Design for a Cause It is my honor and joy to welcome you to the 38th Annual Kips Bay Boys & Girls Club Decorator Show House. The postponement of our spring Show House was a tremendous disappointment to the design industry and to the committed supporters of Kips Bay Boys & Girls Club. We couldn’t be more pleased to come back this fall with a tremendous exhibition in such an elegant home. I would like to extend sincere thanks to all of our loyal friends who have stood by us and will help us celebrate this much anticipated event. You will not be disappointed by the amazing group of designers who generously donated their time, resources and talents to this project. All of the designers, staff, volunteers, committee members and supporters who have worked tirelessly to create this beautiful showcase are truly appreciated. I enjoy this event immensely, from the exciting parties to the exquisite details in each room, and I never lose track of our most important objectives: to raise money for the Kips Bay Boys & Girls Club and to improve the lives of thousands of children who need us most. Now in its 95th year, the Kips Bay Boys & Girls Club currently provides over 13,000 children with much needed afterschool and enrichment programs and state of the art facilities, including an award-winning performing arts program, a domed sports arena with the only ice-skating rink in the Bronx, a dedicated teen center with drug and alcohol prevention programs, academic tutoring and computer training, college guidance and scholarship assistance. The Frederic R. & Margaret Coudert Clubhouse, our newly opened location, will provide services to thousands more children in an underserved West Bronx neighborhood. It is your continued support that allows the Kips Bay Boys and Girls Club to offer amazing opportunities to our young members and to open doors for their bright futures. Looking to the Future Welcome to the 38th Annual Kips Bay Boys & Girls Club Show House! I take great pride to welcome you, our friends and visitors, to this year’s Decorator Show House. With nearly four decades of showcasing the finest in interior design, the Kips Bay Show House is the premier event of its kind in New York City and quite possibly in our Nation. Each year, this Show House has represented the single largest fund raising activity for our Bronx, New York-headquartered Kips Bay Boys & Girls Club, which is one of the largest clubs in the national Boys and Girls Club of America network. Now in our 95th year of operation, we operate at 10 different locations, and our full-time and part-time staff members, volunteers, parents, friends along with fellow Trustees work tirelessly to enhance the after school and youth development activities of more than 13,000 Club members. Thanks to your generous support, no child is turned away. Your visits to the Show House, your presence and financial support at our Pre-renovation party, the President’s Preview, and Opening Cocktail Preview Party, your advertisements in our Journal and generous spending at the Kips Bay Shop, together with substantial corporate sponsorship and support, make the clear and absolutely positive difference in the quality of programs that we offer Club members from ages 6 to 18. The past fiscal year has been a challenging one from the fund raising side; however, the needs of Club members have continued to grow, denying the retrenchment caused by the local recession. We responded with renewed focus on foundation support and individual gifts, while managing to aggressively control labor hours and other variables, to levels even below our revised budget. We thank our staff members for their particularly critical dedication. This June, we opened the Frederic R. & Margaret Coudert Clubhouse at 1835 Martin Luther King, Jr. Blvd. in the West Bronx. More than eight years in the making, the reconstruction of a derelict building is now fully complete; we held a ribbon cutting ceremony in March. Our Trustees committed more than $500,000 in 2000 for early site and architectural work; we then added $4 million of funding to that provided by the New York City Housing Authority, the Bronx President, and Borough Council Delegation to finish the job. We are now looking forward to replenishing our endowment as well as to raising money to operate this new 28,000 square foot facility to the Kips Bay standard. I am proud to have met many of our alumni at our 40th anniversary celebration of moving from Manhattan to the Bronx last fall. There are literally thousands of Kips Bay Boys & Girls alumni who can make a difference in the lives of our current clubmembers as our predecessors did for them; welcome back to the family! I am also pleased to thank my fellow Trustees for their involvement and commitment. With best wishes and thanks to every member of the ever-growing Kips Bay Boys & Girls Club family. Welcome!

Executive Director’s Message
ONWARD & UPWARD As many of you are well aware Kips Bay Boys & Girls Club experienced some difficulty with the house we secured in the spring. So much difficulty that for the first time in 38 years we did not hold a Show House in the spring. Hence, I’m writing to you in the fall. Unfortunately this turn of events has created a tremendous funding void within our organization. That being said we are doing our best to weather these difficult times, provide great programs and continue to meet the needs of our children. While we have taken steps as an organization to retool, retrench, and tweak how we deliver our services, we’ve been fortunate thus far not to downsize what we consider one of our most valued resources: our staff. As we move forward, we have just concluded the construction on our new West Bronx site, The Frederic R. & Margaret Coudert Clubhouse, while also implementing many new and needed programs. These include: Obesity Prevention, Media Arts Workshops, Passport to Manhood and our traditional and very effective Summer Youth Employment Program which has employed over 1,000 youth annually. So while we have been fiscally conservative, we are still on the cutting edge of program development and meeting the challenges our children face. In the 2009-2010 program year we anticipate serving upwards of 13,000 children. These children will experience programs that are comprehensive and diverse such as job readiness, citizenship and leadership programs, dental services, technology, SAT Prep, college readiness programs--along with our physical education and recreation programs--were it not for the Kips Bay Decorator Show House and individuals like you our children would not receive these services. So many of you join us every year to take part in and appreciate the biggest and best Show House in the nation. We are deeply grateful. Your attendance and ongoing support of our organization is so important. The work we do is life changing for youngsters 6 through 18 and we cannot accomplish it without you. So now more than ever we ask for your help to help our children. Please consider donating time, resources, and relationships to our shared mission. Times are difficult but together we can develop this city’s youth so they can be prepared for the challenges of tomorrow. The Kips Bay Boys & Girls Club rests on the shoulders of individuals…just like you. On behalf of our over 13,000 children in our programs, I thank you.

WORKING ON A DREAM Kips Bay’s long awaited 10th service venue opened for children and families in June 2010. We are delighted to bring the first Boys & Girls Club programming to the West Bronx Heights, a geographically distinct strip bounded by Jerome Avenue, 161st Street, the Harlem River and Fordham Road. Great accomplishments have great champions and the Frederic R. & Margaret Coudert Clubhouse is no exception. One is Adolfo Carrion, currently theHUD Regional Director for New York and New Jersey. As a young City Councilman, Mr. Carrion looked where others saw an abandoned and blighted historic house of worship, and envisioned instead a treasure for Bronx children and families for generations to come. And he acted -- designating the first 3.25 million HUD commitment that launched the project, and continuing to make allocations as Bronx Borough President. The new edifice is named for a true champion, the late Frederic R. “Fritz” Coudert and his wife Margaret Coudert. Their outstanding generosity and vision were indispensible in bringing a dream to reality.

kips bay boys and girls club celebrating 40 years in the bronx by DANIEL QUINTERO Executive Director Dear Friends of the Show House: Last October 24, 2009 was a special day in the 95-year history of Kips Bay Boys & Girls Club. We celebrated 40 years in the Bronx, at the Lucile Palmaro Clubhouse, where this great mission began in June 1969. I hope you enjoy these photos from that happy event. A word about the move from Manhattan to the Bronx is appropriate since it shows a nobility of purpose by the voluntary and professional leaders of that era. I salute those men and women on whose shoulders we stand today. They knew that New York’s neediest youngsters weren’t to be found near our clubhouse on East 52nd Street, and they acted. And so Kips Bay Boys Club came to the Bronx, and a community grew up with it. I know. I was one of those boys. In fact, my mother had insisted on moving to Bolton Avenue (one block from the shiny new clubhouse) so that I could attend what we soon came to call “The Bay.”

Bobby Walters and George Lozada are two alumni who came back on October 24, each for the first time since they were club members. How I remember them! That first summer/fall, in 1969, a basketball team was organized to compete in city-wide youth program competition. Our team became City champions. Bobby, now an attorney, and George, a businessman, were on that team. They were older teens and I was a 10-year-old, looking up to these guys, who somehow knew to carry themselves in the clubhouse as role models. That first championship at this wonderful new club said to all of us: We can be the best. The men who work here will help us to be the best. Over the years thousands of youngsters’ lives have been enriched here. We officially became a Boys & Girls Club in 1988, although we welcomed girls as “guests” in the 70’s, and as members starting in the 80’s. The Helen Hollerith Wing was completed in 1983 to accommodate growing girl membership, and became home, in the mid-1980’s, to our nationally recognized performing arts program. Kips Bay began to work in public schools in 1991, a commitment that we continue to maintain. In 1994 Trustee Lucile Palmaro left a magnificent bequest that greatly empowered our mission. In 1998 Kips Bay led the national Boys & Girls Club Movement into homeless shelters, establishing permanent year-round programming at 2 Bronx shelters. We opened the Frederic R. Coudert Sports Complex in 2002, offering our youngsters the Bronx’ only ice rink, and the opportunity to play “winter baseball” in the air-supported dome. In 2005 we added 2 permanent sites at NYC Housing Authority community centers. Camp Sebago, an upstate rustic camp, came in 2006, affording the time-honored benefits of bucolic rural camping to new generations of Bronx youngsters.
Veronica Vasquez, (above) shown performing at 40th Anniversary event, was an original K-Company member who performed at four Boys & Girls Clubs of America National Conferences, including the Minneapolis conference where she was the special guest of Kips Bay alumnus and Trustee Manny Villafana who lives in Minnesota. Veronica attended SUNY New Paltz for two years before leaving to sign with Mercury Records and pursue a music career, which has netted her two Billboard #1 Hit Dance Charts recordings. A mom of two, including a 4-month-old, Veronica still gives 50 performances per year. Veronica is married to actor/singer Chris Jackson who currently stars in the Broadway monster hit “In the Heights”. Their son, Chris Gregory Jackson, 4 and ½, has autism. Says Veronica: “You never really know how things will happen. You have to put your family first. I couldn’t do ‘In the Heights’ because I attend to my son. But it is super rewarding and I wouldn’t have it any other way.”

As many of our Show House friends will know, our most recent accomplishment is the June 2010 opening of our 10th service venue, the Frederic. R. & Margaret Coudert Clubhouse. Our late Board President and his wife, for whom the clubhouse is named, made a gift of $2,000,000. Honorary Trustees Manny and Elizabeth Villafana have made a $500,000 gift to the ongoing named-gift campaign for the state-of-the-art facility, which results from the construction renovation of the long-abandoned Hebrew Institute of University Heights at 1835 Dr. Martin Luther King Jr. Boulevard (formerly University Avenue). We are delighted to be bringing the first Boys & Girls Club Clubhouse to the West Bronx Heights, a densely populated, congested and needy 1 & 1/2 mile by 1/2 mile elevated strip bounded by Jerome Avenue, 161st Street, the Harlem River and Fordham Road. The contiguous census tracts that comprise the immediate Clubhouse neighborhood (#’s 243 and 245) reveal an average poverty rate of 40.75%, and 60% of children living in single parent homes. School District 9, where the project is located, has a 2004 cohort high school graduation rate of only 40% after 4 years. Delivering Boys and Girls Club programming in the new Clubhouse is both a challenge--made more so by an economy still to fully recover-and a wonderful opportunity. The challenge is to take very finite resources and to offer quality activities, for girls and boys, ages 6 to 18, in 5 different core areas. The opportunity is to create a safe oasis for educational, physical and social development in the non-school hours for all school-age children. We will offer such specific programming as academic tutoring, computer education, performing arts, college guidance, scholarship assistance, handicapped services, drug and alcohol abuse prevention, job exploration and placement, physical education, camping, and civic and leadership clubs et al.
Russell Johnson, (above) now 29, flashes the smile and enthusiasm that helped make him Youth of the Year in 1998. No youngster ever made better use of Kips Bay than Russell, who joined every activity he could and excelled in each. A Kips Bay scholarship helped Russell attend the prestigious Fordham Prep High School where he set the varsity football rushing record. Then it was on to Temple University, aided by a $25,000 Boys & Girls Club/Oprah Winfrey Scholarship. At Temple Russell’s campus job in security led him to police work. After graduation Russell joined the New Jersey State Police. Of course, he has excelled, winning the Mothers Against Drunk Driving Award 2 years running for his work in preventing drunk driving. Expect to hear more from this young man.

There are hundreds of professional staff, voluntary leaders, parent volunteers, and donors of all kinds who make Kips Bay the elite institution it is. A
s you stand on the corner of Park Avenue and look toward the south side of East 71st Street, you can see a block filled with beautiful homes. Number 106 is this year's Kips Bay Decorator Show House. The history of this house, from the days of the humble farmland to the elegant structure of the present building, reflects the changing culture of the city. In the century before the home's original construct, this block of real estate on East 71st Street and Park Avenue was nothing more than parcels of planted land which were part of the Martin Hoffman farm. Until 1850, this was the common state of things above 59th Street. For many decades travel above midtown was too treacherous and cumbersome for most people. This quaint country scene was not to last. An influx of German and Irish immigrants resulted in a dangerously over-crowded lower Manhattan. The increase in population pushed the speculative real estate market beyond the limits of the downtown settlements and had people looking north to the Upper East Side. To maintain their standard of living, those with the financial means were relocating elsewhere. The advent of northbound streetcars and carriages all but solidified an eventual migration of Manhattan's elite to the streets that line the east side of Central Park.
As the need to expand arose, people began to acquire plots of land in this neighborhood. With the accepted proposal of Central Park in 1857, the land in this area only stood to rise in value. However, riots and an economic depression would put off the larger development for another two decades. At the height of the speculative real estate boom, vacant lots in this area were being purchased for as high as 200% above market value and were quickly changing hands for large profits. The house that now stands at 106 East 71st Street, erected during 1876 and 1877, was once part of six row homes stretching all the way to the corner of Park Avenue. Construction of the original structures was contracted, designed and owned by Sylvester Murphy, with masonry completed by Michael Duffy. Sylvester bought the land and built the properties, but the official owner was listed as John Murphy, most likely a relative of Sylvester's. Residents of these homes were mostly working class immigrant families, and Murphy's buildings had several apartments to accommodate them. Initially the value of each of these row homes was priced at $20,000. At the time, this row of brownstones was a cohesive addition to the block, for a large portion of the homes that were built during this brief period were fashioned out of brownstone and brick. Conversion of these homes to more opulent and traditional architectural styles was indicative of the early 20th century,

where row homes in the area were either demolished and rebuilt or renovated to fit the changing level of clientele purchasing these properties. The owners of number 106, along with many of the homeowners on East 71st Street, complied with the style of the times and overhauled the house, including a fully converted limestone facade in neo-Renaissance style. A second floor with an arched iron balcony with classical motifs, iron grilles at the fifth story window and dentil roof cornice completed the exterior transformation. The name of the owner during the time of this building conversion and the architect responsible for the design changes are currently unknown. Though the home had great beauty, it was, as property in New York City is today, expensive to maintain. The townhouse was eventually turned into apartments in the 1920's. The Consulate General of Argentina was rumored to have lived in the building at one point, as well as a rich heiress of Orange County. Just this past year, a renovation to the interior of number 106 was completed, converting the home to a single family dwelling. With this recent renovation, including period appropriate moldings and fixtures, and the addition of a breathtaking six-story marble spiral staircase, this home has regained its former splendor. The limestone facade of this dwelling stands to remind us of this city's great and preserved history.
