THE DENVER REAL ESTATE MARKET continues to be one that is great for both buyers and sellers. Even though it may appear like a sellers’ market because prices on a year over year basis have risen 7%, buyers will have the advantage of near historic low interest rates at 4% for a conforming 30-year loan. Prices are starting to moderate closer to 4-6% on an annualized rate versus double digit earlier this year. Sales have outpaced the amount of new inventory coming to the market. Hence, active listing inventory levels remain close to 2 months supply. We are entering into the seasonal part of the year for sales. On a Year-to-Date basis through the end of the 3rd quarter, sales have continued to power forward at $1.52B versus $1.39B, an increase of 9.3%. Several metrics will be key indicators for the real estate market in 2015, such as: consumer confidence, job creation and the Housing Affordability Index (HAI).
