Project News MAGNUSSON ARCHITECTURE AND PLANNING ANNOUNCE THE COMPLETION OF THE PRINTHOUSE Magnusson Architecture and Planning (MAP) recently announced the completion of The Printhouse, a six-story, 68,300 sf mixed-use development. The building replaces an old printing warehouse and retail space along Huguenot St. in New Rochelle. Within walking distance of Metro North Railroad, its close proximity to New York City, is ideal for those seeking a more affordable urban lifestyle.

T PEAB BUILDS AN EXTENSION TO JULA’S WAREHOUSE IN SKARA Peab has been commissioned to build a 27,500 m2 extension to the chain store Jula’s central warehouse in Skara. The customer is Jula Logistics AB and the contract is worth SEK 114 million.

ula is expanding its warehousing operations in Skara and Peab will build the extension under a turnkey contract.

“We are very happy to have received this commission and believe in Skara as a growth area. Jula is a significant actor in Skara and it’s a pleasure to be able to further develop Skaraborg with them,” says Stellan Haraldsson, Region Manager Peab.

Jula’s central warehouse is already northern Europe’s largest at 150,000 m2 and it will now grow with another 27,000 m2.

“Happily, there has been a great deal of interest shown for building the extension to our central warehouse. We are also happy that Peab will be taking it on since they are familiar with us and our situation” says Lennart Karlsson, CEO Jula Logistics. Construction will begin in the first quarter 2020 and it is expected to be completed in the beginning of 2021. The project will be order registered in the first quarter 2020.

The seventy-one apartments (studio, one- and twobedrooms) feature modern, high quality finishes and large windows for natural light. All units are equipped with an appliance package including a washer and dryer, smart home technology, and Ori walk-in closets in select units. The building’s interiors were designed by Gil Even-Tsur Architecture Workshop. Upper floor units have balconies facing Huguenot Street. Resident amenities include a game room and lounge with an area for social events, a rooftop terrace, a state-of-the-art fitness center, parking, and refrigerated storage for meal deliveries. The ground floor has 2,400 square feet of retail/commercial space, flexible for sharedwork spaces and a coffee shop. Built on the site of a former printing business, the design embraces that heritage.

Rectangular frames on the exterior reference the tools and cases used in typesetting. The horizontal orientation of the frames and light-colored panels along with the vertical groupings of windows suggest the look of metal type pieces set in a form ready for printing. With renewed interest and investment in the city’s downtown, the design also makes a statement about modern urban living in New Rochelle. Community/gathering spaces, including active areas like the gym and more passive ones like the roof terrace are priorities, as are high-quality materials and finishes, and large windows for natural light. The Printhouse is one of the first projects to open amidst the downtown revitalization program underway in New Rochelle, the most ambitious plan in the history of the city. The plan includes 31 projects encompassing 6 million square feet with more than 5,000 housing units approved. Eleven developments are currently under construction. Mayor Noam Bramson identified The Printhouse as a project at the heart of the plan’s vision and an example of its values and goals, which include preserving socio-economic diversity and high-quality design.


Project News WORK BEGINS ON £12.2 MILLION RESTORATION PROJECT AT BELFAST’S GRAND OPERA HOUSE After five years in the planning, the 10-month project to restore the Grand Opera House has begun. The principal contractor for the £12.2 million project, funded in part through the National Lottery Heritage Fund, is Tracey Brothers Ltd, who will complete the work ahead of the Theatre’s 125th birthday in December of this year. With more than 60 years’ experience of construction, restoration and fit out works, Tracey Brothers Ltd are one of the major building contractors in Northern Ireland. In recent years the company has successfully undertaken major restoration and re-development of many of Belfast’s historic land mark buildings including Riddell Hall at Queens University Belfast, Crumlin Road Gaol, Cleaver House, HMS Caroline Historic Buildings and the Parliament Buildings at Stormont Estate. The Grand Opera House was designed by the leading Victorian theatre architect Frank Matcham and completed in 1895. Many of the world’s leading actors, singers, dancers and entertainers have appeared on its stage, including

NOVUS APPOINTED TO BUILD £1.5 MILLION COLLEGE EXTENSION IN STOKE Contractor Novus Property Solutions has won a £1.5 million contract to deliver a threestorey extension at Stoke-onTrent Sixth Form College.

he project marks the second education sector win for the contractor in Stoke in the last year, after it was appointed to deliver a £1 million extension at Excel Academy in April.

Work will be carried out during term time with measures in place to avoid disruption. Completion is set for August 2020 in time for the new academic year. Dean Povey, Build Senior Operations Manager at Novus, said: “It’s testament to our reputation for delivering exceptional results for the education sector that we’ve secured another contract to improve learning facilities in our home city. Sixth forms increasingly provide more varied and vocational programmes, which call for more specialised and technical spaces. Our extensive know-how means the project will be executed efficiently and with minimal disruption to pupils and students. We look forward to providing an exciting new learning space for the next generation.”

As part of the restoration and development project, the auditorium’s decorative paint and plasterwork will be repaired and restored, and seating, carpets, curtains and drapes will be replaced. The Theatre’s technical infrastructure will be upgraded, and customer facilities including those for customers with access needs will be improved. The design of the foyer and public spaces will be reimagined, a new bar will be installed in the glass extension overhanging Great Victoria Street, and the permanent exhibition is expected to attract thousands of visitors each year.

Matthew Marshall, Deputy Principal at Stoke Sixth Form College, added: “This is a major step forward for Stoke Sixth Form College. With demand so high, and the first teaching of the government’s flagship T Level Courses from September 2020, this development will complement the excellent facilities of the college, Fenton Manor Sports Complex and the shared facilities of the University Quarter (UNIQ). It’s vital that sixth form colleges provide young people with the very best facilities to nurture their talent before they head into the world of work or university. This project will ensure we provide that.” The work is being delivered in collaboration with architect Wood Goldstraw Yorath and project manager Thornton Firkin.

Novus will create a 7,524 square foot space which will include new teaching facilities and workshops, as well as a large performance room and IT laboratories. It will provide extra teaching capacity and more flexibility for the only dedicated Sixth Form provider and largest provider of A Level Academic courses in the city, allowing for a greater intake of students.

Lighting has become an integral part of home design but how has it developed for bathrooms over the past two years? The last 2 years have seen bathrooms becoming an increasingly important room in the home, seeing the highest levels of investment after the kitchen. Therefore, bathroom interiors have had to step up too, with people now viewing their bathroom more and more as somewhere to relax and unwind. To create a calming atmosphere, lighting is incredibly important, with ceiling pendants & wall lights combining to provide ambient as well as functional lighting.

ur vintage bathroom wall lights are as practical as they are beautiful, providing a stylish solution for any bathroom interior design. In terms of the regulations, all of our light fittings that are non-IP rated can be used outside of Zone 2. Zone 2 describes the area stretching 0.6m outside the perimeter of the bath and to a height of 2.25m from the floor, as well as the area around a wash basin, within a 60cm radius of any tap. An IP rating of at least IP44 is required in this zone. For those looking for installing lights within Zone 1, an IP rating of IP65 lighting is required.

Waterproof lighting for use in Zone 1 is now available in more on-trend styles than ever before, so you no longer need to sacrifice style for safety. We have recently launched many new designs of IP65 rated lights, which co-ordinate perfectly with our lighting for other rooms of the home. These include both wall lights, pendants and flush mounted lights so there is now much more choice for the bathroom.

Have the trends in bathroom lighting followed the kitchen? If not, why not? I think that in many ways they have, yes. We have seen a huge increase in pendant lights for both rooms, and it adds a uniqueness to the bathroom especially. We are also finding that customers like their interior style to carry from room to room, so having consistency in lighting design and colour for both the kitchen and the bathroom is key. Both rooms are similar in that they benefit from functional task lighting as well as decorative lights, which helps to create a layering effect. This means the rooms can be brightly illuminated for carrying our practical tasks but different lights can be utilised to create a more calming atmosphere, for example for entertaining in the kitchen or relaxing in the bath tub.

With more bathroom products featuring integral illumination, how has that affected the choice of lighting? This has enabled people to choose something that is more decorative, rather

than purely functional. Gone are the days where you would include only big florescent light; now it’s more about creating a spa-like atmosphere and expressing your unique style through the interior design.

What top tips would you offer bathroom designers specifying lighting and what should they avoid?

If opting for wall lights in the bathroom make them symmetrical by placing them either side of a mirror to avoid an uneven glow. For those who often use a bathroom for applying makeup or carrying out personal grooming tasks, avoid positioning lighting directly overhead. Instead, it should be fitted over the walkway, so they are illuminated from behind when looking in the mirror. Copper or pewter designs are great for creating a relaxed, cosy environment, while glass is ideal for a brighter, luxurious look. If you are working with a dark bathroom colour scheme, brass designs work really well the brass really pops out against dark tiles or paint. In terms of bulbs, LED vintage bulbs are an excellent choice. With their clean, minimalist style, LED energy-saving bulbs look great in the bathroom. They are as practical as they are decorative and will not need replacing for many years. One of the most common mistakes when it comes to bathroom lighting is not providing enough of it.


That said, don’t counter this issue with a plethora of fixtures on the ceiling, as this can look busy and overcrowded. Consider combining decorative lighting with LED lighting strips that provide functional light, especially in areas around mirrors. This will create a design that’s spot on in terms of both the look and the functionality, as well as providing useful layers of light. Choose quality fixtures that will last. This is vital for the bathroom which is likely to become humid and therefore dangerous if the wrong lighting is installed. Select IP65 rated lights for Zone 1, IP44 rated lights for Zone 2. GPAD WINS PLANNING PERMISSION FOR PRESTIGIOUS CITY OFFICE EXTENSION AND REFURBISHMENT Award-winning architectural practice gpad London and Tellon Capital have secured planning permission to progress with the rooftop extension and refurbishment of 16-18 Eastcheap, a late Victorian building in the heart of the City of London’s insurance district. The interior will be sensitively refurbished and when complete the building will boast 36,000 sq ft of prime workspace over six floors.

he ambitious project will deliver an enhanced street presence, remodeled reception area and premium workspace throughout. The existing roof level will be replaced with a new sixth floor mansard roof and a terrace. The ground floor façade alterations will allow for retail units. The site has an interesting history as it is where St Andrew Hubbard Church burnt down in the 1666 Great Fire of London. Before its use as commercial offices, the current building was a financial institution. The building has Northern Renaissance style detailing on its symmetrical Portland Stone façade which has three defined zones. Inside, the design highlight will be a duplex office within the roof extension. Connected by a bespoke folded steel staircase, the new sixth floor and rebuilt fifth floor form a double height space under the mansard roof. Clerestory windows will afford natural light and views north towards the City Cluster. The extension culminates in a new roof terrace, with views to the South along the Thames, from Tower Bridge to Monument. As part of the proposed design, the ground floor will be converted

to accommodate retail and hospitality use. To facilitate the change gpad has enlarged the ground floor window openings to make for a better shopping environment and a less fortified appearance. The amount of stone in the façade has been reduced and metal has been incorporated, adding an elegant aspect to the street. The refurbishment will include a new reception, lifts, updated staircases and totally refreshed office accommodation with showers and cycle storage. Amy Jones, Head of Planning at Tellon Capital, says: “This is an elegant and unusual building in a thriving part of The City of London. Through extensive refurbishment, we will deliver the kind of spaces today’s occupiers want, while also enhancing the local environment.” Charlotte Docherty, Associate, gpad london, comments: “Current development in the City of London is eclectic and shows how the area is at the front of changing workplace practices. Eastcheap is an iconic City street which is bustling and in a conservation area, thus our proposals had to enhance both the street and the lives of those working in the building.”

Company News BELL PLUMBING SUPPLIES SIGNS EXCLUSIVE UK DISTRIBUTION DEAL WITH UNICO SYSTEMS Bell Plumbing Supplies has been chosen as the exclusive UK distributor and training provider for US-based Unico Systems.

T

he Missouri manufacturer of small duct heating, cooling and ventilation systems is looking to fulfil increasing demand for domestic air conditioning across Britain. The Unico System, which is installed in half a million homes and small businesses throughout the US, provides the option of both heating and cooling when matched with a suitable air source heat pump. The system is also compatible with existing boiler and underfloor heating systems. EARTHBORN DOUBLES SILICATE COLOURS Exterior masonry is probably the toughest test of all for a paint. It needs to be durable and weatherproof, as well as good looking - and not all masonry paints were born equal. Conventional acrylic based paints may stop rain driving into a wall but they also create a barrier that stops moisture escaping. It’s widely recognised that unless a wall can breathe through the paint there will be a build up of moisture within the wall, causing blown paint and plaster or render.

Being water based and free of oils and acrylics, Ecopro silicate paint is virtually VOC and toxin free. That means it is very environmentally friendly and better for the health of decorators.

It gives a classic matt finish that will not discolour over time. It even helps prevent algae growth and mould.

It’s a simple three-coat system: a primer followed by two paint coats (the first diluted with 10-20% primer). The system can be used on any porous mineral surface such as stone, brick, concrete, harling, plaster and render.

If a wall has been painted previously, the preparation differs depending on the type of paint used. For limewash, all that’s required is a good scrub to get rid of any loose paint. Ecopro silicate will happily bond with limewash.

WARMER AND QUIETER OFFICES FOR THE MASTER AND STAFF 74 Trumpington Street, including the new offices of the Master (Chris Smith, Baron Smith of Finsbury) of Pembroke College, has been upgraded with curved on plan and standard secondary glazing to create quieter and warmer office environments.

ituated in the quintessentially English university city of Cambridge, three neighbouring buildings forming part of Pembroke College’s estate have recently been renovated. One of which is the Grade II Listed Kenmare House designed and built by James Essex c.1760, a prolific constructor in Cambridge, with many of his buildings now making up the University’s Estate. Pleasance Hookham and Nix were contracted by the College to put the architectural plans together of how the buildings would be reconfigured, to house the Master, Finance, Human Resources and International Programmes Teams and Fellows accommodation, who were being moved across the road from the main building. The rooms on the front elevation overlooked an extremely busy thoroughfare with tour buses and cars passing in front

as well as the continual stream of bicycles found throughout the city. Due to its Listing, the original single pane windows had to be retained. Selectaglaze was contacted early in the design process, which made the incorporation of the secondary glazing far more efficient. 60 units were installed throughout the buildings. On the front elevation, where noise ingress was a concern, the secondary glazing was installed with a larger cavity, to create the sound insulation. On the rear of the building the glazing was mainly for thermal and one intricately etched large window overlooking a flat roof, had a large Secured by Design unit installed for added security.

Selectaglaze was contacted early in the design process, which made the incorporation of the secondary glazing far more efficient. A range of styles were included in the design including, Series 10 - 2 and 3 pane horizontal sliders, Series 20 vertical sliders and Series 45 side hung casements (plus more). Some windows had arched heads, so special timber grounds were produced in the workshop, with a great deal of scribing and care taken during installation on site.

A noticeable difference can already be felt with the installation of the secondary glazing; staff can work peacefully whilst the tourists pass by on their guided tours and are cosy with draughts and heat loss eliminated.

BESPOKE ADDITION FOR A BUILDING WITH ‘EDGE’ An office and retail development in central London gave GEZE UK some big ideas for a bespoke entrance solution.

F

our Kingdom Street is the first of two office buildings to be completed at British Land’s canalside Paddington Central development. The nine-storey re-designed building comprises of more than 145,000 ft of space near to Paddington railway station. With communal roof terraces on all floors, a roof garden with views over Little Venice and sporting facilities, including the highest basketball court in London, it needed a proud entrance to complete an imposing aspect. A tailor-made solution was devised with Focchi S.p.A., a leading company in the curtain walling sector, which was commissioned to execute an industrial aesthetic with city chic, created by architects Allies and Morrison. GEZE UK worked with its German parent company to adapt its TSA 325 NT manual revolving doors to produce two, three-leafed, glass-topped entrances with extra height – the doors are 3.5m high compared to the standard 3m.

The doors have positioning drives which mean that after someone has walked through them, they continue to rotate until parked with the leaf wings close to the edges of the openings. The parking mechanism is driven by a motor installed beneath the floor.

The doors were installed within the line of the building to provide a flush frontage under the overhang of the first floor. Inside, the leaves of the revolving doors are powder coated to match the façade and echo the engineering/transportation elements of the design concept – a subtle nod to the heritage of the site - a former railway goods yard.

The detailed repair and maintenance work undertaken by a member of the Steel Window Association on Bush House, part of a former broadcasting premises on London’s Aldwych, has not only helped restore the appearance of the facades; it has seen the specialist contractor rectify wartime bomb damage and preserve a system of antique bronze postboxes. Croydon-based, Associated Steel Window Services (ASWS), is widely experienced in such work and had successfully completed a similar contract on Phase 1 which addressed the central and north-eastern blocks now occupied by Kings College University. ISG was the main contractor for both phases. Working floor by floor across the ten-storey building, ASWS set about removing excess paint from all of the old W20 steel windows and demounting all of the original ironmongery for repair and lubrication. This included handles, stays and the brass ‘budget’ locks while some of the more badly-worn hinges had to be replaced with ones from the contractor’s stock of replicas. In total, 500 opening lights across 189 windows and 22 sets of double doors were treated. Any areas where the frames that had been taken back to bare metal were spot primed, and prepared for repainting by ISG’s decorating sub-contractor.

Ironically, while ASWS was required to remove 3,000 sheets of film from the inside of the single glazing, the project also revealed that some of the frames on the Aldwych elevation had been pitted by a Luftwaffe bomb during the blitz while several of the street level shop frontages had also been distorted by the blast. These were taken away to the ASWS workshops to be painstakingly straightened and have new sections fitted where necessary.

Commenting on the success of the project, ISG’s contract manager, Kevin George said, “As is common on such projects, ASWS was further called upon to carry out restoration of architectural metalwork around the historic interior to the old BBC premises. This included careful cleaning and polishing of the building’s internal post system where chutes connect the basement sorting room to boxes on the stair landing at each floor. These are marked as either “London & Abroad” or “Country”.

Doors, Windows & Fittings BI-FOLDING DOORS TO SEE POST-BREXIT BOUNCE IN 2020? A new report into the prospects for bi-folding doors through to 2023, paints a picture of growth within an increasingly complex market.

W

hile forecasting headline increases, the Bi-fold Doors Market Report – UK 2020 to 2023 from AMA Research, suggests significant shifts in prices and sector reach, defined by a series of drivers.

These extend from a growing pressure on price-point in trade supply and potential challenges from other product areas, to consumer confidence post-Brexit, and its impact on home improvement and new build sectors. Jane Tarver, Senior Research Analyst AMA Research said: “We saw market growth in bi-folds slow last year in comparison to very positive growth between 2014 and 2018, something subdued by the uncertainty surrounding Brexit. We perhaps now have more clarity about the UK’s direction of travel, and we expect this to lead to sustained growth through to 2023, albeit at a slightly lower rate.” At a headline level AMA is forecasting growth in the bi-folding door market across sectors of 7% this year [2020] but it argues that this may slow to 5% by the end of the three-year period.

“Increased competition and lower price point, combined with growth in other products, is starting to exert an influence, particularly on higher end sales.” She continued: “Conversely, some of these same shifts may increase the reach of bifolding doors into other sectors. The picture is complex. The market is in a sense ‘taking away with one hand but giving with the other’. It’s about understanding which, because what is clear is that we’re going through a period of change.” The authors of the Bi-fold Doors Market Report – UK 2020 to 2023, also point to external factors, which may impact on growth and the sectors of the market that will deliver it. This includes the impact of the Brexit ‘hiatus’, accompanying lower levels of consumer confidence – and as a consequence growth – in 2019, which it said may lead to higher growth this year. The report also provides an analysis of the impact of this on the housing market. This includes the drop in the number of house sales seen last year - something that it suggests has not been a complete negative for the industry as homeowners improve rather than move.

Nonetheless, this represents total market value of £113m by 2023. Aluminium remains the most popular material type, with the majority of bi-folding doors supplied, as expected, as replacements for older inline sliding products. The report, however, identifies a number of key trends, which have potential to redraw the market. This includes the impact of lowered retail price points, which the authors of the study identify as having the potential to erode sales in some areas, while growing them in others.

MODERN BARN CONVERSION GIVES LISTED STONE RUINS A NEW LEASE OF LIFE The historic listed ruins of a former farm estate property, dating back to the 19th century, required sympathetic repair whilst ensuring minimal disruption to the already fragile structure. These partially collapsed rubble stone walls had suffered from years of weathering and deterioration but were now to be incorporated into the annexe of a modern farm conversion. Flexible HeliBars were used to stabilise the ruins as they offered the ideal solution due to the irregularities in the direction of the mortar beds. HeliBars were also suitable for reinforcing the chimney breasts and fireplaces which were important features to be retained from the previous split-level property the ruins once were. Once the concealed installation was complete, the ruins were fully stabilised and reinforced. SIG ROOFING HELPS ‘HOMES FOR THE HOMELESS’ PROJECT Homeless people in a Cambridge suburb are being provided with a roof over their heads, with a little help from SIG Roofing.

total of six modular homes are being built off-site by social enterprise New Meaning as part of a ‘Home First’ project, to be installed at Christ the Redeemer Church in Barnwell. They will be offered for rent to people who are homeless or have been homeless. SIG Roofing’s branch in St Ives, Cambridge, is supporting the project by providing roofing materials at a favourable discount. Branch manager Karen Lilley also recommended a local roofer to advise the not-for-profit organisation on its installation. Karen said: “Being homeless is stressful at any time but particularly in the chilly temperatures of winter. When New Meaning asked if we could help, we had no hesitation in saying ‘yes’. We recommended FIX-R EPDM for the flat roofs of the modular buildings as it is a sustainable and long lasting roofing solution that brings watertight performance, durability and dependability ensuring the roofs will be protected whatever the weather and, with training, they could do the installation themselves. As with similar projects elsewhere, part of the organisation’s ethos is to develop vocational skills of the homeless. So, I was happy to recommend a local roofer who has been helping train the organisation’s workers, who in turn have trained young former-homeless adults from the YMCA.”

PERMAROOF ANNOUNCES SUPPORT FOR CHARITY CLOSE TO ITS HEART THE UK’s leading importer and distributor of Firestone RubberCover Permaroof has announced Heart Link as its corporate charity after it provided lifesaving heart surgery to managing director Adrian Buttress’ granddaughter just days after she was born.

iver Mai Bishop was born on 7 July 2019; just eight days later she had a major seven-and-a-half-hour operation at the East Midlands Congenital Heart Centre at Glenfield Hospital, in Leicester, to enlarge her heart. Adrian and his family received extensive support from Heart Link, making Permaroof’s decision to name them the company’s first official charity even more special. Permaroof, which has its head office in Alfreton, Derbyshire, has kickstarted its backing of Heart Link by donating £2,000. The company will be supporting the charity in 2020 through various staff events and by donating all funds generated by recycling excess packaging in its new specially purchased compacter. Adrian said: “We’re delighted to be able to support the work of Heart Link over the next 12 months. It’s important that we back local causes that make a real difference to the lives of others. I know all too well how vital Heart Link’s work is as the charity supported me and my family when my granddaughter was fighting for her life in Glenfield Hospital. The staff were simply amazing. The heart surgeon Dr Saeed totally rebuilt River Mai’s heart so now it works perfectly fine. For that, we will owe him forever. The staff on the maternity ward were also outstanding – when it all started going wrong, they kept their nerves and helped River Mai defeat the odds, which were stacked against

her. River Mai is an absolute joy! She attends Glenfield every six weeks so they can monitor her progress and, so far, everything is going as planned. She’ll be having another operation in the New Year to repair a small hole in her heart and a leaking valve that was purposely left from the first surgery. Naturally, we’re not looking forward to it but there is such a supportive environment at the hospital and that provides us with great comfort. When we announced our new initiative to our employees, they were keen to get involved and have already started talking about possible ways of raising money, including holding bake sales and embarking on sponsored walks. We also bought a compacter so we could recycle excess packaging as part of our drive to be more sustainable, which has also turned into a good way to collect further funds for Heart Link.” Heart Link was formed in 1981 as a support group for parents and families who had a child suffering from a heart defect. Over the years, the charity has become increasingly committed to improving facilities for young patients at Glenfield Hospital and their families. Since it was set up, the charity has collected and raised more than £4 million, which has been used to fund projects and much-needed medical equipment at the hospital. Gill Smart, who founded Heart Link after her daughter, Amanda, required heart surgery just two days after being born, said: “Glenfield Hospital, or Groby Road as it was known back then, offered no parent accommodation so my husband, Geoff, either slept on the floor or on two chairs that had been pushed together. We set out with the aim of helping one family, so for Heart Link to have grown as it has is fantastic. We don’t receive any government funding, so rely entirely on the generosity of the general public and businesses to help us survive. We have used donations to purchase everything from vital lifesaving equipment to kettles so visiting families can make themselves a cup of tea. Lots of the patients who are in the care of the hospital will have palliative care all their lives, so we want to provide them with a pleasant and comfortable home away from home to make their stays that little bit easier. We cannot thank Adrian and the team at Permaroof enough for making us their chosen charity for 2020. The funds they raise will enable us to continue improving the facilities at the East Midlands Congenital Heart Centre for young patients and their families.”

We see this frequently in the cinemas, as sequels rarely perform as well as the original. In surface preparation, recreating the same process for every application can have damaging results. Here, Tom Dunn, director of sales at surface preparation expert, National Flooring Equipment, explains how to avoid common mistakes when using floor removal equipment. It is unlikely that contractors will complete exactly the same surface preparation job twice. With experience, they will learn what blades work for what type of flooring. However, equipment manufacturers, such as National Flooring Equipment can help contractors make the right choices from the beginning to ensure every job is a success.

oon after its release in 1993, Steven Spielberg’s Jurassic Park became the highest-grossing film worldwide, ultimately earning $914 million at the box office. It remains one of the top 50 films ever made. After this success, the studio decided to produce a sequel, bringing back the main elements of the story, some actors and the director. However, the sequel did not receive the same reception, earning significantly less at the box office. Surface preparation sequels Imagine arriving at a facility with a walkbehind or ride-on floor stripper. You attach it to the power source and the safety equipment and switch on the machine. However, you notice that the machine is not removing the covering, despite it working perfectly at your last job. Don’t worry — your machine isn’t broken, it’s just not set up correctly. For the job to be a success, contractors need to take the time to consider certain factors such as choosing the correct machine, tools and safety equipment. If any of these are incorrect, the job will not be successful. Spotting the mistake From my experience in the field, around one in four contractors working in surface preparation do not set up their floor strippers correctly. Floor strippers can remove any coating including vinyl, ceramic tile and hardwood floors. However, contractors need to select the correct blade and angle the blade to the correct pitch to be able to remove the coating.

Contractors will realise that they have incorrectly chosen a blade soon after starting the machine. The floor covering will lift very slowly, or not at all. At this point, the contractor must safely switch off the machine and change the machine set up.

Continuing the job with the wrong blade or pitch can put the machine under pressure and cause expensive damage. Working at a pitch that is at the incorrect angle can also damage the floor, particularly if the substrate underneath is wooden. This will delay the work and increase site downtime, as contractors will have to take the time to repair that section of the substrate. Different floors, different blades Surface preparation equipment can be fitted with a range of different blades suited to different applications. Blades differ in size, weight and flexibility to work with coverings

Every application in surface preparation is likely to require a different blade at a different pitch. There is no one size fits all. In circumstances where the contractor is unsure of what blade to use, they can contact the original equipment manufacturer (OEM) or a company with expertise in the field. For example, National Flooring Equipment employees have personal experience in surface preparation, so they can give accurate advice from the outset. Communication Speaking to the right people from the beginning improves productivity for contractors. Firstly, they must speak to the client to fully understand the desired finish of the floor. Every consideration the contractor makes after this point must consider the client’s expectations. The client will know how they want the final floor to look but may be unaware of how to achieve the desired result. Before starting the job, contractors should prepare a sample square of the floor. This way, the contractor can test the blade and pitch of the machine, setting it up for the remainder of the facility. The client will also see a section of completed floor, managing their expectations of the final result. After removing Once the contractor removes the covering, they must ensure the new covering is properly installed. They should contact the flooring manufacturer to establish the proper adhesive to successfully install the required covering and if it requires any finishing, for example, a hardwood floor may need a particular polish. It is unlikely that contractors will complete exactly the same surface preparation job twice. With experience, they will learn what blades work for what type of flooring. H

ave you always been passionate about renovating?

I first got in to renovating property aged 19, and it kind of happened by accident. My mum saw a little 1 bed flat had become available on the same street they lived on in Meopham, and I had been wanting to buy a property since the age of 16. Don’t ask me why - I’d always seemed to have an old head on young shoulders! I saved all my money from part time jobs and I went to look at this property with my mum. It was a little granny flat that needed completely updating and I thought ‘I can do this’, and that is how it all began! What is it about renovating you find most interesting? I love turning the worst house on the street in to the best house on the street. I enjoying stripping properties back and discovering features that have been covered up and then restoring them. I absolutely love interior design but to be honest, it’s the whole process. Of course renovating property comes with stresses and projects seldom run smoothly, no matter how experienced you are, but I find those challenges interesting too. You regularly travel to places for ‘A place in the Sun’ has this extended your knowledge of property, and inspired you in any way?

It is a joy being able to advise so many people through ‘A Place in The Sun’ and help them make their dreams become a reality. Even if they don’t buy on the show, they always come away feeling that they have learnt so much.


I absolutely love interior design but to be honest, it’s the whole process. Of course renovating property comes with stresses and projects seldom run smoothly, no matter how experienced you are, but I find those challenges interesting too. How do you go about selecting properties to show the families? Is it a hard process to try and find something that caters to all their needs/wants? Well the presenters can’t take the credit for finding the properties. There are an amazing team of researchers and producers that do all the hard work - a lot of work goes in to each episode before we even meet the house hunters. The director on each episode sends us the property details a few days before we film and we get to look over them. Occasionally I might suggest properties need to be changed and we view other alternatives, but it depends how the search is going. What are some of your main tips for buying property aboard? Always make sure you visit the destination at various times of the year. Some resorts close down during the winter months so it’s really important you realise what they are like. Check out what flight routes are like year round too because you might not be able to access your home abroad as easily as you think. Before you change up your money in to Euros, find out if the vendor is going back to the UK and if they want the money from the sale in Stirling. If they do it could be a way of negotiating on the purchase price as both parties will be able to save money. Renovating is something you have done for years; do you feel that it has become more popular in recent years? It’s not for everyone - some people do it once and then they are put off for life! A few people I know have run in to problems and say to me ‘How can you deal with the hassle and stress of so many renovations?’. I think it is all about having a great team of trades people - when you develop a good relationship with them and they know you are going to go on to do more projects, it can benefit both parties. Talk us through the inspiration behind opening your coffee shop and deli Lord Roberts On The Green, and how the idea was brought to life. It’s complete madness! If you told me 3 years ago I would qualify as a post mistress and open a restaurant and coffee shop with 27 staff, I would have probably laughed at you. We don’t have the post office any more, but we have created a thriving little place within our community and I am really proud of it. Our little village shop was closing down and I saw the potential to make something of it. Now it’s the heart of our estate and somewhere estate agents mention in their marketing material when they are selling homes in the area. It isn’t an easy kind of business to run and I’d say it is more of a passionate project, but it has become a huge part of our lives and we love it. What are some of the most important lessons you have learnt along the way within renovation and property?

I haven’t, but my builders have seen me working as a labourer on site with them in boots, work clothes and covered in dust, and then glammed up ready for a photoshoot. I know they have had to take a double take thinking ‘is that the same person?’! I love that though… I am not afraid to get my hands dirty and muck in, I have always wanted learn as much as possible about the renovation and build process. You have gained some really amazing opportunities through the years, what are the plans for the future? Who knows what is around the corner? I’ve learnt that with Lord Roberts on The Green. I am pretty sure Alex and I will be developing more properties - we send each other links to property projects almost every day. I love my job in TV too so I feel very lucky I have been able to combine it all in to my career.

SEVEN SUSTAINABLE BASICS TO DELIVER A LOW CARBON FUTURE?

Decarbonising construction is firmly on the agenda. The government’s Future Homes Standard means that all buildings must be net zero carbon in operation before 2050, with new buildings meeting this standard by 2030.

M

eeting these targets will require a rapid decrease in the use of carbon-intensive building materials in the next few years and an increase in low-carbon alternatives. Building materials account for roughly 19% of the UK’s total greenhouse gas emissions .

The Future Homes Standard promises ‘worldleading efficiency standards’ and it has been followed by the UK Green Building Council Advancing Net Zero Carbon Programme, the Architects’ Journal Retro First Campaign and the RIBA Sustainable Outcomes Guide 2019 all of which point to a low carbon future.

We asked sustainable builder’s merchant, Ecomerchant, to offer more practical advice on sustainable construction.

Retrofitting homes to standards compliant with the UK’s newly adopted net zero emissions target will be vastly more complicated than building them to perform well in the first place. It may also be a harder sell to convince someone with a recentlybuilt home to retrofit it – potentially needing tailored policy action – than someone with an older property where the bill savings will be even greater. How carbon reductions are achieved in existing housing stock is vital to meeting the published targets. The lack of urgency in reducing carbon is greatly concerning, especially when the mechanisms to achieve it are readily available through standards, such as Passiv Haus and the AECB Building Standard, and retrofit programmes, such as EnerPHit, and all already well understood and proven. We asked sustainable builder’s merchant, Ecomerchant, to offer more practical advice on sustainable construction. Simply stated, the more insulation you incorporate into the structural elements of your home (such as the walls, roof and floor), the more heat it will retain and the more efficient it will be in use, don’t forget to consider using insulation with good acoustic properties too. Design in airtightness Build tight, ventilate right is the mantra. Fewer gaps in your home’s structural envelope mean less heat lost to the outside world. Good air tightness maximises the efficiency of insulation and reduces fuel bills. Ventilation can be passive, mechanical or both, this will need to be part of your design. 3. Use the buildings thermal mass to best effect Materials such as masonry, brick and concrete create ‘thermal mass’ in a building which can absorb warmth from the sun’s rays (or other heat sources) during the day and release it into the home as external temperatures drop – helping to maintain a comfortable internal environment. Many natural building products (typically natural insulation materials) enhance thermal mass and help the building moderate the internal environment. Used correctly, this thermal store can help to reduce energy consumption. 4. Make the best use of natural light Maximising the amount of natural light in your home – through good use of windows, roof lights, sun pipes, etc. – will help to reduce your need for artificial lighting. Windows and doors form a part of the building shell so the use of performance timber windows and triple glazing can really help the building’s overall thermal performance. values as low as 0.8W/m2K. ‘Solar gain’ or heat captured through windows from the sun can be used to help heat a building and combined with thermal mass to help reduce heating bills. The fitting of windows is a key part of ensuring long lasting building performance, as they form a critical part of the building shell. This is another area where buying too cheap is a false economy. 5. Choose green and sustainable materials There are various ways to ensure the products and materials you use are as green as possible. As the building becomes more energy efficient and demands less power,

the proportion of the carbon embodied in the building materials becomes a greater proportion of the whole and so the choice of natural materials becomes more important. Look for EPD’s, eco certifications such as FSC and manufacturers with low carbon sustainable production, product recyclability and a cradle to cradle mentality. 6. Structural systems - choose your system early in the design process All construction systems can be adapted to meet good levels of energy efficiency, but some lend themselves more immediately to hitting the highest standards. Deploy renewable technologies only after your shell design is complete The golden rule here is design the building to do the work then match your energy needs to that level. Current regulatory changes to Part L and F point towards solar photo voltaic panels, solar thermal panels and groundsource or air-source heat pumps. Remember other renewable options including off grid sewage treatment and rainwater harvesting. These seven basic principles, when combined with the methodology illustrated above, should ensure that performance, quality and comfort are all delivered on any sustainable build. Using the PAROC Plug-In couldn’t be easier. The tool, which includes the readymade BIM product libraries, can be downloaded from Archispace via the Paroc website – http://www.paroc.co.uk. Once downloaded it can be installed directly into the Autodesk Revit BIM software application and immediately used to configure the correct pipe insulation for a project. There is also a video available to view on the website which demonstrates the BIM tool in action.

The PAROC Plug-In is a direct response to feedback the company received regarding the laborious nature of insulation specification within the BIM framework. John Watt, National Specification Manager HVAC Systems, at Paroc explained, ‘Previously, each pipe had to be identified and analysed individually by taking its diameter, type of material, temperature of the transported medium and a number of other important criteria into account. This process took significant time and effort and, in many ways, went against the principle of BIM, which is to use digital technology to create more efficient and integrated ways of working during all stages of the construction lifecycle. In response, we set about designing a free to download tool to address these issues and maximise the potential of BIM for heating, ventilation, and air conditioning (HVAC) applications.’

It identifies all the piping and ducting in a room and asks the user to specify the reasons why it needs to be insulated. Once this information has been analysed, the software then provides details about the correct thickness required and the recommended PAROC product to be used. As opposed to other currently available solutions, the system overlay does not confine itself to merely adding solutions from the readymade product libraries to 2D and 3D sheets. This intuitive and interactive PAROC Plug-In can help customers meet the scope of BS 5422, which is the industry standard for specifying the requirements for thermal insulating materials within a stipulated temperature range in a variety of applications.

o extend the £10m The Spa at Carden’s four-star atmosphere to the smallest detail, the air movement specialist has even designed and hand- assembled a bespoke ventilation grille in the main reception area that appears to be floating in the air in a feature marble wall.

“The marble wall is a focal point of the main reception, designed to make an impact and set the scene for the high quality throughout the Spa,” explained Gilberts’ Sales Director Ian Rogers.

“Therefore, any ventilation inlets and extracts in the vicinity had to continue that aspirational, dramatic ambience. A linear bar grille was the obvious choice to ventilate the area, so we designed a bespoke version. “The blades within the grille appear to be floating in the air within the marble wall. We gave those grilles the Gilberts version of a Spa treatment!” Added Chris Tolley, Kimpton’s Senior Projects Manager. “We knew we could rely on Gilberts as a single source to deliver solutions, that met all the demands, to the high level of style required.” Beyond the main reception, predominantly, Gilberts’ high capacity two-slot slot diffusers ventilate the main Spa areas, including the 14 x treatment rooms, manicure and pedi room. INNOVATIVE UNDERFLOOR AIR CONDITIONING USED IN AWARD-WINNING RENOVATION OF GRADE-2 LISTED LONDON LANDMARK AET Flexible Space was contracted to supply the innovative underfloor air conditioning (UfAC) system to 24 St James Square. The brief for AET was to maximise floor-toceiling heights within the constraints of the original building while providing flexible air conditioning at each floor plate.

T

he office space within 24 St James Square was no longer fit for purpose and required significant refurbishment. The remodelling of the office interiors at all levels was driven by seeking to maximise floor space and take full advantage of views from the double aspect interior. One of the key challenges presented by the refurbishment of 24 St James Square was the need to simultaneously preserve key architectural features of the building, whilst at the same time providing flexible, modern, premium office space that would suit the requirements of incoming tenants. This is a challenge which simply could not have been met with an overhead air conditioning system. In almost all cases, AET’s UfAC system met the requirements of this refurbishment, and in any cases where the standard system did not meet the specification, AET was able to design bespoke elements to solve the problems. Crucially, key architectural elements of the building were preserved, including the original ceilings. Headroom height and conservation were key considerations during the refurbishment, and by using the AET underfloor air conditioning system the contractors were able to eliminate much of the ceiling-based services and ductwork, and to enable the ceiling plasterboard to be almost tight up to the slab soffit above.

The installation of an overhead air conditioning systems using ducting would have taken up valuable headroom on each floor, as well as covering up the building’s original ceilings and creating awkward junctions where window heads would otherwise meet suspended ceiling grids.

AET’s UfAC CAM-V system makes use of the space beneath a raised access floor to create the air ventilation path, eliminating the need for ceiling-based services and associated duct and pipework, and at the same time maximising the floor to ceiling heights. The underfloor system creates a brighter and more airy office environment, and also means that the services can be maintained at an easily accessible level.

M&E Consultant for the project, Vic Holloway, from Edward Pearce LLP commented, “At the outset of the design process it was clear that the refurbishment delivered significant challenges in delivering fully serviced accommodation whilst maintaining respectable floor to ceiling heights. The AET downflow units promptly stood out as the obvious candidate for several reasons, including having the absolute minimum requirement for floor void height, and offering excellent distribution of cooling, heating and ventilation evenly across the whole floor whilst reducing energy consumption.”

A key goal for the refurbishment was to design and build a flexible workspace which could adapt to changing needs in the future. AET’s UfAC systems provide far greater flexibility than ceiling-based air conditioning systems. Once an overhead ceiling air conditioning system is installed it is not possible to easily reposition the fans. AET ‘s UfAC system is inherently flexible, modular in design, and are installed at floor level, making it easy to install, maintain and re-arrange to suit the changing needs of the workspace. AET’s FantilesTM can easily be relocated, offering huge savings when reconfiguring and adapting workspace. A common complaint from staff prior to the refurbishment was the variation in temperature across the office space, and the cold draughts caused by the ceilingbased air conditioning system. Due to AET’s unique control solution it is possible to set the temperature and air flow to zone requirements. AET’s UfAC solution is designed to create minimal draughts and allow for individual control of temperature and fan speeds, creating comfortable and adaptable working environments throughout the office space. Panasonic Installers Visit Heat Pump Factory in Czech Republic A group of installers from the UK and Ireland recently visited Panasonic’s factory in Pilsen, Czech Republic to see the company’s latest heat pump production facility. The factory started production of Panasonic’s Aquarea Air Source Heat Pumps in October 2018 in order to help meet the growing demand within Europe for renewable heating technologies and to ensure shorter lead times, as it works towards a greener and more sustainable future. With climate change high on the international news agenda, Europe has already seen exponential demand for more renewable solutions to provide heating, cooling and hot water for both domestic and commercial use. This increase is predicted to continue, especially with new legislation planned for a net zero economy by 2050 and banning the installation of gas boilers on all new developments in the UK from 2025, with a further prediction of a total ban from 2050. Panasonic has developed the Aquarea Air Source Heat Pump range to provide a renewable alternative that utilises energy from the air, providing an energy efficient, cleaner and sustainable alternative to conventional fossil fuel or electric systems. The facility in Pilsen, Czech Republic currently has one Aquarea production line, with manufacturing set to progressively increase to reach an annual output of 40,000 units to meet demand. According to Panasonic’s mid-term plan, it is set to become one of the main factories for the production of the Panasonic Aquarea range of heat pumps in Europe. The factory in Pilsen has been producing Panasonic TVs since 1996, with the company adding the heat pump line in the latter part of 2018. RINNAI CONTINUOUS FLOW HOT WATER SYSTEM SPECIFIED IN FOOD MANUFACTURE PLANT A Rinnai continuous flow hot water solution has been installed at a large-scale seafood processing and manufacturing plant on the North East coast.

T

he system was installed by H Pickup & Sons having used Rinnai products for several years on major projects.

H Pickup Mechanical & Electrical Services Limited were established over 100 years ago and are based in Scarborough, North Yorkshire. The company offer a comprehensive range of mechanical & electrical services direct to their clients: Electrical Building Services; Mechanical Building Services; Planned & Reactive Maintenance; Gas Servicing; Heating and Plumbing Services; Electrical & Mechanical Design & Installation Services and Contract Management.

“We employ our own staff engineers both on site and in contract management in order to enable us to deliver unprecedented service and ongoing support to our customers”, says Mike Joy for Pickups. The food manufacture site had an old stored hot water system which was no longer able to cope with the demand for the high volume and high temperature hot water needed for cleaning down production areas as the site increased its production lines, as it expanded its market ordering and product range. The site was also looking to substantially increase energy, fuel cost efficiency and reliability by removing the stored hot water. There were long periods of time with no requirements for hot water, then sudden high demand as production areas need deep cleaning. Running out of hot water would result in substandard cleaning, especially the removal of grease, and industrial cleaning products used to clean many of the surfaces. Another deciding factor for the site - Rinnai’s ability to resist Legionella breeding which is a risk with a “lukewarm” hot water system. With Rinnai continuous flow units water temperature for distribution is accurate to ±1˚C. The fact that there is no stratification as there is no storage, ensures a continuous, permanent even

temperature. There is no requirement to heat a volume of water just to ensure the elimination of Legionella bacteria as the minimum temperature that a continuous flow unit achieves is in excess of advisory levels.

Rinnai is the only manufacturer that can supply a complete range of internal and external ultra-high efficiency condensing continuous flow water heaters, aligned not only to comply but surpass changes on the regulatory horizon.

It is worth remembering that Part L of the Building Regulations 2013 has set minimum thermal efficiency levels of 90% for natural gas and 92% for LPG, consequently outlawing non-condensing gas fired water heaters for use in new build projects.

Small duct systems provide both heating and cooling through small, discreet outlets, similar to recessed spotlights. Primarily developed for the domestic market the system is ultra-quiet operating at a decibel level equivalent to a soft whisper. How it works To enable air conditioning as well as heating the best option is to connect the system to a reversible heat pump, which will absorb geothermal energy or warm and cool air from the outside which is passed through the specially designed heating and cooling coil. The system will then redistribute throughout the home to create the required temperature. The unique design of small duct systems means that they remove up to 30 per cent more humidity than conventional air conditioning and heating systems saving energy, creating a more comfortable environment and contributing to the prevention of damp and mould. 97 per cent of the system energy is delivered to the conditioned living space. While traditional systems distribute air unevenly, creating drafts and uneven temperatures throughout different parts of the room. Small duct heating and cooling uses aspiration, which creates a gentle suction around itself that draws the room air

Near silent operation Because small duct systems have been developed for domestic and light commercial properties sound attenuation has been considered from the start. The supply tubing is designed to be as quiet and efficient as possible, with a nylon inner core and insulation that absorbs sound. The air handlers isolate noise and vibration, with closed cell, sound-deadening insulation. As a result, the system is near silent operating at under 30 decibels. Installation As you would expect with a small duct system, there isn’t the requirement for large recesses and cavities. The system’s modular air handlers can be easily installed in lofts, utility rooms and cellars. It is important however to carefully consider the location of the central duct and the sound attenuated flexible supply tubes that run through and around the construction of new or existing buildings. Control As opposed to a standalone air conditioner, small duct systems are fully integrated with heating, as a result there is just one controller required to cover both heating and cooling, with full compatibility with the appropriate smart controls. For self-builders and renovators this provides a unique opportunity to give occupiers the same level of climate control and comfort that they’ve come to expect in cars, hotels and gyms, no matter the season. Non-invasive installation methods also mean that it’s as applicable to the refurbishment market as well as selfbuild and new-build projects. Cooling is now a must have in UK homes, but systems have to be designed for the specific requirements of domestic properties, ensuring low intensive installation and the highest standards of sound attenuation. Fortunately, the more mature US market can point the way and small duct heating, cooling and ventilation offers a solution to meet all requirements, whether new-builds or refurbishment. 28 POSTi - INTERIOR PROJECT BY CRISTINA CELESTINO 28 Posti is 6 years old and feels the need to redesign its interior to make it even more welcoming - which has now accomplished some important goals - without distorting its convivial and relaxed atmosphere and its stylistic features related to the concepts of authenticity, material, simplicity, and origin.

ristina Celestino, the famous designer and architect with an unmistakable style, was called upon to think up and design an interior that is in continuity with the imagination that patrons associate with 28 Posti, a place that is permeated by an identity that has already been established, yet somehow still evolving. Materiality, texture, color (often tone on tone) are undoubtedly the concepts on which the designer’s intervention for 28 Posti is based, making use of Fornace Brioni and Matteo Brioni’s range of products. The project first takes on the theme of color. The identified palette plays with natural materials - wood in different finishes, Fornace Brioni’s terracotta, natural waxed iron to which are added a de-saturated blue and an earthy marc color, in addition to the chalk white of the longitudinal walls.

The ceiling alternates original and restored wooden beams with de-saturated light blue backgrounds. The Giulio Romano terracotta boiserie from the Gonzaga collection by Fornace Brioni covers the walls of the short sides - together with Matteo Brioni’s unfired earthenware plaster that reaches the ceiling - while in the center of the room the original brick septum remains the protagonist. The wall separating the kitchen is also treated with a natural earth-based material plaster. In the second room, a comfortable upholstered bench is set against the back wall, while the tables have been redesigned to complete the renovated space and matched with Fratina chairs by Billiani, selected by the architect. A storage unit is positioned in the arch designed by the central brick septum, deliberately detached from the wall, and stands proudly on its own. It is a rounded volume at the ends, enclosed by two curved sheets which play on the front with a micro-mosaic terracotta covering. In the upper part of the cabinet, visible wooden shelves are supported by a blue tubular cage and capture the style of the case cabinet that is positioned on the threshold of the entrance of the room.

The lighting is provided by suspension lamps in microperforated sheet metal by the Spanish company Arturo Alvarez, which are as light as paper and which then display a materiality and accurate workmanship to the attentive eye.

HOLLYBUSH, SEVENOAKS, KENT At Hollybush in Sevenoaks, the Adams+Collingwood Architects team has showcased the vast potential that a sloped garden provides. They worked with the homeowner to convert a standard specification developer house from the 1990s into a bespoke, sumptuous house that really is one of a kind.

rom the front of the house, it’s hard to tell the difference from the original structure. However, from the rear the house looks completely different, with two large, sunlit principle rooms overlooking a terrace and flat garden lawn.

The extra space was achieved by digging into the side of the hill on which the original home was built. Adams+Collingwood Architects used the sloping land to maximise the potential for internal space without massive new external volumes.

The resulting house offers a unique living environment that balances large living spaces with an appropriate number of bedrooms. Internally, the design flows beautifully between the new spaces and the existing features.

Key to the project was working with the original developer spec – not alienating it but simply making it finer. The basement-level excavation was large enough to encompass the area below the existing stair. This allowed the existing stair to remain intact, while Adams+Collingwood Architects extended it down to serve the new lower floor level. The existing balustrade was rebuilt, and the spindles were reduced from 35mm to 19mm square sections in order to create a more elegant feel. Floor to ceiling windows that run along almost the entire length of the lower floor mean that the new rooms are full of light. Glazing bars and mouldings were finessed to deliver a finer and more sophisticated impact. For the large, sliding glazing, bronze thin mullioned doors and windows were used. In addition to the two new principle rooms on the lower floor, the Adams+Collingwood Architects team delivered a bespoke solution for the attic. They replaced the standard developer specification gang nail trusses, which created spaces under the eaves. Some of these were used for storage, but the main addition was two well-proportioned bedrooms, along with a much-improved entrance staircase. The resulting house offers a unique living environment that balances large living spaces with an appropriate number of

bedrooms. Internally, the design flows beautifully between the new spaces and the existing features. Not only that, but the garden is integrated into the design of the house to great effect. The terrace provides a natural living space extension during clement weather, while the flat lawn area beyond it is of practical use as well as enhancing the overall aesthetics. The entire project demonstrates how much living space it’s possible to add without huge external extensions, all thanks to a carefully thought out solution that respects the original building while bringing a fresh vision all of its own.

ituated in the Cotswolds Area of Outstanding Natural Beauty, 3 miles east of Shipston-on-Stour, Feldon Valley traces its origins to the early 1990s, when a group of enterprising local farmers and businessmen took the decision to convert agricultural land into a golf club. Originally called Brailes Golf Club, it was established in 1991 and opened in 1992. A new private owner and his operators, 360 Partners, spent 3 years upgrading the course itself based on a strategy for sustained membership growth that would improve the club’s future viability - a sustainable business built on a mantra of Golf, Community & Nature.

Design Engine reveals new images of re-imagined Cotswolds gem Design Engine have completed their ambitious scheme to redevelop Feldon Valley, with the final phase of works culminating in the opening of a new boutique hotel and four woodland lodges.

With course improvements complete, the owner commissioned Design Engine in 2014 to design a new hotel, woodland lodges, green keepers’ complex and a radical transformation of the 1990s clubhouse. Planning consent was achieved in 2016 and work started on site in 2017. The scheme developed by Design Engine delivers the exacting brief requirements, with buildings designed for minimal impact on the site. The four different building genres are designed as a family, creating a scheme of architectural interest that complements the setting. There are three main elements: • renovation and extension of existing clubhouse, with reconfigured interior and enhanced external terraces designed to allow members and hotel guests to make the most of its unique position in an Area of Outstanding Natural Beauty. The unique site levels allow for a fine dining restaurant, bar and lounges on the upper floor, accessed from the new car park, with the club house accommodation at golf course level on the floor below • a new boutique hotel, comprising L-shaped 2-storey accommodation with central courtyard lawns • four single-storey woodland lodges within the adjacent copse, providing rooms for up to 60 guests in an idyllic rural setting

A shared palette of natural weathering materials that are sympathetic to the natural setting of the Cotswolds AONB form a unifying feature of the scheme for Feldon Valley, helping to define a distinct local character and sense of identity, with this contextual material application helping to embed the buildings into the landscape setting. BAUMIT SUPPLIES THE EWI FOR HIGH-RISE IN EASTBOURNE Baumit provided the external wall insulation system for the recent upgrade of one of Eastbourne’s most sought-after addresses, South Cliff Tower, to ensure the supreme comfort and wellbeing of its longstanding occupants.

S

outh Cliff Tower is an 18-storey structure compromising luxury apartments which offer enviable views of the treasures along Britain’s south coast, such as the likes of Beachy Head. Originally built in 1963, South Cliff Tower hasn’t undergone any major external work since its construction, leading to concerns regarding the tower’s durability and weatherproof properties. Over the years, water ingress has proved to be a predominant issue in specific areas of the tower, particularly as a result of the building’s exposed position on Eastbourne’s promenade. To remedy this issue, rain-screen cladding was installed on the west façade 15 years ago. Although this proved successful for a time, damp patches emerged on the other elevations compromising the overall comfort and warmth of the apartments. For this reason, the board of residents which represent the tower, decided to take a different course, selecting a system which would excel in terms of energy efficiency, aesthetic and insulation. Baumit’s external wall insulation was the favourable choice. Work began on this £3m project in 2019 and was conducted

The existing rain-screen cladding on the west front was removed, to be replaced with Baumit’s SilikonTop render system and StarContact base. StarContact is a flexible, multi-purpose adhesive for façade insulation with superb coverage. It is an ideal prerequisite to the application of Baumit’s SilikonTop render system, a pre-mixed silicone resin render which ticks all the boxes. Available in any colour, this render is water repellent, dirt-resistant and enables water vapour to permeate the surface – the perfect solution to solving South Cliff Tower’s poor insulation and damp. The team’s attention to detail and support is faultless, and we are pleased to say the only challenge has been the weather! Even then, Baumit has gone above and beyond to give extra care and attention, placing a primer on three of the facades to ensure the elevations were protected when the project closed for the Christmas period.” Due for completion in April 2020 after a tight 44-week run, the project will reinstate South Cliff Tower’s presence as an integral element of Eastbourne’s present-day skyline, all the while ensuring its residents stay warm as they admire the beautiful panoramas the structure has to offer.

AGGREGATE INDUSTRIES FULFILS TALL ORDER IN COMPLEX SELF-BUILD PROJECT Aggregate Industries has helped source the roofing product solution to meet the incredibly complex aesthetic and functional requirements of a pioneering self-build project.

aving owned and run their own successful commercial property construction company, Barnack Estates UK Ltd, for over 30 years, Helen and Rob Facer decided to use their expertise to build their own dream home. However, given the nature of their chosen building plot at Manor Farm Yard, a beautiful rural landscape set amongst the picturesque Cambridgeshire village of Sutton, the construction process was not an easy one. As with many historic English locations, the build was governed by a set of strict planning requirements rendering it vital that the choice of construction materials kept in with the overall surroundings. This meant the roofing specification had to complement the traditional stone houses within the area while, of course, enhancing the aesthetic appeal of the build. Dibsa were approached by Mr Charles Dunn from the Sutton Place Residents Committee to look at the possibility of a Flat to Pitch Roof Conversion on 3 blocks of apartments on the south coast. The request had been made primarily due to the current condition of the existing flat roofs. It was quite clear that these roofs had long since passed their expected lifespan and were no longer performing as they should. Even if these roofs were performing as intended, the level of performance achieved would not be satisfactory with regulations today.


We are all aware that if the problem of a leaking roof is not resolved, buildings will undergo a process of constant deterioration. This could manifest itself in the deterioration of existing services and/or ultimately a Health & Safety issue.

Following our successful tender submission work commenced in earnest during June 2019 headed up by our experienced Contracts Manager Richard Jenkins whose attention to detail is second to none and whose commitment to the job from start to finish has been commendable. Installing our lightweight steel structure on the existing flat roofs and securing at intervals specified by our Structural Engineer and following his pull out requirement work progressed at a good pace. The roof covering selected by the client was a Metrotile Roman Brindle tile which has resulted in a clean, fresh look to the flats. The concept is deceptively simple – pressed roof tiles from a highly durable, modern material (in this case, the highest quality steel), galvanise with an aluminium, magnesium and zinc (ZAM) compound and cover with a stone-chip coating. The result is a roof tile that, to this day, exceeds the expectations of a traditional modern roof tile by a significant margin.

The performance of the insulation that was originally installed within these buildings would have been considerably below the modern requirements. This lack of performance compounds the effects of the damp internal environment, therefore substantial additional heating is required to maintain the desired temperatures within. All of these become contributory factors in an unnecessary increase in the buildings running costs, impacting both profit and the funds that could be made available for other improvements.

radford Council has invested in extending capacity with the construction of a new three-storey teaching block, designed by Langtry Langton Architects. Part of the design brief required a building sympathetic to the local built environment, which is characterised by dark grey slate and cream-coloured Yorkshire sandstone. Shackerley’s SureClad® Ceramic Granite ventilated façade system in a natural creamy-beige honed LOPAR colourway and contrasting Rio Black enabled the architectural team to deliver a natural aesthetic in-keeping, while offering reduced structural loadings, cost advantages and long-term maintenance benefits. METAL ROOF REPAIRS ARE PLAIN SAILING AT ADMIRAL LORD NELSON SCHOOL THANKS TO SIKA PRO-TECTA Named the TES ‘Creative School of the Year’ in 2019, Admiral Lord Nelson School in Portsmouth is a high school for around 1000 pupils aged 11-16.

T

he school operates from a striking white building that reflects its maritime location with a cruise ship-style design. The building was constructed in the 1990s and features a standing seam metal roof. Due to integrity issues across a number of roof areas, dating back to the original build programme, the school was experiencing problems with water ingress. This was causing secondary damage to the internal fabric of the building. A roof refurbishment was required to provide a complete waterproofing solution for the whole roof and this has been carried out as a phased project alongside a programme of internal refurbishment. Specifying the Right System Working with building surveying practice, Kendall Kingscott, the school intended to secure funding for the roof refurbishment through the Government’s Condition Improvement Fund (CIF). In order to submit a successful bid, they required a system with a guaranteed service life of 15 years, making the Sika Pro-Tecta waterproofing (WP) system, with its range of guarantees, an ideal solution. Sika Pro-Tecta also provided a system designed specifically for robust protection of metal roofs and capable of addressing the water ingress issues by encapsulating all the roof details and the metal sheets. The project commenced during the school’s six-week summer break but, due to the size of the roof, the majority of the work had to be delivered during term time, while enabling the school to continue to operate as usual. Consequently, the speed of installation offered by the Sika Pro-Tecta WP system was also a major benefit. Expert Installation

The Davis Roofing team began by removing all the existing aluminium detailing and cleaning and preparing the roof, applying the high performance Sika Poxicolor HE New metal primer to the roof surface.

The Sika Pro-Tecta WP system was completed with a full encapsulation of the roof with Sikalastic 625.

THE IMPORTANCE OF EDUCATION AND TRAINING FOR SAFE EVACUATION Emergency situations – such as fire or extreme weather – can occur at any time. As the ‘responsible person’ within any building, an employer, landlord, building owner, facilities manager or health and safety manager, has a legal obligation to ensure the building is safe for all occupants of all levels of mobility.

T

he Regulatory Reform (Fire Safety) Order (2005) stipulates that the responsible person for any non-domestic premises must carry out a regular fire risk assessment and make any necessary changes to improve safety and reduce risk of fire. In addition, they must identify any persons or visitors facing a high-level of risk, such as those with mobility, visual or hearing impairments and put suitable measures in place to ensure their safety. The Fire Safety Order also requires the responsible person, or people, to ensure that all building occupants have sufficient knowledge of the emergency and evacuation processes. This includes organising training so they are able to apply this knowledge effectively, should an emergency occur.

High-rise buildings are becoming common place across UK cities for both residential and commercial uses. This growing trend intensifies the need for training and education to ensure effective evacuation.

Increasing importance – regulations, accessibility and high-rises Changing regulations In June 2019, the government published proposals for the reform of the building safety regulatory system – Building a Safer Future . This comes as a result of the devastating Grenfell fire in 2017 and Hackitt’s subsequent Independent Review of Building Regulations and Fire Safety . The feedback from the proposals is currently being analysed, with results being published soon. As we wait for regulatory reform, the HSE is also looking to quickly establish a new regulator. The new regulator will be entirely run by the HSE and will be responsible for enforcing the new changes. The change in regulations heightens the need for those responsible to ensure planning, education and training is carried out effectively, to ensure all building occupants have access to safe means of evacuation in an emergency situation. Improved accessibility The Equalities Act (2010) requires all workplaces and facilities to ensure their building is accessible to people of all abilities. This has resulted in a rise in people with mobility impairments having access to high-rise buildings, making planning for their safe evacuation even more important.

The evacuation of occupants with mobility impairments requires more careful planning and consideration. Often, they will require additional support and those assisting will need training to ensure they understand their responsibilities and how to carry them out effectively and safely in the event of an emergency.

A Personal Emergency Evacuation Plan (PEEP) should be prepared for anyone who requires additional support to safely evacuate a building. A PEEP should include information such as the type of assistance required and the equipment which should be used, as well as details of where this equipment is stored and instructions for use.

Taller buildings High-rise buildings are becoming common place across UK cities for both residential and commercial uses. This growing trend intensifies the need for training and education to ensure effective evacuation. Taller, high-rise buildings are not designed with the intention of rapid mass exit, which can cause congestion on narrow stairwells if not managed properly. Avoiding this requires careful planning of all evacuation routes and providing occupants with sufficient training on their quickest route to safety should an emergency situation arise. What difference does training make? Education and training surrounding evacuation equipment, such as evacuation chairs, along with regular drills can help to ensure that evacuation procedures are fit-for-purpose. This can help to highlight areas for improvement, allowing you to take appropriate measures to ensure that your overall evacuation plan is as effective as possible. Evacuation equipment is an invaluable addition to a building, but the effectiveness can only be assured if occupants are aware of how to find and safely use it. FIRES THAT HAVE SHAPED REGULATION In an earlier article, Jane Embury, director, looked at some fires in the USA that have shaped fire regulations internationally. She concludes with a two-part look at some UK fires.

T

ire regulations in the UK stretch back to William the Conqueror in the 11th century who required house fires to be extinguished at night. The easiest way to put out those fires, generally in the centre of the main room, was to cover it with a metal pan. This “couvert feu” is the basis for the word curfew. As with William the Conqueror, it has often taken major fires to shift attitudes and change fire regulation. Perhaps the best-known fire is the 1666 Great Fire of London. In its aftermath, new fire regulations meant that the upper floors of houses were no longer permitted to jut out over the floor below. Also, all houses or buildings had to be built in brick or stone. And new fire prevention regulations required easy access to water and the beginnings of a fire hydrant system for the city. Codifying by catastrophe is therefore nothing new and examples can be found in every kind of building or structure. But let’s look at some more recent examples that have changed regulations in specific sectors. First, we all enjoy a visit to the cinema once in a while. However, the history of fire safety in cinemas has been haphazard at best. Maybe that was inevitable as the newfangled cinema was something that took the world by storm in only a few years. That popular storm only really started in the 1880s. London’s first cinema, the Kineopticon, was destroyed by fire shortly after its opening in 1896. Nor was that fire the only one. Films were often shown in temporary venues such as music halls or converted shops. It was, of course, the film material itself.

Changes to building regulations to improve fire safety were introduced nationwide and, soon afterwards, internationally. Central to those changes were better approaches to contain fire and ensure that escape routes were protected – areas that Wrightstyle, with our advanced steel glazing systems, have particular experience and expertise.

This was made from highly flammable cellulose nitrate which, under bright lights, could quickly become unsafe. The 1909 Cinematograph Act required projectors to be enclosed within a fireresistant enclosure. Stricter building regulations were also introduced, and local authorities were given powers of inspection. But it was the 1929 Glen Cinema fire in Paisley, Scotland that really shifted regulations. 71 children died. Once again, it was the nitrocellulose film that was to blame. As in too many other disasters, people – mainly children – clamoured to the exits, only to find that they either only opened inwards or had been padlocked shut to prevent unauthorised entry. This fire is still the worst cinema disaster in UK history. In its aftermath, the 1909 Act was rewritten to regulate again on the numbers of fire exits, outward opening doors, and such issues as cinema capacity. These were all issues that previous theatre and music hall legislation had addressed. The repercussions of the fire spread around many parts of the world, mainly the requirement for outward opening doors. This has been a frequently ignored refrain in the litany of fire tragedy and disaster. The worst fire disasters generally take place in spaces that large numbers of people have congregated. That can be a large office block, cinema, shopping centre or railway station.

My second fire is also pleasure-related, and which remains the worst disaster in the history of the Isle of Man.

It changed building regulations across the country because, most tragically, poor design and inappropriate building materials allowed a minor fire to become a major conflagration. The fire was at the 3.5 acre Summerland resort on the Isle of Man, which advertised

itself as the biggest and most innovative entertainment centre in the world. The centre boasted everything from an indoor heated swimming pool to saunas and Turkish baths. It had seven floors and the building had a capacity for more than 5,000 people. On the evening of Thursday 2nd August 1973 an estimated 3,000 people were enjoying themselves at the resort. But three schoolboys on holiday from Liverpool were smoking at the back of the building next to a dismantled fiberglass kiosk. The fire they inadvertently set off killed 50 people and gutted the complex. The building’s open-plan design included many internal spaces that simply acted as chimneys to spread the fire. In the rush to escape, many were crushed and trampled because of, yes, locked exit doors. Many others then made their way to the main entrance, causing further crushing. If that wasn’t bad enough, emergency lighting failed after the main electrical supply was mistakenly turned off and the emergency power generator failed to start. The main factors in the tragedy – inappropriate building materials, lack of compartmentation and protected escape routes – all came under scrutiny in the subsequent public enquiry. No individuals or groups were blamed. But changes to building regulations to improve fire safety were introduced nationwide and, soon afterwards, internationally. Central to those changes were better approaches to contain fire and ensure that escape routes were protected – areas that Wrightstyle, with our advanced steel glazing systems, have particular experience and expertise. In the second part of this article, I’ll take a look at the Bradford City and King’s Cross station disasters.


FIRE AND REGULATION In the second part of her article on UK fires that have shaped fire regulations, Jane Embury looks to Bradford and London.

T

his year marks the 35th anniversary of one of the UK’s worst fire disasters, when 56 people died at Bradford City’s football stadium. Over 250 other supporters from both Bradford City and Lincoln City were injured, many seriously. The fire was most likely caused by a dropped cigarette or match, the same minor cause that started the Summerland disaster that I wrote about in my previous article. The match or cigarette fell into a void area beneath one of the ground’s stands. The fire soon engulfed the whole structure, including the roof. Worse, people had to break down locked exits to escape.

The source of the fire was an escalator shaft dating back to before World War II. It was partially built from flammable wood and had not been cleaned since the 1940s. It was therefore covered in grease and filled with rubbish. The fire claimed the lives of 31 people, including a fire fighter and a homeless man who wasn’t identified until 2004. Dozens more were injured. However, the importance of the tragedy in the evolving story of fire safety is that its severity was initially inexplicable. There was a lack of visible flames, and the firemen first on the scene believed that it posed little threat. Indeed, fire-fighters later described it as being about the size and intensity of a campfire. However, the situation rapidly became worse, with the fire appearing to flash over and fill the ticket hall with flames and smoke. Fire-fighters trying to re-enter the ticket hall described conditions as similar to climbing into a volcano.

That too echoes the Summerland and Paisley cinema fire disasters, and others internationally. Locked exit doors stop unauthorized access, but they also prevent escape.

It was later shown that a combination of wind movements caused by underground trains arriving and leaving created a 12mph wind in a “piston effect.” This pushed air from the tunnels upwards and added to the speed of the fire spreading.

The subsequent Popplewell Report introduced new safety legislation for sports grounds across the country. It is yet another example of “codifying by catastrophe” - how fire and other safety regulations have often come about because of tragedy.

It took groundbreaking computer modeling and fire simulation, then in its infancy, to promote a new theory of fire development within inclined shafts.

UEFA also offers guidance, making clear that “major lessons have been learned from the fire-related stadium disasters of the past.” They insist upon active measures such as extinguishers and sprinkler systems. They also advise on passive measures such as fire sectorisation and fire doors. Nowadays, major stadiums have crowd safety as their first design prerequisite. That covers everything from entrances and exits to major incident plans (MIPs) to deal with any eventuality. Not least, modern stadiums are built with lots of concrete, steel and fire-rated glass to minimise the risks posed by fire. As we constantly point out, the main lesson for designers is not simply to build in passive and active fire systems. They must also look at the whole stadium or building’s capacity to withstand a fire. For the glazed components, that means analysing the level of containment the glass will provide and its compatibility with its framing systems.

That theory is called the trench effect, and involves hot gases in the buoyant plume to lie along the escalator surface. The rapid airflow that caused the gases to move up the escalator eventually created an effect much like a flamethrower.

The subsequent Fennell Investigation prompted the replacement of all wooden escalators on the Underground. It also required the installation of automatic sprinklers and heat detectors in escalators. Those levels of containment are absolutely vital in places with very large numbers of people in a restricted area. In a fire, they may not always follow proper evacuation procedures. Evacuation models, based on engineering and computational tools, don’t necessarily reflect the variable nature of human reaction.

The second fire I’d like to look at is the 1987 King’s Cross railway station fire. Again, it was most probably started by a discarded match.

Project News OMA / SHOHEI SHIGEMATSU PARTNERS WITH DENVER ART MUSEUM TO REALIZE NEW DESIGN GALLERIES Part of a larger campus transformation, OMA / Shohei Shigematsu has designed nearly 10,000 square-feet of new and renovated galleries for the museum’s collection of architecture and design, as well as a hands-on studio.

T

he Denver Art Museum (DAM) announced that it will unveil its new design galleries and hands-on design studio on June 6, 2020, as a part of the phased reopening of the newly renovated Gio Ponti-designed Martin Building. OMA has designed nearly 10,000 square-feet of new and renovated space within the building’s original footprint. The project is part of an overall campus reunification and building renovation project led by Machado Silvetti and Fentress Architects. By horizontally bisecting the museum’s original Stanton Gallery on level 1, OMA has designed brand new space without expanding the building’s footprint. The result are three distinct rooms—the Joanne PosnerMayer Mezzanine Gallery, the Ellen Bruss Design Studio and the Amanda J. Precourt Deign Galleries—that will connect the DAM’s architecture and design collection while simultaneously providing dynamic spaces for visitors to engage with design materials, create artwork and respond directly to the objects and ideas presented. “We are honored to collaborate once again with the Denver Art Museum. It is exciting to design a new space within the historic Gio Ponti building and draw from his extensive, multi-faceted design philosophy,” said Shohei Shigematsu, OMA Partner. “The role of design in society is always changing and ever diversifying. Galleries need to react to these changes, beyond posing new ways of seeing. The three new spaces are more than just galleries for consuming design. They each have their own spatial and programmatic identities but work collectively as a platform for discourse around the boundless contexts of design.”

Rotated to the original grid of Denver, the Gio Ponti’s Martin building is a product of an urban condition. The three new rooms amplify Ponti’s intention—distinct yet interconnected, the interactive Design Studio and Design piazza-like Design Galleries simulate urban activity within the museum. The rooms also integrate subtle references to Ponti—floating abstract planes within the Mezzanine Gallery; compositional techniques reminiscent of Ponti’s furniture design within the Design Studio; and in the Design Gallery, the use of a curved entry echoing those within the Martin Building and a rotation of platforms and walls to the city grid. The Design Gallery follows a logic of spatial typologies. An open, central “piazza” is surrounded by perimeter rooms organized in an alternating sequence of rooms and islands. Within the rooms the viewer is surrounded by the displayed objects. Islands and piers place objects centrally, allowing views from multiple vantage points. A modular and flexible catalog of platforms facilitate the inherent diversity of types, sizes and medium of design objects on display. The gallery is capable of being efficiently rotated between different exhibitions through reaggregations of platforms, allowing a permanent exhibition space to be transformed at will. The Design Studio responds to new ways of absorbing information and contextualizes

artworks on view through hands-on experiences. A series of hinged walls can be deployed into fluid configurations for a range of programs such as library, lounge, workshops, presentations and other community oriented activities. “Our teams are hard at work installing galleries and interactive, creative spaces to welcome our community back to their Denver Art Museum this summer,” said Christoph Heinrich, Frederick and Jan Mayer Director of the DAM. “June 2020 will be the first opportunity for our visitors to experience the architecture and design collection in a new, expansive space that can offer a deeper look into design-based creativity and process.” “Design is unique for its accessibility and connection to our daily lives,” said Darrin Alfred, curator of architecture and design at the DAM.

Project News HIGHWAYS ENGLAND AND HISTORIC ENGLAND CASH HELPS REVITALISE WEST LONDON PARK A much-loved park in West London is being revitalised as a thriving community asset with help from a £340,000 award from road operator Highways England.

G

unnersbury Park, near the M4 motorway in West London, is a 75-hectare Historic England Registered Park containing twenty-two listed buildings. The historic buildings and features at Gunnersbury Park had needed restoration for several years and by 2009, eight of the twentytwo listed buildings were placed on Historic England’s national Heritage At Risk Register. Now, the Highways England cash – taken from a ring-fenced fund for reducing the road network’s impact on the historic environment – is helping to secure the future of three of the threatened buildings through transforming them into cultural and artistic facilities for the local community. Highways England Principal Cultural Heritage Advisor, Jim Hunter said: “I am delighted that Highways England has been able to contribute to this scheme which will help ensure a sustainable future for this beautiful park and its important buildings for generations to come. We believe in operating and improving our roads in a way that protects and supports people and the things we value for our quality of life, and helping to enhance the historic environment on or close to our road network is what our Designated Fund for Cultural Heritage is all about.” Emily Gee, Historic England’s Regional Director for London and the South East said: “These special historic buildings within Gunnersbury Park have been derelict for decades and it’s wonderful that they are set to be transformed into cultural and arts facilities for the local community. We are delighted that Highways England’s funding has helped to secure the future of this precious landscape together with the commitment of Ealing and Hounslow councils.”

This ambitious, multi-million pound project is bringing the park’s past and future together with state-ofthe-art sports facilities alongside its historically significant buildings.”

The London Borough of Hounslow and Ealing Council along with Historic England, formulated the Gunnersbury 2026 Masterplan in 2012, outlining three phases for the regeneration of Gunnersbury Park. In 2018 work was completed on Phase One of the Masterplan, funded by the National Lottery Heritage Fund, which saw the restoration and refurbishment of the Large Mansion and other works, including the transformation of the museum within the Large Mansion. Phase Two of the Masterplan focuses on the Small Mansion and Stable buildings along with further works within the park and the parkland. It was after reviewing this part of the masterplan, that the other partners helping to restore these beautiful buildings approached Highways England who were asked to consider providing funding towards this part of the regeneration project.

Councillor Steve Curran, Leader of Hounslow Council added: “This is a significant opportunity to continue the restoration of Gunnersbury Park. It’s great news for our local communities and for newcomers who can enjoy a whole host of activities and enjoy the wonderful amenities that Gunnersbury park has to offer.

In March 2019 Highways England awarded £90,000 from their Environment Designated Fund towards the cost of specialist surveys of the Small Mansion and Stables buildings. This was matched by £280,000 of grant funding from Historic England with the total sum being used to future-proof further investment in the scheme.

At a time when public finances are under increasing pressure, we are extremely grateful for the funding received from bodies such as Highways England to help preserve this irreplaceable part of our local heritage for generations to come.

Highways England has now allocated an additional £250,000 towards the design cost for the repairs to the buildings. This takes the total sum allocated by Highways England from their Environment Designated Fund to the scheme so far to £340,000. Historic England grant funded an additional £203,000, taking the total sum they have allocated towards this stage of the regeneration programme to £483,000.

The park and its buildings are jointly owned by Ealing and Hounslow Councils and managed by the not-for-profit Gunnersbury Estate 2026 Community Interest Company.

The funding announced by Highways England, together with the Historic England grants, will ensure completion of the design stage of Gunnersbury Phase 2. Highways England will now continue to work with other Gunnersbury Project partners to explore further options to attract funding for the construction phase of the scheme, which is projected to start in 202122 and last for several years.

Significantly revised, the 2018 edition provides plain-English guidance in a clear, easy to understand format. ‘The whole contract has been revisited and rewritten and is now fairer to both clients and contractors,’ explains Darya Bahram, who led the review and revision process. ‘It is also a real step forward in terms of user-friendliness, and the terminology is greatly improved.’ The updated contract takes on board the Consumer Rights Act 2015, which gives domestic clients different rights of redress to commercial clients. It complies with the CDM (Construction, Design and Management Regulations) 2015 and gives detailed advice for clients on their duties under the regulations. ‘It has been written in a way that allows the client to be engaged and ask the right questions,’ Barham explains. ‘And there is now a checklist that both parties can work through together to help choose the right options.’ This checklist is the final stage of the contract, which both parties must review before signing. Yet it is placed right at the start of the document. Its importance cannot be overlooked, stating unequivocally that ‘if you are unable to answer ‘yes’ to any of the following questions, you are not ready to sign the contract’. Here, both client and contractor must confirm that the price and payment dates have been agreed; the roles of client, principal contractor and principal designer have been

considered and assigned; that all drawings, specification and schedules have been agreed; and nine other essential points. Another important aspect of the contract is its guidance on dispute resolution. It encourages mediation as very much the preferred option, although the client still retains the right to go to court. Kunle Barker, founder of construction and design company Illustrious Homes and the presenter of TV’s ‘Love Your Home & Garden’, is enthusiastic about the RIBA Domestic Building Contract. He particularly welcomes its focus on mediation rather than litigation. ‘Litigation means we all lose,’ Barker states. ‘It’s important to point out that the new contract offers protection for both client and contractor. This collaborative approach is refreshing and is the best way to navigate issues in a mutually beneficial way’. Contractors will note the option to include a ‘Programme’ prior to the commencement of works. This part of the contract sets out the activities that a contractor is to carry out in order to complete works, along with their start and finish times and the financial penalties for not doing so. The guidance on insurance and insuring the building works is clear and easy to understand. Explanation is given on the process for ensuring that adequate insurance

is obtained and the importance of notifying the clients buildings and contents insurer of any work to their property. Also there is a ‘Required Specialists’ option which allows for any specific subcontractor or supplier, that the client wishes to use, to be identified at the tender stage and listed in the Contract Documents. The ‘Contractor Design’ option allows for a detailed and accurate description of any elements that the contractor is to design to be provided, and there is a provision for a level of professional indemnity to be specified. A valuable tool for both client and contractor, the RIBA Domestic Building Contract ensures that all parties are fully aware of what is being agreed and that all appropriate documents and information have been provided. ‘The RIBA has taken time to create a contract that is both easy to understand and robust’, attests Barker. ‘I see no reason why a large percentage of construction projects should not be carried out under its protection and guidance.’ The RIBA Domestic Building Contract in digital format is £17.50 plus VAT for RIBA Chartered Members, or £35 plus VAT for nonmembers. Paper contracts are £25 plus VAT.
