We are pleased to report that Maine continues to show continued strength in both Unit Sales and Median Sold Prices, outperforming national averages. Our performance through August, based on the most recent report from the Maine Association of Realtors, closely aligns with the overall trends in the Northeast Region.
While it’s hard to believe we’re already in the fourth quarter of 2024, there are several factors that have shaped the real estate market since the August report was released:
• Growing Inventory: The supply of new and current listings has steadily increased, resulting in a noticeable rise in the number of “For Sale” signs across Maine.
• Interest Rate Adjustments: The Federal Reserve recently lowered the Fed Funds target rate by 50 basis points—from 5.5% to 5.0%—providing some relief to prospective buyers.
• Jumbo Mortgage Rate Decline: The 30-year fixed-rate jumbo mortgage has decreased to a more favorable 6.25%, down from approximately 8% a year ago. This shift is bringing new buyers back into the market, improving affordability, and creating refinancing opportunities for some owners with higher-rate mortgages.
• Post-Pandemic Market Normalization: The COVID-driven buyer frenzy has largely subsided. While Maine remains an attractive destination, the market is returning to a more traditional balance.
• Shifting Supply-Demand Dynamics: While demand still outpaces supply, the market is gradually moving toward equilibrium. Sellers retain a slight upper hand, legacysir.com
but buyers are gaining more negotiation power.
• Seasonal Slowdown & Election Uncertainty: As we move deeper into the fall, some markets have experienced a seasonal cooling, which is also influenced by the upcoming presidential election. The southern Midcoast region has been the most affected.
• Increased Price Adjustments: For the first time in nearly three years, we’re seeing more listing price reductions, reflecting a recalibration of seller expectations.
• Evolving Negotiations: Purchase agreements are incorporating more contingencies, including inspections and flexible financing options, signaling a healthier and more balanced market dynamic.
We are certainly feeling a swing in the pendulum towards a healthy buyer/seller market dynamic. Many buyers are still eager to secure their own special slice of Maine, ensuring continued momentum into 2025.
