It is hard to believe that the summer is almost over and kids are all starting back to school. Remember to watch your speed in school zones and pay attention to the school buses. We don’t want tickets and we don’t want any children hurt because of doing something stupid – like texting or talking on the phone. September 23rd is the first day of autumn. It is the time for Mother Nature to do her work and bring us all the beautiful colors of fall. It’s a time for football, tailgate parties, cool mornings, Indian summer and all the things that fall brings to mind. May it last till spring!! (I wish). Don’t forget that Monday, September 7th is Labor Day and our offices will be closed. On June 28, 1894 it became an approved holiday. It constitutes a yearly national tribute to the contributions workers have made to the strength, prosperity, and wellbeing of our country. Enjoy your day! Don’t forget our Company Picnic on September 24th. There is more information in the new letter. It is always a fun time. Just to let you know, there is only 121 days till Christmas. I’m sure the stores will be playing Christmas music before Halloween. I personally have a problem with that. So I say – Happy LaborweenthanksChristmasyear! ROLL THE CREDITS!

How many of us actually hang around right after the ending of a movie and pay attention to all of the Credits that are rolling? For me, I only watch them if they include funny outtakes! The Credits aren’t probably very important to the average movie-goer.

However, in the Real Estate industry, credits for sales are very important. All of us want to be accredited for each and every sale we are involved in. We use this information for marketing purposes, sales pitches and industry recognition. How you elect to use the Sales information is up to you, as long as the information is factual ad within the MLS Rules and Regulations. When you change the status of a sold listing, who you give credit to as the Selling Agent needs to be accurate, too. This is an issue which comes up a few times per year and needs to be explained. For the Listing side, it’s obvious who gets the credit for the sale…the Agent who listed it. However, as the Listing Agent, you have the responsibility to give credit to the Selling Side. The big question? Do you give to the Agent you specifically worked with, the Team Leader or do you split it between the two? What should you do when you are asked to change the Selling Agent? There are no Rules in the MLS sating whether or not a Team Leader or the Individual Agent should get the credit. If a team leader, has an agreement with other agents on their team, that states that the Team leader will get the credit on all listings and sales; that agreement is ONLY between the Team Leader and their team’s agents. The agents and broker on the other ide of the transactions are NOT bound by that Agreement and are under no obligation to give the Ream Leader credit on transactions. SCKMLS does not officially recognize teams, and has no policies or rules that they could use to require another brokerage to give credit to a Team Leader, unless they were the one working on the selling side of that transaction. As long as the Listing Agent lists the person they worked with on the deal, the MLS won’t consider that to be inaccurate. Continued on Page 4

Therefore, if you are asked by the Selling Agent to make the change, the best thing to do is ask your Broker. Some brokerages have set a policy detailing who they will list as the Selling Agent in the MLS system. If you and or your Broker decide that the Team Leader won’t get the credit, you have every right to give it to the Agent you worked with. A Selling Agent cannot force you to make the change. Our MLS System delivers advanced search capabilities, in which you can search Sold listings by Companies and Teams. So, if you are wanting all of the sales your Team has done over a certain period of time, simply add all the Team Agents to search criteria. You can then save the Search and utilize it again and again with making dates changes and so forth. It’s pretty simple! Therefore, when a sale is completed, and it’s time to “Roll the Credits,” give it some thought as to who should be the Selling Agent, and if asked, let your Broker make the choice!

Adam Hamilton with Phoenix Mortgage Company is joining our RE/MAX family. Adam was born and raised in Texas. He went to Baylor College and also attended WSU. He moved to Wichita in 1996. In 2000 Adam & another investor bought Phoenix Mortgage. By 2009 Adam had taken over the company and is the sole owner. Adam is married and they have 4 children. They range in age from 7 to almost 19. His oldest daughter will be attending KU this year. Adam’s processor is Jenny Werth. Jenny worked 3 years for Phoenix and is now back with the company. Back to School With ONE Gas Pubic School Foundation Grants Summer is nearing an end, which means it’s time to load up that backpack and head to the bus stop for another year of school. At Kansas Gas Service, we believe that a good education can make a world of difference in the lives of children. NUTRITION (PER SERVING)

Cool ‘N Easy Strawberry Pie Prep Time: 10 min. Plus refrigerating / MAKES 8 servings

WHAT YOU NEED: • • • • • •

2 cups fresh strawberries, divided 2/3 cup boiling water 1 pkg. (3 oz.) JELL-0 Strawberry Flavor Gelatin Ice cubes ½ cup cold water 1 tub (8 oz.) COOL WHIP LITE Whipped Topping, thawed 1 ready-to-use reduced-fat graham cracker crumb crust (6 oz.)

MAKE IT: SLICE 1 cup of strawberries refrigerate for later use. Chop remaining berries; set aside. Add boiling water to gelatin mix; stir 2 min. until completely dissolved. Add enough ice to cold water to make 1 cup. Add the gelatin; stir until slightly thickened. Remove any melted ice. WHISK in COOL WHIP. Stir in chopped berries. Refrigerate 20 to 30 min. or until mixture is very thick and will mound. Spoon into crust. REFRIGERATE 6 hours or until firm. Top with sliced berries just before serving. Substitute: Prepare using COOL WHIP FREE Whipped Topping

Earning the MilRES Certification and serving the military Benefits more than your career More than 24 million U.S. veterans and 2.6 million active-duty personnel constitute a large population of potential homebuyers And when people within this group are ready to act, they deserve the services of an agent with the knowledge to guide them RE/MAX Associates have answered the call. A growing number have sharpened their skills via the Military Residential Specialist (MIlRES) certification course, offered through RE/MAX University. 5 Steps to Take After Becoming MilRES Certified As the husband of a disabled U.S. Navy veteran, Pete Veres understands the importance of serving the military. That’s why the Team LEADER WITH re/max ELITE IN Albuquerque, N.M. who works alongside his wife Lisa, became the first RE/MAX Associate in New Mexico to earn the MilRES certification. He’s already received referrals and has ramped up his promotions to attract new client. Here’s his advice for making the most of MilRES. 1. CREATE AMARKETING PLAN My team, the Elite Asset Management Team, is designing a universal marketing piece that addresses our buyer and seller programs and highlights the RE/MAX national network of MilRES agents. It shows we’re a complete solution to help military clients relocate, no matter if the move is local or international. I’m also starting to farm neighborhoods popular with military buyers and sellers. By adding current homeowners to a monthly mailer program, we let them know we’re MilRES certified while offering them market updates and a free home analysis. 2. SPREAD THE WORD I sent all of my contacts, including the lenders I work with a note announcing my MilRES certification. I posted the news on Facebook, and I’m also advertising it by word of mouth. One of my lenders has already referred a military client to me, and I immediately sent the prospective client my qualifications, buyer flier and a press release highlighting my MilRES certification. 3. ASK THE RIGHT QUESTIONS I have a leg up on the competition because I know the right questions to ask when working with military clients. It’s the little things – like asking if it will be a remote closing or how long they plan to stay – but also the big things, like whether they’ve secured a power of attorney in case of deployment or if they’re familiar with VA loans.

4. BUILD YOUR CREDIBILITY In addition to knowing the right questions to ask, you have to know the right answers. I’ve familiarized myself with the different types of loans available, and it’s important to know what fees can be paid, what fees can’t be paid, what the clients are able to ask for and so on. Contracts have to be written a bit differently, too, so it’s critical to be wellversed in everything that’s unique to military and veteran clients. 5. NETWORK AND INCREASE REFERRALS I’ve done a lot of networking, reached out to other MilRES agents and maintained contacts in other cities. I just recently received a listing from someone my wife met at the VA Hospital. I also let clients who receive transfers know that I can connect them with a MilRES certified RE/MAX agent in whatever city they’re moving to. In that way, RE/MAX is able to help military clients on both ends of a move JOIN THE MilRES RANKS Register for the MilRES course by selecting Designation/Certification under the RU tab on Mainstreet. This article was published in the ABOVE (The RE/MAX Magazine) August 2015. It was written by Pete Verses. With the military that we have living in Wichita, this might be an important designation that you might want to go for. We always need to broaden our minds and our clients.
