will help to make sure we are not missing any documents and assist in the transaction communication.

9 . P R O B L E M S O LV I N G This is my job in a nutshell. I am the glue that holds these transactions together and I understand that. If I disappear for a week or two, not much will get done. I am always available and you can count on me to solve the many issues that can arise in a typical real estate transaction.

10 . C LO S I N G We will meet at the Title Company and sign all of your docs. Money is dispersed and your home is sold! Of course, I will be there to make sure everything goes smoothly.


Post-Closing Plan 1.
