The Discovery Labs
Once complete, The Discovery Labs will be one of the largest privately held life sciences real estate portfolios in the United States, totaling over 4.5M SF on over 300 acres across four segments: Innovation 411 is the 1M SF former GlaxoSmithKline Research and Development headquarters recently converted to cGMP labs and manufacturing. Innovation Renaissance is an 800,000 SF life sciences campus located across the street at Renaissance Park. Advanced Therapies Labs, consisting of Innovation 511 and Innovation 611, is under development to deliver 2.7M SF.
The Discovery Labs is home to prestigious companies including Children’s Hospital of Philadelphia, AmerisourceBergen/ World Courier, Jefferson Health, Tosoh Biosciences, GlaxoSmithKline, WuXi Biologics, University of Pennsylvania, Life Sciences PA, Seed Therapeutics, Proteovant Therapeutics and Center for Breakthrough Medicines.
By 2025, there will be over 2,500 employees based at companies in the The Discovery Labs portfolio. Over $3.5B will be invested across the portfolio over the next 10+ years with over $1B of that invested in lab and life science infrastructure alone. Nearly $500M has, or will be, invested over the next year.
Center for Breakthrough Medicines
The Center for Breakthrough Medicines (CBM) is a cell and gene therapy focused contract development and manufacturing organization (CDMO) headquartered at The Discovery Labs. Over 500,000 SF and growing, service offerings include plasmid manufacturing, cell therapy production, viral vector manufacturing, testing and analytical services. CBM’s supply chain disruption mitigation strategies, end-to-end program management expertise and unique platform technology, provide an industry-leading solution so that patients can get the groundbreaking cures they so desperately need.
Center for Breakthrough Medicines recently completed at $350M financing from SK Inc. and a 15-year sponsored research and joint manufacturing collaboration with the Gene Therapy Program at the University of Pennsylvania. CBM now has 400 employees at their location in The Discovery Labs.

CHOP’s King of Prussia campus expanded this year with the opening of the Middleman Family Pavilion, a 250,000 SF, $298M inpatient hospital - CHOP’s first outside of its primary Philadelphia location. The 108-bed hospital houses a broad range of pediatric specialties and features a 24/7 20-bay emergency department specializing in pediatric care and an operating room suite. The KOP campus also includes a Specialty Care & Surgery Center featuring 68 exam rooms, over 30 medical and surgical subspecialties, a sports medicine gym, developmental PT/OT gym, Pediatric Imaging Center, day hospital for oncology patients, sleep center, urgent care center and ambulatory surgery center.

Einstein Healthcare Network
Einstein's KOP outpatient facility features a wide range of specialists and services, including primary care, obstetrics and gynecology, orthopedics, radiology and outpatient laboratory services. Einstein KOP also offers physical medicine and rehabilitation from MossRehab.
Main Line Health
Offering services in over 15 medical specialities, Main Line Health KOP provides patients with a coordinated continuity of care. In addition to primary care, services include cardiology and cardiac testing, endocrinology, neurology, general surgery, orthopedics, imaging, physical therapy and lab services. The Center also includes a specialty care center for women in partnership with Axia Women’s Health.
Philadelphia Hand to Shoulder Center
Philadelphia Hand to Shoulder Center diagnoses, treats, repairs and manages the complete rehabilitation of injuries to the hand, wrist, arm, elbow and shoulder. Surgical services include general orthopedic surgery, spine surgery, total joint replacements, trauma and fracture care and sports medicine.
