WELCOME TO THE 2017 KIPS BAY PALM BEACH SHOW HOUSE Dear Friends, Welcome to the inaugural Kips Bay Palm Beach Show House. We are so thrilled that you are joining us for this extraordinary celebration of exquisite design- one that we hope will inspire and delight you. For nearly half a century, New York’s Kips Bay Decorator Show House has set the standard of excellence for show houses in America, and we are so proud to be a part of that legacy and this, their first satellite effort. Here at Villa Belmonte, a treasure of classic 1920s Mediterranean revival architecture in the beautiful El Cid historic district of West Palm Beach, you will see such marvelous creativity. Designers from not only Palm Beach, but also New York, Boston, Atlanta and Chicago are represented and have truly outdone themselves. We know firsthand how truly difficult the rigors of a show house can be, especially given the breakneck speed required to do so much in such a short period of time. We applaud each and every participating designer, craftsperson and contractor for their remarkable talent, skills- and stamina! To the wonderful sponsors who have helped make this entire show house possible, we thank you for your generosity and commitment to the business of turning houses into homes with such spectacular style. We could not have done this without you. Putting on a show house doesn’t take a village; it takes a teaming metropolis. There are so many individuals who have joined forces to make the Kips Bay Palm Beach Show House possible that it would take this entire journal to name and properly thank everyone. Suffice to say, our gratitude is immeasurable to each and every one of you. Lastly, we are all here for one very important reason- to raise meaningful funds and awareness for the Kips Bay Boys & Girls Club and Boys & Girls Clubs of Palm Beach County. Together, they serve over 18,000 children with programs and services that range from academics and athletics to the visual and performing arts. These essential organizations provide a critical leg up towards a healthy, productive adult life for so many kids who deserve absolutely every opportunity for success. There isn’t a corner of this beautifully decorated house that isn’t shining with love and dedication to that mission. We thank you from the bottom of our hearts for your support.

Over the course of four decades, the Kips Bay Decorator Show House in New York City has grown to be one of the most prestigious designer events in the country and the Boys & Girls Clubs of Palm Beach County is delighted to partner with our sister Club up north on this exciting new venture. Kudos go out to Board Chairmen Wally Turner and Jim Druckman for envisioning the possibilities and leading the way to our memorable opening night. I would like to personally thank our Preview Party Committee - Chairmen, Wally and Betsy Turner; Honorary Chairmen, Dick and Ginny Simmons and Junior Chairmen, Nicholas and Caroline Rafferty. I would also like to thank our Show House Honorary design Chair, the extraordinary Bunny Williams; Design Chairs Ellie Cullman and Pauline Pitt and our esteemed designers. A Sense of Community OF PALM BEACH COUNTY

CLUB GETS MAKEOVER FOR COMCAST CARES DAY On a beautiful Saturday in April, more than 700 volunteers from Comcast NBCUniversal descended on Florence De George Boys & Girls Club of West Palm Beach for Comcast Cares Day – the largest single day of corporate volunteerism in the country. Folks from all walks of life painted walls, laid sod, planted trees, mulched, cleaned, and so much more. In addition, Comcast Foundation surprised Boys & Girls Clubs of Palm Beach County with a $25,000 check for technology programming and an additional $20,000 to fund renovations. Three months later, Comcast, along with elected officials, returned for a ribbon cutting and an inaugural soccer game to commemorate the sod donated by the City of West Palm Beach, which grew into a brand new sports field for the Club’s children.

BOCA WEST CHILDREN’S FOUNDATION UNDATION IS ALL ABOUT THE KIDS Boca West Children’s Foundation funds projects to atrisk children and their families in the Boca Raton and Southern Palm Beach County areas. The foundation was as formed by a desire of thousands of Boca West Countryy Club members to give back to the community. Boys & Girls Clubs of Palm Beach County is fortunate to be one e of Boca West’s charities of choice. Each year, the foundation underwrites a Home for the e Holidays event that provides a $75 shopping spree for 200 club kids at Old Navy. After shopping, the kids are treated to a lavish holiday buffet brunch where they enjoy spending time with volunteers from the Countryy Club, dance to the tunes of a lively DJ, are mesmerized d by the tricks of a magician, and mingle with costumed characters. Each child returns home with a special holiday gift as well as a food basket with a turkey, ham m and all of the fixings for a complete holiday meal. 25


Alumni Spotlight OF PALM BEACH COUNTY

CLUB ALUMNI HAS A BRIGHT FUTURE THANKS TO CARING MENTORS Alexia L. is now a junior studying biology at Florida Memorial University with the goal of becoming a pediatrician one day. Her future was not as bright once upon a time. When her grandmother brought her to the Boys & Girls Club at age 13, Alexia and her family had been homeless for 5 years. She was withdrawn and failing in school. No one at the Club knew she was homeless until Alexia disclosed it on her Youth of the Year application in 2015. That year, she was named Palm Beach County Youth of the Year. “Boys & Girls was home to me every day after school. If I didn’t go to the Club, I’d probably still be an introvert. The different experiences such as Toastmasters, volunteering, and being mentored and nurtured by staff allowed me to see that there is much more to life than being stuck alone.” She was hired at the Club as a junior staff member, a position she held for 2 years. Soon, she was helping other club members with their homework. Her own grades improved, exempted her from having to take many introductory college courses. “Ms. Freeman told me that my past does not have to determine my future. I took that and ran with it. She really changed my life around. I know the sky’s the limit.” As for my family – my mom now has a steady job and a place to live thanks to the support of the Boys & Girls Club.

SEVEN 4-YEAR SCHOLARSHIPS TO BE AWARDED TO THIS YEAR’S YOUTH OF THE YEAR FINALISTS The Youth of the Year program is the highest honor a Boys & Girls Club member can receive and these aspiring teens truly embody the Club mission. This year, thanks to the overwhelming generosity of the Mary Alice Fortin Foundation, we are able to provide a 4-year Florida PrePaid college scholarship to each Club finalist and a 4-year College scholarship with room and board to the County Youth of the Year overall winner who will represent Palm Beach at the state competition. The new scholarship program (which rivals the National Youth of the Year awards) is just one of the many ways we continue to open new horizons to our members thanks to the generous support of our donors, staff, and community.

Volunteer Spotlight

VOLUNTEER BRINGS HER ART TO THE CLUB Artist Sandra Douglas Scanavino doesn’t remember a life without art. She has been painting since she was a child. Growing up her father would draw murals of Disney characters on her and her sibling’s bedroom walls. “Life without art would be as difficult as life without volunteering,” said the full-time artist. Her two passions are making a huge difference to the kids at Boys & Girls Clubs of Palm Beach County. She brings her love of art to the Club members several days a week and leads them in arts and crafts projects. She started volunteering 15 years ago in children’s hospitals doing arts and crafts with pediatric cancer patients. She also volunteered holding sick and drug addicted new born babies in the neonatal intensive care unit of another hospital. Sandra’s journey brought her to Boys & Girls Clubs where she enjoys working with older kids and helping them escape into art. She loves opening a creative outlet for them and loves their spirited hugs when she comes to visit. “When Supper Time comes around, most of the kids do not want to stop their art project,” says Sandra. “They claim not to be hungry, but I can hear their little bellies growling. I feel so blessed to be with them and it is really gratifying to be involved. Recently, Sandra led the kids in creating what she calls “Funny Bunnies,” stuffed creatures that were mailed to other Boys & Girls Clubs affected by hurricanes this year. The children included their name and a note to the other kids. She is certain her volunteer work is impacting the lives of the kids and her life is impacted just the same.

National Recognition OF PALM BEACH COUNTY

BGCPBC ZERO ROBOTICS TEAMS ARE OUT OF THIS WORLD Boys & Girls Clubs of Palm Beach County rocked it during the Zero Robotics Competition for Middle Schools. Last year, a team representing the Club was proclaimed national champion of the competition, which is sponsored by NASA, the Center for the Advancement of Science in Space (CASIS), and the Northrup Grumman Foundation. This year, our team brought home the winning title for the state of Florida. Zero Robotics Middle School Summer Program is provided through a partnership between the MIT Space Systems Lab, the Innovation Learning Center, and Aurora Flight Sciences. Teams were challenged to write computer code to guide, in real time, SPHERES robots aboard the International Space Station. Vying for the national award, each team competed against the MIT robot and got to see the SPHERES operate in space via a live feed from the ISS while NASA astronauts provide real-time commentary. In 2017, Rockwell Collins sponsored the program locally, which operated in several locations of Boys & Girls Clubs throughout the county. Other local Boys & Girls Clubs that also placed in 2017 were Naoma Donnelley Haggin Club in Delray Beach and Florence De George Club in West Palm Beach tied for 4th place. The Boca Raton Club finished 7th and the Marjorie S. Fisher Club finished 8th.

Boys & Girls Club is proud to have a Platinum Level GuideStar Nonprofit Rating. A GuideStar Platinum Nonprofit Profile allows nonprofits to report their progress against their missions in quantitative terms. The Platinum Seal of Transparency is the highest level of recognition given by GuideStar,which has a primary goal ofaccurately describingthe diversityof programmaticmeasures across the nonprofit sector.

Since 2002, using data-driven analysis, Charity Navigator has awarded only the most fiscally responsible organizations a 4-star rating. In 2011, Charity Navigator added a second dimension of Accountability and Transparency (A&T) to its rating methodology, and now reviews 17 governance and ethical practices as well as measures of openness, providing information on its web site for each of the charities it evaluates.

Coming Together For the Greater Good Dear Show House Friends, Thank you so much for visiting our Inaugural Kips Bay Palm Beach Show House in support of both the Kips Bay Boys & Girls Club and the Boys & Girls Clubs of Palm Beach. Each year, I am inspired by the thousands of youngsters who walk through the doors of our Clubs. These children are inquisitive, passionate, and energetic young people seeking to take advantage of the guidance our highly-trained staff provides. Boys & Girls Club members come from diverse socioeconomic, racial, and educational backgrounds. We are committed to exploring new initiatives and program offerings while continuing to preserve the core values and mission-oriented approach that Boys & Girls Clubs have maintained since 1915. Over the past year, we’ve had many successes. We have trained and employed over 1,300 Club teen members last summer and another 150 in the fall and winter. We successfully lobbied City Council to change the street name where our Flagship Club is located to “Kips Bay Boulevard.” We were awarded over $2.8 million in capital funds to expand services to our 6 to 12-year old population, and to build a state-of-theart learning kitchen to introduce nutrition and culinary arts to our Club members. Our aquatics program has produced one Junior Olympian and 12 Silver Champions. Most importantly, we continue to provide a safe, nurturing and empowering place where youngsters are given the necessary support to achieve their goals as they develop into adulthood. This event is special as two major Boys & Girls Clubs have come together to combine their resources and generate additional revenue that will translates into additional opportunities for the youth we serve. Your support of the Inaugural Kips Bay Palm Beach Show House will allow us to provide engaging and enriching programs to more than 18,000 young people from the Bronx and West Palm Beach. About Villa Belmonte uilt in 1925, Villa Belmonte is a prime example of the Mediterranean Revival style of architecture that was popular in distinguished residential neighborhoods at the time. Indeed, the vernacular of stucco walls, barrel tile roofs, arched colonnades, exposed timbers and decorative wrought iron and ceramic tile embellishments appears coast to coast. The posh suburban enclaves of New York, Chicago, Milwaukee, St. Louis and Kansas City (with its iconic Country Club Plaza) all have magnificent examples of this romantic style. But it was in the sunny subtropical climes of Florida and California that Mediterranean Revival architecture became practically indigenous. Not only private homes, but also public buildings, schools, hotels and apartments were built in this style, as it complimented verdant foliage and bright sunlight while standing up to the rigors of salt air, torrential rain, wind, heat, and the occasional hurricane or earthquake. Clay floor tiles were cool underfoot and soaring rooms helped with air circulation, while generous beaming and pecky cypress ceilings wicked away humidity.

Designed by architect Homer Guy for Frank and Grace Davids Hannon and their young family, Villa Belmonte was originally a much smaller house, with just 2 bedrooms and a single bath upstairs and a maid’s room off the kitchen. A letter from their son, the late Dr. Chancellor Hannon, recalls his childhood home with evocative, dramatic detail. “Originally my father imported antique roof tiles from Cuba, but these were blown away in the terrible hurricane of 1928. My sister, Barbara, and I rode out the storm under the old cast iron porcelain sink in the kitchen. Downstairs, there was a great living room with fireplace. All was furnished with handsome pieces of heavy Spanish-type furniture and beautiful Chinese rugs. The windows were decorated with heavy brocade draperies suspended on black iron fixtures. There was a pantry breakfast room off the kitchen and this led to the dining room. There was a screened porch off the dining room which faced north and east.” Over the decades, the house was added onto here and there, the last modification occurring in the mid-1980s, when an entire wing housing a family room, garage, library and additional bedrooms and baths was built. At one time, there was a front-loaded swimming pool, which has since been filled in, making room for an expansive coquina stone patio. The grounds are lush, with many mature coconut and traveler’s palms, banana trees and bougainvillea. The Kips Bay Palm Beach Show House is honored to be writing a new chapter in the story of Villa Belmonte, truly an heirloom house of distinction that deserves to be treasured by generations to come.


About El Cid enjamin Lainhart became the first permanent resident of the western shore of Lake Worth in 1875, building a cabin near Barcelona Road with help from his cousin, William Lainhart. For thousands of years, the Everglades had isolated the area from the rest of Florida. There is no evidence of permanent settlement here by the indigenous Jeaga or Tequesta, the Spanish or the Seminole Indian Tribes.

In 1876, Lainhart homesteaded land that includes the entire historic district north of Belvedere Road. Soon afterward, Elizabeth Wilder (Moore) settled on the Lake just to the south of Lainhart. In 1883, she officially homesteaded land that includes the entire historic district south of Belvedere Road. The road, of course, was built decades later. Arriving pioneers purchased pieces of the Lainhart and Wilder homesteads and, by 1910, had divided the two properties into 22 parcels. Lainhart started the first commercial pineapple operation in the area, and pineapples soon dominated local agriculture. By the turn of the century, George Matham’s Florida Pineapple Company covered most of the historic district north of Sunset Road with pineapple fields. Competition from Cuba and disease, however, ruined the pineapple business early in the new century. In 1894, Henry Flagler’s railroad arrived and the Town of West Palm Beach incorporated. The Town’s population doubled in the 1900’s and quadrupled during the next decade, when a few houses were built in the historic district. The El Cid Neighborhood was primarily a product of the 1920’s Land Boom, when the Town’s population doubled again. During the 1920’s, Pittsburgh socialite Jay Phipps, the son of Andrew Carnegie’s partner in U.S. Steel, assembled the old pineapple fields and other property to develop the historic district. Between 1923 and 1926, independent builders sold expensive Mediterranean Revival and Mission-style homes on most of the available lots. Phipps named this development of predominately Spanish-style homes El Cid after the celebrated Spanish hero, Rodrigo Diaz de Bivar (1040-1099), who led Castilians and Iberian Moors to conquer Valencia in 1094. Moors called him “Cid” an Arabic term meaning “lord.” The neighborhood’s proximity to downtown and the western shore of Lake Worth attracted affluent business, political and social leaders who dominated the community’s development in the 1920’s and 1930’s. The early collapse of the banks in Florida, followed by the Depression, limited further development. After World War II, there was a burst of infill housing construction. Unfortunately, the movement to suburbia in the 1960’s diminished the area’s prosperity. But not for long. Beginning in the 1980’s and continuing for the past 25 years, El Cid has experienced a re-birth with the renovation and restoration of many of the District’s historic homes. Once again, the neighborhood attracts professionals and business owners proud to call El Cid home. The Community is committed to maintaining its historic authenticity.
