Planning To Sell Your House in 2025? Start Prepping Now

If your goal is to sell your house in 2025, now’s the time to start prepping. Even though it might seem like there’s plenty of time between now and the new year, you should get a head start on any updates or repairs you want to make now. As Danielle Hale, Chief Economist at Realtor.com, says:

“ . . . now is the time to start thinking about what you need for your next home and then taking those steps to prepare to list . . . We have survey data that says 47 percent of sellers are taking longer than a month to get their home ready to sell, so getting them to start that process early can mean more flexibility.”

By starting your prep work early, you’ll give yourself plenty of time to get your house market-ready by the end of the year. But be sure to partner with a great agent before you get started, so you have expert insight into what repairs are worth it based on your local market.

Why Starting Early Is Key

To get the best price and sell quickly, it’s important that your home looks its best. And that means it’s up to you to make the necessary repairs, declutter, and even consider updates that could add value as part of getting your house ready to list.

By starting now, you can tackle things one task at a time. Whether it’s fixing that leaky faucet, refreshing your landscaping, or painting a room, getting an early start gives you the flexibility to do the job right and with as little stress as possible. For example, homes in our area are selling quickly with updated kitchens, depending on the look of your kitchen, I might suggest focusing on minor kitchen improvements rather than spending money on other areas that won’t offer as much return. I can also help you figure out if tackling larger projects, such as replacing your roof or upgrading your HVAC system, is worth it based on other recently sold homes. Another consideration is the requirements that your buyers insurance company will require in order to provide a homeowners policy on your home. Just because you have an existing policy does not mean the insurance company will not require additional upgrades in order to bind a policy for your new buyer. Not all renovations are created equal, and focusing on upgrades that offer the highest potential for increasing your home’s value is key.

And remember, it’s not just big-ticket items that can have an impact. I will also recommend smaller details – like cleaning up your yard, adding fresh mulch, or painting your front door – to make a real difference in how buyers feel about your home. The Nutcracker Turns 30!

When the curtain rises this month on Pacific Festival Ballet’s “The Nutcracker,” there will be a renewed spring in everyone’s step! The resident ballet company at the Civic Arts Plaza celebrates their 30th anniversary season performing this holiday classic on the Kavli stage for 3 decades!

“PFB’s 30th anniversary is a landmark event for us and the community,” says Artistic Director Kim Maselli. “I remember taking the hard hat tour back when the property was under construction, imagining the shows we would someday produce. It continues to be a gift and an honor to hold our residency in this beautiful theatre. The Kavli stage has become our playground to create original ballets and preserve the classics such as ‘The Nutcracker,’ ‘The Sleeping Beauty’ and ‘Cinderella.’”

With a desire to bring something memorable to the audience and this year’s cast, Maselli decided to re-create several scenes throughout the ballet to commemorate this special season.

fig & honey brie

The perfect cheesy fall dip that is both savory and sweet. The chopped pecans add a subtle crunch that makes this irresistible.

ingredients:

• 8 ounce brie wheel

• 1/3 cup fig spread or jam

• ¼ cup pecans

• 2 teaspoons honey

• 1 teaspoon fresh rosemary, chopped

• 1 teaspoon fresh parsley

directions: Place brie in a baking dish. Spread the fig spread on top of brie and sprinkle with chopped pecans. Drizzle with honey. Add fresh herbs, and bake at 350 degrees for 20 minutes. Serve with pita chips or crackers.

This savory dip is quick and easy to assemble and is perfect to serve with fresh veggies or crackers of any kind.

ingredients:

• ½ cup plain Greek yogurt

• 1 whole garlic bulb, roasted

• 1 ¼ cup feta cheese

• 3 teaspoons olive oil

• 1 Tablespoon lemon juice

• ½ teaspoon dill

• 1 teaspoon parsley

• Salt and pepper to taste

directions:

First, cut the head off of the top of the garlic bulb, and drizzle olive oil on top. Wrap in foil, and place it in an oven heated to 425 degrees. Roast for 30 minutes or until soft. Squeeze roasted garlic into a bowl, and set aside. Next, add the yogurt, feta, lemon juice, salt, pepper and water in a blender and lightly blend. Add the roasted garlic and blend until smooth. Transfer to a serving dish and sprinkle with fresh herbs. Serve with crackers or fresh vegetables. Enjoy!

COMMUNITY SERVICE IMPROVES LIVES

Conejo Valley seniors dedicated to sharing their skills with the community make a difference every day, impacting countless lives through their participation in the Conejo Senior Volunteer Program.

Created to provide an opportunity for adults 55+ to use their life experience and skills to meet local community needs, CSVP partners with more than 75 local nonprofits to present meaningful opportunities that help the senior community maintain greater levels of health and well-being through positive physical and social engagement. This year, CSVP volunteers have served more than 180,000 hours at area nonprofits, including American Red Cross, Food Share, School on Wheels and Westminster Free Clinic.

“Based on Independent Sector’s estimated value of volunteer time, that is over $5 million worth of human resource contributions that has been volunteered to local organizations each year,” says CSVP Director Julie Spivack.

Sponsored by the Conejo Recreation and Park District, the program benefits the community as well as the seniors themselves, who reap the benefits of volunteering. CSVP’s seniors enjoy making new friends, staying active and involved, sharing life experiences and making a positive impact through their service.

“A pertinent part of this program is to ensure that our volunteers know how much we appreciate them and what they mean to us and our community,” says Spivack. “We have a large Volunteer Appreciation event throughout the year to celebrate our volunteers. We also make sure our volunteers

feel special on a daily basis. We call them for birthdays, send thank you notes, give hugs or just say a simple thank you.”

Each year, CSVP’s volunteer workshop groups, including the Busy Bees, Teddy Bears, Crafters and Nifty Ladies, donate over 2,000 handmade items to local nonprofits. Using supplies donated from the local community, the group makes pillowcases, blankets, stroke aprons, mastectomy pillows, scarves and teddy bears for organizations like James Storehouse, Los Robles Hospital, Hospice of the Conejo and the Autism Society.

Each week, CSVP seniors volunteer with the Senior Nutrition Program to provide nutritious lunches at the Goebel Adult Community Center Monday through Friday, from 11:30 a.m. to 12:30 p.m. Senior volunteers also manage the CSVP Boutique, located inside the Goebel Adult Community Center, offering handmade items such as baby clothes, aprons, blankets, and stuffed animals, as well as seasonal holiday items, crafts and an assortment of greeting cards. Annual events include the Wellness Fest in January featuring service information, health screenings and entertainment catered to seniors and Charity Karaoke Sing for a Cause fundraiser each October supporting 20 local nonprofits. They also provide a Free Income Tax Program for seniors age 60+, preparing over 2,500 tax returns.

Do More of What Makes You Happy By Celebrating Every Day

As I think back on my life, there’s so many things to be celebrated. You celebrate when you’re young and all of your birthdays are so exciting. Then you’re celebrating your graduations from each grade in school, and then you’re celebrating your businesses and achievements.

Then you’re celebrating your marriage, your babies, your parents and the people that are in your life. Hopefully by the time you’ve reached this chapter in life, you have so many memories that you have celebrated that your whole life becomes a celebration; that might be why they call it your celebration of life. Life is really black and white; we just don’t realize it until we get closer to the end.

So, my friends, as I’m writing this, don’t wait for a special occasion. So many people have a bucket list; have a wish list instead and make sure you check it off. Don’t wait to lose weight. Don’t wait till

your home is decorated, don’t wait until your children are grown up or for anything else you can add to this list.

Also, don’t hold grudges, as you are the only one they hurt. Have something to look forward to every day. Most importantly, don’t wait for life, because life will pass you by. You don’t want to leave any life on the table. I encourage you to look at life and business on the brighter side, because there’s always a lesson behind every celebration and something to be grateful for.

Do what you love and not only will you never work a day in your life, you will have truly celebrated your precious time here and you will have a lot of cherished moments.

Prospector Ranch partnered with James Storehouse to host their first ever Fall Family Fair on September 28th! James Storehouse is a local nonprofit organization that helps children "from cribs to college" within a wide demographic—children in foster care, youth aging out of foster care, children who have been commercially sexually exploited, children "at-risk" of removal, and all their caregiving families.

James Storehouse hosted their Fall Family Fair in partnership with the Mark and Jacob Iskander Foster Care Ministry to provide a fun event for foster families and

their children. There were numerous games where children were able to win and collect prizes, a petting zoo where they could pet and feed different farm animals, a DJ with a dance floor to get all their wiggles out, a catered dinner from Stonefire Grill for everyone, and Western-themed cookies to take home as a sweet treat. Caregivers and their children enjoyed themselves, and there were so many smiles shared throughout the evening! Prospector Ranch, a local guest ranch and event space, was happy to be able to host it for the community.

As the Christmas season approaches, we’re reminded of the power of community and kindness. This year, through City Lifestyle’s nonprofit, The Kingdom Building Foundation, we will help people who may be struggling quietly without the support they need. But we need your help to find them.

Over the past three years, this campaign has grown into something truly beautiful, touching the lives of more than 150 families nationwide last year alone. Each year, we’ve seen firsthand how generosity can bring relief, hope, and a renewed sense of faith in others.

One person we had the opportunity to help was an 11-year-old boy diagnosed with a rare eye cancer. After he had to undergo chemotherapy and surgery to remove his eye, his doctors recommended a prosthetic one, but insurance wouldn’t cover the cost, calling it “cosmetic.” When we heard his story, we knew we had to help. Because of this campaign, he got his prosthetic eye and a piece of his childhood back with it.

Another was a wife and mother of two who fought a yearlong health battle and was diagnosed with a brain tumor. Just days before Christmas, she underwent surgery but passed away due to complications. Before her surgery, she received one of our cards and, in tears, told us this gift gave her some peace, knowing her family would have help in the difficult times ahead. It wasn’t just about the financial support but knowing that someone cared.

These stories remind us why this campaign is so meaningful. It’s not just

about writing checks; it’s about telling people they aren’t forgotten and that someone is there to lend a hand. It’s about giving families a moment of relief when the world feels unbearable.

“We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.”

Together with Matthew Perry, President, Steven adds that the gratitude from recipients was overwhelming, affirming this tradition’s importance. “We believe God has blessed our company with success,” Matthew adds, “so we want to be a blessing to others.”
