year, it is incredible to think that we are only 7% of the way through our development journey.
The key to delivering any development vision is to have a thorough detailed masterplan that embodies the strategic objectives of the business relevant to the planning and topographical opportunities and constraints, balanced with the needs and expectations of the market. This requires a high degree of stakeholder management skill, creative design, negotiation and hard work by our Development Team who continually amaze me with their dedication and perseverance to ensure the long term success of Luštica Bay.
The original Luštica Bay masterplan was developed in 2011 by EDSA. The plan was inspired by what Montenegro broadly symbolizes - unspoiled nature, authentic village character, crystal clear water and a tradition of hospitality that is preserved in the regional design vernacular of many villages such as Perast. The masterplan draws from that vernacular to create a new integrated resort town using a blend of traditional and contemporary architecture language.

As the director of development, I feel entirely privileged to be part of the wonderful Luštica Development team tasked with planning and delivering the incredible vision of Orascom for our wonderful location.
Luštica Bay is at the frontier of the European Tourism industry and will become one of Europe’s most exciting integrated resort destinations once we mature. The hard work that has been done to date, and the hard work still to come, will help put Montenegro and Luštica Bay firmly on the map of preferred resort destinations for many people from all over the world to visit and to call home.

To create a new destination one must first create a ‘Place’ worth visiting. Our placemaking evolved around four key destination development enablers: the marina, hotels, the beaches and the golf course. Residential villages were designed around these enablers each with their own specific characteristics linked by a network of roads, walkways, boat access and bike paths.
In 2017 we further refined the masterplan to produce a more feasible balance between infrastructure, product development opportunity and ROI across several of our zones notably the Golf Village and Centrale.
This summer we will launch the final parcel of the Marina Village and many people are asking the question what next? Over the past two years we have been planning the exciting new stages of our development: the Golf Village and also the Beach Village which is arguably our most attractive parcel given its orientation and absolute sea front opportunities. The Beach Village
The golf village master planning has evolved by realigning several golf holes to optimize the balance between the development of prime luxury villas and apartments that capture stunning views across both the Adriatic and Boka Bay as well as the open space offered by the natural environment and golf course. The Golf Village offers us the opportunity to bring to the market a uniquely aspirational product unparalleled in the Adriatic region that will establish unprecedented new price points and customer experience outcomes.
There are simply too many exciting new projects to discuss them all. However, it is clear that Luštica Bay is pushing through the critical mass barrier and moving into a higher gear in terms of development and placemaking that will ensure our destination is a great place to live, work and play and is recognized as one of Europe’s top integrated resort destinations.
There is a quote, well known to town planners, from Socrates which says “By far the greatest and most admirable form of wisdom is that required to plan and beautify cities and human communities”. I am continually reminded on a daily basis by my team and, our broader Luštica Development Team, of just how true a statement that is!
With only 7% of the development complete so far, the most exciting, challenging and rewarding times are ahead of us all.
The enthusiastic HR Department at Luštica Bay has been working on some exciting new things! For those who are curious, the coming year will definitely be exciting and filled with training possibilities. HR explains that it is the company’s intention to provide all employees who value professional growth with opportunities to participate in highquality training programs. Driven by this development-oriented objective, several programs have been conceptualized: The Client Centricity program. Covering all aspects relevant to the development of
customer intelligence and customer service culture within Town management, this program is intended for employees who serve as the clients’ first point of contact. Learning@Work. This program is aimed for all employees and is based on the identified needs and requests noted in the company’s performance management tool. With the goal of improving the employees’ skill sets, the HR department will use the input from the Performance managment process and will invite employees to take part in educational training each month.
There is nothing more stimulating than starting the New Year with fresh energy and new faces and surprise, surpriseLuštica Bay does it best! In the first days of January, Luštica Bay welcomed a valuable new team member by appointing Elena as the new Marketing Manager. Elena comes armed with not just a positive and proactive attitude but also quite a bit of experience up her sleeve, with nearly nine years of laser crafting messaging and identity creation for the international fivestar hospitality brand in Montenegro. As the newest member of the vivacious marketing team that simply exudes inspiration, Elena will steer the marketing efforts on a regional and international level to promote our new Adriatic town as a preferred investment and travel hub.
What is your perspective on the tasks at hand?
“Conceptualizing and implementing marketing strategies that authentically reflect the essence and character of a multi layered project such as Luštica Bay is a thrilling notion, but one that requires constant tapping into new reserves of creativity and innovation. Constant innovation and reinvention have become synonymous with the development of Luštica Bay. As a green destination, known for its novel approach to tourism and unique take on hospitality, our growing settlement has been oriented towards achieving sustanability and adopting best practices in the environmental care domain. Driven by this notion, our management is planning for the deployment of a Smart City Solution in order to make our town not only more appealing but also functional in the most cutting-edge way. For the purpose of learning more on the subject, Luštica Bay’s experts in the field of ICT technologies, Besim Maljušević, Head of ICT and Damir Zeković, IT Operations Manager, attended the Smart City Expo World Congress and Tomorrow Mobility World Congress in Barcelona, Spain. Given that becoming a full-fledged Smart City fuels all development efforts in Luštica Bay, it comes as no surprise that participating in the Smart City Expo World Congress was critical for its representatives in order to become acquainted with and keep up with the most modern and advanced Smart City technologies in the world. Attending such an event, according to Besim and Damir, was a once-ina-lifetime opportunity to learn about the latest developments in the Smart
City world, as well as a chance to not just meet with Smart City IoT and Mobility hardware and software solution providers, but also hear Congress speakers and representatives of different countries and municipalities presenting their solutions and achievements in the field.

Energetic, passionate, determined, daring and contagiously oozing with life, Iva has been a precious member of Luštica Bay’s dedicated team of architects for several years. As an experienced Design Manager, she seeks to incorporate elements of sustainability into her architectural approach while also taking advantage of the beauty that surrounds her. Despite the fact that such a task appears to be quite ambitious, it is one that keeps her alert and inspired every day at work.
When it comes to Iva, though, there is more than meets the eye. The colors Iva uses to paint her life, both literally and metaphorically, are a true testament to her commitment to continuous growth
and transformation - much like the kaleidoscope. For her, painting is a way of mirroring a kinder reality, one that fills her with joy and happy thoughts. She also remains playful with the techniques she uses in the process which, among others, include charcoal, pastel and oil colors, and many others.
If you thought that having our very own Picasso was not enough, we are here to tell you that Iva’s playground gets bigger. The symmetry of the patterns associated with the kaleidoscope perfectly corresponds to Iva’s ambition to achieve balance and harmony in whatever she undertakes. She feels most at ease when she is listening to jazzy tunes while exploring different facets of her personality. The sync with the world is achieved through activities such as doing sports, fitness, dancing and playing instruments. In an attempt to embrace life in its entirety and preserve
a healthy attitude, she also dabbled in basketball, tennis, skiing, yoga, cross fit and unsurprisingly, the list gets longer and more versatile with time.
Always in awe of and captivated by the nuances of human behavior, she developed a profound appreciation for psychology and anthropology, which makes her delightful company and a truly terrific listener. Spending time with people from different backgrounds excites and challenges her, which also humanizes her perspective on the architectural world in every way.
Lastly, we cannot help but wonder. With all the colors, shapes, music and dancing, how long does Iva’s day last and how does she manage to do it all?

When we think of fiction, most of us think of Harry Potter or Star Wars. This kind of superficial understanding of such a complex genre is often offensive to individuals whose hearts skip a beat every time a new realm is created, whether onscreen or on paper. So, to broaden our horizons, we are donning our Muggle attire and turning to Darko, Luštica Bay’s Development Manager, to learn more about the nuances of sci-fi and what made him fall in love with it.
Keeping an open mind is a prerequisite for growth, happiness, and infinite learning, says Darko, and we cannot argue with that. As he pointed out, an open-minded individual will accept or at least explore alternative ideas, values, beliefs, or viewpoints, even if they conflict with their own. Those people, with whom he shares a common perspective, are less biased in the way they process information, which is a desirable trait in whatever pursuit we choose to undertake in life.
As a sci-fi aficionado, Darko explains that the reasons for wanting to immerse himself in worlds that cannot be entirely grasped are many and include expanding the mind, understanding new concepts, dealing with ideas beyond extraordinary, and exploring the boundaries of human imagination. Knowing that sometimes the seemingly simplest of things are hardest to execute, this serves as an additional incentive to keep uncovering and fighting for the good around us. Although there is no magic trick that will make this happen overnight, in order to make a difference, regardless of how slight it might seem, we have to start somewhere.
Luštica Bay team believes that if children are given the resources they require to thrive, they can change and help create a better, more humane world. When orphaned and vulnerable children's needs are met, they are more likely to grow up to be happy, healthy, and capable adults able to spread kindness and give back to
their communities. As a result, civilizations with less poverty, less crime, and stronger families emerge. However, while on this ambitious quest, they need a reminder that someone has their back and that they are not alone. This is where we came in.
As part of the company’s CSR efforts, Luštica Bay team has launched an initiative with the goal of supporting the Orphanage Mladost from Bijela, one of the most well-known shelters for the youngest in Montenegro. As part of this joint effort, the company's personnel have been invited to donate financial resources to this institution, with the goal of improving the quality of day-to-day living conditions for children without parental care.
We are overjoyed to be able to report that through this generous initiative, the company collected 14 500 EUR, which was used to purchase brand new
beds, mattresses, bed linens, blankets, comfortable pillows, as well as new bedroom wardrobes, dryers, etc.
In addition to financial donations, in late January, the company's management organized a day of fun for all 97 children at Luštica Bay, where they were able to enjoy a full day’s program that included a variety of activities in The Chedi playroom and on our playgrounds, a theatre show, a unique gastronomic experience, etc. The legacy of our company goes beyond creating aesthetically pleasing infrastructure and new habitats. As a company founded on family values, we want to be recognized for our profound philanthropic footprint that will inspire others to always aim to not just do better, but be better. Juice from one lemon
A bit of fresh, walnut-size ginger
1 small cup of golden maca
Preparation: Squeeze the lemon into a blender and add the remaining ingredients cut into smaller cubes. Continue to blend the ingredients until they create a homogenous and smooth mass and drink up!
Engaging in as much physical activity as possible is another crucial component of the well-being equation. Although the change to a new season can be exhausting, it is critical to combat this feeling, and we have you covered! To get there, Srđan suggests spending more time in parks and natural surroundings, walking as much as possible, and
staying hydrated at all times. A brisk and energetic walk, adds Srđan, which stimulates our lower extremities, tightens our abdominal muscles and wakes up our cardiovascular system is not just good for our stamina but is a great way to go back to self or simply unwind after a stressful day at work. The ideal duration is no less than 20 minutes, and the minimum pace of movement is 5 kilometers per hour.
