DESIGN TIP:
ÒThe Belgard Idea Book and online photo galleries are great tools for new ideas!Ó ÐSusan Hall Landscape Architect for HGTV Dream Home 2016
No Weather Worries Cue the Color The HGTV Dream Home 2016 driveway and front patio used Belgard’s Old York™ Pavers for a naturally elegant look in the Brown-Chestnut and Napoli shades. Susan Hall, Landscape Architect for HGTV Dream Home 2016, credits the weathered clay brick color for “tying the color of the roof to the driveway, sandwiching the house between them.”
Weather shouldn’t be a factor when planning your home’s outdoor style upgrade. The humidity of the HGTV Dream Home 2016’s Florida address wasn’t a landscaping problem—thanks to Belgard Old York™ and Lafitt™ Rustic Slab Pavers! From searing heat to winter wind, Belgard Pavers aren’t fazed by Mother Nature.

Gather items on a tray for added impact.
Don’t put books in one long row. Place some vertically and some horizontally.
Group things of the same color for instant pop!
I never get tired of rearranging stuff on my living room shelves. You could say it’s one of my favorite weekend activities. If you’re ready for a total reshuffle using things you already have, try these steps: First, clear everything off your shelves. If you just scoot stuff around, your makeover will lack drama! Also, starting from scratch gives you a chance to really take stock of your things, and I guarantee you have more to work with than you think. Next, gather a few items that you love from other rooms, like a cute alarm clock from your guest bedroom and colorful bowls from your kitchen. (Just because something has been in one spot in your home for years doesn’t mean it has to live there forever.) Now try my favorite style tricks, at right. When you’re finished, your whole room will feel refreshed and new—and you won’t have spent a dime.
Don’t let little things get lost. Set them on a stack of books.
Prop up art. Use a plate stand if needed.
Have a mix of tall items (like magazine holders) and short ones (like boxes).

Wow, I thought I had a great menu planned for Thanksgiving, but after reading through the HGTV stars’ favorite recipes in your November issue [“It Wouldn’t Be Thanksgiving Without...”], I’ve changed things up to include some of their dishes.
—Bob Ribble, Midland, MI
I’ve learned so much from your “How Bad Is It…?” column. It’s filled with truckloads of insightful info. From the November issue, I know not to leave patio furniture out all winter. Guess who’s making room in the toolshed! Keep up the great work. —Denise Fields, Richmond, VA
The plate wall in the November House Tour “What to Do When Gray Is Your Favorite Color” hit home for me. Like the Breens, I’ve always collected plates. I’d rather have plates than diamonds, which my husband enjoys. I recently displayed mine on a wall in my kitchen nook. Looking forward to your next issue!
I loved every single fabric in the November decorating story “UglyChair Makeovers,” but if I had to pick a favorite, it would be the one with the brushstroke pattern from West Elm. The edgy circles combined with the clean lines of the chair make for a fresh and fun look—quite a big difference from the drab stripes in the before picture. —Leona Jaeger, Altadena, CA
—Ellen Laden, Fredericksburg, VA
I laughed with happiness when your November issue arrived in the mail and I saw the cover photo. My husband and I had just finished our kitchen renovation, which included DIY floating shelves, a white quartz island top, and similar-color cabinets. Thanks for validating our choices! —Jami Hemmenway, Eureka, IL
Every page of your magazine is filled with inspiration. In November’s House Tour “Warm, Woodsy, and Welcoming,” I spotted the homeowners’ bright pink bobbinleg nightstand. It made me think I should paint the identical wood pair I have at home, too. They could definitely use a new look. —Laura Ronayne, Buck Hill Falls, PA
Your Front Door of the Month is one of my favorite parts of every issue. Seeing the beautiful paint colors month after month convinced me to paint my own door a cheery yellow. I hope it provides a ray of sunshine during this year’s Western New York winter. Thanks for inspiring me. —Anne Siconolfi, Fairport, NY
Brushstrokes cotton upholstery fabric in gray/ ivory, $30 per yard, westelm.com
I had to chime in after I saw that you featured WallPops NuWallpaper on November’s “Decorate!” page. It’s the same one I used in my bedroom, and it looks fabulous. I rent, and because the wallpaper is removable, it was an easy way for me to add some punch to my room. —Lee Ann Hasty, Los Angeles, CA
Charlotte’s Locks by Farrow & Ball
Lexie Floral 9 1/2"H x 6 1/4"-diameter glass canister, $25, pier1.com
You have encouraged me to be daring with color. I just spray-painted our coffee table orange—inspired by the Farrow & Ball shade on your October cover—even though my husband thought I was crazy. How exciting it is to see it now, standing proudly in a room full of beige! —Jane Stortz, Emmaus, PA
I loved the blue shutters with anchor cutouts on the Minneapolis, MN, home in November’s “Copy the Curb Appeal,” and I’m glad you provided a source for where to find look-alikes [timberlane.com]. The neighborhood where I live has many homes with cutout shutters, and when my kids were young, they loved looking at all the shapes on our walks.
talk to us Thanks for so many easy ideas and tips in November’s “Kitchen Upgrades Big & Small.” My tired golden oak cabinets look great now that they’ve been painted. I may even pick up some new towels and canisters too.

I did it! I loved the cabinet you made over in last January/February’s “Would You Let This in Your House?” so I copied the look. I found a hutch for $40 at a thrift store and painted it Alabaster by Sherwin-Williams. I removed the back, but instead of using wallpaper, I stapled fabric from Hobby Lobby to it, then reattached it. It turned out great! —Beth Ruff, Oxford, OH

help wanted there’s no such thing as a stupid question Dying to know but too embarrassed to ask? We hit up the pros for answers to your biggest bafflers.
If a piece of wood furniture is varnished, can I just paint right over it? No. You’ll need to remove the furniture’s waxy, shiny coating first or the paint will bubble and peel, says Nancy Krass of Atlantique Furniture Restoration in Huntington Station, NY. To take off the varnish, sand it with coarse sandpaper (150 grit), followed by a finer paper (220 grit). For furniture with intricate carvings that sandpaper can’t reach, use a paint-and-varnish stripper like Citristrip ($20 for 1/2 gallon, homedepot.com), then finish with fine sandpaper. After all the varnish is gone, you’re good to go—just wipe off the sandpaper grit with a damp rag, prime the piece, and paint. ILLUSTRATIONS BY CAROLINE ATTIA WRITTEN BY AMANDA LECKY
help wanted How is a perennial plant different from an annual plant? Annuals are one-and-done plants that live for only a single season. Perennials live for at least three years, and their flowers grow back and bloom each year. The most eye-catching, easycare gardens are a mix of both, according to Susan Littlefield, horticultural editor for the National Gardening Association. “Perennials should form the backbone of your garden, with annuals adding color in the lulls between perennial bloom periods,” she says. Talk to an expert at your local garden center to determine a good year-round mix for your area.
Do I really need to find a stud when I’m hanging something on a wall? If what you’re hanging weighs more than 75 pounds, yes. “Studs are the vertical wood framing within interior walls. They’re spaced 16 inches apart, and they can support more than drywall or plaster can,” says Josh Temple, host of HGTV Dream Home 2016. For a heavy TV or mirror, Temple recommends using at least two consecutive studs so the weight is distributed evenly.
20 HGTV Magazine
I want to replace a ceiling fan with a light fixture. Will I have to install all-new wiring? Think of this as an even exchange. The wiring is exactly the same, and the swap is simple, so you can do it yourself if you feel comfortable. How easy is the switch? “You’re really just matching wire colors—white to white, black to black, and green to the grounding wire,” says HGTV’s Josh Temple. If there are more wires than you need coming from the electrical box after you connect the new light, don’t panic—just cap those with wire nuts.
How do I know if I have plaster walls or drywall? “If your home was built in the 1950s or later, you probably have drywall,” says Matt Blashaw, a carpenter on HGTV’s Ellen’s Design Challenge. Drywall began replacing plaster in the 1950s because it’s faster and easier to install. Also, it won’t crumble like plaster does, so it’s easier to hang items from drywall. To figure out what you have, Blashaw suggests the pushpin test: Try pushing a thumbtack into an inconspicuous spot on the wall. It will go right into drywall, which is soft, but it’s nearly impossible to push one into a plaster wall.
Can I increase water pressure in a shower without demolishing walls and installing new pipes? Maybe. First unscrew your showerhead and remove the restrictor, a disc with tiny holes that limits water flow to about 2 1/2 gallons per minute, says Matt Muenster, host of DIY Network’s Bath Crashers. Clean out any built-up gunk. If that doesn’t do the trick, test how forcefully water flows into your home with a water pressure gauge. (Attach the gauge to an outdoor spigot. You’ll get an accurate reading for the entire house.) Pressure normally ranges from 40 to 85 psi. If yours is lower, a plumber can install a water pressure booster, but be prepared for a hefty bill. If the psi reading is normal but the pressure still feels too low, your pipes may need replacing. As a shortterm fix, swap your showerhead for one built to optimize low pressure, like the Reaction model ($25, speakman.com), which helps concentrate a trickle into a powerful stream.
Can any kind of metal pan go in the oven? Pans made with stainless steel or hard-anodized aluminum are almost always oven-safe. If your pan is nonstick, has a ceramic interior, or has a silicone or plastic handle, it may also be ovensafe—but only up to a certain temperature. That temp is usually around 350°F to 400°F, which means the pan shouldn’t be placed under the broiler. “Extreme heat will warp the shape of certain pans and break down the nonstick surface,” says Eric Hills, associate manager of public relations and consumer engagement for Calphalon. Check the pan’s care instructions or call customer service to find out the highest temperature the cookware can withstand.
help wanted What’s the difference between mold and mildew? Both are fungi that thrive in moist environments, such as in bathrooms and on windowsills. “Mildew refers to mold that’s growing flat in its early stages, like on a shower curtain liner. It’s a milder issue than fuzzy black mold on an untiled bathroom ceiling,” says Steve Moran, board member of the Institute of Inspection Cleaning and Restoration Certification. You can kill mildew and light mold growth with a solution of 3/4 cup of bleach to 1 gallon of warm water. But call a pro for heavy mold or any growth on porous surfaces, like drywall.
How do I know if a sofa will fit through a doorway? If I cut a tulip, will it bloom again in a couple of weeks? It won’t. Tulips bloom only once a season, so you’ll have to wait until 2017 to see petals again. But if you cut a tulip incorrectly, there’s no guarantee it’ll even come back next year. To ensure repeat flowers, “snip just the stem and only one or two leaves, leaving plenty of foliage for the plant to feed itself,” says Sara Bendrick, host of DIY Network’s I Hate My Yard.
22 HGTV Magazine
“It’s all about the sofa’s diagonal height and diagonal depth,” says Joe Zeolla, owner of Z Brothers Furniture Service in Thornwood, NY, a company that specializes in solving stuckfurniture situations. Start by measuring the height and width of your doorway. Next, measure one side of the sofa from the bottom left corner to the top right corner. That measurement— the diagonal depth—needs to be smaller than the width of the doorway. Then stand behind the sofa and measure the frame from the bottom left corner to the top right. That measurement, the diagonal height, has to be smaller than the doorway’s height. Otherwise, it will be tough to get the sofa in, even at an angle. Remember that some sofa legs are removable, which can help. Worst-case scenario: You can have the sofa cut by a pro, who will de- and reconstruct it with no signs of surgery. Just keep in mind that doing so is pricey and may void any warranties.
Is engineered hardwood real wood or fake wood? It’s real wood, but it’s not solid wood. “Think of engineered wood as a multilayered wood sandwich,” says Scott Humphrey, CEO of the World Floor Covering Association. Unlike hardwood flooring, in which each plank is milled from a solid piece of wood, a plank of engineered hardwood is made from a gluedtogether stack of thin, lessergrade wood that is topped with a slice of higher-quality hardwood. While engineered hardwood can sometimes cost as much as solid hardwood, it does have two advantages over the traditional stuff: It’s easier to install, and, if it’s top-notch quality, it can be more durable.
What keeps my upper kitchen cabinets mounted to the wall?
When I’m buying a throw pillow insert, should it be the same size as the pillow cover? To get a plumped, catalog-perfect look, “buy an insert one size up,” says Jonathan Orr, vice president of product development for West Elm. The extra stuffing offers better support, so the pillow will stay upright. Don’t go larger than that or you’ll risk ripping the seams of the cover. Orr recommends inserts filled with down alternative instead of down ones, which can be too squishy.
Two words: cabinet screws. They attach the cabinets securely to the wall studs, allowing them to easily handle the added weight of all your dishes and glasses. Unlike ordinary screws, this heavy-duty hardware is longer, sharper, and made of hardened steel, says HGTV’s Matt Blashaw. While most upper cabinets never budge, they are at risk of falling if your contractor didn’t use cabinet screws, used the wrong size screws, or didn’t hang the cabinets from studs.
Can I sharpen a serrated kitchen knife? A serrated knife can be sharpened, but if you look after it properly, it won’t need to be. Every few months, perform routine maintenance: With a round or tapered honing rod (included in most knife sets), just push any bent points on the knife back into alignment. “Do that and you should never need to get a serrated knife sharpened,” says Michael Garaghty, executive chef at cutlery maker Wüsthof. You might be able to run a serrated knife through a knife sharpener’s polishing or stropping function to realign the points, but check the sharpener’s manual first.
The making of a new classic. Our new Trevor Sofa inherits the fine tradition of American craftsmanship while turning heads with its clean modern style. Its elegant spun-linen fabric is impeccably hand-tailored, tucked and tacked with antiqued nailheads, each applied by hand in a fresh, minimal flourish. A new classic, Trevor truly lives in the best of times.

…to use new dishes without washing them first?
…to not rinse a dog’s paws after a walk in the snow? Your pup’s paws don’t need to be washed after a snowy stroll unless they’ve come into contact with road salt or other deicers, says veterinarian Brian Collins, D.V.M., of the Cornell University Hospital for Animals in Ithaca, NY. The chemicals in those products can irritate paws—and, worse, cause an illness if your dog licks his feet and ingests the stuff—so once you get home, dip Fido’s tootsies in a bowl of warm water, and towel them off. (Bonus: This also prevents salt damage to your floors and furniture.) If you didn’t encounter salt, it’s fine to just dry off your dog’s feet. What about suiting up your furry friend in rubber boots? Says Dr. Collins, “Your dog might not like wearing them, but they can really help on salty sidewalks.”
not so bad!
WRITTEN BY MARY KATE FRANK
Don’t even think about eating off those plates without giving them a proper cleaning. Even though the dishes haven’t yet been used, chemicals found in plastic and foam packaging may have contaminated them, says Josie Znidarsic, D.O., a preventive medicine doctor at the Cleveland Clinic Wellness Institute in Lyndhurst, OH. If you’ve bought unwrapped dishes or cups from a store, keep in mind that they’ve probably been handled by many other people, not to mention the dust (or even insects or rodents) that might have touched them as they sat on the shelf. The fix: Run new dishes through the dishwasher to remove bacteria or chemicals.

…to let your kid wear handme-down shoes? Go ahead, let your little one walk a mile in someone else’s shoes. Just make sure the handme-downs are the right size and still in good shape, advises Louis J. DeCaro, D.P.M., president of the American College of Foot and Ankle Pediatrics. The side walls of the shoes shouldn’t cave in or turn out. Also, check the soles to determine that the treads are still intact and one side isn’t more worn than the other. If the shoes smell, that could be a sign of fungi from the previous owner’s wear. Play it safe by misting them with athlete’s foot spray before your child slips them on, says Dr. DeCaro.

…to use the leftover water in your teakettle? Enjoy that cuppa! There’s no danger in reboiling water left in a kettle and drinking it, says Cathy Kapica, Ph.D., a food scientist and CEO of the Awegrin Institute, a public health think tank. Boiling water tends to destroy most germs and bacteria. However, contaminants from the kettle could leech into the water if it’s left in there too long. And calcium naturally found in hard water could settle on the bottom of the vessel, adding tiny white flakes to the water. Her recommendation: Change the water every week or so, and use a glass or stainless steel kettle. You can also give your kettle this refresh every once in a while to remove mineral buildup: Fill the kettle with water, and add 2 tablespoons each of baking soda and lemon juice. Boil for 30 minutes, then rinse well.

Step away from the scale. Tallying pounds daily isn’t an accurate way to measure weight loss progress, says registered dietitian Alissa Rumsey, R.D., a spokesperson for the Academy of Nutrition and Dietetics. Your weight can fluctuate as much as several pounds every day based on factors like your fluid levels, salt intake, and menstrual cycle. “There’s really no point in tracking the numbers daily, and it can be very discouraging to people,” says Rumsey, who recommends weighing in no more than once a week. The best time? First thing in the morning, after you’ve used the bathroom.
pretty bad!
…to continue buying incandescent bulbs? It’s not a bright idea for the environment or your wallet. True, the newest incandescents use less energy than older versions did, but they are still far less efficient than LEDs (light-emitting diodes) and CFLs (compact fluorescent lamps), says Noah Horowitz, a senior scientist at the Natural Resources Defense Council. While LEDs and CFLs cost more up front, their life spans are significantly longer, so they save you money down the road. “An LED bulb will last up to 25 years and a CFL up to 10 years, but an incandescent, only about a year,” he says. If you’re debating between CFLs and LEDs, Horowitz suggests the latter. “The LEDs on the market today truly mimic the natural glow you’re used to with an incandescent,” he says. “I promise you won’t miss your old bulbs.”
really bad!
…to snack on an item at the grocery store while you’re still shopping? Don’t just dig in. Stores have differing policies on snacking, says Heather Garlich of the Food Marketing Institute, a trade group whose members include ACME, Kroger, and Safeway. If you want to quell your hunger pangs, “ask a store associate first,” says Garlich. “The majority of retailers are willing to accommodate.” Keep track of what you ate— particularly if you’re sampling pay-per-pound food—and save wrappers so you can settle up when you check out or you risk ending up on the hook for shoplifting. An easier solution when hunger strikes is to steer your cart toward the free samples.

Lose weight (free on iTunes and Google Play)
“There are thousands of weight-loss aids, but this one does it all: keeps track of the calories, carbs, sugar, and fat in the food you eat as well as lets you log exercise. You can even use it to turn your phone into a pedometer. The app also tells you which key vitamins and nutrients you need more of. That can be a real eye-opener!”
Google Calendar
(free on iTunes and Google Play)
“If you want quality time with loved ones, you have to plan it. This shared calendar lets you invite friends and family to view your schedule and vice versa, making it easier to set up hangout time. You can also turn an email—like a note setting up a family dinner— into a calendar event.”

Mint puts all your accounts, credit cards, and investments— including your 401(k)—in one place, letting you track how much money comes and goes each day and then build a budget. It also calculates your average spending in any category so you know exactly where to cut back.”
“This fun app seems like a game, but it teaches you how to read, write, and speak one of 13 languages, including Spanish, French, and Italian. I love how varied the lessons and exercises are, from multiple-choice questions to oral quizzes. The app even recognizes if you pronounce a word correctly—very cool.”

A bed without a headboard just looks naked. Is it a dresser? A table? Or a weird hybrid?

ennifer and Stephen Standing packed light when they moved back to the United States after five years abroad. Bringing almost nothing with them from their stint overseas, they bought a 1930s Colonial in Savannah, GA, and started decorating from scratch. They prioritized first-floor rooms and their kids’ bedrooms, figuring they’d spiff up the master bedroom eventually. But three years later, the space was still mostly empty. The walls were bare, the main light was a clunky ceiling fan, and random furniture seemed adrift in the 14-foot-by-19-foot room. “We didn’t even have a headboard,” says Stephen. “It was like being in college.” The key to taking the bedroom from lifeless to personalitypacked: We used a snappy blue-andwhite palette and tons of patterns on everything from the walls to the floors. Now their favorite furniture blends comfortably with new pieces in a mix that’s part vintage, part preppy. “The combination makes for my perfect bedroom,” says Jennifer.
afte CURTAINS
Floor-length solid wool panels from West Elm temper all the room’s patterns. Transparent Lucite curtain rods from Luxholdups allow the wallpaper to peek through.
WALLPAPER
Stephen was leery of wallpapering the room— “I associate wallpaper with the ’70s stuff my parents had”—but was quickly won over by the herringbone print from Serena & Lily. It’s bold, but with lots of white, it doesn’t feel overwhelming.
“There’s more furniture, but the room feels bigger,” says Jennifer.
FURNITURE + ART
Mid-century nightstands from an estate sale were the only carryover pieces from the old bedroom. To bring in more ’60s style, we added a walnut armoire from a local thrift store and relocated a vintage chair from the living room. A leather bench from Joss & Main has acrylic sides that the rug shows through. Pulling together all the colors in the room: an abstract print from minted.com.

LIGHTING
Swapping the utilitarian ceiling fan for a glam 19-inch-by-19-inch perforated steel pendant from Dot & Bo makes the room feel polished. Its glimmering gold also complements the mustard hues of the West Elm lamps on the nightstands.
BED SKIRT + HEADBOARD
The couple loved the bed skirt we had made out of Nate Berkus Home Decor fabric from Jo-Ann Fabric and Craft, so we DIYed a matching 72-inch-by-80-inch headboard using plywood, foam, and batting.
BEDDING
The couple’s white bedding lacked zing. Pattern came to the rescue in the form of a cobalt duvet cover and shams from Coyuchi, a triangle-print Lands’ End sheet set, and a long pillow sewn from a Nate Berkus Home Decor fabric with batik-like medallions from Jo-Ann Fabric and Craft. Another Coyuchi duvet cover acts as a throw at the foot of the bed. The citron pillows are from Pehr Designs.
FOR SHOPPING SOURCES, SEE PAGE 112.
RUG
“We bought our old rug 12 years ago, and our style has evolved,” says Jennifer. To replace their oldfashioned floral one, we picked a Surya flat-weave ikat wool rug with a large-scale pattern that mirrors the colors in the wallpaper.

or the first time in 19 years, HGTV decided to tackle a reno rather than build new for the HGTV Dream Home. “It was such a fun challenge to transform a ’90s McMansion into a casual, elegant beach house,” says designer Brian Patrick Flynn of the property on Merritt Island, FL. Dressed in driftwood grays and beach-glass blues, the living room is the definition of coastal cool. “You won’t see your typical beach-house corals, nautical stripes, or lobster prints here,” says Brian, who furnished it with pieces that look sophisticated but can withstand salty water and sandy feet. In fact, the room’s design borders on subdued so as not to detract from the several sets of double doors that overlook the dazzling Indian River. “The views from this house are stunning, and the quiet color palette let us capitalize on them,” says Brian. It doesn’t get much dreamier than that!

The custom-size wool rug features a delicate checked pattern that fittingly “looks like someone took a stick and started drawing in the sand,” says Brian.

Most tables felt too petite for the spacious sitting area, so Brian pushed two together. Built from steel and topped with glass, they give the room an industrial edge.

To let in the max amount of light, each set of double doors was topped with a transom. Sheer drapes with neutral stripes unite the room’s colors without distracting from the view.

• Anchor your wall with at
least one large piece that commands attention. Save the smaller, bitsier pieces to fill in the space around it.
• Keep your rivers (the
spaces between frames) even. They don’t have to be exactly the same, just not too close together—which makes the art look crammed—or too far apart—which makes it look random. About two inches between frames is a no-fail measurement.
• Go for variety in the 9

• Keep a consistent color
palette, but don’t get obsessive about it. It’s OK to introduce small hits of other colors so your collection doesn’t look uptight.
• Not a fan of random holes
in your wall? Before hanging anything, trace the frames on paper. Cut them out and tape them up so you know where to put the nails. FYI: Many frames come with a template on the white backing paper that tells you where the nail hole should go. HGTV Magazine 59

kitchen style backsplash
Hand-poured cement tiles from Architectural Ceramics satisfied Jennie’s desire for craftsmanship and color. Matt, hesitant at first about having huge yellow and blue diamonds spanning the entire wall, now loves how the tiles make the kitchen feel energetic and lively.
Matt and Jennie Rosecan
fter enduring 10 years with a cramped kitchen, Matt and Jennie Rosecan got the chance to dream big when they reno’ed their entire 1930s home in Arlington, VA. Plotting out the kitchen, which would include an additional 440 square feet from the backyard, Matt pictured a restaurant-inspired space gleaming with stainless steel. Jennie envisioned something colorful and rustic. “Our styles seemed really tricky to combine,” says Jennie. Bringing in designer Katie Otis and the team at Sagatov Design + Build to referee, the couple cherrypicked from their competing visions to create a best-of-both-worlds mix. Slick metal now partners with warm wood, color is used strategically, and Jennie and Matt gained an appreciation for each other’s decorating tastes. “This kitchen sums up what it’s like to compromise,” says Jennie. “It’s a perfect reflection of our marriage.”

island
Almost 11 feet long, the his-and-her island combines an upcycled white oak top salvaged from a local barn and a high-tech induction cooktop that boils water in 90 seconds. For Matt, the family chef, it’s the ideal setup: He can chat face-to-face with diners while he whips up a meal.
The stove has a sleek vent that’s mounted flush with the ceiling.
cabinets
The kitchen is open to the family room, so the couple wanted the cabinets to seem less cabinet-y. Stained a custom deep blue-gray color, they resemble large pieces of furniture.
pendants
The mercury glass trio from Troy Lighting reminds Jennie of light fixtures she spotted in Colonial Williamsburg. “I like that they have the gleam of stainless steel but look antique.”
counter stools
Jennie prefers the mismatched look, but going with two different styles was a budget decision, too. After splurging on custom Lawson-Fenning seats with mustard yellow upholstery, the Rosecans trimmed costs by pairing them with backless woodand-metal stools by Arteriors.
pendant + art
The style of the iron-and-fabric pendant from Troy Lighting says farmhouse, but its large scale makes it modern. The abstract watercolor print from minted.com, measuring 30 inches by 30 inches, holds its own against the pendant’s proportions.
This dramatic basket-style pendant is 31 1/2 inches tall!

A timeless banquette got hip with striped Maharam fabric, which hints at all the kitchen’s colors. alt and Dana Lukken were getting frazzled. Their 1890s duplex in Washington, D.C., was undeniably quaint but way too teeny. There was only one bathroom, and they were a family of five. In 2011, eager for space, they scooped up a 2002 townhouse only a few blocks away as fast as it hit the market. While they loved that it was more than 3,600 square feet over four floors and had suburban-style amenities, like a garage –– a rarity in their historic neighborhood –– there was a hiccup: The rooms, with their generic crown molding and bland lighting, felt charmless. “The new place lacked the character we had in our 100-plus-year-old house,” says Dana. To age the interiors, the couple enlisted designer Kathryn Ivey and embarked upon a six-month reno. Demolishing a wall, gutting the kitchen, and adding throwback details created a patina of the past. The home seems so authentic, first-time visitors are convinced it’s a preservation project. “It fools a lot of people,” says Dana. 70 HGTV Magazine
LIVING ROOM Replacing decorative columns with a brick archway instantly gave the living room a yesteryear vibe. The built-in bookcases date to 2002, but a traditional paint color (Van Courtland Blue by Benjamin Moore) makes them feel more classic than contemporary. The Lee Industries chairs have pale blue linen slipcovers, and the Hickory Chair sofa features pillows from Lulu & Georgia.
KITCHEN Old-fashioned touches, including
a rustic paneled ceiling, a farmhouse sink, and glass-front top cabinets, help turn back the clock in the renovated kitchen. Dana, who grew up near New Orleans, LA, fell in love with the Sunbelt Lighting lanterns for their resemblance to French Quarter gaslights. She chose a matte finish for the island’s absolute-black granite top because “it doesn’t show smudges or fingerprints,” she says.
house tours BREAKFAST NOOK
A corner of the kitchen gained timeless appeal from almost-6foot-tall molding and floral Lee Jofa wallpaper that looks subtly age-faded. The banquette has seat cushions covered in durable Kravet vinyl. Wall-mounted hooks hold the back cushions, upholstered in a floral Duralee fabric, in place. The sconces are from Visual Comfort, and the table was custom-made.

EXTERIOR It could pass for historic architecture, but the Lukkens’ brick-front home is one of 18 new-construction townhouses all built in a row on a former parking lot. Since the couple liked the previous owner’s paint job—Sebring White by Benjamin Moore—and formal front garden, their only alteration to the exterior was installing a gas-burning lantern beside the front door.
BARN DOOR Before the remodel, a
standard door leading to the basement lacked pizzazz—and didn’t muffle the noise drifting up from the kids’ playroom. The fix: a substantial, almost-soundproof barn door with raised panels. Sketched out by the couple’s designer and handcrafted from reclaimed pine, it was stained light cognac to let the knots and the grain patterns show through.
74 HGTV Magazine
DINING ROOM The dining room’s thenand-now mix includes weathered wide-plank hickory floorboards from New Hampshire and a washed-wood Currey & Company chandelier. The oval distressed-oak table and cane-seat X-back chairs, all from Restoration Hardware, take their design cues from 19th-century furniture. The green lamps are from Pottery Barn, and the bird art is from Ballard Designs.
MASTER BEDROOM Hand-me-
downs from Dana’s sisters, including a Federalstyle gold mirror and a bed with fluted posts, bring collected-over-time charm to the master bedroom. The peeling-paint side table was purchased just four blocks away at Eastern Market, one of Dana’s favorite haunts for almost antiques. The bedding is from Pottery Barn, and the bench and the rug are from HomeGoods.

GENEVIEVE AND CRAWFORD’S BEDROOM The kids’
shared bedroom gets its character from divider curtains and molding that stretches almost 6 feet high. “I saw similar paneling in a catalog and loved the look,” says Dana. The trendproof Pottery Barn Kids beds don’t match but seem like a set because they have the same simple lines and color.

o furniture hunting with Shannon Eddings and there’s a good chance you’ll end up pulling a table out of a dumpster. The interior designer is a pro at unearthing gems where you’d least expect them –– one of the many dollarstretching tricks she’s put to work in her Austin, TX, home. She and her husband, Sam, were firsttime buyers with limited cash for updates when they nabbed their 1955 ranch house six years ago. Fortunately the previous owners had already renovated, so the couple needed to make only cosmetic changes. “My approach to decorating has been pretty much DIY,” says Shannon. “For example, if I want a piece of art, I’ll just make it.” She also has a knack for balancing splurges –– like glamorous hand-painted wallpaper –– with steals –– think hand-me-down furniture painted bright white –– to create a cohesive look. “My house proves you don’t need tons of money to have a cool space,” she says. “You just need an open mind.”

The first floor features an open-concept design with whitewashed flooring throughout for a coastal look. An island separates the living room from the kitchen, whose 10' ceilings make the space more intimate. Lower cabinets in dark brown wood veneer contrast with transitional Shaker-style upper cabinets in classic white for timeless appeal. Tying the two together is a black, white, and dove gray mosaic marble backsplash. The jewel of the room is a high-arc faucet with a unique champagne bronze finish.
Dining Room
Around the corner, the dining room is defined by an ikat-inspired area rug. The dining table is surrounded by six elegant, tapered dining chairs with custom white linen slipcovers to allow for a different look. Anchoring the arrangement is a trio of industrial pendants in polished nickel with frosted glass diffusers that cast a beautiful glow.

Media Room
Behind a pair of frosted French doors lies the color-charged media room. The light neutral sofa and shag rug balance the bright blue-green walls, which feature an eclectic mix of modern art, drawings, and antique mirrors. The effect is a carefully curated collection that looks as if it took years to assemble. Four shag poufs (two in teal) provide extra seating and additional pops of color. Finally, a Lucite waterfall chandelier adds a touch of mid-century glamour.

EVERYONEÕS
CUP OF TEA CONTENT BROUGHT TO YOU BY THE EDITORS OF
Oolong. Orange pekoe. Rooibos. Matcha. The parade of great names adds to the fun, but mainly we come to tea for comfort, ritual, and, of course, amazingly varied flavors.
Think of iced tea as a stress buster in a glass. (Or like a day at the spa—except you actually have time for it.)
Summer hang-out fests call for doubling the guest list—and the number of pitchers.
SWAPPING NEWS, forging ties, and destressing over a cup of tea is a centuriesold tradition from Turkey to Taiwan. And for great reasons. Sure, the world’s most popular beverage after water might do your heart a favor, but the special beauty of tea, whether it’s English Earl Grey or Moroccan mint, doesn’t just boil down to health stats, say Mary Lou Heiss and Robert J. Heiss, authors of The Story of Tea: A Cultural History and Drinking Guide: “It’s about community.” Who can resist the way a cup warms your hands and soothes your psyche—or how a whiff perks you up at your desk? Break out the kettle to explore the world of tea. Enjoy a different cup every month of the year. Aah.
Yay, fall. Time to make all kinds of warmth and toastiness happen in your mug.
A sniff of hot tea can make all that holiday frazzle go away (at least for a few!).
With a clear glass mug, light can pass through and illuminate the color of the Lemon Ginger tea.
Your Cup of Tea With New Lipton Fruit Herbal Tea, drink in the delight of our best herbal tea blends and awaken your senses. Uplifting when enjoyed hot or refreshing when enjoyed as an iced tea, Lipton Lemon Ginger is a great way to brighten your day with these sunny accessories.
A yellow kettle will add a pop of color to your kitchen of mostly neutral appliances and cabinets.

not-somellow yellow
The color yellow is known to have an uplifting effect, awakening the senses with feelings of optimism – from a sunny day to the herbal fruit tea in your favorite mug. Here, we show you how to bring more bursts of yellow into your home to recreate this sensory experience.
Add some warmth to your breakfast nook or sitting area where you enjoy tea with yellow accessories. For an even livelier look, pair the yellow décor with citrus colors.

be a smarter buyer (and seller) David Visentin, cohost of Love It or List It, gives his straight-up real estate advice.
2
1. BUYERS Beware if you see big cracks in a home’s foundation or basement walls.
3
“Large cracks can lead to leaks, pest infestations, or structural issues that can cost tens of thousands of dollars to repair. Think hard before deciding on an offer.”
2.
SELLERS
Paint your front door red.
“A red door will make your house stand out from others on the market, especially if you have an older stone or brick home. Bonus: A rich color can elevate the look of an inexpensive door.”
3.
4
Don’t assume every fixture in the home is included. BUYERS
GETTY IMAGES; DOOR: MARKO METZINGER/STUDIO D
“I remember one time a sale fell through because the buyers wanted the chandelier they had seen in the home’s dining room, but the sellers wanted to take it with them since it was a family heirloom. It became such a sticking point that the buyers ended up going after another house. The lesson? Buyers should always add to their offer a detailed list of inclusions: items such as fixtures and appliances they expect to be part of the sale.”
4.
5
You don’t need to reno your kitchen –– just clean it! SELLERS
“Buyers find dirt and grime in a cooking space seriously offputting, even more so than outdated appliances.”
5.
Don’t underestimate the appeal of a shed in your yard. SELLERS
“It’s the perfect hiding spot for outdoor clutter, and you can also tout it as bonus storage space. Stash your kids’ toys inside it, too. After all, the last thing you want is prospective buyers tripping over Junior’s tricycle as they check out your flower beds.” HGTV Magazine 107
real estate spy
6
6.
Buyers always appreciate walk-in closets. SELLERS
“If your bedrooms don’t already have them, it’s worth the hassle and expense to add them. You’ll attract more buyers.”
7.
Stuck in a bidding war? Try writing a letter to the sellers. BUYERS
“While nine times out of 10, money talks, once in a while a letter to the owners about your love for their home—it has your dream lawn! you can’t wait to raise kids there!—can help win you the bid.”
8. 8
Know that a pool is polarizing.
SELLERS
“Some buyers consider it a must-have, but for others it’s a deal breaker because pools require so much maintenance.”
9.
BUYERS
Research your future neighbors.
“Lawyers, judges, and local politicians often have more power than the average neighbor when it comes to changes to the area, so living near them can have its benefits. For example, imagine if a company wants to rezone part of your neighborhood, turning it into a noisy commercial center. A politician who lives in the area probably wouldn’t let that happen without a fight.”
10.
A second-floor laundry room can seal the deal. SELLERS
“Forget trudging down to the basement to do a load of laundry. These days, it seems all buyers want their washer and dryer to be as close to their closets and dressers as possible.”
11.
10
Check with others on the block before making an offer. BUYERS
“Sometimes neighbors can give you not only info about the area but also the inside scoop on the house itself. Or they might know the real reason the owners are moving. That kind of intel may influence your bid.”
12.
SELLERS
Upgrade your windows pronto.
“Crappy windows can junk up even the nicest-looking home. And they can increase cooling and heating costs exponentially. No buyer wants that!”
13.
Be flexible and you can save thousands of dollars.
108 HGTV Magazine
“In a competitive market, it pays to be a buyer who goes above and beyond. I remember a house for sale that had hoarder levels of furniture and debris that the sellers didn’t want to deal with. Because the buyer was willing to clear out the house himself, the sellers cut him a deal.”
