With four active and diverse beaches and three relaxing sea lounges, Luštica Bay fulfills its promise of being an idyllic summer sanctuary. The People: People have lived in these valleys and hills for millennia. Many civilizations have left their mark, in the form of culture, music, language, art and even looks. A combination of historical and geographical circumstances has shaped the local people and culture into their own unique brand of Montenegrin.

The Mountains: Covering nearly 80% of the country and offering one of Europe’s last, preserved wildernesses, these mountains are teeming with life and offer visitors a rare chance to explore the many winding secret trails and ancient forests that remain largely untouched by humans.

The rivers: For millions of years, they have slowly carved their channels into the porous limestone rock, creating some of the deepest and most spectacular river canyons in the world. The most famous of these being, the Tara River Canyon. A UNESCO protected site and the second deepest river canyon in the world. Winter in the North: Just 2 hours’ drive from the Mediterranean vistas of Boka Bay, you will be greeted with ski slopes and mountain tops. The Ski resorts of the north offer a new way to experience this incredible country and with 5 months a year of snow cover, they are a perfect accompaniment to Montenegro’s glorious summer heat.

The Food: Combining raw flavours and simple, traditional preparation, the food of the north focuses on quality ingredients from local farms and villages. It does not affect itself with intricate processes or presentations, instead letting the flavour do all the talking.

anko described the Maganik mountain range to us as “different from all the others you have ever seen”. It’s uniquely isolated location and macabre, otherworldly landscapes created a feeling of almost having been transported to another planet, and, as Janko's knowledge of the trails and his penchant for storytelling brought to life the tapestry of legends and customs that have been preserved in this remote corner of Montenegro, we began to feel as if we really had left the earth behind. While walking, Janko shared with us his deep knowledge of the unique natural aspects of this region, from Europe’s deepest river canyon - The Tara - to the grotesque limestone formations of Treštein mountaintop and the dark, seemingly bottomless pits that fell into darkness below our very feet. Striding ahead as he spoke, his voice never betraying any level of the intense physical exertion that had the rest of us struggling to keep up.

From imposing peaks to deep river canyons, Montenegro's northern mountains represent the epitome of opportunity for adventure seekers and wild wanderers. Join us as we journey alongside Janko Šcepanovic, an expert, northern mountaineer passionate about exploration adventure and unravel the extraordinary secrets of this untamed, unpredictable, European wilderness.

s we set off on our adventure, Janko, regaled us with tales of his humble beginnings "I lacked the talent for conventional sports and possessed an excess of curiosity, so since mountains surrounded my house in Kolašin, it was logical that my interests would take me there sooner or later." It quickly became evident that Janko’s zealous infatuation with these mountains was rooted in a deep understanding of their history, geography, and folklore. His knowledge of the local area was matched only by his contagious sense of humour, lighting the mood as we, filled with trepidation and buzzing with anticipation, made our winding way up into the Maganik mountains range.

I lacked the talent for conventional sports and possessed an excess of curiosity, so since mountains surrounded my house in Kolašin, it was logical that my interests would take me there sooner or later.

THE MAGANIK MOUNTAINS: AN ENTIRELY NEW LEVEL OF WILDERNESS

Unearthed Secrets:

TREŠTENI PEAK AND VELJA LAZBA

Soon, our journey led us to the labyrinthine Trešteni, a lesser-known peak that Janko compared to the surface of some far-away moon, with its imposing limestone columns, stomach-churning drops, and spectacular naturally formed bridges.

As we breathlessly pushed on through treacherous terrain, Janko began to recount the tale of Velja Lazba, a mysterious hidden settlement concealed within the Mrtvice canyon. The story tells of a local mountaineer who fled from his village after cutting off the head of a famous Turk and found salvation in a small patch of fertility hidden deep within the barren, oppressive rock. As generations passed it grew into a small, thriving community that defied all sense of logic - an island oasis, floating in an ocean of stone and providing life in spite of its inhospitable location.

The settlement has stood abandoned and desolate for some 40 years, after battling along a death-defying trail that wound its way through the rocks, consisting of ladders and paths, at times cut into the very rock face itself, we reached the mysterious village. There we were greeted with the remains of the settlement, a crumbling reminder of a family that challenged the mountain and with the elements against them, carved out a life amongst the rocks. By the end of our journey, we had gained a

deeper respect for the untamed beauty of Montenegro's northern region, the stories that reside within its towering peaks, and the sense of adventure that can only be found when one breathes deep, welcomes the unknown and ventures off the well-trodden path. As we reflected on our adventure, Janko Šćepanović's guiding philosophy resonated within each of us: in the mountains, we quickly learn how small we are as individuals, yet how significant the consequences for nature are. The mountain is a harsh environment, but equally fair to everyone, in which the titles and norms of everyday life simply do not apply.

PUSHING THE BOUNDARIES OF PRODUCTION

Ten years ago, the typical Montenegrin winemaker was enjoying their golden years of retirement, creating wines solely for the enjoyment of their friends and family. It was a hobby-a personal pleasure to pass lazy days with the drink they loved-rather than an investment in the future.

So, what’s changed?

Well … a new generation of avid, entrepreneurial wine enthusiasts has entered the arena. These are youthful, motivated individuals who, recognizing the potential for Montenegro to expand beyond the traditional Vranac, have travelled, educated themselves, and returned with a fresh take on the endless possibilities for Montenegro to uncork the bottle of its own full bodied success story.

This new breed of sommelier is not interested in maintaining the status quo and simply adding their name to the label of another bottle of heavy, unpalatable red. They are eager to push boundaries, to innovate, to lay the foundations for Montenegro to become a true contender to the traditional European giants.

They are planting greater varieties of grape and experimenting eagerly with each. The result of this innovation is a fantastic selection of modern, elegant wines that would not be out of place atop wine linen table cloths in the very best restaurants of Paris and Rome.

But it does not stop there. Far from complacency, these highly motivated individuals continue to travel and learn. They listen to what it is their customers really want and treat their trade not as a hobby but as a full-time investment. They craft their product

with passion, and as a result Montenegro has elevated itself to producing some of the very best wines across the Balkans, and indeed Europe.

With this recent evolution in interest, the opportunity for education has increased hundredfold 100 fold. Wine fairs are regular occurrences across the country and sommelier schools are already educating the next generation, ensuring that wine remains an integral part of culture and life.

THE CHANGING OF THE GUARD

Only a decade ago, if you were to ask where you could find the best wines in Europe, I believe that, without a moment’s hesitation, we could name the three countries you would expect to top that list: France, Italy and Spain … countries with a winemaking heritage stretching back centuries.

It is unlikely that Montenegro would have crossed your mind among the giants of European wine production. However, ten years on, any wine connoisseur worth their salt will not only be able to name a number of exquisite Montenegrin wineries but will likely be able to recount their own personal exploration into this recently emergent player on the world wine stage.

Wine production has expanded exponentially in recent years, and with it, a new breed of sommelier has emerged…

THE VERY BEST OF THE

BALKANS

While Montenegro now plays host to an incredible variety of wines produced using a multitude of different grapes. It is still the Vranac that holds the heart and palette of the Montenegrin sommelier.

Thanks to this new surge in innovation, the humble vranac forms the base of some of the country’s very best, top shelf wines, with crème de la crèmewearing the “Barrique” label. Not just a fancy name on a label, Barrique signifies that the wine has been aged in an oak barrel, infusing the flavours of vanilla in the white and toasted chocolatey notes in the red wines. Aged for 3-5 years, these wines are a truly delicious reward for the patience of the discerning sommelier.

DID YOU KNOW

1. You can make white wine using red grapes! The best example of this would be everyone’s favourite - Champagne - which is commonly made using Pinot Noir, Pinot Munier and Chardonnay grapes.

The Rose Revolution

Although a far cry from the traditionally heavy, tannic Montenegrin wines, pink Rosé, or Provence to some, has become increasingly popular among Montenegrins. Light citrus and flowery scents are the perfect accompaniment to the hot, summer afternoons. Pale or blush, whatever you call it, it is made and enjoyed here!

2. White and red wines age differently. In their youth white wines are very pale and light in colour but deepen and mature as they age. Whereas, red wines start life with lush, vibrant colour, but tend to fade when aged for a long time.

3. Brut - a common label on sparkling winesimply means dry!

STONE-CARVED BEAUTY OVERLOOKING THE ADRIATIC

Turn your gaze across to the water toward the captivating coastal town of Herceg Novi. Above this medieval town lies the charming stone hamlet of Žlijebi. With its breathtaking views of Boka Bay and the Adriatic Sea, Žlijebi offers visitors a truly unique experience, showcasing the remarkable architecture of the local buildings.

Our final village is only a brief journey from Luštica Bay, the postcard perfect village of Rose. Resting on the Luštica Peninsula's northwestern flank, Rose harmoniously unites yesterday and today and offers a glimpse into a past shaped by seafarers and maritime excellence.

Symbolizing Rose's charm is its namesake, the rose, a symbol of love and beauty. This floral beauty mirrors the village's stunning landscapes – from the bay's crystal-clear waters to the distant towering mountains.

Rose, the oldest port on Montenegro's coast, resonates with history, its origins tracing back to ancient Greece. TIJANA VUKANOVIĆ AND HER FAMILY

At Luštica Bay, we deeply value and recognize the significance of community, as it lies at the very core of what makes our town an incredible and diverse place. It is within the streets, cafes, and restaurants that meaningful relationships are formed, fostering unbreakable bonds and lifelong connections that can only be nurtured through participation in a shared vision. Our homeowners, business owners, and guests are the heartbeat and essence of this project, and without their invaluable contribution, the success we have achieved would not be possible.

Meet Tijana Vukanovic, a cherished friend of the Luštica Bay team and many of our homeowners. Tijana is not only a regular visitor to this exceptional part of the world but has also found her pictureperfect "home away from home" in Luštica Bay.

A Leap of Faith TO LUŠTICA BAY

The Vukanović family’s relationship with Luštica Bay began in 2018 after the birth of their first child, their daughter Ana Vila. Tijana, pregnant with her son Vukan, embarked on a search for a place out of Belgrade, their home, where her growing family could create cherished summer memories reminiscent of her own childhood. She longed for the beautiful moments spent on the beach, family meals under the sun, and shared joy that she now holds dear and hopes to pass down to her children.

Despite Greece being the popular choice among those Tijana spoke to, she instinctively knew it wasn't the right fit for her. Through extensive exploration, a fortunate Google search led her to discover Luštica Bay. Upon seeing it, she had an immediate connection. In her own words, she recalls, "I didn't hesitate, I simply booked it!" She explains that when they arrived, the Chedi Hotel was yet to open, and the town was mostly under construction. However, upon reaching the Marina, she was certain that she had found the perfect place for her and her family. As for those who insisted Greece was the ideal destination, their opinions were challenged.

Their decision to make Luštica Bay their summer home has inspired others to follow suit. Tijana takes immense pride in this and expresses her happiness, saying, "I am thrilled that I have been able to offer others the chance to build new stories and memories with us in this incredible place! It brings me joy to know that many children will have the opportunity to grow up here in Luštica! We no longer just visit during the summer; we are here all year round. This is a place where we truly belong, where everything feels perfect."

DIVING HEAD-FIRST INTO LIFE AT LUŠTICA

We asked Tijana to share a glimpse into their activities during their stays at Luštica Bay and what keeps them coming back. According to her, it's the pure joy her children experience that drives their return. They love nothing more than heading down to Marina Beach as a family, watching their kids play with other children while they enjoy a relaxing coffee. Tijana also emphasized the remarkable diversity within the community. The opportunity for her family to encounter various lifestyles and meet extraordinary people from around the world, sharing in their stories, is something she values greatly. And, of course, there's the delight of dining together at their favorite restaurant, Bistro 21, indulging in their beloved homemade burrata. These cherished and wholesome moments as a family are the ones they will fondly reminisce about in the years to come.

Tijana and her husband Ivan also talked about their love of the eclectic nightlife. The concerts, the exhibitions, the effort that goes into creating experiences for all of the bay’s guests and residents. In their own words “We really can’t wait to see what events you guys prepare for us next!”

Collaboratively designed by local architecture firm NRA Atelier and award-winning architects Block 722, The Peaks seamlessly blend authentic Mediterranean architecture with contemporary amenities, establishing it as the epitome of sophistication within Luštica Bay.

Botanika represents the inaugural residences at The Peaks. Embracing timeless values such as light, quality materials, a site-specific approach, and spatial generosity, renowned architects Block722 have crafted a boutique residential neighbourhood that exudes serenity. Drawing inspiration from the local vernacular,

they skillfully blend traditional Montenegrin building techniques and materials with contemporary forms, honoring the region's heritage through modern design. The homes at Botanika are thoughtfully constructed with natural materials at their core, including stone and wood, creating secluded and private retreats. Whether seeking a nature-rich family escape, a sophisticated space for entertaining, or a harmonious blend of both, these residences offer layered architecture and an elevated level of design sophistication.

Q. WHAT WAS THE BIGGEST INSPIRATION FOR BOTANIKA?

A. The place, in Greek “ο τόπος”, has always been the brush in our canvas, our ever-changing source of inspiration throughout every project we have carried. On a unique location in the Southern West part of the Montenegrin coastline, Luštica Bay offers an ideal retreat to experience the beauty of the Adriatic Sea, the serenity of the green hillside, and the seclusion of a peninsula life combined with a prime golf destination. The rich topography of Montenegro helped us envision the Botanika project, establishing a subtle transition from build to natural environment and creating a scale that embraces the breathtaking scenery. The poetry of the place triggers the senses of its users with its horizon views, the direct physical and visual access to the pool, the taste of the Montenegrin cuisine, the echoing golfing sounds, and the natural scent of the Mediterranean. Luštica Bay awakes a sixth sense for us, an ethereal concept which is promptly associated with the energy of the design and the way the architecture of the villas gently merges with the Montenegrin landscape.

Q. WHAT IS THE BOTANIKA CONCEPT ALL ABOUT?

A. Botanika is all about the relationship between nature and people, how the design of the project results in a resilient connection where one cannot coexist without the other. The golf villas reach out to clients who seek to blend the contemporary lifestyle with the natural character of the area, offering vast views of the mesmerizing Trašte Bay and the dramatic mountainside beyond. Private swim out decks, sloped roofs, planted courtyards and terraces with lounge seating overlooking the infinity pool turn those golf residences into the perfect luxury escape.

CLASSIC ARCHITECTURE REVIVED THROUGH CONTEMPORARY DESIGN AND IMPECCIBLY CRAFTED INTERIORS

Carefully crafted to maximise indoor-outdoor living, the golf residences have been created with natural materials at their core and designed to be completely at one with their panoramic surroundings. Characterised by wooden beams and anchor stone walls, the quiet luxury of the Botanika villas offer an impeccably designed, refined living experience, with serenity at their heart. From paved terraces to gardens planted with native species, the sophisticated design and layered architecture ensures that outstanding natural beauty of the landscape remains central to the development.

Four design pillars were set in the initial stages of the project: tradition, pioneering architecture, sustainability, and user experience. First and foremost, the Montenegrin culture is appreciated through the overall design of the seven villas where local accents and traditional building materials outline the framework of construction as well as the interior and exterior language. All the residences complement the location of the project, with subtle and organic interventions that bring up the scenery as a natural extension of it, rather than something alien located on it. Moreover, energy saving building methods pertain in all stages of the development and are vastly incorporated in the materiality and construction of the villas. Finally, when designing, user experience is one of the key aspects we aim to explore and develop. The materiality, the small-scale details and the custom furniture tailored to the guests of the golf villas awake their luxury experience.

Q. WHAT SETS THIS PROJECT APART FROM THE OTHER PROJECTS YOU HAVE WORKED FOR? ?

A. The Montenegrin heritage and topography not only inspires the design, but also attributes to its uniqueness. Contemporary Montenegro is a product of its history and neighbourhood interaction, creating a powerful architectural backbone for the Botanika villas. For us, the purpose of this luxury golf destination is more than just about building a structure, but about forming a community that not only focuses on leisure and housing, but also on education, sports, and health facilities. We aspire to promote pedestrian connectivity through sidewalks and trail systems and encourage the use of broad walks with access to key spaces, such as the pool, the terraces, and the golf plains. Our creative vision is anchored on the local vernacular, translating the traditional materials, and building techniques of Montenegro into pared down, contemporary forms. Features such as arches, pergolas and timber shutters help provide elaborate, well-articulated spaces, which feel integrated within both the landscape and the region’s wider architectural character. The structures come to life through local materials, including stone and wood..

Q. HOW WAS YOUR EXPERIENCE WORKING ALONGSIDE THE LUSTICA BAY TEAM?

A. The Botanika project is the result of the effective collaboration between our professional team and local manufacturers, craftsmen, workers, and specialized designers. Our cooperation with the Luštica Bay team was in no doubt remarkable. The briefs undertaken were well-defined, the guidelines were followed throughout the timeline of the project and the workflow was outstanding.

Q. HOW FAR DID YOU GO IN THE IMPLEMENTATION OF THE FINE THREAD OF THE LOCAL ARCHITECTURAL HERITAGE WITH BOTANIKA?

A. The common thread that intertwines the architectural heritage

of the Luštica Bay with the Botanika project is the respect towards locality. The result of our in-depth research was the positioning of the villas in their respective locations to maximize gain of the diverse perspectives of the site. Our aim was to design Botanika in a way that would co-exist harmoniously with its surroundings. True escapism, through the spirit of nature, is captured by the prominent views of the villas, combining glimpses of the mountains and the blue Adriatic waters. The architectural language of the roofs, the timber shutters, and the traditional stone walls indicate a certain rhythm that agrees

Q. WHAT CHALLENGES DID YOU FACE DURING THIS PROJECT, AND HOW DID YOU OVERCOME THEM?

A. A challenge for the studio was the steep intensity of the landscape. We shared an ambition to maximize the indooroutdoor experience by tackling the concern of the uneven ground and therefore bridging the level differences of the topography. Our drive was to generate a consistent flow between the interior and exterior, stemming from the user experience in between the primary and secondary spaces. The architecture objective was to promote the development of a distinctive, intimate, and active place where residents and guests will enjoy privacy, tranquility, and discovery in a unique setting. The design outcome not only feels at home within the scenery, but also harvests the area’s character and infuses it with contemporary luxury.

Another challenge was meeting the ecological standards and architectural aesthetics of the existing area. Our studio saw this as an opportunity to develop a coherent design strategy that would not only comply with the environmental regulations but would also build upon them to generate a better outcome. Thus, implementing energy saving technologies, minimizing building footprint and excavation impact, placing native plant species, and benefiting from abundant natural light were some of the design steps taken to overcome the task. The light colored, low emitting materials and earthy tones of the Botanika design interweave with the local aesthetics of the Luštica Bay.
