SKDC DELIVERS INNOVATIVE AFFORDABLE MODULAR HOMES FOR GRANTHAM Ten innovative new homes were lifted into place by crane this week as South Kesteven District Council took delivery of its first modular council houses.

The affordable housing was built remotely, brought in by lorry and put together on land west of Kinoulton Court, Grantham.

The modular format creates energyefficient new homes that have lifetime home features, making them fully accessible and easily adaptable for additional needs at minimal cost. The project can take half the time of a traditional build.

The ten one-bedroom units will shortly be available to people on the housing register. They form part of SKDC’s commitment to deliver good quality social housing across the district.

Cabinet Member for Housing, Cllr Barry Dobson, said: “Affordable housing is in short supply across the country and South Kesteven is no exception. This is an ambitious new-style development providing homes for those who need them most.

“It is the first of several new developments SKDC has in the pipeline to meet demand as part of our £60m

investment in new housing over the next five years. This will include sites for more new builds to provide more than 500 homes for local people on our housing register.

“We are building new homes in a range of different ways and this modular housing project is unique for us in that it is not a traditional onsite build.

“

It’s great to see these much-needed homes being lifted into place after our property development team identified the need, won approval for the plans and sourced the modular designs.

“

Premier Modular produces each entire module off-site before transporting to Grantham for installation. Once on site the brickwork cladding, roofing, and the finishing touches to the exterior frames are completed.

A similar project for four homes is under way at Earlesfield Lane, also in Grantham.

“We are creating a better quality of life for our residents, which is part of our vision for the future of this district,” Cllr Dobson added.

“

As we move forward with these building projects in Bourne, Market Deeping, Stamford and Grantham, we are focusing on individual homes and small to medium developments rather than the large council estates built in the past.

BEDFORD BOROUGH’S LOCAL PLAN 2030 APPROVED

NHS CONTRACT BOOSTS HEALTHCARE PORTFOLIO FOR TRITON

A meeting of Bedford Borough’s Full Council has approved the Bedford Borough Local Plan 2030.

The Local Plan 2030 sets out proposals for growth and development in Bedford Borough over the next decade. As well as allocations for the building of new homes, it also includes provision for jobs and the development of facilities such as schools, transport and shops to support new communities.

Objectives of the Plan include providing the right amount and type of housing for communities across the Borough; supporting a strong economy; improving transport infrastructure; developing a green infrastructure network; and high quality, inclusive, and safe built communities which value the local landscape and the historic environment.

The approval of this Local Plan means that as a Council we have the power to deliver housing and growth in accordance with our vision. This Local Plan has been through public consultation, review and examination and my thanks go to everyone who took part, had their say, and for all the hard work that was required to bring us to this moment.

“

Remstone Construction, Triton Construction’s specialist subsidiary in the North West, has been awarded a contract by NHS England to refurbish its offices and consulting rooms at Lever Chambers Centre for Health in Bolton. The £650,000 project, due to complete in April 20, includes the reconfiguration and modernisation of public and back office spaces to improve interaction and efficiency.

Lever Chambers is a three-storey building housing two GP practices and a pharmacy as well as a wide range of community services including dental care, orthoptics, dermatology, family planning, nutrition and speech therapy.

Steve Bolton, Operations Director at Triton Construction in the North West said, “The building remains fully occupied during the refurbishment programme and so we are required to co-ordinate works around various business operations as well as the general public using the services. The town centre location also restricts access to the site and so there are a number of challenges.

Nevertheless, we expect to complete works on time.”

The contract comes on the back of a number of successful contracts for Remstone/Triton with the NHS in the North West.

It has recently completed a programme of phased extensions and refurbishment of the Bangor Street Health Resource Centre in Blackburn, to allow the merger of two practices and double its patient capacity.

With particular expertise in construction for Health & Social care Triton Group continues to build a strong portfolio in the sector having delivered over £9 million value in projects over the last 12 months including care homes and ancillary facilities through to complex clinical centres and emergency services.

“

The building remains fully occupied during the refurbishment programme and so we are required to co-ordinate works around various business operations as well as the general public using the services.

“

Previous contracts include the award winning £2.7 million Asquith Hall dementia care home in West Yorkshire and the new build Cancer Support Unit in the grounds of Bradford Royal Infirmary.

Triton Construction is a £60 million turnover company providing design and build, civils, fit out and refurbishment services.

Established for more than 14 years it employed over 80 people across offices in the North West and Yorkshire.

This approval followed a number of modifications by the Planning Inspectors, as part of the statutory Local Plan Process, which were approved by the meeting of Full Council. One of these modifications requires the Council to review the Plan and either update it or issue a new one within three years of this adoption, in response to longer-term projects such as the Oxford-Cambridge Arc.

PRESTON LEISURE SCHEME MOVES FORWARD

Clearance work has now been completed at the site of the former indoor market and car park at Preston’s Harris Quarter.

The site works have been undertaken to prepare the land for redevelopment ahead of a planning submission in the spring of 2020 which, if successful, would see the expansion of the flagship scheme to also include bowling.

EAST WEST RAIL IS COMING TO AND THROUGH BEDFORD It has been announced that East West Rail will be stopping at Bedford Midland station, connecting the town directly to Cambridge and Oxford.

This ‘Central Section’ builds on the ‘Western Section’, connecting Oxford and Bicester with services through to Bedford.

This confirmation is excellent news for Bedford residents.

Increased connectivity for our town will bring more opportunities to travel for work and leisure, as well as supporting our economic growth and prosperity, attracting businesses and jobs.

Recent modelling in the Bedford Borough Council Rail Strategy showed that East West Rail is forecast to bring over £20million of additional economic activity to our Borough.

This could be additional investment, businesses, and jobs.

Mayor Dave Hodgson said “Bedford Borough Council recently launched a ‘Rail Strategy for Bedford’; setting out our vision for Bedford Borough to be a great place to live, work and visit and to create a Borough that attracts international business and highly skilled and sustainable jobs. This announcement is the first step in the delivery of this Strategy, and places Bedford at the heart of this key new infrastructure. Our Rail Strategy demonstrates our commitment to improving rail infrastructure for the benefit of local residents and a vibrant local economy. I would like to say thank you to our officers for all their hard work and to Cllr Michael Headley, who has sat on the East West Rail Consortium for a decade successfully pushing the case for Bedford.”

Preston City Council is working in partnership with Maple Grove and Muse Developments to bring forward the 160,000 sq ft scheme which will include an 8-screen cinema, a 16-lane bowling alley, numerous restaurants and a new multi storey car park.

Designed by Leach Rhodes Walker, the development will be formally launched with a new identity once planning permission has been secured.

Councillor Matthew Brown, Leader of Preston City Council, said: “This cuttingedge and integrated

leisure development will reinforce the Harris Quarter as a premier cultural and leisure destination in Lancashire and will help our City Centre to thrive as well as promoting an inclusive economy with the development in the ownership of the city when complete.”

Andrew Dewhurst, director at Maple Grove Developments, commented: “With the site now cleared we are focused on submitting the revised application in the spring. The inclusion of bowling will add another dimension to the retail and leisure offer and will be a superb addition to Preston city centre. We have had a lot of interest in the scheme from a wide variety of leisure operators and it is great to see the first phase of remediation work now complete. “ CBRE and Brady Chartered Surveyors are advising on the scheme.

Works are anticipated to commence beginning of 2021.

POWERING UP FOR GREENER TOWN CENTRES Dover District Council has extended its successful town centre business grants scheme to help small businesses who want to reduce their carbon footprint, become more energy efficient, and cut their costs. Small businesses with up to 10 employees can benefit from a Green Energy Grant for up to 50% of their project costs, up to £10,000.

The grant can cover projects designed to help town centre businesses in Dover, Deal and Sandwich to reduce their carbon footprint and improve energy efficiency. Projects could include insulation and draft proofing, solar panels and solar thermal, LED lighting, and upgraded

windows (subject to planning regulations).

Cllr Trevor Bartlett, Leader of Dover District Council, said: “We’re committed to reducing the district’s carbon footprint and helping local small businesses to become more energy efficient.

“

Following the success of our Town Centre Business Grants in bringing empty properties back into commercial use, we’re delighted to extend the scheme by helping small businesses to improve their energy efficiency and cut their operating costs.

“

Case Study

By hosting all documentation centrally, client information is readily available and easy-to-access by all parties at any given time. When any building contractor arrives to complete maintenance works, the College can supply the contractor with full and accurate asbestos records – ensuring compliance with regulations.

Fitzwilliam College, University of Cambridge Under the Control of Asbestos Regulations 2012, there is a responsibility placed against building owners to manage the risk from asbestos in their premises.

The owner or the person responsible for the maintenance or repair of non-domestic premises has a ‘Duty to Manage’ asbestos risk – colleges are no exception. At Fitzwilliam, the Maintenance Manager has been delegated the authority to manage and, as such, is responsible for the management of asbestos on site.

With the majority of the College’s buildings having been constructed between 1960 and 2000, before the ban of asbestos use in 1999, the College is required by law to have a record of known or presumed asbestos containing materials (ACMs), their current condition and a plan for how those materials are managed.

SOCOTEC has worked with Fitzwilliam for nearly three years to help the College ensure that it is fully compliant in its management of asbestos.

SOCOTEC’s asbestos consultancy works followed the below process: Stage 1 – The Validation and Audit of Existing Information In line with the College’s continual pursuit of improvement and best practice, SOCOTEC was requested to complete an audit and verification of existing asbestos information, processes and procedures. The information reviewed was in the form of management surveys, refurbishment surveys, asbestos removal certificates and sporadic data ranging from 30 years old to relatively new. The audit involved interviews with key stakeholders to identify roles and responsibilities, the review of old reports against current properties to determine on-going accuracy and the discussion of procedures, knowledge and information.

Stage 2 – Review of Findings & Proposals Following completion, reviewing

the audit findings with the College meant a proposal could be developed to transition the College to a state of full compliance – setting out a realistic timeline based on risk, budget, accessibility and stakeholder requirements. The proposal instigated the redefining of asbestos management processes and procedures.

Stage 3 – Prioritising Activities Upon acceptance of the proposed plan, the highest priority activities were completed first and included: bespoke asbestos awareness training for appropriate teams, asbestos management surveys, re-inspection surveys to higher risk properties, the development of internal permits to work and the installation of a refurbishment survey request system prior to any intrusive works being completed.

Using SOCOTEC-designed temporary policies meant that the College had suitable policy and management plans in place - until it reached a stage where bespoke client specific policies and procedures could be created.

Readily Accessible Data With a property portfolio as broad as Fitzwilliam College, it was identified that the introduction of an online asbestos management system would provide extensive benefits. At the point of audit, the data was held within multiple files across a number of offices with legacy data missing or incomplete. SOCOTEC sanitised the data by introducing the use of its online asbestos management system.

MiPortal provides a location for all asbestos data to be held and accessed from any web based location. The system also tracks any log-ins, downloads or any changes to documentation – which aids in meeting the varying asbestos management requirements under CAR Regulation 10.

Bespoke Training The training provided to the College’s staff was tailored to their roles and responsibilities to ensure information was relevant to employees in their duties. For example, plumbers on site were made aware of potential asbestos that could be located in bathrooms and other relevant areas.

Where maintenance staff could potentially disturb low-risk ACMs, nonlicensable work with asbestos training was provided. Additionally, gardeners and ground keepers were provided asbestos in soils awareness training to educate them on the potential risk of coming into contact with asbestos in the ground. In doing so, SOCOTEC could equip the College’s staff with the required information to be safe and compliant in their approach.

Efficiency To save the College both time and money, SOCOTEC programmed the surveys to ensure that travel time was kept to a minimum and, when on site, a whole day of surveying could be completed. A single surveyor was used across the project for a consistent approach. Not only were the College staff familiar with seeing the same person on site, the surveyor developed a knowledge and understanding of the buildings and varying stakeholder requirements to provide an efficient, cost-effective service.

Partnership Approach Another area in which SOCOTEC adopted a collaborative approach was the project management of asbestos removal. On each occasion, three asbestos removal companies were assessed in terms of quality, pricing and best-fit; SOCOTEC then recommended the most credible and suitable solution to meet the College’s requirements.

SOCOTEC continues to deliver refurbishment and demolition surveys where required across the College’s portfolio. Recent intrusive survey works include the review of confined space ducts under the central building and strategic surveying of doors and door sets.

Investors are turning to property investment in 2020 Alpa Bhakta, CEO, Butterfield Mortgages Limited With 2020 fully underway, now is an opportune moment to consider how investors will manage their financial strategies over the coming 12 months. In the political arena, the overwhelming victory of the Johnson-led Conservative party in the December general election means that we now have a majority government in power―the first to be elected since 2005.

For those involved in the property market, 2019 proved to be an unpredictable time as investors were left watching a government stuck in a political deadlock. Such a climate had a notable impact on house prices.

Yes, the average value of a UK home did rise, though the rate of growth was modest compared to previous years.

According to Nationwide, in October 2019 the average rate of house price growth remained below 1% for the 11th consecutive month. Looking at historical rates, this is highly abnormal.

Hopefully, this will mean the UK is set for a period of greater political predictability. After several years of turmoil and change as a result of the Brexit vote and two changes of prime minister, this is especially welcomed.

2020 has already offered a different set of economic and political circumstances, and this will no doubt play a defining role in influencing how investors will manage their financial strategies. Interestingly, at the end of

2019 Butterfield Mortgages Limited (BML) surveyed over 1,000 UK-based investors to find out just that.

One central finding from BML’s survey was a sense of hesitation amongst investors in this political climate.

Indeed, 42% of those surveyed said they are holding off from making any major investment decisions until Brexit has been resolved. All eyes are now turned to 31 January―the date when the UK will begin the process of leaving the European Union.

When it comes to which assets were most popular amongst investors, there was little surprise from BML’s findings. The UK has long had a love affair with homeownership, and this sentiment was reflected in the findings––53% of those surveyed said they own a property separate to their main place of residence.

What’s more, one in five investors said they are planning to increase the amount of capital they have invested in real estate in 2020.

“

Finally, the BML research revealed that 61% of investors believe traditional asset classes are best positioned to deliver stable and secure returns in times of political uncertainty.

So, what does this all mean for the financial markets in 2020? In short, investors will be looking to new real estate opportunities as a means of managing political and economic uncertainty. However, as more details about Brexit are slowly revealed over the coming months, we are likely to see more investors acting on new property investment openings, increasing demand for real estate and sparking more transactional activity.

This is good news, and demonstrates just why the UK is a top investment destination.

FISH ISLAND VILLAGE Fish Island Village, a new £125 million live-work neighbourhood to the south of Hackney Wick, has reached a major milestone: the mixed-use development by Haworth Tompkins, Pitman Tozer Architects and Lyndon Goode Architects, has just welcomed its first workspace tenants after residents began moving in early last year.

Located within one of the 2012 Olympic Fringe areas opposite Queen Elizabeth Olympic Park, Fish Island Village is a joint venture development between Peabody, one of London’s oldest and largest housing associations, and Hill, an award-winning top 15 UK housebuilder.

Stirling Prize winner Haworth Tompkins is the masterplanning architect of the 2.85 hectare site, with the public realm and rooftops designed by landscape architect Farrer Huxley Associates. Sited next to an existing live/work block, Omega Works, Fish Island Village opens up 200 metres of previously closed-off canal frontage along the Hertford Union Canal.

The new development will create a dynamic canal side neighbourhood with a public square for local activities and spillout space for the ground floor bars and restaurants.

Phases 1 and 2 of Fish Island Village (on site to complete this spring) comprise four distinct mixeduse sections designed by three architecture practices working in collaboration, appointed individually through Peabody’s architecture framework. Pitman

Tozer Architects is responsible for three blocks on Monier Road; Lyndon Goode Architects has designed Lanterna, a free-standing block facing onto a new public space at the northeast corner of the site; and Haworth Tompkins is the architect of Neptune Wharf, two clusters with 13 blocks fronting onto the canal. Monier Road and Lanterna are now complete, with residents moving in. Works continue on site at Neptune Wharf.

Designed to reflect Hackney Wick’s industrial heritage while heralding the area’s urban transformation, the development aims to achieve the robustness and permanence of historical warehouses, and to create a legible public realm composed of public squares, yards and treelined streets. Adopting a European model, the three practices worked collaboratively to achieve a sense of diversity and cohesion, taking ownership of separate elements while sharing a rigorous architectural language and materials palette of brick and precast concrete.

Phases 1 and 2 provide 423 homes, in a mix of private, affordable rent and shared ownership, including one-, two-, three- and four-bedroom apartments and maisonettes, as well as 4,600m2 of workspace, of which 4,280m2 will be managed by social enterprise The Trampery. The campus is a key project within Hackney Wick’s Creative Enterprise Zone, and an important part of the Fashion District Initiative, a hub of ambitious businesses, academic institutions and investors in East London.

WERNICK DELIVERS SECOND MODULAR BUILDING FOR SWANSEA UNIVERSITY The University procured a £4.9m teaching facility from a local provider for their Bay Campus.

Students have moved into the twostorey, 2,600m² building following an end-to-end build programme of just 28 weeks.

Situated on Swansea University’s prestigious Bay Campus, the H-shaped structure offers eight spacious teaching areas for up to 2,000 students, and space for the Student’s Union. The comprehensive interior fitout includes folding partitions to create flexible spaces, lecture suites, PC labs and quiet zones.

The building, officially named ‘Y Twyni’ (meaning The Burrows), was procured through Fusion 21’s Education and Modular Buildings Framework, and was built ‘offsite’, using the latest innovations in modular design and build.

Modules were manufactured in a quality-controlled factory environment in six weeks, with ground works on campus taking place simultaneously.

The modules were then craned into place to form a complete building.

While the principal driver of a modular solution is time, the method presents a range of environmental benefits too. For example, up to 90% fewer vehicles arrive on site and less waste for landfill is produced at each stage of the build. Concrete and plaster use are significantly reduced, as are C02 emissions from on-site generators.

Wernick utilised their latest modular system – Swiftplan®. As well as ensuring building efficiency, the system allows for greater versatility for the addition of

architectural features. In the case of Y Twyni, these include curtain walling, which provides open, sun-drenched areas and rain screen cladding, which gives the exterior a contemporary feel.

Swiftplan’s® industry-leading noncombustible wall-panelling system will ensure an extra level of safety, and a hybrid natural ventilation system will provide a comfortable environment for occupants.

The innovative structure sits alongside a range of pioneering buildings on the campus, including the UK’s first energy positive office – the ‘Active Office’, delivered by Wernick in 2018. Like the Active Office, manufacture of the new teaching facility took place at the Wernick Buildings factory in Port Talbot – 13 miles from the Bay Campus.

‘TIME FOR CONTINUITY’ FOLLOWING PM’S APPOINTMENT OF TENTH HOUSING MINISTER IN TEN YEARS Ali Akbor OBE, Chief Executive of Leeds-based housing association Unity Homes and Enterprise, has called on Boris Johnson to allow new Housing Minister Christopher Pincher to “get on with the job” after Esther McVey was sacked from the post in today’s Government reshuffle.

In a statement, Mr Akbor said: “Esther McVey’s appointment was a strange decision, and seemed more like a reward for backing Boris Johnson in the Conservative leadership contest after she was eliminated in the first round. NEW SCHÖCK ALPHADOCK PRODUCT – FOR REINFORCED CONCRETE WALLS The Alphadock is one of the latest additions to the Schöck range of solutions for minimising thermal bridges in new building structures.

This new product thermally insulates connections for reinforced concrete walls and columns, providing optimum thermal insulation and maximum load bearing capacity. Thermal bridges in concrete wall and column connections cause significant energy losses, making it difficult to achieve the highest energy standards in new buildings. Additionally they present a risk area for condensation, resulting in potential mould growth that can cause structural damage and occupant health issues in equal measure. The Schöck Alphadock dramatically reduces the effect of thermal bridges in those areas where previously the problem was very difficult to combat.

The first product installation in the UK is at the Keybridge residential development, in the heart of London’s Vauxhall regeneration area. In addition to the private apartments the scheme provides a number of affordable family houses and a much

needed primary school. Almost a third of the site has been opened up for public use, providing a new piazza next to St Anne and All Saints Church and a central garden square with amenities for children.

One of the buildings on the development, Keybridge Lofts, stands at 37 storeys and there are exposed brick-clad columns which span two floors and tie back into the structure at the very top of the building. The requirement here was to provide a thermally broken base fixing for the columns. Previously Schöck have offered a hybrid solution involving the steel-to-steel modular Isokorb, combined with a specially designed base plate. This formed a thermally broken base fixing, which was cast into the slab and to which a further Isokorb product was attached.

Allowing a steel column to be installed, which was then clad in brickwork, the top of the column being retained and tied-in using standard Isokorb elements to provide a fully thermally broken solution. The method was effective, but not the most efficient in terms of time and cost. Now with the Schöck Alphadock, installation is easy and with very effective results.

It is an important new solution as linear thermal bridges at reinforced concrete walls and columns are often neglected – with the resulting energy loss simply compensated for in the thermal calculations. In the case of

building envelopes with thick thermal insulation, modern heating and ventilation strategies, the negative effect of linear thermal bridges can be greatly exacerbated and can be responsible for as much as 25 percent of the total energy loss. Planners should aim to optimise this weak point.

Abbey Pynford deliver foundation solution for Coram The Queen Elisabeth II Centre and Pears Pavilion, both located on the Coram Community Campus, are part of a multi stage re-development for the charity.

The Queen Elisabeth II Centre required a foundation solution for their new three storey Community Centre with education, office and conference facilities. The site required us to accommodate the large surrounding trees which are under a Tree Preservation Order (TPO) as well as a Grade II listed wall.

The other site, The Pears Pavilion, which offers therapy and adoption facilities, also required a solution under highly restricted conditions due to trees with TPO. As well as a unique footprint.

The Comdeck solution was adopted to minimise the impact of the new foundations on the tree roots. Each pile position was probed with a hand auger prior to piling identify any roots that may conflict with the proposed pile locations. When roots were present our in-house design team reviewed and adjusted the design to accommodate them. Being a piled slab, the Comdeck system can accommodate the relocation of piles easily compared to pile and beam foundations.

The use of Comdeck also avoided the excavation for piled, deep caps and beams which would have extensively damaged the roots. This reduced excavation is also due to using a bespoke working surface to support our custom lightweight piling rigs, in

place of a traditional piling mat, which minimised root damage, as well as reducing the drainage depths.

The reduced level of excavation required for the Comdeck system ensured that the foundation for the listed wall was not undermined.

Our designs included 250mm and 300mm diameter piles, as this small diameter further minimised the risk to the roots and were installed using a

midi-rig with a 10m mast which was able to work under the tree canopies.

This work was all carried under the supervision, and with the approval of the project Arboriculturist.

By removing the need for a piling mat and ground beams the excavation, spoil removal and construction of both were eliminated. Through doing away with these processes and keeping the whole process under one roof we were able to reduce the programme and save the client the associated management costs.

As we did not use these traditional processes we were also able to create a safer site environment, as Comdeck requires minimal manual handling; minimal trip hazards; no open excavations; no overhead cranes and reduced plant movement.

As well as being a tree friendly approach to this site we also reduced the environmental impact of the project. We achieved this by using less concrete and greatly reduced excavation, saving a huge amount of spoil from landfill. By using less concrete and minimal excavations we had less vehicle and plant movement, significantly reducing our C02 emissions.

The Comdeck foundation solution was a huge success. We were able to fully accommodate the protected trees while reducing the client’s programme and environmental footprint.

Modular expansion for schools with Eurobrick As 2020 gets into full swing, so do many School expansion projects throughout the UK. Schools need to provide additional classrooms and facilities, within strict timeframes and budgets, which can make projects challenging.

Issues with access, particularly during term-time, or finding suitable space for new buildings add to the difficulties, but not for those with experience in this sector, if using the right products.

Eurobrick Systems has 30 years’ experience with school expansion projects, seeing many different solutions to different problems.

Whether it’s an infill, building upwards, working in restricted spaces, or making a new addition look like it’s always been there.

Modular construction is invaluable to schools, helping to minimise disruption and time on-site creates an excellent advantage, while giving the opportunity to save time and money.

Eurobrick has been involved with projects that highlight solutions for this type of project and may give a little inspiration to those still in the planning stages.

The first phase was completed in March 2019, while the second phase is still in-progress, Eurobrick have supplied their 17mm thick X-Clad system throughout. Both buildings use Rustic Golden Multi brick slips from Eurobrick’s Britannia range with specially formulated Europoint mortar in Standard Grey.

Bloxham School in Banbury also worked with Modulek and ML Brickwork (Southern) on their complex school expansion project. They required additional classrooms but had very little space for a new building. The only option was a tight quadrangle with difficult access. Using modular construction, these major challenges were overcome and a new two-storey modular building commissioned.

Eurobrick supplied 17mm X-Clad, along with Red Multi Dragwire slips, which were installed once the modular buildings had been craned into position on-site. Eurobrick’s lightweight, easy to handle cladding was the perfect solution for working on such a restrictive site and can be installed on or off-site.

Ideal Building Systems is another modular building company that has been using Eurobrick systems for 14 years. They recently completed two new schools projects.

Sketchley Hill Primary in Burbage, Leicestershire finished expanding their

space in late 2018. The new two-storey building provided six new classrooms and extra facilities.

Eurobrick supplied 50mm thick X-Clad and the client sourced their own bricks to help the new building blend in with nearby buildings. They also added coloured cladding panels to create a modern aesthetic.

Ideal finished another project at Dovebank Primary in Nuneaton. They supplied a single storey modular classroom extension to match existing school buildings. Eurobrick’s 50mm X-Clad was installed with Smooth Red 400 slips which are 15mm thick so when combined with specially sourced Cheddar Red slips, cut to 25mm thickness, they created an interesting relief effect.

CONSTRUCTION WORK COMES TO AN END AT BANBURY DEVELOPMENT The finishing touches are now being made to the final homes at a housing development in Banbury.

Davidsons Homes Dukes Meadow development has been built just off Dukes Meadow Drive, concluding four years of building work at the site.

The new residents have made firm friends at the site and organised a get-together to celebrate the new community which has formed.

INITIAL PLANNING SUBMITTED FOR BAKERHICKS DESIGNED HMP GLASGOW Planning Permission in Principle (PPiP) has been submitted for HMP Glasgow, which is being designed by multidisciplinary design and engineering company, BakerHicks. This marks a milestone in the Scottish Prison Service’s (SPS) plans to deliver a modern, fit-for-purpose replacement for HMP Barlinnie.

Head of Sales for Davidsons Homes South Midlands division, Simon Tyler, said: “As we make the final touches at Dukes Meadow, it’s a great opportunity to look back at the work that’s been completed here.

“We’re extremely proud of the homes we’ve built and the people who have bought them have bonded together to create a warm and vibrant community.

Working closely with commercial property firm Colliers, BakerHicks developed the drawings and documents for the submission, seeking consent in principle to develop a new prison on a site formerly occupied

by National Grid and adjacent to a gas storage and transportation facility owned and operated by SGN. The new prison will replace the overcrowded Victorian-era facility, HMP Barlinnie, which currently serves Glasgow and the West of Scotland.

Once complete, the new facility will accommodate 1200 adult male offenders with a flex to manage current population levels and fluctuations in sentencing.

The design developed by BakerHicks ensures that the new prison will sit comfortably in its community, lessening the potential impact of areas visible to the public. Concrete printing, cladding and sections of colour will break

KIER APPOINTED AS PREFERRED BIDDER TO DELIVER £21M BRADFORD MARKETS SCHEME Kier has been appointed by Bradford Council as the preferred bidder to deliver one of Bradford’s biggest regeneration projects, the £21m market redevelopment programme on Darley Street. The project has been procured through the YORbuild2 framework.

The project will provide Bradford city centre with modern market facilities.

It is part of a wider strategy to help support local trade and revitalise the area. It will include the demolition of a number of vacant stores which will be replaced with a new multi-storey food market building and a public square to connect Piccadilly and Darley Street, providing better links between the two.

To accommodate the sloped site, the markets will be accessed on two

ground floors. The lower ground floor will be accessed from the market square, and the upper ground floor can be accessed from Darley Street.

The façade will have large glazed elements to encourage an open feel to the market and maximise visibility.

The project will start on site in late spring 2020 and is due for completion in 2022.

Phil McDowell, operations director at Kier Regional Building Northern, said: “This vital regeneration project is the largest to be undertaken in Bradford and will provide a dynamic, vibrant and diverse shopping location for visitors. WORK COMPLETED ON NEW WOOLWICH SCHOOL FOR SPECIALIST EDUCATION REQUIREMENTS A new school, focused on inspiring, supporting and nurturing children who find mainstream schools a challenge has been completed by Lincolnshire-based interior design and fit out business APSS Ltd ready to open its doors later this month.

Working in partnership with property developers, Paradigm Land and educational specialists, Sumus UK, the project has converted a commercial building on the corner of Wellington street and Polytechnic Street in Woolwich into an educational facility, helping children from a range of backgrounds who struggle in a normal school environment.

It will provide a variety of facilities from classrooms, offices and meeting rooms to social multi-purpose spaces, as well as a full commercial kitchen and canteen facilities.

The design offers a different environment and collaborative approach to help these children overcome their learning challenges.

It will have a modern light and airy interior to provide a calming environment where students can feel relaxed.

The APSS design team worked closely with Paradigm Land and Sumus UK as part of a full turnkey service to create stunning layouts. These took into consideration the acoustics within the space, cost effective finishes, the school’s ethos and teaching strategies as well as safeguarding the children.

With blue themes throughout, the interior promotes a calming environment. There are large feature

walls across the building including a large forest graphic in the dining hall and tonal blue walls in classrooms which appears to blend in with the carpet finishes.

A new mezzanine has been installed to expand on the existing space within the building, whilst curtain walling has been integrated to the exterior to enhance the acoustic and thermal performance of the building whilst also providing more natural light.

The building includes soft furnishings, as well as the installation of a new DDA compliant platform lift and new entrances on both Wellington street and Polytechnic Street.

Paradigm Land appointed APSS for the project due to its commitment to quality in addition to being able to produce high level designs and commence on site inside the tight timescales required by the client to meet a launch date in February.

APSS provided a complete turnkey service, acting as principal designer, principal contractor and architect.

The site is now ready for Sumus UK to put its own personal touches in before officially opening the school.

FIRST RESPONDERS KEY TO ARCHITECTS’ FIRE SAFETY DECISIONS Architects are being urged to consider the role of first responders in the fire resistance aspects of building design, by an industry expert.

David Cerquella, Managing Director at Coopers Fire believes that architects should consider the value of vision panels and how they can assist first responders, when specifying the dividing elements in building compartmentation, such as fire curtains.

David said “First responders should be key in architects’ decision making. In an emergency, time is precious and anything that assists first responders, such as having a vision panel that enables them to see through the curtain once it has been deployed, is extremely valuable.”

Coopers Fire’s ResQ-Window, for example, permits first responders to see through the curtain, once deployed.

This has the potential to help save valuable time during a building’s evacuation.

MODERN ADDRESSABLE FIRE ALARM PANELS SIMPLIFY BUILDING PROTECTION

By Anja Schäfers, Product Marketing Manager, Fire Detection, Johnson Controls Now more than ever, building teams including owners, managers, specifiers and architects - are demanding products that provide occupants with better aesthetics and technology that offers an intuitive user experience. This impacts how many building systems are designed and implemented, from HVAC to lighting and life safety.

One result of this movement is the introduction of addressable fire alarm panels with features like color touchscreens, intuitive on-screen operator instructions and modern sleek designs.

These features can be seen in products like the two new FireClass addressable fire alarm panels that Johnson Controls recently introduced, the FC702 and FC708. Featuring ergonomically engineered 8.4-inch Thin-Film-Transistor (TFT) color touchscreens and Intelligent User Guidance, the new panels offer improved aesthetics, advanced usability, and a great deal of flexibility.

An attractive state-of-the-art design makes these panels ideal for use in reception areas and prestige building environments. Both panels feature an 80-zone network repeater that provides full control of the system in an architecturally attractive and discreet package with several different mounting options.

The FC702 is a two-loop addressable panel while the FC708 provides a robust eight-loop protocol to perform in the most challenging environments.

An increased loop capacity of one Ampere per loop helps meet the increasing demand for visual alarms in addition to traditional audible alarms. Each addressable loop can be connected as one high power (HP) loop or two shared power (SP) loops.

This provides the system designer the flexibility of allocating all available power and 250 addresses to the HP loop or to share resources across two SP loops. The FC708 comes standard with 80-way zonal display, as required in the United Kingdom.

Touch-sensitive status LEDs provide an event summary for instant access to detailed event information, while a programmable graphic quiescent display offers custom branding opportunities.

The panels also offer the ability to selectively view and print from the extensive 10,000 event log using dynamic filters with effective event diagnostics, which helps to quickly resolve site investigations.

Additionally, the new panels offer context-sensitive help and on-screen operator instructions to reduce the need for user training and provide support for infrequent users. A user configurable on-screen site map helps eliminate additional site plans, while comprehensive point management and disable functions provide the user with full control to reduce service and maintenance effort. Keyless log-on using RFID tags identifies and logs user actions, and an integral, easily expandable slot card cage provides a range of slot card options.

How important in your opinion are new technology solutions for various health conditions?

As our population ages, demands are increasing on an already stretched NHS. Technology has a key role to play in increasing capacity and enabling flexibility in the way healthcare is delivered, making care more proactive and predictive, and addressing future health and care challenges. Technology can enable new models of care by underpinning integration, enabling prevention and empowering people to self-manage.

Tunstall’s Connected Health solutions combine software, hardware and pathway redesign to support individuals in the community, and help clinicians to manage caseloads more effectively.

Patients use medical-grade peripherals to take their vital signs readings at home, and complete their individualised health questionnaire using an app on their mobile phone. This data is then securely transferred to a specialist monitoring centre for processing.

Results outside of the parameters set

for that patient will raise an alert on the system. Alerts are colour coded on the triage screen according to the level of risk. Clinicians can then be contacted according to local protocol. Clinicians can also access data remotely at any time to gain valuable insight into trends.

What benefits have been seen from this?

Remote health monitoring like this identifies any deterioration in health at an early stage, enabling speedy intervention and avoiding the need for more complex care. It can also help the patient gain more understanding of their own health, and the impact of their behaviours, helping them to manage their condition more effectively. We can also support people with technology that helps them to manage their medication effectively, which can have a huge impact on their health.

The latest connected care and health technology is not just reactive, but enables care to be more personcentred by being proactive and even predictive.

Easy-to-read graphs then build up a picture of behaviour, such as how mobile someone is, how well they are sleeping, eating or bathing and whether this is changing over time.

This can help to identify what care and support may be needed, and even prevent illness. For example, increased visits to the bathroom could indicate the onset of a urinary tract infection which can be swiftly treated with antibiotics at home before it progresses to become more serious and require hospital admission.

All of this helps to support people at home, rather than in hospital, and can mean people have a better quality of life and remain independent for longer.

Talk us through the process of creating modern housing that suits the varying needs of older people and how this helps them able to stay in their own homes.

The concept of connected homes is becoming an accepted reality, with technology such as smart speakers and smart boilers becoming commonplace. We’re also seeing technology adoption evolve quite rapidly, with the so called ‘silver generation’ (55 - 70 age group) becoming more tech savvy and open to adopting technologies to help their daily living needs.

For example, enabling the use of WiFi across a development to support increased contact with friends and family, reducing social isolation, and giving access to online activities and services, such as games, shopping and utilities to enhance wellbeing. It can also make communication with providers easier and more efficient, such as by using apps for easy repairs reporting. Where tenants are older or vulnerable this

not only improves their experience but can make a difference to their health and wellbeing, enabling housing providers to sustain tenancies for longer.

Our focus is always the end user and to ensure the technology is centred on their needs and wants, rather than available functionality. Technology is an enabler that means the right care can be delivered at the right time, rather than being an end in itself.

Are there any products that are currently being worked on?

Our roadmap is continuously developing in response to changing customer needs and advancing technology.

We have just launched Tunstall Carecom, a new solution designed for the care home environment, developed to meet the demands of modern care delivery.

Tunstall Carecom takes a new approach to nurse call systems.

It uses wireless and digital technology to enable care to be tailored to the individual, ensuring the delivery of care is more efficient, flexible and responsive. The system moves beyond traditional, fixed call points to a wireless system better suited to the demands of modern care delivery, allowing care to become person-centred, rather than room-centred. It enables care to be delivered where and when it is needed most, alerting staff not just to events, but letting them know the nature of the event (e.g. fall, seizure, exit from a room or property), who needs assistance and their location.

The majority of the system is wireless. Receivers and beacons are placed around the building, which interact with smart pendants worn by residents.

Caregivers are able to manage the system on a number of devices, including a mobile app, enabling nursing care homes and carers to manage challenges and deliver effective, high quality and person-centred care.

ENGIE JOINS GENEROUS DONORS TO CELEBRATE CONSTRUCTION PROGRESS ON STATE-OF-THE-ART MANCHESTER HELIPAD Regeneration specialist ENGIE, recently joined partners and donors to celebrate the ‘ground-breaking’ of its Manchester Helipad project, demonstrating the progress of construction works at the site.

Funding for the Helipad was raised by Manchester University NHS Foundation Trust’s (MFT) charity, Time Save Lives Appeal, which raised a phenomenal £3.9million in just 12 months, thanks to the dedication and generosity of its supporters.

The new Helipad will be located on the roof of Grafton Street multi story car park and will include an adjoining high-level link bridge to the roof of Manchester Royal Infirmary (MRI). The helipad will also provide access to Royal Manchester Children’s Hospital, St Mary’s and the Royal Eye Hospital.

“The Helipad will ensure both adults and children with major trauma reach their respective major trauma receiving teams without delay. I was proud to show our guests what a difference their generous donations will make.”

The helipad is set to be fully operational later this year.

HOWARTH SCORES £1K FROM CHARITY FOOTBALL MATCH Howarth Timber & Building Supplies raised £1,000 for Cancer Research UK through a charity football match.

Held at Newcastle Town FC, the 11-a-side game pitted Howarth staff and customers, with a little help from ex-pros, Ricardo Fuller and Mamady Sidibe and Howarth Timbers very own Stacey Whilock, against charity team Men Unite, who represent men suffering from mental health issues.

A 200-strong crowd cheered on as the Howarth All-Stars, donned in a branded strip specially commissioned for the game, battled it out over a full 90-minutes until the final whistle marked a 6-6 draw.

Cancer Research UK was Howarth’s charity of the year for 2019 and a cause the company has supported through various events. A worthy beneficiary, the organisation was

renewed as charity of the year following the death of a muchvalued colleague from the firm’s accounts team, and other family and friends close to many of the team at Howarth Timber & Building Supplies.

GREEN-TREE RAIN GARDEN FILTER MEDIUM HELPS PROJECT ACHIEVE BREEAM: EXCELLENT RATING Background: The idea behind the Nexus Building was one of collaboration - setting up a “community of innovators”, as well as becoming home for the University of Leeds new Design and Innovation Centre. With an impressive new entrance on Woodhouse Lane, Nexus forms a striking gateway between the city and the southern corner of the campus.

The University of Leeds wanted their landscape strategy to create an exciting vision for the development of the campus – with inspiring, memorable and unique spaces – which complements the built landscape. A key aim of the University is for it to be a sustainable University of which the campus landscape is a core part.

They specified that the landscape development is to be an exemplar of urban biodiversity, creating a biodiverse environment and providing ecological corridors within the city.

It was important for the campus landscape to be an inspiring place which encourages innovation, live research, learning and discovery.

Invigorated, high-quality public spaces should form a network of hubs across the campus which encourage a diversity of activity. The campus landscape is underpinned by and promotes the university’s values of sustainability to become a living lab for sustainable solutions.

The external landscaping provides a relaxed, aesthetically pleasing setting, featuring breakout areas, a sustainable garden, and a biodiverse rain garden, all which helped towards the project’s “BREEAM: Excellent” rating.

Our involvement: Architectural and building consultancy practice AHR specified a rain garden as part of the development. This acts as a visually appealing, low maintenance and biodiverse friendly, sustainable drainage system.

Green-tree is a part of leading landscape supplier Green-tech.

They advised and supplied specially formulated Green-tree Rain Garden Filter Medium, manufactured from PAS100 green organic matter, screened silica sand, and blown clay particles. This growing medium provides the nutrition required for healthy growth, while at the same time, slowing down the flow, and acting as a filter for both rainfall and runoff from hard landscaping.

GreenBlue Urban Stormwater management in inner cities has become an increasing issue in recent times, traditionally relying on grey infrastructure wastewater collection systems. Combined sewers systems carry both stormwater and wastewater from residential, commercial and industrial sources and are often of older design and inadequate for current levels of innercity development.

Combined sewer overflows are frequent and often result in untreated sewage being released into water courses.

Separate stormwater management systems may be able to cope better with quantities of stormwater, however, these are still often being discharged into water courses along with high levels of pollution from highways.

SUDS CASE STUDY 1 – North Street Keighley, West Yorkshire Following several consultations, the local council decided to make some alterations to the road network in and around the town centre, to alleviate the traffic gridlock that was becoming a feature of the town centre.

The old Keighley College building that fronted onto North Street was demolished, making space for an additional traffic lane, and provided a public open green space. Existing street trees had to be removed to allow for the road works, so new trees were specified in large soil volume tree pits, supported with GreenBlue Urban RootSpace soil cell systems.

To maximise the value of the new tree planting, it was decided to use these tree pits as stormwater attenuation and treatment pits, taking water from the carriageway, passing it through a stone layer on the top of the tree pit and then filtering it down through the Arborsoil Hydro soil mix provided for the root growth. The water then transferred through a clean stone layer

to an underdrain to a storm water drain. This method of conveyance gives an acceptable level of pollutant removal and slows the water down so that the existing drainage network can cope with the increasingly violent storm events.

The trees have shown significant growth over the past two years, which is typical for trees planted in these systems; uncompacted soil with good porous surfacing allows maximum gaseous exchange, and every storm event washes fresh nutrient into the tree pit.

SUDS CASE STUDY 2 – Kenmont Gardens, London In 2014 the upgraded street design included the removal of road gully drains and replacement with rain gardens, tree planting in GreenBlue Soil Cells and a dished central area to hold exceedance flow.

Now stormwater is diverted into the Strata Cell tree pits and filtered through AborSoil Hydro, again reducing the velocity flow and removing of pollutants slowly returning to the combined sewer via a control orifice.

WORKS BEGIN ON £35 MILLION CUMBERLAND CANCER CENTRE Works on the new £35 million cancer centre for the Cumberland Infirmary in Carlisle, on which international property and construction consultancy Gleeds is appointed as cost advisor, have begun on site following an official brick-laying ceremony.

The commencement of the build phase of the new facility, situated next to the main hospital, follows the recent demolition of the redundant 1970s infirmary tower block.

Once complete, the two-storey structure will allow the North Cumbria Integrated Care NHS Foundation Trust to bring all its core oncology services under one roof, while remaining connected to the Cumberland Infirmary for the benefit of those patients requiring additional treatment.

The state-of-the-art centre will house a chemotherapy day unit, comprising 15 chairs and three single bedrooms, two medical linear accelerator (LINAC) radiotherapy machines and a CT scanner suite, as well as consultation and examination rooms, and clinical planning areas. In addition to the extensive medical facilities, there will also be a small cafe area for use by patients, visitors and staff.

Commenting on the appointment Andrew McNulty, director at Gleeds responsible for the scheme, said: “North Cumbria Integrated Care NHS Foundation Trust has shown a huge commitment to improving the experience of those touched by

cancer with this new building. It will not only ensure that patients benefit from the latest equipment but will also immeasurably improve the environment in which they receive the treatment they need.”

“Gleeds has extensive experience in the healthcare sector and I am delighted to be playing a role on this incredibly worthwhile project” he went on to say.

Suzanne Stanley, radiotherapy services manager at North Cumbria Integrated Care NHS Foundation Trust, added: “This is a landmark moment for the project and we’re really excited that we’ll be able to provide such wonderful facilities to further enhance cancer services that is truly patient focused here at Cumberland Infirmary.

The new building will be state-of-the-art but it will also be homely.

We want to make sure that when people come for their cancer treatment they are receiving it in a relaxing and comfortable environment, an environment that can put them at ease at what is often a frightening time.

Completion of the new centre is scheduled for summer 2021.

WORK BEGINS ON NEW HOMES DEVELOPMENT IN TREETON Construction work has begun on a new housing development in Treeton.

Beaumont Grange, off Wood Lane, is the fourth development to be built by Jones Homes in the village.

It will comprise a total of 94 homes, including three, four and fivebedroom properties, and 23 of the homes will be provided as affordable housing, nine of which will be starter homes, available to purchase at 80 per cent of open market value.

Planning permission for the development was granted by Rotherham Metropolitan Borough Council on July 12th, 2019, and the first homes are due to be completed in Spring 2021.

As part of the planning agreement for the development, Jones Homes will provide funding of around £520,000 for local services.

UNIVERSITY STUDENT UNDER-OCCUPANCY LEVELS - A REAL CAUSE FOR CONCERN? Residential provision for students for many universities is a critical element of the wider University Experience. It is also an area of income for Universities, and according to data from CUBO (College and University Business Officers) it accounts for 64% of their surveyed members’ total commercial income, equating to an estimated £532.3m for the reported year 2018/19.

However, recent research, conducted

by CUBO in partnership with real estate advisors JLL, has highlighted key findings around a decline in student occupancy rates.

We ask Bryan Carroll, CUBO Board member and Deputy Director Estates and Facilities at Solent University whether this is a real cause for concern and what universities can do to try and counteract the trend…

“Revenues from student accommodation is a key area for universities without a doubt, and any reduction in occupancy levels will clearly impact upon budgets. CUBO has just delivered the first research of its kind into student occupancy rates and the results point to some interesting, but also contradictory findings, whilst highlighting trends in this area and some useful indicators upon which institutions can choose to act.

“The survey indicates that there are a number of factors at play when looking at under-occupancy and that simply supply-demand, and priceaffordability aren’t the only overriding factors in predicting occupancy.

“We know that according to the latest figures, that just over 80% of full-time students leave home to pursue their studies, with roughly just under half of those taking up university managed accommodation as opposed to renting with a private provider of purpose built student accommodation (PBSA) or in a shared house. Many first year students (and indeed parents) may prefer the benefits of being close to, or actually on-campus in a university managed residence and the reassurance of a university’s support and well-being infrastructure - having never lived away from home before - so cost may not be so much of an issue; but supply certainly could be, especially since construction volumes have fallen by 25% in the last three years, limiting the amount of new supply and compounding the challenge.

“To double the impact, there has been an increase of 114,000 UK full-time students over the same period, and that is despite a five year decline in the number of 18-year olds going to university from the UK. The changing age demographic could play a part in more mature students seeking alternatives or being far more selective about facilities available.

“The growth of the private sector has some part to play in the changing position. However, universities also need to look at the buildings they have in their portfolio – students have become a more discerning customer, and many of the alternative PBSA options can be newer and more modern in appearance, design, décor and style than university managed properties.

“

Students are cost conscious and do have a limited budget, but will look closely at value for money, especially if there is potentially a newer, and more attractive alternative. The research suggested that older university buildings had some of the lowest occupancies.

These are obviously visually less attractive, and it is possible that the outward appearance, despite some significant investment and internal refurbishment of some of these buildings, has been a factor in students’ choice.

“

“Location is also key, with the lowest performing halls likely to be further away from the campus and other facilities, such as the library; so again a focus on maximising accommodation close to or on the campus will help. Interestingly, the largest fall in occupancy (35%) occurred in a residence with no communal facilities, suggesting that students still value the social aspects of communal living, and expect an environment where they are able interact and socialise with their fellow residents.

Expenditure on key business critical infrastructure (including IT), teaching and learning and specialist facilities, as well as areas such as sports facilities, residences, and conference facilities are a primary focus according to the research.

“Investment into modern and state-of-the-art facilities, new buildings and refurbishments projects will help with recruitment and retention, and enhance the overall student experience, which could help boost and maintain student numbers in a university’s own accommodation, but the residential offer must be of sufficient quality and value to be attractive and stand on its own feet.

“What is very evident is that the findings point to students’ desire to ensure they get the better-quality accommodation and ideally closer to campus.

However, more work needs to be done to fully appraise what makes one accommodation building more popular than another, taking location, cost and age out of the equation. CUBO will be continuing its research into this area in more depth in spring 2020 with its members.”

ROYAL GREENWICH TRUST SCHOOL TOPPED OUT TO COMMEMORATE BRAND NEW EXTENSION AND FACILITIES The final beam was placed upon The Royal Greenwich Trust School last Wednesday 21 January in a commemorative topping out ceremony, to mark the completion of the school’s new extension. The multi million pound project will enable the school - which was founded in 2016 - to accommodate a higher number of students, and make way for brand new facilities. These include a drama and dance studio, atrium, sports hall, science labs and additional classrooms.

Lyons O’Neill was appointed as Civil & Structural engineers on the project, overcoming a number of challenges, largely in part due to the site’s limited accessibility issues and historic development. It’s not uncommon for a school to remain in operation throughout a construction sequence, but the unique constraints of the site meant the team were also required to work around an existing tube train and over a go-kart track.

To provide solutions, and utilising the latest in 3D modelling technology, the team modelled both the site’s existing and proposed services. This enabled all disciplines involved to insert each stage of their designs carefully and accurately, whilst ensuring that all services were live at all times; effectively meeting the demands of the school’s live and busy site.

Lending their years of experience with education projects, Lyons O’Neill adapted their designs to consider all stages of the building’s life cycle; envisaging the way in which the building would operate well into the future. Working closely with the design team, they developed schemes which utilised the structural frame to help thermally regulate the building, helping the school cut down on

running costs and lessen its impact on the environment.

Raking columns were also used to support the elevated sports hall and lecture theatre, whilst also creating a self-stabilising deck during construction. Precast planks with ultraslim floor beams additionally enabled the team to create a flat slab which could be quickly and accurately erected when required.

WORK PROGRESSING AT NEW HOMES DEVELOPMENT IN GOLCAR Construction work is progressing well at new housing development in Golcar, where the first homes are nearing completion.

Jones Homes is building 19 new homes at Century View, off Swallow Lane and the first residents are set to move in spring 2020.

Eleven of the 19 properties were sold off-plan ahead of the development’s launch and a further two have been reserved since the sales centre opened in September.

Century View, named due to its proximity to the village cricket field, will include a range of three-bedroom semi-detached and four-bedroom detached houses. Three of the homes have been designated as starter homes, which will be sold at a discounted price to first-time buyers who meet qualifying criteria.
