HAPPY 2020

eventeen years ago we launched this publication with hopes and dreams that it would become a success despite the voices of experience that openly predicted our demise. We were unwelcome competition in a very small pond in those days.

I occasionally see them now, those media folk who were so ungracious when we dared to enter their territory and so quick to laughingly write us off, and I wonder how they feel about us now. Actually, I really don’t care how they feel – I never have. I try to follow the advice of my late dad who advocated the principles of hard work and fair play and a healthy disregard for the negative. Over the years these principles have served me well and continue to do so. My beloved Sue and I started this media brand with very little and we put everything we had into making it a success. It wasn’t easy – we didn’t expect it to be, but the rewards have been there in abundance and for that I am eternally grateful. I mention this because there are a huge number of negative influences all around us and as we look at what 2020 and the future holds, it is easy to become despondent, fearful and even angry. None this

is helpful and, as your perception invariably becomes your reality, I think it is now more important than ever to resist the temptation to become negative. I recently read an interesting article, the gist of which is that the world is increasingly designed to depress you and that happiness is really not good for the economy. After all, it hypothesises, if you were happy with what you have, why would you want more? How do you sell an anti-aging remedy? You make people worry about aging. How do you get people to vote for a political party? You make them angry and concerned about race based monopoly capitalism. How do you get them to buy insurance? By Making them worry about everything. How do you get them to buy a new smartphone? By making them feel like they are being left behind. It’s an interesting observation. We are constantly being manipulated towards a state of discontent….unhappiness, if you will. I have a dear friend who is 97 and still leading a full and productive life. He was a contemporary of my late dad and a very successful self-made entrepreneur who built and lost a giant civils empire in his lifetime. He is the happiest man I know and has a wealth of experience and understanding to offer anyone looking for the secrets of life. Top of the list, he says, is kindness – and choosing to be happy. Is it really so simple? I think it is. Before you allow anything to upset you this year this year, do this test. Is it true? Is it helpful? Is it kind? If not, just let it go. Choose to be happy. One theory in

psychology research suggests that we all have a happiness "set-point" that largely determines our overall well-being. We oscillate around this set point, becoming happier when something positive happens or the opposite, afterwards returning to equilibrium. But this set-point, to a certain extent, can be reset, and a large body of research in the field of positive psychology has shown that happiness is a choice that anyone can make. As psychologist William James put it, “The greatest discovery of any generation is that a human can alter his life by altering his attitude." So, choose to be happy in 2020, and choose Life & Style for the best of everything on the North Coast. Together, we’ll make it our biggest year yet.

The KZN North coast area is highly sought after among home buyers and according to Lightstone, median prices of both freehold and sectional title properties in this region continued to strengthen in 2019 while activity remains relatively buoyant – which is expected to continue in 2020. AJOR investments announced during the SA Investment Conference include R6.5 billion by Rio Tinto in Richards Bay Minerals, R2.4 billion by Toyota SA in its Durban plant and the development of SA’s first Club Med beach resort on the KZN North Coast, reportedly valued at R1 billion. In addition, the world’s second largest beer brewer, Heineken, is to set up a production facility on the North Coast near Dube Trade Port, with a R6 billion brewery to be built over the next two years.

Against this backdrop of recent developments one must consider the factors affecting the local residential property market.

WHAT FACTORS INFLUENCE THE ASKING PRICE OF PROPERTY? There are many factors that play a role in determining the asking price for a property. Both buyers and sellers should be aware of the factors that influence real estate marketability as they ultimately determine the value of property. Some of these factors include those of demographic change, progression and regression, and supply and demand. DEMOGRAPHIC FACTORS: According to Harcourts Real Estate South Africa, “An important factor that determines price is the demographic change within a neighbourhood, be it negative or positive. All areas experience transformation, either in the form of growth or decay and these circumstances will severely affect the value of a property when it’s time to sell.” Currently the face of the greater Ballito is changing rapidly. In circumstances where the demand for property far exceeds the opportunities available in the market place, the price of homes and rentals usually increase as people are willing to purchase at a higher price rather than risk no purchase at all. The strong demand for property leads to the building of more housing developments and accelerated growth in supply of property. However, this often results in a surplus of housing which causes the reverse effect in the market, such as South Africa experienced from 2005 to 2008 especially when the market is affected by unavailability of loans, high debt levels and unemployment. CHANGE IN UTILITY SUPPLY: In addition the current problems experienced by local homeowners of

water restrictions and load-shedding factors impact the market. All potential buyers should be aware of additional costs to install water tanks, inverters and generators when considering buying property where in the past they may only have taken renovation costs into account. PROGRESSION OR REGRESSION OF AN AREA: Houses within a neighbourhood that all conform with each other as they are of a similar size and style with the same number of rooms, etc- will all fall within a similar price bracket and a similar value for these properties can be expected. However, the values of properties that do not conform within the parameters of the houses in the surrounding areas may be affected by the principles of progression and regression. The term “Principle of Regression” refers to property of high value that due to its location within an area of lower valued properties is negatively affected and may suffer as its true value is not perceived. Similarly, the “Principle of Progression” refers to an increase in value of lower-valued properties which are in close proximity to houses of higher value. In short it means that the properties around you have a negative or a positive effect on the value/price on your property. LOCATION: It’s all about location, location, location! It is best to buy the worst house in a good neighbourhood at a higher price than the best house in a bad neighbourhood at a lower price. You have to think about the future of your investment and make the decision that will be best for you as a home-owner in the long-run. The secret is to “start selling as soon as you have bought “Ask yourself – Why will someone buy this property again in the future? What are the current trends in the area that may influence you selling on again in the future?

ASHTON INTERNATIONAL COLLEGE, BALLITO OFF TO AN AMAZING START

NEW decade, a new fresh start with some students going to school for the very first time, and some entering their final year of their school journey. “Ashton felt it very appropriate to invite Aaron Mcilroy to start the year off with a great morning for the 2020 Staff Development Programme,” said Mr Joe Erasmus, Managing Director.

Ashton International College continues to celebrate – what better 10th Birthday Gift than another 100% IEB Matric pass rate by the Class of 2019. “Ashton’s matric students produced a brilliant set of results in the challenging IEB final examinations, giving the College another 100% pass rate. Significantly 98,5% of Ashton’s students achieved a Bachelor’s Degree pass, and 100% of all Ashton’s students will be able to study further at a tertiary institution,” said Senior College Head, Mrs Jenny van Buuren. 2019 DUX, Rachel Clewlow achieved the top result with 6 distinctions of which three were above 90% and an aggregate of 86,1%, narrowly missing the 7th distinction. Dominique Schoeman (Proxime Accessit) placed 2nd with an aggregate of 83,86% and 5 distinctions. Ashton’s Top Twelve achieved A aggregates, which is a phenomenal feat. “Today we not only congratulate the top achievers, but every young man and young lady who achieved way beyond their potential through perseverance, dedication and discipline surprising themselves more than surprising us,” added Mrs van Buuren. “As Head of the Senior College I am incredibly proud of the Class of 2019 who showed grit and determination and the 100% pass rate is a reflection of the excellence we strive for. Once

again I am thrilled to see how the students matured and one of the indicators is the fact that 63% achieved B symbols and above, whilst 86,6% achieved C symbols and above. 113 Distinctions were recorded and the Top Ten Ashton candidates achieved 45 distinctions equating to an average of 4,5 distinctions per candidate.,” said Mrs van Buuren. Over and above the 113 Distinctions, 187 B symbols were recorded and 111 C symbols reflecting the depth of our excellence. 65,7% of the students recorded B aggregates, and 94% of our students achieved an aggregate of more than 65% . This was also the first group of matric students who wrote Engineering Graphics and Design achieving excellent results with almost 30% achieving A averages. Significantly the depth of the results is once again highlighted by the fact that Ashton’s averages in 18 out of 19 subjects were above the IEB National averages. Emphasis must be placed on the fact that Accounting was 8% above the National Average, Mathematics 5% above the National Average whilst Physical Sciences and Information Technology were both 10% above the National Average. “Congratulations to Michelle van der Linde who not only achieved two distinctions, but achieved in the top 1% Nationally in Mathematical Literacy with an average of 95%,” said Mrs van Buuren. “We are thrilled that the excellence we continuously strive for extends to every single subject that we offer, with wonderful achievements being recorded. With 66 out of 67 achieving BD passes, I would like to acknowledge every

single student for their commitment and dedication throughout the Matric Trial Examinations and pulling out all stops to increase their overall subject averages in the finals. At this time I would like to congratulate and thank our highly dedicated and professional staff for empowering our students to soar to new heights, and I am eternally grateful to have you all as members of our Ashton family,” said Mrs van Buuren. “It is also with great anticipation that we await the results of the Cambridge International A and AS Level and IGCSE examination results on 16 January 2020,” she concluded. Ashton International College Grade 6 students will also be receiving the results of the external Cambridge Primary Checkpoint Examinations which are written in English, Mathematics and Science and marked in the UK. Ashton continuously strives for Excellence and celebrates the hard work, discipline and dedication that the students displayed making themselves, their families and their teachers so proud. A truly excellent set of results for Ashton during their 10th year celebrations. “Our weekly support lessons and the time and effort the staff put in so selflessly during the holidays and weekends, resulted in

the phenomenal improvement on their trial and year marks. Although the staff place tremendous emphasis on focussing and working hard throughout the year, it is during this last stretch that their confidence was boosted with emotional support from everyone,” said Mr Erasmus, Managing Director of Ashton International Colleges. A total of 11 818Full time and 779 part-time candidates wrote this year’s Independent Examinations Board final examinations, recording an 89,51% BD pass rate and 7,9% Diploma Study pass rate. Even though success in these final IEB examinations is a culmination of many years’ hard work, family members, parents and friends also play such an integral part in the success of these students. “Thank you to every single one of the members of their support group – for encouragement, prayers, and nurturing them throughout this examination period.” We are confident that each and every Ashton student is well prepared emotionally and spiritually for the next stage of their journey and wish them every success in their choice of Tertiary Study

HE 2020 Toyota C-HR may not look dramatically different from last year’s model, but the subcompact crossover is getting updated. The honeycomb grille, headlights, and front bumper and spoiler are all brand new. The fog lights now live in the side vents, the LE trim gets unique 17-inch wheels the Limited grade gets 18-inch wheels), and the entire C-HR range comes with standard LED headlights.

Colours like Blizzard Pearl, Blue Eclipse Metallic, Magnetic Grey Metallic, Black Sand Pearl, and Silver Metallic Knockout carry over. But Toyota also added two new optional colours to the C-HR palette: Supersonic Red and Hot Lava Orange. Both of those hues are available with a black roof only. More adventurous C-HR buyers can option the new silver roof that’s available on the standard Black Sand Pearl paint and available for the first time this year. Fans of the current model’s white roof, though, will be sorely disappointed – Toyota has discontinued the option entirely for 2020. The interior gets a new standard grey headliner, which designers say helps improve the airiness of the cabin, as well as a black leather seating option. The range-topping XLE, meanwhile, adopts a new black sport fabric with blue accents and stitching. While the previous C-HR featured Apple CarPlay, the 2020 model also adds Android Auto and Amazon Alexa compatibility to the 8.0-inch touchscreen.

A NEW WAY TO GROW YOUR OWN LG has revealed a new home appliance that will shrink the distance from farm to table down to just a few feet.

A

T CES 2020 in Las Vegas, the Korean company demonstrated an experimental new kind of refrigeratorlike appliance that's meant for actually growing food instead of storing it.

The

company is still working on a final name but variously describes the appliance as an ‘indoor cultivating machine’ or ‘column garden.’ From the outside, the appliance looks like a conventional refrigerator with a see-through glass panel. Inside are four vertical trays meant for growing vegetables and leafy greens, which LG says will be sufficient to feed a family of four. LG says the appliance is intended to give people access to healthy vegetables year round, which could be useful in regions, or seasons,

where greens can be hard to come by. The firm will supply 24 different types of seed pods that are guaranteed to grow inside the appliance, including romaine lettuce, arugula, chicory, basil, and kale. There’s space for up to 6 seed pods to grow on each of the four shelves, depending on the size of the vegetable selected. Customers will be able to control a variety of climate variables to help keep the vegetables growing optimally. Using a smartphone app, you’ll be able to set automatic times for watering, change temperatures to simulate day and night variances, program the brightness of built-in LED lights, and monitor your plants progress with a tracking tool. There’s no release date or price set, and LG

appears to be gauging its plans for release at least in part on the public response to the demonstration and reaction at CES. This week, one of LG's rivals, Samsung announced their own ambitious new refrigerator, an AI-driven appliance that will monitor grocery levels, order items that are running low, and suggest potential recipes based on its current contents.

WOOD CARE BASICS for North Coast Summers

I always tell people that if you put 10 wood experts in a room and ask them what’s the best product to put on wood you’ll likely get 12 answers. Such is the range of product options for your wooden furniture, both indoor and outdoor as well as decking and cladding. Alen Petrie – Greenhaus, Salt Rock

HE KZN North Coast is easily the decking capital of South Africa. There’s more square meters of decking per capita here than just about anywhere. And almost all of it is in direct sunlight and exposure to the harsh elements is extreme.

Taking advice from your handyman mates around the braai fire is all good and well but it almost never includes any real data or proof to back it up. So here’s some simple and hopefully effective advice to help you make the best decision for your home. This advice is based on my personal experience in the last 15 years of making furniture and working with various species of wood. New wood, raw or untreated wood is what we call wood that has no finish on it whatsoever. It’s here where the decisions you take can make the difference between easy maintenance and a lifetime of hassle and frustration. Getting the right finish on your wood in the beginning is a matter of knowing what’s right for you, and not the salesman in the DIY store. Firstly, let’s set the record straight. Leaving your wooden deck or patio furniture untreated to go grey and fade is a bad idea! It has its charm initially but in this climate two things are certain to happen. The wood will begin to crack severely and decking boards will begin warping and lifting. The second thing that will happen is that white ants, borer beetles and mould eventually become a problem. This, in turn, requires radical treatment which is costly. Treating your outdoor deck or furniture is always a better idea. So what are your options? OILS – Linseed oil, Teak oil and Tung oil are all options. These, however commit you to a lifetime of re-application at regular intervals. They are cheaper than other coatings but don’t last nearly as

long. Danish oil and some specialist decking oils with mould resistant properties are also an option. These are more costly and also don’t last. The oil seeps into the wood but the surface dries up very quickly and becomes susceptible to harmful rays from the sun. SOLVENT BASED DRESSINGS These are normally available in a metal tin (because of the solvents). While they work really well, they are quite costly and take a long time to dry between coats. At least three coats are required. There are a lot of polywax products on the market which are, essentially, polyurethane (liquid plastic) and wax suspended in a solvent like Turpentine. Once the turpentine evaporates, the wax seeps into the wood and the polyurethane dries on top. If applied incorrectly or in the wrong conditions (like extreme humidity) they could become sticky and take weeks to dry, if at all. SILICONE BASED DRESSINGS These block the pores of the wood completely and allow for no water to penetrate the pores. The upside is that your wood is protected for as much as 10 years. The downside is that nothing sticks to it. So if you want to change the look or colour of the item, you may have trouble. WATER BASED COATINGS The technology available today is incredible. Water based coatings are able to replicate all the qualities of the solvent based coatings but the carrier is water. So they dry very quickly, are easy to use, have less VOC’s and are easy to clean up. Even marine grade finishes are available in water based formulas now. These are usually cheaper than the solvent based coatings and are readily available. These are highly recommended.

SOME THINGS TO REMEMBER: • You can put solvent-based finish over water-based finish but not the other

way round. •Coatings are like sunscreen – the darker the colour, the better the protection from the sun •If you want to switch to water based products and you have solvent based products on your wood, you need to sand the item down to raw wood again. •Always stir your coatings properly before use to ensure they are properly mixed •Ideally, use a primer to extend the lifespan of the coating. •Asking the right people for advice is the best way to save you hassle and money.

HE Motion Pillow, which was showcased at CES in Las Vegas, is a memory foam pillow that uses multiple different technologies to help alleviate issues that contribute to snoring.

Using the company’s ‘Sleep Pressure Monitoring System’ - pads inside the pillow that can detect the position of one’s head - the Motion Pillow is able to activate airbags inside the product to give sleepers’ heads and necks a nudge in the right direction. The pillow technology is coupled with an audio detection system that is capable of hearing snores when they happen. Once the recorder picks up on any heavy breathing, it is able to communicate with the Motion Pillow, which then inflates airbags to reposition a user’s head. With an optimally aligned head and neck, 10Minds aims to improve the airflow through one’s nose and reduce the possibility of snoring.

Snoring may be in the crosshairs, but 10Minds also recognizes that any pillow that jostles a user's head too abruptly would be working counter to the Motion Pillow’s intention. As a result, 10Minds says its product is designed to make movements subtle enough that even light sleepers won’t startle in their sleep. While Motion Pillow retails globally for a very eye-

opening $376 (R5 337) on Amazon. The second iteration of the Motion Pillow is slated to be released in April and is currently in the middle of a crowdfunding round on Indiegogo. That device will have an upgraded wireless snoring detection system designed to simplify the process. T is said that there’s no such thing as a free lunch, but even if you manage to bag a bargain meal, it will not taste as good as a more expensive options, according to scientists.

A new study has found that restaurant goers who pay more for their meals think the food is tastier than if it is offered for a smaller price. The experts believe that people tend to associate cost with quality, and this changes their perception of how food tastes. Scientists at Cornell University in New York studied the eating habits of 139 people enjoying an Italian buffet. The experiment revealed that the people who paid $8 (R115) for the food enjoyed their meal 11 per cent more than those who ate the ‘cheaper’ buffet.

Passive Pas sive Exercise at the MOVIES Watching a film at the cinema could be as good for you as light exercise, a study has claimed. Researchers found your heart rate increases as much as it would during light cardio for some 45 minutes in the cinema.

HE body reacts and is stimulated as your brain becomes immersed in the movie and that long period of focus also has benefits for the mind, researchers said.

A trip to the movies could boost concentration and memory by focusing on one thing for so long instead of juggling multiples devices such as smartphones, tablets and television when watching a film at home. In a study of 51 people who watched the 2019 live-action remake of Aladdin, researchers used sensors to track the heart rates and skin reactions of the viewers. The research was carried out by University College London and paid for by Vue Cinemas. The cinema-goers were compared with a group of 26 people who spent the same time reading. The study found that in the cinema people spent around 45 minutes in a 'healthy heart zone' with their heart beating at between 40 and 80 per cent of its maximum rate.

For an average 30-yearold, this could be between 95 and 160 beats per minute. A normal resting heart rate is between 60 and 100bpm. The same effect could be achieved by light cardiovascular exercise, the researchers said, such as brisk walking or gardening. The hearts of people watching the film also appeared to synchronise and beat in unison, which could create a feeling of togetherness, the study added. As well as physical benefits, the problem-solving skills used when trying to follow a plot are a good workout for the brain. Neuroscience professor at UCL, Dr Joseph Devlin, said: 'Cultural experiences like going to the cinema provide opportunities for our brain to devote our undivided attention for sustained periods of time.
