BALLITO TO UMHLANGA

FROM THE EDITOR Editor Dave Charles

Unfolding as it Should

W

E had an opportunity to get away for a quick weekend retreat to the Southern Drakensberg at the beginning of February. My beloved Sue was taking part in a trail running challenge with her barmy army of running friends from Ballito, and I was happy to tag along in support. The barmy army had booked accommodation for the weekend at Lake Navarone near the town of Underberg. The images online got me thinking that this could be the perfect spot to become reacquainted with the mountain bikes that had been mounted on the wall of a spare room of our house in Ballito for almost a year since last we rode them.

My Jeep had just received a slight suspension upgrade and I had taken the opportunity to have a tow bar installed at the same time. I could now attach the bike rack if I could remember where I had last seen it! The bikes came off the vertical wall mount more easily than I remembered them going on. This was because the tyres were now completely flat. I couldn’t even remember what pressure to inflate them to, but a call to Concept Cyclery got that sorted. Eventually, with bikes and gear for the weekend loaded, we set off for the Berg, fuelled by Woolies and an audio book by James Corden called May I Have Your Attention Please, which I can highly recommend, and we reached our destination late on the Friday afternoon. The bikes had travelled well considering the number of potholes on the road and I took a quick ride to re acquaint myself with the workings. As it happens, the bike worked just fine. I can’t say the same for my posterior, however. We were up before dawn to get Sue to the start of the challenge which was about 45 minutes away in the darkness and we made good time with the Jeep performing admirably on that challenging road.

Sue enjoyed the run and we headed back to Lake Navarone after a leisurely country breakfast. Clouds of white butterflies drifted across the fields that we drove past, some of which to my regret, ended their journey prematurely on the windscreen of the Jeep. This is part of an annual migration of the brown-veined white

butterfly that starts in the arid West Coast and Karroo regions and makes its way North East towards Mozambique and beyond. They feed regularly en route – grass nectar is particularly popular but any nectar will do – and they shut down almost completely at night. Millions die along the way and those that make it to the sea, run out of fuel high above the ocean. And so the journey ends. It’s not really a migration, and there is no happily ever after, but they lay enough eggs along the way for the cycle to begin again. We took a ride across those butterfly fields later in the day and, at the edge of

the heart.

the lake, beneath an old willow we found a bench where we paused for a while to absorb the majesty all around us. The bench had been placed there in memory of a recently deceased loved one who had been born in the same year as me. Suddenly I didn’t feel so good. I watched them flutter by, these fragile creatures on their one way mission and I looked at the plaque on the bench and it dawned on me then that we are all on the same journey. And what really matters in the end? The houses and cars, the investments and the portfolios … you can’t take them with you and if that’s the only legacy you leave, it isn’t worth much. Harcourts Dolphin Coast There’s no such thing as a perfect property and buyers know that as well as you do, so when selling your home, you should never give in to the temptation to conceal or be untruthful about any defects or drawbacks that you know about.

Q

UITE apart from the fact that this would be dishonest, it could easily result in a legal dispute that not only wipes out any profit on your sale, but actually leads to a loss, says Gerhard Kotzé, managing director of the RealNet estate agency group.

“At the moment, many estate agents already make use of a defects disclosure form when receiving a mandate to market your property, and the new Property Practitioners Act (PPA) which will shortly come into effect will in fact make it mandatory for all agents to do so. “It will also make it compulsory for such a document to be included in any sale agreement – which means that there will be no real room for argument in future about what defects you may or may not have disclosed to your agent and/ or the buyer of your property.” However, he says, it also means that if it is later discovered that you failed to disclose or tried to conceal any patent defects, you could find yourself in big legal trouble. “The buyer – who would understandably feel cheated – could well have a legitimate claim against you for damages or might even decide to lay a charge of fraud.” Patent defects are the type of problems that you would clearly have known about – for example cracks in a bedroom wall that you decided to wallpaper over rather than disclose. The other type of defects are latent defects, which you probably did not know about and therefore could not have disclosed to your agent or buyer. An example is a pipe in a wall with a slow leak that gives rise to a mouldy patch in a bathroom several weeks

after your buyer has taken transfer of the property. The PPA also stipulates that when a defects disclosure document is not included in a sale agreement in future, it will then be assumed that you did not disclose any defects at all to your agent or your seller, whether you know about them or not, says Kotzé. “And what this means is that even if you did point out certain problems verbally, you could still be in trouble – without any documentary evidence to prove that you did try to be honest about your home’s flaws. “In short then, your best course of action is to appoint a qualified, professional estate agent to market and sell your property, and then be as honest as possible about any problems you are aware of, from roof leaks to a non-functioning pool pump. “An experienced agent will be able to distinguish between serious and small defects – and assess the viability of rectifying certain problems before selling. Sometimes it is possible to add many thousands of rands to the value of a home by spending relatively little.” In addition, he says, enabling your agent to make full disclosure of any known defects to potential buyers is actually likely to make those buyers more amenable to meeting your asking price. They will reason that there are unlikely to be any nasty surprises in store – or any repair costs they have not already allowed for. “And while you might end up selling for a little less than you initially expected, the reduction will in all likelihood be far less than the costs of a legal battle if your buyers should later decide they have been deliberately misled and sue you for damages.”

DURBAN GIRLS’ COLLEGE

W

E are exceptionally proud of the Durban Girls’ College Class of 2019. We are celebrating our IEB Top Achievers and all our girls who achieved their ‘personal bests’ during their final examinations. Our 73 Matric College Girls have done themselves, their families and DGC proud, and we applaud them on this wonderful set of Matric results. With a class average of 77.2%, the Class of 2019 collectively achieved 252 distinctions with an average of 3.5 subject distinctions per candidate.

We would like to thank our teachers for their hard work and dedication; it is through their subject leadership and expertise that our girls receive an enriching educational experience in the classroom. The IEB is an excellent foundation and aligns with DGC’s vision to provide a globally relevant, balanced education and to develop significant women, in all spheres of society. Our aim at Durban Girls’ College is to contribute positively to education in South Africa through producing young women of substance who find their niche and who champion social responsibility, social justice, equality and environmental challenges; thereby enriching our community. The educational experience that our girls receive equips them with necessary skills to be adaptable, and face the realities – and uncertainties – of a world that is changing, rapidly. We believe that it is important to share both their academic achievements, as well as their musical and sporting talents. In so doing, we present a more accurate view of our girls’ commitment to their education and opportunities offered to them which develops their sense of purpose.

A visit to your local florist will definitely score extra points and you'll get more for your money by getting something custom made. After you've had a look around, find someone who works there and tell them the following things: What colours your intended likes, a good florist will usually recommend a couple complimentary colours. If your girl is bolder, go for opposite or contrasting colours. If she's softer, go for a palette of similar shades), how you want it to look and how much you want to spend. (Let the florist know that right away so they can work your budget to its fullest. Don't be shy, or you will end up with sticker shock.) Don't be afraid to be original. Roses aren't for every girl or every occasion. There's a chance you're not the first guy to hand over a dozen roses, so make sure you find some way to stand out! If you do decide to go with roses, ask the florist for recommendations to avoid boring standards. Added bonus: florists will often go over your budget a little without charging extra if it completes the look or enhances their design. They want to take pride in their work as much as you do and will often offer up a nicer bouquet than you could have bought pre-arranged! ♥ Try to avoid going to the petrol station to buy your flowers, but if you absolutely HAVE to resort to this, there are still ways you can class up your act. ♥ Remove the plastic (and the price) from the flowers ♥ Buy some coloured tissue paper or craft paper and some ribbon or raffia or whatever you can find to tie them up with. ♥ Make your own card (hard but worth the effort!) Keep it short and simple. Avoid anything generic or cheesy and make it sincere. Even a few well-chosen words will go further than some over-quoted sonnet. But, if you do borrow a quote from someone, don’t try to pass it off as original – that could backfire embarrassingly and ruin the entire exercise!

HILE most people embrace the idea, psychology professor Gary W. Lewandowski Jr. says the term ‘soulmate’ can be dangerous. It can connote perfectionism — and perfection in relationships is essentially unattainable. “If you believe in soulmates, then you are less likely to work through problems because this person was supposed to be perfect and everything was supposed to be easy,” he says. But being able to confront conflict as a couple is imperative to growing a healthy relationship, he adds.

When people are searching for their soulmate, they can end up on a neverending quest, says Ramani Durvasula, a psychologist based in California. If you believe in soulmates, it’s easy to think that you need someone else to complete you. But a relationship should always be an enhancement, rather than a necessity, she says. Instead of looking for the one, start searching for a relationship that is more realistic, honest and healthy. Here, experts explain how to do it. Make a list Jotting down the qualities you’re looking for in someone can help you hone in on the right partner, says Durvasula. Looking for particular qualities instead of a vague idea — like a soulmate — allows you to be more specific about what you want. Focus more on personality traits and ideologies which generally matter more than factors such as where someone works or what their interests are, she says. Durvasula notes qualities like kindness, compassion, consistency, loyalty and openness as examples of the kinds of traits to jot down.

Observe the relationships around yo Looking to those closest to you is the best way to find realistic and honest relationship goals, according to Durvasula. “A relationship doesn’t happen on Instagram,” she says. Seek out a variety of real-life couple you know well — friends or family — and ask yourself what qualities you admire in those relationships. Try to pick up on the negatives, too, Lewandowski adds. If you don’t like the way one partner is always putting another down, make a mental note of that. Prioritize yourself Being in a committed, healthy relationship starts with focusing on yourself. “Sometimes I worry that when a person is on the search for a soulmate they are trying to fill an emptiness inside of them,” says Durvasula. Spending time working on yourself — whether that’s in your career, personal life or simply who you are as a person — can prime you for a relationship, she says, noting that the best time to find someone is when you’re 100% content with who you are. Being with someone else won’t fill that void, no matter how great the person is, she says. Already in a relationship? Focus on growing both individually and as a couple, Lewandowski says. If you love to run, don’t stop signing up for races just because you’re in a relationship — and encourage your partner to follow his or her passions, too. Then, try to participate in activities you enjoy doing together. You want someone who values your growth as an individual and as a couple since both are crucial components of a healthy partnership, says Durvasula.

LIVE WHERE YOU LOVE AND LOVE WHERE YOU LIVE... It’s the month of love and romantic gestures are top of mind for the Cupids amongst us. Whatever your plans may be, you’ll need a place to execute them. You’ll need a place to set the tone, whether at home or that one special place that means something to you. DIY and décor specialist Allen Petrie offers practical tips on creating perfect spaces.

AMBIENCE IS A SCIENCE. Whenever you walk away from a place and you can’t quite put a finger on why it felt so special, it’s mostly because it’s a carefully crafted offering, appealing to all your senses. It’s equal parts science, psychology and magic and here’s how you do it. Make the environment visually appealing and comfortable. This could mean taking a blanket or a throw to the beach at sunrise or simply clearing the clutter out of your dining area or lounge at home. Less is more. It allows us to focus our attention on what’s important. Scents are a great way of setting the mood. A well-placed diffuser can permeate the whole area, just like fresh flowers or essential oils. It’s a fact that memories are tied to smells and sounds as much as to visual cues.

The feeling of soft furnishings, be it a chair, a couch, some cushions or sand between your toes is a powerful sensory experience that can make you feel relaxed and comfortable. Think of your favourite chair. Is it really your favourite chair because of where it is? My guess is, that it has a particular feel and smell about it that makes it familiar and comfortable. Appealing to all the senses is the easiest way to create the right mood in your home. Gentle lighting, sound, soft touches and a few well-placed items can create an ambience that’s magical. Make stuff Nothing says “I care” more than making something yourself and giving it to your loved one. With even the most basic of tools, there are so many great, quick projects to make. A simple picture frame or gift box mean so much more than store bought items. Countless online tutorials are available on YouTube and makers to keep an

eye out for are April Wilkerson, Steve Ramsey, Anne of All Trades and many others. Inspiration is just a click away. Relax! Finally, the most important thing you can do to set the right tone

is to relax. Don’t get caught up in the Valentines Day hype. Love, in all forms, is important every day, not just on one designated day.

When we stand in a shop, we imagine how a frame would look on the wall, we start seeing so many creative ideas. By painting them we are able to change them with every season. Before we paint, we have to make sure what we would like to create, a smooth solid colour or something different. Lay out your paint sheets and let’s get creating….

PAINTING TWO COLOURS WHAT WE NEED ♥ Panache multi-purpose primer ♥ Panache water based Polyglo (two different colours) ♥ Vaseline ♥ Sugar soap ♥ Scotch-Brite pad ♥ Brush ♥ Mutton cloth This process is where you can be creative. Again start by cleaning the frame with some sugar soap and Scotch-Brite pad, wipe afterwards with clean water and mutton cloth. Apply one coat Panache multipurpose primer. Leave to dry for 24 hours. When dry apply one coat Panache water based Polyglo. Leave to dry and apply Vaseline to only parts of the frame with an art brush. Apply second colour Panache Polyglo to the frame. Leave to dry, use Scotch-Brite pad to remove Vaseline. This will give you two colours on the frame; you can also use more than two colours, this is all about how creative you want to be.

Jon Roberts & Guy Bower

HAVE YOU DISCOVERED BALLITO’S LATEST ATTRACTION YET?

Horizon Cocktail Bar and Lounge

is the hottest place to be in Ballito. Relaxed sea facing views with delectable street food inspired dishes and the tastiest cocktails. Their menu includes burgers, pizzas, pastas, prawns, tacos and sensational desserts. Is this the beginning of a migration towards the old heart of Ballito? We definitely think it is! Our town has so much to offer but recent years have seen the “old town” district, suffering from a steady decline. But there’s change in the air and with gentrification projects like this led by young enthusiastic entrepreneurs like Matt Bower, owner of Horizon Cocktail Bar and Crush nightclub below it which has also been made over, things are definitely looking brighter in the Ballito Village. We can highly recommend a visit to Horizon and our go to suggestion would be a Sweetie Bird Burger paired with an ice cold Corona!

ROMEO ONE

When DISASTER STRIKES They are READY TO RESPOND

IPSS Medical Rescue is synonymous with service excellence in our region. But what many people don’t realise is that their extremely effective technical rescue unit that is often in the media, is entirely self-funded. In conversation with Paul Herbst and Dylan Meyrick from IPSS Medical Rescue, we discover more about the company’s growing capacity in KZN. Q: Tell us more about Romeo One and how it assists our local communities. A: Romeo One (R01) is a technical rescue

unit, crewed by qualified rescue personnel. The 24-hour rapid response unit was started with the intention of assisting both state and private emergency rescue services, operating within the region. The unit is registered with the Department of Health (DoH), in respect of the Emergency Medical Services Regulations. The unit responds to emergencies of varying nature and dynamics. From car accidents to industrial emergencies and protracted search and rescue operations, the unit responds to calls for assistance 24/7. The unit will deploy to neighboring countries or regions, to assist during disaster situations, as was the case last year following the disaster in the wake of Cyclone Idai in Mozambique.

Q: What sort of equipment does the unit carry and what is it used for? A: R01 carries an extensive range of

rescue equipment. In addition to access tools and equipment, the unit caries specialized breathing equipment allowing crews to operate in compromised environments. Hydraulic rescue tools, commonly referred to as the Jaws of Life, are also part of our equipment list and used on a regular basis, to free people from crumpled vehicles or industrial entrapments. Rope rescue and confined space entry equipment forms a large part of our inventory. Lighting, power generation and personnel support are always packed and ready for any emergency. Aquatic rescue capacity is also important to us as we see many water related emergencies in the area. We operate a rescue jet ski and 2 inflatables.

Our teams rely on the trusted Toyota Land Cruiser 4x4 and the Volvo XC90 to access any area, without delay.

Q: How frequently do you respond to emergencies and how much of your business is made up of ‘RESCUE’? A: Rescue can best be described by

an old EMS saying, “Hours of boredom interspaced by minutes of madness”. A lot of the rescue work is weather dependent, and our crews have been known to work up 36 hours in adverse weather conditions assisting SAPS Search & Rescue and K9 Search & Rescue. Some days the unit may stand idle and others may see the unit responding to multiple emergencies. Those quiet days are used for continuous training, skills development and equipment maintenance. While rescue operations form the very core of our existence, as a company, we do not generate any revenue from these dedicated rescue units.

Q: If rescues do not generate revenue, who funds the unit? A: As is the case with Romeo One,

Dylan Meyrick and IPSS Medical Rescue contribute entirely to the funding of the unit. We absorb the operational costs of the unit into our regular budgets and offer this as a free service to our communities. Capital investment into the resource by Dylan in the unit to date is in excess of R1.5m.

Q: How does one access the services of IPSS Medical Rescue, and that of Romeo One? A: IPSS Medical Rescue can be contacted 24-hours a day on our emergency line: 0823 911 911.

For residential estates, commercial and industrial projects wanting to learn more about our retained industrial risk management services, our operations director can be contacted on 076 881 4216
