Dear Friends,

Welcome to the 41st Kips Bay Decorator Show House. This year the Show House is back in a lovely townhouse on the Upper East Side and an outstanding group of designers have graciously agreed to create magic. Without their generosity we could not, each year, produce a house that is so essential to help raise the needed funds for the Kips Bay Boys and Girls Club. The impact the Show House and your support will have on the 12,000 talented young people we serve throughout the Bronx is unparalleled. Kips Bay provides a safe haven for our members and a place for mentoring opportunities, learning life skills and building lasting friendships. Year after year talented designers create rooms that showcase the best in design and launch new and imaginative trends. This year is no exception and the entire Kips Bay community cannot thank them enough. I am deeply grateful for your support and involvement with this year’s Show House. Thank you for your generosity in helping Kips Bay build a better future for those children in the community we serve.

President's Message

Redecorating the Landscape of our Youth Dear Show House Friends, Patrons and Participants: I am delighted to welcome you to the 41st Annual Decorator Show House for the benefit of the Boys and Girls of Kips Bay. As many of you know, I serve as President and CEO of the New York Design Center. In that capacity, I first became acquainted with Kips Bay through the Show House, our signature event, and then subsequently with the extraordinary work and mission of the Boys & Girls Club. I am now well into my second year as President of the Board and every week brings new excitement, programs, and accomplishments for our boys and girls. I continue to be amazed by the children we serve and the truly remarkable young adults they will become. Among our myriad of programs, Kips Bay provides year-round services to children in two homeless shelters – the first organization in the Boys & Girls Movement to do so. We opened the Frederic R. & Margaret Coudert Clubhouse in 2010 in the West Bronx Heights – the first Boys & Girls Club ever in this large, needy and geographically distinct urban strip. Our 10 locations serve well over 12,000 kids. We are pioneers in Boys and Girls Club activities. Among our other programs, we provide education assistance, civic and leadership activities, sports and performing arts, work experience, and healthy living instruction. The list contains merely the dry facts. The reality is so much more worthwhile. The accomplishments of our staff are amazing and the children reflect those accomplishments. I hope that you will enjoy this year's Show House as much as I do and I ask that you support our designers, sponsors and the leaders of the home design industry whose products you see in the "House." Your vital involvement will enable Kips Bay to continue designing the future leaders of our community. Thank you so much,

Executive director’s message

froM show house To clubhouse Hello everyone and thank you for attending the 41st Annual Kips Bay Boys & Girls Club Show House. Early on the Show House provided flexibility and the opportunity to do more for the youth we serve. Over the years, we have expanded to an amazing 10 locations and 12,000 children served. Throughout this expansion the Kips Bay Boys & Girls Club Show House has been the cornerstone fundraising event for this great organization, expanding right along with us. A major reason Kips Bay Boys & Girls Club strategically expanded and have accomplished more with children is the demand there is today as a result of some of the social issues our children experience. Recently 200 young people 5 to 25 years old were surveyed to determine their opinions on what societal issues need to be addressed now. The top concerns were college affordability, gun control, hunger and education. Another study of what our youth face today reveals that 1 out of 5 children go hungry every day, 25% live in poverty, and 2 out of 3 of elementary and middle school students cannot read or do math on grade level. I could go on with the dangers our children face daily, especially with respect to gun violence in our streets and drug activity in our community, but I think we all get it. These are the reasons we need to invest in the Kips Bay Boys & Girls Club. We empower, we educate, we feed, we provide a safe haven, we build self-esteem, and we prepare our children for a better tomorrow. Recently, Kips Bay conducted its own study of almost 300 youngsters that attended our club at least 3 times a week. Our data showed that youngsters attending the club on a regular basis out-performed youngsters in their respective schools and district-wide on 4th grade reading and math scores. We also sampled 50 high school seniors who were registered and attending the club for at least 3 years or more. We found that our seniors graduated high school at a far higher rate than their peers. Further, 60% went on to college, 20% entered employment training programs, and 16% are working or looking for work. These are the types of accomplishments Kips Bay is proud of and strives for continuously with our club members and with the help of our donors, supporters, volunteers and tremendous Board leadership. As a young man, I was fortunate enough to take advantage of the services and mentoring that Kips Bay offers. Now, as the Chief Professional Officer, my goal is to have as many children experience what I experienced as a child. As always, Kips Bay Boys & Girls Club remains committed to the future of our children and the communities we serve. Your attendance, investment and support of this grand event empowers us to continue to change lives and save lives. Thank you so much for helping us achieve our mission.

T

he opulent homes that line the streets of the Upper East Side make it difficult to imagine that the land they stand on was once forest or farmland. Owned by the City of New York, the acreage remained rural in character until the second half of the 19th century. Most who lived in New York were unable to traverse the undeveloped countryside above midtown except by foot or horseback. By the 1860s things began to change when streets were extended as far as 86th Street. Carriages and streetcars had expanded their reach further uptown making the property accessible and profitable. A speculative real estate bubble during that time had land prices rising as high as 200%

above their original value. Investors were commissioning the construction of rows of houses that were later occupied by businessmen and merchants. The typical design of the time was the popular brownstone style which were three or four stories in height with a raised parlor floor accessed by a tall front stoop. A second significant period of development came in the early 20th century when the IRT Lexington Avenue subway line was completed in 1918. Many of the row houses in the area were extensively altered at this time, and residents frequently commissioned well-known architects to modernize both the interiors and exteriors of their dwellings.

This was the case with the 2013 Kips Bay Designer Show House – The Sharp Townhouse located at 161 East 64th Street. Although built in 1899, the townhouse underwent a major renovation in the early 1920s when purchased for $55,000 by Dr. Harold Ruckman Mixsell and his wife Charlotte. Mixsell, a prominent pediatrician and squash champion, hired renowned architect Frank J. Forster who remodeled the exterior of the home giving it a Spanish style façade with yellow colored stucco. Decorative wrought iron hardware, grills and railings accented the circular balconies. The arched front door was painted turquoise blue with black hinges. Mixsell had his office on the top floor behind a beautiful oriel window. Celebrated garden and architecture photographer Mattie E. Hewitt photographed the home, which was mentioned in House & Garden magazine and Architectural Digest. The townhouse remained largely unchanged until a 1988 renovation by architect George Rycar erased the old Mixsell house replacing the much painted exterior with a new limestone Federal style facade. The home has seen

several owners since that time including Swedish art dealer Jan-Erik Lowenadler, who played an important role in the New York 80’s art world and also the international business executive, philanthropist and sportsman, Gerhard Andlinger who owned the home in the 1990s. Today the interior of the home whispers of a bygone era of grace and elegance. Some features include high ceilings, a bronze and wrought iron staircase, floor-to-ceiling windows and a dining room overlooking a two-story atrium. A lovely private courtyard add to the list of amenities such as three ornate wood burning fireplaces, marble baths, an elevator and two terraces. The current owner since 2003, Richard T. Sharp, has graciously opened his doors to the Kips Bay Show House. Mr. Sharp, a partner at the Milbank, Tweed, Hadley & McCoy law firm is a member of the firm’s Litigation & Arbitration Group. An avid collector of Hudson River School art, he is Chairman of the Board of The Olana Partnership, the non-profit support arm of Frederic Church’s Olana.

kips bay boys & girls club Keep On Keepin’ On “Keep on keepin’ on.” The words are from Bob Dylan’s evocative song “Tangled up in Blue.” The lyric begins: “The only thing I knew how to do was keep on keepin’ on …” I came to Kips Bay Boys & Girls Club in 1996. Recently, writing to our long-time property manager to thank him for a gift, I reflected on the projects we have worked on together over 15 years: renovation of the Palmaro Clubhouse, building the ice rink and the airsupported dome, building the Frederic R. & Margaret Coudert Clubhouse, and projects still in the works. This work does not get old. And the reason it doesn’t is the contribution that we make, every day, every year, to thousands of youngsters. On the following pages you see in pictures and a few words some of those young people who attend Kips Bay Boys & Girls Club today. They are the reason that our staff and voluntary leadership -- and I know -- all of you in the Show House family “keep on keepin’ on.” THANK YOU SO MUCH. A WORTHY PASSION

Several years ago an article by Elizabeth Armstrong in the Christian Science Monitor caught our attention. She cited research that looked for constants in the lives of teenagers who avoided drug use and were achievers. A critical common element was that these youngsters had a “worthy passion�. Kips Bay Boys & Girls Club is a place for any child to find a worthy passion. 107

Since the early 1990’s we have taken our mission into public schools, including some of the lowest performing schools in the Bronx. Our Outcome Measurement Report for 2012 revealed that, without exception, youngsters in our school-based programs outperformed their grade-level peers in the school as a whole. He was Tony in our production of West Side Story in 1988, and our drama instructor for 25 years. He faced down life-threatening illness for years, and made us and audiences across the country laugh about it in his comedy act. He taught, mentored and inspired hundreds of Kips Bay youngsters over the years. Godspeed Richie. 114

OUR COMMUNITY RESPONDS

Annually, in September, for National Kids Day, we host a street festival in front of the flagship Lucile Palmaro Clubhouse to launch fall enrollment and programming. Speakers and performers address the crowd from a moveable stage brought by the Parks Department. This photo is taken from that stage. We came to the Bronx in 1969, leaving Manhattan’s East Side, in order to serve a population that needed us more. We stayed and grew – expanding the Palmaro Clubhouse twice, adding services in the public schools, becoming the first Boys & Girls Club to operate in homeless shelters, building a sports complex, establishing Housing Authority sites, and securing a longterm lease to Camp Sebago in Harriman State Park. We built the Frederic R. & Margaret Coudert Clubhouse in the West Bronx Heights, bringing the first Boys & Girls Club to a large geographically distinct and needy area bounded by Jerome Avenue, 161st Street, the Harlem River and Fordham Road. Most importantly, we connected with the people in each community that we came to. And the community responded – sending their children, and they grew up and sent their children. Now we are getting the grandchildren of those first children who came to a nascent Palmaro Clubhouse, built on a White Plains Road that was not yet paved beyond our corner. Only four years after coming to the Bronx, we took a chance on a new fundraising event called a “Decorator Show House”. And we connected with another community, the design and highend home furnishing industry. We are incredibly lucky and fortunate that we did.
