As many of you may know, I actually have a crystal ball—one that I acquired about five years ago. It became a necessity during the height of the COVID lockdown in 2020 when, multiple times a week, I was asked for my “crystal ball” outlook on the Maine real estate market. Now, after all this time, I can say with confidence that my crystal ball leans firmly toward cautious optimism. I balance this with a perspective that is more than half full—but never irrationally exuberant—when approaching just about everything we do.
Despite solid forecasts and a realistic understanding of the challenges in Maine’s real estate market, it would have been difficult to predict that Maine would rank #1 in the nation for home price appreciation over the past five years. However, that is exactly what has occurred. According to the National Association of Realtors, from the first quarter of 2020
through the fourth quarter of 2024, home prices in Maine increased by an astounding 73.1%. Who would have thought?
Florida ranked #2 with a strong 70.9% increase—an interesting juxtaposition, as our two states differ in nearly every way. Yet, looking deeper at the data, we see that Montana ranked #3 (69.2%), New Hampshire #4 (68.4%), and Vermont #5 (68.3%). The common thread among the non-Florida states was clear. Each has a population of fewer than 1.5 million people, relatively small real estate markets in terms of inventory and sales volume, and a reputation for being geographically remote with small economies. These states also benefited from natural feeder markets that were historically seasonal and largely driven by outdoor lifestyle activities. For Maine, New Hampshire, and Vermont, being easily reachable by car from Boston, Connecticut, and New York
City provided a significant advantage. Similarly, Montana remained a favored retreat for many California residents. Unlike the other leaders, however, Maine uniquely offers an expansive Atlantic coastline along with more than 6,000 lakes and ponds.
With the ability to work from virtually anywhere, many people chose to relocate to their favorite places, embracing what became an extraordinary lifestyle shift—one in which they could live and work where they truly wanted. The economic principle was simple: when a surge of buyers seeks homes in an area with limited inventory, prices rise. Of course, I can think of countless reasons why Maine outperformed every other state in the country. Hardly a day passes without Maine or one of our great cities receiving national recognition or an award. The accolades have been so numerous in recent years that they are nearly impossible to track. Just today, for example, I learned that Maine was ranked the #1 most stable insurance market in the country by Insurify. According to Insurify, “Maine is the least susceptible state to climatedriven insurance spikes, earning the highest score in Insurify’s Home Insurance Climate Stability Index. Maine benefits from low insurance rates and limited exposure to weather disasters.”
Despite persistently high mortgage rates, Maine is well positioned for another strong year. We anticipate that increased listing inventory and a deep pool of motivated buyers will result in more sales, coupled with moderately higher prices. It is also important to remember that before the pandemic, Maine was one of the most affordable residential real
estate markets in the country. While that affordability gap has narrowed, Maine still offers remarkable value as a place to live, work, and enjoy an exceptional quality of life. I do not see that value proposition changing anytime soon, especially when compared to other markets across the country. Legacy’s Legacy
Legacy Properties Sotheby’s International Realty’s continued success has allowed for the creation of a robust charitable giving program. In addition to charitable donations on the company level, “Legacy’s Legacy” was created as an agent-led initiative and is very special for the agents and the communities they serve.
