Your Place Called Home
I
've always believed that home is where the heart is. Feelings about home bring about thoughts of love and family. Maybe home is where you left your heart in search of the world and then realized there's no place like home.
As one easily taken over by nostalgia, home is where I was a child, was part of large family, climbed the neighborhood trees, and played tag. Home is where I learned right from wrong, that I was the youngest with little clout, and practiced the violin. Home is where, regardless of the fun I was having, I had to be by five o'clock for family dinner, only to be embarrassed by all the stuff you told your siblings not to tell being exposed to all. But today I'm a single parent whose only child has left the home and, like many in this situation, home is where my dogs are. How about songs about home, like Simon and Garfunkel’s “Homeward Bound,” “ Our House” by Crosby, Stills, Nash and Young, “The House that Built Me” by Miranda Lambert, and one of my favorites, “Car Wheels on a Gravel Road” by Lucinda Williams. We lament the home as a place where "real" things happen, as in real versus the falseness of the rest of the world. Undeniably, the home has and does have a special place in our hearts and as a result, we spend a lot of our time making our house a home. Here's to finding, building or designing that space and creating a place where you and yours will create memories in a refuge you call home. Many Blessings!

any interior design companies are all about choosing furniture
and wall art. But there aren’t many that focus on an entire building or remodeling project from start to finish. Cornerstone Design has been providing professional interior design for a wide variety of markets in the Treasure Valley since 1992. “We do residential, multi-family,

hospitality,
entertainment, and more,” says Owner Suzie Hall. “Our offerings are what we call full-service interior design. We provide everything from space planning through interior design to lighting, furniture, window coverings, art, and accesDining Room
sories.” Cornerstone even works with builders and architects from the early planning stages of a project to ensure the best end result. This holistic approach to interior design is not the only thing that makes Cornerstone Design unique. “Another thing that sets us apart is our years of experience in this market,” Hall says. “We offer a really high level of expertise in our industry and we also are influenced a lot by travel and other cultures. Our designs don’t look like typical Boise designs. We always get the comment, ‘Wow, where did you think of that?’” Hall says she and her staff take individual research trips and gather ideas from previous places they’ve lived and traveled. Last spring, she took her design team to New York for a design inspiration trip. Hall says many Treasure Valley homes have a rustic, mountain style, depending on when they were built, instead of a more contemporary or modern style that is popular in places like New York or Los Angeles. “We fully believe we’re designing for our clients, not ourselves,” Hall says. “That’s why we don’t want to have a ‘look’

the process with an intake meeting with the client where they download everything the client has in their mind about the project. “That can range from Pinterest boards to photo clippings or emailed links,” Hall says. “We also give them a questionnaire to fill out about personality and lifestyle. That really goes a long way in helping us get to know our clients.” Intake meetings lead to design meetings, and once construction starts, the Cornerstone designers make site visits. One of Cornerstone’s most notable projects is the old Paul Revere Estate, which many will recognize as a Boise icon. Hall says the home and pool were taken down and they started from scratch and ended up with over 7000 square feet of new construction. “We worked with the client, builder, and architect from early on in the process all the way through to hanging the art,” she says. “It’s a high-tech, fully automated home.” The nearly three-year project includes a large chandelier, custom designed by Cornerstone Design and fabricated by Boise Art Glass and a local metal worker. “We love working with those local craftspeople who produce works of art that we can integrate into our design,” Hall says. One would think that a project of that size would be all consuming, but Hall says her team is able to work on 10-15 projects at a time because they’re all in different stages of design and construction. “We like that because it keeps things interesting,” she says. Hall herself took a non-traditional route getting into interior design. A career in the office furniture industry led to interior design for commercial clients, and finally her NCIDQ, a professional qualification from the National Council for Interior Design. “I have a lot of favorite parts of the work,” she says. “I love the conceptual and space planning stages. You start with a blank canvas and get to create how a home is going to lay out and how clients will live and flow through the space.” Hall says sustainability also plays an important part in what Cornerstone Design is all about. “We have a great portfolio of sustainability projects,” she says. “Sustainability is inherent in projects we do. We choose finishes and materials that don’t off-gas, with recycled or environmentally friendly content, and we try to use local crafts people whenever we can to make furniture or do work on our projects.” And even though the majority of the workload takes place before a home is furnished with furniture and art, Hall says the mark of a great project is being able to

ou want your new home to be built with premium quality construction by first-rate contractors who get it right the first time. And that’s the core ethic behind Flaherty Custom Homes in Eagle. Owner and President John Flaherty says the key to his company’s success is having a solid team of first-rate, experienced professional subcontractors “you’ve worked with over and over again, you know what kind of work they do, and they know what I expect out of them.” What Flaherty expects out of them is quality craftsmanship from start to finish, “and that’s how we get the job done," he says. "We’ve really tried to hone in on not having houses where people have subcontractors there the rest of their lives." Flaherty offers the expertise of having built 400 homes. Combining that kind of experience with an excellent professional subcontractor team means clients can sleep well at night, having placed their home-building needs in his hands. Flaherty's interior design team, for example, “takes a lot of the burden off” the buyers as far as their selection of colors of the house, appliance packages, tile, carpet and wood flooring and more, “so they’re not second-guessing themselves,” he says. Flaherty is building a beautiful custom home in Meridian for his interior designers. Replete with a swimming pool and extensive landscaping, the roughly 4,000 square-foot, single-level home features upgraded tile and cabinetry, a bonus room upstairs, and a 1,000 square-foot garage and detached RV garage, featuring a loft with a bathroom. The home boasts engineered hardwood flooring through about half of the downstairs, interior wood beam, a hidden pantry and a barn door feature that closes over the family room. “It’s a feature that people love today,” Flaherty says. The owners upgraded to a high-energy efficient furnace with zone systems throughout, and included low-voltage electrical systems. The overall cost for the home and amenities is $865,000. You’ll pay a little more for the high-end homes Flaherty builds. But, like anything really worth buying, paying more up front for a Flaherty home can save you numerous headaches and expenses down the road. “You really do get what CONTINUED >

you pay for,” Flaherty says. “You can’t just take the lowest bid everybody gives you to build a house, or you’re going to face warranty issues over and over again. You’re going to pay more in the end than if you just do the job right the first time.” Flaherty started out as a subcontractor in the glass business and did new-construction shower doors and mirrors. “Through that I realized how inefficient some of the people working on houses were,” he says. “They made it look like just about anybody could do a better job than some of them.” Flaherty knew he could, and with the help of one of his best friends – who had built “probably a thousand houses” – he created John Flaherty Construction in 1996. Starting with entry-level homes, Flaherty moved up into the mid-level and “started a pretty good production of homes,” he says. “We built almost 55 houses one year, which was a pretty good clip for us after only building houses for about four years.” He stayed at that level of construction until he started building larger homes, which were more involved and required adding staff. Flaherty and his team were building almost all spec homes “about as fast as we could, because they were being purchased about the time we reached sheetrock stage,” he says. Gross sales reached $18 million in 2005. “You can probably tell what happened after that,” he said. After surviving the recession, the housing market began a new boom and Flaherty moved into building highend custom homes almost exclusively, in prices ranging from $250,000 to $1 million-plus, and renamed the company Flaherty Custom Homes. Although he does build a few spec homes to “keep product up for people to look at,” most of what he builds is new from the ground up, built to customers’ exacting specifications. His clients are primarily cash customers, and private investors, rather than banks, comprise much of his financing. He is enthusiastic about the future and sees boom times ahead for the building industry. “I don’t see this building trend slowing down for many, many years,” he says. 20

The Thermal Solar Difference AN AFFORDABLE SOLAR SOLUTION ARTICLE EMILY COLTON | PHOTOGRAPHY PROVIDED
T
he first thing Carl Simpson, owner of Renewable Energy Northwest, said when we sat down to discuss his business? "It can be complicated to explain solar thermal." After discussing his business and comprehending the very basics of how it works, one would agree that understanding thermal solar energy and HVAC systems can be a bit intimidating. However, the savings and footprint reduction possible with this clean energy alternative is impressive. The following will provide the basics of why solar thermal is often a superior green-minded and money-saving option to traditional renewable energy systems. Solar Thermal - 101 In short, solar collectors (solar panels) absorb ultra violet energy from the sun and transfer the energy into hot water, providing the energy for systems such as water heaters and heating for HVAC systems. Because water heaters are continually keeping the water heated, according to the Department of Energy, hot water systems account for 25 percent of the energy load of a typical home. HVAC systems typically account for 50 percent of average home energy costs, according to Simpson, "these two solar thermal solutions alone can impact a household up to 50 percent of their home energy costs. 26

A homeowner can even go a step further with a “whole home solution”. This entails using solar Thermal, LED lights and solar PV for the most complete solar solution. The primary difference between a solar PV and solar thermal is efficiency. Solar PV requires direct sunlight and therefore is only 17 percent efficient. However, the evacuated tube technology of solar thermal works using ultra violet rays, allowing a capture of energy 94 percent . "You know how you can still get a sunburn when it's cloudy? It's the same concept,” says Simpson. “Ultra violet rays are present in most weather conditions.” Environmentally Responsible According to CleanTechnica.com, "With so much energy consumption in the US directly attributed to the heating and cooling of air and water, solar thermal heating and cooling plays an important role in providing economically viable and environmentally sustainable solutions for supplying these essential needs." Although implementing thermal solar solutions into your new home build is an ideal opportunity, existing homes can benefit from solar as well. “We can easily install a solar thermal water heating system, CONTINUED >

as well as install solar thermal HVAC systems within existing homes" Simpson says. Having provided these services to 200 environmentally conscientious consumers in Idaho and Eastern Oregon in the last seven years, Renewable Energy Northwest brings a wealth of experience in saving area residential and commercial customers significant energy cost savings. Commercial installs include: Car washes, Laundromats, apartment complexes, Ag shops, and manufacturing plants, with phenomenal results. This is in addition to both Federal and State tax incentives. Tax Incentives and Solar Thermal Payback For residential installs, Federal programs provide a 30 percent tax credit of the installed cost of a renewable energy project. In addition, the state of Idaho allows for a tax deduction of 100 percent up to $20k spread out over a period of four years (40 percent, 20 percent, 20 percent, 20 percent). For commercial installs, total incentives can be as high as 82 percent of the total project cost. Parting Thoughts
Are we home? Yes. ARTICLE ALEX KIESIG | PHOTOGRAPHY PROVIDED
A
year ago, my company offered me a promotion—a showcase account, more money, opportunity to grow. The position was in Washington, which meant moving from Boise, where we’d lived for 30 years. My wife and I visited the new place on a sunny glass-clear March day. The job looked challenging, but in a good way. We questioned everything else—about finding a house and career opportunities for my wife. And: where is a brilliant but socially awkward veterinarian, a reliable dry cleaner, a decent thin-crust pizza place, an esoteric Asian market? Where will we find friends? We said yes. A two-year commitment. But knowingly, we said, we would wait to buy. We’d rent out our house in Boise. That meant we said yes to painting the outside, yes we should take down the ramshackle patio cover, and yes, of course, we should paint the patio itself. Yes we needed a new water heater, yes new raingutters, yes we should fix the lawn, get a new mailbox, redo the bathroom from shower tile to new vintage buttercup toilet. Yes to all. No to the garden this year—we could be gone by the end of May. This was not technically our first house, but it was the first we had bought, the first place we lived together that really counted. The house was built in 1953, decked with oddities like louvered windows and faux wood paneling everyone told us would be easy to rip out, which we instead painted bright orange. 34

In the backyard, hammock-distance ash trees, and two towering blue spruces. In the front, a lamppost under a massive elm, whose hands stretch out over our roof and nearly across the street. It needed love, and we had never had the time or money to do it. Suddenly now, every weekend, we worked on the house. (No two people in love should refinish their kitchen cabinets, especially with a deadline.) Freshly painted white, and with the front door painted the tangerine color we’d discovered under the doorknob, and with the white brick planter now full of greenery, the house glowed happiness. Getting it ready for someone else—who might think mean thoughts about its quirks—felt strange. It was becoming the house we’d envisioned, the house we wished we could find in Washington. The timeline for moving kept shifting, and the contract for the new business was in doubt. At the end of the night on her best friend’s wedding, where it felt like we were saying goodbye to not just friends but Idaho as a whole, I asked my wife if she was happy about going to Washington. “Well, I’m not happy,” she said, a little weepy. “But it’s what we have to do.” I told her we could say no. And so we did. While backing out of the move was a little difficult, the decision was easy. Washington is pretty. But we already have a home.
