Editor’s Note In this issue, The UAE aims to have 75% of Dubai’s energy come from clean resources by 2050. If the city pulls that off, it will have the smallest carbon footprint in the world. We speak to one of the men who is making it happen, planning and design manager at See Nexus, Phil Dunn, a provider of sustainable solutions and the company that have been working on Dubai’s Sustainable City. Dunn talks about what makes a sustainable community and some of the major challenges that come into play when trying to create a sustainable environment. (See page 26) Another innovative project that we profile in this issue is in the German city of Freiburg. A new town hall building that will house 840 employees is said to be the world’s first public building that generates less energy than it consumes— a great feat for Ingenhoven architects who designed the building. (See page 32) Back in the Middle East, we review projects such as Sidra medical centre, which has installed numerous water features throughout the clinic to help both patients and visitors relax, as well as a world class residential and tourism community development that is environmentally, socially, and economically sustainable in Egypt

I hope you enjoy the issue.

Interplay of colors & light reflect richness of architectural details of the emirate’s iconic buildings

Sharjah University City shines with sparkling lights to celebrate role of science, knowledge & culture in building future generations

The Sharjah University City is witnessing a spectacular display of light, decorated with glittering lights that celebrate the role of science, knowledge and culture in building generations and future pioneers. The event is held under the patronage of His Highness (H.H.) Sheikh Dr. Sultan bin Mohammed Al Qasimi, Member of the Supreme Council and Ruler of Sharjah and will continue until February 17. This year’s event features four distinct locations in Sharjah University City including Dr. Sultan Bin Mohammed Al Qasimi Center, Sharjah University City Campus Avenue, Sharjah Police Academy and the University City Hall. Magnificent towers of lights illuminate an important icon of Sharjah’s architecture - the Dr. Sultan Bin Mohammed Al Qasimi

10

Centre, under the theme ‘Monoliths Landing in Sharjah’ in an astonishing opening show, an illuminated story through time eulogizing the development of Arab heritage, history, culture and their affinity to time and space through the ages. The interplay between colors, light and dark will be a constant invitation to stroll and discover the richness of the architectural details. The structural splendors of the building stand out with the most advanced of light technology in a video mapping show that will awe all who experience it. The Sharjah University City Campus Avenue is festooned with more than 500,000 of LED pixel lights covering 4 km on both sides, and is the longest and biggest avenue in the history of light festivals worldwide. The three buildings of Sharjah Police Academy offer an exciting new triple canvas for artist Laurent Langlois who has designed a series of light shows under the slogan ‘Variations of Pictorial Compositions’. The buildings of the Sharjah Police Academy are ‘painted’ with video mapping in combinations of primary colors that invite the viewer to truly see the architectural details of the buildings, interspersed with intriguing motifs and symbols that pay homage to the history and disciplines of the emirate. The light shows held under the theme ‘Sunrise’ at the University City Hall reflect a sophisticated look at different cultures’ representation of time and the constantly evolving universe. The sun takes center stage in this thought-provoking show, guiding the viewer through time, day, night and sunrise as the constant system in an ever-changing world and the sundial as the discipline of our lives. Civilization may alter; however, the sun retains its guiding presence in the universe. All shows are performed from 6 pm to 11 pm on weekdays and from 6 pm till midnight on weekends. Visitors can also enjoy food served by the food trucks at the University City in the parking area facing the University City Hall.

Reflection Garden, City of Aurora, Colorado PROJECT OVERVIEW: The City of Aurora, Colorado, recently expanded its five-acre Aurora Water-wise Demonstration Garden at the Aurora Municipal Center to include the Reflection Garden that features a dedicated space for the 7/20 Memorial to honor the victims of the 2012 Aurora theater shooting. One of the challenges at the Reflection Garden resulted from the water source being located uphill from the garden. The city planned on using dripline to irrigate the garden and wanted to prevent water from draining out of the dripline each time the irrigation cycle turned off. Low-point drainage wastes water and can overwater plants located at the lowest point. The second challenge was how to make the installation of the supply header easier and faster along the curved walkways. If the installation team used a traditional PVC header they would spend a lot of time making cuts and gluing many pieces of PVC and fittings to follow the curves.

RESULTS: To help solve those challenges the city chose two Rain Bird drip irrigation products. First, the XFS-CV Dripline helped solve the drainage issue. This innovative dripline features a special emitter with built-in 4.3 psi check valve to prevent low-point drainage and a patented copper shield to prevent root intrusion in subsurface installations. The check valves keep the dripline charged with water in elevation changes up to 10 feet. The QF Dripline Header offered the city a flexible solution for the supply header. Made from flexible polyethylene tubing, the QF Dripline Header features preinstalled, 360-degree rotating elbows used to attach the dripline. Instead of cutting and gluing PVC pipe, the installation crew simply rolled out a coil of QF Dripline Header against the curved pathways and attached the dripline laterals. Using the rotating elbows, the installation team could easily adjust the lateral lines to ensure the proper lateral spacing. The city also installed a Rain Bird drip control zone kit that features a 1.5-inch PESB valve with two pressure-regulating, quick-check basket filters. The control zone kit accommodates large commercial drip zones with a 15 to 40 gpm flow rate.

Green Sports Hub is a true sports community hub By: SLA 16

The vision of the Green Sports Hub is to be the premier destination for sports training, sports leisure and sports tourism in Dubai. The Green Sports Hub does not only provide extensive and varied sports facilities, but also creates a vibrant and multi-functional sustainable attraction used as a social and educational resource open for all: A true sports community. The Green Sports Hub is a 50,000 sqm sustainable sports hub consisting of sports academies, indoor and outdoor sports facilities, shops, restaurants, gym, sports hotel and other leisure

facilities. GSH has been designed to be sustainable and will be developed to enhance the local environment and inspire a generation into sociable, healthy and responsible values. By using native species, local landscape typologies and natural biotopes as the main driver for its sustainable solutions, the Green Sports Hub will not only be a beacon on how to use nature-based solutions in the Gulf Region – it will also be a celebration of the rich and varied cultural and natural history of the UAE. The landscape as driver for sports and social cohesion It is the international landscape architects and nature designers SLA who has designed the innovative landscape in the Green Sports Hub. The building architects are Danish firm CEBRA, consultants are Act NOW, while the project itself is initiated and headed by former Danish soccer star and current Dubai entrepreneur Ebbe Sand. In the Green Sports Hub, SLA uses all the company’s research and knowledge of the UAE climate and natural biotopes to create a sustainable sport complex with a comfortable and human friendly microclimate. The landscape project includes the design of outdoor sports facilities, public plazas, event spaces and green promenades where a strategic design of vegetation and passive cooling creates refreshing shadow, gentle breezes and a natural lowering of the temperature – all together making it possible to play and exercise outdoors even during the warmest months of summer. Thus, ensuring that the Green Sports Hub is a vibrant and multi-functional national attraction as well as a social, cultural and educational resource for the local community. Using wadis to solve challenges and add life quality The project site is placed in a very harsh and dry context, where sand and desert are dominant. To be able to create a comfortable, vibrant and attractive destination, SLA’s has studied and used the Middle East’s traditional Wadi systems, a natural green corridor where water is channeled.

17

I LEISURE & SPORTS

The wadis allow the Green Sports Hub site to be connected in different ways. By creating a central green corridor, the wadis create room for social interaction in a beautiful and attractive space, dominated by vegetation. This green space called The Green Corridor is the social connector of the Green Sports Hub. Furthermore, the corridor is the main physical connection for all the functions needed between indoor and outdoor. The lush environment created by the wadis results in a natural cooling effect, allowing the space to be usable for longer hours and through all seasons.

18

Performative nature and ecosystem services Through careful wind and microclimate analyses, SLA found that the site is subject to wind exposure all year around, with the strongest and warmest winds coming from North / North-West. At the same time, sand intrusion is a problem from all sides due to the Duqum corridor and sand surrounding the site. Finally, the site is also exposed to severe noise pollution coming from the highway South of the Sports Hub. These analyses helped SLA to approach and design the perfect ecosystem services and performative nature solutions for the sports hub. To mitigate the analyzed challenges, a dense and diverse vegetation is implemented along the entire site perimeter to slow down the winds and naturally cool them off while entering the site. This vegetation barrier also stops sand infiltration. To prevent noise pollution from the highway, a strategic topography is added to the Southern vegetation barrier, partially blocking both the view towards and the sound from the highway, while simultaneously providing a richer and more challenging jogging and running experience. Finally, the central Green Corridor of the sports hub is intensely greenified with an abundance of trees species with broad canopies to provide continuous shade, lower temperatures and better air quality. In-depth knowledge and research of Dubai nature and habitats To achieve this implementation of performative nature and specially designed ecosystem services at the sports hub, SLA has had to draw upon a very special research project that the studio undertook in 2016 when first beginning work in the UAE.

I LEISURE & SPORTS All SLA’s designs and projects are based on nature. The studio learns from it, designs with it and uses it to solve both societal and environmental challenges. Through the studio’s 25 years of experience, knowledge and understanding of working with nature, SLA has developed solutions and methods that bring both sustainable, social, and financial value to projects and clients. Thus, to ensure a qualified level of knowledge when working in the UAE, SLA conducted a comprehensive research on all the native plants in the UAE. Each species has been defined based on size, volume and habitat. By understanding the local species and their accessibility, SLA was able to identify the vernacular, biological potentials of the UAE. The research was gathered into a catalogue that enables SLA to conduct robust and resilient projects in correspondence with local climatic conditions; projects celebrating and expressing the unique nature and culture of the UAE. In the Green Sports Hub, all this research, knowledge and experience is put into play to create sustainable, nature-based solutions to site’s harsh (micro) environmental challenges – while at the same time providing optimal opportunities for outdoor social interaction and community. The Green Sports Hub will be completed in 2020.

I GARDEN

Singapore’s Botanic Gardens

Established in 1859, the Singapore Botanic Gardens played an important historical role in the introduction and promotion of many plants of economic value to Southeast Asia, including the Para rubber tree. Over the years, the gardens have continued to introduce and rejuvenate its horticultural attractions while continuing its mission of connecting people and plans.

22

In the 1960s, the then Prime Minister Lee Kuan Yew envisioned Singapore as a Garden City. By actively supplying plants for streetscapes and parks, the botanic gardens contributed significantly towards this realization. A school of Ornamental Horticulture was set up in 1972 to provide trained personnel for the Garden City’s cause, and this established the skills base upon which the modern Gardens is founded.

The gardens have also been at the center of Singaporean culture since its foundation. It was the ‘neutral’ meeting place for families to introduce partners in former arranged marriages; in 1959, it was the venue for a multicultural concert where Malay, Chinese and Indian performances shared the stage for the first time. This was followed by a three-month series of events that shaped the formation of the multiracial culture as the island prepared for independence. Today, the 82-hectare Gardens is a key civic and community space, and a national tourist destination. Attracting annual visitors of more than 4.7 million, it is also an important institution for tropical botanical and horticultural research, education and conservation. Singapore has moved on to its next phase of greening: from garden city to city in a garden— the continual development of the gardens is a key to Singapore’s green vision. The gardens showcase the most spectacular tropical flora, including more than 10,000 types of plants and the region’s most significant living collection of documented palms, orchids, cycads and gingers. Its historic 19th century garden landscape is well preserved and includes the earliest ornamental designed lake in Singapore. The Singapore Botanic Gardens also houses a number of historic buildings constructed between 1867 and 1930, which include Burkill Hall (1867), Ridley Hall (1882), as well as the Swan Lake Gazebo (1850s) and the Bandstand (1930). There are also 60 Heritage Trees in the Gardens, the oldest of which is over 200 years old. The Singapore Botanic Gardens is also the country’s first UNESCO world heritage site and was ranked the number one park in Asia in TripAdvisor Travellers’ Choice Awards for attractions in 2014. In 2012, the gardens edged out others in Canada, Europe and the USA to clinch the inaugural International Garden Tourism – Garden of the Year Award by the Canadian Garden Tourism Council. It also joined the ranks of renowned international attractions when it was awarded the Michelin three-star rating in 2008. In the same year, it was selected by Time Magazine as Asia’s Best Urban Jungle. Attractions within the Gardens Within the gardens is a tract of primary rainforest and the learning forest, an extensive restoration project of the wetlands and forests that formerly surrounded the gardens. to more than 100 species of birds, 20 species of amphibians and reptiles, 19 species of butterflies, and 7 species of mammals and over 500 species of plants. In recognition of its ecological significance, National Parks Board announced in 2015, the forest comprising 10 hectares of secondary forest, and 4 hectares of surrounding forest area, had been designated as a nature area bringing the entire nature area within the gardens to 20 hectares (including the 6-hectare Rain Forest). Both these areas are habitats for representative biodiversity found in Singapore and the region, and are also important reference for the ongoing research work of restorative ecology around the region. In November 2017, the Jacob Ballas Children’s Garden doubled in size with a new two-hectare extension that includes new attractions and programmes geared towards children up to 14 years old. This will allow families with older children to immerse in nature as they explore the different eco-systems simulated in this new extension. It aims to expose children to and help them understand the ecology of plants through nature play and experiential learning. About National Parks Board (NParks) National Parks Board (NParks) is responsible for providing and enhancing the greenery of the City in a Garden. Beyond building green infrastructure, NParks is actively engaging the community

to enhance the quality of our living environment managing 350 parks and 300 km of park connectors, 3,347 hectares of nature reserves and the Singapore Botanic Gardens. They also manage Pulau Ubin and the Sisters’ Islands Marine Park. Adding to this is the extensive streetscape, or roadside greenery, that forms the backbone of the City in a Garden. An island-wide Park Connector Network is also being developed to link major parks, nature areas and residential estates. As the lead agency on biodiversity conservation, NParks has developed an urban biodiversity conservation model, which aims to conserve representative eco-systems in land-scarce Singapore. NParks also monitors and coordinates measures to enhance the presence of biodiversity in our urban landscape. NParks is working closely with partners in the landscape and horticulture industry to increase productivity, and provide training for all levels of the workforce. Enhancing competencies of the industry will support Singapore’s vision of being a City in a Garden. Photo credit: National Parks Board for the photos.

Interview with

Mr. Phil Dunn Planning and Design Manager

Please give us a brief about your educational background and your experience in the GCC area? I discovered landscape architecture through 10 years in the Golf Course construction industry. It was during this time that I realized there was such importance to what a good landscape design could do, and that there was a whole profession called landscape architecture that was dedicated to the task. I am a graduate from the University of Guelph, Ontario, Canada with a BLA (Bachelors of Landscape Architecture). I moved to Dubai in 2005 after practicing Landscape Architecture in Canada and Hawaii. I have had the chance to work on many large projects here in the UAE and the GCC region, most notably, Diamond Developer’s flagship residential project; The Sustainable City.

26

What is your company’s Main Activities & Services SEE NEXUS is the “know-how” consultancy behind Diamond Developer’s Sustainable City. We are singularly focused on delivering sustainable projects and have a multi-disciplinary team of economists, landscape architects, architects, designers, and engineers that create sustainable solutions. The SEE (Social, Environmental, and Economic) pillars of sustainability are all thoughtfully balanced in our design philosophy;

27

I interview

What makes a city or community sustainable? It seems to be the balance between the three sustainability pillars; social, environmental, and economic. The Sustainable City has been a living lab for us to see how the platform of building a sustainable community really works. The environmental side of constructing such a community is well known, and by following best practices, designers can solve most of the environmental issues that are currently presenting themselves. But if you build a sustainable community, will people choose to live there? And if they choose to live there, will they live there in a sustainable way, taking advantage of all the features as the designers intended? The latter questions are the ones that are being answered now as we see the residents settling in and becoming stewards of this community. We see a wide range of people choosing to live here; a representative cross section of the cultural diversity that can be found throughout the UAE population. Many people have chosen to live in The Sustainable City because of the economics: zero service and maintenance fees, low utility bills, and good value for money on their purchase/ rental. Others have chosen to call this place home because it embodies the ethos of sustainability with recycling, urban farming, powered by renewable energy, electric vehicles and car free streets, etc. It is all these things, social, environmental, and economic, that are considered, with each individual weighing in differently on what they feel makes a community sustainable, but for certain, all must be given the platform to be explored and developed as the city or community grows and matures.

I interview

What are some of the major challenges faced by landscape architects and urban planners in the UAE today when trying to bring sustainability into their designs? There has always been the roadblock with the perception that sustainability costs more, and we have seen sustainable buildings and projects in the past that have not properly considered the socio-economics in their design and execution. Now, Technologies within renewable energy have become much more cost effective and energy prices are on the rise making options like solar much more attractive with drastically shorter payback periods. A project like Diamond Developer’s Sustainable City has been a proof of concept that sustainability does not have to cost more and the reduced capital investment and ongoing operations cost both save money to the developer and end users if sustainability is well integrated into all facets from the very initiation of the design. The regulatory framework of the UAE is dynamically responding to the green challenges set forth by leadership to enable the realization of the greening of the UAE. The hurdles that have been faced in the past are now things that the government are looking closely at with private-public partnerships, new agencies, new responses to technology integration, and support with a greening of country-wide infrastructure for sustainable communities to feed into. It seems that there is no longer any reason why the designers of the UAE’s future communities need to move forward with a business as usual approach to how the city and communities of tomorrow are planned and implemented. The best practices and knowledge is in place, there is a strong proof of concept operating in the region with Diamond Developer’s Sustainable City, and the regulatory framework is engaged and activated to support these types of projects.

30

Do you think this model of sustainable living can catch on and become the norm in the future? I am not sure it is a question of people catching on any more, that time has passed. It is probably more a question of people catching up, and we must move this new paradigm of sustainable living forward. As a profession, we are certainly well equipped with the knowledge and knowhow to solve most of the environmental issues that face us today with global warming, over-population and humancentric impacts on our environment. The Sustainable City is a proof of concept for how all communities need to be built going forward and shows how Social, Environmental, and Economic sustainability can be achieved by combining best practices and current technologies into an attainable, sustainable community.

I public building

Germany unveils world’s first public building that generates more energy than it consumes

Is this Europe’s Greenest City? By: Ingenhoven Architects

32

The First Specialised Landscape Magazine in the Middle East

The first phase of a new town hall in the German city of Freiburg debuted late last year and has been crowned the world’s first public building built to the net-surplus energy standard. The building hosts an administration center and day nursery and accommodates the 840 employees of the City Administration under one roof after they had previously been spread over 16 different sites throughout the city. The new administration center which is part of the town hall extension for the city of Freiburg, also home to one of Germany’s oldest universities and a Gothic sandstone cathedral, is a hub for academics and medieval history buffs, as well as one of Europe’s greenest cities. Designed by ingenhoven architects, the building embodies the principles of openness and transparency and incorporates a “green campus” concept, in which three building tracts and a day nursery are combined. The ensemble of the new town hall buildings is integrated in the green space between Eschholz Park and the University Hospital—the linking effect is reinforced by vistas and a public pathway network. By increasing the public space at Fehrenbachallee, space has been opened up for a new address, thereby creating an attractive public city square. The main entrance to the new building is situated opposite the existing building and the second construction phase will create additional oval buildings providing workplaces for the City’s administration.

33

The heart of the new six-story building, which replaces a town hall pavilion from the 1960s, is the citizens’ service center with conference rooms, and a staff restaurant on the first floor. The floors above include single and double offices, as well as large team offices with open-plan desk arrangements for the respective departments of the City Administration. Thanks to a variable glazed partition wall system the plan layout of the offices is flexible and reversible. The routes through the town hall are designed in a transparent and open way, allowing easy orientation; to promote interaction and communication.

33

I public building

The visual appearance of the two buildings is impressive—the facades feature locally sourced larch wood elements. The facade of the town hall has been constructed using staggered, vertically projecting modules with photovoltaic cells and high-quality thermal insulation. Story-high glazed facade elements are used to optimize the intake of daylight. The facade of the circular day nursery building features narrow strips of vertical timber cladding and large openings with balcony doors, as well as an access balcony at second floor level. The openings have been placed to provide daylight and vistas to the outside while also offering direct access to the building. World’s first public net-surplus-energy building As mentioned, the new Freiburg Town Hall is the first netsurplus energy building of this category worldwide. The building will generate more energy than it uses throughout the year; excess energy is fed into the city’s mains network. In accordance with the strict criteria of the PassivHaus standard, the primary energy demand of the town hall for heating, cooling, ventilation, and hot water supply is as low as 45 kWh per square meter per year—which is only forty percent of the primary energy demand of comparable modern office buildings. A special effort has been to ensure sustainability of the building works, as well as to the energy concept. The design relies on straightforward technical solutions that are economical to operate. The thermal energy required for the building is generated via suction and injection wells and

34

thermal solar panels in combination with heat pumps, while electric energy is generated by photovoltaic panels on the roof and in the facade. The energy for cooling and heating is obtained from a geothermal installation. In addition, thermal mass activation is used for heating, which can be individually controlled in each office. The mechanical ventilation has been enhanced by highly efficient heat recovery. The room climate concept for the offices involves thermal mass activation, heating/cooling sails, external solar screening, triple-glazing, and mechanical background ventilation with heat recovery, which are all part of the energysaving concept. In addition, users have the benefit of openable ventilation panels which they can use to manually control the room climate by letting in fresh air. In the public areas of the citizens’ service center, restaurant, and conference area, the more complex air-conditioning requirements are met with heating and cooling ceiling systems and a partial airconditioning system with highly efficient heat recovery.

The First Specialised Landscape Magazine in the Middle East

New ways of working in the citizens’ service center The citizens’ service center with its 100 employees offers citizens general and advisory services. All offices and workplaces have been designed for functionality, openness, and working in a flat hierarchy, whilst providing privacy and security. Overall, the spaces appear generous and flowing thanks to their rounded shape, and ensure easy orientation. Large rooflights provide plenty of daylight and offer good vistas to the outside. The downlights in the white perforated ceiling panels have been arranged in seemingly random fashion to create the impression of a “star-studded night sky”. The advisory points are subdivided into four large rotundas,

35

each of their centers being formed by a circular retreat room. The layout of the segmental arch-shaped desks follows a concentric pattern, with vertical acoustic panels used as dividers. To create privacy between adjoining advisory points, 160 cm high visual screens are installed that replicate the round design pattern of the rotundas. A piece of wall art by the Berlin artist Schirin Kretschmann in the midst of the spatial arrangement forms an omnipresent element and the “spine” of the space. Bright materials and surfaces underscore the impression of transparency and clarity; occasional colour accents appear within the orange/red spectrum, particularly in the furniture design.

Why water features in hospitals can work wonders By: Watermaster Sidra Medical and Health Research Center has recently opened its doors to the public in Qatar. The ultramodern all-digital academic medical center is set to provide world-class patient care for women and children in Qatar, as well as patients from the Gulf region and beyond. One of the hospital’s outstanding features is the multiple indoor and outdoor water features that dot the courtyards and corridors.

36

Designed by Cesar Pelli, a famous Argentine American architect, Sidra medical clinic has a main hospital building and a separate outpatient clinic, which contains unique water features designed and built by Middle Eastern design specialist Watermaster Qatar. “One of the reasons why water features provide added value to clinics, hospitals, rehabilitation centers, and other medical hubs is that water has a therapeutic effect

The First Specialised Landscape Magazine in the Middle East

that helps lower blood pressure and improves physical and mental health,” says a Watermaster’s spokesperson. Besides that, “studies have shown that hospitals that include water features will not only reduce stress levels, but will also lessen the pain from patients recovering from a surgery.” A 35-meter-wide pond with a circular shape is the most noteworthy feature due to its size, its located at the main entrance of the hospital and can be seen from the main road. With a varied range of indoors and outdoors fountains, Watermaster has also executed the Oculus, an indoor water feature that allows daylight in, enlivening the atmosphere at the hospital and giving the space a brighter mood filled with the relaxing sound of flowing water. Sidra Medical has three healing gardens covered in an Onyx Marble backlit wall. Stones add a perfect finishing to the gardens making them look elegant and alive. Two of the water installations have a seating space underneath a tree canopy that also enriches the area.

37

I water feature

Another impressive highlight is the installation of 21 LED water feature columns, with a height of eight meters each. The majesty of the columns gives an impression of the Roman times with a touch of modern dĂŠcor. The LED lights have altered colours and create an outdoor cozy environment with the surrounding greenery adding a warm feeling to the space where the installed columns are. Underneath each column there is a perfectly circular bench for visitors to sit and appreciate the illumination and sound of the water at the same time. “The beauty of running water is timeless and intrinsic; water features are so essential in the implementation of an indoors or outdoors landscape design, it raises the value of real estate, reduces temperature, lessens noise pollution and soothes the mind so patients and visitors experience will be a pleasant one; therefore, before the implementation of each water feature, Watermaster with its 40 years of experience in delivering turnkey projects, studies carefully the requirements and desires of the clients so it meets their needs and expectations at its highest levels.â€?

New Seafront master plan on Egypt’s Mediterranean coast By: 10 DESIGN

40

The First Specialised Landscape Magazine in the Middle East

The enchanting shores of the Mediterranean on the Egyptian North Coast will be home to the Jefaira development by master planner 10 DESIGN. The site of 550 hectares stretches 3 km along the seafront with natural beaches and cliffs forming unique topography. The ultimate goal is to design a vibrant urban environment with a network of public areas, celebrating the Egyptian culture together with the Mediterranean context. Developers also want to create a world class residential and tourism community that is environmentally, socially, and economically sustainable. Gordon Affleck, Design Partner at 10 DESIGN said, “In order to create a truly sustainable development, a wide range of public amenity areas are provided with strong interconnections; these amenities are clearly defined and organized around outdoor spaces which are activated by programs and functions.” Design Director at 10 DESIGN Paul Rodgers added, “The master plan is designed to locate highly active spaces where the community will benefit most, thereby creating energized spaces and destinations throughout Jefaira.” The Master Plan contains 10,000 to 12,000 residential units, supported by a comprehensive and diverse range of community facilities including schools and colleges, a sports academy, swimming pools, and a health and wellness centre. Extensive tourism facilities are provided including marinas with promenade cafes, restaurants, retail spaces, hotels, and a convention centre.

41

I sustainable development

KEY DEVELOPMENT CONCEPTS BE SUSTAINABLE In order to create a truly sustainable development, a wide range of amenity spaces and uses are provided those are interconnected and synergetic; uses define and are organized around outdoor spaces which are activated by program and functions. The development is organized to focus key activity areas in locations the benefit the whole community and create energized places and destinations throughout. Key uses include a Marina with promenade cafes, restaurants, retail terraces, Hotel & convention centre, Colleges and schools, a Downtown high density residential, live/work area containing plaza cafes, restaurants, retail and nightlife all connected to the parkland, a Sports academy with playing fields/pools, residential Clubhouses and a Health and Wellness centre. PROVIDE EXCELLENT AMENITIES The development provides a vast network of public areas that are accessible to all residents and have distinct atmospheres and character. The three key interconnected character areas that are the main organizational elements for the development are as follows: a. The Garden promenade An exceptional central green parkland heart connects 5 different experience zones; the Leisure lake park, the recreational river parks, the education park and the sports park. It provides a network of pedestrian and cycle routes connecting and bringing together a broad range of mixed use programs, homes and neighbourhoods, creating a vibrant, sustainable and unique new coastal community.

42

b. The Waterfront promenade A group of 5 connected but distinct experiences located on the spectacular Mediterranean coast; The Panorama Park, the Beach Garden, the Terrace Park, the Marina and the Beach Garden. Each experience is a direct response to the existing topography and reinforces the sites natural beauty culminating in a bustling new public Marina and beachfront hub. This high-quality landscape forms an invaluable recreation and exercise space for all to enjoy, all year round. c. The community parklands A collection of vibrant amenity zones and neighbourhood hearts that contain leisure and recreation areas for the residents. There are spaces for playgrounds swimming pools BBQ areas out door fitness shade areas lawns gardens and relaxation zones. Theses spaces are located in every neighbourhood. BE NATURAL AND CONTEXTUAL The site of the development features outstanding natural beauty and a wide and varied topography including beaches, cliffs, flatlands, terraces and hills. This unique topography is a key driver for the organization of the whole master plan both in terms of the residential neighbourhoods and the non-residential amenity. The external amenity spaces are located to support and reinforce the variations in the site; the marina is located between the beaches; the clubhouses are located on the clifftops and the coves with panoramic vistas and the hotels overlook the beaches and downtown terraces towards the ocean.

The residential is also organized around and takes advantage of the natural topography; the waterfront residential is organized to take advantage of the sea views, apartments have panoramic views to the ocean, the parkland residential is located on the natural hillsides to take advantage of views and vistas out to and through the garden promenade. BE PERMEABLE AND LEGIBLE The 3 key character areas of the development provide a multi layered user experience offering a wide variety of experiences. These experiences are located around the site but are connected through a series of landscaped pedestrian and vehicular connections which allow for excellent permeability through and across the various areas and neighbourhoods. However, the planning strategy means that there is an extremely legible distinction between the public and private realms. This has been achieved by clear master plan zoning and a circulation strategy that creates a hierarchy of roads routes parks and gardens for either public access or residents only. Control points are minimized as natural thresholds are defined by the routes and roads themselves.

ABOUT 10 DESIGN 10 DESIGN is an award-winning practice of architects, based in Hong Kong, with offices in Shanghai, Edinburgh and Dubai. The firm works at a broad range of scales, from the design of individual buildings to cities across all sectors including corporate, retail, hospitality, residential, cultural and education. I relaxing getaway

An architect’s own home into the rainforest By: Jimena Martignoni

46

The First Specialised Landscape Magazine in the Middle East

The Iporanga House, located deep into the rainforest of Guarujá, is the personal retreat of the Brazilian architect Arthur Casas, who designed the Brazilian Pavilion for Expo Milan. Getting there is already a liberating experience, since the hectic city of São Paulo is left behind and the exhilarating green of the Mata Atlántica (Atlantic Forest) starts revealing on the road and then in every corner, framing the ocean, covering the hills and invading one’s soul when finally crossing the canal on a Ferry Boat. This is the scenario that Arthur Casas chose to build his family retreat and his place to relax and work. “This is our relaxing getaway but also our work space where we can create without any external distractions. I owe the conception of my finest projects, in the last ten years, to the peace I find in this house.” says Casas. The architect chose Guarujá, in the Ilha de Santo Amaro (Saint Amaro Island), located to the north of the State of São Paulo, by the Atlantic Ocean, because it’s only a two-hour ride by car from the big city, where his office and home are based. Yet, the most significant reason was the Mata itself. Although some of the most beautiful beaches of the Litoral concentrate in this area, the lot where he built the house is not facing the sea and is not directly connected to the beach. Instead, he placed the construction into the forest. Almost as a nest resting on a tree, this house rests on the dense Mata, where the intoxicating perfumes of the flowers and fruits seem to generate a protecting invisible shield, hiding away the people who inhabit these magical spaces, into the most soundless environment. Nearly 1.700.000 m2 of preserved Mata make the Iporanga Condominium and the house is immersed into the green, positioned on a gentle slope and whose only access is via a cobbled street that extends into a parking terrace. Conceived as a simple rectangular two-storey volume slightly lifted from the ground, the house produces a strong first visual impact, the geometrical lines in contrast with the organic shapes of nature. However, nature becomes part of the manmade structure because the entire central area of the house is a transparent space. A large living room and dining room, where all public rites can be performed, becomes the center of the residence and is framed at both sides by retractable glass walls that allow having open vistas toward the existing rainforest that encloses the lot. Arthur Casas explains: “I wanted the architecture to embrace nature. A completely permeable house where movable large glass panels would connect outdoor and indoor areas and which would allow birds to fly across... I wanted the house to become part of the landscape or, at least, to have a minimum impact on it.” –and then he adds– “We didn’t remove any trees and I asked the landscape architect, Gil Fialho, to include only native species.” Both ends of the house, perceived as two opposite box-like volumes, are clad in Cumaru wood and contain the private and service areas. The ample and always naturally-lit living room and dining room open onto a recessed veranda and a split-level deck also clad in the same wood. The outdoor furniture –a long linear bench facing the garden-forest and a dining table whose

47

I relaxing getaway

end becomes a fire-pit– was part of the original architectural layout and made of this same material. This certified wood, called Brazilian teak, is very resistant to natural conditions. “I wanted an inexpensive project regarding materials.” –says the designer– “I used stone too, for some of the garden walls and floors, but this wood is what I used the most. It blends easier into the surrounding landscape.”

From the deck, a rocky stair descends to the lowest level, another wooden area that appears as a floating platform completely wrapped up by trees, palms, ferns, heliconias and other tropical plants. Offering a small infinite-edge spa, this place becomes unique at night, when the air is filled with fascinating scents and the soothing sound of the water falling. According to Arthur Casas, the design of this house meant a turning point in his career and the kinds of projects his office was specializing in. “I started this project more than ten years ago; at that time the office’s projects were mostly related with interior design. Today, 70% of our commissions are all-scale architectural projects.” The architect’s personal studio –where he still works on a drawing’s board– faces the wooden veranda and deck and the stimulating green of the rainforest. Here, only inspirational ideas seem to be possible.
