RUNGE
(Hand)Made in Minnesota STORY BY DEE MCCLAIN ABOVE PHOTO & CONTENTS PAGE PHOTO BY ALEX BAUS PHOTOGRAPHY
10
FALL 2019
MADE IN MN Pro snowboarder turned bespoke car crafter, Christopher Runge’s lifelong passion for cars has driven him into becoming a household name in the car scene across the globe (and into Jay Leno's garage). Runge recalls his childhood and the exposure he was given to cars at an early age to explain his love of all things wheeled. Growing up on a family farm in rural Alexandria, MN, Runge’s father offered up space in their barn for seasonal lake goers to store their vehicles and lake toys within proximity of their lake homes. His father’s kind gesture drove young Runge behind the wheel of a customer’s Porsche, and he never looked back. Feeding this fire, Runge spent his time taking apart whatever mechanical vessel he could get his hands on. Lawnmowers were dissected and analyzed and bicycles were stripped down and modified. He even started designing and sketching his own models. His drawings of “futuristic” cars were inspired by the 1950s and 60s Glöckler racing Porsches from the WWII era, which were coincidentally also made by hand. Although Runge has propelled himself into the luxury car industry, it wasn’t always his goal to hand craft these works of art. He has gathered a great deal of diverse life experiences and has worn many hats (or should we say, boots?)
CHRIS RUNGE WITH JAY LENO ON THE SET OF "JAY LENO'S GARAGE"
He started competitively snowboarding at the age of 13, catching the eyes of The USA Snowboarding Association on Andes Tower Hills in Kensington, MN. Runge competed on the regional level, worked up to the national level and finally made his way to the international level, where he competed in the Jr. World Championships in Japan. He made the Jr National US Snowboard Team at 15, kept on his successful trajectory to become a professional at 16 years old, and finally made riding his profession at 18. During this time, he found himself being an influential part in the re-designing of snowboarding gear, like boots and straps, to better the performance in this newer sport. Fast forwarding to age 26, Runge’s final contract with professional snowboarding was due to be renewed, and in light of this, he found himself faced with an opportunity to pursue a new business venture: petroleum. There was a system being developed in Minnesota for cleaning above and below ground fuel tanks. Runge and his father purchased the system and so started the new business adventure for the two. But, since this system was manufactured and tested here in the lakes area, the system proved unsuccessful elsewhere. The unforeseen conditions where this system was to be implemented were very different, containing more debris and sludge on site. Undefeated, they decided to scrap that system and start from scratch. Runge engineered, developed and introduced a new design, after only 14 months of experience in the business, that worked flawlessly and is still in use today.

IN THE FOREGROUND, RUNGE'S ENGLISH WHEEL WHICH IS A TRADITIONAL METAL SHAPING TOOL USED TO SHAPE CARS FENDERS AND BODY PARTS BY HAND
Every Runge build is bespoke to the customer, each car being presold with detailed specifications set by its betrothed; chassis design, wheel base, breaking styles, etc. The commissioners are familiar and well-versed in what they are asking for and what goes into this type of buildout. With the styling and technology of these commissions being so specific, Runge ensures that not only is the car designed just for you, it is designed to provide you with a different driving experience than what your average commuter car delivers.
Another opportunity presented itself to Runge in 2011 when he found a 1967 Porsche 912 for sale, the first love of his life. The seller also had a barn full of parts, including a key tool that would change Runge’s life forever- an English Wheel, a traditional metal shaping tool used to shape cars fenders and body parts. Runge set up shop in the same barn where his father had stored cars and began “coachbuilding” his first car. Coachbuilding is a term used for someone who “handmakes” custom cars per customers specifications. Harkening back to his youthful designs, his build out emulated those early Porsche race cars into a one-of-a-kind piece. Still working his full-time job in the petroleum industry, he
12
FALL 2019
dedicated his free time to work on his build. He utilized his self-taught skills and learnings through trials and errors over the process of the build, which all in all took about 2 years. Hobby-designing and building his unique vehicle to escape into the world of driving didn’t go unnoticed. During his first build, Runge brought his car to a show in Shakopee, where someone took notice and requested him to build them their own. Knowing this request would take a lot of time and effort, Runge weighed his options, sold his business in petroleum industry to give him the cushion he needed and set up shop full-time to start this crazy idea of coachbuilding cars for other enthusiasts.
“This is a different kind of driving experience. The styling and technology is 1950s and 60s.”
Commissioned builds have Runge scouting the globe for period components, like classic drum brakes or carbureted engines, which is an expected part of the package. This element, along with the attention to detail Runge possesses, is why his builds take as long as they do (24-28 months) and people are more than willing to wait for their incomparable masterpieces. Some cars are even definitive to what they are being driven for, be it a designated track car or an escape-experience for the driver. Depending on which parts are available, Runge finds himself working on 2 to 4 cars at a time. Having built 13 cars under his belt, Runge’s work has made its way across the country. His work can be found in California, Texas, Florida, New York, Vermont, Germany, Chicago, Boston and more (and Minnesota of course). He is still working, building, and designing cars today, so be on the lookout for his latest creation to leave the showroom (well, barnwood) floor. Runge’s story is one for the history books. Being inspired by historical time pieces and crafting his own machine to being commissioned for his exceptionally unique builds and making a living doing what he loves, entrepreneurs take note: following your heart is sometimes a long a winding road (and if you’re lucky, it’ll take you right back to where you started).

FAVORITES
The colder weather has set in and so have the cravings for comfort foods, pumpkin and apple dishes, and warm drinks to sip by the fire. We have put together a few of our favorite recipes to try yourself at the cabin or at home on a blustery winter day. For the pumpkin soup, you may want to forgo roasting Mr. Jack-o-lantern. Even though these varieties are edible you will want to use a smaller, more sweet and dense pumpkin like sugar pie or Hubbard. Butternut or buttercup squash are other great alternatives. Be sure to save the seeds for roasting and enjoy!
16
FALL 2019
ROASTED PUMPKIN & APPLE SOUP INGREDIENTS 2 tablespoons olive oil 1 small onion, diced 1 medium carrot, diced 1 celery stalk, diced 2-3 garlic cloves, minced 4 LB sugar pie pumpkin (or butternut squash) 3 granny smith apples 4-6 cups vegetable broth Salt, to taste Black pepper, to taste 1 teaspoon dried sage spice or 1 ½ tablespoons chopped fresh sage *Optional: ½ cup heavy cream for creamier soup or as garnish Toppings: pumpkin seeds, croutons, fresh parsley finely chopped
PREPARE THE PUMPKIN AND APPLES 1. Preheat the oven to 375°F. Line a large baking tray with parchment paper for easier clean up. 2. Carefully cut the pumpkin in half and scoop out the seeds (save the seeds for roasting!). Slice the apples in half and remove cores. 3. Brush both the pumpkin and apple halves with olive oil. Place cut side down on the prepared baking tray. 4. Bake for 40 minutes to 1 hour, depending on the size of your pumpkin. (***The apple will be tender sooner than the pumpkin and should be removed after 40 minutes to prevent burning.) 5. The pumpkin skin should easily slide right off, or you can use a spoon to carefully scoop out the flesh. Remove the peels from the apples. 6. Combine in a bowl and set aside.
PREPARE THE SOUP 1. In a dutch oven or soup pot, heat the remaining 1 tablespoon of olive oil. Add the onion, carrot, and celery to the pot and cook 5-7 minutes or until tender. Add the garlic and sage and cook for 30 seconds. 2. Place 2 cups of the vegetable broth into a blender, followed by the onion mixture and half of the pumpkin and apple mix. Process until smooth, pour back into the soup pot, and repeat with the remaining broth and puree. 3. Add 1-2 more cups of broth to the soup pot depending on desired thickness and consistency (substitute ½ cup of cream for creamier texture). Bring to a boil over medium heat. Reduce the heat and simmer for 10-15 minutes until heated through. Season with salt, pepper to taste. 4. Top with desired garnish and serve hot! Enjoy!
ROASTED PUMPKIN SEEDS INGREDIENTS Olive oil (1 Tbsp per 1 cup of seeds) Sea salt (1/8 to 1 tsp) 1 pumpkin
PREPARE 1. Preheat oven to 325° F. Line a baking sheet with parchment paper. 2. Clean the seeds from your pumpkin removing the stringy parts. Rinse seeds thoroughly in a strainer until all pumpkin pulp is gone. 3. Dry pumpkin seeds thoroughly using a towel and pat to dry or leave out overnight. This helps the seeds become more crisp in the oven. (Any moisture left will create steam in the oven and create a longer cooking time.) 4. Add dried pumpkin seeds, oil and salt to a small bowl and mix to coat throughly. Spread seeds on baking sheet in a single layer. (Try adding different spices like cayenne for a spicy kick or cinnamon to play up the sweet and savory flavors.) 5. Bake for 20-30 minutes (this will depend on how big your seeds are), or until crisp and light golden brown.

FALL 2019
It is sometimes difficult to enjoy a cool, crisp salad when it is freezing outside. A warm salad topper gives a delicious combination and contrast of textures and flavors. This healthy, light but warming salad, will bring your plate and your palette to life! (You can even leave out the bacon to make it a great vegetarian dish.)
WARM FALL MUSHROOM SALAD INGREDIENTS 1 English cucumber, peeled and quartered 1 yellow pepper, diced 2 roma tomatoes, cored and diced Portobello mushrooms, sliced or quartered to preference 1 red onion, sliced 2-3 garlic cloves, minced ½ bunch of green leaf salad, hand torn ½ bunch iceberg lettuce, hand torn 4 strips of bacon, diced Cream/half & half
PREPARE A VINAIGRETTE 1. In a bowl, add about 4 Tbsp of olive oil, 3 Tbsp balsamic vinegar, a Tbsp Dijon mustard, a pinch of sugar, and salt and pepper. Whisk to combine completely. Set aside.
PREPARE 1. To a large salad bowl, add the lettuces, tomato, cucumber, onion & yellow pepper to a large salad bowl. Add the vinaigrette. Toss together until combined. 2. Start the bacon in a cold pan and cook for 5-7 minutes until starting to crisp. Add the mushrooms to pan and fry until crisp, about 5 minutes more. Add the garlic to the pan and cook until fragrant, about 30 seconds. 3. Once cooked, add half & half to the pan and cook for a few minutes to create a creamy, warm sauce. 4. Add mushroom sauce to the salad. Toss to combine. 5. Serve with fresh baked baguette. *Pair this warm salad with soup to make a full meal!
Are you hooked on the pumpkin spice craze? Why not make your own and add it to whatever drink or dish you'd like? This simple syrup is not only good in coffee, add some to your apple cider, hot bourbon drink or even a martini! Cheers!
PUMPKIN SPICE SIMPLE SYRUP INGREDIENTS 1 cup filtered water 1/2 cup pumpkin puree (canned or roasted) 1/2 cup maple syrup (the real stuff!) 1/8 teaspoon cinnamon dash of nutmeg dash of salt pinch of ginger pinch of cloves
PREPARE 1. Add all ingredients into a blender or food processor and process for about 30 seconds (blending will breakdown the pumpkin and extract more flavor) 2. Pour mixture into a small saucepan. Bring to a simmer on medium heat, stirring occasionally. Turn up the heat until a rolling boil occurs and then remove. 3. Pour syrup through a fine mesh strainer, pressing it through with a spatula. (Save the leftover pumpkin puree- spread it on your morning toast or swirl into yogurt or oatmeal!) 4. Store in fridge for up to 3 weeks. Some separation will occur. Shake well before using. ‘HOOKED ON A THIELEN’ IN FARGO
BY MARISA JACKELS, TELLWELL 200 kids from K-8th grade joined Adam on the field for a unique opportunity to learn important skills on how to improve their game both on and off the field
26
COMMUNITY If you live in the upper Midwest, you likely know that Adam Thielen has quickly become a “hometown hero. His success story of playing backyard football growing up in Detroit Lakes to becoming one of the best wide receivers in the NFL is now local folklore, known well to football fans and non-football fans alike. So it goes without saying that when he and his family come to visit, big things happen.

This June, Choice Bank and the Thielen Foundation organized a full day of events for Adam and his wife Caitlin, creating a variety of opportunities for the community to meet them and learn more about the work they are doing with their newly launched Thielen Foundation. Here’s a glimpse at how Fargo was ‘Hooked on a Thielen’ this June!
1 MILLION CUPS On Wednesday, June 19, 2019, Adam and Caitlin spoke at Fargo’s weekly 1 Million Cups to over 420 people — the event’s largest crowd yet (and that doesn’t count the over 600 viewers who watched via Livestream!) In a short presentation and a Q&A with the audience, they shared their heart behind the Thielen Foundation and how they hope to continue building their vision. “We both felt that God gave us this platform in order to give back,” Adam said in his presentation. “We knew that we wanted to help youth reach their full potential — not only finish sports seasons but graduate, and find success later in life.”
Adam and Caitlin covered everything from what sparked the beginning of their foundation, to what they learned along the way, to their goals for the next year.
With a focus on youth, the Thielen Foundation aims to equip and empower kids to reach their full potential in life.
“We’ve dreamed about this for a long time,” Caitlin added. “It’s been a great team effort, from our board, from Choice Bank — we’re excited to continue to expand it.”
An early morning tailgating party was held just before the presentation to give attendees a chance to fill up on snacks and get to know Adam.
28
FALL 2019
THE BUILDING PROCESS BEGINS
THIELEN FOUNDATION GALA
To kick off the fundraiser, Adam and Caitlin reflect on their journey during the foundation’s inaugural year.
That same Wednesday evening, after visiting with Choice Bank locations, Adam and Caitlin attended a Thielen Foundation fundraiser where guests had the opportunity to participate in live and silent auctions. Items included game-day worn cleats, a Pro-Am golfing experience, and more!
FOOTBALL CAMP The next day, it was back out to the field for Adam for a free football camp hosted by Choice Bank at Shanley High School! The sold-out event gave over 200 kids from kindergarten to 8th grade the opportunity to train and practice with Adam and other coaches on site.
Not wanting to miss out on the fun, Adam's son, Asher, took to the field to run some drills.
You can read more about Adam Thielen and his story in our spring issue, with our feature ‘Hard Work and Heart,’ where we spoke with Adam’s parents about the culture that makes both Adam and his hometown region truly one-of-a-kind. Buying Your First Lake Home Advice From Mortgage Experts Blair & Colleen
What are some hidden costs buyers should look for?
When is the best time to buy a lake home?
What’s the first thing you should do when you’re ready to buy?
30
FALL 2019
Buying a new home can be a stressful experience, with plenty of questions and curveballs. With the help of an experienced mortgage expert, you can be as prepared as possible as you start your home-buying journey! We sat down with Blair Sandy, SVP Director of Residential Mortgage Lending, and Colleen Karst, Choice Bank Senior Vice President and Mortgage Lending Manager.
Figure out what you can afford first. COLLEEN: Don’t go out and fall in love with a home before
you know how much you qualify for. If you're looking at a $500,000 home and you can only afford $300,000, you're going to be disappointed. Or, maybe you can afford more. I always recommend coming into the bank first and getting pre-qualified, so you have a good idea of what the payment will be, what you’re comfortable with, and what you can afford.
BLAIR: Knowing what the loan amount or the purchase price would be for your comfort level is important. That way you have both of those bookends as you begin your search.
“I always recommend coming into the bank first and getting pre-qualified, so you have a good idea of what the payment will be, what you’re comfortable with...”
LAKE LIFE WKND
31
The best time to buy is… COLLEEN: Up north, the number of lake home listings goes down in fall and winter because
it’s hard to move in and out of a place when it’s below zero. So, the more active time to buy is in the spring.
BLAIR: That said, you may be able to get a better deal when you look in the offseason because fewer people are buying.
COLLEEN: Right! You’ll have a smaller inventory with fewer homes to choose from, but if the seller is in a bind, you can find those listings and potentially strike a great deal.
SEASON SUMMARY: SPRING: Highest inventory to choose from; many people buying at this time.
SUMMER: Fast-paced listing and selling; those
that are buying want to close right away to get in the home as soon as possible.
FALL: Number of people listing and buying homes begins to decline.
WINTER: Low inventory of homes and
fewest amount of people buying due to cold temperatures; greater potential to get a good deal.
Connect with a realtor who knows the market. COLLEEN: It’s important to connect with a realtor
LAKE EXPERT
who is familiar with different lakes and the niche lake home market. They can give you the guidance that you need. We’re the financing experts, but we don't always know everything about the area or the market. So it’s important to get in touch with someone who knows that.
“It’s important to connect with a realtor who is familiar with different lakes and the niche lake home market.”
32
FALL 2019
Be prepared for hidden costs and maintenance needs. COLLEEN: Expect a lot of hidden costs.
I learned this from my own experience in buying our lake cabin. It had quite a few problems when we bought it because it hadn’t been well maintained. We quickly learned that it's best to keep up on basic maintenance on a regular basis so that you don't have a bigger issue down the road.
BLAIR: I agree. In fact, the expenses of a second home or
a lake property can sometimes be more than the expenses of your primary residence. Here's something that I’d never thought about: My father-in-law pays around three times the amount of insurance on his seasonal cabin outside of Bismarck because of the fire code rating. The nearest fire station is over 15 miles away, and the chances of that cabin still standing if it’s on fire are low. Those hidden costs are definitely things to be mindful of.
“...as loan officers we can be more creative because we see the whole picture, and can help people figure out the best route for purchasing.”
Don’t forget about equity! BLAIR: Something people don’t realize is that they can tap into equity on their primary residence if they are short on funds and want to purchase. People think they have to wait and save up the money for the down payment to put 10 percent down — but we as loan officers can be more creative because we see the whole picture, and can help people figure out the best route for purchasing.
COLLEEN: For instance, if you’re buying a second home
want to put 20 percent down but you only have enough to put 15 percent down, and you have equity in your primary residence, we can do a home equity line of credit for you in a second position or a second mortgage. This way, you can access those funds to get the down payment that you need.
BLAIR: It can become a safety net for homeowners. The
other thing to note is that a second home does require a larger down payment. With a first home, you can get in as little as three to five percent. With a second home, you're going to need a minimum of 10 percent down in most cases.
COLLEEN: Another thing to keep in mind is that you are qualified based on all of the obligations of your primary residence, tax, and insurance. You do have to take into account all of the customer’s obligations and make sure they really do qualify for the second home.

TIPS
TO ADD VALUE
to Your Lake Home
Q&A WITH VALLEY LANDSCAPING’S CRAIG WENDT BY KATIE BEEDY, TELLWELL
You finally did it: you made the leap and purchased your dream lake home. It’s everything you were looking for—gorgeous waterfront views, an expansive lawn, and ample room for the whole family to come and visit. From the outside, it’s a bit of a fixer-upper, but that’s alright; every potential project is an opportunity to make the property truly your own, and maybe even turn a profit should you ever choose to sell.
There’s only one question left: Where do you start?
34
FALL 2019
Craig Wendt, Co-Owner and Residential Estimator at Valley Landscaping, has six tips for using landscaping to add value to your lake home.
1
#
Invest in your outdoor living areas.
2
#
Keep it laidback. When taking on a landscaping project, the goal is to transform your space into an oasis that family and friends will gather at, Craig said. However, this doesn’t have to mean going overboard with the flora and fauna. In fact, in order to create what Craig deems a “true lakeside oasis,” it’s best to keep it laidback and not overwhelming.
The best part of being at the lake is spending time outside: playing outside, cooking outside, eating outside. So why not put some time and money into creating an outdoor living space that is just as luxurious and inviting as indoors?
“More is not always better,” Craig said. “Landscaping can become too much and overwhelm the area rather than enhance it.”
“Outdoor living areas such as paver patios and outdoor kitchens add a lot of value along with items such as fire features, curb edging and mulch or rock,” Craig said. “These additions allow customers to enjoy their outside living experience to the fullest.”
Sticking to a simple design— some well-pruned shrubbery, assorted perennials for color, and perhaps a few trees to add shade and vertical interest—will result in a yard that is more beautiful, adds more value, and is easier to maintain.
3
#
“Outdoor living areas such as paver patios and outdoor kitchens add a lot of value along with items such as fire features, curb edging and mulch or rock.”
“Clean up, clean up, everybody do your share…” Adding value to your lake home doesn’t have to cost boatloads of money, either. It can be as simple as keeping your lawn neat and tidy. “Taking care of the yard is the cheapest and best thing anyone can do for their home,” Craig said. “This includes watering, fertilizing, spraying for weeds, mowing and just general maintenance.”
4
#
...especially in the fall. Believe it or not, fall is fast approaching—which means that lawn maintenance is more important than ever. There are few sights more beautiful than the reds and golds of fall foliage reflecting off of a crystalline lake, but those leaves can cause some serious issues for your lawn come spring. “Fall cleanup is very important,” Craig said. “Things as simple as making sure the leaves and miscellaneous debris are cleaned up out of the landscaping can make a big difference.” While a few stray leaves here and there won’t hurt your grass, a thick layer of fallen leaves can deprive your lawn of its most vital nutrient: sunlight. What’s worse, if that layer of leaves is covered in mounds of snow for five months of the year, you run the risk of growing snow rot—a fungal disease that can damage or kill grass after the snow melts.
So make sure to rake up those leaves this fall! Besides, who doesn’t love jumping into a good leaf pile?
5
#
Know when to call in the pros. Curating a beautifully landscaped property is definitely something to take pride in, but that doesn’t mean you have to do it alone. Hiring a professional landscaping service will ensure that your project is completed properly and in a timely manner—especially if it is a project that you are unfamiliar with.
6
#
Partner with a bank you trust. While working with the right landscaper will help you add value to your lake home, partnering with the right bank will help you make the most out of your investment. For this, Craig and his team at Valley Landscaping trust Choice Bank. “We have found it particularly helpful to work with banks that understand our situation and take a personal interest in what we are trying to accomplish,” Craig said. “A lake home is a good investment that you can actually enjoy.”
“People often try to do things themselves, which can result in improperly or unprofessionally done landscaping,” Craig said. “This can not only look bad but cause issues with the lawn in the future.”

LAKE MEMO FAMILY PRANKS A couple years ago, my fiancĂŠ and I dragged my brother along for his first cabin experience. As a joke, we bought him a cheap $9.00 cane pole to catch sunnies with. Everything was going fine until he snagged something bigger; the pole snapped, but he managed to grab the line and hand reel in the biggest bass out of all of us!
Stephany Hak Birch Lake, Hackensack, MN
We asked people to share their favorite lake memory with us! Here’s what they had to say...
ORIES My favorite time of year is summertime because it means I will be spending as much time as possible at the lake with family and friends. Being at the lake to me means sunshine, boating, relaxation, and no worries! There’s nothing better!

My family cabin is on the Holcombe Flowage, which is actually a river, but we still call it a lake cabin. We have a big pontoon and go as often as possible to see the sights and enjoy the sun. Even the dogs love it!
April Slinger Holcombe Flowage, Holcombe, WI
PONTOONS & PUPS One of my favorite memories at the cabin was when we bought a new boat from a man who had a cabin nearby. While test driving the boat, a white, fluffy puppy ran up to my family. At this moment we knew he would be the perfect addition to our family. That day, we bought a boat and a puppy! He is now 12 years old and the best addition to our family that we could have ever asked for.
Kirsten Larson Pleasant Lake, Annandale, MN
Spending time at Grace Lake gives our family a break from our busy lifestyle. It is time away from our phones, TV, and other modern conveniences that are a part of our day to day. You get to watch beautiful sunsets every night, then enjoy a relaxing fire with family and friends.

LAKE LIFE
Design The nights have become cool and crisp, and the maple trees are fiery oranges and reds and getting ready to shed their leaves. With autumn upon us, we said “adieu” to summer, but hello to all the bounty and beauty these new seasons have to offer. Admittedly, my favorite season to decorate for is fall. I also enjoy the fact that, for my own, personal home, there is less pressure, as there are only a couple fall Rubbermaid containers filled with décor, as opposed to my…well, around 10 brimming containers of Christmas décor! I love natural, simple looks that bring the outdoors in. There are the obvious fall décor items such as pumpkins, gourds, apples, twigs, etc. If you have a garden, try to gather a bunch of hydrangeas to dry before it freezes. They look beautiful in vases. You can even take some gold glitter spray paint, and lightly spray them for extra sparkle around the holidays. If you have kids, its fun to find a large tree branch and put it in a sand-filled metal bucket. You and your kids can decorate your “tree” with seasonal favorites. Mini lights with garlands, leaves, bittersweet vines-whatever autumn essentials you like. It doesn’t need to be cluttered. Just add a touch of nature and a little bit of love. I love having an essential oil diffuser to give me a refreshing pick-me-up. Also, if you’re selling your home, they are a safe way to ensure your home smells amazing before showings. Just add a few drops of your favorite blend to water.

REAL ESTATE MARKET UPDATE BY DIRK OCKHARDT
The market is hot. Despite cooler temperatures and Summer being too short this year we are experiencing a very active real estate market in Lakes Country. Many properties are selling quickly and buyers have to act unusually fast this season. Why? One can blame a long winter and late start into the selling season pushing buyers into Fall to purchase. Another reason can be that there are fewer properties available for sale to choose from.
Each lake is different and before considering to purchase, one should always find out what it is they want out of their lake. Swimming, fishing, or boating—everybody has their own priority. Since a lake cabin is a second home for most buyers, the location is also critical because of the weekend commute. There are many more factors such as elevation, lake shore, water clarity, and set back regulations to name a few which have significant impact on property demand and evaluation.
We also have experienced many sales transactions during the past 5 years and we feel that a lot of the past buyers are enjoying lake life so much today, they are not willing to sell again at this point. That means we have even less properties available. Lakeshore properties are unique and scarce. They just don’t make more lake shore any more.
We recommend a local expert to assist you with your property search because we know the area and market best. And we will make sure that you will be ready when the right property hits the market. Contact any of our local sales agents and lake life experts to help you find your home in Lakes Country. We know a place for you.
The real estate market in Lakes Country is very different from a growing metro area. When the city grows you can simply turn a field into a new development. However, most lakes have already been developed and again they don’t make any more. Also, many families hand down their cabin from generation to generation which makes it even harder for someone “new” to find their own lake home.

5 WAYS TO
PREP FOR WINTER
THAT PROTECT YOUR HOME'S VALUE
BY RYAN DE LA ROSA
If you’re a seasoned homeowner or just making the down payment on your first home, you’ll still have one thing in common: Protecting Your Investment. Lake place, cabin, or farmhouse, increasing the value of our real estate is always the goal. If you’re too busy counting how many lakes are in Minnesota or just enjoying your Summer activities, the ways to get distracted are innumerable. Still, we have to find the time to put in those particularly pertinent housekeeping and homeowning tasks to prevent a loss in value. Now Summer is gone and the Fall is coming swiftly to an end. If the winter season has you concerned, then this guide will provide ample methods to protect your home for the winter season, which the Midwest is known for.
48
FALL 2019
1. THE GRADE AROUND YOUR HOME AFFECTS WINTER CONDITIONS Landscaping is one aspect of the home that is rarely thought of when it comes to protecting the home itself. The characteristic slope around the property does determine which way water flows. If water is flowing into the foundation, you might experience a loss in real estate value, and rather quickly. With extreme winter weather a commonplace occurrence in North Dakota and Minnesota, especially in Lake areas, landscaping grade should be addressed. Many lake area homes have basements or at least crawl spaces, and being close to a lake can leave homeowners wondering what to do. It is possible to have no water in your basement even if you have a negative grade around your home, but the issue should be addressed to protect the value of your home.
Downspout extensions should be out at all times, depositing runoff 6’ from your home. Patios, driveways, and walkways are designed with this in mind and should slope away from your home as well.
HOW TO FIX NEGATIVE GRADE First, you can add black dirt to increase the slope. It is important to use pulverized black dirt for this, not rock, sand or clay. However, it is good practice to keep black dirt far away from the lake if you have a lake place. The reason we use black dirt is that it keeps a better balance of moisture and won’t show the drastic effects of wet/dry expansion/contraction as much as the clay-based soil will.
NEGATIVE GRADE
The soil in the Red River Valley area is made up from roughly 90% clay. When clay is exposed to water it expands. This will cause the waterlogged soil to push against your foundation and cause breaks long term.
To put this into perspective, a negative grade is when a home’s yard and landscaping slopes toward a structure instead of away from it.
If you’ve purchased a home that features breaks in the foundation it is important to have these cracks assessed and repaired before further issues arise.
Pooled water will drain alongside your foundation, collect below your home and could result in a heaved floor in the foundation, as well as increasing seepage and humidity in your home.
Conversely, the Midwest winter gets cold enough to “settle” or shift a foundation. This is especially common in lake homes as the area features lots of groundwater movement, between steady flow in the summer to drought-like conditions of winter freezing.
POSITIVE GRADE Positive grade is the opposite then. An effective positive grade should slope 1” per foot around the perimeter of your home, to 5’ away from your foundation.
So, take a good look at your foundation and check for cracks when out in the winter months.
2. LAKE LIVING AND YOUR SUMP PUMP A sump pump is a staple of most lake homes that have seen floods in the past. If your lake association hasn’t set up a pump to get water levels back to ordinary watermark, then this investment will protect your home for years to come. Additionally, winter in the North Dakota/Minnesota area means that power outages due to excessive cold can be common. Your sump pump should be set up for just such an emergency. Always have a second pump or backup generator setup. If your pump should fail, you want to get another line of defense in place as quickly as possible. Maintenance on the sump hole is recommended too. Be sure to clean debris out of your sump so that it doesn’t become an issue in the future.
3. SEASONAL HUMIDITY SHIFTS The transition to Winters on a lake or in a forested area have homeowners wondering about humidity, alike. A typical Midwestern home emits gallons of water a day into the air through its basement and foundation. Sometimes in excess of ten gallons of moisture. Although having moisture in your home is important for better health and air quality, still having too much can lead to mold, rot and the deterioration of the value of your property.
LAKE LIFE WKND
49
As homeowners, it’s essential to keep moisture at desired levels. In the winter, too much moisture can easily be identified by condensation on any cold surface around your home. As with all Winter living, areas to watch are windows, doors and exterior corners in a room.
HOW TO CONTROL EXCESSIVE MOISTURE Try adjusting your humidity according to the outdoor temperature. This is why we see condensation on windows, doors and exterior corners, these are areas that fluctuate the greatest when the temperature drops. Here’s one central tenant to keep in mind: The colder the surface, the lower dew point. Dew point is responsible for how moisture forms. Even installing new, more effective, blinds can’t stop cold air from condensing between the glass and blinds without icing over. Therefore it is important that you open your window coverings daily. Opening your blinds just a quarter of the way up allows air to flow and water to evaporate. Another effective way to control humidity is to install an air to air heat exchanger into your home. This unit plays an important role to improve indoor air quality. The state of Minnesota made including these important pieces of equipment a requirement in their 2015 building code. If you’ve purchased a newer home in the state of Minnesota, then you’re probably fine, however, older homes might require this added feature to protect your investment and win-over potential buyers in the future.
4. MOLD MYTH-BUSTING This leads us to the next point, mold. Tiny mold spores are in the air all around us, and with that, a mold colony in one location can easily spread to other areas. This makes for a challenge as the homeowner enters winter. Why? Mold spores often travel through your heating system. From Fargo and Moorhead, all the way to Western Minnesota, cabins and lake places alike face the issues of mold. However, if you’ve tackled the excessive moisture with humidity control than you’ve basically won the war. Third-party testing will also confirm that mold spore counts in your home have returned to acceptable levels, giving you final peace of mind that your mold problems are behind you. Just make sure to keep paperwork from these ordeals just in case you list your lake home for sale at some point in the future.
5. PREVENTING A FROZEN PIPE If you snowbird south for the winter and leave your home, or if the lake property you have is simply a getaway from your regular home, it’s important to make sure that it is ready for winter.
Pipes that freeze most frequently are those that are exposed. Water supply pipes in unheated interior areas like basements and crawl spaces, attics, or garages are suspect. A 1/8-inch crack in a pipe can leak up to 250 gallons of water a day if you’re away. Flooding, serious structural damage, and the immediate potential for mold are just a few of the problems homeowners could face. To prevent this from occurring try out these workarounds: • Always heat parts of a building with piping. • Keep exterior doors closed and secure, even if not in the immediate vicinity of piping. • Maintain heat in buildings at all times. Don’t leave temperatures below 40°F. If you will be going away during cold weather, leave the heat set to a temperature no lower than 55ºF. Pipes under cupboards are particularly at risk, so consider leaving the cupboard doors open if you’re leaving the cabin for a long period. As winter approaches, these are the top five things you’ll want to take care of.
Nothing can drastically affect your home's value for the negative quite like a burst pipe.

HELPING DEER THROUGH A HARSH MINNESOTA WINTER After the hunting season has come and gone, the whitetail deer are in survival mode during the harsh Minnesota winter. Deer at this time of year yard up in heavy cover near a food source, which is at a minimum.
BY MIKE BROWN
Deer concentrate near areas of heavy cover, possibly adjacent to crop stubble fields, where they pick up any residual crop. More importantly, their diet consists of woody browse. Bucks have lost weight and fat reserves coming off the November rut and does are carrying fawns. A study conducted in New Hampshire, indicated does go into winter with 90 days of fat reserves. Come March, these fat reserves are used up, and this is typically when we tend to lose deer due to winter kill, especially if March is snowy and cold. So what can we do as hunter/conservationists to assist those deer to see another hunting season?

FALL 2019
There has been a lot of attention to Minnesota recently with the Chronic Wasting Disease (CWD) in South Eastern Minnesota. This CWD threat to our deer herd has led the DNR to establish feeding bans in many counties throughout central and SE Minnesota. To go along with this, supplemental feeding of deer is risky during the winter months. Deer are ruminants, meaning they have a 4 chambered stomach. These allow deer to digest that woody browse and provide them with the nutrition they need in the winter. If hunters start feeding deer, it may take up to 2 weeks for the microorganisms in their stomachs to begin taking up the nutrition in that feed. If you do need to provide deer a food source, do so in small concentrations over multiple locations. This should also be maintained over the course of the entire winter. This can become costly and time consuming. So unless you have an unlimited supply of feed, it is better to concentrate your efforts on the habitat to provide that nutrition.
supplemental feeding of deer is risky during the winter months... Winter is a great time to get in the woods with your chainsaw and conduct some Timber Stand Improvements (TSI) or hinge cutting. Both options will get that woody browse down to a level that the deer can utilize. TSI involves removing less than desirable trees on your property. Cut the trees and leave them lay on the ground till spring, so deer will have the opportunity to feed on the new growth and buds on those
trees. This opens the canopy and allows sunlight to hit the forest floor in the summer and promotes new vegetation growth. This new growth is also a great food source for deer in the summer.
Hinge cutting is similar to removing the tree as in a TSI, however, do not make a cut through the entire trunk. Cut just enough to allow the tree to fall. Cut the tree trunk high at chest or eye level and use a wedge to assist with felling the tree. Again, this will provide deer with woody browse throughout the winter, and actually, the remaining cambium(tree trunk) will provide the water and nutrients needed to allow the tree to survive several years, providing a food source for years to come. These hinge cuts also provide great bedding areas for deer, and you can actually use the hinge cuts to funnel deer past your stands‌a win-win situation for both the hunter and deer. Winter can be cold and brutal here in Minnesota. However, it can be a great time to get in the woods and do some habitat improvement that will help your deer herd through the winter. *jcrland.com
