Veterans Administration Medical Center Community Living Center, Washington, DC
Situated within an active hospital environment at the Washington VA Medical Center, this project encompasses interior renovations to an existing 50,000 sf Community Living Center (CLC) and a new 9,000 sf one-story addition to house the Hospice Home. The new Hospice Home will provide 12 private resident bedrooms and supporting areas with direct connections to the existing CLC’s core facility. Interior renovations include new finishes throughout the existing CLC with limited reconfiguration of existing spaces to integrate the new addition into the existing facility while maintaining a 120-bed capacity. This new design takes full advantage of the view of the United States Capital Building by orienting both the second story healing garden and the one and a half story multi-purpose room due south. The new multipurpose room layout is functionally flexible and includes lounges with fire places and a large expanse of glass that frames the Capital Building.

Veterans Administration Medical Center
Oncology, Endocrinology and Sleep Therapy, Baltimore, MD These three new suites will serve an increasing out-patient demand. In the oncology suite, the existing open infusion stations will be replaced with 12 new stations including one private station, one isolation station, and 10 semi-private stations. This arrangement is flexible, giving the patients the options of controlling their space to be open or semiprivate. This will provide a higher level of privacy and comfort while patients receive their treatment. The nurse station will be situated to provide direct visual contact to all infusion patients during treatment. PatientCentric Care principles have been incorporated in the design.

The Sleep Lab, housing the Sleep Study and EMG / EEG departments, will be expanded. The size of the sleep study rooms and number of toilet / shower rooms will be augmented to better serve patients’ needs and privacy. A dedicated waiting area and centrallylocated monitoring room will allow for streamlined patient check-in while a new office / consultation room allows for a more efficient operation, and serves the joint needs of the Sleep Study and EMG / EEG departments. This suite has been designed in accordance with American Academy of Sleep Medicine accreditation requirements.

Veterans Administration Medical Center
Urgent Care Clinic and Primary Care Center, Perry Point, MD This major renovation will restructure the Primary Care Clinic applying current medical best practices, using the Patient Aligned Care Team (PACT) Model. The functional layout includes the Primary Care functions, various Specialty Care functions, as well as the Urgent Care Clinic all located in Building 361 on the Perry Point campus. The renovated UCC will provide separate and secure mental health holding and screening areas to address both safety and privacy needs. The PACT Space Module represents a significant change in VA’s approach to the environment of care for the delivery of Primary Care Services to our Nation’s Veterans. VA’s transformation of care to PACT, a Veteran-centric, medical home model of care, required a new space planning and design paradigm. This New facility contains planning and design concepts that support the patient centered care delivered and illustrates concepts for creating functional, efficient, nurturing, pleasing, and adaptable environments for our Nation’s Veterans, as well as those who serve and honor the Veteran patients.

Veterans Administration Medical Center
Psychosocial Residential Rehabilitation Treatment Program (RRTP), Perry Point, MD
The goal of this project is to renovate BLDG 364 to accommodate the newly approved Mental Health Residential Rehabilitation Treatment Program (RRTP). The existing space within unit 364B served as locked inpatient psychiatry STAR unit. The new RRTP will treat these Veterans in a much less restrictive and more recoveryoriented environment. Unit 364B will be renovated to accommodate this new program creating a more homelike residential environment departing from the current institutional feel of the existing space.

In serving as a transformational resource, this Renovation is intended to help advance a new treatment paradigm in inpatient psychiatry and residential and outpatient settings that emphasizes recovery, rather than symptom monitoring and stabilization, for patients with even the most severe mental illnesses. This new design approach is being implemented throughout the Veterans Health Administration and represents a significant departure from traditional approaches to mental health facility design.

Veterans Administration Medical Center Research Laboratory Renovations Phase III
Responding to the trend for updating research laboratories and internal demands to improve space utilization, efficiency, and to meet current research requirements the Washington D.C. VA Medical Center has targeted the overhaul and modifications of laboratories located on two floors located within the hospital, in the research wing building number 4. The Washington D.C. VA Medical Center is in the process of renovating most of the building and this project is the third phase in this master plan. The extents of the project include the renovation of the approximately 4500 sf. of existing BSL-1 into BSL -2 research laboratories and 600 sf. of office space. The Current laboratories in the research wing of the hospital do not meet Bio Safety Requirements, there is currently no separation or compartmentalization of the current laboratories therefore the ability to provide the proper pressure maps in the research wing are not possible, resulting in the high probability of cross contamination of work migrating between rooms.

The new laboratories will be a total overhaul of the existing spaces introducing new lab configurations, from small inefficient spaces to larger more efficient laboratories. The laboratory casework will be a highly flexible modular and movable system that can be modified to meet future needs or changes in research focus. Safety features such as providing two means of egress from each laboratory, the proper placement of fume hoods and bio safety laminar hoods, as well as the proper locations for acid pour off stations, eyewash and emergency shower stations will be addressed.

Veterans Administration Medical Center Patriots Cafe and Kitchen, Washington DC
The Washington DC VA Medical Center, located within sight of the Nation’s Capital has 175 acute care beds, 30 Psychosocial Residential Rehabilitation Treatment beds, and a 20-suite Fisher House. Also, the Medical Center is home to an adjacent 120-bed Community Living Center, all rely on the Patriots Café efficiency. From cooked-to-order daily specials to an attractive space enhanced by local photography and custom wallcoverings that feature the map of Washington D.C. The New Patriots Café offers a Soothing, fresh and comfortable environment, with new Energy Efficient equipment, State-of-the-art heating and air conditioning system, and expanded dining options with over 120 Seats. This kitchen and dining space has it all. Everything you’d want from a hospital and exactly everything you get at Patriots Café with its front-of-house servery, bistro, five serving stations, salad bars and grab –n- go. Choose from convenience items to madeto-order specialties, all featuring fresh ingredients. MIMAR has drawn 70 percent of its work from task-order contracts with federal, state, and municipal agencies, acting as prime or a sub-consultant. Animal Services Facility
Prince George’s County, Department of Environmental Resourses MIMAR Corporate led this civic project as the prime consultant, from inception through all phases of design and post construction services. This 40,000 sf facility includes spaces for admissions, housing, a laboratory, surgery, and adoption with two indooroutdoor exercise areas segregated for cats and dogs. The project included a community meeting room and lecture hall. The county designated this $11.4 million center as a model green building. Amazingly, the construction phase of this project was completed with change orders of less than 1%, and the project received credits for more than the change order amount.

Federal Law Enforcement Training Center
U.S. Department of Homeland Security , Cheltenham, MD MIMAR, as architect of record, provided architecture and interior design services for this new 10,000 SF Georgian style multi-purpose facility. Our scope of services included the review and evaluation of previously prepared design development documents and redesign work. MIMAR provided a colonnaded entry to the building with decorative columns, “simulated-slate roofing system” with a fifty-year manufacturer’s warranty to maintain the fabric of the adjacent buildings, construction details of the roof cornice to incorporate a continuous prefabricated gutter assembly, a stage floor from a raised platform with crawl space to eliminate the requirement of a sprinkler system, and the use of fire-retardant-treated lumber within the interstitial space below the stage floor. Interior design services included furniture layout and specifications, furnishings and equipment, and product data for furniture. Mimar Corporate found and corrected problems with the original design. Mimar’s changes to the original design led to a buildable project and huge savings in construction cost. Brighton Dam Visitor Center, Permit Office and Recreation Facility Washington Suburban Sanitary Commission, Brookeville, MD
The design of a new 4000 SF facility. Project included design of a visitors/ permitting center, to house a community meeting room and associated public spaces, include a bird watching area, and staff offices with kitchen and washroom/ shower facility. The building was designed with proper orientation and use of glass to complement the views of the site. Included in the design were building structural, mechanical, electrical and plumbing, site lighting design, plus site well and septic system design and civil/ site design for parking areas, access roadways and bioretention areas. This new building was programmed and designed to LEED standards and will be the public centerpiece for the WSSC’s 5600 acre Patuxent River complex and dam.

The scope of design services includes the complete removal of trailers that had been in use since the 1950s, renovation of the parking areas to improve ingress and egress, provide a new fueling station with two 4000 gallon UST’s located in a secure area, a new septic field that includes a holding tank and BAT system for Nitrogen removal. The potable water well’s capacity was increased and supply water lines were replaced. The project also includes a 30,000 gallon dry fire hydrant for firefighting. Rain water harvesting is used to provide Grey water for plumbing and irrigation. The air handling units will be equipped with dual enthalpy airside economizers.

Transit/ Transportation Osborne King, PE Director, Engineering & Constrruction Management Since its inception, one of the major focuses of MIMAR Corporate has been transportation and transit-related facilities. In the last twenty years, Mimar has provided A/E services for the MD State Highway Administration, WMATA, MD Aviation Administration, MD Port Authority, MD Transportation Authority, MD Transit Administration, Baltimore City Transportation Department, and Prince Georges County Department of Public Works and Transportation as prime and sub consultant. We have completed more than 300 task order projects for transportation clients. Maryland Transit Administration The Red Line is a 14.1 mile long light rail transit project in Baltimore, MD. It runs from Woodlawn to the Johns Hopkins University Hospital Bayview campus. Mimar provided engineering and architectural services as a subconsultant to the General Engineering Consultant team for the Baltimore Red Line Light Rail project, which is a large-scale jointventure capital improvement project between prime consultants RK&K, Parsons Brinkerhoff, and AECOM. Architecture Design: Mimar was involved in the schematic phase for pre-design. Mimar was responsible for planning studies for various ‘Transit Oriented Developments’ around numerous stations in the city. Additionally, Mimar performed an 18-month Public Outreach for the Highlandtown, Greektown and Security Square Stations. We prepared architectural renderings for all stations and building modeling for Baltimore City, and provided structural design. Stormwater Management Design: Mimar provided the stormwater management design for facilities throughout the project corridor. Mimar’s designers rose to the urban design challenges presented with this type of project by combining site-specific stormwater management design elements with practical construction practices.

Roadway & Parking Lot Design: Mimar provided civil design expertise to coordinate with other design disciplines to ensure the project’s drainage needs were met. These design elements included curb line location and gutter design, pavement cross-slope, and open space grading.

Silver Spring Transit Center Silver Spring, MD
Mimar partnered with Parsons Brinckerhoff and Zimmer Gunsul Frasca, a DC-based architecture and planning firm, for the designing and planning of the Silver Spring Transit Center, which involved five separate government agencies as well as private developers. The design includes a transit facility for the Silver Spring Metro station, bus stations, retail space and three high-rise buildings. The high-rise buildings will be built under separate contracts in the next phases. The transit center, which supports a $200m-plus development, will include office, hotel, residential and retail space built above and around a transit hub that will bring together several modes of transportation -- Metro trains, MARC trains and buses -- including the BiCounty Transitway, also known as the Purple Line. Commercial and residential structures will be built in tiers over and around the transit center. The hotel will have about 200 rooms; there will be between 200,000 and 250,000sf of office space over the transit center and 250-265 units in the apartment building, to be located near Ramsey Avenue. Retail space will be located on the lower levels.

Metropolitan Grove Station Corridor Cities Transit Way (CCT)
Mimar Corporate Design Studio provided design services for the Transit Station Study of Bus Rapid Transit (BRT) or Light Rail (LRT) transitway. The CCT Bus Rapid Transit project will provide fast dependable travel time on a dedicated transitway while offering the flexibility for buses to directly serve surrounding communities. MIMAR was involved in the configuration of space planning and study of three stations: Metro Grove, Crown Farm, and Kings Farm stations. Our responsibilities included producing design and construction documents for ticketing offices, public concourses and vertical circulation.

Washington Metropolitan Area Transit Authority (WMATA) Metro Orange/Blue Line Rehabilitation
Washington’s Orange Line stretches west of the District through Arlington, VA and down the Interstate 66 corridor. It shares half of its 26 stations with the Blue Line, and two-thirds of them with the Silver Line. The line and its stations, first put into service in November of 1978, have become candidates for the rehabilitation of various features. MIMAR Corporate provided architectural, engineering, and environmental graphic design services as part of a design team for the Washington Metropolitan Area Transit Authority (WMATA) for the rehabilitation of the Orange-Blue Line Metro Rail System (16 Stations, Stadium Armory to National Airport.) Orange-Blue Stations Environmental Graphic Design: The Line’s pylon-type directional signs are iconic but often confuse riders. MIMAR designed new vault-mounted signs that cite the end of the line name and the name of the next station. Our staff is applying the Washington Metropolitan Area Transit Authority Sign Guidelines.

Aviation One of the major areas of focus for MIMAR Corporate Design Studio 1 is Aviation facility design. Over the course of our 20-year history, MPM has provided A/E services for over 300 task order projects for Aviation clients as the prime and/or subconsultant. Baltimore Washington International Airport Hourly Garage Expansion & Renovation
MIMAR CORPORATE Design Studio worked as an architecture team member with URS to provide design and construction documents for the Expansion, Skywalks and Garage Additions Project. Mimar was responsible for all work relating to the expansion and addition of two floors, alterations of the facade facing the main terminal and additions to the Parking Garage. This project included the addition of two floors on the existing Parking Garage for 400 new parking spaces, and the addition of elevators, moving walkways, and public lobbies. In addition, 25 existing stair lobbies were also enclosed with glass vestibules to provide air-conditioned spaces. The project area consisted of a 400,000 sf addition and renovation of existing spaces. Mimar worked closely with URS and other consultants to coordinate architectural, structural, mechanical and civil work. As time was of the essence, our key personnel worked diligently to finish the project within schedule and produced nearly 60 architectural drawings on an accelerated schedule of 20 weeks.

Baltimore-Washington International Airport Southwest Airline Concourse Retail Concession Mimar worked closely with the developer, the regional planning authority and local citizens groups to understand and address relevant concerns and ensure timely approval. The project exceeded client and lender expectations in terms of appearance, adaptive reuse of existing structural components, timeliness and return on investment. A linear “mall� of food servers and dining areas overlooks the dualheight waiting lobby and takes in expansive views of the airfield and gates. RTKL Architects partnered with MAE and originated the nauticaltheme design. MAE exhaustively documented the delicate plans of the new work so as to permit the error-free construction of the unique double-curvature ceilings and walls.

The Central Institute of Technology has been approved by the Pennsylvania Department of Education to offer associate degrees in a variety of healthcare related specialties and has recently established a separate college for the health sciences. The new facility will be the fourth located on its campus off I-99 just outside of Bellefonte, PA.

Additionally, the new facility will serve as a new campus hub for student life as the school continues its transformation from a vocational career school to a grade 13-14 college facility. Specific programs to be housed in the building include healthcare management, medical assistance, LPN/RN, nurses aid, surgical technology, and occupational & physical therapy.

Manoa Elementary
Ardmore, Pennsylvania When the school district began design on their prior new elementary school, they did so with the goal that the plan developed in conjunction with a revised educational curriculum would be able to be used as a prototype for other sites in the district. Our design for the Chestnutwold Elementary School (completed in 2006) was adapted for the Manoa School by enlarging the building for greater student capacity and making adjustments for the more level site.

Designed for an initial student population of 620 and a staff compliment of 83, including volunteers and aides, the facility houses four classes per grade level from grades K-5. The new threestory building located on 3.1 acres maximizes the amount of athletic field space that has remained available to the district and community for sports including lacrosse, soccer, field hockey and football.

This reconstructed and expanded facility is seeking a LEED™ Gold rating. Originally constructed in 1951, Roosevelt Middle School was unique due to its poured-in-place concrete construction. Originally designed to support the 1940’s view of junior high school instruction, the inflexible environment was an obstruction to true middle school programming. A new rear classroom portion of the building was constructed to provide separation of grade level instruction as well as advanced science classrooms, teaching and athletic support space.

Grant Avenue Mixed - Use Office/ Retail Facility Manassas, Virginia Mimar Ponte Mellor delivered full-service architectural and engineering design and construction administration services for the new 28,000 sf Grant Plaza office building located in the center of the historic district in the City of Manassas, Virginia. Opened in the spring of 2009, the highly detailed, traditionally inspired brick faรงade is a welcome addition to the historic fabric of the old blocks near the County Courthouse. The project brought together two small city land parcels to form a solid city corner lot. The architecture expresses the corner boldly, with a partial rotunda, cornice and detailed ironwork reminiscent of building from the late 1800s/early 1900s that make up some of the older city core.

Nazario Mixed - Use Office/ Retail Development Laurel, Maryland Mimar Ponte Mellor provided architectural design services for the development of 11,000 SF of mixed-use office and retail space. Pentagon City, Virginia Mimar Ponte Mellor provided architectural design services for the design of a new 2,300 SF Denim Bar retail space. The store display and fixtures present the retailer’s merchandise in attractive fixed, as well as moveable, displays that include lifestyle imagery, sparkling lighting and the opportunity for personalized service at the “Bar”. The store has exceeded sales projections in the first six months of operation. MPM provided pre-design, design, life-cycle costing, construction documents and construction administration for the complete project. Our work also included complete interior design and extensive construction administration. Areas of work consisted of 4 floors of renovated showroom areas, complete rebuild of the mechanical, electrical, plumbing, security and fire alarm systems. The exterior of the building was updated with new entrance and storefront glazing and site lighting/ signage upgrades.

MIMAR PONTE MELLOR was commissioned to provide master planning concept themes for this major redevelopment project. The Suitland community plan outlines a vision for a 33-acre redevelopment project, which includes the proposed 22-acre Suitland Manor project site, owned by the county and 11 acres by private developers. MIMAR PONTE MELLOR developed a mixed-use, urban town center, where a combination of new offices, retail and entertainment venues, and high and mid density housing will be developed to form a lively, pedestrian-friendly neighborhood.

Custom Residential Design Bethesda Residence MIMAR PONTE MELLOR studies the lifestyle and goals of thier Clients before designing a house that seamlessly accommodates their lifestyles. The spacious kitchen boasts an eight-bynine-foot geometric island topped with a continuous slab of Russian granite. The cherry cabinets provide plenty of storage. MPM designed an unusual latticework hood over the stainless range, in a simulated white slate. Stainless-steel appliances and a Zebra slate backsplash in charcoal and blue add the finishing touches. Edgemoor @ Arlington Road Apartments Phase 1 & 2 Bethesda, MD
Edgemoor II and Edgemoor I is a consolidation of 5 existing single family lots (R-60) into one lot meeting the requirements for a re-zoning classification for transit oriented development (TSR). MPM worked with the various property owners and Maryland National Park and Planning staff in the planning of a multifamily residential and mixeduse facility. The project goals were to develop a schematic design that provided the greatest utility and value to the current property owners. MPM, through a process of design refinements and a careful mix of residential units, produced a development which eliminated all curb cuts from the state road thereby reducing traffic impacts and lobbied the local government to install new pedestrian only access and two signalized crosswalks to ensure safe passage for school and library patrons. In the building design, designated parking in underground with parking access from a one way side street.

MPM provided the design-build delivery of a 10,240 sf corporate interior build-out for a high-end office furnishings provider. Starting as shell space, the Mimar Ponte Mellor (MPM) design-build team evaluated the client program and created a staffing matrix to determine space needs. Working with the building owner and tenant, a preliminary budget was established prior to design completion. The design-build team established completion milestones and carefully monitored the project schedule and costs so that the clients’ expectations and contractual delivery dates were met. The project was to be the first completed tenant space in a newly completed building shell. It was expected that the tenant space would be the showcase project for future tenants. Thus, it was critical that best practices by the design-build team be employed. The design-build team was required to coordinate all base building work and document such to LEED standards for eventual certification to a minimum of Silver level.

DMI - Headquarters Bethesda, DC
DMI proposed to lease approximately 19,000 rentable square feet on the 11th floor of Crystal Park 5 in Arlington, Virginia. The landlord, Vornado, provided a tenant improvement allowance for the project. The test fit dated 8/07/12 (approx. 14,000 Rsf) is understood to be generally acceptable for the north side of the lease space. On 8/31/12, DMI requested that a new test fit be prepared to include the additional approximately 5000 rsf on the south side of the lease space. The new test fit will be prepared as part of our services included in this proposal. DMI has requested that a minimum of 85 staff members be accommodated in a 19,000 sf lease area. Mimar Ponte Mellor was tasked to provide full architectural/ engineering and interior design services for the tenant improvements to the 11th floor of the DMI Crystal Park building. The Crystal Park space was expected to have a lower average cost per square foot than the DMI headquarters build out on the 7th floor of Rock Spring Drive. MPM utilized the DMI “corporate standards� in key areas to ensure consistency between offices and maintenance of the company image and brand. The project included a reception area, conference rooms, circulation areas, end zone spaces, printing/copy room and coffee bar.

Marriott Worldgate MPM provides design services for the Worldgate Athletic Club and retail center which connects at the lobby level of the Worldgate Marriott, in Herndon, VA.

We designed a hotel configuration which adapted the lobby area to interface with the Athletic Club entry. The lobby is connected to TGI Friday’s restaurant. We interfaced to corporate design standards from Marriot and TGIF to seamlessly blended into a single unified lobby experience shared by hotel, health club, retail shopping, and restaurant patrons.
