Kristina is a strong leader who is actively engaged in the building process. She has extensive experience in architecture, design, project management, and planning for commercial clients. Her signature projects include Space Planning and Move Management for the U.S. Department of Interior, Washington, D.C.’s bustling Somerset mixed-use development, and commercial headquarters at 800 N. Capitol in Washington, DC. Kristina serves as an AIA Potomac Valley Board Member.

Irena serves as the Director of Design for LEO A DALY’s Washington, D.C., studio. As one of the Global Design Directors for LEO A DALY, she oversees and directs design efforts at a company-wide level and is responsible for creating signature design expression and comprehensive solutions for clients in multiple market sectors. Irena has extensive experience in commercial, placemaking and hospitality market sectors on both a local level and on a broader international stage, with solid knowledge of master planning, building core and shell development, as well as an eye for interiors and space planning of complex program elements.

Chia is an industry leader in the management and design of complex, high-profile assignments that require big-picture, resourcedriven solutions that move beyond ideas into built environments. With more than 20 years of planning, design and management experience, he has the strong ability to successfully combine vision with technical requirements. Mr. Chang’s planning portfolio encompasses work across the globe, including a new model of a resource-efficient desert city in Saudi Arabia, a financial district in Malaysia that balances highdensity mixed-use with natural open space, and a self-sufficient community in Nigeria that blends local traditions with 21st century innovation.

Olive DTLA Los Angeles, California

Owner Patrinely Group Size Public Spaces Scope Interior Design

This multifamily building was built in a neighborhood that was up and coming in LA during that time. The area was being revitalized and populated with young professionals that wanted to be in the heart of the city. The walkability and amenities made it very appealing, along with its modern artsy and edgy aesthetic. The design concept really stems from embracing the urban environment and having the interior envelope be very raw, with clean lines. The owners did not want anything applied such as wall coverings and wanted to building materials to speak for themselves. This resulted in a final design with exposed concrete walls, minimalistic lines, and open ceilings. Our team infused the urban artwork scene from in and around LA into the space. Artwork is key throughout the property, and you will see many pieces which were curated by a local company that hired local artists and artisans for murals and other pieces. The artists were selected based on their portfolio, and our team was instrumental in reviewing their work and collaborating with them throughout the design phase. Between artwork and interior design, nothing was truly “matched.” The vision was that everything felt collected and eclectic. The lobby features a sculptural plaster artist who added an undulating texture on the wall right at the front entry. The grand staircase brings openness to the space and surrounds a structural light fixture with very linear LEDS. A laser cut metal cage was built around the elevators to create additional depth and texture.

1501 Jackson Apartment Building Omaha, Nebraska

LEO A DALY

Located in downtown Omaha on the edge of the historic Old Market nightlife district, 1501 Jackson is designed to complement the experience of urban living in an energetic, bustling environment. Marketed toward young professionals who desire up-scale apartment life close to their employment, fine arts and performance venues, as well as the numerous opportunities nearby to relax, work out, eat, socialize and enjoy life, this new mid-rise complex will offer specific amenities appealing to its market sector. The lower levels of the building include heated and secure indoor parking comprised of 150 stalls, spacious fitness center, lobby and space for future retail or a restaurant. As part of its environmentally-friendly policy, the parking levels also include charging stations for electric vehicles and ample storage for bicycles. A FEMA-compliant storm shelter is located in the parking area to provide safe refuge for residents during inclimate weather. A very private “green roof” tops off the parking levels, complete with outdoor kitchen, planter, and seating areas, as well as a fire-andwater feature. A portion of the grass-covered roof is doggiefriendly as the apartment management allows pets. The upper levels are comprised of the 75 apartments, which include one-bedroom, one-bedroom-with-den, two-bedrooms, and two-bedrooms-with-den. Each unit features washers and dryers, high ceilings, stained concrete floors, and upscale kitchens and bathrooms in a distinctly contemporary style. The corner apartments boast spectacular floor-to-ceiling views of downtown Omaha, while the top level includes a private Club Room and roof-top deck, very popular with the residents.

The AYA Washington, D.C.

LEO A DALY

The AYA is an affordable, short-term family housing site commissioned by the District of Columbia Department of General Services. Located in Ward 6, this neighborhood-based program provides a safe environment for families with access to service-enriched programming that will create stability, helping them exit homelessness. The joint venture team’s design of the building respects the surrounding neighborhood, including the existing tree canopies, while maximizing daylighting and views for tenants. The building complements the developing southwest Washington, D.C., skyline and creates an optimal living experience for its tenants. The joint venture team engaged extensively with the community throughout the design process, resulting in thoughtful design embraced by the neighborhood. The site includes fifty family housing units, with seven to ten units per floor. Each floor also contains community rooms, laundry facilities, private and family bathrooms and outdoor play areas. The design of each floor is characterized by a distinct organizing color, which improves the sense community and provides simple wayfinding. Additional amenities include on-site parking, an indoor play and activity space, a conference room, a federally qualified health service clinic and administrative space for staff and providers. The site is designed with several energy-efficient and sustainable features, including a green roof and high efficiency windows, HVAC system and plumbing fixtures.

Bell South Bay Los Angeles, California

Owner Fairfield Development Scope Interior Design

Located across from the Los Angeles International Airport in Aviation Station, the Bell South Bay multifamily apartment community caters to residents who work in the air travel industry. LEO A DALY’s design of the public areas and corridors uses warm tones to create a modern, warm California atmosphere with nods to the aviation industry for apartment residents and their guests. Contemporary furnishings feature modern, European lines with a flare of funk in California casual colors, including light taupe and medium gray driftwood. Pops of indigo, like the evening sky at dusk, highlight the taupe and driftwood. Aviation influences include runway-inspired tile running from the club house interior outside to the pool area and plumbing fixtures reflecting the shape of an airplane tail.

Alder Apartments Northridge, California

Owner Carmel Partners Scope Interior Design

Carmel Partners desired a community catering to young, high-tech professionals where residents feel at home. LEO A DALY’s design provides welcoming social spaces that allow residents to connect with one another, unwind and embrace their modern lifestyles. The common spaces of the apartment complex are warm, welcoming and down-to-earth with just the right touch of style and modernity. Inspired by northern California’s lush landscapes, the leasing office incorporates earth tones, warm woods and rich textures to create an inviting setting. Comfortable lounge seating greets potential residents. Rather than a traditional desk, residents and leasing agents interact side-by-side in a less formal way at a communal table. Wood screens provide glimpses to resident activities beyond. The club house is a social hub for the property. Centrally located and adjacent to the pool deck, it provides the perfect spot to enjoy socializing with friends and neighbors. To take advantage of California sunshine and optimum weather, the full-height glass panels facing the pool can be fully opened to create a seamless, open air experience. Like the leasing office, the club house has a comfortable, modern feel with warm natural wood materials and textures. Inside, several bar height seating groups, a large live edge wood dining table and chairs and lounge seating accommodates a variety of groups comfortable.

Capitol District Apartments Omaha, Nebraska

LEO A DALY

LEO A DALY was selected to provide interior design, architectural and engineering services for a development project that transformed the corner of 10th and Capitol Streets in downtown Omaha. The approximately two-squareblock site consists of a 12-story apartment building, a 333room Marriott Hotel and 506-car parking garage built around a shared central outdoor plaza. The 218-unit high-rise apartment building consists of one and two bedroom living spaces. On-site amenities include a stateof-the-art fitness center, penthouse loft, secure parking and controlled access to the building. Additionally, the location has access to over 20 local and regional restaurants, live music and events in the Capitol District Plaza and is within walking distance of major event venues, such as Holland Performing Arts Center, CHI Health Center and TD Ameritrade Park.

The Verdant San Jose, California

LEO A DALY’s design of the clubhouse at The Verdant provides residents and their guests with a lively space to mingle and relax. With clean, minimalist furniture, the room’s focal point is a convertable dining table that converts into a pool table in monochromatic colors that blend perfectly with the space. Residents can socialize in comfort with a variety of seating options. High-back chairs allow for privacy, if desired, and if complete privacy is preferred, residents can move into a private dining area with a contemporary color palette. With flooring fading from white to dark black, the dining area appeals to residents with an art deco style that is represented in furnishings of stark gold and black. A modernized tapestry on canvas brings the space together with a residential feel. LEO A DALY also designed a modern leasing office, covered outdoor seating area, business center and state-of-the-art fitness center overlooking the outdoor pool.

Hotel del Coronado Residences Coronado, California

LEO A DALY

The master plan for the Hotel del Coronado, part of the Curio Collection by Hilton, is a complete re-imagining of this iconic resort, anticipated for completion in late 2021. LEO A DALY’s scope of services involves the new construction of an event center along with 142 guestrooms and suites and belowgrade parking. The state-of-the-art conference center will include a 15,000SF ballroom with pre-function and break out meeting space opening onto a 14,000-SF great lawn with views to the historic hotel. Back of house spaces include a loading dock and kitchen. The guestrooms are being developed as 75 whole-ownership, limited-term use condominiums. Guestrooms are oriented around an ocean-view pool courtyard and feature ocean, bay and pool views.

Located midway between San Francisco and Napa Valley, Hercules is the perfect setting for the new Aventine Apartments. The design embraces the feel of the city including today’s high-end retail and Hercules’s industrial past, and creates a place for families to come together. Inspired by the soundtrack of the gentle bay waves, LEO A DALY’s design creates a more domestic space against the industrial backdrop of Hercules. Residents enter the leasing office to find a welcoming concierge style desk featuring the property’s name. The open space uses neutral tones and natural materials throughout to bring a friendly and familiar feel for residents. Reclaimed wood is the perfect backdrop for the color palette motivated by the natural elements outside with eucalyptus green, warm taupes, greys and crisp white colors placed throughout the space. Residents can live and play comfortably in the complex’s clubhouse. Separated into two areas: a peaceful library and on the other a pool table for friends to get together and socialize. The library has a soothing palette of steely blue from the soothing bay waves outside and warm earthy oak colored hidden nooks for reading and privacy. The gaming area’s pool tables easily convert to tables with moveable seating and a wall of reclaimed wood featuring a large television. While separated by a wall, both spaces can enjoy the inset fireplace bookended with floor to ceiling stacked logs of wood in the wall.

The Cerano Apartments Milpitas, California

Centrally located in the heart of Silicon Valley, the owner of The Cerano Apartments sought to develop a community that would cater to the needs of young professionals working in the technology industry. LEO A DALY’s design for the public areas of the property is inspired by the heavy influence of technology in the surrounding neighborhood. The design is punctuated by high contrasting colors, primarily black and gold, interwoven with ivory. This color scheme provides a comfortable, transitional feel encompassed in a classic design with modern style. Upon entry into the property’s leasing office, residents are welcomed with an open, airy atmosphere that is drawn together with a handmade, exclusive wooden sculpture. This unique sculpture hangs from a high ceiling and is architecturally lit to highlight the sculpture’s hand painted details. This extraordinary level of detail is present throughout the property. Residents can take advantage of the latest available technology in the high energy E-Lounge. The space is brought to life with a dramatic portrayal of light captured in a wall mural. The vibrant blue brightens the space, spanning from the ceiling across to the main feature wall.

This upscale residential development located by the water of El Alamein is the setting for what will be Egypt’s most prestigious resort style golf and beach community. Situated between the marina and Mediterranean Sea, residences are integrated into the surroundings with lush courtyards and meandering waterways. LEO A DALY’s challenge was to design the units and public areas to reflect the surroundings and contemporary Souklike architecture, while bringing a fresh approach to upscale living in Egypt. The design team created clean-line interior architecture that reflects the Egyptian horizon, while sophisticated detailing enhances the feel of the modern space and provides the owner’s with a stress-free living environment. Designers related each unit to the outdoor surrounding. For spaces adjacent to the marina, rich woods mixed with deep blue against crisp white stone set the tone. Bright aqua blue of the sea is used to wash the golden sand-stone walls in the more vibrant areas associated with the pool, family courtyards and beach front.

555 Ross Avenue Dallas, Texas

Located in the heart of the West End Market District of Dallas, 555 Ross Avenue is a vibrant multi-family residential community. LEO A DALY’s design is inspired by the historic West End industrial railyard of the late 1860s, which paved the way for Dallas’s success as a thriving city. Upon arrival, residents and guests are welcomed by materials and finishes that pay homage to the neighborhood’s industrial past. Wing back chairs and a chesterfield tufted sofa provide a modern take on the luxury of the classic Pullman sleeper cars. Nail head details on the upholstery, along with a combination of iron and polished brass used in the light coves, add an industrial feel. The wood clad beverage center is reminiscent of railroad ties, while framed photos of historic railroad equipment draws attention to the location’s historic past. Residents congregate for evening mixers and host social events in the First Floor Cafe. Combinations of live edge woods with bold wood grains reflect the craftsmanship used to construct water towers seen along rail lines. The white tone of the countertops comes directly from the white rock that formed the track ballasts on which the railroad ties were laid. Small touches of aquamarine add visual interest and bring calm to the space. The extension of the cafe opens up to a volumnious space. Light, airy sheers rise toward the ceiling like billows of smoke. Central to the space is a large banquette with wood and tufted seating covered in a Texas-style clay brick colored vinyl.

LEO A DALY

La Casa is a permanent supportive housing project on an urban site adjacent amongst high-density residential developments. The seven-story project is an important milestone for the District of Columbia in their continued efforts to redefine the concept of housing for the homeless. La Casa provides permanent housing with supportive services for up to 40 men - it does not function as a temporary shelter. Each living unit is a single-person efficiency that supports stability and predictability as tenants transition out of homelessness. The men in residence participate in a variety of trainings including life skills, financial management and job readiness training. The ground floor includes a welcoming lobby, support offices and a mail area. The basement has laundry, storage and mechanical spaces. A community room on the second floor opens onto an outdoor terrace. The typical floor has seven dwelling units, including one ADA-accessible unit. A green roof contributes to the project’s LEED Gold certification. Security is provided by a combination of security officers, remotely monitored cameras and secured door access.

Beebe Runyan Warehouse Conversion Omaha, Nebraska

A landmark of the city’s past, the 91-year-old Beebe Runyan Building is a nationally registered historic building located in downtown Omaha. The eight-story warehouse features two levels of heated parking, five levels of one and two bedroom condominiums, and the top floor accommodates custom condominiums with two-story penthouses. LEO A DALY, working with the owner/developer, designed spaces that accentuate the existing fir beam and deck ceiling. The units also include several owner-selected upgrades such as glass walls and glass sliding doors, whirlpool tubs, granite countertops and private rooftop decks for eighth floor owners. Central to the new design is an atrium space that has been carved out of the building’s center core, rooftop garden landscaping, deck spaces and built-in cooking stations that are developed around the atrium space. The renovation was the first residential development in Nebraska to recycle at least 75 percent of qualifying construction waste. The original maple wood floor was refinished and reused throughout the building. Other sustainable features include native plants surrounding the building and on the roof, all natural finishing materials and a bike storage room to promote riding instead of driving. The Warehouse provides some of the most incredible living environments in Omaha.
