New Home Trends in 2017 BY SHERRIE SWASS / Interior Designer & Owner of Sofa Starz
WHAT’S IN
Well we finally arrived, I knew it was coming, just did not know when! For new homeowners that are spending so much time on computers and other electronic devices, the Great Room concept is not working anymore. The newest want from consumers are “Defined Living Spaces” in modern homes. They are searching for homes with smaller more quaint spaces without digital distractions. COLORS IN 2017
COMFY FURNITURE WITH STAIN RESISTANT FABRIC
Consumers today are looking for elegant and stunning fabrics, that catch the eye and inspire, but they also want that fabric to be stain resistant. Everyone seems to have kids and animal issues. Can these be reconciled? Yes, take heart! It is possible. One of my first questions in assessing which furniture is best suited to the home is how the furniture will be used. Every home has different issues and needs. Fabric durability is top on my list. Many people do not consider this when purchasing furniture.
Dark green is our go-to color this coming year. It could range from muted sage to olive green. Just make sure there is no undertone of blue in it. It needs to connect to the green outside. Blue and mustard yellows are popping up everywhere as home accent colors. I also see pink trying to make a comeback; it is hard to use pink as a stand alone color but many home furnishing companies have successfully married pink and brown together to create some depth to their textiles. Terra cotta is coming in strong for 2017. White is fading away in the next year; white on white is being replaced with texture and color. Terra cotta tiles (matte finish) are being used for walls and floors; we are connecting to nature again. This makes sense in the Sacramento region since many of us live in environments with trees and lots of landscaping.
UPHOLSTERED HEADBOARDS
Beds will change drastically in 2017. Many clients want a fresh look in their bedroom without purchasing a completely new bedroom set. I often suggest adding an upholstered headboard to give the room a totally different feel; it can be ordered in any style with any fabric. Add tufting or nail heads to complete the total look. In some situations you may want to order a bench in the same fabric scheme to pull it all together. 6
CALIFORNIA RENOVATION MAGAZINE | FALL 2016
WICKER & RATTAN
Since earth tones are coming back it makes sense that materials in home furnishings such as wicker and rattan are making a strong organic and contemporary comeback. Texture adds interest to any project.
Out design
WHAT’S WHITE ON WHITE
White on white on white; the stark rooms are edging their way out of mainstream– Earth tones are back.
MARBLE
White on white is going out so it makes sense that marble home accents are also losing the popular demand they had shared in the past few years.
QUOTE ARTWORKS
Yes, quote artwork. These beloved pieces of art are finally going away. I have to admit I really love them but you just will see them less and less available as 2017 progresses.
SUBWAY TILE EARTHY TONED HARDWARE
Well since we are back to earth tones the hardware will follow suit, brass & gold are back. Though I do not think that nickel will be going anywhere soon you will see some interesting introductions of the unity of nickel and gold tones combined to cover all bases.
My favorite go-to tile is actually going away! This will be a slow decline; it is still considered a favorite because of its pricing and versatile look. The “finger” tile is a great replacement choice; this can be installed horizontally or vertically. 2017 will be an interesting year. So many changes are going on everywhere. We are definitely in an Information Age. I have been quoted as saying you can buy anything, anywhere at any price, but do
you know what to buy? Creating an interior environment that suits your needs is a challenge. Most people do not know where to begin. The trend is smaller spaces and creating a space where you can truly rest and revisit the day’s activities. Take an inventory of what you really want to accomplish on your next remodel or “refresh” you give your home. Visualize how you want to feel in your home. Invest the time needed to obtain a visual image of what you want your space to “look” and “feel” like. Once you create the visual image, you need to fill in the picture with actual furnishings and the products needed to complete the picture. At the end of the day you need to create a space that nurtures you or you and your family whether it is IN or OUT of style. I offer a 2-hour consultation that will assist you in completing your visual image. PLEASE CALL OR E-MAIL ANY QUESTIONS. THANK YOU,

Home Technology Handyman - Franchising a Proven Business Model  BY MATT KRAMER
Every home uses appliances, and in an evermore technologically driven world, home technology has become an indispensable aspect of domestic life. Marc Bailey’s Home Technology Handyman service utilizes a forward thinking, individually adaptable business model to help the modern householder navigate the 21st century
techno-domicile as smoothly as possible, while maximizing the full potential of home technology systems. Bailey brings over 20 years of audio/visual experience to the craft, servicing home installations for a variety of demographics in the Carmichael, Rocklin, Roseville, Lincoln, El Dorado Hills, Granite Bay and Foot Hills areas. technology
“Our franchise model is geared toward taking the right person who has a high degree of technical aptitude, teach him how to make the phone ring and sustain success, long term.” –Marc Bailey, owner of Home Technology Handyman.
According to Bailey, over the past decades, customers have tended towards one of two specific need groups for their home technology systems. “When analyzing the first group of customers, time is the driving factor in making a buying decision. They really don’t care about cost as long as they feel that you are an expert in your field and that they can trust you,” Bailey said. “This cross-section of customer just wants someone to come in, take care of it, do a professional job, be polite to their family, respect their house and refrain from stealing the china in the process By contrast, the second type of customer, according to Bailey, will shop or surf for the best deal on equipment and then call around looking for expert labor to install it. Typically, Bailey said, business owners (integrators) in the home technology installation business want to be both supplier and installer, so they choose to forgo interest in these opportunities all together. “I chose not to ignore them,” Bailey said. “I fielded those requests over and over again and decided there’s large, niche market being underserved in the industry. Regardless whether your needs are as basic as a service call, you prefer a time and materials arrangement, or you source your equipment elsewhere, Home Technology Handyman will install it for you and will provide a professional installation experience. Bailey describes his business model as a hybrid approach which addresses both the needs of the time conscience, larger turnkey project customer and those looking for expert labor

willing to tackle even the most basic audio/video needs with the same level of enthusiasm. Currently, Bailey and the Home Technology Handyman business are in the process of franchising – a venture that he expects to see complete very soon. Bailey hopes to cater to an expanded market throughout Sacramento, and to expand outward to the East Bay, Napa and Truckee areas with an accessible franchise business approach. “It’s really designed for an owner/operator, possibly paired with one or two audio/video helpers,” Bailey explained. “Our franchise model is geared toward taking the right person, who has a high degree of technical aptitude, teach him how to make the phone ring and how sustain success long-term. It’s incredibly exciting to take my 20+ years of ‘in the trenches’ experience and teach new franchise owners everything I’ve learned the hard way.” “The residential technology industry is absolutely on-fire. The integration and automation of home technology into our lives and daily routines will become mainstream and will require a network of experts to maintain and services these systems.”

Run Wounded Veterans
Carpet One participates in 5k raising over $100,000 for special homes for wounded veterans BY MATT KRAMER
Everyone needs a home, but sometimes just any home won’t do. For some who have made great sacrifices in the service of their country, real specialization is needed to facilitate personal mobility and autonomy. Roseville Carpet One’s Earl Mann recently had the opportunity to bring his company’s heart and passion for helping others and quality service to support veterans who have been severely injured in the line of duty, in a tangible way. CALIFORNIA RENOVATION MAGAZINE | FALL 2016
13
giving back The Stephen Siller Tunnel to Towers 5K Run & Walk in New York City, New York recently put on their annual fundraising event on September 25. The Run helped raise money for Building For America’s Bravest, a charity affiliated with the Stephen Siller Foundation that helps wounded warriors by building homes tailored to their specific needs. “A couple years ago Carpet One got involved with Building For America’s Bravest,” Mann
“Cabinets, lights, television, music, anything you could possibly want or need to do in the house. They build these homes so these guys can be selfsufficient.” The plan allows them to stay in the home, until they pass away or move out, at which point the home will pass on to a new generation of veterans through Building for America’s Bravest.
explained. “We went back to a convention and got to meet a bunch of veterans, got to meet a bunch the heads of the charity that was responsible for raising money for the veterans.” The Stephen Siller Tunnel to Towers Foundation was named after Stephen Siller a fallen New York fire fighter who gave his life in service during the September 11, 2001 terror attacks. As part of Siller’s legacy, the run helped to raise funds for the financing of homes for others who have paid the heavy cost of freedom. Carpet One provided the flooring for some of these homes. Running in the 5k was a tangible way that Earl was able to actively bring Carpet One beyond delivering quality flooring products and to actually give back to those who have given a great sacrifice for their country, an experience he found rewarding and important, especially having met some of these wounded veterans face to face. “Carpet One personally got involved with Building for America’s Bravest because we met the veterans,” Mann said. “We were there solely to raise money to build homes for the BFAB.” This year, 15 years after the September 11 attacks, held special significance. Carpet One team alone raised $103,632, and their staff raised $31,398 for the Building For America’s Bravest program, which helps to build “Smart Homes” catering to the needs of veterans and service members with life changing injuries. The automated homes help these veterans retain independence and self-autonomy. “Some of these people have no limbs or maybe a half a limb, so what the organizers do is they go in and design homes with incredibly easy to use home automation systems, allowing the veteran to control the house from either their voice or from a computer,” Mann explained. 14
CALIFORNIA RENOVATION MAGAZINE | FALL 2016
The Steven Siller foundation afforded the opportunity to make a real difference and Carpet One helped America thank these heroes through Earl Mann’s and the company’s participation. “His parents started this foundation to benefit firefighters, police departments, people that are slain in the line of duty, things like that. Building For America’s Bravest is tied to the Steven Siller Foundation,” Mann said. “Building for America’s Bravest builds homes designed around a veteran’s disability.”

Lawn
BY ALLISON BUCHOLTZ
California Rebates A big change is taking place in California. With our present drought and climate situation, many residents are looking towards new and improved ways to prepare for the Golden States future and save money. In January 2015, Governor Jerry Brown declared a state of emergency due to California’s extreme drought, and asked for locals to do their part in conserving water. Realizing this required more than just fixing a leaky faucet (which is always good to do regardless!) he then allocated funding, $24 million to be exact, to target the biggest culprit of residential water usage: Grass Lawns.
18
CALIFORNIA RENOVATION MAGAZINE | FALL 2016
The best time to implement these landscaping changes is during the Governors’ Turf-Replacement Rebate Program. As comfortable as we are with a green lawn, landscaping and lawn care account for 30% of our water usage. If all residents were to substitute their grass lawns with drought-tolerant landscaping or artificial turf, eight million gallons of water could be saved per day! Not to mention the financial benefits from cutting back on water usage, but also water run-off from lawns counting as sewage and waste, which home owners must also budget. With the water situation in California as unpredictable as it is, having a lawn that won’t bankrupt you in the long run will prove to be worth it. Many beautiful designs can be created and showcased without any grass, using pavers, bark, lowwater plants, and artificial turf. As neighbor’s lawns go brown from lack of watering, a garden with artificial grass will look green through hot summers and cold winters. A paved and drought-tolerant yard will be almost maintenance free, saving time and money. Listed were just few of the many benefits of converting your lawn. Acceptable changes to qualify include artificial grass, pavers and hardscaping, added trees, drought-tolerant plants, and incorporation of mulch, tree bark, and gravel plus landscaping stones. Being able to qualify for the rebate, a proposed landscaping plan must be submitted for approval before any work should begin. If you hire a professional company to install artificial grass, expand or add pavers, and rework your entire yard, the approval process is much easier. Once your plans are approved, you have about four to five months to complete your project and receive your rebate. Check out the numerous designs you can find online at websites such as houzz, or hgtv to get ideas for a new and modern landscape. You can also contact Tony at RCO Outdoor Living for more information on design and installation, as well as finding out how to qualify for the rebate. Changing up your lawn may prove to be the best thing for your home, your free time, and your wallet.

Seven-things to keep in mind when renovating your home this Fall  BY MATT KRAMER
CALIFORNIA RENOVATION MAGAZINE | FALL 2016

THE PERFECT time to RENOVATE.
Are you planning for holiday parties and travel? Thinking about end-of-the-year taxes? Are your rental leases coming up for renewal? Have you decided to put your home on the market? All of this can feel overwhelming, but did you know there’s one solution to cover all the bases? Tackling home renovation can be an intimidating and challenging task. When scaling a project it can feel overwhelming and disorienting without a proper plan of action or a clear goal in mind. Thus we present California Home Renovation’s step-by-step guide to your fall home renovation project. Imagine entertaining your family and friends and hearing their “oooh’s and ahhhs” when they see your spacious new floors, gorgeous stone countertops and beautiful cabinetry! Feel the excitement of watching the games on the big screen and enjoying the energy and ambiance of your favorite tunes with state-of-theart surround sound! Sure enough, behind the aroma of scrumptious recipes, spirited sports and the aura of music, laughter and love, a lot more is going on this season!
The CHALLENGE.
Tackling home renovation can be an intimidating and challenging task. When scaling a project it can feel overwhelming and disorienting without a proper plan of action or a clear goal in mind. At RCO, the savvy home renovator can find a one-stop shop for all their home makeover needs. Thus we present our step-by-step guide to your fall home renovation project. 22
CALIFORNIA RENOVATION MAGAZINE | FALL 2016
3. DECIDE IF YOU’RE USING A CONTRACTOR, AND SHOP AROUND. Most of us aren’t going to be experts at home remodeling and renovation. For those that are so gifted this step may be unnecessary, but chances are if you’re an expert in one area, you may need help in another. Don’t be afraid to look for a contractor who has made it their life’s work to remodel and renovate. After deciding you want to use a contractor shop around. Don’t settle on the first contractor you find. You may come back later and decide to go with that contractor anyway, but checking online reviews, making sure your contractor has the proper permits, is honest about projected costs and explains the cost-benefit analysis of cost saving measures while refusing to compromise their work, is going to be vital. This is where RCO can give you an advantage. Since 1978, their team of experts have offered free consultations, measuring and estimates that include providing and installing all types of flooring, wall tile and showers, granite and quartz countertops, standard and custom cabinetry, as well as home theater and surround sound.
First THINGS FIRST.
1. START SMALL. Whether your project is limited to a kitchen renovation, a backyard restructure, or a full scale interior re-design, we recommend that you tackle one project at a time with precise and meticulous planning. This includes setting up a specific itemized plan of action for each area of your home that you plan to renovate. 2. FIGURE OUT A BUDGET, AND STICK TO IT! After deciding on your vision of what you’d like to see happen, this step may be the most important of all. Deciding what you can afford, budgeting for it, and sticking to that budget cannot be overstressed. If a project takes off and ends up costing more than your original plan, you could find yourself having to cut in other areas to make up for it. This pitfall can be avoided by careful planning and talking with your contractor, if you are using one, or by keeping yourself accountable to a specific budget plan with your partner or yourself.
4. KEEP RESALE VALUE IN MIND, BUT DON’T LET IT HAMPER YOU. If you’re renovating your home, you want to make it a place that you love. Chances are if you love the place, and it makes you feel comfortable and it’s a place that you want to invite your friends, the resale value will be higher than it was before. Consult with your contractor to make sure of this, especially if you plan to move in the next couple years.

5. USE QUALITY MATERIALS AND BE PATIENT. Rome wasn’t built in a day, as the old saying goes, and your home won’t be perfect overnight. Patience is key to undertaking a successful home renovation project. Shop around for quality materials, whether it be the perfect granite counter tops, the shimmering décor, the sleek marble tile or the perfect outdoor patio, make sure that you’re investing in your materials. Factoring this into your budget is going to be key. Corner cutting and buying cheap material and labor may seem like a good budget cut in the short term, but a shoddy job that you see completed quickly and cheaply is going to be less likely to make you happy five years down the line; and you may find yourself undertaking a new renovation project altogether. 6. CONSULT AN EXPERT WHEN NECESSARY. Don’t forget that you may find yourself halfway through a project and suddenly running up against a dead-end. Serious structural remodels are a different story all together and will definitely require expert advice and assistance, but even a seemingly simple project might end up becoming more than one bargained for at the beginning. Projects have a tendency to grow, and, like the work of art your home is, require attention to detail and unforeseen twists and turns. If you find yourself in a dead-end and that you’ve run out of ideas, don’t be afraid to bring a contractor in half-way through your project. Getting help with a project isn’t an admission of defeat, and you just may wind up being a lot happier with the results than you would have been otherwise.

7. FALL IN LOVE WITH YOUR HOME. In the end the most important thing to keep in mind with a home renovation project, be it large scale or small scale is that if after taking all preliminary steps to ensure the realization of the envisioned project, the safety and integrity of the materials and the successful execution of the project, you the homeowner are happy with the result, you have succeeded. If you love your home, and you realize the renovation dream you are looking for, you’ve succeeded. 8. Retail Presentation Announcing the launch of California Renovation Design Centers  BY CALIFORNIA RENOVATION STAFF
Roseville Carpet One (RCO) has long been a fixture of south Placer County, specializing in floor covering. With 33 years of experience, including running a successful business model with his younger brother and Co-Owner Earl Mann, Kelly has a lineage based connection to the floor covering business stretching back to 1962 when his father Ken Mann opened his first shop. Kelly and Earl purchased the business in 1987. The Mann Brothers then joined the Carpet One National co-op in
1996. Now, over fifty years later, Roseville Carpet One, a name brand fixture in the area for twenty plus years, has a vision. The two are excited to announce the launch of their latest business model, California Renovation Design Center(s), featuring RCO (expanding on the Roseville Carpet One name) as the primary tenant, encompassing a wider, holistic label that will better represent the company’s current abilities of service offerings.

The Mann brother’s vision is to inspire the customer and then overhaul the home renovation process, ensuring a state of the art, efficient customer service experience. They initially entered into granite counter tops, then cabinetry, moved to become distributors for SGW Synthetic Grass products, added exterior pavers, outdoor pergolas, outdoor kitchens, landscape design & more. The final key to the success equation was the addition of our home automation and audio visual services division. RCO has recruited, developed and refined an in-house network of quality tradesman and brands who previously lacked the required resources necessary to efficiently market their skillsets in a way that would allow them to become successful at the next level. The RCO parent organization provides systems and capital while their trade partners provide expert knowledge and service. RCO’s ability to source the product or materials direct without paying a middleman, gives us a financial edge and helps eliminate inefficiencies conventionally associated with independent contracting. 34
CALIFORNIA RENOVATION MAGAZINE | FALL 2016
The launch of California Renovation Design Centers will provide an umbrella platform for the Mann Brothers owned, Carpet One franchises, the respective, local RCO Home Improvement divisions, Home Technology Handyman and a network of fully vetted outside trade partners. The Design Center itself helps to simplify the selection process and helps establish a physical, marketable connection between the consumer and a larger selection of trade service offerings. Our goal is to “harness entrepreneurial spirit” providing the necessary marketing and organizational tools needed to create a balanced, fully rounded customer home improvement product and service selection experience. Easily accessed, reliable quality, unmatched service all with value pricing. Nothing is missing.” The first California Renovation Design Center is scheduled to open in early winter 2016 and is located at 2525 Dominic Drive in Chico, CA. The 32,000 square foot facility will showcase a huge selection of flooring, cabinetry, kitchen & bath remodeling, outdoor kitchens, pavers, artificial grass, home automation, home theater and in-home audio/video products. Future plans include lighting and plumbing fixtures, pain mixing and more. “The ultimate goal for California Renovation Design Centers is to make your home renovation process an inspirational experience.” Expect to see Design Centers opening in Lincoln, Roseville and El Dorado Hills in 2017.

“That’s the beauty of doing business with a company like RCO,” Bailey said. “Even though you have all these diverse needs, you’ve got one stop shopping which is what makes RCO so great.” A comfortable backyard is, for a house, just as important as an enjoyable interior. For RCO, creating
this element of comfort and utility is a top priority. One of the most drastic transformations the company undertook was at a property in Placerville for the Smith family, which as VP of Sales and Marketing Marc Bailey says, presented a unique challenge. CALIFORNIA RENOVATION MAGAZINE | FALL 2016

Before
“It was a very difficult piece of land to work with,” Bailey said. “It had all kinds of weird Roman Stone; it had concrete slab all over the place. I guess the previous owner had access to a concrete pouring kit and he just poured concrete slab everywhere. It was at different heights; it was really, really clumsy.” RCO Outdoor Living’s Tony Baumgartner headed up the six week project, transforming a property that looked beyond hope, to one that actually became enjoyable for it’s occupants to utilize for both recreation and relaxation. Baumgartner utilized a jackhammer to tear up all the concrete, reducing the backyard pave-over to the dirt underneath. “Tony came out and he looked over the entire situation,” homeowner Ryan Smith 40

said. “He agreed that it was difficult, but he promised that he would come up with something that we would love.” Baumgartner presented a 3D rendering of the project to the Smiths so that they were able to see the finished product, in theory before he even began. The family was excited to see his vision. A BobCat and excavator were brought in for the task, to tear up the entire backyard; Baumgartner then proceeded by replacing the lopsided hazardous concrete with Basalite pavers, about 300 square feet, adjacent to AstroTurf by STW Synthetic Grass. An outdoor kitchen was built along with the new landscape utilizing a seating area, and a Teak wood table. A beautiful woodland vista, now properly enjoyable from the backyard was complemented by Baumgartner’s landscaping and pebble aggregate with border stone making for a beautiful backyard aesthetic paradise. The homeowners were more than pleased. “We couldn’t be more happy,” Smith said. “When people see that after picture, they can’t believe it’s the same house! It took the vision of a professional like Tony for us to be able to understand what was really possible.” This is what RCO Outdoor Living
After
“There’s no place we’d rather be now.” Division does for their bread and butter. Through the winter storms of April and May Baumgartner worked tirelessly, removing the trip hazards and transforming a once hostile and unsightly environment into an enjoyable retreat from the clamor and chaos of a stressful world. A new tree was brought in and the pleasant transformation was completed, turning what was once a concrete jungle into an outdoor oasis. RCO Audio Video Technologies installed a SunBrite Outdoor TV along with Episode Outdoor Speakers to fully round out the experience, along with a weather proof rug, trimmed and bound to the exact dimensions needed. This was all summed up by Smith’s satisfied final analysis: “There’s no place we’d rather be now.” CALIFORNIA RENOVATION MAGAZINE | FALL 2016

A Place for Every Season BY SUSAN BELKNAP
Everyone has a vision of an ideal vacation. For some it’s the serenity of fly fishing in crystal clear water waiting for the trout to bite or exploring a new hiking trail amidst the changing color of the leaves during the fall months. For others, catching air while skiing atop a majestic mountain peak or enjoying the absolute silence and swiftness of a dog sled ride is what makes time away from home special. Now, imagine one destination where you can not only enjoy the above mentioned experiences but dozens more, year-round. It’s a place called Mammoth and its lakes, rivers and mountains are the perfect vacation spot for anyone who appreciates nature and the outdoors whether you are an expert skier or a novice to the whole nature scene. Exquisite
Showing of Color-Fall
During the autumn months the area is a photographer’s dream with aspen trees and their display of gold, crimson and orange that blend so brilliantly with other mountain foliage and the imposing Eastern Sierra mountain range. Mammoth Lakes is a hiker’s paradise offering a plethora of trails ready to explore, including easy 2-2 ½ mile treks around Convict or Heart lakes. For the more adventuresome, High Trail, a six-mile jaunt that gains 1,000 feet in elevation and affords the most incredible views at the top is definitely worth the time. If you prefer your outdoor experience on wheels, Mammoth Mountain Bike Park and its 80 miles of track accessed by ski lifts will get your adrenalin pumping.
Some Like it Cold-Winter
With its elevation of 11,053 at the peak of the mountain, Mammoth is the highest summit of any California resort and boasts a season that can sometimes last until July. About 3,500 skiable acres, 400 inches of snowfall and sunshine the majority of the days of the year make Mammoth a win-win for downhill and cross-country skiing, snowboarding and for the most daring: mountain/ice climbing! Snowshoeing through Mammoth Lakes and into the Inyo National Forest on 140 miles of track is another popular winter activity as well as sledding, tubing and the opportunity to build the perfect snowman! 44

The Big Transition – Spring
As the snow begins to melt and the wild flowers in the meadows and along McGee Creek commence blooming each spring, Mammoth becomes a haven for fishing, hiking and all types of biking enthusiasts. And after a long day of intense outdoor activities, what could be better than a soak in one of Mammoth’s natural hot springs, located nearby the mountain. Just remember to be cautious as the temperature of the water can be too hot on some days and the surfaces can be slippery. Travertine, Buckeye and Keough hot springs are all worth looking into for places to soak.
Swimming, Canoeing and Camping, Oh My! – Summer
During the warm summer days at Mammoth, canoeing, kayaking, paddle boarding and even piloting a pontoon boat are popular activities. Getting out on the water provides an excellent vantage point to observe many of the birds, fish and other wildlife that call Mammoth home. Summer in Mammoth is also a great time of year to take advantage of one of the 800 campsites available in the Mammoth Lakes area.
And if sightseeing is your thing, exploring the ancient Bristlecone Pine Forest or the Inyo Craters will give you an appreciation for the beauty and awe of the region.
What Are You Waiting For?
No matter what type of getaway you desire, Mammoth definitely has something for everyone. Accommodations in Mammoth Village include Airbrbs, mountain lodges and full service, luxurious resorts. The big decision is … when will you go? CALIFORNIA RENOVATION MAGAZINE | FALL 2016

bridges
California’s
COVERED BRIDGES BY DIANA STAVROULAKIS
America’s covered bridges stand as testaments to days gone by. At one time, there were approximately 12,000 covered bridges throughout the United States. To date, 28 states still have them. Although Pennsylvania boasts the most covered bridges with 213, there are 12 authentic covered bridges still standing in California. In the west, many of these wooden structures – covered to protect the timber from the elements, and to promote longevity – were engineered to provide safe passage over rivers and creeks during the mining boom of the 19th Century. One
such bridge is also the earliest documented covered bridge in California: the Oregon Creek Covered Bridge, also known as Freeman’s Crossing, located in North San Juan, Yuba County. Originally built in 1860, this queens-post truss bridge was initially operated as a toll bridge, allowing travelers to pass over the Oregon Creek. In 1883, flood waters from the Middle Yuba River breached the English Dam, powered their way downstream and lifted the Oregon Creek Covered Bridge off its abutment.

bridges
Bridgeport
When the waters subsided, the bridge was found 50 yards away, turned around. Using a team of oxen, the bridge was pulled back to its proper place. However, the west end was placed on the east abutment, and the east end was placed on the west abutment, due to the bridge getting turned by the flood waters. For this reason, the Oregon Creek Covered Bridge is noted for the fact that it remains, to this day, the only covered bridge to be turned around. At one time a part of Henness Pass, the bridge served as part of a major freight hauling route over the Sierra Nevada. The 1859 Nevada mining boom ignited by the discovery of the Comstock Lode made this route extremely popular because goods could be shipped up the Sacramento River before being loaded onto wagons for their journey over the Sierras. Today, the bridge is open only to pedestrian traffic and was entered into the national historic archives in 1975. The Bridgeport Covered Bridge in Bridgeport, Nevada County, California, is the longest clear spanning wooden bridge of the surviving authentic covered bridges in the nation. It crosses the South Yuba River and has a clear span of 210 feet on one side, and 208 on the other. Built in 1862, the bridge was part of the Virginia Turnpike Company Toll Road, which served the mining boom following the discovery of the Comstock Lode. Like the Oregon Creek Covered Bridge, it was an integral part of the heavily travelled freight-hauling passageway 48
CALIFORNIA RENOVATION MAGAZINE | FALL 2016
which extended from the San Francisco Bay Area to Virginia City, Nevada and well beyond. When freight transportation shifted due to the completion of the First Transcontinental Railroad 1869, Bridgeport Covered Bridge continued to serve the local communities. It remained open to vehicular traffic until 1972, and to pedestrian traffic until 2011. Currently closed for restoration, the Bridgeport Covered Bridge has sparked major fundraising efforts to preserve this historic gateway, which is listed in California Registered Historic Landmarks, and was entered into the National Register of Historic Places in 1971. California’s longest bridge is the 330 foot Knights Ferry Covered Bridge, located in Knights Ferry, Stanislaus County. According to local legend, the plans for a bridge at this site were initially drawn by Ulysses S. Grant in 1854. Supplies were purchased, but Grant’s bridge never came to fruition. The supplies were eventually sold and used to construct the bridge which was completed in 1857. Flood waters destroyed the original bridge in 1862, and the current Knights Ferry bridge was rebuilt in 1863. Amazingly, it remained open to automotive traffic until 1981. California is home to the only authentic covered bridge within the National Park System. Located in Yosemite National Park, Mariposa County, California, the Wawona Covered Bridge was initially built uncovered and 1857. That changed in 1879,
when three brothers from Vermont opened the Wawona Hotel, and decided to alter the bridge to replicate the quaint covered bridges that they grew up seeing throughout New England. It’s believed that the brothers added walls and a steep roof to the Wawona Bridge, to make the area feel more like home. It is showcased as part of Yosemite’s Pioneer History Center, along with the Wawona Hotel, a blacksmith shop, a century-old Wells Fargo Building and the local jail. The bridge stands in its original place over the south fork of the Merced River. At 4,000 feet, the Wawona Covered Bridge holds the title for the covered bridge with the highest elevation in the United States. It was entered into the National Registry of Historic Places in 2007.
