We are driven by a search for curated architectural outcomes through research-based client engagement. We don’t just craft solutions derived from traditional design elements. Material choice is informed by vernacular landscapes; massing is informed by nextdoor neighbors; color is informed by emotional connections. WHY DO WE USE THIS APPROACH? There’s a natural tendency to spend more energy making a building meaningful when we understand the end user wholly, and what they represent and need. We spend concentrated time revealing our client’s project desires, while continually assessing and tuning the culture inside our own firm. Our portfolio is intentionally diverse. Unit Design We understand that the tenant’s quality of life is based on the an efficient, fluid livable space. Our process is to use classic unit layout methodology while implementing the latest trends and features that tenants want. To ensure we are always improving, we hold weekly in-house trainings, charettes and classes to constantly improve our designers’ abilities. We have even been invited by national developers to educate their own in-house teams in the fundamental planning factors related to multifamily unit design. The keys to successful unit design involves early interactions with the developer to understand what the project goals are by reviewing and establishing unit standards and incorporating a variety of options for unit design to appeal to different kinds of potential tenants.

Villas at Southbank This prototype reflects a uniquely programmed senior living experience consisting of 262 luxury senior living units based upon a signature “on campus senior living environment” model. It is based upon a true partnership with a university, focusing on reconnecting former students and faculty back to their university in their retirement years.
Residents will enjoy a number of lifestyle options ranging from independent care (IC) to assisted living (ALF), secured memory care (ALZ) as well as adult care. All residents regardless of which option best fits their needs will have full access to all amenities.

Four Peaks Memory Care Four peaks memory care is the next generation of a proprietary design developed by Affinity Ventures to serve those with early to late stages of dementia, cognitive memory loss and/or Alzheimer’s disease. The first of this series is slated for Oro Valley in Tuscan, Arizona. The Four Peaks memory care prototype design is comprised of four identical pods dissected by a service corridor.
Vision Each pod has its own identity, based on themes in nature deserts, mountains, oceans, and forests. This translates into a distinctive color palette for each pod with themed graphics for the pod entrances.

Edgemoor Skilled Nursing Edgemoor skilled nursing facility is a hospital replacement project owned and operated by the county of San Diego. The faculty includes 192 individual patient rooms and support facilities and is designed as a two-story building with the patient neighborhoods organized around private activity courtyards, accessible from the patient common rooms. The principal circulation spine of the complex - main street - connects all the neighborhoods to the public and service zones which frame the village green - the main outdoor space for patients, staff and visitors.

Casa De Manana: The Villas + casa Norte The Villa at Casa de Mañana was the first phase in a multiphase development of the Casa de Mañana senior’s residential campus in La Jolla. Consisting of 16 luxury residential units and a 58-stall underground garage, the Villas offer single-story one and twobedroom units opening onto generous patios with expansive views of the Pacific Ocean across the street.
Casa Norte, on the other hand, is a three-story luxury residential addition to the historically registered Casa Madre building on the Casa de Mañana senior’s residential campus in La Jolla. Constructed above a 62-stall underground parking garage, the Casa Norte building encompasses 41 units and replaces a wing of Casa Madre and several other multi-story residential buildings. It has been designed to seamlessly fit into the surrounding historically registered context, incorporating signature architectural elements from the demolished area.

The Link
The site is located on the corner of 17th & G Street in Downtown San Diego. It’s presence within the urban context is evident as you exit out of downtown on G street towards the I-94 East. That corner becomes the gateway exit and farewell from the downtown core. Besides its visual presence, the site is bounded by a confluence of interesting urban conditions.
Besides its immediate built/urban context, the site offers fantastic views of the surrounding areas. A combination of great city skyline views, park views towards Balboa, and especially spectacular views of the Coronado Bridge and the SD Bay. All this permitted because of its privileged topographical location. The site also belongs to the greater East Village neighborhood as well as the Makers Quarter/Idea District. This relationship brings about a shared wealth of architectural vernacular influences as well as a strong cultural heritage that we want to harness to give strength to the concept of the project.

The Warwick After operating as a Sommerset Suites hotel in the heart of the Hillcrest neighborhood of San Diego for the past 20 years, we converted this space back to its original use as boutique apartments. Located at one of the neighborhoods major axes, The Warwick will turn heads with an updated facade and updated interiors with a vintage flair.
The renovation efforts included a complete upgrade to the existing amenities (pool, spa, fitness center and clubhouse) and include a re-imagined indoor/outdoor lounge, and luxuriously reappointed unit interiors. The Warwick features 80 studio and one-bedroom apartments with 96 parking spaces.

The Cypress housing development has enhanced San Diego’s East Village in several ways. The appealing, contemporary design harmonizes with the neighborhood by drawing inspiration from the local arts scene. This residential development also addresses and helps mitigate one of San Diego’s most pressing issues: the scarcity of affordable housing. In a time when homelessness is increasing, Cypress isn’t just about housing; it’s about restoring dignity and offering on-site support services crucial for those who were once homeless to maintain their homes.
The design of Cypress Apartments not only prioritizes living spaces but also includes on-site outpatient treatment facilities and job training areas. Supportive housing is more than just four walls and a roof it’s a lifeline. Despite being completed on a limited budget and constructed on a small site with adjacent structures, Cypress Apartments boasts a bold façade inspired by the local arts scene, featuring an abstracted “tree canopy” executed in zinc panels. To encourage a sense of community among occupants, lounges and a second-floor kitchen form the heart of the residence, fostering informal interactions among neighbors.

Lax Hyatt House/Hyatt Place The LAX corridor is the gateway to Los Angeles and offers a fun layover or a home base for further travels. The LAX Hyatt House/ Place is a new addition to the corridor consisting of a renovation/ conversion of an existing 13-story 1960s office building.
The character of the 1960’s building’s architecture and historical office environment plays a role in the essence of the interior design. A mix of bold accent colors, statement furniture pieces, and mixes of rich materials elevates the design concept. The proximity to the international airport adds a dynamic and adventurist quality to the concept approach, resulting in unexpected designs solutions integrating masculine characteristics sprinkled with feminine accents. The ground level of the building contains the main amenities such as the lobby, reception area, lounges, F&B outlets, multi-function rooms, and guest services. The dual-branded LAX Hyatt House/Place project includes 403 keys.

Matthias has been involved in the design and construction of resorts, hotels, clubhouses, villas, and estates for more than two decades. Educated as an architect in Europe and the United States, his passion for design has taken him from Germany to Seattle, the major Hawaiian Islands, and San Diego.
