This season, as we celebrate the joy and warmth of Christmas, I’m reminded of the blessing of home a place where love, peace, and memories flourish.
It’s my honor to help families find their perfect home, a place to share life’s most cherished moments. Wishing you a Merry Christmas filled with joy, hope, and the comfort of those you hold dear.
Dear Boerne Lifestyle Family, 2024 has been a wonderful year for the greater Boerne area. We think of it as a year of giving. Why? So, many people have shared their lives with us through these pages. They have given inspirational accounts of how they have faced and overcome challenges, found ways to support our community, and given to people in need. Some have achieved great success in athletics, while others have blessed us with their artistic talent.
Our amazing team of photographers and writers has given us so many beautiful images and stories worth revisiting! You can go to citylifestyle.com/boerne/issues to revisit inspirational stories, starting with January’s cover story about 86-yearold Ikuko Groesbeck, who has taken her passion for hiking all over the world. There are too many to mention in this letter, so please visit the link and get re-inspired!
This issue features those who embrace giving as part of their lives, expressed through their businesses, careers, and everyday lives. Take Albi Zogaj, a restauranteur who gives generously to our schools (“A Gift That Keeps On Giving,” p. 20). Our friends Jared Calaway and Levi Mawhirter of Genesis Counseling Center give us some tips on handling stress during the holiday season (“Give Yourself a Gift,” p. 32). Our cover story features young artist Mykala Jones, who inspires all of us to tap into our creative voices (“A Very Boerne Christmas,” p. 44). Esperanza is hosting a home tour and shopping event (“Holiday Homes & Festive Pop-Ups,” p. 52), and our gift guide is here to help with your own holiday giving (“Good Tidings For All,” p. 66)!
We appreciate the gift you, our readers, have given us by reading, sharing, and elevating Boerne Lifestyle to an essential part of our community. So, here is what we have to offer—in fact, it is our mission: We will shine a light on all that is good, beautiful, and inspiring within the greater Boerne community. That’s our commitment to you.
Merry Christmas and Happy Holidays,

WHEN LIFE OFFERS YOU A GIFT— EVEN DURING TOUGH TIMES—THIS RESTAURATEUR SAYS TO TAKE IT
Sometimes, an unexpected idea can bring the most incredible gifts—and allow you to give back. At least, that’s the story of Albi’s Vite Italian Kitchen.
In 2020, during the COVID-19 pandemic, Albi Zogaj was pursuing a business degree online. But one day, during lunch with his mother, Mimi, he was struck by an impulse he couldn’t deny. Armed with industry experience and a little luck, he convinced her to buy their first restaurant.
Located on San Antonio’s northwest side, Albi’s Vite quickly made a reputation for itself. Just three short years later, in January 2023, Zogaj branched out by joining the thriving Boerne, Fair Oaks Ranch, Leon Springs community and opening his second location at I-10 and Boerne Stage Road.
“We’ve been blessed in creating this neighborhood spot, bringing smiles to a lot of the locals’ faces,” Zogaj says humbly. “It means a lot to me to build those connections. Our goal is to make an environment where you feel loved.”
Because he grew up in the Mediterranean region of Kosovo, Zogaj finds inspiration in the European culture of his childhood. At the heart of his vision is the belief that good, healthy food can bring loved ones together. His commitment to providing made-from-scratch dishes with only the finest ingredients makes his menu stand out. Zogaj orders everything fresh—from his vegetables to his meats—doing his best to avoid processed ingredients. Even his gelato is sourced straight from Italy. “I feed our food to my brother. I feed it to
“I WANT TO GIVE BACK TO THE COMMUNITY THAT’S KEEPING ME IN BUSINESS.”
my family, so it’s important to me that it’s healthy," Zogaj emphasizes. “Everything we make, we put a lot of care into making sure it has the right macronutrients and the right micronutrients.”
Falling in love with the greater Boerne area has motivated Zogaj to deepen his roots here. He has plans to branch into different culinary concepts in the hopes of providing people with food they love. Though he’s not ready to divulge specifics, he’s scoping out possible locations.
Giving back is also high on Zogaj’s priority list. “I want to give back to the community that’s keeping me in business,” he
says. “That’s my goal—to help the people who are helping me.” His affection for his 8th-grader brother Erion inspired him to build connections with local schools, which he is proud to support through financial donations and occasionally delicious food.
Now that the holiday season is in full swing, Zogaj has plans for the festivities. The restaurant contains two party rooms—one accommodating up to 12 people, the other with room for 60. Catering is also available for dinner at home, corporate, school, and church functions, as well as weddings.
December features festive desserts and holiday drinks, including the “Rudolph.” This vanilla vodka-based cocktail, topped with maraschino cherry antlers, is a customer favorite from last year (see the recipe). And, of course, there’s always the restaurant’s signature wine, “Amore,” a full-bodied cabernet sauvignon from Napa Valley that boasts cherry and blackberry notes. Designed with his parents in mind, Zogaj is quite proud of their vintage. “My father likes drier reds, and my mother likes sweeter ones, like merlot,” he laughs. “So we found a way to bring both together.”
That’s very fitting for a restaurant whose name translates to “Albi’s Grapevine.” But with the warmth and welcome Zogaj offers, it could be called “Albi’s Home” too. He makes a point to be there most of the time and is happy to welcome new guests to his establishment at any time of the year. “My family taught me that food is the one thing—if you put care into it—it just makes your whole day better. I want people to feel that way when they eat here.”

There are many ways to make charitable gifts, but if you’re looking for a method that can provide multiple tax benefits and give you an efficient platform for giving year after year, you might want to consider the donor-advised fund.
Once you open a donor-advised fund (DAF), you can contribute many types of assets, including cash, publicly traded stocks, bonds, CDs, or non-cash items such as closely held business interests, art, or collectibles. You can then decide how to invest the money, possibly following a strategy suggested by the DAF sponsor organization you’ve selected.
The next step involves choosing which charities to support, how often to provide support (such as once a year), and how much
to give each time. You’re essentially free to direct the money to any charities you like, provided they’re IRS-approved charitable organizations.
Now, let’s look at the possible tax advantages offered by a DAF:
A few years ago, changes in tax laws resulted in a vastly increased standard deduction, which led to far fewer people itemizing deductions on their tax returns and having less incentive—at least from a tax standpoint—to contribute to charities. But if you don’t typically give enough each year to itemize deductions, you could combine several years’ worth of giving into one contribution to a DAF and take a larger deduction in

that tax year. Plus, you can claim that deduction even though the DAF may distribute funds to charities over several years.
Once you contribute an asset to a DAF, any earnings growth is not taxable to you, the DAF, or the charitable groups that receive grants from the DAF.
When you donate appreciated stocks or other assets to a DAF, you can avoid paying the capital gains taxes that would otherwise be due if you simply sell the asset and then donate the proceeds to charitable organizations. Plus, by receiving the appreciated asset rather than the proceeds from a sale, the charitable groups can gain more from your contribution, and you can also take a tax deduction for your donation.
While these potential tax benefits can certainly make a DAF an attractive method of charitable giving, you should be aware of some potential tradeoffs. Once you contribute assets to a DAF, that gift is irrevocable, and you can’t access the money for any reason other than charitable giving. Also, your investment options are limited to what’s available in the DAF program you’ve chosen, and DAFs can incur
administrative costs in addition to the fees charged on the underlying investments.
You may want to consult with your financial professional about other potential benefits and tradeoffs of DAFs and whether a DAF can help you with your charitable giving goals. Also, different DAF sponsors offer different features, so you will want to do some comparisons. Because DAFs can have such significant implications for your tax situation, you should consult with your tax professional before taking action. If a DAF is appropriate for your situation, though, consider it carefully—it might be an excellent way to support your charitable giving efforts for many years to come.

They call it the “most wonderful time of the year.” Maybe that comes from the anticipation of sharing a festive meal with loved ones or the excitement of pulling out those Christmas stockings to hang on the mantle. But there are undoubtedly anxiety-inducing aspects, too. “Will I be hosting? How will I serve my family well? What if the conversation at the dinner table goes south?” The questions we ask ourselves in the hope of creating joyous, wholesome memories to look back on often seem endless. And they all can add up so that instead of feeling wonderful, the season feels just plain awful.
While the goal is for everyone to enjoy jolly good cheer around the table or tree this winter, the reality is that we can’t serve our guests well if we don’t take stock of our mental health first. Jared Calaway and Levi Mawhirter of Genesis Counseling Center gave us some tips on handling stress during the holiday season so we can focus on spending time with those who matter most—while keeping ourselves open to and able to enjoy the holiday spirit, too.
“Everyone wants to have that Hallmark Christmas card moment,” says Mawhirter, a Licensed Marriage and Therapy Associate at Genesis. During this season, it’s understandable to want your family and children to leave with treasured memories. Mawhirter and Calaway explain that while it’s great to want everyone to have joyful times and happy memories, it’s essential to manage your expectations. It’s okay to say “no” to an event or two; we’re human, and we can’t fit in every Christmas party. “These expectations all come from a good place,” Mawhirter recognizes. “But don’t hold yourself to the pressure of having to do everything.” Instead, Mawhirter suggested placing priority on your favorite family traditions rather than attempting to pack in all those extra events.
It can be easy during all the holiday hustle and bustle to constantly think about the next move: food prep, gift shopping, and serving the next family member might be the things on our minds instead of the memories unfolding in front of us. Calaway, a Licensed Professional Counselor, discusses the importance of being present and mindful during the holidays—even when we can become distracted by what needs to be done. “If we focus too much on the future, we can develop a lot of anxiety,” Calaway says. Calaway emphasizes that it can be easy to miss out on those moments being made while we’re distracted by everything that’s going on around us. “Leave work, leave the other stresses for another time,” says Calaway. “If we’re too busy planning for the next impending moment, it’s likely we’ll miss the ones happening right in front of us.”
“Explore taking a social media break for that day,” says Calaway. As Mawhirter explains, we all want that “picture-perfect” moment. In this case, social media can quickly become another stressor if we find ourselves comparing our holiday festivities with others online. “A great question to ask yourself during the holidays is, ‘Is social media helping me build relationships, or is it getting in the way?’” Calaway says. It’s as simple as that: if we’re spending time seeing what others are unwrapping under their trees, it’s likely that you might be missing what’s happening under your very own. Calaway suggests taking a 24-hour “fast” from social media to keep focused on the memories being made in real time.
“We can be understanding that we can have a lot more sensitivity to what people might be going through during the holidays,” Calaway reminds us. "We don’t know the trauma that they’re going through.” Calaway explained the importance of showing each other grace during the holiday season, especially when we don’t know what stresses they may be juggling. Perhaps it’s the first Christmas without a loved one, or maybe they’re reliving traumatic memories from holidays past. The reality is that not everyone associates this time with things that are merry and bright. Calaway explains the importance of being empathetic towards others’ experiences with the holidays.
As we go through this holiday season, remember that while our hope is for joy and connection, it's essential to care for our own well-being, too. Managing expectations, staying present, and taking time for ourselves—whether through mindfulness or a social media break—can make all the difference. By being sensitive to the experiences of others and showing grace, we can create a season filled with genuine moments, minimal stress, and room for the true spirit of the holidays to shine through.

Boerne Is the Perfect Destination to Celebrate the Holiday Season
ARTICLE BY JENNIFER EDWARDS

Boerne comes alive during Christmas time with festive activities for everyone that capture the charm and warmth of the holiday season. Even before receiving the official designation of "music friendly," our enchanting town boasts an impressive lineup of holiday activities—including live music—so there is always fun to be had with friends and family. Here’s a guide to December’s musical offerings that will make your holidays unforgettable.
This December, the festive spirit will be palpable with a series of exciting events, highlighted by the Dickens on Main Festival on November 29th and 30th. Visitors can enjoy live music throughout town each weekend, including local Noah Kurtis performing from the balcony of Tusculum Brewing Company.
Mark your calendars for the Weihnachts Parade and Festival on December 6th and 7th and the Toast to Olde Towne Festival from December 13th to 15th. And to cap off the month, Pure Country BBQ will host a concert by Josh Ward on December 28th. These celebrations promise to bring the community together, making the holiday season truly magical.
Boerne's live music scene does not hibernate, with 12 venues offering live performances throughout the week. Many of these spots are family and pet-friendly, ensuring a delightful experience for everyone.
• Free Roam Brewing Co. | A staple in downtown Boerne, this kid and dog-friendly venue hosts live music on the flatbed every Friday and Saturday. Owner Jeremy Affeldt believes that live music fosters community and connection, “Music is the heartbeat of community gatherings. Community is a major heartbeat here at Free Roam. It brings joy, creates connections, and touches the soul. It's one of the rare things that can unite people with different views, bringing them together to enjoy common ground.”
• Pure Country BBQ | Opened just a few months ago, this venue features live music
every Saturday night. The kids can play on a great playground and basketball courts while the adults listen along.
• Salvador Dobbs | This adult-only venue on River Road boasts a lovely patio complete with swings and a fire pit. Owner Veronica Brown designed the space specifically for live music.
• Cibolo Creek Brewing Co. | Offering a pet and kid-friendly outdoor space, this brewery hosts live musicians every Saturday night and Sunday afternoon, providing a relaxed atmosphere perfect for unwinding.
• Brantley’s 259 Bistro | With a spacious outdoor area and a stage, Brantley’s is another excellent spot to catch live music most weekends, making it a fun hangout for friends and family.
• Lost Oak Cellars | The newest addition to Boerne’s vibrant music scene, Lost Oak Cellars offers delicious wine alongside great music every Thursday and Saturday. This venue will quickly become a favorite for those looking to enjoy a relaxing evening in a picturesque setting.
If you're in the mood for a short drive, nearby venues also offer fantastic live music experiences. Tapatio Springs Hill Country Resort provides music on the weekends on their beautiful patio overlooking the golf course at their restaurant, La Cascada. Singing Water Vineyards in Comfort offers a picturesque setting with breathtaking views, great wine, and local talent every weekend.
“MUSIC IS THE HEARTBEAT OF COMMUNITY GATHERINGS… IT BRINGS JOY, CREATES CONNECTIONS, AND TOUCHES THE SOUL. IT’S ONE OF THE RARE THINGS THAT CAN UNITE PEOPLE WITH DIFFERENT VIEWS, BRINGING THEM TOGETHER TO ENJOY COMMON GROUND.” —JEREMY AFFELDT

This local family builds holiday memories for the entire community to enjoy.
Philosopher George Santayana once said, "The family is one of nature's masterpieces."
The Jones family would undoubtedly have inspired his profound insight if he'd lived in modern-day Boerne. Through the Jones CHRISTmas Ranch experience, Mike, Mandy, Micah, and Mykala have entertained families from all over and have built memories that could only come from the imagination of the Jones family.
The Joneses are well-known in the Boerne community for their eponymous Jones CHRISTmas Ranch. The popular drivethrough attraction featuring millions of synchronized lights has become an annual tradition for many families during the holiday season.
This family-run endeavor has had an incredibly profound impact on their youngest, too.
A random encounter with another student artist at a theater camp sparked Mykala to explore her own skills. As she began her daily discipline of sketching and studying the work of other artists, she established her style.
Jones further discovered her artistic voice during the COVID-19 pandemic. "While I was locked in the house for two years, I drew every day and loved it," she explains. "I wasn't all that great when I started; I couldn't draw anything. Others were so much better than me." She also received encouragement from teachers at school. "When I got to middle school," Jones recalls, "Mrs. Cowen inspired me to get into art more. After I started high school, my art teacher, Ms. Conley, has been an incredible support for me."
Like so many artists, her early work drew from what she observed in the work of others.
ARTICLE BY REY LOPEZ | PHOTOGRAPHY BY PAULA VM
She considers local artist Kristy McNelly an inspiration. Jones's humility helped her find confidence in her unique artistic vision. Describing her journey, she expounds, "I thought they were much better than me, and mine doesn't look like that. But then I found my style and didn't compare myself to others anymore."
Now, at 18 years old, Jones works primarily in oils and pencils and has earned recognition locally and globally. In January 2023, she received a Gold Key in the Scholastic Art and Writing Awards from the Alliance for Young Artists and Writers. As a state medalist for three years running, she received the Memorial Scholarship Award, the only scholarship BASE founder Dr. Jen Henderson has given. Jones also received a $10,000 scholarship at the San Antonio Stock Show and Rodeo's art competition.
Inspired by the Dickensian theme in downtown Boerne during the holidays, Mykala designed the image for the cover of this month's issue of Boerne Lifestyle. You may also find her artwork throughout the community, on cards available for purchase at the Jones Christmas Ranch attraction, and on their website.
When asked about life after high school, Mykala said that—like most of her peers—she intends to attend college. "I plan to use my scholarship money to study and do art," she explains. "I don't know what college yet, but I will definitely study art. My parents are very supportive, and I want to keep growing, getting my work into different places, and seeing how far I can go."
However, she plans to stay near home, expressing her desire to remain in the Boerne area. Like her parents before her, Mykala likes the idea of working with her older brother, Micah. He is currently studying game design, and the two have already collaborated on projects. "My brother codes and writes music," said Jones. "I will draw or sketch out the images, and he will add animation to the games he designs."
In his book The Four Loves, writer, scholar, and theologian C.S. Lewis noted that art—along with philosophy and friendship—“has no survival value; rather it is one of those things that gives value to survival.” Art gives us a means of expressing what we cannot put into words and reflecting on the world around us. It can stir emotions, be provocative, and give us insight
Most of us spend our entire lives searching for our true passion. For Mykala Jones, laser-focused devotion to art came at a young age. Her artistic ventures include theater, writing, and art. But it is to her art that she commits her energies.
• When she was twelve, Jones crossed paths with an artist who would spark her interest. "I was at a theater camp and met this girl," she recounts. "She would bring her sketchbook, and I thought that was awesome. I wanted to be able to do that."
• You'll find Jones's artwork on the walls of DeVino Cellars, with a wall dedicated to exhibiting and selling her work.
• Her original drawing "Christmas at the Square" debuts on the cover of this issue.

into our humanity. Young artists like Mykala inspire all of us to tap into our creative voices.
In a short time, Mykala has established herself as a legitimate artist, which goes a long way toward encouraging others to believe it could be possible for them. Jones's story illustrates what's possible with a supportive family and community. She also reminds us that one can never be too young to discover and pursue their passion. Supporting young artists like Mykala is crucial for the development and vitality of our arts community and all of us.
So, this holiday season, while you're meandering through the streets of Boerne, taking in the holiday decorations and festivities,
don't be surprised if you see Mykala’s work all around. You may be simply picking up a bottle at DeVinos when your eyes are drawn to the artwork on display. You might be with your family for your annual trek through the Jones CHRISTmas Ranch, or you might happen upon the artist herself, displaying her work outside of Jac's Personal Touch on Main Street.
Wherever you come across the Jones family, you will never forget Mike, Mandy, Micah, and Mykala's commitment to each other and their collaboration, offering the Boerne community images and experiences to celebrate the holiday season this year and for many years to come.
For 16 years, the Jones family has given the Boerne community one of the country's most impressive and extensive Christmas light displays. ABC featured the Jones CHRISTmas Ranch attraction in season seven of the network's Great Christmas Light Fight.
• 3.5 million lights
• over 15 miles of extension cords
• over 50 computer control boxes
• eight electric services
• over 1000 light-up display items

Giving Your Home a Festive, Cozy Feel Is One of the Best Parts of the Holidays
ARTICLE AND PHOTOGRAPHY BY JESSI EDISON
Creating a gorgeous winter mantel can instantly transform your home into a cozy, festive space. Here’s a step-by-step guide to creating a D-I-Y holiday mantel, including personalized touches to make it your own.
Begin by draping lush garland across the top of your mantel. Use adhesive hooks to secure the garland. Choose greenery with frosted tips, eucalyptus, or pine for a natural, wintery look, and add a string of fairy lights for a soft glow.
Place candlesticks at one or both ends of the mantel. Lanterns filled with battery-operated candles or fairy lights can also work.
Hang stockings evenly along the mantel with hooks or decorative holders that match your decor. Affix name tags to each one made from wood slices, small chalkboards, or metal tags.
Center a large wreath above the mantel. A large mirror or a rustic holiday sign makes a beautiful focal point, too.
Scatter figurines, pine or fir trees, or miniature winter animals along the mantel, and work in pops of color with ribbon. Drape a faux fur throw or holiday blanket on the hearth to add texture, and a basket of soft, decorative pillows to compliment the mantel’s cozy look.

Add birdseed and sunflower seeds to a large mixing bowl. Add in the nut butter and mix well until everything is incorporated.
Line a cookie sheet with parchment paper and place molds or cookie cutters on it. Then, you or your child can scoop the birdseed mixture into all the molds and pack it down. Use a straw or popsicle stick to make a hole in each.
Add a piece of the string, twine, or ribbon to the hole, and tie it into a loop. Place cookie sheet in the freezer for about three hours or until completely frozen.

1/ Taos is an outstanding destination for little ones and novices since almost half of the trails are green or blue. Experts ride up to the top for drops into breathtaking chutes and bowls.
2/ DStay in southern Colorado to find this family-friendly “snow-asis” with over 1,600 acres of skiable terrain that sees an average of 430 inches of powder each year. 3/ The west side of the Teton Range is where you’ll find the “Ghee” and its 500 inches of snow, two mountains, and virtually zero lift lines. 4/ Mad River Glen’s 45 trails rely almost exclusively on natural powder, and experts love the tree skiing they find in one of the East’s most challenging ski areas.
JOIN OUR MISSION TO SPREAD WARMTH AND COMPASSION BY NOMINATING SOMEONE WHO DESERVES A CHRISTMAS BLESSING
“We believe in giving back and serving the communities where we live in a real and tangible way.”
As the Christmas season approaches, we’re reminded of the power of community and kindness. This year, through City Lifestyle’s nonprofit, The Kingdom Building Foundation, we will help people who may be struggling quietly without the support they need. But we need your help to find them.
Over the past three years, this campaign has grown into something truly beautiful, touching the lives of more than 150 families nationwide last year alone. Each year, we’ve seen firsthand how generosity can bring relief, hope, and a renewed sense of faith in others.
One person we had the opportunity to help was an 11-year-old boy diagnosed with a rare eye cancer. After he had to undergo chemotherapy and surgery to remove his eye, his doctors recommended a prosthetic one, but insurance wouldn’t cover the cost, calling it “cosmetic.” When we heard his story, we knew we had to help. Because of this campaign, he got his prosthetic eye and a piece of his childhood back with it.
Another was a wife and mother of two who fought a yearlong health battle and was diagnosed with a brain tumor. Just days before Christmas, she underwent surgery but passed away due to complications. Before her surgery, she received one of our cards and, in tears, told us this gift gave her some peace, knowing her family would have help in the difficult times ahead. It wasn’t just about the financial support but knowing that someone cared.
These stories remind us why this campaign is so meaningful. It’s not just
about writing checks; it’s about telling people they aren’t forgotten and that someone is there to lend a hand. It’s about giving families a moment of relief when the world feels unbearable.
“We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”
Together with Matthew Perry, President, Steven adds that the gratitude from recipients was overwhelming, affirming this tradition’s importance. “We believe God has blessed our company with success,” Matthew adds, “so we want to be a blessing to others.”
We know many more people could use a little help this Christmas, and that’s where you come in. Do you know someone who could use a blessing? We want to hear about them.
To nominate someone, scan the QR code or follow @CityLifestyle on Instagram, where you’ll find the form in our bio. Nominations are open from November 27 to December 10, 2024. Let’s bring hope to those who need it most.
The City Lifestyle Giving Campaign is completely confidential. No identities will be revealed or publicized. All entries will be read, and selections and the amount given to each recipient will be based on the severity of the need. For more information, visit KingdomBuildingFoundation.com
Each week, host Brian Davenport engages with friends and special guests in conversations about how we got here, where we’re headed, and how we can learn from one another to thrive together. We believe that by exchanging cynicism for curiosity, embracing change, and making thoughtful choices that consider people, wildlife, and the spaces we inhabit, we have the power to create a better world.
