It is always with a tremendous sense of pride that we present our Significant Sales for 2024. This pride is accompanied by a well-deserved and hard-earned respect for our team of highly talented agents serving Maine and New Hampshire. In the following pages, you will see that Legacy Properties Sotheby’s International Realty participated in 185 listing sides and 138 buyer representation sides in 2024 that were either $1 million-plus transactions, top sales in their respective towns, or both. This represents nearly a 40% increase compared to 2023. We are also pleased to report broad representation across more than 79 agents in 66 towns.

The past 12 months have been extraordinary, with our company achieving a recordbreaking year by selling more than $1 billion in Maine real estate. This achievement places us among a small and distinguished group of real estate companies in Maine to reach this incredible milestone. Our dominant position in high-value properties was a key contributor, with more than 60% of our total sales coming from properties sold for $1 million or more. We are exceptionally well-represented across all price points throughout the state, ranking Legacy Properties Sotheby’s International Realty #1 for all sales over $500,000 and every category thereafter—despite being a fraction of the size of our closest competitors.

The changes in the luxury property market have been profound compared to pre-COVID conditions. Historically, we have used $1 million in sales to define the “luxury” property market. According to Maine Listings, this definition made sense in 2019, with only 307 properties out of 20,504 surpassing that threshold—representing just 1.5% of all sales for the year. However, fast forward five years to 2024, after the COVID surge, and there were 1,146 “luxury” property sales, accounting for 7% of total sales. This significant shift is the result of both a 25% increase in $1 million-plus sales and a 20% decrease in the total number of properties sold.

As the market evolves, and with so many of our top sales represented here, it is likely time to redefine the “Luxury Property Market” as a percentage of total sales rather than adhering to the traditional, somewhat arbitrary, and fixed $1 million threshold. For our

Significant Sales publications moving forward, we will define the luxury market as the top 5% of all sales in Maine. Today, this reflects a sale price of $1.2 million.

While redefining the Luxury Property Market may seem bold, we believe this adjustment is an important and necessary distinction, given the unprecedented changes in inventory and pricing trends. As in most years, and again in 2024, Legacy Properties Sotheby’s International Realty ranked #1 in this highly competitive and desirable market segment— outpacing the number two participant by more than 100%.

We are encouraged by the unusually strong buyer demand observed in the first three weeks of 2025. Given the time of year, this high level of competitive demand has not been met with new listing inventory. I anticipate a near-term spike in prices and demand for sellers entering the winter market. If history repeats itself, we expect a significant influx of high-demand listings in early spring.
