Over the years, I have referenced four dynamics that mark a full real estate market cycle. For your review, they are:
1. Bull Market: Unit Sales Rising and Prices Rising
2. Transitioning to a Bear Market: Unit Sales Falling and Prices Rising
3. Bear Market: Unit Sales Falling and Prices Falling
4. Transitioning to a Bull Market: Unit Sales Rising and Prices Falling
Since the COVID-driven peak in 2021, Maine real estate has been transitioning to a bear market. The movement has been relatively extreme, with unit sales declining by double-digit percentages while prices rose by similar extremes. This is typically followed by a period in which prices will begin to decline along with unit sales. However, that may not be the case this time, or at least that is what the early reports for 2024 are revealing.
Like just about everything in recent years, traditional market movements and cycles have been somewhat erratic and unpredictable. Despite mixed messages from the Federal Reserve that have led to unprecedented volatility in mortgage rates and a strong upward rate trend, the Maine real estate market is showing extraordinary resilience. Recently reported press releases from the Maine Association of Realtors show that both unit sales and prices rose in both February and March. Further, early indications for the month of April seem to demonstrate a continuation of this bull market dynamic.
Comparing the first quarter of 2024 to the same period last year, statewide unit sales are up more than 4%, and prices increased by more than 10%. These are solid Bull Market numbers which appear to be sustainable for the balance of the year. There was a fair amount of volatility in individual county reports with all 16 reporting higher median sales prices, but York County had a stellar first quarter with a 21% increase in sold units and a 14% increase in the median sales price.
The key difference in Maine relative to other parts of the country exhibiting bear market
characteristics is that market cycles have historically been led by changes in buyer demand and a relatively stable number of homes available for sale. While the buying frenzy of 2020–2022 has subsided, Maine continues to attract more home buyers, both primary and secondary, at a pace that has exceeded and prospectively will continue to exceed the number of active listings available for sale on any given day.
If your buying decision is predicated on a rate cut, or three, by the Federal Reserve and subsequent decreasing mortgage rates, it may not work out as you hoped. Buyers are able to react immediately to a favorable change in mortgage rates, which will likely flood the market with many more buyers. Sellers, on the other hand, react more slowly given the time it takes to get a home prepared for sale. This all portends a continuation of a strong pricing scenario for Maine homes.
If you are considering selling your home in the foreseeable future, I would urge you to get ready for the ensuing opportunity. Hiring an experienced real estate agent, arranging the best photography, developing a marketing strategy, tackling deferred maintenance, and following the market conditions closely will, as it always has, generate the best result.

I’m a transplanted third-generation Texan and have adored living in beautiful Maine for forty years. I grew up in Houston and have found the happiest combination in Maine of being able to be outdoors for much of the year, either walking or hiking the trails on Mount Desert Island, on our boat cruising, or in my garden (my happy place) and snuggling in for the colder months to put together jigsaw puzzles, knit, sew and read. Laura Pellerano studied accounting and finance in college and was first introduced to the real estate industry in the 1980s when she worked for the Chase Bank of Maryland in the Discontinued Business sector. She worked with failed commercial ventures ranging from office buildings to condominiums, subdivisions, and hotels, from Delaware to Florida. Her husband (now married for over 40 years) was transferred to Hawaii, so they packed up their son Addison and moved to Honolulu, where their daughter Allegra was born.
