Dear Friends,
It seems like the perfect time for a Maine real estate update in the hours preceding one of the most anticipated FOMC meetings in recent years. Expectations are high that the economy has demonstrated sufficient weakness to allow a 25 to 50 basis point reduction in the federal funds interest rate. Regardless of the Federal Reserve’s action this afternoon, it seems that a rate cut or even several rate cuts are in our future. The anticipation of more friendly interest rate policies has already had an effect on mortgage rates. The 30-year jumbo rate is currently 6.375%, down from 6.75% a month ago. Conforming mortgages (80%
down below $766,550) have dipped below 6% for strong borrowers.
There is little doubt that the dramatic increases in interest rates in recent years have had a material effect on both buyers, who have been priced out of the market, and sellers, who are hanging on to their 3% mortgages. As rates have come down, we anticipate a continued increase in active inventory along with a resurgence of buyer interest. We anticipate that buyer demand will, as history shows, react more quickly keeping prices firm to even higher levels.
Current conditions in the major Maine markets continue to be resilient to the downward pressure experienced in many other parts of the country. Over the past few months, Maine Listings has reported unit
sales growth approximating 10% year-over-year while prices have been firm and growing in the 5% range. We clearly recognize that this is a very healthy backdrop as we move towards our seasonally slower winter months. The key driver in our success and stability is that Maine continues to rank as one of the most desirable states, for multiple reasons, to live in the entire country. Portland, it seems, wins awards, leads rankings, and garners accolades on a weekly basis. Even the weather has been cooperating with mild winters and glorious summers for the past several years.
If there is one trend emerging in recent weeks, it is a marked increase in price reductions for new listings that miss the market at the outset. Buyers have increasingly become more particular when it comes to market value. If the value proposition does not align with buyer expectations, properties will remain available for sale for extended periods of time. Some would say that is a bearish sign, but it tends to be more a function of sellers overreaching relative to market value. Proper pricing and market positioning for new listings are more important than they have been in many years.

Legacy’s Legacy
Legacy Properties Sotheby’s International Realty’s continued success has allowed for the creation of a robust charitable giving program. In addition to charitable donations on the company level, “Legacy’s Legacy” was created as an agent-led initiative and is very special for the agents and the communities they serve.
Participating agents donate a portion of each of their closings to the fund, and each office selects a few local charities to donate to each year. The company has taken this collaborative approach to try and share as far and wide as possible.
Since the company’s inception, donations have been made to organizations in counties throughout the state of Maine on behalf of Legacy Properties Sotheby’s International Realty.
In addition to agent giving, the company also sponsors events such as Tri for a Cure, Sugarloaf Charity Summit, and Cape Elizabeth Kitchen Tour, as well as scholarship awards.
