Editor’s Note In this issue, After closing the year on a high following our successful inaugural Landscape Middle East Awards ceremony, we’re ready to embrace 2020 with the same enthusiasm and optimism we had for the year just gone! We’ll be covering many momentous projects this year, not least Dubai’s Expo 2020 and the opening of myriad new residential buildings and parks throughout the region and we look forward to having you with us on our journey. In the first issue of the year, we highlight Dubai Municipality’s contribution to saving our planet by planting thousands of new trees throughout the city. We hope this encourages Landscape professionals to follow in their footsteps and incorporate a range of indigenous trees and plants into their designs and debunk the myth that younger architects tend to opt for hardscape over planting trees and shrubs. We also have features on the green haven that is Dubai’s Silicon Oasis (page 14), as well as a luxury villa landscape design in Cairo, Egypt (page 42). Dubai Municipality distributes 4,200 housing plots to citizens in two years
The Director General of Dubai Municipality, Dawood Al Hajri, revealed that Dubai Municipality has distributed about 4,200 residential plots to citizens in a number of areas of the emirate during 2018 and 2019 and the allocation of these plots comes in implementation of the directives of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai. He said it is also part of the keenness of the government on the welfare of citizens, as its top priority is providing the requirements for a decent life, and ensuring adequate housing for them and their families, which will positively reflect on their social and economic stability. Al Hajri informed that the plots distributed to citizens were in Nad Al Sheba-1, Umm Nahd, Al Aweer, Al Khawaneej, Wadi Al Shabak, Mushrif, and parts of Al Warqa. Dawoud Al Hajri He stressed that the Municipality is keeping pace with the Director General of Dubai Municipality government’s directions in converting all services into smart for the benefit of citizens and to simplify the services provided to them. Al Hajri pointed out that in order to choose the suitable residential plot the application can be downloaded from smart phones using “Android” or “iOS” systems. On the other hand, Dubai Municipality had previously announced the completion of all stadiums and neighborhood parks that were directed by His Highness Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, to be included in the nine planning areas. Al Hajri revealed that the Municipality will announce more than 40 playgrounds and neighborhood parks in citizens’ housing areas this year. He said that the Municipality is keen to meet the needs of citizens and provide residential plots for them, pointing out that the Municipality is constantly studying citizens’ requests for lands to build houses for them, and plans the regions and determines the appropriate ones for the housing of citizens, where all infrastructure and other services are provided. Al Hajri pointed out that the population growth witnessed by the emirate requires the Municipality to continuously plan residential areas to cover citizens’ requests. He pointed out that all areas will be provided with all the necessary facilities, in addition to the various services such as mosques, schools, playgrounds, parks, commercial centers, health centers, public library, and other necessary services.

Dubai Municipality launches free mobile App for selfdesign and construction of villa enhancements Dubai Municipality has launched a first of its kind service, a free mobile App called “selfdesign” for construction of villa enhancements by owners in the emirate of Dubai on the plots in the residential areas of citizens. The new service, launched in line with the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, to develop and facilitate modern and global infrastructure services, is aimed at providing special quality services for senior citizens, by reaching them in their homes and performing their services at their residences, in a first of its kind gesture. The App will save the owners from visiting the Municipality centers to apply for permits and design for building enhancements or depending on consultancy offices to prepare these designs or engineering plans. Now, it is possible for them to apply directly via mobile phones. The App is expected to save more than 3,000 annual visits that were carried out by the owners to the Municipality headquarters and centers. Dawoud Al Hajri, Director General of Dubai Municipality, said that in light of the directives of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, to facilitate all services for citizens and residents in the emirate, and to rely on innovation and creativity in all this, we, in Dubai Municipality, are committed to developing the use of smart systems and modern technologies, in all services and facilities that we provide to the community in various fields. “The Municipality has devised a new qualitative mobile App to obtain the design and

permit for enhancements in private villas owned by nationals, which will save financial costs and a lot of time and effort, as Dubai Municipality will ensure design, permits, assistance and support in completing construction plans,” he said. Al Hajri added that the new service, which is an innovative addition to the application of the Dubai Building Permits System (Dubai bps), which was announced through the Dubai platform at GITEX, was officially launched for all customers on Sunday. “The App, which can be downloaded through Google Play or Apple Store, includes quality options. There will be a special service called “We are Happy to Offer” for senior citizens, providing service in their homes, as soon as they communicate with us over the phone, and this service is similar to the «Home Delivery” service, which is the first of this kind in this field and is also part of the mechanisms of achieving our community service strategy,” he pointed out. Eng. Layali Al Mulla, Director of Building Permits Department at Dubai Municipality, pointed out that the App includes 3 options; the first is the direct design by the owner, as customers can design the villa enhancements themselves and the Municipality completes the rest of the construction and sewage plans and permits directly. “The second choice is the use of readymade designs on the App, where there are multiple options for villa enhancements with integrated models. The third option is for senior citizens who can contact us to request service and immediately, the Municipality team will visit them at the villa site directly and prepare the design that suits them,” she added.

South Energy to retrofit entire Dubai South’s street lighting using LED fixtures ESCO project targets annual energy savings up to 4.5 million kWh, total cost savings up to AED 2.0 million & offsetting carbon emissions of 2,250 tonnes of CO2e

South Energy, the energy solution’s arm of Dubai South, announced that it has been contracted to retrofit the entire Dubai South’s street lighting with energy-efficient solutions to effectively replace about 4,550 conventional streetlights with LED lighting fixtures. Under the agreement, South Energy will act as an energy services company (ESCO) providing all the aspects of the project for a duration of 10 years. Aimed at enhancing the overall sustainability of the city, the project is set to bring huge benefits in terms of energy savings, reduced maintenance costs, and positive environmental impacts, in line with Dubai South’s vision of creating a vibrant society where people can live and work in a sustainable, healthy and happy environment. It also seeks to contribute to achieving the 30 per cent energy demand reduction targets of the Dubai Supreme Council of Energy by 2030. Dubai is positioned to become a global model in green economy transition through leadership, partnership and adoption of energyefficient technologies, in line with UAE’s strategic efforts to achieve sustainable development. The overall project is expected to save energy consumption on streetlights by up to 67 per cent from its previous usage. The expected energy savings is about 4.5 million kWh annually, with the total energy and maintenance cost savings reaching up to AED 2.25 million per year.

Dubai South looks to use the resulting spare load of approximately 1,100 kW to better manage its infrastructure upgrading projects, as well as contribute to its efforts of reducing the city’s carbon dioxide (CO2) emissions by 2,250 tonnes of CO2 equivalent (CO2e) per year. Khalifa Al Zaffin, Executive Chairman, Dubai Aviation City Corporation and Dubai South, said: “Dubai South is committed to ensuring the accessibility of reliable and modern energy services across Dubai South and efficiently consume energy. This commitment is in line with UAE’s Energy Strategy 2050, which targets to increase the share of clean energy in our energy mix and reduce carbon footprint from power generation. By consciously aligning our energy usage through clean technologies, we can take part in reducing electricity consumption and show the benefits to individuals and companies alike.” Ismail Al Marzooqi, CEO, South Energy, noted: “Our latest project for the entire Dubai South is testament to South Energy’s ever-expanding capability to provide advanced and sustainable energy solutions. Through this project, South Energy will serve as an ESCO provider to oversee the financing, development, implementation, operation and maintenance of the project. We take the responsibility of achieving the guarantees of savings for the project’s lifetime and the cost savings will be shared between South Energy and Dubai South for 10 years.” The LED lighting fixtures have 10 years of warranty or more than 50,000 hours lifetime, thereby eliminating the need to replace every now and then as in the case of conventional streetlamps, which has much shorter lifespan and adds to waste. Managing the waste and properly disposing the replaced lamps are also part of Dubai South’s energy and carbon management policy. The company said the discarded lamps will not be sent to landfill and will instead be scraped or recycled as applicable. South Energy has awarded the engineering, procurement, and construction (EPC) works to BMTC. All fixtures will be equipped with NEMA sockets for future integration with smart lighting management system, in line with Dubai South’s Smart City development plans.

Driving down Sheikh Mohammed bin Zayed Road, heading towards Sharjah, as soon as you take the exit for Dubai Silicon Oasis (DSO), you are greeted by a well-planned green landscape with a balanced layout of palm trees. The greenery fills your line of sight at every roundabout leading to the Dubai Silicon Oasis Authority (DSOA) headquarters that glows like a blue crown at night. The flowers around DSO change colors with the seasons. The switch between red, white, purple, and yellow turns the high-tech park into a colorful celebration of life. Green spaces in DSO, including the Community Farm, public parks, green roofs, interior vertical gardens, and walkways, grew from approximately 890,000 square meters in 2014 to 1.2 million square meters in 2019. The community now boasts 4,000 square meters of vertical gardens, 3,000 square meters of green roofs, and 100 square meters of green walls. Sustainability at Heart Engineer Khalil Shalan, Senior Vice President of Operations and Facilities at DSOA, views sustainability as the top priority in planning and implementing all facilities within DSO. Therefore, sustainable plants that are native to the region and don’t require much irrigation water, such as palm trees, purslane, and cacti, make up 70 percent of the green landscapes within the high-tech park.

Community Farming Every year in September, DSOA opens registration for its Community Farm initiative that runs until May of the following year, providing DSO residents with 400 plots of land spanning a total of 8,000 square meters to try their hand at sustainable organic farming. Enjoying the unique and fun experience, families regularly gather in the open air to look after their allotments. The initiative also involves a friendly competition for the Best Farmer, Best Landscaped Plot, and Best Organic Produce. The most enthusiastic gardeners must be the children, who spend endless hours ensuring their plants are doing well within their dedicated 4x2 meter plots in the company of their families and neighbors, especially on the weekends.
Community Parks In September 2018, DSOA opened the 35,000-squaremeter North Park, its third community park set amid a lush landscape adjacent to Cedre Villas.
Respect for the Environment Speaking about the importance of early environmental awareness, Engineer Khalil says: “The Community Farm is mainly aimed at the young generation. It seeks to get youngsters growing up in the city back in touch with nature and teach them how to respect the environment and protect it from pollution, desertification, and overuse.” He added: “The initiative brings together residents of all ages and backgrounds and enables them to build new social ties. This reinforces the values of openness and tolerance.”.
Innovative Green Buildings DSOA has obtained a series of certifications for sustainable green buildings and community design, including 3 LEED Platinum and 1 LEED Earth certifications. In addition, as part of its Smart City Strategy, DSOA organizes an annual Smart Residential Villa Award to promote the use of sustainable technology across the high-tech park.
Complementing DSO’s popular Lake Park that boasts a 2.2-kilometer jogging path, and Central Park that spans 9,129 square meters, North Park offers a diverse mix of amenities, including water fountains, a kids’ play area with a separate section for toddlers, sports facilities, food and beverage options, and a parking lot for more than 90 cars. Designed with strollers and wheelchairs in mind, the walking paths feature smooth, even surfaces to maximize convenience.

The hybrid solar irrigation system analyzes the weather to calculate how much water needs to be dripped across its 100,000-squaremeter subsurface irrigation network. This effectively reduces the amount of water that is evaporated by the sun’s heat, saving up to 55 percent of irrigation water. Local Trees The most fruitful trees at DSO are its 3,500 palm trees that produce between three and five tons of dates per year, which DSOA distributes to charitable organizations. DSOA proudly celebrates national occasions, including the Year of Zayed, Flag Day, National Day, and His Highness Sheikh Mohammed bin Rashid Al Maktoum’s 50 years of service to his country, through creative initiatives that have been applauded by residents and visitors alike. In 2019, DSOA announced plans to plant 1,000 ghaf trees, the symbol of the Year of Tolerance, across its premises to encourage openness, communication, and mutual respect. The campaign supports the Gheras initiative that was launched by the Ministry of Climate Change and Environment (MOCCAE) to raise public awareness about local plants. DSOA’s efforts to enhance the overall living experience of its residents align with the Desirable Society pillar of the DSOA 2021 Strategy. Lush tropical beach resort in Lebanese valley By: Francis Landscapes
Project’s Landscape Concept Design Narrative Pretexted as an ideal beachfront destination comprised of chalets, restaurants, a marina, outdoor showers, beach activities, etc. the River and Sea resort is perfectly positioned in a desired location on the Lebanese sea shore amongst other beach compounds. The initial concept is based on retracing the architectural lines of the existing building’s staggered volumes onto the ground thus to maintain this neat partition and synergy. Perpendicular lines are hence introduced to recreate landscape platforms which are translated into landscape functions throughout the project.

The landscape approach responds to a root extension inspiration as it responds to the need to anchor the building to its environment. The result is absolute synergy between architecture and landscape, a synergy that resonates throughout the entire project. Private gardens greet you at the entrance, which is covered in lush greenery that borders the entire site creating an exotic tropical ambiance for tenants and visitors to enjoy.
The main swimming pool is situated within the axis of the entrance. In its shallow part, two wooden strips accommodate inviting and relaxing loungers, providing pockets of tranquillity. Planters with tall palm trees and fluffy Pennisetum underneath them are scattered all around the pool. A small island is integrated towards the deeper part with loungers and exotic palm trees for those who wish to be transported into the tropics. It is accessed by submerged stairs.

It was music to my ears when I heard from my colleague Jean-Claude Melone (JC) that his plea to save mankind by planting trees was heard by Dubai Municipality who last year planted 44,000 trees- well done Dubai! It represents a direct counterpoint to the destruction of forests, and bodes well for the future of trees in the urban landscape as municipalities become more conscious of the value of trees to their communities.

Tree Planting in Al Was’l, Dubai
The news was particularly pleasing from a design point of view as it countered the notion that younger landscape architects are more inclined to favour paved surfaces over planting. In certain instances, this no doubt is true, as plants do not figure largely in landscape architectural training - the landscape architect being expected to learn about them after qualifying – learning on the job, as it were. Somewhat in support of this view, was a remark made in an interview by the renowned British architect, town planner, landscape architect and garden designer of the 20th Century, Sir Geoffrey Jellicoe, when he said, “I know damn all about trees, but I think I know their

Returning to the great news of Dubai’s tree planting achievement, it was good to note from the images in the Gulf News which carried the story, that the date palm had been included in the planting schemes; for in my previous article, I had expressed alarm at the diminishing date palm plantations in the region and the damaging effect this could have on the psyche of the population, suggesting that their loss could be assuaged by cities becoming the new oasis – the date palm, of course, being the mother of the oasis! In addition to the date palm, Dubai Municipality planted silver trumpet trees (Tabebuia argentea), otherwise known as the golden bell tree, (see image middle left, which shows young examples planted in Al Was’l road separator island). This native South America tree is a small, semi-deciduous, moderately salt tolerant tree reaching between 8

- 12m in height with fissured bark, silvery-green foliage and bearing in profusion clusters of bright yellow trumpet-shaped flowers (see image below), much frequented by honey bees. It flowers best when irrigation is reduced 6 – 8 weeks prior to its blooming period in spring.

Dubai’s tree planting programme also included the boseda tree or black olive, formerly botanically known as Buceda buceras, now known as Terminalia buceras; like Terminalia catappa, the Indian almond, when young, its branches are produced in whorls reflecting a pyramidal arrangement, which is striking in effect (see image below).
The royal poinciana or flame tree (Delonix regia), also featured in the planting operation. This arguably is the most spectacular of flowering trees; during my first visit to Bahrain in the spring of 1982, the city of Manama was ablaze with the flame-red blooms of this most flamboyant of trees, complemented by golden-yellow floral displays of the yellow poinciana (Peltophorum inerme), making a striking combination.
Mature Delonix regia
Examples of Delonix regia were planted in the verge of Al Thanya Street (see image below), the canopies of which will eventually grow to meet those of the older specimens of the same tree on the opposite side of the verge, thereby creating an extremely attractive and unusually shaded footpath.
Young Terminalia buceras
As the tree matures it retains its pyramidal shape (see image top right of examples in Abdulah Omran Tayam street adjacent to the Dubai tram rail track, Dubai) and as it grows older its branches assume a weeping characteristic. The tree is evergreen, typically reaching 5-10m in height and produces showy displays of small, white flowers much favoured by honey bees. It grows at the rate of 300mm a year and is moderately salt tolerant.

I trees Delonix regia, native to Madagascar, is a moderately salt tolerant, semi-deciduous and fast-growing tree, ultimately reaching a height of 12m., the flowers appearing just before the foliage emerges; the leaves being bi-pinnate and (contrary to manuals) generally forming a semi-open canopy, thereby allowing sunlight to penetrate to the ground, thus enabling grass to grow as testified in the image bottom right of page 23. Another tree included in the tree planting operation was the Bismarck palm (Bismarckia nobilis), examples of which were planted in the median of Al Thaya Street, Dubai (see image below). As its scientific name indicates, it is a most noble palm, named after Otto von Bismarck, who unified Germany in 1871.
Prosopis spicigera
The genus Cassia also featured in the planting programme, Desert cassia (Senna polyphylla) and golden senna (Cassia surattensis) being likely examples. The desert cassia (Senna polyphylla) (see image below) is native to the Caribbean, its common name probably arising from the fact that it is found on desert islands in that part of the world. However, it is an attractive small evergreen shrub or small tree growing to a height of 5m and bearing pinnate (feathery) foliage and masses of canary-yellow flowers throughout the year, though particularly during autumn and winter.
Bismarckia nobilis planted in the median of Al Thanya St. Dubai
Like the royal poinciana, the Bismarck palm is native to Madagascar; it is slow growing, moderately salt tolerant, and produces blue-green palmate foliage with a silvery sheen and eventually reaches a height of 10m. The Ghaf tree (Prosopis spicigera syn. P. cineraria), the UAE’s national tree, named as a nod to its cultural and traditional significance, was another highlight in the planting operation (see image top right). The Ghaf tree is semi-evergreen and when allowed to grow as nature intended assumes the most beautiful shape, very much deserving of its national status. The Ghaf tree’s creamy white flowers appearing from March to May are attractive to bees, the resulting honey being a delicacy in the Gulf region.

The golden senna (Cassia surattensis) (see image on the next page), is native to Australia, and has virtually the same characteristics as the desert cassia in so far as it is an evergreen shrub or small tree reaching a height of 5m; it is fast-growing of moderate salt tolerance and bears in profusion bright yellow flowers appearing in the autumn; also, periodically throughout the year and is much favoured by bees.

The forest is the natural home of bees, particularly the honey bee and the stingless bee, both of which originated in the forest. By pollinating trees and other plants these are enabled to produce seeds, which, while ensuring the continuance of their species, also provide food in the form of berries and fruits for birds and other animals; as well as humans.

It will have been noted from the above that there are frequent references to bees and these are mentioned in connection with JC’s call to save mankind by planting trees, for trees and bees are in decline across the world, the one owing to irresponsible slash and burn and other thoughtless practices, the other through loss of habitat, sinister use and manufacturing of pesticides, as well as climate change. Trees and bees are interconnected, likewise, we humans need both trees and bees for our survival.

Interestingly, date palm flowers appeal very strongly to bees, though owing to the very low ratio of male palms to female palms, date production from bee pollination is very low, hence date palm pollination requires the hand of man (below – an example of man and nature working together!
Beehive in the forest
On a global basis, there are more honey bees than any other type of pollinating insect, making it the most important pollinator of food crops. Research reveals that one third of all food consumed is mainly attributed to bees, though this is not to discount other pollinators such as other insects, birds and bats. According to the Bee Keepers Association of the UAE, as a result of extensive urbanization, the wild bee (Apis florea), native to the UAE, (image below) is losing habitat. It’s therefore reassuring to know that Dubai Municipality have included the ghaf tree in its tree planting programme, as it compensates the wild bee’s loss of habitat to some extent. In addition, the initiative serves to strengthen the UAE’s cultural identity.

Likewise, Dubai’s commendable achievement last year of planting 44,000 trees represents a beautiful gesture towards compensating for the loss of trees across the world – thereby, albeit it unknowingly, responding to the promptings of Gaia and obliquely answering JC’s appeal mentioned at the beginning; while at the same time adding to the city’s extensive landscape tapestry, and setting an example to other cities in the region. Wadi Adai Bridge By: Snotte Recent decades of city development has contributed to deterioration of Wadi Adai, the largest wadi (riverbed) of Muscat. The project aims to reverse this deterioration and encourage a sustainable future for both natural- and cultural resources of Wadi Adai. Highly visible gateways and attractors will make the urban wadi not only a city landmark, but also work as a flood drainage system. These include an ambient lit pedestrian bridge, promenades, bike paths, and landscape features such as vegetation islands. The shading canopy on the bridge creates an atmosphere of walking beneath a vegetative

promenade, and during night the canopy emits light using energy that has been collected during the day by solar cells. The light on the bridge becomes inverted at night as the area previously shaded by the canopy is lit from above by light fitted in the shading canopy. The swimming pool area is surrounded by a sun dappled garden covered in small shrubs, while hanging string lights frame the seating area with swing sofas to relax in. Installing the correct outdoor lighting is very important, not only to provide a great source of light for dining or reading a book in the garden, but also to highlight special features that would otherwise only be seen in the daylight. Hence, the sting lights were used in order to make the garden feels like an extension of the home, in addition to uplights for the palms and dimmed lightings for the pavings and walkways.

The masterplan for Park Royal divides the project into 3 main consecutive zones connected with pedestrian promenades and accessed by 3 folded portals to welcome the incoming users. The Park Walk zone where ‘First Impressions Last’. The monumental entrance is meant to be remembered by its iconic “Sculptural” Aura. The main spine featuring anchoring “Big Boxes” together with the handpicked specialized retailers hosting fashion, accessories, etc. All wrapped within a collage of manicured vegetation and seating areas locally served by a bouquet of free standing RMU’s.

The Y-Arena zone, Catering for the “tweens” of Cairo, - is the secondary piazza of the project. It is tailored for youth gatherings, entertainment and activities. The Play-Boxes juxtapose themselves for the virtual AI realms of gaming entertainment, while the adventure park represents the physical gaming challenges and finally the casual dining experience coupled with the arcade attractions all format the complete entertaining composition. The Spot on the park zone is the project nucleus for feasting and festivals. The outdoor casual dining and entertainment area provides interchangeable furniture configurations for enjoying meals, music and live shows. This dining activity coupled with the cultural hub culminates in a one of a kind in Cairo’s memorable and unique outdoor experience. The Landscape areas are designed to occupy 60% of the project’s 120,000 m2 total area while the remaining 40% is left to be occupied by buildings and parking lots. It has been designed in the form of an outdoor urban oasis where both the softscape and hardscape elements are selected and designed, respectively, with the utmost sensibility and accuracy to create a significant urban experience. Plant materials have been selected using rigorous selection criteria to meet specific functional and aesthetic purposes assigned by the designer. Sets of salt and drought tolerant evergreen and deciduous trees, palm trees, shrubs and ground covers have been used to provide shade, shelter and comfort to the pedestrian areas placed below. A four season blooming plants have been well-distributed visually to create naturally stunning views and vistas that burst with beautiful combinations of vibrant pink, purple, red, yellow,
orange, green, blue and white colors during the consecutive seasons. A specialized landscape design promoting a dynamic all year-round blooming experience that extends beyond beautiful colors and fragrances to provide natural habitats for local wildlife and pollinators. To sculpt an unforgettable outdoor nighttime atmosphere, dynamics of light and darkness have been altered in an orderly and rhythmic manner to transform such gathering spaces and buildings into attractive urban elements that promote interaction and sociability. The folded portals are highlighted using environmentallyfriendly LED edge lighting technology to isolate the folded geometry from the lit background while emphasizing its architectural features. Along “the park walk zone”, the lantern lighting approach, from inside to outside, has

been followed to create a visual contrast between what is being sold inside the retail shops and the shape and form of the architecture. Catenary lighting systems have been used to create a welcoming atmosphere while adding a sense of drama by playing with light and shadows. Trees and palm trees have been lit vertically to improve spatial perception while the ground cover and the pedestrian walkways have been lit horizontally using lighting bollards to encourage certain patterns of movement throughout the outdoor spaces. High directional illuminance approach, without lighting spills and lighting pollution, have been followed to highlight the “spot on park” main water plaza. This approach is believed to encourage the users to move towards the festive and dining areas while brightening the water fountains and the outdoor performance stage to create a livable atmosphere that supports the project new theme of “Shopping + Dining + Gathering.”

Nature is at the heart of Egypt’s luxury development By:AGi Architects
When we approached the design for “Marassi Premium Luxury Villas” by EMAAR, we immediately understood the necessity of incorporating Egypt’s genius loci into our proposal, which means that the design could not be based exclusively on formal concepts. The integration of new construction into the existing landscape created many unique opportunities. It allows us to utilize the different levels of the landscape to have a more dynamic experience for the user and maintain an exciting outdoors experience. It’s our responsibility to ensure the design is driven with three crucial elements at the forefront; Climate, Landscape and Environment. We envision a sustainable development that respects the natural environment. Therefore, the existing landscape was used as the starting point for the design proposal, which entailed enhancing the local vegetation and introducing an organic design with new species, new fragrances and new sensations. Otherwise we would be destroying our main asset,
the environment, and the development would rapidly lose value. Similarly, the villas are designed to ensure the highest comfort standards, with minimum impact on the environment. There is a sense of serenity and calm within the development as the buildings seamlessly blend with the natural landscape whilst overlooking sea views. A sense of privacy is also created throughout the development using awnings and canopies. This also provides necessary shade between the villas and surrounding areas, creating a playful effect of shadows on the ground. The villas become an extension of the landscape utilized in such a way to maximize views and enhance the user experience. The overall approach will create a sustainable habitat that is meant to be easily maintained, requiring very little watering and care. Complementing the terraces is the ability to utilize cross ventilation in the villas which in turn will minimizes energy consumption.

In Santiago, a riverside park gets closer to the water By: Jimena Martignoni
Fresh designs and a river clean-up breathe new life into the Chilean capital’s Fluvial Park Santiago de Chile is a city that stretches out at the foot of the Andes and which is crossed by a canalized river from east to west. This river, called Mapocho, has historically been a very significant local landmark and the city has grown along its banks. The process of urbanization of this 34-kilometer-long course of water was quite unsustainable and in the early 1990s this linear space was the natural receptacle of wastewater, badly contaminated by city sewage and industrial waste.

Now, since 2012 and as part of an ambitious public-private sanitation program called Cleaned Urban Mapocho and managed by Aguas Andinas (the largest agency responsible for water supply in Chile), the river was completely cleaned up and decontaminated. Served with several wastewater treatment plants and a 29-kilometer-long wastewater pipe collector, this river became the first in Latin America to be completely cleaned from grey waters (although the water itself still looks murky, due to the large quantities of silt and mud the water carries downstream, the river now supports fish and birds). In this context and in line with the very traditional configuration of public linear parks in Santiago, most of them developed along the riverbanks, the new Fluvial Park appears as a singular project located by the Mapocho River. Originally, this park would be part of a much larger urban intervention along the full extension

of the river, comprised in the Bicentennial Projects set out by President Piñera during his first administration (2010-2014), which would make “the river navigable”; however, it proved more possible and more realistic to start the river transformation and beautification by focusing on a single area. In this case, the selected large vacant area was found in a district with very few green public spaces.
The project was donated to the city by Aguas Andinas and the design office in charge was Boza Arquitectos, whose founder architect Cristian Boza had been working for decades on possible alternatives for the river’s revitalization. The vacant area, which is located in western Santiago in a district mostly devoted to industrial developments, extends along one kilometer and was adjacent to a very wellestablished park in the city, offering the perfect situation for the project to establish a clear continuity of green spaces in front of the river. The very different design approach and final image of the recently implemented park provides now a strong sense of novelty for locals. There are two urban situations newly generated by this project and which are quite innovative for a park in this city: one, the creation of an adjacent large surface of water for recreational uses and, according to the designers “to bring the river closer to the people”; two, the construction of artificial architectonic green slopes to define the borders of the park and the floating pieces in the new lagoon. The reason why this topography appears as innovative is primarily because of the geometrical design the slopes display, in opposition to the natural organic lines of the traditional parks in Santiago. The construction of these slopes was also a decision that responded to the existing dirt and debris supply, gathered in the site over the years; the reutilization of this material was the most sustainable way that the designers found in order to generate the dynamic shapes they had envisioned for the park. The highest point of this series of slopes correspond to that of the City Bike Circuit, called Mapocho 42K in reference to the internationally renowned marathon and which goes across eleven different comunas (districts) in Santiago and extends along 42 kilometers; the incorporation of the bike path’s segment in the new park into this very popular recreational/sport program which the city started in 2009, has been a very positive planning decision. Overlooking the

I Fluvial Park river and with the mountains as the perfect backdrop to the north and, at the opposite side, overlooking the lagoon and the park’s pathway and greenery, this elevated bike trail is today an urban success. The rest of the park’s pathway, 100% pedestrian, is an elaborate network which allows visitors to walk along the water edges, to go up and down the different slopes and to walk across the bridges which were built over the water to keep all spaces easily connected, granting a compact and fluent itinerary. In order to assure easy maintenance and management of the slopes’ edges, the landscape plan was defined mainly with groundcovers and succulents and the large trees were saved to outline larger spaces, borders and a pedestrian avenue connected to the access plaza. Composed mostly of native species and with little water requirements, the planting list also responds to the call for a diverse and wide seasonal color palette. A nice consequence of the colorful planting in the site was the considerable increase in bee species. The water supply for the site’s irrigation is the central lagoon, which acts as a large on-site water reservoir. The diversion of part of the flow of the river was achieved with the

inclusion of an inflatable rubber diversion dams which directs the water into the reservoir after a sedimentation process via an underground filter system. Depending on the river flows and the reservoir water levels, the water can be returned. The incorporation of this dam changed the look and feel of the riverfront in this area of the city and it has a wide variety of beneficial uses such as water storage and recycling, recreation and habitat; however, it can be argued that the natural behavior of the river waters has been changed too and that, as little as that change can be when compared to any potential benefits, is still a significant change whose consequences may be seen in the long term. Environmental impact assessments were carried out by the agencies and governmental areas involved and the project is meant to be a positive addition to the area; in this sense, the Ministry of Public Works worked hand in hand with the designers and established the general criteria for the correct park’s implementation. While in the process of coworking, the Ministry of Public Works defined the social aspect of the site as paramount. According to this clear objective, the park’s program includes

soccer fields, administration offices and service areas, water features and, of course, offers paddleboat rental (with very affordable fees). A large access plaza provides room for public events and craft fairs and one of the slopes was prepared to accommodate a large audience for free concerts and performance art. Placed into the soil and appearing as floating pieces on the green, custom-designed concrete benches provide seating areas and can be also used as play structures for kids. The lighting plan was carefully planned and designed for every one of the spaces of the site and the many different possible uses, both at day and night. Fluvial Park, which was recently renamed Family Park, is definitely different from the rest of the traditional linear green spaces in Santiago de Chile because of its new physical, visual and conceptual relationship with the riverbanks and, especially, with the river waters. In times of urban adaptation and renovation necessary processes, this could be considered as a pioneering positive sign; however,
with any innovative ideas, strong commitment comes along. Profoundly responsible decisions, procedures and monitoring actions are the signs which would make any urban intervention of this kind, highly positive. Only time will tell.
