Key Highlights Is one of the oldest and most premium location of Pune as it has an age old charm of original Pune as the hub of culture and art. There are maximum hospitals, Government Ofď€ ces and Courts in the vicinity. Being the prime region it has almost fully absorption; mostly resale transactions are prevalent in the area, Scarcity of space has led to very less launches. Land availability in the central city is limited. Is one of the few areas in Pune to witness some redevelopment projects. Traditional residential areas like Prabhat Road and Bhandarkar Road have very few locations suitable for the development of residential real estate. Prabhat Road It's named after the Prabhat Studio which is located at the beginning of the road which is one of the primary arteries of the Deccan Gymkhana area. This road connects the Law College Road to the Karve Road. The area is primarily residential, however the Deccan Gymkhana area is fast developing into a business district and hence the presence of a number of ofď€ ces too on this road.

GROWTH

STIMULATORS Region to command premium due to its central location and scarcity of supply, hence expect prices to appreciate. The area is close to Pune Railway Station and other social amenities.
