Working closely with the client, the development team created a plan to convert the kitchen and living room into a spacious, contemporary area that harmoniously blends rustic charm with modern sophistication. The homeowners wanted a place that felt welcoming and reflected their love of nature, so CROSS brought their vision to life with a design that’s as practical as it is beautiful.

The most significant structural challenge called for a bold solution. To create the desired expansive, open floor plan, the in-house construction teams removed four support columns and replaced them with an engineered network of interconnected, concealed beams to support the structural loads. This created the open space needed to reposition the kitchen and create a seamless flow between rooms. The updated windows were another game-changer, bathing the home in natural light and effortlessly connecting the indoors with the outdoors.

Functionality was a cornerstone of the design. A butler’s pantry was added to bring both style and practicality to the home. It provides ample storage, workspace, and a custom-paneled column freezer to meet the homeowners’ needs. Meanwhile, the kitchen became a sophisticated focal point, featuring a patterned backsplash with a striking gold transition behind the range. This design element adds texture and visual interest, enhancing the overall aesthetic.

Throughout the remodeled areas of the home, CROSS incorporated premium materials and thoughtful details to add warmth and character. Hill Country weather can be wild. Roofs in the area are typically designed and constructed to handle those extreme fluctuations and unpredictable conditions. Durable materials like high-quality shingles and metal are engineered to withstand the scorching summers and hail storms that sweep through our area. Though very durable, these materials are not invincible. Ventilation is also important, depending on the type of insulation in the

attic cavity. I recommend having your roof assessed every three to five years or after a severe storm to ensure the roofing components are still intact and not damaged.

WHEN A HOMEOWNER HAS A NEW ROOF INSTALLED, WHAT IS ONE OF THE MOST IMPORTANT THINGS TO KEEP IN MIND?

Choosing the right material for your climate and home’s structure is critical. The roofing material you select must withstand specific weather conditions while complementing your home’s style and meeting structural requirements. You should consider other factors, too, such as energy efficiency, longevity, professional installation, and warranty coverage.

Keeping the roof free of debris, like sticks and leaf buildup, helps a lot because they can trap moisture and accelerate deterioration. Even minimizing foot traffic to help prevent unnecessary wear can also play a factor. Ultimately, staying proactive and addressing issues early is key to significantly extending the life of your roof and saving money in the long run.

Today, homeowners are rethinking how and where they enjoy movies, music, and entertainment in their homes. Whether it’s streaming a show, hosting a movie night, or filling the house with music, the way people design and use these spaces reflects their personality, lifestyle, and stage of life.

FROM DEDICATED TO MULTIPURPOSE

The traditional idea of a media room as a dedicated home theater is becoming the exception rather than the rule. Many homeowners now prioritize flexibility. “Gone are the days of always designing dark, windowless rooms for projectors,” Nicole Roberts Winmill, Principle Interior Designer and owner of NR Interiors says. “Now, with the high resolution and extra large TVs, a media room can be full of natural light and also function as a bar, game room, or cozy family room.”

For families with children, media spaces often center around convenience and adaptability. A dining room might transform into a theater for sports fans or movie marathons. Dan Sawyers of Audio Geeks says one of his friends did this by installing a projector and screen where a formal dining table would

traditionally sit. In other households, media hubs migrate to less conventional areas. “Some people never use the TV in their living room,” Sawyers says, “but they’ll have a high-quality setup in the bedroom instead.”

As TVs grow thinner, audio quality often suffers. “Soundbars have become the go-to solution for better TV sound without clutter,” Sawyers explains. “It’s about having something that enhances the experience without taking over the room.”

The design of a media space is deeply personal. Empty nesters may gravitate toward cozy, private setups in their bedrooms, while young families prioritize communal spaces that accommodate everyone. Techsavvy homeowners might embrace the latest innovations in smart home integration, combining video and audio for a seamless experience.

“Media rooms are now more open to other main areas of the home,” Winmill points out. “Making them a beautiful, cohesive extension of the rest of the house is ideal for most people.” Sawyers agrees, emphasizing the importance of tailoring systems to fit the user. “The question is always, ‘What do you want it to do? Who’s going to use it?’” he says. “From there, you design it around their needs.”

Amerman's future husband was not just about having a girlfriend. There was something far more significant that set him apart from other guys. "He was trying to recruit people to go to a Young Life camp because we were starting a chapter at our school," she remembers. "We went to North Carolina for the camp, and I ended up falling more in love with Jesus—and with Jarrett! We've been together ever since."

After graduating from the University of Mississippi in three years with a degree in Business Marketing, Amerman worked in the nonprofit sector and medical sales before having children.

She and her husband are the parents of four: Davis, Reese, Sutton, and Avery. Then, five years ago, Amerman decided it was time to reenter the workforce.

"Once I knew I wanted to return to work, I wanted my job to be flexible so I could still be a mom and a present parent." She remembers, "I was always online looking at real estate and scrolling at all the properties on Realtor and Zillow."

Amerman and her husband had flipped a handful of properties that fit her interests well. "I love making a house a home," she says. "I've always been intrigued by real estate, and I thought it would be a good avenue for me to do something that interests me while still having a good work-life balance, where my family comes first."

Now, as a real estate agent with Phyllis Browning, Amerman takes a creative and innovative approach to her work with her clients. "I'm working with some very sweet clients who are buyers, and they want a special, unicorn property. There's nothing like it online, but I remember going to this one house when my son was in middle school. It was the coolest place and just what they needed," Amerman explains. "So, I called the owners and asked if they wanted to sell their house. They said it would take x,y, and z,

and I told them I think I can get that. That's where my sphere of influence has been helpful. It's in knowing what's out there and the people to contact. I think I can make you a deal that will make you happy."

Make no mistake, though—Amerman is about more than helping clients buy or sell their homes. She quickly leverages her life experience to help them achieve what they are really after. "Connection. My clients want to feel connected. That's where I can bring a lot of value, being a part of the Boerne community for twenty years now, we've got deep roots." Amerman continues, "I've got a large, incredible sphere of influence and a community. It's fun to get people plugged in."

Amerman also understands that people express their desire for connection in various ways. "It's a sense of belonging, and when they're coming from other places, it's, 'How do I know my kids are going to have friends?' and 'Where is the closest grocery store?' and 'What are the churches like?' That's what a good agent does. That's wanting more than just a home."

As much as she is committed to helping her clients reach their goals, her enthusiasm for them is surpassed only by her devotion to her family and spiritual life.

"The driving force for the work that I do is my family and my faith, and I put my community after that, so I do what I do for my family and honor God and what I do every day," Amerman gushes. "I really do think it's my mission field. The icing on the cake is getting to be on a career path where my clients become my friends. WHISKEY SUNSHINE SPRITZER

INGREDIENTS:

• 1 ½ cups bourbon whiskey of choice

• ¾ cup fresh-squeezed lemon juice

• ½ cup rosemary/ginger simple syrup

• Sparkling water for serving

DIRECTIONS:

Mix whiskey, lemon juice, and syrup in a jar. When serving, fill the glass 1/3-way full and top with sparkling water. Garnish with lemon or rosemary ice cubes, and enjoy! You can also replace the whiskey with vodka or gin with great results.

SIMPLE SYRUP

INGREDIENTS:

• 2 cups water

• 1 ½ cups turbinado raw sugar

• 1 sachet of herbs (your choice)

• 1 whole citrus fruit or 1 tablespoon dried spices

• Add as desired: herbs (rosemary, tarragon, sage), spices (ginger, cinnamon, cardamom), citrus or fruits (pear, lemon, limes, oranges)

DIRECTIONS:

Put all ingredients together in a small saucepan and bring to a boil. Remove from heat immediately and let the syrup cool for up to one hour. Drain out all fruits, herbs, or spices. To use, add ½ ounce of syrup for every ounce of alcohol.

BATCHABLE COCKTAIL TIPS

Balance : Scale the ingredients based on the number of servings you need. A common starting point is 1-part spirit, ½-part syrup, and 2-parts mixer.

Additions : Infuse spirits or ice cubes with herbs, spices, or fruits ahead of time for added flavor complexity.

Preparation: Prepare garnishes like citrus wheels, herb sprigs, or fruit skewers in advance for easy serving.

Temperature : Keep the mixture chilled until serving to ensure drinks remain refreshing. You can use ice cubes made from the cocktail mixture to avoid dilution.

Label: If you’re serving multiple batches, label each one to help guests easily identify their choices.

INGREDIENTS:

• 2 pounds fresh raspberries, strawberries, or blueberries

• 4 lemons or oranges

• 1 cup fresh mint

• ½ cup lemon simple syrup

• 5 cups freshly brewed tea, your choice of flavor

DIRECTIONS:

In a blender or juicer, combine the juice of two lemons, ¼ cup fresh mint, and your choice of berry. Add the lemon simple syrup and water to the desired consistency for the “lemonade.” Serve by pouring one part “lemonade” and one part tea into a glass. Garnish with a lemon or orange slice, and enjoy! You can add any type of clear alcohol to this drink to make it boozy.

The Hill Country is known for its beautiful scenery but is also home to some of the most potent allergens. For people looking for more natural solutions, here is some of my best advice on how to breathe easier.

Keeping indoor air clean can be your first line of defense. Use HEPA filters in your home to remove allergens. It can also be helpful to shower and change clothes after spending time outdoors to wash off pollen. Monitor pollen counts, keep windows closed during high-pollen times, and plan outdoor activities for when levels are lower. These small changes can significantly reduce exposure to allergens and ease symptoms.

When allergies strike, solutions can work by reducing allergen exposure, calming the immune response, or providing symptomatic relief.

• Saline nasal rinses. These flush out allergens from nasal passages, reducing congestion and irritation.

• Local honey. Consuming honey from your area may help your body adapt to local pollens, though the evidence of effectiveness is anecdotal.

• Quercetin supplements. Quercetin, found naturally in foods like apples and onions, may stabilize cells that release histamine, reducing allergic responses.

• Essential oils like eucalyptus or peppermint. These can open airways and provide relief when diffused or inhaled.

Modulating the immune system naturally and building tolerance requires consistency and time, but these methods can help create a more balanced response.

• Probiotics. Fermented foods like yogurt, kefir, and sauerkraut can support a healthy gut microbiome that’s critical to immune system regulation.

The Boerne Education Foundation gives back by supporting the district’s students—and its future.

Just around the corner from your Boerne backyard, your local community has generously been giving to the next generation. These often unseen, behind-the-scenes heroes have been cheering on and championing the Boerne educational system for decades—all working to make sure Boerne students get the best educational resources possible. This cadre of heroes isn’t clandestine or unknown. In fact, you may have heard of them already. They’re the Boerne Education Foundation.

Founded in 1997, the Boerne Education Foundation—also known as “BEF”—is a nonprofit organization created to raise money and support for all of the diverse educational efforts BISD students need—all the way from pre-kindergarten through high school. BEF finances everything they can help with, from basic classroom supplies all the way to stateof-the-art technology. The group’s strategic vision focuses on supporting innovation, teacher empowerment, and student success by funding classroom grants, fostering partnerships, and supporting programs that align with the district’s evolving needs. Remarkably, the foundation has raised over $8 million for BISD schools since its inception. Together with the community, BEF is paving the way for a future where growth and opportunity go hand in hand.

“BEF has totally changed our classrooms,” says Jordan Moellendorf, the Science Department Chair at Boerne Middle School South. “Most of our classrooms would not run as efficiently as they do without their support.” Moellendorf says she has four checks on her wall from BEF that have all gone to support her classroom, teaching, and students in various ways.

BEF distributes money throughout the district in a number of ways. Each fall, BEF distributes school supply gift cards to every teacher and gives money to each campus on a per capita basis to use as needed. The nonprofit supports district-wide initiatives to supplement BISD’s normal operating budget, and some of the funds are reserved in a permanent endowment that generates income to power giving in future years.

One of the more exciting ways BEF gives is through Teacher Innovation Grants or “TIGs.” Teachers are invited to apply for individual grants that are—as the organization puts it—“funded to transform classroom experiences in order to develop future leaders through critical thinking, communication, collaboration, and creativity.” Through these TIGs, Boerne teachers have been able to acquire everything from everyday supplies to sophisticated classroom technology, providing students with a new layer of learning. “We were awarded $25,000. We chose to transform our physics,” says Moellendorf. She adds that through BEF grants, they were able to purchase highly sophisticated sensors that allow students to actually visualize physics interactions on a screen in front of them as they happen.  CONTINUED

Meanwhile, at Champion High School, welding instructor Dorman Vick says that they were able to purchase a full welding table for students to use, something Vick says you would normally only find in a high-end welding shop. Vick—who founded the agriculture and mechanics department at Champion back in 2006—says that one of his favorite parts about BEF is that they’re able to help make educational purchases that will last for generations, not just for a year or two. “At the end, it creates a stronger student,” says Vick. “It allows them to apply through their hands the knowledge that they’re learning”

This month, BEF will hold its “Rock On” fundraising event, one of their biggest of the year. On this fun-filled night, BEF will honor individual teachers for their passion for educating Boerne students, and they’ll enjoy dinner, live music, and a live and silent auction. Supporters are welcome to donate yearround, but the foundation also hosts multiple campaigns throughout the year to raise funds for Boerne educators and their students.

“What I think is so neat about BEF is that they support every kid in this district, not just pockets of kids,” Vick says. Through the fall campus disbursements, all students can experience the educational benefits of BEF. “Whether it’s core classes or other classes, they cover it from A to Z,” he says. Vick makes it a point to express gratitude and give back to BEF: he and his welding students have actually built projects that are auctioned off at the “Rock On” event. “I can’t thank them enough for believing in the future tradesmen and tradeswomen of our country.”

Moellendorf says her favorite part of BEF is the strong and generous community that has given so much to the education of Boerne’s students. “It’s the

silent backing of them,” she says. “It’s a smile. It’s a wave. I feel their support whenever I see them in the community.” Or as Vick puts it: “BEF has changed many, many students’ lives. It’s more than a ‘thank you’ can say.”

Investing in indoor plants can not only spruce up your living space, but also bring numerous health and well-being benefits

Bringing the outdoors in with the use of house plants is a great way to add color and dimension to your space. We sat down with Jesse Nelson at Family Tree Nursery, based in Kansas, and discussed the benefits of incorporating plant life into your home. “There are plenty of studies on the health benefits of plants, and the evidence suggests that being around plants and caring for plant life increases overall wellness,” explains Nelson. “Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of  purifying the air.” There are a wide variety of indoor plants that work for any space and light situation that you may have. Regardless if you have a green thumb or a black thumb, there are plant varieties that fit your lifestyle. Here are a few of our favorite indoor plants to incorporate into your home.

ANTHURIUM:

Anthurium has gorgeous, colorful flowers and is the easiest indoor flowering plant to care for. It comes in a variety of colors including red, white, orange and purple. Anthurium likes to be dry, so let it go bone dry before watering. Fertilize every so often, especially when blooming. These plants do not like direct sunlight and can be repotted every three to five years.

HOPE PEPEROMIA:

This cascading plant is gaining popularity due to its succulent-like leaves and also because it is fairly easy to care for. The Hope Peperomia likes medium to bright direct sunlight. It does well as a tabletop plant or a hanging plant. Watering is only needed one time a month regardless of plant size.

This is a slow-growing variety that is architectural and compact. This plant is a great statement piece and looks great in an entryway or by a chair. There are a lot of varieties and colors of the Dracaena. They are very resilient in low light and are great for an office space with little or no light. They like to stay on the dry side, so they like to be watered when they are about ½ to ¾ of the way dry. When watering, give it a good soak. Pro tip: A moisture meter can be purchased and used to determine how dry your plant is to help determine when it is time to water again.
