O B S E R V AT I O N S :

• Kiawah saw 318 sales transactions in 2019, virtually the same

number seen in 2018’s record year (320), which was the most transactions since 2007. Because 2018 was a banner year for sales transactions, essentially mirroring that in 2019 points to a strong market.

Aside from 2018, the number of transactions in 2019 is the most the Island has seen since 2007.

• Kiawah ended 2019 with $300 million in total Island-wide

closed sales volume, 20% less than 2018’s record number. This can be attributed to a 71% YOY drop in sales of houses priced above $2.5M, while the sale of homes priced between $1M and $2.5M grew YOY at 29%.

• The trend of decreasing ultra-high-end home sales has been

felt nationwide for some time now and was a consistent theme in each quarter of 2019 on the Island. Kiawah saw the fewest number of transactions above $2.5M since 2014. Similar markets like the Hamptons reported sales declines in seven of the eight price categories monitored, resulting in overall sales volume to drop by nearly 20%.*

Sales of homes priced below $1M rose 27% YOY while homes priced between $1M and $2.5M rose 29%, causing average and median prices to drop. While the number of villas & cottages sold decreased, we continue to see a strong demand for 1-bedroom properties. Sales in that category increased 48% YOY. Because the price point for a 1-bedroom property tends to be less than that of multiple bedrooms, the increase in 1-bedroom sales explains largely the decrease in average sales price. After declining significantly in 2018, homesite sales activity remained virtually flat in 2019 with a slight uptick. Aligning with home sales trends, the sale of homesites above $2M dropped 40%, while homesites priced between $1M and $2M increased 33%.

market. While many overall sales figures have decreased in relation to 2018, it’s important

to note that 2018 was the best year of sales across the Island in a decade by a significant margin. A decrease would be expected after such a banner year. In those same numbers, however, you will see another remarkably active year on the Island, with 318 sales (the second most since 2007). That is nearly one sale every single day on our Island. In fact, in December alone KIRE had 6 homes ranging from $1.6M to $3.3M all with multiple offers.

been since 2006, dropping 3% from last year which at the time held a record low. And in January alone, the Island saw 23 sales transactions.
