And so does this issue! March is our home issue and we begin it by looking forward to cover star Lauren Akins. Akins released her book in late 2020, Live in Love: Growing Together Through Life's Changes and took some time to chat with me about it and about what home represents to her. We also feature quite the portfolio of articles about all things home - organizing, easy updates, antiquing, kitchens, framing, smart homes, etc. Phew! We all spent a

Tennessee native returns home to find happiness at Avenida. After reviewing the floor plans and having multiple discussion with the leasing consultants, she decided Avenida Cool Springs would be the ideal fit for her at this stage in her life. Edie was very pleased at how the Avenida team managed her move during the pandemic. She explains, “They have a process in place for move-ins, which was seamless and reassuring. The community is immaculate. Everyone wears masks, stands 6 feet apart and constantly cleans the shared amenity spaces. They are just super careful with everything. In fact they bend over backwards for the residents and work so hard.”
After getting married, Tennessee native Edie Martin moved to Northern California where she resided for over 40 years. She always hoped to return to her beloved home state. After her husband passed away, she decided that the time had come for a return to Franklin to be closer to her sister and other family members. This past summer, Edie and her daughter took all possible precautions as they drove across the country during the COVID-19 pandemic, making her journey back home. Finding the right living accommodations in Franklin was very important to Edie. After downsizing and selling her home in California, she decided that she no longer wanted to be a homeowner. While she did consider options such as living with family or renting a single-family home, she recalled watching Avenida Cool Springs being built during one of her trips back to Franklin and decided to do some research.
One of her favorite things about living in an active adult community is Avenida Cool Springs’ resident enrichment program, 5 to Thrive™, built around daily programming centered on mental, spiritual, and physical wellness. She recently discovered the acrylic painting class and fell in love. “I had no idea that I would love it so much. I find it therapeutic.” In addition to art classes, Edie also loves to engage in fitness classes offered at the community and attends online courses from the comfort of her apartment home. It was also important to Edie to be around other people and be part of a community. Unlike many conventional apartment communities, Avenida Cool Springs “feels more like a village of like-minded people.” And even in this environment, there are activities which help residents stay connected while following CDC, state, and local guidelines. Having that social connection and access to resources is important for a lot of the residents. The location of the community, in the heart of Franklin, also makes it easy for residents to visit family nearby.
If you are curious to see and learn more about Avenida Cool Springs, call (615) 395-6744 today to schedule a private in-person or a virtual tour. Visit TheAvenidaLife.com.

AN
D DE S IG N EVER SINCE ANDREA SHEALER WAS LITTLE, ORGANIZATION AND DESIGN HAVE BEEN A PASSION. Her mother often said the favorite part of play dates for Andrea was when her friends went home and she got to clean up. Not only did she love to clean her room, but she liked to make it look different and was constantly redesigning it. After a trip to Waco, Texas she was inspired by her favorite design duo, Chip and Joanna Gaines, and began researching “everything available” to start her own business. Andrea had her first client in January 2020 and has watched her dream of “creating space” come to life. Andrea’s goal has always been to “really listen” to the client; both their needs but most importantly, what they feel they can maintain. If a space doesn’t fit needs, “it’s a waste.” The end goal is for the client to love the design and for it to be realistic. Andrea provides both interior design and organization or will focus more on one aspect if a client prefers, though she is quick to point out that all her spaces flow and look nice. Rather than 3cm, but just as durable. The industry is moving to thinner, sleek counters to prep meals. It compliments the minimalist trend we’re seeing with home decor. The porcelain countertops by Dekton are heat, scratch, and stain resistant. The Warners chose two different colors to create contrast. Their existing black island now has a metal looking countertop and there is a concrete infused style on the surround.

Sonic-inspired Ice Machine
Have your beloved drive-in’s crushed ice in the comfort of your home. The Warners specifically chose to install a Scotsman Ice Maker in their kitchen, conveniently near the door to the pool. It produces an authentic rendition of this frozen delicacy. It’s a luxurious game-changer that you’ll thank yourself for this humid summer. It’s especially a must if your refrigerator doesn’t have a built-in ice maker.
03
Reclaimed Wood Range Hood
To spruce up a regular range hood, build a custom range hood cover. Ed’s family owned Nashville’s historic Cannery Row and collected one-of-a-kind slabs before it was sold. So they added this wood to the trim for a more rustic, earthy feel. It’s ideal to repurpose wood if it is available to you, for its economical and sentimental value. They then used more of the wood for two open shelves between cabinets to display favorite dishes and cookbooks.

Brick Backsplash
Adding this unconventional texture brings warmth and an industrial, vintage feel into the kitchen. The brick can be painted or left in its natural state. This project used old reclaimed brick from Chicago with a gray grout to wrap around the kitchen.
Copper Sink
Move over, stainless steel. A gorgeous copper farmhouse sink will grab anyone’s attention and instantly adds elegance to a kitchen. Jamie selected this hammered copper single bowl sink by Native Trail. Farmhouse sinks are wider and deeper, making it easier to wash large pots and pans. Be aware that copper will need to be cleaned properly and develop a natural process called patina.

What type of glass do you recommend for photographs and prints?
3
There are glass types designed to protect your piece from harmful UV exposure,
minimize reflection, or both. I always recommend at a minimum using what is called Conservation Clear glass. This provides protection from fading from UV light and is only slightly more expensive than the glass that doesn’t offer this protection. If it’s worth framing, it’s worth protecting. For your finest pieces, Museum glass may be considered. It has fantastic UV protection and almost zero reflection. It’s the best of the best.

What else should I consider? Simply put, the frame should complement the piece, not distract or compete with

EASY HOME UPDATES YOU CAN DO YOURSELF MOST FOR UNDER $100!
SO YOU'VE BEEN DREAMING OF UPDATING YOUR HOME, BUT THE COST OF NEW FLOORING OR A KITCHEN REMODEL DOESN'T FIT YOUR BUDGET? Don't despair. There are lots of ways to revitalize and update your home without breaking the bank. Check out these simple updates and fixes that'll give your home a fresh new look, inside and out. Just a few inexpensive fixes, and you'll be eager to show off your beautiful abode. Replace your front door. This is the first thing guests see when they walk up to your home. So it's a great place to begin your updating. A higher-end wooden door will add beauty to your entrance. But even a new steel door painted in an attractive color will add a lot of curbside appeal to your home. Repair window screens. Torn window screens detract from curb appeal. Fortunately, they're inexpensive and easy to fix. Buy a package of replacement screen and a screen rolling tool to do-it-yourself. If you're not up to the task, hardware stores often do screen replacement at a reasonable cost. Just drop off your damaged screen, and they'll have it ready for you in a couple of days. Cure dirty or crumbling grout. The wonderful thing about tile is not only its luxurious look but also its longevity. But filthy or broken down grout can spoil the look. Make your tile floor or shower look new again by freshening the grout. If it's just dirty, you can clean it. Try websites like BobVilla.com for instructions or TheSpruce.com if the grout is broken down and needs to be replaced

EASY HOME UPDATES YOU CAN DO YOURSELF (CONTINUED)
Update switch plates & outlet covers. This is a super-easy way to update a room, and there are so many choices for every decorating style. If you like the look of metal switch plates but don't want the expense, buy some metallic spray paint in bronze, brushed nickel, or silver. Just remove the covers, spray them, and in an hour, they'll be ready to put back on. Replace ceiling fan blades. Do your ceiling fans look decrepit? The blades often deteriorate faster than the fixtures. So buy new blades to make your fans look new again. Liven it up with paint. Fresh paint goes a long way toward updating and freshening a room. With hundreds of shades to choose from, there's lots of room for creativity to achieve the designer look you want. Pick up paint brochures at your hardware store for color scheme ideas, and notice how unexpected colors are paired together to create fabulous designer looks. Then play around with different colors against the color of your room's flooring and furnishings. You might be pleasantly surprised to discover an unexpected color pairing creates a beautiful new look. Freshen trim & doors. Paint the trim and doors throughout your home in a single color. Not only will this freshen your home, but it'll also give your home a cohesive look. If your home is small, then white or light grey paint will keep your home bright and make it feel more spacious. If you have a larger home, you can go bold with a medium or dark color. This will add richness to your living space. Medium grays and tans or dark charcoal and coffee colors are good choices. But before you get your paint mixed, pick up plenty of sample cards with various undertones. Hold them against the walls (or new paint colors) in each room to find a color that blends well with every color scheme in your home. Wallpaper a small room. Wallpaper is in again and can transform a small space, such as your bathroom or foyer. Choose from the latest patterns, textures, and colors for a great new look.

Replace vent covers. Over time, banged up and painted-over vent covers become an eyesore. So new vent covers will go a long way toward making your home feel like new. Freshen bathroom caulk. Old stained and deteriorating caulk can make a bathroom unsightly. It can be removed and replaced relatively easily with a little patience. Visit HouseLogic. com to find simple removal instructions and the correct way to apply fresh caulk. Clean hard water stains off of your toilet & tub. If you have hard water, your toilet bowl and bathtub may be hideous. Luckily, there are several options to remove hard water stains. CLR calcium, lime, and rust remover does wonders on porcelain. If your bathtub is vinyl or acrylic, CLR must be diluted and can remain on the fixture for only a couple of minutes. So read instructions carefully. For more hardened buildup on porcelain, buy a handled pumice stone and sand off the accumulation. But don't use pumice stones on vinyl and acrylic because pumice is too abrasive and will leave scratches. Update cabinet hardware. New cabinet knobs and pulls can give your bathroom or kitchen a facelift, and there are tons of styles from which to choose. Revitalize or paint cabinets. If your solid-wood bathroom or kitchen cabinets look worn, you can revitalize them by rubbing them down with Old English. Painting them is a good alternative since white or gray cabinets are the trend. You can also get creative and choose a bold color to liven up your kitchen or bathroom. Install a kitchen backsplash. A tile backsplash will add richness to your kitchen. Find do-it-yourself instructions at DIYNetwork.com. If that's more work than you want to invest, choose from a wide selection of faux tile backsplash panels to add dimension and character to your kitchen. Update doorknobs. Do your doorknobs look shabby or dated? This is another easy fix. Brushed nickel is the latest trend in hardware. Doorknobs come complete with instructions and are easy to change with just a screwdriver. Also, consider replacing the hinges to match the doorknobs.

BRINGING THE THEATER EXPERIENCE HOME
movie night anyone? ARTICLE LISA KONICKI
YOU COULD SAY THAT OWNING A HOME THEATRE COMPANY WAS IN THE CARDS FOR CHIP CRABTREE. The Kentucky native grew up in the electrical business, following in the footsteps of his dear ole dad. “My father was an electrician, so I did that as a child and as a teenager,” Chip tells Franklin Lifestyle. “Then I went to film school [Watkins Film School] and everybody was either moving to New York or LA to get work, but I was getting ready to get married, so I went back to doing electrical. I was wiring homes and worked for a company that had a little division doing more of the audio/video stuff. So I started doing that and then I started my own company.” It was in 2008 that Chip opened The Home Theatre Experts, a company he co-owns with his wife Annemarie, who handles the bookkeeping and logistics of the business. “I've always been kind of entrepreneurial,” Chip says. “I ran my own business as a kid. When I was 15, I owned a comic book store.” The company began as a home theater business, and has expanded to also focus on equipping smart homes. “When I first started my company, it was just me for a little while,” shares Chip. “Then I was able to grow it and build employees and customers. I started this company with the idea of doing a ton of theater rooms—we are called The Home Theater Experts—but the market has really changed and we focus more on smart homes now.” ComeToTheExperts.com

4. WHERE DO YOU SEE THE FUTURE OF LANDSCAPE DESIGN AND ARCHITECTURE? At Opportunity Landscapes we have evolved from a pencil and paper design technique for landscapes and hardscapes. Implementation of 3D renderings or 3D walk through illustrations are used when possible. This technology can save time and money while providing that crystal ball glimpse of how the final outdoor space will look at installation and how it changes as plant material matures. It is truly an exciting method for homeowners to feel comfortable and excited about making the investment in their property. 82
