Encompassing 29,060± deeded acres including the SY Ranch headquarters in Crook County, Wyoming, the Old Sundance Ranch offers the history, productivity and recreation that defines land and life in the West. The ranch, which sits just west of historic Sundance, Wyoming, is a turnkey property featuring three homes, agricultural infrastructure, abundant wildlife and a beautiful landscape that begs to be explored by snowmobile, ATV, horseback or on foot.

This ranch is about 10 miles west of Sundance, just off I-90. Sundance, established in 1875 as a trading post, is rich in Native American heritage as well as the lore of the pioneers. It is situated along the eastern slope of the Rocky Mountain range in the heart of the Wyoming Black Hills, a short distance from Devils Tower, Keyhole Recreational Park, Spearfish Canyon, Crazy Horse and Mount Rushmore monuments.

The small towns of Sundance, Hewlett, Pinehaven and Moorcroft hearken back to a time when close-knit communities were the

lifeblood of a region. Local businesses ensure that necessary services are available. Gillette and Rapid City Regional Airports provide flight service to this northeast corner of Wyoming.

Land

Old Sundance Ranch spans multiple pastures and parcels and includes an excellent road system for traveling across the ranch. The ranch’s east side is timbered but transitions into grassy plains to the west. Across the vast contiguous acreage, there are approximately 40 sizable pastures. Although the ranch is easily accessible from the interstate, it is large enough that three county roads provide great access to the pastures. Despite the easy accessibility, the ranch is very private.

West of the headquarters, there are 1,200± acres of grass hay meadows along Inyan Kara Creek, which produce plentiful hay to winter cattle, and a dryland hay pasture that could be used for grazing or hay production. Sitting at the western edge of the Black Hills, the ridges are covered with stands of large ponderosa pines and the spring-fed bottomlands are covered

with lush grasses and a variety of brush and small deciduous trees.

Improvements

There are three homes on the property, along with multiple outbuildings, shops and barns, providing a turnkey opportunity to the new owner. Two of the homes are at the ranch headquarters. The primary residence is a 2,412± square-foot, one-and-a-half-story home built in 1926 that has three bedrooms and two baths. The additional home at the headquarters is 952± square feet, built in 1924, and has one bedroom and one bath.

East of the historic SY Ranch headquarters location is another residence that was built in 1965 and is a 1,296± square foot, two-bedroom, one-bath home.

The ranch improvements also include a large historic red barn, a modern shop, several livestock sheds and many other small storage/ ranch outbuildings.

The property is equipped with excellent working facilities and corrals and is well fenced, cross-fenced.

Recreation

For outdoors enthusiasts, the ranch’s exceptional habitat translates into excellent elk, mule deer, white-tailed deer, wild turkey and varmint hunting. The gently rolling topography is excellent for spotand-stalk hunting for all species.

Waterfowl hunters will enjoy fantastic days afield early in the season as ducks and geese take advantage of the ponds dotted across the ranch.

Old Sundance Ranch is located about five miles from Keyhole State Park, which has an excellent public access reservoir for boating and fishing. Because of its location, the Old Sundance Ranch can be the perfect “base camp” to enjoy all the recreational amenities found in this region of Wyoming.

Agriculture

Historically, the ranch has been utilized for cattle grazing. Mature ponderosa pines, wet valleys, deep grasses and multiple creek bottoms create lush meadows that have historically provided abundant hay and grazing opportunities.

Natural Resources

The ranch is blessed with ample water resources for livestock and wildlife. All water rights appurtenant to the land will pass to the buyer. Throughout the ranch there are nine different creeks, several wells with pipeline developments as well as springs and reservoirs. Three of the nine creeks have year-round water supply and run through many of the pastures. The additional seasonal creeks that run in the spring and early summer often hold pockets of water late into the summer months.

Winters are wet and cold, making them perfect for snow-centric activities.

PRESCRIBED

BURNING

Except for deserts, most North American ecosystems evolved with fire. Whether sparked by natural events such as lightning strikes or deliberately set by Native Americans to manipulate vegetation for agriculture, influence the movement of wildlife herds or other goals, fire shaped the landscape.

On the seemingly endless plains, fire, along with rest and rotation that occurred because of the constantly migrating herds of grazers, kept grasslands open, vibrant and relatively free of brush and trees. In the southeastern forests, periodic fire kept the forest floor open and grassy while maintaining those woodlands in an earlier successional stage. The plant community that thrived under those conditions provided the necessary habitat for the wildlife that evolved alongside them.

European landscapes and ecosystems responded differently to fire, so Europeans had a very different viewpoint of fire. When they immigrated to America, they brought their understanding with them and fire suppression became the overarching goal.

As time passed, the unintended consequences of no fire became evident on the landscape. Woody plants began encroaching on rangelands. The composition and age structure of forests changed. Fuel loads accumulated setting the stage for wildfires. Wildlife populations reflected changes in habitat.

While historically people had questioned the role of fire on the landscape, it was not until the 1980s that visionary range scientists began to study its impacts and advocate its use as a land management tool. Since that time, prescribed burning has been used to reinvigorate rangelands and forests.

I sat down with Dr. Sandra Rideout-Hanzak, Professor of Restoration and Fire Ecology at Texas A&M University-Kingsville and the Caesar Kleberg Wildlife Research Institute in Kingsville, Texas, to discuss prescribed burning and the role of fire in the 21st century.

What is prescribed burning and why is this name more accurate than earlier names?

SR-H: When we are planning a prescribed fire, we are choosing the conditions under which we will set the fire in an attempt to create certain outcomes on the landscape. For instance, we choose an acceptable range for air temperature, humidity, wind speed, wind direction and soil moisture among many other things. All the conditions must fall within the parameters we have set before we will light the fire. We also identify what we will allow and things that are unacceptable within the context of the burn.

Just as a doctor writes a prescription for a patient to cure an illness, we write a prescription for the fire to help rejuvenate the landscape and bring it back to a healthier, more balanced state. Because we prescribe

the conditions and the outcome, prescribed burning is the most accurate name to date. One earlier name was controlled burning. Truthfully, the only fires we control are the ones in our grill or fireplaces.

What role does fire play in the environment?

SR-H: We could spend an entire semester discussing this, but we’ll just hit the high points here. First, fire removes dead plant material and makes room for new plants. When that happens, we renew, refresh and restart the plant community. Livestock and wildlife, including birds and insects, respond. Fire also releases nutrients bound up in the old growth, providing a temporary boost of fertility, especially in woodland environments. Finally, a prescribed fire removes excess fuel. Even if it seems counterintuitive,

planned fire is our best defense against uncontrolled wildfires.

As a side note, prescribed burning is one of the most cost-effective tools for managing brush on rangelands. It’s not necessarily easy, but with planning it’s useful.

Since fire was once an integral part of North American landscapes, how has widespread fire suppression impacted the environment?

SR-H: Fire sets back succession, the natural replacement of one plant community with another. It usually follows this order: small plants such as grasses give way to shrubs and then trees. Those trees may change type and species over hundreds or thousands of years.

With the suppression of fire, we lost the primary force that stopped or slowed succession. As a result, grasslands are becoming more forested with the encroachment of juniper, mesquite and other woody plants. We have lost some of the early successional forests as they have moved into older successional stages.

In the Eastern forests, there’s a very interesting phenomenon called mesophication. Through mesophication caused by the absence of fire, drier and more flammable systems have become more humid, shadier and more jungle-like. As a result, it’s even harder to get a fire started to begin to clear out that dense undergrowth.

When the vegetation changes like it does through mesophication, so does the wildlife. For instance, wild bobwhite quail used to abound in the southeastern pine forests and that’s no longer the case. The forest floors used to be grassier and more open than they are now, and the bobwhite need grassland habitat.

How does a wildfire differ from a prescribed burn?

SR-H: The biggest difference between a wildfire and a prescribed burn is the conditions under which they occur. In general, wildfires usually occur when a rainy period that grows a lot of vegetation gives way to a dry period or drought. The vegetation dries out, dies and becomes fuel. Then, on a random day the wind starts to howl, the humidity is low, a spark happens and a wildfire roars to life and uncontrollably runs over the landscape. It burns intensely and behaves erratically, leaving bare ground and oftentimes severely damaged plant roots in its wake.

We would never light a prescribed fire under those conditions. We would never stress those plants that are already struggling from drought by burning them. For a prescribed burn, we would ensure that there was enough soil moisture available for the plants to bounce back from the burn.

A wildfire is not necessarily hotter than a prescribed fire, but it is damaging to the plants and the soil under the conditions that they were subjected to the fire.

What steps are necessary preparing for a prescribed burn?

SR-H: Planning, planning and more planning. Sometimes this process can take a year or two. Patience is necessary.

First, identify the parcel you want to burn and identify the goals you have for that

property, so you can set up the parameters that are pertinent for the burn.

Put your plans in writing. It’s not enough to have it in your head. Your plan will include everything from the specified weather conditions, the firelines and necessary equipment to emergency contact information and the number of people necessary to complete the burn.

Recruit your crew of helpers including a certified burn boss. The number of people necessary to complete each burn depends on the size and shape of the burn unit, the fuel type and the terrain.

You also have to lay in your firelines, which are fire breaks. They can be natural breaks such as dry canyons and sand dunes or lines that you create using equipment to scrape down to the mineral soils. Because

the mineral lines are often the last remaining signs of the burn, we really try to minimize their use through creativity and using natural breaks or existing roads.

It’s important to notify your sheriff’s department and your neighbors prior to the burn. On the day of the burn, they need to be aware that the burn is planned and not a wildfire.

When the day of the burn arrives, you must review the conditions objectively. If the conditions don’t meet the prescription and fall beyond the parameters for a safe, effective burn, you have to be prepared to postpone the burn until a day the conditions can be met. After all the work and waiting, being forced to say “no go today” is hard, but it’s necessary to protect the landscape and the lives of the people involved in the burn. °

Icon Global presents a series of unique events focusing on the western lifestyle and global equestrian sports such as polo, polocrosse, show jumping, horse racing, cutting and reining. Additionally, Icon Global Owner Bernard “Bernie” Uechtritz speaks at corporate and business events, fireside chats and on panels. The firm hosts pre-qualified, invitation-only ranch open house weekends. Icon additionally partners with corporations, charities and media outlets on special, high-visibility occasions such as fundraising galas or awards ceremonies.

“Because we can advertise within the context of the event while expanding our network of potential clients and introduce them to our ranch portfolio and special assets, event marketing is an exceptionally successful strategy for us,” Uechtritz said. “We are known for proactively and creatively taking properties to the market.”

Hosting one or two events per quarter, the Icon Global team, which also includes Uechtritz’s daughter, Kelsi, who serves as the company’s multistate broker of record, maintains a full calendar.

OUTS IDE TH E BOX

As one example, Uechtritz, who also owns property in Europe, is a long-time polo player and his daughter, Olivia, is a professional polo player who serves as Icon Global’s polo ambassador. The sport regularly takes the family and the brand to France, England, South Africa, the Middle East and Australia.

“It’s just a natural fit,” said Uechtritz, noting that Icon Global recently launched its European offices in London and Paris. “Against the backdrop of shared equestrian passions, we get to introduce an international audience to the legend and lore of ranches along with our other special asset opportunities.”

Uechtritz’s equestrian experience is not limited to the polo field. He is equally at home on the Thoroughbred horse farms of Kentucky or astride a cutting horse. In 2024, Icon Global partnered with the National Cutting Horse Association to present NCHA’s first-ever Celebrity Cutting. The star-studded event, held at the Will Rogers Coliseum in Fort Worth, benefited the UT Southwestern Medical Center Fort Worth.

In the run-up to the anticipated event NCHA Executive Director Jay Winborn, who tapped Icon Global as the presenting sponsor, said, “Icon is a top-shelf company that is renowned for its innovative global marketing reach and who has incredible record of success. The pairing was a huge success. Icon Global has signed on as the presenting sponsor for the second semi-annual event slated for March 2026.

Uechtritz, known for his adventurous life that began with his childhood spent in Papua, New Guinea, found another natural fit as an event emcee. Early in his young adulthood, Uechtritz served as an announcer at horse racing and polo-lacrosse events and was an auctioneer. Once he moved to America, he honed his skills further by hosting and emceeing black tie events such as the Australian American Chamber of Commerce galas in Houston and Los Angeles as well as the Australian Trade Commission’s signature event G’Day USA.

From the beginning, audiences responded positively to his energy, and even the Aussie whip cracking he brought to the dais. Regardless of their backgrounds, audience members engaged with his presentations of opportunity and adventures in New Guinea, Australia and America which ranged from jockeying racehorses and playing polo to riding bulls and saddle broncs as well as racing motorcycles and stock cars and recovering World War II relics in the South Pacific.

Today, those tales of adventure are interwoven with anecdotes from his career in “complicated real estate” that began when he sold the infamous family estate of Erik and Lyle Menendez in Calabasas, California, in 1994. As the years past, his track record lengthened to include record sales of iconic ranches such as the 535,000-acre W.T. Waggoner listed at $725 million, the $100 million Tomas Ranch on behalf of ExxonMobil and the $240 million Sandow Lakes mine site on behalf of the Alcoa Corporation.

“I’m storyteller who has been blessed with a career and life passions that have given me a lot of stories to tell,” Uechtritz said. “It’s fun to hold the attention of a room, to entertain and engage the audience, but most importantly, this lets me tie all that into the cause and focus of the event or fundraiser.”

D CEO, a business magazine based in Dallas, has joined forces with Uechtritz and Icon Global for several of the publication’s premier events. Uechtritz has served as the emcee or a featured speaker at the D CEO Energy Awards and Commercial Real Estate Awards as well as a special gathering of the financial powerhouses that oversee family offices. In late March, Uechtritz was back at the podium as Icon Global sponsored the magazine’s 2025 Commercial Real Estate Awards.

“D CEO is read by C-Suiters in Dallas-Fort Worth— high net worth individuals,” said Christine Perez, editor of D CEO. “Most of Bernie’s clients are CEOs or own large private companies. They’re also ranch owners or otherwise invest in real estate. So, our readers are his people.”

Noting that Uechtritz is a veteran of D CEO events including the magazine’s Energy and Commercial Real Estate Awards, she continued, “He always does a terrific job.
