LEGAL & GENERAL COMMITS TO NET ZERO CARBON ACROSS ITS HOUSING PORTFOLIO Legal & General announces that it is to make all of its new housing stock operational net zero carbon enabled by 2030. This will be implemented in a phased approach across all homes invested in or built by Legal & General Group including: Build to Rent, Build to Sell, later living and affordable housing. Housing is a major contributor to carbon emissions so requires some of the most radical and immediate overhauls of any industry. Legal & General Modular Homes’ product portfolio – which will form all future developments and consists of two and three bedroom family homes along with one and two bedroom apartments - meets the government’s EPC ‘A’ rating as standard (only around 1% of new and existing dwellings in England & Wales currently meet this rating). Inspired Villages, Legal & General’s later living business, have successfully reduced utility consumption by 30% across its properties, with 10% of parking spaces reserved for electric vehicle charging.

GLASS GIANT RAMPS UP ANTIVIRAL COATING RESEARCH IN THE FIGHT AGAINST COVID-19 The NSG Group, parent company to Pilkington United Kingdom Limited, is fast tracking its research into producing glass with an antiviral coating, as it looks to help specifiers find new ways of reducing the transmission of viruses within buildings and transport. The glass giant’s research into anti-microbial glass was already at an advanced stage prior to the COVID-19 pandemic. But the outbreak has made it a key priority for the business’ UK research and development (R&D) team based in Lathom, Lancashire. Its work has been supported by a grant from Innovate UK, as part of its £40 million of funding to help drive forward technological advances which address new challenges from COVID-19. The team is studying how coatings can effectively reduce viral loads on a glass surface. According to the World Health Organization (WHO), coronaviruses can live on surfaces anywhere from two hours to nine days. The survival time depends on a number of factors, including the type of surface, temperature, relative humidity and specific strain of the virus. A glass with antiviral properties is expected to help control viruses in areas like shopping centres, hospitals, care homes, schools and public transport. It will also help to make touch screen devices safer. As part of the research, Pilkington United Kingdom Limited is looking at how an antiviral layer can be combined with other functionality glass, such as solar control to further extend its applications. Dr Neil McSporran, global portfolio manager at NSG Group said: “Curbing the transmission of viruses will be a priority for those who design and manage buildings and transportation for years to come, not least until a vaccine for COVID-19 is found. Reducing infection via surfaces that the virus lives on will be an important part of any strategy organisations have to control the virus. This is where antiviral glass would play an important role in reducing the spread of a virus – limiting viral load on high-touch surfaces, like the inside of a bus window or a shopping centre door.”

EARLS COURT APPOINTS HAWKINS\BROWN AND STUDIO EGRET WEST AS JOINT MASTERPLAN ARCHITECTS FOR CENTRAL LONDON’S FINAL REMAINING MAJOR ZONE 1 DEVELOPMENT The Earls Court Development Company is pleased to announce the appointment of Hawkins\Brown and Studio Egret West as the principal masterplan architects for the Earls Court development site. The appointment is a 50/50 collaboration between Hawkins\Brown and Studio Egret West. The London based firms will support The Earls Court Development Company in seeking to deliver a masterplan that sets a new global standard for a sustainable and vibrant mixed-use development. The ambition is greater than the provision of buildings alone: it is to create an environment that is reintegrated with its surroundings for the first time in 100 years and in doing so embraces the hopes and aspirations for the local community and the area. Hawkins\Brown and Studio Egret West’s involvement represents an exciting new milestone for the site, the majority interest of which was acquired by Delancey on behalf of its client fund and the Dutch pension fund manager, APG in Dec 2019. Following the handing back of the West Kensington and Gibbs Green estates (the estates) to London Borough of Hammersmith and Fulham, the estates will not be included in the masterplan and there is a clear opportunity for a fresh approach at Earls Court with the site ready for development. The brief provided to architects called for a significantly more mixed-use environment than previous plans, so that more commercial space is simultaneously delivered alongside a revised housing plan, and a design and spatial approach based on collaboration and consultation with key stakeholders and the local community.
In the six months since the acquisition, The Earls Court Development Company has been meeting and listening to the local community, including virtual meetings during the coronavirus lockdown, to harness the energy, ideas and commitment of all, to start forming an informed ‘vision’ for the masterplan. The Earls Court Development Company has also been mobilising a wider project team to support the project across a range of disciplines, and further appointments of industry leading partners will be made imminently. The Earls Court Development Company is based at Earls Court and is responsible for driving the development forward on behalf of the Earls Court Partnership Limited, the joint venture between Delancey’s investors and Transport for London. This critical site is London’s largest Zone 1 development opportunity, located close to three London Underground stations with direct connections to the City, West End and Heathrow Airport, and has the potential to deliver a world-class mixed used development in this vibrant part of Central London. The Earls Court Development Company and project team will now work on developing the masterplan, with initial details emerging in the coming months. The Royal Albert Hall is being refurbished and restored ahead of the grade 1 listed building’s 150th birthday celebrations in March 2021. This work has included the Great Excavation. A project involving a two-storey expansion to create a back-of-house area with new multi-purpose space for artists, schools and community groups. The stylish staircase Spiral UK have been contracted to design, manufacture and install is part of the artist bar and dressing room fit out. The feature wall and curved stair combination will lead from a mezzanine area down to an exclusive bar especially for those backstage and performing at the venue. TOP 5 TRENDS IN BATHROOM LIGHTING FOR 2020 In the last few years we have seen an influx in creativity in residential interiors. Gone are the days of white boxes and chrome fittings, customers are being more creative with bold colours, patterns and materials. Especially in small spaces. The bathroom hasn’t missed this growing trend and is proving to be the space in the house where people are being more creative than ever. Bold patterned wallpapers and colourful tiles now adorn the walls of the downstairs cloakroom and - dare I say it - the avocado suite is making a comeback. The item which has been slightly neglected in the bathroom is lighting. A sea of chrome and clear light fittings have meant that customers have to settle for the ordinary in an extraordinary interior design scheme. Until now. Helen White, co founder of houseof describes the latest trends in bathroom lighting: Flush lighting Spotlights have often been the preferred option for space saving bathrooms but flush lighting is also a great option. A flush dome ceiling light is a perfect option for tight spaces and low ceilings and offers a similar solution to spotlights because of its low form. Mirror lighting In a small bathroom setting you may not have the space for a central light fitting and so maximising wall space is key. Mirror lighting is also incredibly practical and gives a luxurious feel to your space. Use a corner wall light around your mirror to create a striking look. Over-sink lighting In small spaces people often forget about statement lighting and opt for lighting which blends into the existing architecture - like spotlights.
Use statement lighting decentralised over the sink - in the same way you would use a light over a dining table to optimise this space. Angled lighting Having a smaller space doesn’t mean that you should compromise on the light output in your bathroom. One fitting in the bathroom can do the job of three if you choose well. To maximise output of light use a fitting which has a large horizontal spread but shallow form. Over bath lighting A bath can be treated in the same way you treat a dining table and should be used as the focal point in the room. Lighting can also be hung low in this position and so statement lighting can also be used. Vatra (Ukr. ватра) — is a guardian fire. It is a source of warmth and a symbol of home. It is a sign that calls for safety and wisdom. It is light to go toward.
Vatra is a family house. Here the childhood will settle and memories will be born. Here is the place to come back to again and again to feel the power of home. Living room Living rooms are demanding — they always want space and we give it. The color scheme is spread all over the walls with deep black, white, and rich wooden hues. The marble floor accentuates the shades of the room, complementing the soft sofa and armchairs by Italian manufacturers. A six-meter fireplace reaches the ceiling with metal lace. It is the core of the house and a source of the family fire (vatra). Kitchen

The kitchen is made in warm shades of brown. The canvas of the light floor allows to play with colors and combine seemingly hostile shades, from cinnamon to chestnut one. The naturalness of the space and its elements encourages the experiments: black weaving in a white wall, ceramics in a metal reduction technique, Serhii Radko’s canvas, and the golden sun instead of ordinary lighting.

Terrace The terrace has chased after two hares: one is in the forest stretching over the horizon, and the other one is in the yard guarding apple and pear trees. All ceramic rabbits are born at the Sergey Makhno Architects workshop to become home talismans and family guardians. Instead of ordinary pots, there are wall cache-pots. They are to host some dill and parsley, blossoming petunia, and aubrieta. And in the evenings, the stars will be scattered above listening to the hares jumping in delight. “The Vatra House is an organic pile of boxes with two exits to the yards. “The house must face things natural: forests, lakes, rivers, or trees at least. When the windows of the house face the green, it seems like the house is alive. It breathes with nature”, — says Serhii Makhno. Office The office is devoid of any abundance. The table is without drawers, but with a granite block that holds it. There are no shelves because all you need to hold and take here is dignity and responsibility. The business advisor is the ceramic art toy DIDO ISHO, who is always ready to give advice and share experience. Master bedroom The master bedroom is a love ode to the black color. Black walls with black wooden panels. Black glass wall lamps above the darkness of the bed. Black on white. Black on black. There seems to be no light in all this ubiquitous blackness. But in fact, the light is even greater here, because only in the dark it becomes volumetric. Son’s bedroom In the son’s bedroom, his hobbies live: sports, music, and reading. Little dreams are born here and one day they will get big. Behind the door, there is a playground room where brother’s and sister’s elements meet to immerse into fun and childlike joy. Daughter’s bedroom The little one’s hobby is still undecided, so the space is waiting to be filled.

Preparation of the three-day project began with 60 grit sanding, before abrading with a mesh disc on 120 grit. The floor was then thoroughly vacuumed to remove the residual of dust before applying the finish. Due to Osmo UK finishes being very viscid, and containing both oil and wax, the wood absorbs the finish to provide a smooth surface, resulting in the extra level of sanding not being required. Conrad Park applied the natural finish with an Osmo UK microfibre roller. For the hard to reach areas, including the edges, corners and under the kitchen island, Conrad Park opted for an Osmo UK flat brush. The finish was applied thinly, using just under two 2.2L to achieve the desired look.

THERME MANCHESTER REMAINS ON TRACK FOR 2023 OPENING Global wellbeing organisation, Therme Group, has confirmed that plans are still in place to begin construction of the UK’s first city-based wellbeing resort, Therme Manchester, next year. CONSTRUCTION OF THIRD CENTRE OF EXCELLENCE FOR DEMENTIA CARE CONTINUES Construction is continuing on a new £15 million dementia care facility in Harrogate to develop a third centre of excellence for dementia care. The multi-million pound facility is the latest development of care group Vida Healthcare and is expected to open in summer 2021. The state-of-the art care home will house 100 residents in eight self-sufficient houses with en-suite bedrooms and include a collection of communal areas such as a newsagent, coffee shop, private cinema and sensory gardens. Caddick Construction is leading on the build and has so far marked a number of milestones including the installation of the foundations, completion of the internal block work and external brickwork along with the retaining wall between the lower ground and ground floor, and the progression of the steelwork for the central core. The reinforced concrete beams are also in place to allow the ground floor brickwork and blockwork to commence.

LA LIGA STADIUM CENTRAL SPAIN SPECIFIES BESPOKE FIBRELITE GRP TRENCH ACCESS COVERS This case study tells the story of a project completed before the lockdown went into place, where bespoke Fibrelite trench access covers were specified to provide protection and easy access to utilities (electrical, water and similar) in and around a new La Liga stadium. In keeping with many Premier League stadiums, this high-profile venue embraced GRP composite technology in its infrastructure. In this instance, GRP trench covers provided a light, practical and proven alternative to traditional solutions in areas of high footfall. Problem Conventional load-bearing access and manhole covers are heavy, susceptible to corrosion in harsh weather conditions and difficult to install and remove. INSPIRING ARCHITECTURE WILL TRANSFORM HOMEGROWN WILDLIFE PARK East Midlands-based AM2 Architects has revealed plans for extensive new facilities at Wolds Wildlife Park in Horncastle, Lincolnshire – featuring jungle-like canopies, glass walkways, elevated viewing galleries and even a ‘Yoga with the Bears’ enclosure. The expansion project, which received planning permission last year, sees AM2 Architects work in conjunction with Louthbased For-Ward Planning Consultancy and East Lindsey District Council to develop the masterplan for the wildlife park; which includes improvements to the existing space and plans to accommodate a larger variety and number of animals. Wolds Wildlife Park has an interesting back-story when back in 2013, animal lovers Andrew Riddel and Tracy Walters started rehoming animals from the circus as well as rehoming animals from zoos at their home in Horncastle. The pair really began from a standing start; creating the enclosures by hand and catering for the animals’ various needs. With passion and determination, the wildlife park was born. Following growing interest from local residents, Tracy and Andrew started spending their weekends showing passers-by around the park – reassuring guests that public safety and animal welfare were of the utmost importance to them. The new expansion project will bring to life Tracy and Andrew’s dream to take the park to the next phase – creating a complete zoological park with species-specific enclosures, and interactive spaces for visitors to enjoy. AM2 Architects has drawn on inspiration from leading wildlife parks around the world to develop the concept design; which includes a giraffe enclosure with an elevated viewing gallery - giving visitors the chance to see eye to eye with the world’s tallest mammals - and leopard and lion enclosures separated by glass walkways to allow big cat lovers to walk straight into the lion’s den.
For a chance to connect with nature on a deeper level, visitors will be able to strike the balancing bear pose and take part in a ‘Yoga with the Bears’ class. This truly wild experience will offer yoga practice just a few steps away from the enclosure of the bears, who are known to love interaction with the public. It is also a unique form of positive enrichment for the animals. Jonathan Metcalfe, director at AM2 Architects, said: “We’re very proud to be working on such an exciting and unusual development. Our highest priority when designing the spaces was the needs and welfare of the park’s residents and marrying that with best practice from wildlife parks around the world. By listening to Tracy and Andrew’s incredible vision, we believe we have created something very special. Everything is coming together with the first phase now complete and the construction of phases two and three due to commence later this year. We are looking forward to the journey of bringing Andrew and Tracy’s vision to life – creating a place of wonder and learning for generations to come”. The final phase three of the development, which aims to be complete by 2022, includes a brand-new main building for the park, complete with a gift shop and restaurant featuring impressive canopy-like structures as its roof, to mimic the appearance of jungle trees and provide shaded areas beneath for guests, as well as offering views over the landscaped park, its animals and the lakes. A new education centre will accommodate school visits, provide areas for learning activities and workshops for children as well as offer function rooms for events and even
weddings. The centre’s design is based on the instantly recognisable ‘big top’ circus tent, as a reminder that many of the animals in the zoo are rehomed from circuses. Further plans as part of the development include four separate units for use by local businesses, all with independent access allowing flexible operation times. Tracy Walters and Andrew Riddel, owners of Wolds Wildlife Park, said: “Since the beginning of the project, we have been overwhelmed with local community support, which has really given us the drive to work around the clock to put Horncastle back on the map. It is our aim to work with local businesses, schools and colleges to support the area, and create new job opportunities, educational facilities for learning, and a place for those with longterm illnesses to visit and enjoy. We feel we have the best team on-board to make our dream a reality, and it is a pleasure to work alongside AM2 Architects – they have amazing ideas for the park and we could not do this without them.” Portfolio Holder for Market Towns and Rural Economy, Councillor Adam Grist, said: “This is an exciting project and an excellent opportunity for growth in the local economy. SCHÖCK CREATIVITY AT NEW GREENWICH DESIGN DISTRICT The O2 Arena on the Greenwich Peninsula has a new neighbour – Greenwich Design District – providing 14,000sqm of affordable studios and workshops for creatives working across areas as diverse as design, fashion, art, music and digital technology. This pedestrianised, vibrant neighbourhood, comprises sixteen free-standing buildings, situated around five courtyards and a central public square. With the exception of the single level Food Hall, the buildings range in height from threeto-five levels and are a mix of reinforced concrete, structural steel and cross-laminated timber. Minimising thermal bridging is crucial Improved thermal performance is becoming increasingly important in large new build developments and the prevention of thermal bridging has a huge role to play. Ineffectual insulation at cantilever connectivity points results in local heat loss, requiring more energy to maintain the building’s internal temperature. utilises Isokorb elements for concrete-to-steel detailing. There is also an external staircase and concrete cantilevered walkway. Where the walkway encloses the staircase, there are particularly large cantilevers and here the walkway slabs, supported by a main beam, enclose cast-in steel beams and three cross-beams. These are bolted back to the structural slabs using Isokorb units for steelto-steel construction and steel constructionto-concrete slabs. Large capacity thermal breaks required Building D1 is a community of studios, workshops and office spaces, which structurally consists of robust concrete slabs – with trees located on the external decks. Some extremely large capacity structural thermal break elements were developed to take the loads. Other buildings that incorporate Schöck Isokorb solutions are A1; which marks the main access to the Design District. D4, with its tall slim facade; and A4 on the western edge of the site, which welcomes visitors with a large roof-mounted illuminated sign. FMB URGES CHANCELLOR TO BACK LOCAL BUILDERS An economic package that increases demand for building work, protects jobs, and invests in training is needed to boost economic growth and save jobs, says the Federation of Master Builders (FMB) ahead of the Chancellor’s announcement on Wednesday. The FMB is publishing an open letter to Rt Hon Rishi Sunak MP, the Chancellor of the Exchequer, setting out four key steps that will support the industry to build back better and greener. This is all the more important as today’s UK Construction PMI data for June 2020 shows that employment has fallen at the end of the second quarter, and builders are registering only ‘cautious optimism’ with the rate of new order growth far weaker than seen for business activity.

Brian Berry, Chief Executive of the FMB, said: “The Chancellor must deliver on last week’s commitments to build back better and greener with a recovery package that places local builders at the heart. The FMB welcomed the Government’s unprecedented support measures for firms during the lockdown, and hopes for similar scale and creativity to protect local construction jobs and training opportunities.” Berry concluded: “The four key interventions needed to support recovery in the SME construction sector include cutting VAT on repair and renovation works to 5% to boost activity. The Government must bring forward its pledged £9.2 billion investment in energy efficiency, underpinned by a national retrofit strategy to mobilise the market. As the Prime Minister recognised last week, building new homes is a great economic stimulus, and supporting local SME house builders will speed up delivery and drive up quality. Finally, opportunities need to be created for apprentices, and given that local builders train the majority in construction, the Government needs to target information and financial support to them. Builders stand ready to build back better, but they need support to do so.”

The pandemic is simply finishing off the job for bank bosses as head counts were declining and layoffs common place - a total of 6 million sq ft of office space has been lost in the last 9 years. So, who fills the void? The new generation of tech founders and entrepreneurs love to work from coworking spaces – look at the popularity of WeWork. They thrive in communities, love the
energy of a working collective and are happy paying monthly fees for an all-inclusive workspace. The trend though is not limited to offices – it also extends into cars, flats, food etc. The popularity of serviced living has grown massively in London, where for a fixed monthly direct debit you get a room with shared facilities – young people are already moving into prime London areas (workspace included), and it’s often cheaper, and massively easier than living outside Zone 2 or 3 and commuting in. The choice of serviced offices in Canary Wharf is good, with providers such as WeWork, The Office Group, Orega, Landmark, Regus, Spaces already providing room for coworking, but the growth has only just started. It is thought as landlords are forced to re-think their short and medium-term strategies, the voids will be filled by flexible office providers on medium term leases providing space for businesses switching from leasehold. Whereas whole vacant buildings will be redeveloped into flexible living accommodation. “Canary Wharf is presenting itself as a prime opportunity for thousands of the World’s best entrepreneurs to co-work and co-live together - can you imagine the results that would produce for the UK. GMB WELCOMES WORLD’S LARGEST CLEAN HYDROGEN PLANT AND CALLS ON GOVT TO TAKE BOLD STEPS TOWARDS GREENER ECONOMY In the march towards reducing carbon emissions and achieving net zero, this is an important development says GMB Union GMB, the energy union, has hailed the announcement of the world’s largest clean hydrogen plant – and called on the government to make bold steps towards a greener economy. The Hydrogen to Humber Saltend (H2H Saltend) project, near Hull, will comprise a 600 megawatt auto thermal reformer (ATR) with carbon capture, the largest plant of its kind in the world, to convert natural gas to hydrogen. Meanwhile it has been reported that the Government intends to announce a hydrogen strategy before Parliament closes for the summer, as part of its economic recovery package.
GMB and other unions have long maintained a UK-wide hydrogen strategy will ensure Britain hits its net zero carbon emissions targets, while generating jobs and supporting economic growth. Gary Carter, GMB National Officer, said: “GMB welcomes the announcement by Equinor they will be building this huge hydrogen plant with carbon capture. The scheme replaces an existing house and annex on the site, providing a contemporary 4-bed dwelling that responds to both the client’s requirements and the challenging site constraints.

Set amongst a verdant backdrop and overlooking the River Avon, the site offered great potential with inspiration being taken from the natural topography of the site, the river and the long distance views. To the North-West across the floodplain, Salisbury Cathedral’s spire can be spotted and the South-West aspect affords a far reaching outlook across the water meadows and down the river.
These constraints orchestrated a multifaceted three winged approach to the design, with the house carefully positioned to avoid close proximity to the banks of the river. The cranked form of the house responds to each of the views which then informs the three resulting gardens; the arrival courtyard, vegetable garden and waterside gardens.
PROJECT The dwelling is spread over two clearly defined storeys. The approach to the house via the entrance courtyard is at upper ground, with the building initially appearing as single storey from this side in order to remain visibly low on the site and in keeping with the surrounding dwellings. The eastern and northern wings are single storey in their entirety, while the southern wing steps down the slope to reveal the lower ground floor beneath. The entrance to the house is at the junction of the three wings and immediately delivers views out over the river, floodplain and cathedral while a staircase winds down through a double height atrium to the floor below. To the north are the main living and entertaining spaces, which offers both intimate views of the woodland over the private gardens to the east and expansive views over the surrounding countryside and river to the west. The more private spaces, such as bedrooms, dressing rooms and bathrooms are in the southern wing in order to create privacy.

The bedrooms are located across both storeys, with the master suite at upper ground floor offering expansive views down the river. The eastern wing contains the services, garage and back of house spaces, sheltering the private gardens from the entrance courtyard. The plan is organised to be one room deep, allowing for natural cross ventilation and natural light throughout the course of the day, reducing the need for artificial lighting and mechanical systems. The principal rooms are set back from the elevation, not only allowing for external balconies but to allow the roof to provide a form of solar control and prevent overheating during the summer months. This partnered with an air tight building envelope insulated well above that of the building regulations will ensure that the house will require minimal energy input throughout the year. The faceted roofs slopes gently down towards the centre of the house and meet at a point over the entrance hall. This provides a focal point for the house and draws those arriving at the property towards the front door.
Susceptible lower slopes facing the river would remain as naturally planted meadow land. As such, the proposal sits seamlessly within the surrounding landscape and appears visually lost against the topography and wooded backdrop. This has resulted in a oneoff contemporary design which enhances the architectural distinctiveness of the area whilst blending into the verdant context, creating conditions for the building and its site to thrive in the future. O’Mahony Pike Architects has been designing and delivering residential and commercial projects in Ireland for over 25 years. With over 140 employees, a key part of their service is providing inspection services to assess the quality of the work and to allow Ancillary and Assigned Certification on completion of projects. The Problem Since its foundation in 1992, O’Mahony Pike Architects has been dedicated to creating the highest quality builds across both the residential and commercial sectors. With the introduction of the Building Control Amendment Regulations (BCAR) in 2014 across Ireland, the company was required to provide tracked inspection records to confirm compliance with the building regulations to the Building Control Authority, Assigned Certifiers, clients, purchasers and end users. The practice would take responsibility for coordinating the design, inspection and certification of building projects from commencement to completion, to ensure full compliance with building regulations.

Under the BCAR legislation, O’Mahony Pike was required to not only conduct inspections but track multiple processes throughout the build, creating a detailed digital record that could be easily referenced for the following twelve years. The business had previously relied on taking photos and manually creating reports with Excel but looked to find a digital tool to more easily meet their requirements. O’Mahony Pike tried a stand-alone inspection software which offered a digital tool for the iPad. Inspection reports were created and then exported to be shared with the client through DropBox. Inspections would have to be conducted in teams or by one individual, to ensure that team members weren’t creating multiple versions of the same file or overwriting documents. This was not ideal for collaboration and, as the software was kept on the device itself, was creating inflexible methods of working, given the growing numbers of projects on site and inspections required.

Richard Burke, Architectural Technologist, recalls, “If an inspector visited the site the following day resulting in further revisions being required to any documents, the team would need to create and export a whole new file, and then upload the new one to DropBox. The whole process was really timeconsuming.” Critically, this system could create challenges in collaborating efficiently with clients. As Richard notes, “We faced a serious risk of communication errors, such as if the client used an outdated version of a file or couldn’t find what they were looking for. We did have occasions where contractors couldn’t get hold of the right report to close out issues, delaying the final completion.” With the business continuing to grow, O’Mahony Pike decided to look for a solution that would not only support greater productivity within the inspection team and staff visiting sites, but also enable improved communication and collaboration with clients, design teams and contractors. The Solution In 2016, O’Mahony Pike decided to implement PlanGrid to support their Ancillary, Design and Assigned Certifier services. Drawings can be uploaded to the platform and then accessed and annotated on any mobile device by users, with all changes synchronised back to the cloud, creating one source of truth.

PlanGrid stood out to the business because of its ease of use and stable platform. Richard notes, “PlanGrid has an incredibly intuitive user interface. Unlike lots of platforms, you don’t get bogged down following rigid protocols and that means it’s very easy to introduce it to a new user. I’ve been able to introduce colleagues to the basics of PlanGrid within 10 to 15 minutes, and they then head straight to the site to conduct inspections. But beyond the top-level functions, there are lots of nuanced tools in PlanGrid that have been very valuable for us.” The inspection team uses the platform to log issues directly onto drawings, including notes and images tagged to locations on the drawing. It’s easy to create custom reports with low effort, including PDF checklists that can be shared with clients, general site reports or full inspections. As needed, the team can import tags from previous drawings and access past revisions, which are clearly labelled, for comparison. O’Mahony Pike has found the data analytics tools on PlanGrid to be particularly valuable for clients: “We can pool data on a multitude of factors, such as commonly recurring issues, the areas creating the most challenges and the number of inspections conducted. We can export and manipulate the data to present it in the most useful way for the client, and it allows them to get a deeper level of understanding about the project as a whole.”
PlanGrid has helped to engage the inspection team, removing some key frustrations from their working lives. The platform balances ease of use with powerful functions and appeals to everyone, from less digitally experienced colleagues right through to the Building Information Management manager. O’Mahony Pike’s clients are also enjoying the benefits of more efficient inspections and, in many cases, are starting to adopt PlanGrid themselves, which significantly speeds up the inspection process. As soon as the team gets started on-site, clients have visibility of the issues they are tagging and can assign fixes to teams on the ground, without waiting for a full PDF report or needing to compare their own photos. According to Richard, “The impact on closing out times has been impressive. By the time I’ve made the 30-minute journey back to the office from a site visit, clients have been able to start actioning and feeding back on the items. HEATING BUILDINGS AND ACHIEVING NET ZERO markedly reduce carbon emissions. Because water flows through the system at a lower, 40-60oC flow temperature, it is ideally suited to waste heat or centralised water, air or ground source heat pumps, resulting in much lower emissions when compared to gas-powered third generation district heating options.
The recent publication of the Committee on Climate Change’s report into the UK’s net zero progress demonstrates a pressing need for project specifiers and developers to consider low-carbon heating systems.

The CCC’s report into what still needs to be done for the UK to reach net zero carbon emissions by 2050 – a pledge signed into law last year – highlights how gas boilers remain a key obstacle for reducing emissions. With this in mind, Steve Richmond, Head of Marketing and Technical for REHAU Building Solutions, is advising key construction stakeholders to further accelerate the decarbonisation process. “The passage of the UK’s net zero commitment into law transformed the landscape in many industries, including construction,” says Steve. “Lower carbon emissions are now vital concerns for any project, and governs key specification decisions. Additional legislation such as the Future Home Standard 2025 are a step towards this goal, but as the CCC’s report shows, there is more work to be done – especially with the current uncertainty about the future renewable heat policy landscape.” With the report urgently advocating the uptake of more eco-friendly heating technology, Steve is advising specifiers and

developers to look into low-carbon solutions. “If we are to stay on track with our goal of decarbonising the economy, the construction sector must take action now, in line with the CCC report’s recommendations. It is therefore crucial that developers and specifiers evaluate the merits of more sustainable heating technologies. By doing so, they can futureproof both residential and commercial developments for years to come.” Examples of more sustainable technologies include heat pumps, which produce heating and hot water from the sources such as water, air, or the ground. Hydrogen is often highlighted as a viable renewable heating technology, but with workable solutions potentially years away, specifiers should turn to proven options to lower carbon emissions, such as heat pumps. Fourth generation district heating systems linked to low-carbon sources can also help
Steve concludes: “Developers need to consider both district heating and heat pumps if they are to decarbonise at the pace outlined in the CCC’s report and produce buildings fit for the future. QUEEN’S YARD REDEVELOPMENT BY Jestico + Whiles RECEIVES PLANNING Plans for Queen’s Yard - a residential-led mixed-use development for Hatton Garden Properties in the heart of Hackney Wick, adjacent to Hackney Wick Station - have been approved by the London Legacy Development Corporation (LLDC). The project is a collaboration between Jestico + Whiles and Stockwool. Shaw Corporation acted as strategic advisors for Hatton Garden Properties Limited (part of David Pearl’s Structadene group of companies) throughout the process. Combining new-build and retained heritage assets, the Queen’s Yard redevelopment comprises new buildings of varying heights, delivering 143 high-quality Build-to-Rent homes, 2,932 sq. m modern flexible workspace and retail / café / restaurant / bar space, and secures a permanent site for the long term future of the Yard Theatre and its Hub67 community centre. The new homes include dwellings at significant discounts to market rent and family homes. around a communal woodland garden at first floor podium level, incorporating children’s play areas. The material palette and design aesthetic draws heavily from the site’s post-industrial character. A pigmented pre-cast concrete base will frame the ground floor, with red industrial brickwork used to the street-facing elevations above. White brickwork will face the courtyard elevations optimising light and reflection within the courtyard. The redevelopment will create a pedestrian-focused, cycle-friendly living and working environment, maximising cycle parking and minimising vehicle movements throughout. The scheme is predominantly car free, except for five blue-badge parking spaces concealed beneath the White Post Lane Building podium; and vehicular movements are otherwise restricted to service and delivery vehicles within the working yard.

ARRIVAL OF MUCH NEEDED WAREHOUSE AND INDUSTRIAL SPACE An historic industrial site in Bevendean has been given a new lease of life after developer Charter Land transformed it into Brighton Works – the largest warehouse and industrial development to be brought to the city for 25 years. The building at The Hyde, Auckland Drive, previously housed Brighton Sheet Metal, which closed in 2018, but has now been extensively refurbished to a high standard, providing seven warehouse and industrial units. It brings much needed commercial space to the city, generating important local jobs, both for Bevendean and the wider Brighton area. Charles Sandy, Director of Charter Land, said: ”We are delighted to bring Brighton Works to life and to create an important central Brighton location for warehousing and light industrial businesses to answer the lack of good quality warehouse space in the city. We are just finishing the development and we are delighted to announce our first letting to local produce distributor Sun Harvest.” Brighton Works provides seven units, six of which are now available to occupy immediately on competitive terms. STUNNING MODERN NEW-BUILD IN HAMPSHIRE COMPLETED WITH KEBONY WOOD Blessed with the surrounding natural beauty of two National Parks, a sensitively and sustainably designed new family home, located in the heart of Hampshire, has now been completed. The collaboration between the homeowner - famous illustrator/artist, Jennie Maizels, and the award-winning Snug Architects, combines bold interior design with an elegant facade built with Kebony, a global leader in the production of sustainable modified wood. Characterised by a contextual modern design, Kebony was chosen to clad the property, carefully blending with the home’s verdant countryside surrounding to create a beautiful family home befitting of its unique location. Snug Architects chose to design two pitched roof structures connected by a single-storey glass pavilion, making clear reference to the vernacular rural forms seen in the wider context. Wrapping around
all the walls and over the pitched roof, Kebony wood, which develops a unique silver-grey patina over time, echoes the silver tones of the surrounding birch trees and contributes to the stylish, clean exterior design of the property. For illustrator and artist Jennie Maizels, it was vital that the interiors reflected her passion for bold design and creative flair. The interior is bright and full of colour, injecting life and energy into the new build. To realise her vision for her family home, Jennie worked with pioneering companies who have dared to be different, introducing splashes of colour to their products, ranging from fabulous bright sinks from Villeroy & Boch, to coral pink bathroom cabinets from Duravite. For the exterior, the wood cladding was chosen to not only add a unique aesthetic to the home, but for its sustainability credentials and for having the durability class of a hardwood, with a natural textured, tactile quality. Developed in Norway, Kebony’s revolutionary technology is an environmentally friendly process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. Kebony’s environmental credentials and its natural weathered aesthetic made it the ideal material for the exterior cladding of family home.
