Summertime Excursions I live in Colorado, but I was raised in Mississippi. No matter how high I climb pursuing my Rocky Mountain passions, my roots will always be planted near the Misssissippi Delta. While I love Crested Butte, I pine for my southern relationships, the ones that go back for generations sometimes, and the sense of community that comes from the friendly, open way of life. Regardless of my address, I will always be a southern woman. It’s impossible—and ill-advised—to leave good manners, warm hospitality and a stainless steel backbone behind. And you can bet that our sweet grand-darlings (one is here and we’ve got another on the way) are going to be southern women with the benefits of a high-altitude upbringing. Mississippi is as redolent with history and culture as it with the fragrance of magnolias in the late spring. Unfortunately, though, most people’s knowledge of my beloved home state is limited to a cursory reading of Faulkner or the school yard spelling chant: “M-i-crooked letter-crooked letter-i-crooked letter-crooked letter-i-p-p-i.” So. . . .when we decided to introduce “Excursions,” a series of articles in each magazine focusing on a few states at a time, the first destination was obvious, at least to me. We’re headed to Mississippi where you’ll meet some of my favorite people, including my husband Robert “Bobby” Jarvis, who represents the fifth generation of his family to carve a life out of the hardwoods, farmland and wildlife habitat of the Delta and my dear friend Melody Golding whose photographs of life in Mississippi have been acquired by the likes of the Smithsonian Institute of National History.

Of course, America is a big place—and it’s summer—so we’re also road tripping to Iowa, so we can shine the broker spotlight on Peoples Company based in Clive. And since I grew up on the Mississippi River, we’re also going to swing by the Mississippi River Museum and Aquarium in Port of Dubuque. Then we’re headed to Wyoming, where we’d be remiss if we didn’t stop by the magnificent Beaver Creek Ranch in Sheridan that graces our cover. While we’re in Wyoming, we’ll also visit Eaton’s Ranch in Wolf, the nation’s first dude ranch. It’s sweet summertime in America. Investing in land real estate can be as intimidating as it is exciting, which is why it is so important to get all the information you need to make the right decision. The 2017 Land Markets Survey*, released by the REALTORS® Land Institute (RLI) and the National Association of REALTORS® Research Group earlier this year, showed that 25 percent of recent U.S. land buyers and 12 percent of U.S. land sellers were investors. This indicates a strong investor demand, up five percent over last year—and for good reason! Right now is a great time to invest in land real estate. If you can find the right property, adding land real estate to your investment portfolio can be a safe bet with a steady return, especially over the long term. However, finding that right property requires expert guidance and a wealth of information to ensure the best property is found to meet the investor’s needs. Figuring out which markets are hottest can start to feel like a game. Bear with me a moment, I promise this has a point, but I’m going to throwback for a minute here to when I was younger. On the playground we would play a game where you had to close your eyes and try to find something a friend hid—sometimes another friend. All the while, they would yell “Warm… Warmer… Hot… Hotter! ON FIRE!” until you navigated your way to the hidden item and it was found. After reading the results of the latest Land Markets Survey, this game came to mind because it seems like there are quite a few markets getting “warmer…,” some that are “Hot!” and a couple that are just plain “ON FIRE!” As I dug into the data further, this became more and more true—so let’s take a look at what the hottest markets are for land real estate investing.
Time to Plant Seeds—Warm.. When most people think about land real estate, scenic landscapes of sprawling farmland are often the first images that come to mind. Most in the land business know that agricultural land has taken a bit of a hit and is only now starting to rebound in many areas. Despite the overall trends, experts in the field say the demand for agricultural land hasn’t decreased much and that there is often a shortage of quality farmland for sale on the market. Basic economic theory on the law of supply and demand explains why the survey results show a one to two percent increase in the price (or value) of the agricultural land that is on the market, depending whether the land was irrigated or not. So, now is actually a really good time to be an agricultural landowner or investor. And according to RLI’s survey, the price per acre of agricultural irrigated land sold rose two percent, while the price of agricultural non-irrigated land sold rose one percent—a rebound from the price decline reported in the previous survey. Respondents are also predicting a continued increase in agricultural land prices, alluding to a promising future as the market continues to rebound. While the market may not be “ON FIRE!” yet, now could be a good time to plant some investment seeds by grabbing-up ag. land as it starts to heat up. Bang for Your Buck—Warmer... If you are thinking about investing in land real estate, it can be hard to decide where to put your dollars to get the best bang for your buck. Speaking of bang for your buck, recreational land is also a solid type of land to invest in according to the survey. Prices of recreational land went up two percent since the last survey and are expected to go up another three percent. Recreational land sales dollar volumes are expected to increase four percent, second only to residential land at five percent, after already having gone up three percent in the prior period. All of this shows a very strong current market that is only expected to gain steam.
Chop, Chop—Hot.... If you are looking for a solid long-term investment, chop, chop, because timberland is where you need to be. So where do the numbers from the survey fall on timberland? The average change in price of timberland sold increased one percent and is expected to increase another two percent. However, a more telling stat from the survey is the three percent increase in expected change in dollar volume of timberland sales compared to only a one percent increase in the previous period. Now, before you purchase yourself some timberland and start chopping away, make sure to read Rick’s article and check out the other pieces on our blog about investing in timberland real estate. Groundbreaking—ON FIRE! According to the latest Land Markets Survey, commercial and residential land are taking the industry by storm as potential investment options. In the time between the 2016 and 2017 surveys, the dollar volume of residential land sales grew five percent while commercial land sales followed closely behind at a four percent increase. Another great indicator that these two types of land investments are ripe for the picking is that while land prices are expected to increase by three percent across the U.S., commercial and residential land prices are expected to exceed average with an increase of four percent. Plus, 52 percent of respondents said that residential land has become less available in the last five years. Remember our lesson on supply and demand when we talked about ag. land prices? Same law applies here. So a decrease in supply and increase in demand means we should continue to see an increase in price for residential land. You may notice this aligns perfectly with the increase in land prices predicted by survey respondents mentioned earlier. Hopefully, this piece revealed some valuable information you can use to help make your decision. Finding success in the playground game I mentioned earlier was a combination of needing expert guidance, reliable information, and, of course, a little luck—a lot like investing in land! So, keep in mind that land transactions require specialized expertise making it necessary to find a qualified, experienced, and educated agent—like an Accredited Land Consultant (ALC)—to provide reliable guidance and information when investing in a property. Then all you need is a little luck! *The Land Markets Survey is conducted annually each fall by the REALTORS® Land Institute and the National Association of REALTORS® Research Group as a tool for real estate land professionals in all sectors of the business to use for bench-marking and as an informational resource when conducting business. What a busy start to summer it has been for the REALTORS® Land Institute Colorado Chapter. This organization has a simple philosophy centered on providing the tools necessary that allow this elite group of farm and ranch brokers to best serve their clientele. The first week of June marked the beginning of LANDU Education Week in Arlington, Texas. During this week brokers participate in an intensive 10-day educational program providing the necessary requirements for the prestigious Accredited Land Consultant Designation, or ALC. There were 50 brokers in attendance from all over the US with a great showing from Colorado. Recently Ren Martyn, ALC, of Steamboat Sotheby’s International Realty completed all the requirements and is Colorado’s newest Accredited Land Consultant. Congratulations Ren for a job well done! It is our hope that next spring the State of Colorado will have 10 new recipients of the ALC at our National Land Conference in Albuquerque. Each year the RLI Colorado Chapter organizes a broker Land Tour in a certain geographic location of the state. Kem Winternitz, Mason and Morse Ranch Company, arranged the ranches to tour this year in the Woodland Park area, 18 miles west of Colorado Springs in Teller County. Woodland Park, also known as the “City Above the Clouds,” has spectacular views of Pikes Peak and the Rampart Range. FUN FACTS The name Wyoming originated from a Native American word, mecheweamiing, meaning “at the big plains.” Wyoming is nicknamed “The Equality State” as it was the first state in the United States to give women the right to vote, which it did as a territory in 1869. Devil’s Tower in Wyoming, established on September 24, 1906, was the first national monument in the United States. Most of the Yellowstone National Park lies in Wyoming. It wasn’t long before foreign sportsmen enamored with the image of the Wild West, were drawn to the area. Big Horn had elk, antelope, deer, bear, mountain lion and a wide variety of game birds. It wasn’t ten years after George Custer lost his scalp to Sioux and Cheyenne warriors, that British thoroughbred horse breeders had thousands of imported horses turned out on the grasslands. The reason the Indians raised great war horses was the same reason thoroughbreds from Big Horn started showing up in England. The rich grasslands built strong horses.” Morton continues; “Retired Army officers from England including the Stockwell brothers and Captain Grissell, who brought the first polo game to England from India all moved to the area. The first polo game was played in Sheridan six miles away from Big Horn in 1893 between the British and some cowboys and within five years, in 1898 Big Horn had its first game on a flat at the foot of the canyon. The flat was part of an old battlefield between Crow and Cheyenne tribes in the mid eighteen hundreds. These flats became home to practice games between foreign ranchers and local cowboys. The primary mover in all this was Malcolm Moncreiffe from Scotland who kept improving the polo field and organizing games. In 1899 the Big Horn polo field was temporarily transformed into a large-scale horse inspection station as over thirty thousand horses were inspected to ship off to South Africa. The original Big Horn polo team of Malcolm Moncreiffe, Bob Walsh, Lee Bullington and John Cover were all part

of a company that formed a horse-buying spree across the American West intended to resell their horses to the British Army for the Boar War in South Africa. In a three-year period approximately 25,000 horses passed inspection on Moncreiffe’s polo field. The horses that flunked inspection because they bucked their riders over the corral poles ended up as rodeo stars. The riders who survived took their skills as bucking horse riders. Some ended up in Europe in Wild West Shows while others ended up in Madison Square Garden. Later in 1915, government buyers from Italy, England, France, and the United States showed up to buy horses off the polo field. By now there was a wide variety of polo enthusiasts settled in Big Horn. The Moncreiffe’s from Scotland, the Wallops from England, the Gallatins from New York, the Forbes from Boston and enough Ivy League polo players to form a sportsman’s club bought ranches here. To promote the horses to foreign buyers, a horse show was staged at the polo field on Moncreiffes ranch, now called the Polo ranch. Sitting at the mouth of Little Goose Canyon, the ranch was a showcase polo estate sitting on lush grasslands at the foot of the snowcapped Bighorn Mountains. A wide cross section of Polo’s “A” list traveled to Moncreiffe’s field. Foxhall Keene came for a visit. Young Tommy Hitchcock played there on a summer vacation with his parents in 1915. Dev Milburn came as a guest of the Gallatins who had the largest polo breeding operation in the US. Charles Lindbergh once landed a plane on the field to see the festivities. In the 1920’s, tribal Chiefs from the Lakota, Cheyenne

and Crow tribes, former enemies, camped on the polo fields as guests of the Moncreiffs and Gallatins. This was part of a horse festival featuring polo, steeplechases, flat racing, jumping, and rodeo.” The Wild West Shows were those of Buffalo Bill Cody and auditions were staged from the front porch of the Historic Sheridan Inn. He goes on to say that “Sheridan and the foothills of the Bighorn Mountains is a place where every visitor is welcomed. It also has a long-standing tradition of hosting guests at the surrounding dude ranches, Eatons’ Ranch, one of many dude ranches, is the oldest of its kind in the country and continues its 138-year tradition of bringing people together to enjoy the western life and build memories in these beautiful surroundings. WORDS FROM A RECENT TRANSPLANT…
On a whim in 1994, my husband and I took a short trip from our home on the east coast to a dude ranch just outside of Sheridan, Wyoming. We left our four young children in good hands thinking we’d scout out the territory and perhaps bring them along the following year. Both of us were first-timers in the state and newcomers to the world of western horseback riding. The ranch was Eatons’ Ranch, the oldest dude ranch in the United States. Neither of us ever imagined that that first trip was the start of a twenty-four-year love affair with Eatons’, with horses, the state of Wyoming, and particularly Sheridan County. It changed the course of our lives so much so that we now call Sheridan, Wyoming home.

Our decision to pack up 25 years on the east coast and trade it all in for Sheridan was a momentous one. And I’d be lying if I didn’t say at times during the process we had reservations. A huge move from east to west can take a toll both physically and emotionally. Many of our friends and family thought we were absolutely crazy. However, the excitement of trying something completely different and building a new home in Sheridan outweighed the doubt and we set forth with optimism and curiosity about our future. And what a wonderful decision it has turned out to be. There’s no denying that the Bighorn Mountain range and its surrounding foothills are a feast for the eyes. The dramatic skyline, pastoral scenery and endless expanse of rolling countryside will cast a spell on anyone who loves the West. It meant saying goodbye to Wall Street, 30 years spent on a bond trading floor and 3 hours a day commuting back and forth. It meant he’d finally have the chance to purchase himself a large tractor and countless other “toys” to work on his new property. He could explore options to build a barn and someday to find just the right horse. He could sign up for a roping clinic at the NRS in Texas. Wyoming has set him free in so many ways. His fly fishing rod stands at the ready by the back door. He can immerse himself completely in this great state and share the majesty of the Bighorns with our friends, children, and grandchildren for years to come. FUN FACTS The state of Mississippi was named for the Mississippi River, whose name comes from the Ojibwa (Chippewa) Indian word “misi-ziibi,” meaning “great river.” On April 25, 1866, women in Columbus decorated the graves of both the Confederate and Union soldiers in Friendship Cemetery. This gesture became known as Decoration Day, the beginning of what we observe today as Memorial Day. The Mississippi city of Greenwood is commonly called the Cotton Capital of the World. While on a hunting expedition near Onward in November of 1902, President Theodore (Teddy) Roosevelt refused to shoot a bear that had been surrounded. “I WAS FIVE YEARS OLD AND SITTING ON MY UNCLE’S SHOULDERS, WHEN I FELL IN LOVE WITH THE LAND,” SAID JARVIS, WHO NOW LIVES IN CRESTED BUTTE, COLORADO. “EVERY AFTERNOON OF EVERY SUMMER, HE AND I EXPLORED THE HARDWOOD TIMBER OF T H E M I S S I S S I P P I D E LTA AROUND VICKSBURG. WHEN I GOT TOO BIG TO CARRY, I WALKED FAST TO KEEP UP.” Jarvis, who was reared in Houston, made his multi-faceted career as a farmer, custom harvester, land broker and land developer, at their confluence in Mississippi. The Magnolia State is home to the family’s legacy that began in the 1880s when George T. Houston (pronounced Howstun), a Chicago sawmill owner, ventured south and saw the untapped potential of Mississippi’s virgin hardwood forests. Houston purchased 200,000 acres of land and established sawmills in Amory, Spanish Fort and Vicksburg. Using a novel approach, Houston sold land for no money down in exchange for the opportunity to cut a set percentage of the hardwood. The business passed from Houston to his three sons, George Jr., Philip and Horace. The Cornell graduates, who all served in WWI, operated the family business as Houston Brothers, until they divided their interests in the 1930s. Jarvis’ maternal grandfather Philip bequeathed his portion, based in Vicksburg, to his children: George III known as Ted and his daughter Ruth. “My land management philosophy was born in the Mississippi Delta,” Jarvis said. “As stewards, we have a duty to use the land with respect and leave it better than we found it, but we need to enjoy it, too. He continued, “No one who talks about me ever will say, ‘He spent too much time at his computer.’”

THE PASSION The relationship between Ted Houston and Jarvis transcended that of many uncles and nephews. “He was a father figure, a role model and a mentor—all rolled into one,” Jarvis said. When Jarvis came to spend the summer with his bachelor uncle, the duo would rise early and go to the office where Houston would work and Jarvis would “play” with the secretaries until lunch. Then they’d head to the woods to walk, talk, fish, throw rocks, look at critters and, on some properties, watch the Mississippi River roll by. Houston took Jarvis on his first hunt, “a memorable duck hunt.” Over his lifetime, Jarvis grew to be an avid wingshooter and whitetail deer hunter. “I didn’t realize there was any other alternative than to be outside,” said Jarvis, who spent a recent day riding his motorcycle over more than 100-miles of mountain trails near his home with a friend and a chain saw, so he could clear low-hanging branches and fallen trees blocking the trail for other biking enthusiasts. “I love waking up early each day to see what beauty God has in store.” According to Jarvis, his mother described him as “very spirited” when he was a child and she was talking with company; he declined to say what she called him in private. “I was that kid who thought surfing was much more important than spelling,” said Jarvis laughing. “Actually, though, I was a bit psychic and foresaw the invention of ‘spell check,’ so I knew spelling class was just a waste of time.” Jarvis began skiing in the Rockies when he was 12, further expanding his set of outdoor interests that now also include mountain biking and dirt biking, and creating another home away from home for him. Years later, he introduced his wife, Lauret, to the mountains. She was immediately smitten by the landscape and the lifestyle. The couple, who lived in Vicksburg, acquired a second home in Crested Butte in 2005. It became their primary residence in 2014. “We’re outdoors people and Colorado is an outdoors place,” Jarvis said. “It’s a perfect fit for our personalities—and for our shared passions.”

THE CONFLUENCE In 1985 just weeks shy of his graduation from Texas A&M University, Jarvis went to visit his beloved uncle who was undergoing cancer treatment at M.D. Anderson. The 25-year-old went prepared to learn the secret of life. When asked, the older man laid out his simple philosophy of life. “Have integrity. Be an honest man of your word—and don’t trust anybody,” Jarvis recalled. Then the older man forever altered the course of Jarvis’ life by saying, “I’m going to be calling you soon and when I do you pack your stuff and go to Vicksburg.” When Jarvis objected, using his impending graduation as the rationale, his uncle replied, “Son, you graduated today.” The call came when Jarvis had five weeks left in his college career. With his best friend’s help, Jarvis packed his belongings in College Station and trekked to Vicksburg, arriving in a matter of days. He rented the first apartment he found and immediately plunged into a fiery baptism. “I’d never looked at my uncle’s business with anything but a kid’s rosecolored glasses,” Jarvis said. A careful examination revealed the business was carrying land debt without the protection of life insurance and was subject to a large estate tax bill. The most pressing task was establishing the value of the business, which consisted of 22,000 acres of land that was 50 percent timber and 50 percent farmland. There were 24 separate farms and 18 timbered tracts. For about two years, Jarvis and his appraiser wrangled with the IRS and its appraiser, eventually settling on a value and finalizing the estate. In the process he got to know each parcel intimately. He also got to know the farm operators and determined he should farm some of the land himself instead of leasing it out. “I charged myself rent and paid it directly to the estate,” he said. To save money on his own farms and generate additional revenue by contracting for other farmers, Jarvis and his long-time friend Benny Street formed a custom harvesting business. The business partners needed startup capital. Ted had served on a local bank board. Jarvis introduced himself at the bank by announcing he was Ted’s nephew. The banker responded, “If you’re Ted’s boy, you’re our boy.” “My uncle left me the legacy of his good name,” Jarvis said, noting he and this bank, which he still uses today, went on to do millions of dollars in business over the course of his career. “I still believe in the power and commitment of a handshake.” During this same period, Jarvis earned his land broker’s license because the entrepreneur realized he “would likely be buying and selling a lot of land.” He did. To further complicate the situation, the 80s happened. The bottom fell out of the oil, land and commodity markets including soy beans which were the preferred cash crop in the Delta. Jarvis, like many farmers, found himself in negotiations with the federal land bank and looking for new revenue streams. He found his afield. To escape the pressure cooker of business, Jarvis would get up and hunt dove, duck or whitetail deer from daybreak to about 8 a.m. almost every day during their respective seasons before tackling the day’s work. Coming from Texas, where the practice of leasing hunting rights was widespread, he saw potential. His portfolio of properties he was managing for the estate included three of arguably the best duck properties in Mississippi. SUMMER 2018

A STORY WORTH TELLING The One About Theodore Roosevelt’s Nickname and His Rifle “In 1902, President Theodore Roosevelt, who was a hunting conservationist, was invited to the Mississippi Delta for a black bear hunt. At the time, there were a lot of black bears in the timber, and the local tradition was to hunt them on horseback with hounds. The hounds would bay the bears, allowing a hunter to get a shot. After several days of hunting, the locals hadn’t been able to find a bear for the president. At some point he left the hunting party, but Holt Collier, the group’s leader, continued to look for a bear. He found one. As the story goes, Holt rode his horse up to the bear and hit it in the head with his rifle’s butt. It knocked the bear silly, so they roped him, tied him to a tree, and sent someone to get the president with the message: ‘We found a bear for you.’ When the president arrived, he could tell the bear wasn’t quite right. Then, he spotted the rope and flat out refused to kill a captive bear. It was this act of mercy that earned him the nickname ‘Teddy.’ All of the area’s prominent citizens, of which my great grandfather was one, were included in the hunt and associated festivities. My great-uncle, who was a boy at the time, acted as Teddy Roosevelt’s gopher doing things like saddling his horse and cleaning his gun. At the closing rally, the president called my greatuncle over and said, ‘Thank you for taking such good care of me, while I was here. I want you to have my rifle.’ My great-uncle used the rifle and then passed it on to my uncle Ted Houston. It is on display at the Old Courthouse Museum in Vicksburg. Before Uncle Ted passed it to me, he took it out of the museum and invited me to go shoot it with him. We knocked an oil can out of tree three times out of three shots. On Christmas a few years ago, I gave the gun to my son. Before I did though we showed up at the museum, much to their surprise and worry, and took the gun from the display case to Valley Park Plantation. It is one of my early projects that I sold to a good friend Hunter Fordice whose Mississippi roots go back as far as mine. I killed a deer with the rifle, my son killed a deer with the rifle, and my godson killed a deer with the rifle. When we were done, we cleaned and oiled the gun and took it back to the museum. It was a great full circle experience. I like to think all my ancestors— and Teddy Roosevelt—smiled.”
“The highest and best use of a farm’s marginally productive land wasn’t producing soybeans, it was supporting wildlife habitat and providing recreational opportunities,” Jarvis said. In Mississippi, he was one of the early pioneers of using federal cost-share conservation programs including the Conservation Reserve Program and the Wetlands Reserve Program to move marginal cropland out of production and re-establish natural habitat. He applied this on land he purchased from the estate to develop himself as well as on land he kept as part of the business. He also shared what he was learning with his fellow landowners. “By my rough count, I was responsible for planting more than 925,000 hardwood trees in four counties in the Delta,” he said. In addition to rehabbing the habitat, Jarvis developed the necessary infrastructure such as levees, wells, roads, food plots and even lodges to take his properties to the next level. Then, he found buyers who appreciated what the land had become and what it could continue to be. Next, Jarvis, once again partnering with Street in a consulting business, began offering wildlife and land development services to other Mississippi landowners. “There is something about land that speaks to me,” Jarvis said. “I could go on a piece of property, even one that was rough as hell, close my eyes and envision exactly what needed to be done so it could express its potential.” Their clients included the who’s who of Mississippi such as Jim Kennedy, founder of Cox Communications, Richard McRae, founder of McRae’s department stores, and Howard Brent, a Mississippi River tugboat magnate. In the case of the consulting business, many times the job was “taking a four and transforming it to a 10.” From 1989 until 2006 when Jarvis sold his last big project, Jarvis improved 13 different properties ranging in size from 500 acres to 3,500 acres. “I managed 22,000 acres and touched an additional 25,000 acres,” Jarvis said. “Six of these projects are considered to be among the finest hunting properties in Mississippi—and arguably in the nation. All are family owned and operated for family and invited guests. Most could not be purchased, only inherited or married into.” With that said, a very rare opportunity to own a property that Jarvis originally developed for himself, is now for sale by its current owner. (See page 28 of this issue.) It still bears the name of the Houston family estate, Forestaire, of which it was part. “This property is nothing short of magnificent—and it is capable of putting on one of the best duck shows at dusk that any duck hunter could possibly ask for,” Jarvis said.

MISSISSIPPI THE SATISFACTION Although Jarvis is pursuing different business interests now, he still returns to Mississippi to hunt ducks, visit friends and reap the satisfying reward of watching the landscape mature, improve and change. Hardwood saplings that were once the diameters of pencils can now support a large lock-on tree stand and a hunter’s weight. Ducks following the genetic flyway map of their ancestors now bob in ponds and restored wetlands that were once soybean fields. Whitetail deer abound in the timber. Next generations of multiple families are being raised to enjoy and appreciate the outdoors. The vision is particularly sweet these days because now Jarvis takes nothing for granted. In 2012, his intestine ruptured while he was hunting elk in the remote mountain back country of Colorado. Several times doctors measured his survival chances in small percentages. He defied their odds. “None of us are guaranteed a tomorrow, so what I do today is important because I am exchanging a day of my life for it,” Jarvis said. “I exchanged a lot of days of my life for those projects—and they still matter to me, to their owners and to the natural world.” °
ANOTHER STORY WORTH TELLING The One About Winning at the U.S. Supreme Court “Stack Island, which is about 2,000 acres of land located in Issaquena County, Mississippi, came into our family’s ownership in 1888. At that time, the navigation channel was on the Louisiana side. The river was non-navigable on the Mississippi side. In fact, when the water got low there was a sand bar that attached the island to the Mississippi side. Over time, especially before there were levees managing the flow of the river, floods and the current eroded the sand on the Mississippi side of the island and deposited it on the Louisiana side. By 1954, the channel on the Louisiana side became non-navigable and the channel on the Mississippi side became deep and wide enough to become the primary navigable channel. In the 1980s, Louisiana, noting the change, claimed that Stack Island was now its property. I said, ‘Oh hell no.’ Stack Island was one of the places that I’d come to know and love from atop my uncle’s shoulders. And the facts backed my family’s position. In an ordinary river boundary dispute, the main channel of navigation defines the boundary, which moves as the channel shifts through erosion and redistribution. But if the river flows around an island, there is an exception to this rule. Once a boundary is determined on one side of an island it remains, even if the main channel shifts from one side to the other. It was a profound period in my life. The case entered federal court on July 29, 1986 and was finally ruled on by the U.S. Supreme Court on October 31, 1995. At one point my mother, who was a 25 percent owner in the island, wanted to withdraw from the lawsuit because of the cost, the time and the emotional toll. I told her, ‘Mom, trust me on this. The facts say we’re right.’ It was a roller coaster. We made it to the U.S. Supreme Court only to have them appoint a special magistrate to gather additional facts during a trial in Vicksburg. The opposing counsel tried every trick in the book including planting a story in the local paper that “Stack Island was a no man’s land,” so that on opening morning of deer season one year, I arrived to find 15 tents worth of gun-toting people set up on the island preparing to hunt. The special magistrate found in our favor, but Louisiana appealed so we ended up back at the U.S. Supreme Court with more than 400 pieces of evidence in our possession. If you’ve never been there, it is an awe-inspiring place. There are a lot of rules for decorum of the presenting attorneys and the spectators but none for the judges. They talk over one another, ask questions before an attorney is done answering a colleague’s question—it is high-level legal professional wrestling. Our attorney, Bobby Bailess of Vicksburg, Mississippi, gives credit to an 1881 shoreline survey as being the crucial piece of evidence that turned the tide in our favor. I give credit to him. He has the most incredible ability to grasp facts and details of anyone I’ve ever seen. Attorneys presenting in front of the Supreme Court aren’t allowed to use notes. When the opposing counsel was in the center ring and the justices were pummeling him with questions, he’d go red and say, ‘I don’t recall exactly.’ It happened so often that my mother whispered under her breath, ‘The dog ate his homework—again.’ I laughed so loudly that the court police came over and offered to escort me out if I didn’t control myself. Bobby, on the other hand, could point the justices to the exact page and paragraph every time. He was nothing short of amazing. The only thing more amazing was the feeling that came from winning—and keeping a piece of the family’s legacy in the family where it rightfully belonged.”

A Friend’s Snapshot “Melody and I raised our children together, so I got to know her as a friend before I knew her as an artist. Interestingly it didn’t matter because all facets of her life are fueled by passion and her ability to be fully present in the moment whatever that moment happens to be. Because she is never without her cameras, she captures life as it unfolds in Mississippi.

Her perspective is informed but not sentimental or romanticized. She understands beauty and truth exist in the depths of devastation as well as at the heights of joy. Often despair and joy crisscross in the same experience. One of my favorite stories about Melody that, at least for me, captures who she is involves her book Katrina: Mississippi Women Remember. When it became obvious that Katrina was going to slam into the Gulf Coast, Melody opened her home to family and friends who were fleeing the storm. Hotels in Vicksburg were filled to overflowing as were churches and public buildings.

She spent her days working as a Red Cross volunteer collecting and distributing goods to those who had been displaced. When the immediate threat of the storm had passed and only the wreckage remained, she prepared to drive her sister-in-law back to Ocean Springs, a hard hit area. Preparations included taking all of the seats out of her vehicle, so she could carry MREs and water to the disaster survivors. At the last minute, she put her cameras in the car. When she saw the overwhelming devastation, Melody was moved by the healing power of art. She said, ‘I felt like my art could make a difference. People were just scrambling for survival, so I’d hand out an MRE and take a photograph, hand out water and take a photograph—and always listen to the stories they needed to tell.’” —Lauret Jarvis

“Over time, we’ve added divisions so our clients can get all of the expertise they need—whether they’re selling land, buying land, improving land or investing in land—in one place,” said Steve Bruere, president of Peoples Company. “To deliver this level of service, we’ve recruited top talent and created a collaborative corporate culture that includes 60 land professionals in 20 states, including our recent acquisition of firms in Walla Walla, Washington and Elmwood, Illinois. Everyday everyone on our team works to deliver results for our clients.” Although the Peoples Company got its start in the 1960s as the farm management division of Peoples Trust & Savings Bank, its strong growth and expansive reach is a fairly recent phenomenon. “In 1972, Peoples was spun off into a momand-pop business with one broker and one farm manager,” Bruere said. “It remained that way until it sold in 2002.” Bruere, an Iowa farm boy himself, came on board in 2003. Under his leadership, the company broadened its scope—and reach. Today, the team has boots on the ground from Florida to Washington and throughout the Farm Belt.
Does team work and a shared vision make a difference? Yes indeed, according to the National Auctioneers Association (NAA) and USA Today. Together, they recognized the Peoples Company for its efforts in selling Weidert Farm, a ±6,000acre contiguous farm in Washington’s fertile Walla Walla Valley. The campaign carried out by Peoples Company was judged the best out of 800 entries in the 2018 NAA Marketing Competition.

For instance, the company pays internal referral fees. “Collaboration is a simple concept, but it’s not always easy to pull off in a business that attracts independent-minded people,” Bruere said. “We do collaboration very well—and 60 people working together for the good of our clients is a powerful force.”

“If we can understand and operate in the highly competitive landscape of agriculture in Iowa, then we can understand agriculture anywhere,” Bruere said. Iowa provides a microcosm of rural landownership across the nation. Currently, Iowa is home to 30 million acres of farmland valued at $224 billion, and about 55 percent of that land is owned by people who are 65 or older. “In the next 20 years, the nation is poised to see the greatest exchange of land in its history,” Bruere said. “At Peoples, we want to appraise, market and sell as much of it as possible.” Peoples’ business model, with four complementary divisions, puts it in a position to do just that. “We strive to provide exceptional service within each division, so that Peoples Co. is top-of-mind for clients anytime they have an ag. real estate need,” Bruere said. “It’s not uncommon for our company to conduct an appraisal for someone, market that property, help them reinvest those earnings in another holding and then manage the new land for them—and when we do our jobs right, clients tell their friends.”

Market-Driven Innovation In order to earn positive word-of-mouth, the Peoples’ team constantly gathers market information and responds innovatively to what they learn. The Peoples’ approach to land management shifted from a profit-driven model to a sustainability-focused model in response to market signals. “Traditionally, land management, particularly farm management, has been driven by the urge to maximize production and profit each season,” Bruere said. “These days, though, investors are taking a long-term view and are concerned about return on investment, which means that the land asset has to be improved in areas such as soil health and water quality. As a result, our land managers focus their efforts on long-term conservation practices that leave the land better—and potentially more valuable—than the investors found it.” Farm managers, who have the conservation knowledge necessary to improve ecological systems and thereby potentially increase ROI, demonstrate the benefit of having specialists on the team. “Our farm managers are experts in the realm of sustainability,” Bruere said. “Because their attention is not diverted to other tasks, they can concentrate on knowing more about sustainability than anyone else in the business.” In recent years, the company has noted a significant increase in investors who want to solely own and control their assets, so instead of advising these clients to invest in a land fund, Peoples provides direct access to land ownership. Regardless of whether investors are just beginning to diversify their portfolios with farmland or if they’re sophisticated, long-term players in the marketplace, Peoples positions its clients for success by aggressively tracking the land market, providing real-time information and discovering the deals that meet criteria to deliver a good return on the investment. In Iowa, as an example, team members constantly monitor approximately 212 websites with farmrelated land sales. They know what land is available and when it is scheduled for auction. On April 12, 2018, at the time of this writing, there were 463 Iowa farms available. Of those, 114 met the team’s productivity requirements which include that a property be 85+ percent tillable. One team member does nothing but attend every land auction with properties of interest, which ranges from 10 to 20 each week. Constant monitoring, accurate evaluation and boots-on-the-ground presence is important because the demand for fertile farmland outstrips the supply. “There is more liquidity to invest in land than
there is land to invest in,” Bruere said, noting that 114 productive farms averages out to only 1.15 farms per Iowa county that are available to all of the farmers and investors who are interested in acquiring farmland. “It’s a very competitive market.”

services as well as marketing and appraisal when the time is right.” Bruere continued, “Our team possesses a scope and scale of knowledge that sets us apart.” °
When interest is high and supplies are tight, it takes expert advice to buy the right property at the right price. “In the modern world, money is a commodity, but any investment has to deliver value,” Bruere said. “At People’s, we know the market, we know how to identify value and determine whether or not it’s a good opportunity. At that point, our clients’ biggest decision is determining if the opportunity fits their personal goals.” The Power of Networking In 2007, the Peoples team, noting the growth in farm-oriented investors, created the Land Investment Expo. The daylong event, held in Des Moines in January each year, is a one-of-a-kind forum designed to provide potential investors with industry knowledge and exceptional networking opportunities. “There are other real estate conferences, but none focused on the farmland side,” Bruere said. Heavy-hitting keynoters such as T. Boone Pickens, Ben Stein, The Shark Tank’s Kevin O’ Leary and Donald Trump attract attendees from across the nation. The first year 200 people attended. In 2017, the conference maxed out the current facility’s capacity of 700; the growing forum will be relocated for 2018 to accommodate a larger crowd. “The Land Investment Expo put farmland investment—and Peoples—on a national stage,” Bruere said. “Last year, 400 of the attendees were from out of state, which speaks to the importance of the event because Iowa in January isn’t a vacation spot.” Attendees represent a cross-section of the farmland industry. “It’s not just agriculture or investment, so an institutional investor may be sitting at the same table as a soybean farmer,” Bruere said. “The event allows us to develop relationships with institutional investors and family offices as well as farmers.” In addition to the Land Investment Expo, representatives of Peoples attend Agri-Investor in Chicago and Global Ag in New where they actively foster investment-oriented relationships. “There is a big appetite for farmland investments that allow owners to have direct control of the asset, so it is an industry growth area,” Bruere said. “Peoples is uniquely positioned to provide turnkey, boots-on-the-ground due diligence in 19 states and then provide follow-up land management

One program is their Living Collections division which contains multiple aquariums including the Main Channel, their largest freshwater aquarium. Containing more than 30,000 gallons of water, it houses some of the largest species of fishes that call the Mississippi River home, such as Alligator Gar, Lake Sturgeon, and Blue Catfish. Within this aquarium each species can choose among three distinctly different habitats: the nine foot deep Main Channel, the shallower Main Channel Border, and a Wing Dam. The River History department contains over 16,000 artifacts and 22,000 archival items in their historical collection. The Museum & Aquarium believes it is their duty as stewards to preserve and interpret this rich cultural, social, and natural history of Dubuque, the Mississippi River, and the rivers of America. The National Mississippi River Museum & Aquarium is one of only 230 worldwide zoos and aquariums accredited by the Association of Zoos and Aquariums (AZA). As such, their institution is committed to conservation efforts that protect threatened and endangered species. Through AZA’s SAFE (Saving Animals from Extinction) program, they collaborate with zoos and aquariums throughout the world to save species in the wild. Additionally, the Museum & Aquarium participates in AZA’s Species Survival Plan® (SSP) Program, working with a cooperative of zoos and aquariums, to ensure genetically diverse and self-sustaining populations of Wyoming Toads.
C O N S E R VAT I O N P R O G R A M S WYOMING TOADS Since joining this U.S. Fish and Wildlife Service (USFWS) and AZA Species Survival Plan® Program partnership in 2008, the Museum & Aquarium has sent over 41,000 Wyoming toad tadpoles for release in Wyoming. Additional progeny were held back for breeding or released at an older age. The Wyoming toad (Anaxyrus baxteri) is found only in Albany County, Wyoming. The toad was first described in 1946 by George T. Baxter, a graduate student at the University of Wyoming. The presence of amphibians are often a key indicator of an ecosystem’s health. The population of Wyoming toads declined dramatically in the 1970s, and by the 1980s, the toads were extremely rare. The Wyoming toad was listed on the Endangered Species Act on January 17, 1984. In December 1996, the Association of Zoos and Aquariums (AZA) approved a Species Survival Plan® (SSP) for the Wyoming toad. Captive husbandry and reproduction of the Wyoming toad at the Museum & Aquarium, as well as six other locations nationwide, is of paramount importance to the recovery of the species. With the wild population in extreme peril, it is the responsibility of the institutions housing the remaining captive population to explore all options in order to not only significantly increase the overall numbers of Wyoming toads, but also to attempt to understand the unique and challenging physiological and environmental demands of this species.
MONTEREY BAY AQUARIUM SEAFOOD WATCH The Museum & Aquarium actively supports and endorses Monterey Bay Aquarium’s Seafood Watch Program and uses guidelines Monterey Bay formulated based on scientific research to better assist in their efforts to be seafood sustainable. Seafood sustainability is the practice and management of harvesting or producing seafood with minimal impact to the environment. The Museum & Aquarium practices seafood sustainability when purchasing food for animals in their care. They also encourage visitors to the museum to participate in the program as well as through face-to-face engagement and education. FRESHWATER MUSSELS The Museum & Aquarium partners with local students on this program! From 2016–2017, 8,000 juvenile mussels were reared in SUPSY buckets maintained by local students. These students took growth and water quality data for use by USFWS in future management planning. The Museum & Aquarium, in cooperation with the Genoa National Fish Hatchery, has been raising freshwater mussels for recovery projects since 2004. The mussels, which require the use of a fish to serve as a host for their parasitic larvae, are raised in floating culture cages placed in their nearby Ice Harbor in the spring and removed in the fall. At the hatchery, mussel larvae are placed on their appropriate host fish and then transported to the Museum & Aquarium for placement in the cages floating in the Ice Harbor. Each cage is stocked with 20 to 30 host fish. The cages allow the mussels to develop and then drop off, concentrating them in that specific area for future recovery. The cage also acts to keep predators away from the growing juvenile mussels. The fish are released from the cages after about six weeks, in plenty of time for all the mussels to drop off. The cages are harvested in October, and the resulting sub-adult mussels are stocked in the Mississippi River and its tributaries ranging from the Quad Cities all the way up to the Twin Cities. From 2010–2017, 60,000+ juvenile mussels were recovered from the culture cases in the Ice Harbor and released in local waters by the U.S. Fish & Wildlife Service (USFWS) and the Iowa Department of Natural Resources. SUPSY is an air-driven upwelling system made by nesting two small plastic buckets together with screened bottoms to allow water flow. Gentle aeration from an air pump creates flow through the system, bringing the mussels oxygen and food.
LAOTIAN NEWTS Staff at the Museum & Aquarium bred this newt in 2011, 2012 and 2018! They are the only AZA institution to breed Laotian Newts in captivity. Laotian Newts have seen continued declines in habitat quality and the number of mature specimens in the wild. Additionally, the Laotian newts have an extremely limited population radius. These newts are in high demand for the international pet trade and lesser demand for medicine and food. So while captive populations are higher, Laotian newts have become endangered in the wild. °

A MILE-HIGH LOOK AT A FEW CORNERSTONE CONSIDERATIONS FOR ENHANCING THE OUTDOOR ENTERPRISE THROUGH THE CULINARY COMPARTMENT
occasion was not the harvest of a big bull elk. Rather, instead of breaking out a sack lunch with sandwiches, I surprised her and her husband, Tom, with ribeye steaks, fresh asparagus, and cob corn, all cooked over hot coals beside a running stream, followed by a glass of their favorite white wine. It had already been a successful hunt, but this little treat created a big moment, putting a bow on a memorable hunting experience. Most wildlife-based recreational businesses incorporate a culinary component into their product package. Whether it’s hunting or fishing trips that the proprietor is offering to the market-place, or birding and backpack excursions, meals are generally one of the central features of the service portfolio. Quality meals do not happen by accident. Appropriate planning, adequate cooking skills, and even going an extra step with “presentation” can make a difference in the quality of the dining experience. This article is not intended to serve as a “how to” piece on becoming a gourmet chef, but is intended to offer a mile-high look at a few cornerstone considerations for enhancing the outdoor enterprise through the culinary compartment. Food Safety Dining should be a safe and wholesome experience. Two big considerations, here, include food allergies and food sanitation. These days, it appears food allergies are either more prevalent across our society, or perhaps people are simply more in-tune with this side of their health and well-being. The good news is that most people who have serious food allergies know what those allergies look like and it’s not that difficult to profile those matters prior to the event through a simple questionnaire. With adults, the four major food allergy groups of concern include peanuts, tree nuts, fish, and shellfish, but there are others, as well. Ensuring appropriate food sanitation is another important step in addressing food safety. Sanitizing of food prep surfaces, equipment, and the hands that prepare the foods, are basic steps to help avoid bacterial issues. There are many common disinfectants on the market, so keep at least one of these products handy and use it regularly. A classic example of crosscontamination would be to handle raw poultry and then, before sanitizing your hands, to handle apples that will not be cleaned

or cooked prior to consumption. Kitchen staff should always be mindful of these considerations.
Know Your Clients and Know Your Boundaries In addition to possibly anticipating special dietary needs from clients, it’s also an advantage for the chef to have an idea of the area of the country(s) where those clients live, and perhaps even their ethnicity. Along these lines, I always tell my chefs, “Unless you are confident in your cooking skills, don’t prepare lasagna for a group of Italians,” and if they do, it better be darn good home-made lasagna. This may be a broad anecdotal paint brush, but you get the point. Also, in the part of the world where I live, we tend to like our foods on the spicy side, with plenty of heat, but I’ve found that people from the northeast generally do not handle the spicy foods very well. Now don’t get me wrong, I do think it can be a great idea to impart some local culture into the persuasion of the meal plan, but there needs to be some forethought put into these matters. Also, let’s face it, not all chefs, regardless of their training or experience, are created equal. So, don’t push your kitchen staff to prepare certain foods that they simply do not have the skill-sets to prepare with excellence. Work with your chef to create a meal plan that you feel suites the tastes of your clients, fits within the sideboards of the chef’s comfort zones, while also meeting your financial budgets. And speaking of budgets, it’s my opinion that food quality is not an area to cut corners. Spend the extra money to get quality cuts of meat, fresh produce, and ample amounts. Go Wild I think it’s only fitting, in this business, to build some wild game components into the meal plan when it’s reasonably possible. Any of the native deer, upland birds, other game meats, and wild-caught fish can provide exceptional dining quality while also adding to the unique “wildness” of the experience. Should freshly harvested game be in short supply, certain “game” meats can be readily purchased from the local grocer, such as bison, exotic deer, pheasant, quail, and even alligator. There are many great options for wild game to be incorporated as a starter or as the main feature of the entrée. Presentation Counts Even with simple dishes, such as cold cuts, it’s not difficult to build an attractive presentation that can significantly compliment the meal quality and dining experience. Serving plates, decorative arrangements, and a nice little touch will not go unnoticed. Also, hunting, fishing, and other nature-type excursions provide fertile opportunities to occasionally take advantage of beautiful outdoor “dining rooms.” When the weather is nice, a well-prepared sack lunch under a big live oak tree in the back forty, or at an overlook that proves a scenic vista, will allow you to take advantage of the various “tools” that are available in the outdoor toolbox. Again, be creative, while also keeping things simple, and you’ll find that pleasant and memorable dining experiences do not always require gourmet meals.
