Renovation

Reality  BY SHERRIE SWASS / Interior Designer & Owner of Sofa Starz

Now that 2017 is here, are you considering a remodel? Whether a big or small job, you

know where to start – picking the floor or your kitchen countertop. Yet I see consumers look at new floor coverings and kitchen or bath counter surfaces in total despair. It turns out there is a lot more involved in the decision-making process than picking material or color. Below are a few helpful hints to make your remodel go smoothly and speed up the process. CALIFORNIA RENOVATION MAGAZINE | 2017

5

design 1. Look at your entire home as a total unit. Are you happy with its overall appearance? Or do you want to change the entire “feel” of the space you are re-doing? This could include wall color, window coverings, and furnishings. It’s important to remember everything is connected. This is why model homes feel so comfortable and look beautiful. 2. Do you want to change your color scheme? Remember that color palettes change over the years. Presently you are seeing earth tones coming into vogue which will usher in a transition of fabrics and furnishings combining a grey and tan color combo. If you like to hold onto furnishings for ten or more years, this reflection of change will allow people who have committed heavily into a gray color scheme some breathing room. This makes the transition of colors much easier. 3. What is your realistic budget? It makes sense to do your own research and homework so you are clear on what products cost and what square footage you need to cover. A lot of information can be found online but you will need your home accurately measured for an approximate cost. Unfortunately, additional costs sometimes need to be factored in because of surprises that come up in remodels of existing homes.

4. Create a strategic game plan. Gather photos of rooms that you love. Determine what it is you love about them. Is it simply the color scheme or is it the actual room design? A piece of furniture, or how the elements in the room complement each other? Everyone has their own set of design challenges and being aware of what they are can help you build on the positive aspects of the space. 6

5. Starting a new project and visualizing the end result, is a skill and creative talent. Recognize that maybe you are not gifted or haven’t been trained in this area of expertise and that hiring a design professional to assist you will help you achieve your desired outcome. An expert interior designer will listen to what you want and take on the task of finding, matching, creating, and harmonizing your home. Remodels are not inexpensive endeavors and should be done right the first time.

Grass

The Is Greener

Synthetic Grass Warehouse offers choice, convenience.  BY MATT KRAMER

Dreaming of the perfect, green, luscious yard year round? With the rigid California water restrictions and scorching summers, this is almost impossible to achieve. The Synthetic Grass Warehouse has an array of products that make turf choices in synthetic grass appealing to the discerning buyer. The specific choices that include pet friendly

options and beautiful colorful turf choices allow for an aesthetic array that truly means the grass is greener – if that is your color of choice – with SGW.    Certified by the International Play Equipment Manufacturers Association (IPEMA), SGW’s turf is perfect for home, school, sporting venues, putting greens, CALIFORNIA RENOVATION MAGAZINE | 2017

going green and anywhere families and friends congregate outside for recreation. SGW even goes the extra mile to stock artificial grass designed with pets in mind. Animals will not be able to destroy the turf, and will find themselves in a paradisiacal nature-imitating landscape that offers varying types of landscape including Drain Core, Durafill, Everlast Pet Turf and more. Included on offer is Turf Fresh, designed for cleaning up odors and messy accidents.

Co-owners Victor Lanfranco and Joe Ayoub have been in the business since establishing SGW over 11 years ago, offering their own aesthetic prowess and outstanding customer service to home rennovators and landscapers at fair, reasonable prices. Along with these factors, synthetic grass can play a role as an environmentally friendly option for those looking to give Mother Nature a break. Synthetic grass can save up to 55 gallons of water in one year per square foot, according to the Southern Nevada Water Authority – as reported on SGW’s website. Additionally, pesticides are unnecessary for synthetic grass, eliminating environmental spoilage. Furthermore, synthetic grass has the advantage of never needing to be mowed, curbing both carbon emissions and the frustrating tedium of having to mow a lawn.    SGW’s synthetic grass lasts as long as 15 years before replacement is needed. This long-life will be well worth it as the variety of synthetic grasses available create a pleasant environment for you and your family to truly feel at home – not only indoors, but out on the lawn as well. Itchy grass allergies are a thing of the past with SGW. And in the realm of aesthetics, SGW offers grass in more colors than green. Blue, black, tan, brown and even pink are all options for artificial turf. These options are perfect for color coordination at sporting venues, but can also be utilized by anyone at home with a keen eye for making these unique offerings work. real estate

Love it or List it  BY KELLY MANN

Are you selling your House vs Renovating? Looking to change your living environment? These are questions that may be pertinent to a quality decision. • Affordability of your dream? • Does your current property have the potential that fits your dream? Access to funding that matches realistic costs involved in a renovation project. Ability to carry the project through to the finish line on budget. • Location: Convenience, Lifestyle Preference (Rural Verses Urban), Affordability, Family friendly (School District), Safe Environment. • Investment Potential: Typically, a good decision for young people looking to grow net worth by strategic buying and selling. • What option would really feel good for you?

The realistic question is: what home is on the market that will fill your wish list verses renovating your current residence? In a healthy market, finding 18

CALIFORNIA RENOVATION MAGAZINE | 2017

value can prove to be a challenge on budget. These are questions that need research and clean direction between love it or list it. Some people have enough background to navigate through process effectively given the energy, time, and knowledge of resources. The question is: what is your comfort zone? Determine what you are looking for. Is it a new production home? An existing home with mature landscape? Urban verses rural? Evaluate your budget and research what your options are. This process can be enhanced by a realtor that has experience in finding valuable properties. Once you have clarified direction you can form a plan to implement your dream. Your realtor can help you in developing a sale and/or purchase strategy that brings the best return. If you make a mistake in this process the results can be costly. You have no choice but to deal with market conditions and what is available on the market. A good realtor will understand that process to help organize your dream.   Once you have determined a plan to bring the best return on your dollar, evaluate how you best improve your property for sale verses remodel your current home and/or the home you would purchase. If you are going to

sell, your home should be evaluated to determine the scope of projects that bring the highest return. If you are going to consider staying, what is the plan that will make the difference to love your home. This will most likely require consultation from a reputable company that can simplify the process and bring value to your renovation. If you sell your existing home and are going to remodel your new dream home (if necessary), the costs and resources of that property renovation have everything to do with the feasibility.    Research can go a long way. So keep an open mind and look around at the different types of offerings in your price range. Market knowledge from a good professional that has spent years in understanding a good deal verses an average deal can bring many years of knowing you made the right decision. The timing is right since the market has not gone out of reach, and we are recovering from a stale economy over the past 10 years. Borrowing home improvement money is attainable and contracting is not completely over capacitated. The economy is improving and that is the best time to make the move.

CALIFORNIA RENOVATION MAGAZINE | 2017

With a New Year in place, it’s a perfect time to change up your living space! Whether you decide to bring back the old or introduce the new, these trends will give a new face to your favorite space!

CALIFORNIA RENOVATION MAGAZINE | 2017

GREY is the NEW GO-TO

Ditch the white cabinets and bring out the paint, because grey is making an appearance. It has become popular as it keeps the classic look and pairs nicely with wooden accidents and granite countertops. A light grey color is easy to take care of, keep clean and never gets old to look at. Also a popular color for walls, grey is great for accenting any room, providing a sleek look that’s easy to decorate around.

MAKE it BOLD

Adding bold fixtures, mixed lighting and statement pieces can spruce up any space. Try installing bold light fixtures from kitchen ceilings to clean up the area. Multiple lights can be useful but having one or two large lighting fixtures will bring a modern touch to the kitchen. 22

CALIFORNIA RENOVATION MAGAZINE | 2017

Another popular statement piece is a big bright sink to add some color to an all-white kitchen. Aim for a lighter color, preferably an offset of another color in the space such as the walls or tiles. If you don’t love color, opt for a farmhouse inspired apron cast iron sink in white or stainless steel. Bathrooms can be made bold with mixed lighting and colorful tiles. Offer up multiple options including ceiling lights, lamps, dimmer lights and fixtures hanging over bathtubs and sinks; providing ambient, accent and task lighting.   Bold-colored tiles are an easy way to add design and decoration to any hard-todecorate space. Tiling the floors, walls and ceilings of a shower is a great way to do this.

FUNCTIONALITY is IMPORTANT

Whether it is in your kitchen or bathroom, you are bound to need storage. Easy to use cabinets, drawers, doors and lighting can make all the difference. Carpenters and creators have made saving space easy and high-tech in today’s world. From automated cabinets with rising doors to multi-tiered drawers, kitchens have become far more useful. Specialists also recommend being mindful with space as the location of appliances, cabinets, sinks and countertops can make a huge difference in the openness of any kitchen.   In bathrooms, it is recommended to make use of vertical space. Tall cabinets and open shelving units are popular as homeowners can store more. A bathroom tends to be a room where storage is sought after. Adding state of the art drawers and cabinet units with slots for storage will make saving space easy. If you want to add furniture for the decoration aspect, it is recommended to get multi-purpose pieces that also serve as a means of storage. CALIFORNIA RENOVATION MAGAZINE | 2017

CLASSIC is ALWAYS SAFE

If in doubt, keep it classic. Though big statements are trending, keeping things traditional is a trend that will never go out of style. Black and white kitchens are always a good go-to. They will never go out of style, as the rest of the kitchen décor is easily interchangeable with basic colors. If you opt to keep things basic, making things high in contrast does wonders. Black countertops pair nicely with white cabinets and hard wood floors, keeping things traditional but still up to date.   All-white tiles are also a great way to help a bathroom keep its class. It is recommended to use dark grey grout colors as it helps to keep the overall look tidy and clean. Industrial fixtures and traditional lighting is a great way to compliment this trend. 26

CALIFORNIA RENOVATION MAGAZINE | 2017

MAKE it HIGH-TECH

Nowadays almost anything can be automated! Ask an app to do the work and it can probable be done. From starting appliances to turning down the lights, modern is hitting kitchens and bathrooms everywhere. Many new appliances come with hands-free accessibility. Kitchens are now equipped with sensor-controlled sinks, lights and cooking utensils. From smartphones that alert you when dinner is done to energy-saving lighting systems, these new features will add safety, flexibility and ease to your everyday life. It isn’t uncommon to find floor heaters, towel heaters, Bluetooth controlled audio, TV’s and super high-end designs in bathrooms these days. Slowly making an appearance, modern bathroom spaces are no longer a thing of the future. These additions are now available in home improvement stores and come equipped with easy to install instructions, making modern an option for everyone.

OPEN Space

Make any room look bigger with easy to use, open space. In bathrooms, designing open showers, high toilet seats and un-rounded edges can dramatically increase the appearance of size in a space. Floating vanities are also popular as they are high up and easier to use, diminishing the traditional style of having to reach down into the sink. In kitchens, incorporating sleek appliances, mixed lighting and glass cabinets can open up a smaller space without adding any actual square footage.

THREEDimensional TILES

This is an edgy and artsy way to make things look modern. Choosing three-dimensional tiles creates an ascetically pleasing look in any home. The geometry and patterns allow for a simple and sleek way to decorate a space. Adding a partial or one full wall of these tiles will give a space depth and creativity. These tiles can be combined and paired in a multitude of ways in both the kitchen and bathroom. CALIFORNIA RENOVATION MAGAZINE | 2017

27

CABINETRY BUILT to LAST

When designing a kitchen or bathroom, it is not only important that the space looks good but that the product is made of quality. Waypoint has designed cabinetry that is not only aesthetically pleasing, but has been built to function for years beyond its installation. These cabinets are made of solid hardwood at the hands of fine craftsmanship. With pressure-fitted joints, doubledoweled construction and frames made to last. This cabinetry meets and exceeds the standard set by the American National Standards Institute and Kitchen Cabinet Manufacturers Association with a KCMA seal to prove it.   Along with the quality base and make-up of the cabinets, they also include high quality hinges and glides that open up all the way and cushion when closing to prevent slamming and make a longer-lasting product.   Waypoint combines beauty with duration to meet the rigorous needs of the American family providing great cabinet choice when re-modeling your kitchen or bathroom. All seven of these up and coming kitchen and bath trends can be made possible with the supplies, service and knowledge of RCO Home Improvement. 28

CARPET The carpet on offer includes many choices in color, texture and fabric at RCO’s Flooring Outlet. Best for areas where a soft, comfortable treading experience is desired, carpeting works well in great rooms, family rooms, bedrooms and hallways. Carpet also has the advantage of being a great insulator in the colder winter months, and helps tie together a relaxing inviting atmosphere wherever it is installed.

HARDWOOD For those seeking a more timeless and classic look, hardwood flooring may be the way to go. Hardwood adds character and a unique ambience to any room. Easily acting as a compliment to cabinets and tables, hardwood is also very simple to clean, making it the perfect choice for a dining area, or kitchen. Hardwood floors offer character through their grains and gnarls in variegated tones of dark brown and black walnut to pallid pines, the right choice is sure to be uniquely matched to your home with RCO.

When it comes to marrying ease of use with a classic feel, laminate flooring may be the best option. Laminate flooring is an option that works in any room setting, including basements and kitchens where easy cleaning is a must. Laminate also has the advantage of being stain resistant and holding up well against moisture, meaning you’ll get a long term payoff for your investment in this scientifically modern, yet old-world classic feeling option with maximum elegance and simplicity.

VINYL Vinyl is another option offered by RCO’s Flooring Division. Adaptable to any environment, including bathrooms and kitchens, vinyl flooring can be made to look like hardwood, tile, or stone at a fraction of the cost. An affordable alternative, RCO’s vinyl offers comfort, elegance, and practicality all in one package.

TILE Perhaps the most versatile flooring material, RCO’s tile options allow a multitude of colors, sizes, and patterns which can be utilized all over the home. A standard in homes for years, tile can be updated in a uniquely expressive way that reflects exactly what you want from your dining area, bathroom, great room, or any other flooring surface. RCO makes choosing the right flooring surface easy and adds an antimicrobial installation system which makes any floor choice, the right choice. MORE INFORMATION: www.rcohomeimprovement.com

Backyard

Renovation  BY MATT KRAMER

Even in the midst of winter stillness, inspiration sometimes strikes. When inspiration strikes in a big way, Tony Baumgartner Outdoor Living Division Manager at RCO Home Improvement is there to help.

During the course of a project, the focus may take on exterior renovation at the beginning, or take shape and adapt to not only changes and upgrades to a backyard’s look, but also a healthy amount of indoor renovation work and a full spectrum of CALIFORNIA RENOVATION MAGAZINE | 2017

home improvement to realize any client’s unique and emergent vision. As Baumgartner meets with a client, the project may expand into a comprehensive alteration, unlocking the property’s intrinsic beauty and bringing it to light in the best possible way.    At the start of a recent project, the back and sides of the house were all dirt, on 20 acres of beautiful horse friendly property. According to Baumgartner the inside of the house was pristine, but the exterior needed a great deal of work and attention. The housing renovation included installation of a 12 foot panoramic door which overlooks the backyard, and some major changes to the interior including alterations to the bathroom, which now hosts a walk-in shower with two shower heads mounted on the ceiling making a luxuriously complete home experience.   And the backyard itself, Baumgartner said, has now been made into a magnificent sight to behold.   Baumgartner and RCO can take backyards and transform them into works of art. A 500 square foot redwood deck, pavers and unique pool designs are easy tasks for RCO. A recent project even included a 50,000 gallon pool featuring a beach entrance, grotto, waterfall and a pool deck around the perimeter accompanied 38

by planter beds. A panoramic door leading out onto the pavers was installed to complete the look.   “(The client) wanted a wooden bathtub placed directly out in front of that door with a gazebo that has a copper vein roof and all the infrastructure water heater...electrical and drainage…(etc. installed outside),” Baumgartner said.   The renovation took about twomonths of design work before the project actually got underway. The process, like any home renovation was challenging, but Baumgartner said, RCO was up to the challenge. “There’s always challenges when you’re dealing with a remodel.”   Now that the project is complete, Baumgartner said, his client couldn’t be happier. “They love us,” Baumgartner said. “They’re ecstatic.” Baumgartner and RCO are committed to quality with each and every home renovation.

Aside from the conveniences, there are plenty of shops, local restaurants and breweries, surrounded with live music.

All is a must see while visiting. The Heathman Hotel is another recommendation, truly a Portland icon located in the heart of downtown a block from bustling Pioneer Square.

THE FOOD SCENE

Probably the most well-known attribute surrounding Portland is the food scene which has become a mecca for foodies and cuisine seekers around the country. No matter you palate, there is a restaurant and genre for even the pickiest of eaters. A must see is the incredible

a sweet tooth, a must go to restaurant is Papa Haydn’s located on NW 23rd. Their dessert menu far exceeds their traditional offerings of lunch and dinner, and will blow your mind. It is also one of the few restaurants open late – until midnight on Friday and Saturday, perfect for a late night on the town with a sweet night cap. Portland is also huge for their breweries and local distilleries. For a long list and beer guide of PDX, visit www.portlandbeer.org. for more information.

SHOPPING & SITES TO SEE

One of the best attributes of Oregon is that there is no sales tax! Enjoy a little extra spending money as you venture through Pioneer Square, a shopping mecca in downtown, or peruse through the unique shops in the Pearl or up in NW Portland on 22nd and 23rd where the streets are lined with local boutiques you can’t find elsewhere.   Some of the sites to see include the Portland Rose Garden, which has an amazing view of the city, and on a clear day, you can even see all the way to Mt. Hood. Providence Park is a great venue to explore and perhaps even catch a Portland Timbers game when in season, and also the countless musical venues that adorn the many street corners throughout the city.

THE GREAT OUTDOORS

Portland City Grill with a 360 degree view of the city and Columbia River. With fresh northwest cuisine, we recommend a guilty but so worth it, Kung Pao Calamari. Other standouts are Oba Restaurant in the Pearl, boasts cuisine from Spain, Portugal and across the Americas. The ceviche is hands down the best we’ve ever tasted. If you find yourself with

Need to venture out of the city? There are plenty of outdoor adventures to check out. Just a short hour and half drive to the coast, there are numerous beaches to enjoy the day or even a few nights in. The most iconic beach is Cannon Beach with Haystack Rock, a large rock formation in the surf creating a perfect backdrop for those sunset photos – and is also the set from the classic movie, The Goonies. Truly a sight to be seen and such a blast to explore.   Venture East from the city and you find yourself in the Gorge, which is considered to be one of the best windsurfing spots in the world. Countless hiking trails and parks line this corridor including Multnomah Falls. A fun day trip to get in some exercise and some amazing photos.    You can’t go wrong with a trip to the Rose City. The people are genuinely nice, the city is clean and bustling with entertainment and charm. CALIFORNIA RENOVATION MAGAZINE | 2017

www.swass.com Sherrie Swass, ASID, CID has been a professional designer for over 25 years. In analyzing the core of her business, Unique Upholstered Furniture Solutions, Sherrie realized there is a definite void in choices for consumers in the general market place. Everyone’s home is unique and their furniture should be designed to fit their home. Not just hope that it fits. If your upholstery choices are compromised, your entire space is just ok. When Sherrie designs a room she actually starts with the proper placement and size of the furniture. Next choice would be style, fabric and color. Most of the time neutrals are selected because you can change the look in a day with new pillows and artwork. Rule of thumb can be... the smaller the object, the bolder you can go. Bring Drama into the room by adding lamps, art, side chairs and area rugs. Sherrie is associated with a 30 year old privately labeled California factory to offer you the BEST choice of Style, Comfort, Sizing and Price offered today.

Tips for Ordering Upholstered Furniture: • A sofa/sectional with legs will make a room look larger. • Bold colors on furniture might get old after a while. Instead, use bold colors on pillows, art and throw rugs. • Place the sofa/section facing the view you want to see the most. • Select styles with multiple cushions so your sofa will not experience ripples and indentations from extended use. Cushions can be flipped to even out wear and tear. Fabric selection is important with wearability. • Make sure upholstered furniture looks good from the front and back if it floats in a room.

Living

Healthier Flooring  BY MATT KRAMER

Health is something that concerns everyone. Whether you have a large family or a small one, or you’re living on your own, making your home a place where you can feel safe, healthy, and comfortable is crucial. That’s why Roseville Carpet One, as of January, is including its Healthier Living Flooring Installation System in every flooring project.

The system is designed to minimize exposure to dust, inhibit allergens, impede mold and protect against odors. As a part of the installation system, HealthinEx anti-microbial spray is included as a pretreatment to help maximize the health and safe guard the environment in your home. According to Earl Mann, co-owner of RCO, the system is a result of RCO’s dedication CALIFORNIA RENOVATION MAGAZINE | 2017

to customer needs. “It’s basically a system,” Mann said. “A lot of people are very germ-conscious and it’s becoming more apparent. Our goal is to try to get people to read about it and want it. A lot of people today are concerned, they care.”

HealthinEx and the Healthier Living Flooring Installation System is exclusive to RCO. The system is beneficial for mitigating mild allergens from pets, and can be of benefit to health of small children and other groups sensitive to molds and allergens. HealthinEx Antimicrobial Treatment is designed to reign in airborne microbes, which can be easily disturbed during the traditional installation process. A HEPA filter vacuum helps mitigate this issue to promote better air quality overall in any residence or location.   Although the technology is new, Mann and RCO have seen a need and have decided to include it as a standard as part

of their brand. “This is how we install,” Mann said. “We have it exclusively. You can’t get it at Lowes, or Home Depot, or R.C. Willey or anywhere for that matter.”   Now, as of January 1, every HLI system installation comes with HealthinEx, and will extend RCO’s health conscious brand of flooring to a wide audience. This combined with the wide array of flooring options available, make RCO the perfect one-stop shop not only for reliability of materials, aesthetic appeal, and endurance – but for putting you and your family’s safety and health first and foremost in the process. Back to Nature  BY KELLY MANN

A person’s home in many cases is one of the many pleasures in life, our soul is lifted by a nice living environment. Natural beauty and environments that bring peace. Finding a home with a naturally beautiful property, not judged on award winning home design, size, or being in the most recognized neighborhood. Natural beauty, the essence of nature at its best, a lake, a creek, beautiful trees, rock formations, rolling hills, nature manicured to establish that feeling of peace and tranquility, appreciated by everything including wildlife.   In Northern California, there are many areas that have large parcels with great natural beauty. Most city areas

CALIFORNIA RENOVATION MAGAZINE | 2017

have pockets of homes that have great natural beauty or parcels that have just the right tree or natural appeal. There is access to a tremendous offering of rural properties all through the foothills still available in reasonable price ranges. If nature is important to you, place a priority on finding property that has natural talent.   Most of the time the market is generated by square footage and the new modern planned community concept. Much of the modern world has forgotten about nature and what it offers. Natural beauty is attainable in reasonable price ranges for those who feel this to be a priority.

Generally, there is a choice. Older less elaborate homes with a natural landscape, verses a more modern home with an average parcel in affordable price ranges. Many of the natural properties need work because the land was built on years ago, due to its natural beauty. The homes are generally ranch style from the era they were built, and need work in many cases. Your more affordable options will most likely need some renovation done to add a modern appeal back to the home. A large budget can make anything possible, so you have more reasons to capitalize on nature if that delivers what you are looking for.
