A HOME FOR VETERANS
Building 209 is the first of three historic mental health hospital buildings chosen to be transformed into therapeutic residences for homeless Veterans on the healthcare campus of the U.S. Department of Veterans Affairs (VA). The history of the campus goes back to May 1, 1888, when its 387 acres were granted by a private citizen to be permanently maintained as a national home for disabled volunteer soldiers. Its pastoral setting and historic buildings provide an oasis to the Veteran community, and occupy an important place in the hearts of Veterans.
The transformation of Building 209 is a powerful symbolic gesture to the American Veteran community, and a key part in the VA’s strategy of ending Veteran homelessness.

With an initial requirement of LEED Silver®, Building 209 surpassed the VA’s goal to achieve LEED Gold® certification—a significant feat considering the restrictions placed on the project by preservation codes.
With exterior changes off limits, the design team directed extra attention into creating a sustainable interior. All interior finishes were carefully selected based on their recycled content, locality, low-chemical emissions, and cost effectiveness.
Low-flow water fixtures lower the building’s potable water consumption by 45 percent. The use of drought-tolerant plant species and an efficient irrigation system in the healing garden reduce water usage by over 50 percent. Longterm energy reduction strategies include a green cleaning program and Energy Star® appliances.

AIA National award. In its seventh year, the Housing Awards program was established to emphasize the importance of good housing as necessity of life. The AIA/HUD Secretary’s Award recognizes excellence in affordable housing architecture, neighborhood design, participatory design, and accessibility.
Wood-patterned vinyl was used to create warm, inviting spaces; public spaces updated the historic terrazzo.
