Dear Friend, Welcome to the 44th year of the Kips Bay Show House. Again, some of the country’s finest designers have given not only their talent but their time and energy to create the amazing spaces that you will have the opportunity to visit. The Carlton House Townhouse at 19 East 61st Street has been transformed by their creativity. With their efforts and your support each year, the show house raises essential funds that enable the Kips Bay Boys & Girls Club to provide vital after school and enrichment programs to more than 10,000 talented young people throughout the Bronx. So as you walk through this year’s house with your cell phone and note pads, gathering cards and fresh ideas, please know how sincerely grateful all of us at Kips Bay are for your support and involvement with the show house. President's Message

The Campaign Marches On Dear Show House Patrons, Friends and Participants: I am honored and delighted to greet you as President of the Board of this venerable institution as we continue to celebrate our centennial in 2016. Welcome to the 44th edition of the Kips Bay Boys & Girls Club Decorator Show House, an annual rite-of-spring and paean to the home design industry. Our mission today as always is to “enrich and enhance the quality of life for all young people by providing educational and developmental programs, with special emphasis on youngsters between ages 6 to 18 who come from disadvantaged or disenfranchised circumstances.” We realize this mission for more than 10,000 youngsters annually at 2 clubhouses, 2 housing projects, 3 public schools, a rustic camp, and 2 homeless shelters. And we do it well. We are very focused on Outcome Measurements. Our 2015 results continue to show that Kips Bay youngsters outperform their district, school and grade-level peers on the New York State tests. We are focused, not on our past, but on future generations of children. As the 2016 Show House opens, we are continuing the public phase of our centennial campaign to ensure that Kips Bay remains vital. Our plans include additional space for younger members; a new education center; building a digital fine arts center; creating new initiatives to improve Bronx high school graduation rates and much more. To date, we have raised nearly $6 million and hope to surpass our goal of $10 million. By participating in the Show House you help Kips Bay fulfill its mission and achieve its goals. Thank you from our board, our staff and above all, our children. Enjoy the Show House, but think of the children.

If you had substantial dealings with Kips Bay Boys & Girls Club in the past quarter century, you probably know, and admire, recently retired Administrative Director Yvette St. Just. She is that behind-the-scenes person – every well-running organization has one – who coordinates and holds so much together. Hired to work special events, Yvette became the contact, and often confidant, at the Club for a generation of Trustees, Junior Committee members, Women’s Committee and Special Event Committee members. For most it is hard to imagine our signature Decorator Show House event without her, so central was her role and contribution. Modestly, she gives full credit to our volunteer leadership for the great success of the Show House and other special events. “We (she and her staff teams) just did the mailings and managed the door” she says. Most importantly she never lost sight of the children who hitch a ride on the merry-go-round that is Kips Bay Boys & Girls Club – growing, changing, challenging themselves every day in “The Bay.” Lots of love to you, YSJ.

IMAGES FROM "THE BAY" Welcome Show House Friends and Patrons, Welcome to the 44th Kips Bay Boys & Girls Club Decorator Show House, and the first Show House of our second century as a Boys & Girls Club. Early on, the Show House became the largest source of income for our mission and the signature event for which we have become known nation-wide. Thank you for your participation in the 2016 Show House. It is you and so many like you in the design and high-end home furnishings industries, or simply as design aficionados, who help to sustain our mission, year after year. We are so grateful. Each year we try to give our Show House patrons a glimpse into our programming for 10,000 plus youngsters in the Bronx. They attend Kips Bay at the Palmaro and Coudert Clubhouses, at 2 Housing Authority sites, at 3 public schools, and 2 homeless shelters. Most of the children call their club, “The Bay.” It is their home away from home. In the ensuing pages you will observe images that exemplify how we impact children’s lives. Our hope is that you will gain an appreciation for the importance of our work and the need that exists within the communities we serve. These are the faces of the young lives that we touch every day. CIVIC and LEADERSHIP DEVELOPMENT “A Day of Tolerance”

We recognize our responsibility to prepare youngsters for an America of increasing diversity. Indeed, the U. S. Census Bureau calls the Bronx the most diversified county in the nation. Our recent "Day of Tolerance” event was a civic and leadership development activity that was attended by students from the nearby Islamic Leadership School, students from the Solomon Schechter School in Manhattan, and Kips Bay youngsters. Islamic Leadership School youngsters come to the Palmaro Clubhouse each Friday for a half day physical education field day, transported by Kips Bay Boys & Girls Club vans. Our partnership with ILS is ongoing.

EDUCATION PROGRAM Reading Club

Public education in the Bronx is in a sorry state. In District 9, where our Coudert Clubhouse is located, an egregious 86.7% of 4th graders failed to achieve proficiency on the 2015 NYS English Language Arts (ELA) test. This is a tremendous problem because the education statistics, which we follow carefully, demonstrate that a lack of reading proficiency by the 4th grade bodes ill for a young person’s educational success in middle school and continuing through high school graduation. We stress education throughout our programming. And we check report cards referring youngsters, who are falling behind, to tutoring and homework help in the education department. Our 2015 Outcome Measurement Report found that our youngsters do consistently well in comparison to their district, school and grade-level peers on the NYS ELA and math standardized tests.

T

he affluent homes that line the streets of the Upper East Side make it difficult to imagine that the land they stand on was once forest or farmland. Owned by the City of New York, the acreage remained rural in character until the second half of the 19th century. Most who lived in New York were unable to traverse the undeveloped countryside above midtown except by foot or horseback. By the 1860s things began to change when streets were extended as far as 86th Street. Carriages and streetcars had expanded their reach further uptown making the property accessible and profitable. A speculative real estate bubble during that time had land prices rising as high as 200% above their original value. Investors were commissioning the construction of rows of houses that were later occupied by businessmen and merchants. The typical design of the time was the popular brownstone style which were three or four stories in height with a raised parlor floor accessed by a tall front stoop. A second significant period of development came in the early 20th century when the IRT Lexington Avenue subway line was completed in 1918. Many of the row houses

in the area were extensively altered at at this time, and residents frequently commissioned well-known architects to modernize both the interiors and exteriors of their dwellings. In 1950, The New York Times rang in the new year with an article headlined “Astors to Build Hotel Apartment.� The Astor Estate interests, identified with hotel properties on Manhattan island since 1848, had purchased over thirteen consecutive properties on the west side of Madison Avenue between 61st and 62nd Streets to make room for a new building to be called The Carlton House, inheriting its name from the soon to be demolished Ritz-Carlton. The fifteen-story building with penthouse and luxury hotel-service apartments would also help accommodate these tenants displaced by the demolition of the old Ritz-Carlton Hotel at 47th Street and Madison Avenue. Kenneth B. Norton, architect for the project, designed 200 apartments, most with luxurious corner rooms. The building also included seven ground level stores and a private vehicle driveway and entrance at the rear of the property, running through from Sixty-first to Sixty-Second Street. The building was home to many high profile residents including Vivian

Beaumont Allen, an heiress and theater patroness and future namesake to Lincoln Center Vivian Beaumont Theater, who occupied a top floor “gray and gold penthouse.” In June of 1964, Harry B. Helmsley and Lawrence A. Wien purchased the property from the Astor Estate as a personal investment. Then in 2010, Extell Development Company and Angelo, Gordon & Co. purchased the property from the estate of the late Leona Helmsley. Fast forward to 2016, the home of the 44th Annual Kips Bay Boys & Girls Club Decorator Show House is now designated as part of the Upper East Side Historic District by the New York Landmark Preservation Commission and surrounded by the most exclusive shopping, dining, and cultural destinations. The newly renovated Carlton House now offers residences of unsurpassed quality and craftsmanship. Acclaimed architectural firm Beyer Blinder and Belle were retained by Extell Development Company to preserve the 1950s-era building while adding a new ground-up townhouse. The result is a meticulously restored limestone and brick building, and a five-story townhouse that blends seamlessly into the East 61st Street landscape. As one of the largest newly constructed townhomes on the Upper East Side, The Townhouse at The Carlton House is 35-feet wide, offering approximately 10,000 square feet of living space and 5,000 square feet of outdoor space. The home features a private entrance on tree-lined East 61st Street in addition to the entry through the building’s main lobby. This expansive residence features five stories of interior living space and three levels of outdoor entertaining terraces as well as a grand circular staircase, private interior elevator and two fireplaces.

For the interiors of the residences, AD100 designer Katherine Newman selected the finest aspects of early 20th century Art Deco aesthetics, including traditional paneled entry foyers, galleries with polished marble floors, formal transitions between social and private areas, and en-suite bathrooms. Many residences also have private terraces. A 24-hour doorman and concierge greet residents at their entrance into the beautifully crafted lobby. Replete with exotic materials and articulated millwork, the lobby sets the stage for custom-designed art installations including a marble marquetry wall and a sculptural concierge desk. In addition to great design, The Carlton House features exclusive amenities rarely found in other New York City residences. Through a special partnership, residents can enjoy many perks that come along with being neighbors with Barneys New York, including access to personal stylists, food delivery from Fred’s, the penthouse suite for private shopping events, madeto-measure services, home delivery of any in-store purchase, and more. Plus, residents can take advantage of luxuries within the building that includes a 65-foot indoor swimming pool with steam rooms, a state-of-the-art fitness center, game room, and private storage.
