APSS BEGINS WORKS ON NEW £440K OFFICE AND WAREHOUSE FIT OUT FOR INTERNATIONAL BEAUTY BRAND

PSS will deliver a new state of the art office and warehouse, located on Castle Park Industrial Estate, on the corner of Queen’s Drive and Wilford Road, ready for its new tenants Deciem from October this year.

Work has started to fit out international beauty giant Deciem’s new Nottingham store by East Midlands-based commercial interior designer APSS.

The works include the refit of the 3,500 sq. ft two-floor office accommodation and the 27,000 sq. ft adjoining warehouse. Deciem, which is also known as ‘The Abnormal Beauty Company’, is an international beauty corporation with an umbrella of brands including the popular The Ordinary skincare range, supplement brand Fountain, and skincare brand Niod. At its new site, there will be new contemporary lighting and heating throughout, the addition of glazed partitions, and high-quality wall, floor and ceiling finishes. There will also be renovations to the façade of the unit and service trenches for a new power supply, plus external work including new roller shutter doors and fire escapes. The 10-week programme of works is expected to complete around the start of October this year.

Lytham St Annes College gets major revamp Work to upgrade Lytham St Anne’s Technology & Performing Arts College (LSA) has now started and will see the construction of a state-of-the-art Design Technology (DT) building.

he £5.6m refurbishment and development project is being delivered by regeneration and energy specialist ENGIE, on behalf of Lancashire County Council and LSA.

Remediation work at the Worsley Road site began in May, but the start of the summer break has now signalled the commencement of major demolition work, ensuring disruption to the College, its students and staff is kept to a minimum. The scheme will include; the removal and demolition of two existing buildings, the construction of a new single storey building - to form a new DT building - and the refurbishment of existing areas within the school, providing four modernised classrooms.

Martin Lynch, Head of Education and Public Buildings at ENGIE, said: “This is another example of our great partnership with Lancashire County Council. We’re pleased to be leading this project and helping to provide some outstanding new facilities for pupils to learn and thrive in. The work we are doing provides an exciting future for the College and its students and we will also be working with the local community throughout the duration of the project, to ensure we leave a lasting legacy across the Fylde coast.” The development will continue throughout the next school year, with the final new building and refurbished areas expected to be fully handed over in September 2020.

Specialists in commercial interiors, office refurbishments, retail interior fit outs and construction solutions, Lincolnshire-based APSS has national clients in sectors including education, healthcare, industrial, commercial and retail. APSS were awarded the contract for the works following the completion of the neighbouring unit at the site. Deciem’s current Nottingham base is located on the Bloomsgrove Industrial Estate, in Radford, but will soon be moving to the newly renovated unit near the city once the refurbishment is complete. Jon Garnham, senior quantity surveyor at APSS, said: “Here at APSS, we specialise in a vast range of fit outs and refurbishments, including in the retail sector, and we enjoy working with highprofile brands that are continually growing within their industry. This 10-week programme is a great example of how quick we can turnaround a project and we look forward to completing the works and welcoming Deciem to the site. Tapping into the theme of luxury skincare and beauty, the unit will make an eye-catching yet functional workspace for the team.”


Project News Installation at Slimming World HQ announced as finalist in major awards programme Pilkington United Kingdom Limited, part of the NSG Group, has been listed as a finalist for Commercial Project of the Year in the G19 Awards for its installation at Slimming Word’s HQ.

T

he installation, recognised by the glazing industry awards programme, was part of an £8.5 million renovation scheme at the weight loss organisation’s Derbyshire workspace. Pilkington UK supplied low-emissivity and solar control glass to help the building stay warm in the winter and cooler in the summer, reducing the need for mechanical heating and cooling – while still allowing for maximum natural light transmittance. The shortlisting follows the glass giant winning the category last year for its project at 6 St Andrew Square in Edinburgh. Michael Metcalfe, commercial sales manager at Pilkington UK, said: “Sustainability is increasingly important in the built-environment. With advanced products, buildings can become more energy efficient without compromising on glazing’s aesthetical appeal, or natural light exposure, which research links to healthy living and productivity. “We achieved this winning balance with the help of our partners for a well-loved British business, and it’s excellent to have this recognised by G19 by making the shortlist for Commercial Project of the Year. “Slimming World HQ is also one of the first projects featuring Pilkington Suncool™ 60/31 T glass, which is now fully manufactured in the UK. We hope to combine a made-in-Britain success story with a new chapter for a well-loved British business.” The project was supported by fabricators Advanced Glass Facades, main contractor Morgan Sindall Construction and architects CPMG. A radio show item about the misery thousands of disabled people face if they need a WC away from home has inspired Ullapool Harbour Trust to prove that where there’s a will, there’s a way to improve accessibility. As a result, disabled people in the local community and visitors can head to the port, knowing it has appropriate toilets: a Changing Places assisted accessible facility, designed to the highest level set out in British Standards(*) has been installed. Explained Chief Executive/Harbour Master Kevin Peach, “I listened with heavy heart to a radio show highlighting the daily misery that parents and carers have to face trying to find suitable toilets. We had to do what we could to improve the lot of people with profound disabilities. We wanted the best and highest specification we could provide for these very special peoplehence why we chose to install a Closomat Palma Vita instead of the basic, conventional WC usually provided.” The free-to-use Changing Places toilet facility features more space than a conventional wheelchair-accessible convenience, plus additional fixtures of an overhead track hoist, adult-sized height adjustable changing bench, privacy screen and a Closomat Palma Vita wash & dry (smart) toilet, all supplied via Able Care and installed by W Munro.

The Changing Places is located, alongside a community workshop, in the ground floor of a Highland Council-owned building in the heart of the Harbour. Ullapool Harbour Trust approached the Council and arranged to rent the building so it could provide the Changing Places, assisted by funding from an accessibility grant from Transport Scotland.

Under British Standards (BS8300:2018), a Changing Places toilet in addition to conventional accessible facilities should be provided in buildings where the public spend time. As a minimum, the facility should be 3m x 4m (12m2), and include a peninsular WC, adult sized height adjustable changing bench, full room cover overhead track hoist, and wash basin (preferably height adjustable); the Standard notes inclusion of a wash & dry (shower/smart) toilet in place of a conventional WC further enhances users’ dignity & independence. he business was presented with two trophies recognising its outstanding achievements in both innovation and international trade by the Lord Lieutenant of the East Riding of Yorkshire, Dame Susan Cunliffe-Lister. Ideal Boilers is one of just six companies nationally to win two trophies at this year’s awards, which celebrate excellence in four areas: innovation, international trade, sustainable development and promoting opportunity. The Lord Lieutenant was joined by the Right Worshipful the Lord Mayor of Kingston upon Hull, Councillor Steve Wilson, at the company’s headquarters for the awards ceremony and a day of celebrations which saw all employees enjoying afternoon tea and games. As the only boiler manufacturer that designs, develops and manufactures all of its products in the UK, Ideal’s boilers have become renowned for energy efficiency, reliability and simplicity of use. The judges assessing the innovation category singled out Ideal’s “manufacturing process that transforms the reliability of its boilers and enables it to extend its warranties to up to 12 years”, which is unique within the industry.

Ideal Boilers was founded in Hull in 1906 and today employs more than 880 people – 600 of whom are based at its Hull headquarters. The business’s turnover in 2018 was just over £260m.

A Tale of Two-Storeys: ThirdWay Architecture Complete Refurbishment & Extension of Victorian Warehouse The London-based, progressive architectural practice recently completed the two-storey extension of 34-38 Provost Street, in close proximity to Old Street roundabout. The building was fully pre-let before completion and covers 15,000 sq.ft of commercial office space, spread across ground, lower ground and five upper floors.

he client, a prominent figure in commercial property and design, required a two-storey extension to a Victorian Warehouse, a complete refurbishment, and a design that celebrated the story of the original Victorian building, accented and enhanced by contemporary additions.

windows offsetting the weight of the brick host building. At ground floor, the existing brick bays have been opened up to create an active street presence, a new entrance and draw natural light into the impressive duplex ground and lower ground space. New timber sash windows, a replacement of the original loading bay doors and repointed brickwork complete the exterior approach to the building. Internally, the interplay between the original character of the building and contemporary features continues. The original Victorian timber ceiling details have been retained throughout and highlighted with simple lighting and servicing details. The new floors mirror this approach in engineered timber and pared back column details to make the most of the expansive glazing to the upper levels.

Rough sawn timber flooring and a mix of exposed and painted brickwork complete the aesthetic of the well-appointed floorplates. In the common parts, the concrete and brick staircase has been accented with warm timber details and contemporary lighting. The WC design pays playful homage to the Victorian heritage by using wall hung cast metal cisterns and feature tiling across the building. A new metal staircase that connects the new upper floors contrasts delicately against the existing building and is further accented by rich details of brass against the pared back colour scheme of the doors and ironmongery. The project was recently completed and took eight months to execute.

Other live projects the ThirdWay Architecture team have underway include a 25,000 sq.ft office development in a former Victorian Labour Exchange and a 26,000 sq.ft Corten metal extension to an existing office building in Southwark.

Deep masonry beams were created across the full width of the gable wall by bonding pairs of stainless steel HeliBars into slots cut above and below the first and second floor joists. These stabilised and reinforced the masonry and addressed the cracking over the front door. SockFix stainless steel anchors were then inserted into clearance holes drilled within the Helibeam zone, through the rubble-filled wall and the first two parallel floor joists. The concealed repairs were completed quickly and caused minimal disturbance to the property fabric, the inhabitants or neighbouring properties.

uilt over a period of twenty years under the guidance of MarieVeronique Swannell- Haute Déco’s founder and the creative force behind the company- Haute Déco’s collection complements a spectrum of styles from sheer sophisticated glamour to roughluxury aesthetics. 1) Have you always been passionate about the interiors industry? My passion for Interiors actually predates my interest in the industry: Creating an environment that reflects my sense of elegance, interests and character has always been disproportionally important to me and is what led me to the interiors industry in my twenties. What is equally important to me is that we nurture a specialist savoir-faire in this country, and I am so pleased that Haute Deco was a precursor in this respect, setting-up our production in this country when everyone else was subcontracting to South-East Asia.

2) What was the inspiration behind setting up your own company- Haute Déco ?

The inspiration was to create a luxury brand in the niche market of door handles, “the haute couture of doorknobs” – which at the time was a pretty revolutionary concept. 3) How important are finishing touches added to a room such as luxury handles? Finishing touches add character and individuality to a room, so they are fundamental in terms of what a room will feel like, not just look like. Having said that,

in my opinion luxury handles are much more than finishing touches. Visually they add texture and interest to a room; but in addition they are one of the elements of design that one comes into contact with on a daily basis. When the handles are especially beautiful or tactile, there is a sense of pleasure each time a handle is turned or pulled. But you need to have experienced it for yourself to understand how much difference it will make. 4) Do you feel smaller details are often overlooked? This is one aspect which has changed a lot since we started out: There is a much greater understanding – at least by interior designers – of the potential for smaller details to add personality to a room; and equally that cabinet handles can make, or ruin for that matter, a beautiful piece of furniture. But a recurring problem is that choosing handles is often left to the last minute when they actually need to be considered early on in the project. 5) Tell us about the design of your contemporary handles, and what makes them unique We are quite unique in the industry in that our handles are fashioned by hand in the design process, giving them a sculptural quality that you cannot achieve with CAD. Another defining factor is getting the detailing just right, as it is so easily overdone. One of the reasons our clients find our handles special is to do with what I call effortless elegance, and I think that may

The scale of the room determines what format of handles will work best – but as most of our handles are available in multiple formats that is not an issue. 7) What is your design process? A lot of our work is texture-led and I have a permanent radar for texture and pattern. Generally I tend not to have a structured

design process: rather I have sudden flashes of inspiration as to how something I have seen and stored in my mind can be turned into a handle. From that point onwards I will research materials, draw up specifications and get our workshop to produce an initial set of prototypes, which gets fine-tuned. 8) What have been some of your favourite handles you have made? It’s hard to choose because I only design products I love and would have in my own house. But if I had to choose one collection it would have to be the Nappa doorknobs whereby a layer of crystal resin is cast around a disk of leather-textured bronze, turning the metal into almost liquid bronze. We have perfected a unique production process for this line which combines two of our specialist savoir-faire, and the effect is truly magical.

But one of our frustrations is that we rarely see the finished product, because the projects we tend to work on are on very high-end, and clients are often extremely protective of the interiors. 10) Do you feel that luxury interiors and luxury design details are becoming more popular? The current trend is for glamorous interiors with an abundance of luxury materials, which as been described as maximalist interiors. In terms of our handles, we have also seen a shift to the jewellery end of the spectrum, which have the most luxurious feel. 11) What would be your advice for other women who want to set up their own business? • Don’t be afraid to go your own way • Be true to yourself and to what you believe • Never sign any contract you don’t fully understand • Be very careful about who you partner with

SECURE SECONDARY GLAZING HELPS PROTECT RETURNING ARTEFACTS IN C18TH CASTLE Nestling on the border of Dorset and Hampshire, sitting atop the cliffs at Highcliffe; is the Grade I Listed Highcliffe Castle. It was built between 1831 and 1835 by Charles Stuart, 1st Baron Stuart de Rothesay and is arguably the most important surviving house of the Romantic and Picturesque style of architecture.

H

ighcliffe Castle stayed a family home until the early 1950s when it was sold to become a children’s convalescent home, but was closed in 1952. In 1966, prior to the Castle being sold for redevelopment, a fire damaged much of the exterior. Another fire a year after the sale left it to ruin. It was not until 1994, that the phased scheme (which is still ongoing) to repair and conserve the building began.

The latest restoration project known as ‘The Phoenix Files’, is being undertaken by Greendale Construction Limited, who won the tender. Once the east wing and historic kitchen is restored, visitors will have full access to the castle once again. As part of the 18-month building project, Greendale contacted Selectaglaze, the leading specialist in the design, manufacture and installation of secondary glazing for thermal and security solutions for the castle’s new exhibition spaces. This first required an

overhaul of previously repaired windows as well as the conservation of existing exposed brickwork. Working closely with Greendale and architects Rodney Melville and Partners; Selectaglaze provided the Castle with a bespoke solution to compliment the restoration of the rooms meeting acceptable museum standards and levels of; humidity, light and security. This will allow the return of most of the Marshal Ney furniture which is currently in the V&A Museum where Selectaglaze previously installed secondary glazing units in the Henry Cole Wing. Selectaglaze installed 3 high security Series 85 2 –pane Horizontal slider units, glazed with a 12mm Tecdur anti-bandit glass, which were certified to LPS 1175 SR2. Overall, the newly renovated rooms are far better equipped to house objects of high value. The secondary glazing work has exceeded the castle’s security expectations, increasing the protection of the returning artefacts.

THE TIME IS RIGHT FOR TIMBER-ALTERNATIVES The glazing industry used to be about cheap white plastic windows; that’s no longer the case. Heritage and timber-alternative windows are now wellestablished and popular, for both refurbishment and new build projects. And nothing typifies this movement more than sliding sash windows.

S

ash windows have been a significant part of British architecture since the 17th century. Their popularity peaked in the 18th and 19th centuries, before dipping in the mid-1950s. But the UK’s aging housing stock means that there are a huge number of older properties out there undergoing renovation, and as a nation our renewed interest in traditional and heritage architecture means that suitable and authentic replacement windows are in demand. Buckinghamshire-based Roseview Windows has been manufacturing sash windows for over 35 years. As the first UK company to specialise solely in uPVC sash windows they have been involved in this part of the heritage market longer than anyone else. The attraction of timber-alternative heritage windows isn’t just a result of their appearance. Once you have a window that looks right, a host of modern benefits come into play.

Firstly, there’s cost. An authentic premium modern sash window will typically cost around 20% less than a modern softwood equivalent. Hardwood is more expensive still. For that cost timber-alternative windows provide levels of security, energy efficiency and sound-proofing that far exceed those of original windows. Then there’s maintenance. uPVC windows are virtually maintenance-free, with no sanding, filling, staining or repainting required. Over a window’s lifetime these cost and time savings make the timberalternative version even more attractive.

Consumers are naturally concerned by the lifetime and sustainability of uPVC, especially in light of some of the misinformation that has been spread about the material. The reality is that modern uPVC windows are currently rated as having a lifetime of at least 40 years, and this expectation is growing. Modern uPVC doesn’t rot, degrade or discolour, and doesn’t require regular maintenance. It simply needs to be cleaned occasionally, using standard detergents. On top of this uPVC is fully recyclable up to ten times, and is remade into new windows – called closed-loop recycling. THERE’S NEVER BEEN A BETTER TIME With the market for heritage windows and doors booming, and a new generation of products that focus on design and performance, Roseview director Mike Bygrave feels that there’s never been a better time to make the switch. “The design and authenticity of uPVC sash windows has come a long way in the last 35 years.” Mike comments. “The vertical sliders from the 1980s and 90s quietly and gradually changed the uPVC window market, by providing functional alternatives to casements in buildings designed to have sash windows. GETTING UK HOUSING FIT FOR THE FUTURE We asked eco-materials supplier Ecomerchant to pick some of the standout retrofit products from 2019 and asked if their popularity could be linked to current and proposed regulations.

iquid applied airtight membranes first arrived in the UK around 4 years ago. The idea that an airtight membrane could be spray or brush applied was groundbreaking despite the use of similar means of application for protective coatings and waterproofing. Blowerproof was first introduced to the UK by Ecomerchant in early 2016. The product became BBA certified (the first to do so) in 2017 and was quickly picked up by the Passive House sector.

Over the past two years, liquid applied membranes have seen exceptional growth as the demand for airtight buildings increased. The ultimate application came in spring 2019 when the Imperial War Museum archive used Blowerproof to create the most airtight building in the UK (ACH 0.03) for storing its priceless archive of documents.

For the refurb sector, the use of liquid applied membranes is a game-changer. The water-based VOC free liquid can be applied to almost any surface even in the trickiest and most demanding applications it creates a permanent flexible layer which allows airtightness to be delivered where previously achieving high levels were nigh on impossible. Calcium silicate boards; the elimination of mould and subsequent reduction in health issues has driven sales of SkamoWall Board. The calcium silicate board is part of a system which includes adhesive, primer and plaster that combine to create a buffer

The UK construction sector knows that there are widespread problems with carbon, energy, moisture, ventilation and health in our housing stock. But they persist in partial and piecemeal solutions, apparently oblivious to the interactions between these problems and the need for a holistic approach.

to manage moisture, improve insulation and eliminate mould. The board’s inert chemical structure renders it incapable of supporting mould growth. The improved insulation and breathability of the system allow ventilation to harmlessly remove moisture from the building. The plastered board acts as a vapour control layer whilst remaining breathable. The SkamoWall Board has been a favourite of landlords and owners of older buildings with solid walls where persistent problems often cause unwelcome maintenance costs and tenant complaints. Wood fibre flexible batts and rigid carrier boards. Insulation is a key component of most retrofit projects and the increase in wood fibre use over the past few years has been steady - but the take up this year has been exceptional. Wood fibre is a versatile product, which offers desirable performance characteristics for renovations. Being vapour permeable it helps buffer moisture, its density (up to 250Kg/m3) protects against overheating and its natural makeup alleviates concerns over synthetic ingredients and poor indoor air quality. The flexible batts are popular for installation between studs and the dense rigid boards for carrying render or plaster either internally or externally on timber frames or direct to masonry or brick. Education is a key specification tool The use of these products is exclusively a matter of personal choice so why are they so popular? There are several answers but

largely this is to do with how educated the buyer surrounding building features that are desired but not mandatory within building regulations. One reason may be the limits on design imposed in retrofit where a significant uplift in performance can be achieved through upgrading the building fabric where options such as orientation, outward changes to shape or ‘look’ and modifying the footprint are not possible so forcing a more open approach to problemsolving. A change of attitude and major upskilling of refurbishment operations are required to deliver effective solutions to the enormous backlog of remedial works required to deliver the healthy, comfortable and affordable homes that are essential if the UK is to meet its carbon targets. No carrot but no stick either! 2019 is ending with a familiar scenario of promised changes and little real regulatory progress. The government has finally published plans for a new version of Approved Document L (for energy efficiency), a new F (for ventilation), and confirmed a new regulatory standard for managing summer overheating is on the

Notice that retrofit is still not a priority despite estimates that around 80% of the homes we will be occupying in 2050 already exist. The UK GBBC report ‘Net Zero Carbon Buildings: A Framework Definition’ which was launched at the Houses of Parliament in April 2019 provides a framework on how to achieve net-zero carbon buildings in both construction and operation (in-use energy consumption), whilst beginning to provide direction for addressing whole life carbon in the industry. Again this projects well into the future with targets set for 2030 for new build but not until 2050 for existing buildings. The much-vaunted PAS 2035 (linked to the requirement to implement PAS 2030) launched this summer is not a mandatory requirement except for certain types of funded retrofit project, this excellent standard is advised rather than imposed so, therefore, is unable to deliver the intended improvements to existing homes at scale for the moment.

At present, there is no agreed solution to modify the built environment such that it can operate in a carbon-neutral fashion by 2050. The problem can be made substantially less dire, however, by not adding yet further energy demand at this critical time. So whether it is carbon reduction in building operation, energy generation, design or materials choice we are facing the absolute need to decarbonise the sector, and this will need to be backed by mandatory regulations. New build can rapidly become a retrofit problem. Lord Deben Chair of the UK CCC sums this all up rather neatly saying “there are other influences on housing emissions. For example, there is the fact that the Government still have not raised the standards for new buildings. At the moment, we are building more trouble every year” in essence poor standards for existing buildings just increases the size of the retrofit market. They condemn most of what we are building now to retrofitting in the future a frankly crazy notion when we are already faced with the challenge

So little remains in terms of positive regulatory drivers for the present. One option is to elect to use a voluntary standard such as The Passivhaus Institute developed ‘EnerPHit Certificate’ (a quality-approved energy retrofit with Passivhaus components). This certificate sets a slightly different standard requirement to the full Passivhaus standard. Each home and building is unique and poses specific problems and solutions to reduce carbon emissions, improve energy efficiency and ultimately achieve greater energy security. However, EnerPHit does not directly address the issues of moisture and occupant health although it could be argued that they are mitigated by improved fabric and performance. In retrofit, in particular, there does need to be sympathy between the existing structure and the intended use, ensuring that the building functions without the likelihood of creating unforeseen problems that may later degrade the fabric. This requires a holistic approach and the use of a range of materials and resolutions to create a long-lasting energy efficient healthy building. The use of non-standard materials like the ones highlighted by Ecomerchant does indicate to us that this process is underway and that there are many who will not wait for legislation to catch up. In fact they may well reap extra benefits in the future when others are faced with costly upgrades simply to bring buildings into compliance.

The housing crisis has not gone away We still have a crisis within the housing sector to deal with and a lot of this is tied in with energy efficiency and energy use. The nature of the problem is neatly encapsulated by Richard Tibenham director of Greenlite Energy Assessors and associate lecturer of building physics at the University of Lincoln. Tibenham refers to The Committee on Climate Change report ‘UK Housing: Fit for the Future?’ which claims that emissions reductions from the UK’s 29m homes have stalled, while energy use in homes increased between 2016 and 2017. It further claims that we will not meet our legally binding targets for emissions reduction under the Paris Agreement without near-complete decarbonisation of the housing stock by 2050.

hen Ian Keenan Decorators was tasked with restoring an unoccupied Georgian building in central Dublin into a grand family home, they knew they needed to do it justice. Located on the prestigious Fitzwilliam Square, which dates back to 1792 and was popular with aristocracy, the building had been broken up into office spaces, but in 2012 it was converted back into one large living space – just like it was in its heyday. However, it went unused for years, until recently when new owners recruited director Ian and the team to undertake an extensive three-month restoration project to restore the building to its former glory. Ian said: “It was a privilege to be asked to transform this neglected property in the heart of Dublin and we couldn’t wait to get started. When we went to assess the site, the building was in a state of poor repair, so we knew we’d have to do a lot of preparatory work, but we were up for the challenge.” Tackling the transformation Boasting four large bedrooms, a statement master bathroom, lounge, kitchen, piano room and office, the building required painstaking preparation work to bring the walls and ceilings up to standard, before the team could put their painting skills to the test.

To ensure they achieved a durable and high-quality finish across the property, the team turned to Johnstone’s Trade, using a range of interior coatings, including Acrylic Durable Matt on the walls and ceilings, Flortred on flooring and Eggshell on woodwork. After extensive colour consultations with the client, they used over 18 decadent shades to transform the rundown building into a visual masterpiece that was reminiscent of its past yet modern and fresh. functional space, with provisions also made for new M&E services. The cladded stair towers were fitted with Trimo rockfibre insulated core composite panels, providing access to newly installed mezzanine areas, whilst existing rooflights were removed to prevent overheating and condensation issues on the upper floor.

Vivalda invests £150,000 in new fabrication technology Vivalda Group has invested £150,000 in automated routing technology, reconfirming the business’s long-term commitment to UK manufacturing and the growing importance of offsite fabrication within the construction sector.

he commissioning of two Radecal ATC CNC Piranha routers at its Birmingham branch enables the company to fulfill the growing demand for non-flammable architectural panels and boards to be cut to size and prepared for delivery on-site. Despite Brexit fears in other sectors of UK industry, the Midlands-headquartered company has continued to see demand for its solutions-based provision of architectural facades continue to grow. Over the last financial year, the business saw its income increase by around 10% to £34m. Chairman and founder of Vivalda, Peter Johnson, said: “Increasingly, architects are specifying the use of hidden fixings on non-flammable facades to improve the aesthetics of their buildings. This, along with the more widespread adoption of just-in-time, offsite fabrication has prompted this investment in technology. Automation is increasingly important within the construction sector, as it reduces delivery times, cuts down on transport costs and also

eliminates damage and costly mistakes during the fabrication stage. This investment brings our total number of automated CNC routers to six, demonstrating our commitment to our value-add strategy. Our success is based on the ability to provide architects and contractors with complete solutions – delivering pre-cut, fully prepared cladding boards on-site. This sounds simple in theory, but in practice requires a vision, which is backed up by a commitment to technology investment, manufacturing, logistics, planning and skills.” Vivalda Group was established in 1999 and is celebrating its 20-year anniversary in September of this year. Company News GRAHAM supports London City Mission with refurbishment of accommodation for rough sleepers London City Mission has opened a new short-term accommodation centre, The Corner House, above its Webber Street day centre for homeless people in Waterloo, London. The project was delivered at no cost by contractor, GRAHAM and associated subcontractors enabling the charity to provide housing and support to rough sleepers.

RAHAM project managed the new centre from start to finish, appointing and engaging with a number of subcontractors to support on the refurbishment. The works comprised surveying and upgrading of plumbing and ventilation systems, as well as the decorating throughout, and installation of a new commercial kitchen, flooring and windows . GRAHAM also refurbished the sleeping areas. The Corner House will provide accommodation for four men at a time for a period of six months without the need to access public funds following a referral from the London City Mission’s day centre on Webber Street. There is a staff team of four working at the project, with 29 volunteers from local churches on a rota, available to help alongside the staff. The project will be open every night of the year from 7.30 pm to 7.30 am with dinner being provided. Each resident will have a designated support worker. Rob Joyce, GRAHAM’s London office director, said: “Our ethos at GRAHAM is to deliver lasting impact within the communities where we operate and to make a difference by building a better future for everyone. We’re deeply proud to have worked on this project for London City Mission, which carries out important services for the homeless community and with such compassion. We’re equally thankful to our team of subcontractors who shared our determination to deliver this important centre for London’s homeless community.”

Piercy&Company completes Fora’s eighth flexible workspace at 42-46 Princelet Street, drawing inspiration from the rich heritage of Brick Lane and showcasing the best of British Craft Fora and Piercy&Company transform Victorian warehouse into contemporary, creative shared workspace off Brick Lane

remium workspace provider Fora has completed its latest project in a former Victorian warehouse on Princelet Street in Shoreditch. Designed in collaboration with architect Piercy&Company, the space now provides 23,000 sq ft of purpose-built co-working and flexible workspace across five floors. Designed to reflect the unique character of Brick Lane, the space is layered with terraces offering views of the surrounding area, alongside a Residents’ lounge, kitchens and a contemporary event space.

Founded by The Big Chill festival co-founder Katrina Larkin and hospitality-entrepreneur Enrico Sanna, Fora’s aim is to create spaces which improve productivity and well-being by focussing on exceptional quality and above all else, the Resident experience. Fora is leading the workspace revolution by bringing together the best of hospitality, members club-style services, high-end design and innovative technology. The design of its Princelet Street location is akin to a boutique hotel where every item the discerning Residents will touch, sit on and use has been carefully considered.

The former Victorian factory, which was constructed in the mid 1800’s and sits in the Fournier Street Conservation Area, has undergone a comprehensive refurbishment including clever internal reconfiguration to enhance the quality of the building. The space now features high levels of natural light and a focus on bespoke detailing. Fora and Piercy&Company have worked alongside a team of British makers including Realm Joinery and Darwen Terracotta to create a contemporary space with wonderfully tactile, handcrafted interiors throughout. Rather than adding lifts or looking to increase floor space, Piercy&Company boldly cut a void through the building for a sculptural suspended staircase constructed in a folded origami-like structure. The oxide red feature staircase has created a dynamic central space that maximises natural light and connectivity between floors. A lofty two-storey roof extension with added terraces has also been introduced, providing a voluminous light-filled space for Residents to socialise both inside and out. On the ground floor, a stepped terrazzo lined event space has been introduced in the lobby which is visible on entrance from the street.

The rich heritage of the surrounding area includes a history of textiles manufacturing with Princelet Street once the home to a community of French silk weavers’ houses. Engaging with the inherent character and unique heritage of the area, a pleated roof space featuring north light glazing recalls the weaving lofts once common in the area. Bespoke furniture created by Piercy&Company sits throughout the space, including felt pleated wall panelling designed to provide acoustic absorption, and curved seating areas and booths that appear to be carved into the wall, designed to maximise light, space and material aesthetic. Pete Jennings, Director at Piercy&Company, said;“As a practice, craft is at our heart. In a crowded market, it’s the attention to detail and quality that will stand the test of time

Troubleshooting in surface preparation When building a house, it is common practice to ensure that foundations are solid to protect the longevity of the construction. Contractors rarely pay the same attention to the floor during a renovation, because they don’t always know how to complete it efficiently. Here, Pete Miller, territory sales manager at surface preparation expert, National Flooring Equipment, discusses some common problems that can arise in surface preparation and how to overcome them.

P

roper surface preparation is vital for flooring projects to be successful but it is often neglected. Sometimes contractors simply sweep the substrate before laying a new coating. Because contractors know that the customer will only see the final covering, they tend to think this is the only thing that matters. They couldn’t be more wrong. Thorough surface preparation is the foundation of any successful flooring job. Not doing this vital step is akin to building your house on sand; you can do it, but you are creating a long list of problems for yourself in future, which could otherwise be avoided. Removing adhesives If not removed properly, stubborn adhesives can remain on the substrate after removing the previous coating which can impact the quality of a new covering. Using a larger floor scraper, either a walk-behind or rideon, will help to remove all of the adhesive before applying a new material. Contractors should know the size of the jobsite ahead of time so that they select the right machine for the job. For example, a small walk-behind scraper is best used on a smaller job, such as a residential site, but ride-on scrapers can be more suitable for larger jobs. We are often asked whether it is best to use machinery or solvents to remove adhesives. Machines are more efficient than solvents at removing adhesives, and they are easier to work with because machines don’t pose the same health risks as solvents — which can often contain harmful chemicals.

Dealing with dust

It is important to recognise that there is no such thing as a dust free jobsite. However, an extremely dusty environment can lead to problems for both contractors and their equipment, so it is important to try to manage the dust present in the workspace. Dust can be annoying to work around and harmful to breathe in, causing lasting respiratory problems in severe cases. Workers must use the right personal protective equipment (PPE), such as respiratory face masks, to avoid any health problems.

It is important to recognise that there is no such thing as a dust free jobsite. Excessive dust in the air can also cause damage to any machinery present. One way to avoid this is to use an ioniser. People on the move NEW OPERATIONS DIRECTOR FOR H+H Market-leading aircrete manufacturer H+H has announced the appointment of Phil Ball as Operations Director, taking charge of the company’s three manufacturing plants in Borough Green, Kent, and Pollington, Yorkshire.

Put the people first, design the processes that make it as easy as possible for them to do their job and the results can be truly dramatic.” Ball will be based out of the company’s headquarters in Kent and dividing his time equally between the company’s two locations. His responsibilities include Operations, Procurement and Health and Safety.

arren Checksfield will take over the role of Major Projects Director. Darren has a wealth of industry experience acquired over ten years’ at the Aggregate Industries business, most recently occupying the role of National Business Development Director for the Contracting division. Prior to this, Darren worked in various commercial roles at Costain and Accord Highways Services including Head of Marketing and Business Development. In his new position, Darren will continue to ensure best in class customer service within the business’ Major Projects team which provides strategic, centrally-driven support to major infrastructure projects. Under the new structuring, Darren will oversee the overriding commercial strategy, customer relationships, stakeholder relations and new business growth within the team. Graham O’Mahony re-elected as UKATA Chair In an unprecedented move, the UK Asbestos Training Association (UKATA) has elected Graham O’Mahony as its Chair for a second term. Graham will be the only Chair to hold the position for two consecutive terms in the Association’s 10+ years’ history.

In his position of Chair, Graham will continue to lead the 10-strong Board of Directors, who provide strategic direction and governance to the Association. Combining this volunteer position alongside his role of Managing Director of ATL Safety Limited, Graham has worked in the construction industry for more than 26 years, delivering asbestos training for nearly 20 years. A pioneer in the field of asbestos training and standards, Graham was an asbestos surveyor and delivered training in asbestos handling prior to the introduction of comprehensive asbestos regulations.

The brief was to create a space for thrill-seeking ‘rovers’ to enjoy while being in the heart of the action.

With respect to its location, H2R Design took particular themes from each of the three exciting theme parks and water park and merged them into an eclectic hotel stay experience taking into consideration the mindset of today’s travelers. Although there are many subtle nods to the adjacent theme parks, the design keeps an overall balance of sophistication and avoids being too

thematic. However, the detailing and art direction exude the Rove personality: Artsy, cool, and fun, interlacing a world of wonder and thrills. “We designed this space with the contemporary generation of travelers in mind and developed ways to keep them connected and engaged. Our aim was to harmoniously bring together four contrasting elements including the bold amusement park themes, UAE’s culturally inspired surroundings, the need for connectivity and the essentials of hotel stay tranquility. We achieved that by creating a natural flow from room to room and throughout the public spaces of the property”, explained Husain Room, CoFounder of H2R Design.

Hand tufted carpets installed at the reception area symbolize queues at carnival rides while other areas are defined with full immersion color blocking such as the yellow game room and suitcase lockers.

Hanging rattan lights highlight the higher tables and create zoning within the space. Communal tables have been equipped with internet connections to serve as working stations. Metal Tolix chairs used in all the other Rove properties have also been included, linking to the brand identity. Fun and quirky elements can be found throughout the hotel including wall pipes, large colorful bubbles, artwork accessories and wall graphics. Although the hotel accommodates both children and adults, a specific kids’ area was introduced considering the kids who will visit

The artwork selected throughout the hotel celebrates the brand ethos linking to the context of location, adding character and voice. In the lobby, guests are greeted with a “Marhaba” sign written in Arabic on the ceiling with lights, and local artist Tarsila Schubert was commissioned to create the lenticular wall artwork at the entrance. The Rove pin drop is tilted, as though it is breaking off, to accentuate the playfulness of the context the hotel is in.

A feeling of openness is experienced with the exposed ceilings working in tandem with the natural lighting while black painted ceilings and crossing beams contrast against this lightness. Accents and details are bright and cheery yet flow into more relaxing spaces to ensure a comfortable experience. The future of heating our homes

Time is running out for the UK to meet its carbon reduction targets and the way we live has to change. A big part of that will be saying goodbye to our gas and oil boilers, which the UK is looking to phase out almost completely by 2050. Indeed, in March 2019 it was confirmed that from 2025 it will be illegal to install gas boilers in new build homes. It’s a tall order, especially when you consider that the Department of Business, Energy and Industrial Strategy (BEIS) has vowed to try and keep energy bills as low as possible.

he Guardian reported in 2018 that households need electric or hydrogen boilers sooner rather than later if the UK is to hit its carbon targets at the lowest cost. And while electricity supplies are rapidly switching to low-carbon sources, almost all homes today rely on fossil fuels. According to the Committee on Climate Change (CCC), the public is largely unaware of the alternatives, and consumer understanding is “far from where it needs to be.”

So, we need to make big, long term changes to the way we power and heat our homes, but with minimal up-front costs and lower ongoing energy bills. Refurb Renovation News caught up with IOBAC’s CEO Paul Woolvine about how the built environment could do it. IOBAC delivers innovative heating and flooring technologies based around speed of install, flexibility, operational effectiveness, and sustainability. Heated flooring to the rescue (but not as you know it!) Generally, underfloor heating operates at a lower temperature when compared with standard radiators; it retains

For some people, however, barriers still exist that put them off underfloor heating. It’s considered by many as an expensive luxury product with a disruptive, complex installation processes. It can also be difficult to remediate if there’s a problem. And the big one: typically, there are limited options for renewable energy inputs. So, can we harness all of the intrinsic benefits of underfloor heating within a simpler, more cost-effective and accessible solution? The good news, according to IOBAC’s CEO, Paul Woolvine, is “yes”. Paul explains: “IOBAC heated flooring was developed to overcome issues commonly associated with conventional electric mats and water-based underfloor heating systems. Our heated flooring solution doesn’t require you to dig up your floor or cause any disruption to any existing pipework or electric system.” Sounds easy, right? “It really is as easy as it sounds,” continues Paul. “The process

is as follows: lay conductive copper strips, apply conductive paint, apply magnetically dielectric paint, install surface tiles, connect copper strips, and away you go. It’s far easier to install and much easier to remediate or change and is a simple painted solution – simply remove the floor tile and coating and repaint. And importantly, this underfloor heating solution can be powered by a highly efficient electric input from an AC or DC supply – like solar panels. With this technology it’s absolutely feasible to heat your home with solar power – or any other electrical input for that matter. That way people don’t need to be reliant on big energy companies.” On this solution’s sustainability credentials, Paul explained: “Well, firstly, this solution uses infrared heat. Research suggests that infrared heat has numerous health benefits, including increased blood circulation, an enhanced immune system, and reduction of joint pain and inflammation. Infrared heat is typically more budget friendly; designed with sustainable inputs the running costs are significantly less than conventional solutions and the temperature tends to be more consistent.”

The heat efficiency of a Grade II listed Georgian townhouse in the historic city of Bath is set to be dramatically improved as a result of the introduction of Spacetherm® Multi insulation. The challenge of dealing with heating inefficiencies, major heat loss and high heating costs are a common problem with many listed buildings and solid wall dwellings. Property owner Mike Mower explains, “I obtained planning permission to insulate the top floor of my Grade II listed Georgian townhouse as it is single skin 6” Bath stone (Oolite) and very heat inefficient, all walls have the original lime render and skim and so they need to breathe. The property in Bath was built in 1818 and has been in my family for 101 years since 1919! I am the 3rd generation to live in it and it was last renovated in 1935 so it needs serious upgrading! “The architect originally specified another insulation but this would have required encroaching 100mm into the room and would necessitate moving door frames and rebuilding window reveals. After extensive research, I identified the Spacetherm Multi aerogel product from the A. Proctor Group.

plaster finish will be applied professionally by a contractor upon completion of the installation. Spacetherm Multi is a high-performance laminate specifically designed to be laid directly onto existing floors & walls. Spacetherm Multi consists of Spacetherm Aerogel insulation blanket bonded to a 6mm Magnesium Oxide Board. At just 16mm thick, the use of Spacetherm Multi has virtually no negative impact on floor space, making it ideal for refurbishment projects where space is at a premium. Typically, a solid wall will have a U value of around 2.1 W/m2K. omebuilder CALA Homes (East) will create a development of 87 refurbished contemporary one to four bedroom apartments as it restores the former Boroughmuir High School. In addition, a further 17 mid-market rent apartments will be delivered. An indication of the scale of likely benefits to the surrounding area has been set out by independent experts, who assessed the

There will also be £757,000 as part of S75 developer contributions to improve schools, leisure facilities and infrastructure while creating muchneeded new homes. The local authority is estimated to receive an extra £290,000 through additional council tax revenues. One of the first buildings in Edinburgh to utilise steel frame for architecture, the building was constructed between 1911 and 1914 and is a Grade B listed building. It spans a total of 2.18 acres with the apartments ranging from 767 sqft to 1,701 sqft and set to launch in early 2020. Respected independent consultancy, Lichfields, examined CALA’s proposal in detail and assessed the ripple effect they would deliver in terms of employment opportunities and an increase in money spent at local businesses. The detailed report suggests the economic windfall for the surrounding community would be delivered in three distinct areas - construction benefits, local community benefits and local authority revenue benefits. Operational benefits from the work include an estimated £570,000 spent by buyers making their house ‘feel like a home’ by adding their own touches with another £1.75m likely to be spent in local shops. The report also states that 30 full-time jobs will be created in the local area as a result of increased expenditure from those moving to CALA’s development. formerly two cycling studios, to create one large studio space designed with an edgy aesthetic, with features including metal mesh in the changing room areas, key clamp merchandise displays, and graffiti covered walls. SHH also installed new slam walls, a lighting and sound system, repainted the all-natural timber elements to suit the KOBOX brand, and refinished the reception counter with a rough external render. Rose McShane, Project Architect from SHH said: “This is the second location we have designed for KOBOX, which is expanding with new sites across London to accommodate a rapidly growing client base. People come here to experience a clubbing vibe in a high-intensity environment, so we needed to maximise the most important elements – light, sound, and atmosphere. “Our approach was to focus on which elements would have the greatest impact on the overall user experience. This meant we had to overcome obstacles such as adding extra acoustic insulation despite the low ceilings and, because the budget was limited,

being selective over which materials we used to ensure that there was brand continuity throughout the studio. We’re really pleased with the result, which truly brings the nightclub theme to life.” The project team included structural engineers Michael Alexander Consulting Engineers, contractor Henry Construction, mechanical and electric consultant Turn Key Air Conditioning Ltd, acoustic consultant Hann Tucker Associates, and AV consultant WebcentrikAV. There is pressure globally for corporations to be more environmentally friendly and responsible and with many companies adopting various environmentally friendly initiatives, this doesn’t need to stop at the interior design of their offices. There are many ways in which sustainable materials can be incorporated into the design of an office space, but one simple and easy way to include this is through the use of sustainable surfaces/worktops. DERELICT FOOTBALL STADIUM TRANSFORMED INTO SCHOOL

A DISUSED football stadium has been redeveloped to create a new, modern educational facility that will help to meet future demand for secondary and sixth form school places in the London Borough of Barnet.

ick Everard – the independent property, construction and infrastructure consultancy – delivered architectural services for the non-selective, non-denominational state-funded Ark Pioneer Academy, which welcomes its first cohort of 180 year seven pupils this month (September). The £25m project will provide 900 secondary and 300 sixth form places when it reaches full capacity. The new school is based on the site of the former Underhill Stadium, which was used by Barnet Football Club from 1907 through to April 2013.

Since 2013, the site has been mostly vacant and was purchased by the Education & Skills Funding Agency in 2015 to address Barnet’s urgent need for new school places.

Steve Cummings, director at Pick Everard, said: “We are delighted to have delivered high-quality educational facilities to assist in meeting Barnet’s demand for secondary and sixth form school places. “As well as 26 classrooms, the school features two dozen other spaces for specialist activities such as dedicated music rooms, ICT facilities, workshops and a hall for performances. An indoor sports hall and a new, hard surfaced multi-use games area – which can be used for netball, football and hockey – has also been constructed, with the potential for community use outside of school hours. “The site is rich with history as it was used by Barnet FC for more than a century before the club moved to its current home at The Hive. Since 2013, the site has been mostly vacant and was purchased by the Education & Skills Funding Agency in 2015 to address Barnet’s urgent need for new school places. “The original stadium was well known for having a football pitch that dropped 11 feet from one end to another and the new building makes use of this existing site topography by providing learning accommodation through a series of split levels. The building is also positioned on a north-south axis, ensuring that classrooms can acquire optimum levels of daylight for teaching, without over-lighting.”

Ark, a network of 38 schools, has opened several other new schools in north London in the past 10 years, including King Solomon Academy, Ark Academy, Isaac Newton Academy and Ark John Keats Academy – all of which have been judged as ‘outstanding’ by Ofsted. SikaBit Provides the Ideal Solution for Southwark Social Housing Block SikaBit, the Safe2Torch reinforced bitumen roofing system from Sika, has been used to upgrade the roof of a social housing block in the London Borough of Southwark as part of a full refurbishment project delivered by Paragon Interserve (Interserve Construction Ltd).

ocated in the busy Camberwell Road area, Castlemead House was undergoing an internal refurbishment when Paragon Interserve called in roofing contractor, Hambro Roofing to carry out repairs to the roof. SikaBit’s best-of-both-worlds SBS and APAO hybrid bitumen technology provided the ideal solution to achieve consistency of specification while enhancing the roof build-up. “The system was specified as part of a warm roof build-up, which also included SikaTherm tapered insulation, to both enhance thermal performance and improve drainage by introducing falls and directing direct run-off water to existing drainage outlets.” Hambro Roofing proposed using the SikaBit system for the project after seeing the advantages of the SBS/APAO hybrid technology, which has been speciallyformulated by Sika for the UK market and Safe2Torch compliance. The system combines the flexibility and tensile strength benefits of SBS bitumen with the hardwearing properties and U/V stability of APAO. After cleaning and preparing the existing roof surface, the Hambro Roofing team installed an S.VAP HD SA self-adhesive air & vapour control layer (AVCL). The roof was

then coated with Sika Primer 600, followed by the installation of the tapered insulation scheme. SikaBit SA730 fully self-adhered underlay was then installed onto the insulation layer and the Hambro Roofing team installed the torch-on SikaBit T940 G cap sheet in the Safe2Torch zones, before completing the project by installing SikaBit SA940 G selfadhesive cap sheet in all the torch exclusion zones. Mark Robinson, contracts manager at Hambro Roofing comments: “The SikaBit system offered us the flexibility to address unforeseen challenges with the roof. For example, we discovered during the project that operational hot water pipes were running through a central wall at roof level. Phase 2 has now also been completed, combining a new advanced skills centre for Tameside College with a Joint Services Centre for Tameside Metropolitan Borough Council (MBC) and its partners, within a striking contemporary development.

The development is part of an asset optimisation strategy for Tameside MBC that will help the Council address the administrative needs of a 21st century community while supporting Tameside College’s ambitions for offering improved and broader provision for students. front elevations at the top of either side of the ‘V’. Solid elevations of polished white SureClad® ceramic granite were used for each diagonal elevation of the V, to reference the colour palette of local heritage buildings and manage the potential solar gain of the building.

Mark Woodhouse continues: “For some of the details, the exact gradient of the panel was absolutely critical and Shackerley’s in-house manufacturing capabilities at its ISO 9001 quality assured manufacturing facility in Lancashire played a vital role in ensuring every element of the façade fitted perfectly on site.”

In addition to the overhanging soffits, the façade design for the Vision Tameside Phase 2 project also had to take account of potential deflection due to the design of the building.

Cladding specialist, FK Group, was contracted to provide the design and installation expertise for the cladding elements of the project. Explains Mark Woodhouse, project designer at FK Group: “While the main ventilated cladding elevations could be installed with standard 1200 x 600mm ceramic panels in high gloss artic white, the number of interfaces with windows, glazed lower elevations and the overhanging soffit that creates a narrow fin effect surrounding the glazed façade of each ‘V’-end demanded a high number of bespoke details.

Not only were the fins of the overhanging soffit extremely thin to create a refinement and elegance for the glazed elevations at the ‘V’-ends, but the vertical fins slope gradually as they descend the building, creating a fin that is wider at the top.

Latest News Poll reveals alarming lack of fire door knowledge across trades Despite reporting a growth in demand for fire safety products and devices in the last year, a new poll by online ironmongery supplier IronmongeryDirect has revealed that over half (54%) of tradespeople do not know how to check that a fire door is operating correctly and complies with regulations.

he poll also found that 84% of respondents don’t believe there is enough fire door safety information readily available to tradespeople, despite extensive media coverage about the dangers of inadequate fire protection following the Grenfell disaster in 2017. The results are published in support of the seventh annual Fire Door Safety Week (23 September – 29 September), which aims to highlight the importance of fire doors and increase good fire safety practice across the trade industries. The online poll follows a national survey of 2,000 adults which was carried out by IronmongeryDirect. The results show a disturbing lack of general awareness on the life-saving role that fire doors play, with almost six in ten (59%) of the general public admitting they do not know how to identify a fire door.

DHF publishes new document on changes to CE marking of fire and smoke resisting industrial doors Tamworth-based trade association, DHF (Door & Hardware Federation), has published a new downloadable document for the industrial door sector, named Changes to CE marking of Fire and Smoke Resisting Industrial Doors.

he long-awaited publication reveals what is required, and is to be used, in conjunction with DHF TS012:2019 and is now accessible from the federation’s website.

“DHF’s new publication is supplementary to, and should be used in conjunction with, DHF TS 012, and covers industrial doors and shop front shutters covering doorways that have fire/smoke resisting properties.

CE marking of powered doors, whether fire/smoke resisting or not, has been mandatory under the Machinery Directive since 1995; this remains a constant and will not change.

“It is important to note that it does not cover pedestrian doors, except for retail shutters (which clearly resemble a shutter in a warehouse more than they do a hinged or sliding pedestrian fire door). For CE marking purposes, only fire test evidence to EN 1634-1 can be used,” explains DHF’s General Manager and Secretary, Michael Skelding.

As of November 2019, there will be significant additional requirements for CE marking of both powered and manual fire and smoke resisting doors covered by EN 13241:2003+A2:2016. This is because compliance with the Construction Products Regulation (EU) 305/2011 (CPR) becomes mandatory for both manual and powered fire resisting industrial doors on this date. Whilst many manufacturers have been CE marking their products under the new rules on a voluntary basis during the coexistence period, the new rule will become compulsory from November 2019.

“Existing fire shutters tested to BS 476-22 remain acceptable, but fire shutters placed on the market after 1 November this year will need the CE mark. As well as fire test evidence, the CE mark must be supported by evidence of the shutter’s ability to self-close and its safety in everyday use. “We hope that our new guide will help to make this clear. It is worth noting that fire shutters, new or old, are not exempt from normal health and safety rules for doors in a workplace.”

IMPROVED SECURITY Refurb Renovation News took a look at the Blink XT2 Wireless Smart Camera System with 2 Cameras available from Screwfix.

F

irstly the setup of the systems was quick and easy. I simply downloaded the Blink app and clicked on the “add sync module” in the app, then scanned the QR code on the back of the module. The module is the brains of this product and plugs into a standard 3 pin socket via the cable which is included. I plugged in the Sync module after scanning the code, and it joined the Blink Wi-Fi network, and then I simply entered my Wi-Fi credentials. The firmware then automatically updated, this took just a few seconds, and the module was connected. Next, the app prompts you to add a Blink camera. Like the module, I scanned the camera’s QR code, its firmware updated and the camera appeared in the app. I repeated this process for the second camera. This process was very easy to do and didn’t take up much time at all. The Blink XT2 comes with a mounting bracket and associated fixings should you wish to attach the camera to a wall; however it is flat on the bottom so you can simply set it on a flat surface wherever you want within its Wi-Fi range. The kit comes with two AA lithium batteries and Blink says the camera lasts for two years without needing new batteries, thanks to “a proprietary chip technology available only in Blink cameras.” Now, this would obviously depend on the usage however, they estimate that you can get up to 27 hours continuous recording. Bearing in mind that the standard setting for each recorded clip is 5 seconds it will certainly give a considerable amount of use before the batteries require changing.

Another fantastic feature of the Blink XT2 is that you can keep hundreds of clips saved in the cloud for up to a year. This is done by clicking on the little filefolder icon on the top-right corner of the app and there you can scroll through all footage for free.

As the system has two camera systems, I decided to fix one within the front door vicinity, to take advantage of the two way audio system which allows you to have a conversation with whoever has tripped the system to on/record mode. I placed the second camera in a higher position, which gives an excellent overview of anybody who walks up the path or onto the driveway of the property.

Once the cameras were in position it was “all systems go” you simply get a notification from your smart device telling you that a camera has been activated. There is a choice of options via the Blink app such as: customisable motion detection, night vision and live-view recording. You can also use activity zones to choose where motion is detected, receiving only the alerts that matter.

The bar at the top of the app screen tells you lots of useful information such as the percentage of used storage. The drop-down arrow reveals some customization options for storage. If the storage gets full, the app will simply start deleting the oldest clips. You can also opt-in for clips older than 3, 7, 14 or 30 days -- or even clips older than one year, to be automatically deleted.

Historic Birmingham Building Launches Next Phase Of Makeover A ‘boutique’ theme is at the centre of a major refurbishment programme for Cornwall Buildings in Birmingham.

he Grade II-listed building, which is owned by Bruntwood Works, is set to move into the next phase of its £1 million transformational refurbishment, introducing a scheme designed by the award-winning, Birmingham-based Associated Architects. The planned makeover, which will get underway in September, includes a new manned barista coffee offering in reception, a ‘host pod’ to remove the traditional reception desk barrier and new seating areas on the ground floor to encourage flexibility and comfort. Feature lighting will also be installed to create ‘zoning’ throughout the building, whilst biophilia will be brought in to inject greenery into the public spaces throughout the building.

Key Considerations When Specifying Ladders Tony Stevens, Technical Estimator at Bilco UK, outlines some of the key factors to be considered when specifying ladders for accessing a roof area. Where is the ladder going to be used? If the ladder is required to gain access to the roof and to be mounted externally it will require a safety cage and guard rail to enter the roof safely. What is the ladder going to be used with? You need to have a clear understanding of the type of access product the ladder is going to be used with. For a small hatch, such as the Bilco E-50TB, which has internal dimensions of 915mm x 915mm, a fixed vertical ladder should be specified. A retractable ladder would not be recommended for the E-50TB as the ladder angle would hinder access when you get close to the hatch. Where frequent access to the roof area is required for maintenance personnel, tools and equipment a companionway roof hatch, like the CS-50TB which is a larger elongated access hatch, is generally required. In this instance a companionway ladder or a retractable ladder can be specified (the maximum size for companionway would be 2440mm and 1500mm for retractable). The companionway ladder is a 75 degree angled, rigid ladder providing permanent access to the roof hatch. Retractable ladders are ideal for use in areas, such as schools and hospitals, where the floor space must be kept clear. They can be mounted above a ceiling and be offered with additional vertical backboards with steps and a handrail. They can also be supplied with fire rating. Where access is required to the roof area via a smoke ventilator, like the Bilco ESW50REM, a retractable ladder is not an option. The very nature of the mechanism of a retractable ladder would prevent the flow of smoke through the vent. It would therefore be counterproductive to use a retractable ladder with a smoke vent, although we have seen this specified on more than one occasion! The only recommended ladder for use with a smoke ventilator is a fixed vertical ladder, due to the small footprint of this type of ladder. Ladder Height Knowing the height of the floor to underside of roof access hatch that you wish to access may seem incredibly obvious, but you may be surprised by the number of ladders that are specified either too short or too long for the height required!

When specifying a retractable ladder it is essential that you know the height of the roof void - the space between the ceiling and the roof. This is to ensure the ladder box liner will fit inside the space once retracted. What happens if you get the specification wrong? If you specify a small hatch for use with either a companionway ladder or retractable ladder it will be difficult to access, so it will not be functional.

Knowing the height of the floor to underside of roof access hatch that you wish to access may seem incredibly obvious, but you may be surprised by the number of ladders that are specified either too short or too long for the height required! If you specify a large length hatch, it will be difficult to access from a fixed vertical ladder. The worker will have to overstretch to open and close the hatch, putting themselves into an unsafe position. If you specify a retractable ladder with a smoke ventilator you will compromise the integrity of the smoke ventilator by blocking the flow of smoke. To conclude, specifying ladders might seem like a straightforward aspect of a building project but the health and safety and functionality implications are far reaching. Feature Despite Surge in Searches Some Highways Projects Are Still Putting the UK’s Underground Infrastructure at Risk A record 62% of all UK excavation work, including highways projects, is now preceded by a thorough search for underground assets, such as pipes and cables, according to Digging Up Britain 2019. The report by LSBUD (Linesearch BeforeUdig), which provides a free to use online asset search facility, shows that there were 2,585,862 searches made through its portal last year - a 14% increase on the previous year. As a result, almost a quarter of a million more potential asset strikes were averted.

f the searches, 360,000 related to highways projects, an increase of 18% on the previous year. Almost four in ten (38%) were for the installation of street furniture, 18% related to road resurfacing, 13% were for linear projects, 3% for gully works and 1% for traffic calming measures. Interestingly, 3% of searches related to road/track construction projects, a significant 17% decrease on the previous year. Despite the promising increases, the report suggests that more than 1.5 million projects

out of an estimated total of 4 million – including those on highways – still took place last year without a detailed search for underground assets being completed. This equates to 38%, or a dig every 21 seconds. Richard Broome, Managing Director of LSBUD, comments: “We have record numbers of searches going through our system – one every 12 seconds, and it is fantastic to see those working around the UK’s roads increasingly checking for any pipes or cables before they put a spade or digger in the ground. However, it is worrying that nearly four in ten projects

are still being completed without a proper search – leaving workers and the UK’s utility infrastructure at risk.” LSBUD’s report explores the costs of asset strikes, sharing data from a study by the University of Birmingham. Factoring in indirect costs such as worker ill-health or injuries caused by a strike plus traffic disruption, impact on the immediate neighbourhood, loss of custom to local businesses and so forth, the true cost of an asset strike is 29 times the direct cost; for every £1,000 of direct cost arising from a utility strike the true cost is £29,000. According to LSBUD’s study, the risk of such expensive asset strikes is being exacerbated by the growing volume of emergency work taking place. It reports that emergency enquiries increased by 88% last year. If these figures are indicative of what’s happening nationally, of the 4 million jobs completed, 216,000 were emergency related. Richard Broome adds: “This spike in emergency projects is worrying. If an asset isn’t registered with our portal, the firm doing the digging will need to deal with the asset owner directly and that can take up to 28 days. This time scale does not fit with the idea of an ‘emergency’ – so corners may be cut, and assets struck due to the need for speed.”

LSBUD’s report bears this out, suggesting a strong correlation between the severity of a strike and the nature of work being carried out – incidents are twice as likely to occur on jobs that are medium or high risk than on planned work.

Richard Broome, concludes: “Worker and public safety are obviously the primary concerns when an asset is hit, but beyond this the direct and the hidden costs can quickly escalate and that’s not to mention the damage to the contractor’s reputation in what’s often their local area. That’s why we urge all those involved in any form of highway projects to always conduct a search. It’s free, fast, we’ve the majority of the UK’s utility infrastructure registered with us and the figure is growing quickly. So there’s no excuse not to do so. We also encourage the remaining asset owners not on our portal to make their information available through us. There is a safety in numbers – the more information we have, the more people will use it, the safer the UK’s workforce and assets become.” According to the report, of the UK’s 1.5 million kilometres of underground utility infrastructure, about 800,000 kilometres is currently covered by LSBUD’s collaborative portal; this is a 23% increase on last year.
