LAND USE & ZONING
As part of King of Prussia District’s Land Use program, we worked with the Township in 2014 to create a mixed-use district (KPMU) in the former King of Prussia Business Park (Moore Park). The mixed-use district permits property owners to develop multifamily projects along with service, retail and professional services. In 2022, the Township added hospitals as a by-right use in the KPMU. Since the creation of the KPMU, two extremely successful residential projects were completed: Park Square and SKYE 750.
Upper Merion Township is working on several land use documents that the District supports and believes are critical to the future planned growth of the community. They include:
Upper Merion 2040 Comprehensive Plan
In 2019, Upper Merion Township contracted the Montgomery County Planning Commission to help them update their comprehensive plan. While the document has yet to be approved, it does outline critical infrastructure improvements and smart growth strategies to help the Township manage a growing residential and employment population.
TRANSIT-ORIENTED COMMUNITIES PLAN
SEPTA received a Federal grant to study land uses surrounding the proposed five KOP Rail stations in the Township. Stantec, a multidisciplinary firm based out of Canada, completed the study that included several open houses to gather public input.
Moore Park Master Plan
Upper Merion Township hired the Montgomery County Planning Commission to complete a Master Plan for Moore Park. The Master Plan has recommendations for future development throughout Moore Park, planning around future KOP Rail stations and concepts for improving multimodal accessibility.
King of Prussia District will continue to advocate for these plans to be passed by the Township.
