As new CEO of Luštica Bay I am extremely pleased to welcome you in our unique Adriatic destination. I’m proud to have you as reader of our latest edition of the destination magazine. The magazine offers you a focus on the development of our breathtaking The Peaks golf course with insights of designer Gary Player and a column about the development of the golf community in Montenegro. The Luštica Bay golf course is premier in Montenegro and will have a high significance at the national level.
The magazine also provides you with tips about fabulous beaches, interviews with homeowners and weekenders, and lifestyle stories. And you can find an interview with Omar EL Hamamsy, the CEO of our mother company Orascom Development Holding. I’m happy to additionally share my thoughts on the future development of Luštica Bay.
I am impressed by the beauty of Montenegro and the region here in Luštica Bay on this spectacular site overlooking the Adriatic Sea. This magical place offers everything a seaside destination needs: exceptionally rich nature, a great sea, endless beaches, great hotels and residences, shopping and sports facilities. And – last but not least - very dedicated residents and guests as a strong community. Together we want to further grow the destination and generate value enhancement for everybody. Lovćen National Park, named after the mountain that stands sentinel over the Bay of Kotor, offers an invitation to discover the rich tapestry of Montenegro’s cultural heritage and natural beauty
Summer is the perfect time to take a break from the beach and explore Montenegro’s magnificent landscape – including some of its five National Parks. The nearest of these is clearly visible from Luštica Bay, surrounding Lovćen mountain – the peaks that soar above the Bay of Kotor – and can easily be explored in a single day. A trip to Lovćen National Park not only reveals the natural beauty of the country but also brings you closer to the cultural heart and soul of Montenegro.
An Eagle's EYE VIEW
From the top your view sweeps from Croatia to Albania, taking in all of Montenegro and the rugged mountains that form its borders with Bosnia&Herzegovina, Serbia and Kosovo, blocking those countries from view. Immediately below, the inner waters of the Bay of Kotor are captured between steep mountains before merging into the wider expanse of the outer bay. In the middle distance is the dark green
mass of Luštica Peninsula, its bulky hills smothered in untouched forest, with a necklace of villages lining the water’s edge. On the nearest slope, the fairways of the Luštica Bay golf course are clearly defined, and the homes of The Peaks are rapidly taking shape. Beyond that, the Adriatic Sea spreads to the horizon, with Italy just out of sight on the far side.
A CULTURAL ICON: THE NJEGOŠ MAUSOLEUM
Lovćen’s two highest peaks – Štirovnik (1,749 m) and Jezerski vrh (1,657 m) –naturally offer the most spectacular views. However, Montenegrins place highest value the lower of these two for its deep cultural and historic significance. Jezerski vrh is the site of the Njegoš Mausoleum, the final resting place of Petar II Petrović Njegoš (1813–1851). The ruler of Montenegro from 1830 until his death at the age of just 38, he is credited with uniting Montenegro’s warring tribes and modernising the country and was also a notable philosopher and poet – considered one of the best South Slavic poets of his time.
His most celebrated works, such as Gorski vijenac (The Mountain Wreath), depict the struggle for freedom and justice deeply rooted in the Montenegrin people. Njegoš was a great lover of nature, and Lovćen held a special place in his heart. He had asked to be buried atop Mount Lovćen, in a chapel dedicated to his predecessor Petar I Petrović-Njegoš, which he had designed and had built in 1845. The chapel was replaced by the monumental edifice that stands today, reached by a staircase of 461 steps. Designed by Croatian sculptor Ivan Meštrović, it is an impressive example of mid-20th century Yugoslavian architecture and took five years to build, being completed in 1971. For Montenegrins, a pilgrimage to Jezerski vrh and the mausoleum symbolises a connection to their nation's heart and soul.
s well as a place of cultural pilgrimage, Lovćen is a paradise for nature lovers. Indeed, the real joy of this National Park lies in walking its many hiking trails – slowing down, absorbing the silence, inhaling the pure air and simply being amid the beauty. While the sun is strong, thanks to the clear mountain air, temperatures are about 10°C lower than on the coast, making it a pleasant escape from the summer heat.
Most trails begin from the park headquarters in the hamlet of Ivanova Korita; some trails offer easy walking, while others are more challenging. Varying from one trail to another, your route will take you across vast meadows dotted with wildflowers, through forests of beech, birch, oak and linden, along old Austro-Hungarian roads, through katuns (traditional summer pastures which include shepherds’ huts) and past lookout points that provide magnificent views over the Bay of Kotor and Adriatic Sea and towards the mountains and lakes of inland Montenegro.

A haven for flora and fauna, this rugged and unspoilt landscape is home to 1,300 plant species, many of which are endemic and medicinal. It’s an important area for reptile and amphibian diversity in Europe and more than 200 species of birds live here, as well as small mammals, deer, wild boar, jackals, wolves and bears –although it is very rare to catch sight of the larger mammals.

f driving from Luštica Bay to Lovćen, shortly before reaching the National Park, a stop in Njeguši provides a snapshot of Montenegro village life as it has been lived for generations. The village is famous for its hams and cheeses – authentic Njeguški pršut (ham) is wood-smoked for four months – and many of the village houses have stalls offering tastings of ham, cheese and mountain honey that will prove irresistible to buy and take home. Njeguši was the birthplace of Petar II Petrović Njegoš and his fomer house – an excellent example of a home of a wealthy family in 19thcentury Montenegro – has been converted into a museum, where you can learn more about his life and work.
HOW TO GET TO LOVĆEN
It’s a short journey from Luštica Bay to Lovćen and the best way is to drive because it allows stops and diversions along the way. The alternative is to take the cable car, which opened in summer 2023.
DRIVING
There is a choice of two routes, both of which offer interesting stops along the way. The more spectacular is the ‘serpentine’ with 25 hairpin bends that wind up the sheer mountainside above Kotor; narrow, with steep drop-offs in places, it’s definitely not for the faint-hearted but offers breathtaking views all the way (for the passengers, not the driver, who needs full concentration!). The easier route is slightly longer but much easier on the nerves, taking you on main roads, looping behind the mountains via Cetinje – offering the opportunity to explore Montenegro’s former royal capital.
CABLE CAR
From the base station in Radanovici to Lovćen takes approximately 11 minutes, with a total length of 3,900 metres and an altitude difference of 1,316 metres. The ascent offers spectacular views of the Bay of Kotor, Luštica Peninsula the Adriatic Sea. The top station is 8km from Jezerski vrh (Njegoš Mausoleum) and Ivanova Korita (Park HQ and starting point for several hiking trails) and shuttle services are available. Mountain bikes and motor scooters are also available for hire.

An exquisite traditional craft, Dobrota Lace has been saved from extinction by a group of passionate and dedicated women, who are passing on the skills to a new generation.
Alittle-known yet exquisitely beautiful craft, Dobrota Lace takes its name from the small town next to Kotor, where the technique is believed to have its roots in the 14th century. Traditionally used to make doilies and trim curtains and other household linens, as well as for trimmings on clothing, it is rich in texture yet light and airy in appearance.
Like many traditional handcraft skills that are passed down from generation to generation, Dobrota Lace was in danger of becoming extinct, as tastes in home accessories changed, lifestyles evolved and fewer daughters had the patience or time to learn from their mothers and grandmothers. Today, though, a handful of dedicated women have become custodians of the craft, which has been protected as an intangible cultural heritage since 2013, and, in collaboration with Kotor Museum, are bringing it back into the spotlight and teaching younger people who are increasingly taking an interest in their heritage.
Slađana Vučetić is among those who learnt to make lace in a course organised by master Mila Moškov in 2011. “The course lasted about 30 hours,” she says. “And out of 20 women, only two or three of us of us continued working with lace – which just goes to show how much patience, will, love for embroidery you need. The course taught us the basics very well but, like any fine handcraft, it takes years of practice to truly master the technique.”
Archives of Dobrota Lace can be viewed at the Kotor Maritime Museum, where they form part of the ethnographic collection.

A MODERN TAKE ON TRADITION
“I wanted to make Dobrota Lace more useable and relevant to today’s tastes, so I pioneered the creation of earrings –being the first person to do this."
It’s a very time-consuming craft: a pair of earrings takes 14 to 16 working hours and I can work for only an hour or two each day because it strains the eyes. Thus, the complete process can take 10 to 14 days. A pair of earrings requires 16 to 20 metres of thread and, considering that each stitch is about 1mm, I make around 20,000 stitches to achieve the desired thickness and size of the earrings.
I was the first to innovate by incorporating Murano glass beads made by Angelina Janković into my designs, making each pair of earrings unique. They are very special accessories –timeless in style with a deep connection to tradition.”

THE AIR
Dobrota Lace is made using the demanding and meticulous punto in aria technique (translation: ‘stitch in the air’) an elaboration of the Italian reticella lace technique that dates from pre-Renaissance times. It is similar to the technique used for Venetian needle lace, and Pag and Primošten lace (both from Croatia), which suggests that it was introduced to Montenegro when the Venetian Empire included the entire eastern seaboard of the Adriatic.
However, Dobrota Lace differs in its distinctive motifs. Geometric in style and often inspired by the architectural details and decorations of the churches and palaces around the Bay of Kotor, the motifs vary in thread thickness and decorative elements. Characteristic decorations that give the lace its airy quality include picots, little doves, rosettes, barettes, and small suns. Making Dobrota lace requires very simple tools – just fine cotton thread, a small blunt-tipped needle and often a magnifying glass – but meticulous setup and great precision. The punto in aria technique begins with a framework of grounding threads lightly tacked onto a supporting cushion of fabric – like the outline of a spider’s web. This grid is then filled with the desired pattern, using many thousands of tiny stitches. Eight primary stitches are used, with many more combinations possible. Demanding high concentration and accuracy, it takes between an hour and 90 minutes to create just one centimetre of Dobrota Lace. Once the work is completed, the grounding threads must be detached from the support with great care.

Q. ORASCOM DEVELOPMENT HAS BUILT A REPUTATION FOR CRAFTING THRIVING AND INTEGRATED TOWNS, ENCOMPASSING RESIDENTIAL SPACES, RETAIL OUTLETS, GOLF COURSES, MARINAS AND ESSENTIAL INFRASTRUCTURE. IN THE CREATION OF THESE VIBRANT LOCALES, HOW DOES ORASCOM DEVELOPMENT MAINTAIN A CUSTOMER-CENTRIC ETHOS?
A. We have been building vibrant, integrated communities for more than 30 years now and that’s the secret: over those years we've figured out how to make sure that those communities are vibrant and cohesive.
The big thing that we must do going forward is ensure that we are customer-centred, and this will drive our decision-making in several ways.
It often began with feeling and intuition – having a good sense for what our customers, visitors and residents want. That’s becoming a lot more fact-based, using market research and going into different regions and understanding how we should do things differently to delight our clients in each location and have them coming over and over again to Orascom Development’s destinations.
Another very important element is that we work very closely together to integrate all the insights that we have across the organisation. That's the kind of knowledge that we should integrate throughout the organisation by working collaboratively across our various businesses, be it hotels, real estate or other areas. Q. ORASCOM DEVELOPMENT HAS A DIVERSE PORTFOLIO OF INTEGRATED TOWNS IN EUROPE, THE MIDDLE EAST AND NORTH AFRICA. WHAT MAKES LUŠTICA BAY STAND OUT – AND WHAT EXCITES YOU MOST ABOUT THIS DESTINATION?
A. Orascom Development’s portfolio has many magical places but Luštica Bay is a unique development. I will answer this question by highlighting three elements. First, at this point, Luštica

Bay offers amazing growth potential and value for Orascom Development. Also, looking at growth and value from another perspective, if you think about the pace at which we've been developing here, and the importance of Luštica Bay to the local Tivat and Bay of Kotor community – and to Montenegro as a whole – we are one of the largest investors and foreign direct investment providers in the country. We are proud of that, and we look forward to continuing to develop here.
Second, Luštica Bay integrates well into its environment. All of the plans are in place to ensure that we are one with our environment and we respect it. For example, plans to develop less than 10% of the site to preserve natural spaces and protect the marine life around our community have been integrated from the very beginning.
Finally, it's important that we are integrated with the local community and that the local community is a part of Luštica Bay. That kind of symbiosis is very important for us in any destination we develop, but especially in Luštica Bay. What I like a lot is that in terms of shops, services, schools, etc, we're already becoming nicely established and the local community is becoming integrated into the broader Luštica Bay ecosystem.
Q. THE INTRODUCTION OF THE PEAKS GOLF RESIDENCES AND DEVELOPMENT OF THE GOLF COURSE HAVE SWIFTLY PROPELLED LUŠTICA BAY INTO THE GLOBAL LUXURY REAL ESTATE MARKET. WHAT TRAJECTORY DO YOU ANTICIPATE FOR THIS PROJECT IN THE COMING YEARS?
A. The Peaks is unique within Luštica Bay. As Montenegro’s first golf course and first residential golf community, it is an important milestone for both the real estate market and the sport of golf. It’s a milestone not only in Montenegro but also in the wider South-East European region. To ensure that the golf course elevates the residential offer, and the residences elevate the golf course, we have configured the residential plots to create very desirable homes that seamlessly coexist with the fairways and greens.
The golf course itself is amazing: we've made sure that the design closely follows the natural terrain and respects the environment. It will have amazing views of the towns around Boka Bay, which is a UNESCO World Heritage location, and the Adriatic Sea – and it's one of fewer than 10 percent of golf courses in the world that has sea views from every one of its 18 holes.

Q. WHAT IS YOUR STRATEGIC VISION FOR DRIVING LUŠTICA BAY'S GROWTH IN THE COMING YEARS?
A. The vision for Luštica Bay is very clear: We want to become the prime destination in the Adriatic region ¬ a fantastic best-inclass place. By this we mean an all-year-round destination where people can live, work, enjoy life, and strongly feeling that it's the place they belong to.
Q. ON WHAT PRINCIPLES WILL YOUR LEADERSHIP, DEVELOPMENT OBJECTIVES AND STRATEGIC DECISIONS BE FOUNDED?
A. My leadership objectives are clear, and we want to achieve them together with the best people. It's all about shared leadership: every person and contributor into this destination has their own responsibilities and acts accordingly.
The objectives are based on four pillars. The first pillar are our customers and guests: we want to develop this special place together with them and we want to attract an international clientele so that Luštica Bay becomes a vibrant community 365 days a year. The second pillar is about people and culture – meaning our employees and the community that we're developing. We’re not here just for the next couple of months but for the long term – for decades. And that's why it’s crucial that local talents are working together with our customers to create this vibrant community.
The third pillar is partnerships. If we want to do something really great we can’t do it alone. As well as working with partners here in Montenegro, we need to work with our international partners – the other destinations in the Orascom Development Holdings portfolio. That's very key for us and our uniqueness.
The fourth pillar is the fantastic natural surroundings we live in here at Luštica Bay. It's about protecting nature, protecting this wonderful heritage, which can never be replaced.
Our aim is that by putting this all together, bringing people and partners together, we are creating a virtuous circle where we constantly reinvest and accelerate the development of the destination for everyone’s benefit.
Q. THE INTRODUCTION OF THE PEAKS GOLF RESIDENTIAL COLLECTION AND THE STRATEGIC DEVELOPMENT OF THE GOLF COURSE HAS SWIFTLY PROPELLED LUŠTICA BAY INTO THE GLOBAL LUXURY REAL ESTATE MARKET. HOW DO YOU ENVISION POSITIONING LUŠTICA BAY AS A PRIME DESTINATION AND INVESTMENT OPPORTUNITY INTERNATIONALLY?
A. There’s no question that Luštica Bay is unique. We have so much value to generate. We have a big land bank to develop – and we have just begun. We have a marina; we have hotels; we have shopping experience; we have an excellent gastronomy. We have the golf course under development. And we have fantastic natural surroundings. Our varied real estate offer – from apartments to townhouses, villas, and now the golf residences – is enhancing the value that we can offer here at Luštica Bay even more.
Nowhere else is like this – and Luštica Bay’s unique character is already positioning it as the prime destination, not only here in Montenegro but also in the Adriatic region.
Q. ONE OF THE KEY ELEMENTS OF THE STRATEGY IS COLLABORATION BETWEEN ANDERMATT SWISS ALPS, THE SISTER COMPANY, AND LUŠTICA BAY. WHAT DO YOU SEE AS THE MAIN POTENTIAL OF THIS JOINT DEVELOPMENT STRATEGY?
A. The principle of working together with other destinations is close to my heart. In this way, Andermatt can lead sometimes, and Luštica Bay will lead at other times, each reinforcing the other. This is one of our strengths. But it's not only these two destinations; it’s the entire portfolio of Orascom Development – bringing the strengths of all destinations to work together for the shared benefit of all our customers.
In this first collaboration we are introducing Luštica Bay to our customers and owners who have already bought into Andermatt – presenting a complementary destination, very close in logistics, very close in many aspects. I think this Adriatic destination in Montenegro offers a perfect balance with our Alpine destination Andermatt.
Raphael Krucker: Making a Lasting Impact
Swiss-born Raphael Krucker has been the CEO of Andermatt Swiss Alps since 2020 and this May added the leadership of Luštica Bay to his portfolio. Both locations are part of Orascom Development.
At Andermatt, he has overseen significant expansion of the destination and brings that valuable experience to Luštica Bay. A strategic thinker with an international career spanning more than 20 years – working for the Swiss technology and engineering company Bühler Group before joining Orascom Development – he has created lasting impact in many areas.
Raphael Krucker spends his free time with his family (wife and two children) and enjoys golfing, hiking, biking, jogging, skiing, and boating.
Q. WHAT SHARED ASPECTS UNDERPIN BOTH DESTINATIONS AND HOW CAN THEIR DISTINCTIVENESS CONTRIBUTE TO UNIFY THE DESTINATION BRANDING AS WELL AS BOLSTERING CORE BUSINESS WITHIN THE REAL ESTATE AND LIFESTYLE SECTORS?
A. I’m convinced the core aspects shared by Andermatt Swiss Alps and Luštica Bay are the exceptional surroundings – the natural heritage and the beauty – the Swiss Alps on the one hand and the Adriatic coast on the other.
Both destinations are unique in this regard, and in developing them, we are very sensitive to act sustainably und respectfully.
Another key point is that both destinations are in countries that offer a lot to discover in terms of both culture and geography. Luštica Bay is the perfect base for exploring all Montenegro has to offer. Andermatt, likewise, is surrounded by much of interest – lakes, towns and bigger cities. So, while the two countries are very different, the two destinations are very complementary.
Both destinations are still in development, so there is always something new to look forward to; there’s something new every year and season. And there will be for decades to come. So, according to the different seasons or even different moods, our owners can choose where they most would enjoy living or working from. This is fantastic. The logistics of moving between the destinations are becoming easier all the time. Every time I come home – whether it’s to Andermatt or Luštica Bay – it feels really nice. I’m already addicted to both destinations!

I have spent the majority of my professional career expanding golf around the world and always felt that it is important to create new opportunities for golfers to enjoy the game in new and exciting ways. No doubt the challenging landscape of Luštica Bay will offer a unique experience for golfers to test their skills and improve their game. By opening up this course in Montenegro, we are not only bringing the beauty of the sport to a new location but also providing a platform for golfers to push themselves and grow in their šabilities. I am excited for the opportunity Luštica Bay will bring through creating a new golfing destination in an area where our sport is underserved.

Peak EXPERIENCE
Inspired by the setting, the architecture and the magnificent views, Dr. Jasmina Lalošević and her husband bought a home in The Peaks before the foundation stone was even laid.
Dr Jasmina Lalošević is an internationally recognised expert in the field of aesthetic medicine and anti-ageing, operating between Belgrade, Paris, Monte Carlo, and now Montenegro. One of the pioneers in the use of hyaluronic fillers and many other anti-ageing procedures, Dr. Lalošević is a regular lecturer at leading world congresses.
With a career spanning more than 25 years, she owns the Regenerative Medicine Dr. Lalošević Clinic and AestheticMed Center in Belgrade and has recently formed a partnership with the Luštica Beauty Bar. Here, she shares her excitement about moving in to Luštica Bay’s newest neighbourhood.

A. The view from the residences is divine, the landscape architecture is beautifully conceived and I was very impressed by the architecture of the golf residences. They are elegant yet unpretentious, and beautifully integrated into the landscape. It is extremely important to me that natural materials are used and that everything is harmonious –probably because of the work I do. In architecture, just as in nature, beauty lies in harmony. The way the settlement is designed offers privacy on one hand and a sense of community on the other, providing a feeling of security.
Q. YOUR RESIDENCE AT THE PEAKS HAS A MAGNIFICENT VIEW OF THE GOLF COURSE AND THE ADRIATIC HORIZON AND YOU
COMMITTED TO BUYING IT BEFORE THE FOUNDATION STONE WAS EVEN LAID. WHAT WERE THE MAIN REASONS FOR YOUR DECISION TO INVEST IN A HOME IN LUŠTICA BAY – AND SPECIFICALLY IN THIS LOCATION?
A. Well, your question already gave one of the answers: the view is simply amazing! And the architecture blends so well into the natural surroundings, creating a sense of real harmony. When I first visited Luštica Bay, I was very impressed by how elegant, harmonious and peaceful the entire settlement feels. It was love at first sight! When my husband and I learned about the plan to build a golf community, we immediately saw the perfect opportunity to have our second home and expressed our desire to invest. Seeing how well the existing settlement is managed gave me confidence and an added sense of security that our home and its surroundings will be immaculately maintained whether we are present or not. That’s very important to me because all property requires maintenance, which can be a problem when you’re away.
Q. WHAT KEY ELEMENTS OF THE PEAKS EMBODY A HOLISTIC LIFESTYLE, AND WHAT DAILY ACTIVITIES DO YOU PLAN TO INCORPORATE INTO YOUR LIFE AT THIS ADDRESS?
A. The view of Mount Lovćen in the distance on the left, the green of the golf course in front, and the endless expanse of the sea – that transition from to the light blue sky to the mountains’ grey rocks to green to the dark blue sea is phenomenal. For me it represents an escape from the city hustle, a place for relaxation and family time. I love long walks in nature, cycling and feeling the expanse, and will be able to enjoy these activities all year round, not just in the summer. And there will also be golf! Given the numerous flights from Belgrade, I can be here for a relaxing weekend in just an hour.
Q. THE DEVELOPING TOWN OF LUŠTICA BAY IS NOT DEFINED ONLY BY ITS INFRASTRUCTURE BUT ALSO BY ITS VIBRANT COMMUNITY. YOU ALREADY HAVE MANY FRIENDS IN THE AREA AND HAVE EXPRESSED A DESIRE TO INTRODUCE OTHER FRIENDS TO THIS UNIQUE DESTINATION. HOW DO YOU ENVISION THIS COMMUNITY DEVELOPING?
A. I believe people choose a place to live and invest according to their sensibilities, and I think Luštica Bay – especially The Peaks – is an ideal place for true lovers of nature, beauty, harmony, and a healthy lifestyle. There is a global trend where people increasingly turn to nature and smaller communities to improve their quality of life. I believe Luštica Bay is a world in miniature and will attract more people from all over the world who share this sensibility.
Q. AFTER MOVING IN, HOW DO YOU PLAN TO DIVIDE YOUR TIME BETWEEN BELGRADE AND LUŠTICA BAY?
A. Regarding my work, I would like to occasionally organise anti-ageing retreats for my patients and eventually expand my business to Luštica Bay more significantly so that I can spend more time here. What could be more logical than living in a beautiful environment and helping to make people beautiful and happy through my work?
Q. GIVEN YOUR EXPERTISE IN AESTHETICS, ANTI-AGEING, AND REGENERATIVE MEDICINE, WHAT PRACTICES DO YOU PLAN TO OFFER YOUR PATIENTS IN LUŠTICA BAY? HOW WOULD HOLISTIC THERAPY BE TAILORED TO THIS ENVIRONMENT?
A. As I plan to spend more of my life in Luštica, it is logical to think about having space here to pursue my work of enhancing physical appearance and mental well-being, inspired by the natural surroundings. For me, physical beauty is when there is harmony and balance on the face and in the mind and body. In my work, I strive to provide my patients with the best in the world at any given moment and use many rejuvenation methods that stimulate tissue regeneration. From mesotherapy, botox, lasers, exosomes, nucleotides, to Profhilo, Ejal, PRP, stem cells and hyaluronic gold fillers with regenerative properties
– to name just a few of the treatments. My son and daughter are both doctors; my son Pavle has gone into plastic and reconstructive surgery, while Emma is inheriting my work. A. I must say that I’m looking forward to the opportunity to learn golf and my husband and I have already taken some initial steps. Currently, we spend a lot of our vacation time skiing because it’s another outdoor experience that we love – but we plan to dedicate ourselves more seriously to golf in future. Given the mild climate of Luštica Bay, I’m excited that we can enjoy the fresh air all year round and engage in physical activity that we will be able to practice for many years to come.

Having known the coastline of Luštica Peninsula since he was a child visiting on holiday with his parents, Miodrag Radonjić. With its unspoilt landscape and crystalline water, it holds a special place in his heart, even as he has explored the entire Adriatic coast over the years, from Ada Bojana to Istria and Trieste. “Luštica Bay is like a hidden gem,” he says, “because it offers such peace – and yet provides so many entertainment options, from sports and beaches to lovely bars and restaurants. The greatest value is that once you arrive, you don't feel the need to leave; everything you could want is here. It’s also wonderful for families – a place where you can comfortably spend time with your loved ones in beautiful surroundings.”
THE BLUE SIGNATURE OF LUŠTICA BAY
Beaches are the summer signature of Luštica Bay and Miodrag’s fondest memories from childhood are of coming by boat to Oblatno and Pecka beaches – as the locals have always called them. Today, they are named Almara and Ramla respectively and are Miodrag’s favourite spots. “I don’t know of any other destination that has five beaches for its residents and guests. All of them have beautiful, crystal-clear water and each beach has its own essence. I love the relaxed vibe of Almara and Ramla and always head there when I’m visiting.”
For the ultimate escape, Miodrag also enjoys getting out onto the water by boat – and returning at the end of the day; “I love the view of Luštica Bay from the sea – and sailing into the marina during sunset and the blue hour is spectacular.”
Back on land, Miodrag appreciates the variety – and quality – of the restaurants in Luštica Bay. You will often see him at Spilja, a particular favourite for the fresh fish brought in by local fishermen that morning – and the good local white wines that accompany it. “A whole fish baked in a sea salt crust is amazing, and the appetisers are fantastic – local cheeses, white fish carpaccio with truffles, prawn carpaccio, and fresh oysters. A friend who is a great gourmet always says that you can tell a good restaurant by the quality of its appetisers – if they are good, everything else is excellent.”
A New Game
AND AN UNEXPECTED PARALLEL WITH ACTING
Like many in the Luštica Bay community, Miodrag had never even considered trying golf, let alone taking up the game as a new sporting interest. However, the opening of the driving range – with its spectacular view sweeping from the inner Bay of Koptor to the Adriatic horizon – persuaded him to take a lesson with the resident pro, Dany, and he was surprised by how much he enjoyed it. “Dany is a wonderful man and a great instructor. The adrenaline rush when you successfully hit the ball was incredible. More than just physical effort, it requires serious concentration and focus – the way you hold the club and strike the ball with your mind, not just the club.”
Miodrag found an interesting parallel between golf and acting –particularly in the way that both require concentration and focus: “In acting, it’s about building a character and storyline, while in golf, it’s about the relationship with the ball, the club and the goal. Being fully present in the role you’re building, with the set and costume, is similar to being at one with the golf club, the ball, and the hole. I’d love to play a golfer in a future film role – which would make me even better on the course, or vice versa.”

For Miodrag, the Luštica Peninsula is a place that sparks the imagination on many levels and, asked whether he could imagine it as a film location, he was quick to answer: “It would be a fantastic place to make a marine thriller involving a sunken ship discovered near Luštica Bay. A guest would discover the wreck, leading to the involvement of global marine institutes finding that it was an old pirate ship. I would give myself the role of a local fisherman who interprets the heritage of this coast, enjoys the everyday life of the Adriatic, knows all the hidden caves along the coast, and has a special connection with the sea.”

When I reflect on my experiences of staying on Luštica Peninsula, I can't help but notice how each moment spent there carries a deep mark of authenticity and vision. It has been almost three years since my first encounter with this magical place, and the feeling that it connects with my soul remains as strong as it was on the first day.
As a place where land meets sea, where architecture and nature blend in harmony, Luštica Bay represents a unique fusion of past and future. At its core is something that reminds us that true values are those that are felt, not just seen. The idea of creating and building an entirely new town, I admit, awakened in me a new way of viewing this destination. Meeting the residents, visiting homes and olive groves, and discussing the vision of the community being built deepened my belief that the foundations of this story are mutual support and collective strength.
Finding two brands that share the same values is not easy, but these experiences were the cornerstone for the collaboration between ELLE magazine and Luštica Bay. These ideas inspired us to create a timeless magazine cover and an editorial that intertwines these two brands into a unique story, reaching people throughout the region. Above all, this collaboration was not just about creating aesthetic images or a fashion editorial, but about exploring the essence of identity, merging tradition and modernity in a very special way.
Without an extraordinary team, our vision would not have been possible. Even as we travelled to the destination, the energy grew at an incredible pace, and ideas followed one after another. In my long career in the magazine world, I have had the opportunity to collaborate on many projects, but this one stands out for something special—the remarkable team spirit that guided us all during the full-day photo shoot.
Every step the team took was enriched by a deep enthusiasm for creating something extraordinary. It was particularly satisfying that our heroine was Jelena Ivanović, a model with a globally recognised career, who, in these photos, personifies both courage and strength, as well as blending tradition and modernity. The idea that Jelena would appear on the cover of ELLE magazine again after 20 years was additional inspiration to create a visual experience that would place both brands on the map of memory.
