Meet the team

Ken co-leads a respected Net Lease Capital Markets team based out of Colliers’ Tulsa market. Prior to joining Colliers, Ken served as Executive Managing Director for Newmark where he and his team served clients including high-net-worth 1031 exchange buyers, funds, private equity groups, and institutions. Ken has over 21 years of experience in commercial real estate. He earned his Master of Business Administration degree in marketing and finance from Oklahoma City University and his Bachelor of Science in Business Administration degree in marketing from Oklahoma State University.

Andrew co-leads a respected Net Lease Capital Markets team based out of Colliers’ Tulsa market. Prior to joining Colliers, Andrew served as Senior Managing Director for Newmark where he and his team served clients including high-net-worth 1031 exchange buyers, funds, private equity groups, and institutions. Andrew has over 16 years of experience in commercial real estate. He earned his Juris Doctor degree from the University of Tulsa College of Law and his Bachelor of Science degree in finance from Oklahoma State University.

Phillip serves as an Associate Vice President on a Net Lease Capital Markets team based out of Colliers’ Tulsa market. Prior to joining Colliers, Phillip served as Associate Director for Newmark where he and his team served clients including high-net-worth 1031 exchange buyers, funds, private equity groups, and institutions. Phillip has over 14 years of experience in commercial real estate and earned Bachelor of Science degrees in both Finance and Energy Management from the University of Tulsa.

Grace focuses primarily on business development, transaction management, due diligence, market research, as well as marketing efforts for the Net Lease Capital Markets team. Prior to joining Colliers, Grace was a Marketing Specialist at Hillwood for their industrial leasing team. Grace has 8 years of experience in the commercial real estate industry and holds a BS in Communications from the University of North Texas.

The Dallas and St. Louis based debt and structured finance team, is a prominent debt team in the national commercial financing space. Having transacted in excess of 3,000 transactions totaling over $14B in loan volume across all asset types, the team is well suited to serve borrowers in their national financing needs. They were the exclusive LoopLender to LoopNet, the New York Times and several other publications for over 13 years and built proprietary software to streamline transaction volume across all 50 states. They built a coast-to-coast national debt firm and sold it to CBRE in 2017. The team now joins Colliers to aid in building a national debt platform and leverage their experience, creative financing structures, software, and technology focused model to streamline the loan process for all clients which will create a loan experience and service model second to none. They work with everyone from first time 1031 exchange buyers to professional athletes, REITS and some of the largest commercial real estate investors in the world to structure the most favorable and creative debt programs available in the market today.

Completed the sale of their 100th FedEx leased property with the sale of the FedEx Freight in Kansas. The team represented the seller in a call for offers process and there were several rounds of offers, with a final best and final offers round. The asset garnered interest from international capital, but ultimately a domestic institutional investor was awarded the deal. The seller was a FedEx preferred developer that expanded the facility to make it the largest FedEx Freight terminal in the United States with 335 dock-doors.

Engaged by a seller to dispose of a zero cash flow property and the seller required flexibility with their pending 1031 exchange. The asset was a corporate global office headquarters on their campus in Midland, Michigan. We went to targeted list of zero cash flow buyers and received a very competitive offer from an institutional client. After several rounds of negotiations, we awarded the property to the institution and proceeded to a successful closing.

HAWAII C-STORE PORTFOLIO SALE/LEASEBACK

Representing a publicly traded oil and gas company, our team partnered with local market representatives in a $118,000,000 sale leaseback of 21 Gas Stations / C-Store properties located on four of Hawaii’s most populated islands. The offering provided the purchaser the rare opportunity to acquire fee simple title in Hawaii on extremely strong performing C-store units. The ultimate purchaser was a public REIT, who by acquiring the portfolio could successfully complete their goal of owning assets in all fifty states.

Exclusively represented a private real estate firm in the disposition of Heartland Payment Systems headquarters facility in downtown Oklahoma City. The office building was new construction located in the heart of downtown. The property is leased long-term with annual rental increases with an Absolute NNN lease. Additionally, Heartland has investment-grade credit of BBB- with Standard & Poor’s. Our team ran a strategic call-for-offers process that generated multiple offers and ultimately achieved an

a rising interest rate market.

Represented an individual seller in a call for offers process. There was existing non-market debt with a substantial pre-payment penalty. Our team leveraged the full platform, including our International Capital Markets and Structured Debt/Finance Capital Markets teams, to secure a foreign capital investor with new debt to acquire the property.

Represented a family office on a large 1031 exchange. The family office was looking to acquire an asset that could solve their 1031 exchange and be a generational asset for the family trust. We brokered a deal with the seller of an off-market property in Hawaii that was fee simple, which is very rare on the island. The buyer had to assume existing debt which worked well with the debt and equity requirements for their trade.

Our team ran a targeted call for offers process. The seller required that we not conduct a broad marketing effort and that the successful buyer would provide the full capital stack (land acquisition, fund construction, acquisition). We curated a list of 15 qualified buyers and ran a targeted competitive process that generated numerous offers from qualified groups. After our best and final round, we awarded the deal to a life insurance company that acquired the land, funded construction and acquired the data center at completion.

Represented the buyer on an off-market acquisition of the United Nations Translation Department building in Manhattan. The institutional buyer was looking to acquire a government asset in NYC but very few single tenant government office assets exist in Manhattan. Our team was notified of this off-market opportunity and successfully put the transaction together as it was a perfect fit for this institutional government fund.

As a clear-cut industry leader in handling Tractor Supply Co. leased assets, the team has now sold approximately one hundred (+/- 100) TSCO leased assets in twenty-one (21) different states. Key transactions include assets located in Dallas/Fort Worth, Tampa, Pittsburgh, Phoenix, and Nashville MSAs. As an additional service to clients, our team has advised various clients on their lease renewals and extension negotiations with Tractor Supply, so to assist in maximizing the assets value and each client’s objectives.

Represented an institutional seller in a call for offers process. There was a long-term lease, sub investment grade credit and the property was in a tertiary market outside of Nashville. Our team ran a marketing process that generated numerous offers from private investors, institutions, private equity and family office. Our competitive process secured a private equity firm (family office) for the acquisition after the best and final round. INDUSTRY LEADING 100 TRACTOR SUPPLY'S SOLD

Engaged to sell an office headquarters in Tulsa, Oklahoma. The seller had privacy and timing requirements that we had to adhere to during our marketing process. This led to a private placement approach with a direct list of qualified buyers. We ran a competitive process with these groups and awarded the asset to a private equity group who acquired the asset. This process started in February 2020 and closed in May 2020 during the height of the pandemic.

Partnered with the Newmark Pacific Northwest team in the marketing of a LA Fitness asset in Gresham (Portland MSA) Oregon. The single tenant asset was part of the largest power center in Gresham. The team conducted a dual prong marketing campaign with the goal of maximizing exit proceeds. Our team generated a handful of aggressive offers including a market setting cap rate offer. Overall, the process yielded clarity to the seller as to how best to maximize value on the overall asset.
