1. Durable Power of Attorney for Health Care
Every year, roughly a quarter of a million young adults between the ages of 18-25 wind up in the hospital. From alcohol poisoning and nonlethal accidents to unexpected illnesses, it’s important to remind your clients to hope for the best but prepare for the worst. Once a child reaches the age of 18, a parent’s decisionmaking role is significantly diminished, especially in regard to making healthcare decisions.
Should their child get in a car accident, or fall ill and not be capable of making their own medical decisions, then without a durable power of attorney naming the parents as health care agents for the child, the parents cannot make medical decisions on their child’s behalf. If your clients want to ensure that they can continue to make healthcare decisions for their child, working with their child to create a healthcare power of attorney should be at the top of their to-do list.
2. HIPAA Authorization
3. Durable Power of Attorney (Finances and Property)
Similar to a health care power of attorney, a financial power of attorney gives parents the ability to make financial decisions on their child’s behalf, should they be unable to do so themselves. Should the child become disabled for any reason, then your clients would still be able to pay their child’s rent, credit card bills, utilities, access bank accounts and financial records, as well as manage any loans they may have.
4. FERPA Release
In order to make informed medical decisions, it’s important to include a HIPAA authorization form along with a health care power of attorney. Without it, parents would be unable to communicate with healthcare professionals and insurance companies, as well as access their child’s health records and previous treatment information.
The Family Educational Rights and Privacy Act is designed to protect a college student’s privacy, but it can also leave parents locked out in an emergency. A properly worded release can allow parents to talk to school officials and release pertinent educational records and information should they need it.
5. Last Will and Testament
While many parents don’t want to think about this topic, especially as their child leaves home, it’s an important one to add to the list. A will allows parents to honor their child’s wishes on what should be done with their social media accounts, bank accounts, and personal assets. It also allows the child to specify any funeral arrangements they would like to have.

Spring is often seen as a season of transformation, and what better place to start than where we live? Whether it’s a deep clean that refreshes every corner, a creative reorganization of beloved spaces, or small decorative touches that breathe new life into a room, this month is all about revitalization. In this issue, we’ve gathered expert advice and inspiring ideas for decorating with art to DIY transformations in order to help you welcome the season in style.
Beyond the walls of our homes, as temperatures rise, March invites us to reconnect with the outdoors. From concrete fences and new technology in mosquito treatment to deck options and outdoor kitchens, March is a great time to start getting your backyard party-ready.
This issue also includes a recipe for an absolutely fabulous St. Patty's Day cake. And I'd be remiss not to mention our Q & A with cover star, a.k.a. timeless country queen, Trisha Yearwood. She's performing later this month at The Ryman in support of breast cancer research.
As you turn these pages, we hope you find ideas that inspire you and help you to reflect on the upcoming season’s beauty.
Here’s to fresh starts and beautiful spaces.

THE PRIMM FARM DEVELOPMENT ENABLES RESIDENTS TO LIVE IN LUXURY WHILE STILL REMEMBERING BRENTWOOD'S HISTORY
In the heart of Brentwood rests the hottest real estate development that’s just hit the block– Primm Farm. The name is a nod to the historic aspect of this property, as it was once home to the historic Owen-Primm House.
This property is one of the most historic aspects of Brentwood, and the development’s tagline describes it best: Historic Significance Meets Luxurious Living. It’s not every day a luxury home can be built so close to such a historic part of the community.
Originally, the Owen-Primm House was a log cabin on 44 acres built by Dr.
“SMALL,
Now, the rest of the land is dedicated to the Primm Farm development, and when it comes to this beautiful land, Realtor Susan Gregory is your go-to girl who will guide you through the steps of making Primm Farm your new home.
“Homesites are approximately half an acre to one acre,” Gregory says. “Small, quaint community with only 24 homesites and convenient to everything.”
Due to the smaller size, this neighborhood will introduce homeowners to a home life filled with peace and quietness, making it easy to unwind at
Jabez Owen in 1805 and later expanded with wood framing by Thomas Perkins Primm in 1845. Dr. Owen was a prominent physician and planter in Brentwood who owned hundreds of acres around Moores Lane, Wilson Pike, and Concord Road. He was also one of the wealthiest men in Williamson County at his death in 1850. In 1988, this property was added to the National Register of Historic Places. The original Owen-Primm House as well as the antebellum slave cabins remain on the property and are rare and unique with the shared fireplace between the buildings.
night in their newly built homes in their luxurious neighborhood.
While Middle Tennessee is quickly growing and has become quite the desirable place to call home, Primm Farm sets a precedent of being able to expand and grow as a community while still paying homage to the history and original land that holds a key place in Brentwood’s history.
This development features the immaculate work of three seasoned builders who Gregory represents: Arnold Homes, Artisan Custom Homes, and Landon Development.
These builders have put together stunning blueprints and mockups for the homes that are made up of different shapes and sizes that will one day fill up Primm Farm.
What makes Primm Farm an incredible place to live? The location.
“Location, Location, Location,” Gregory says. “In the heart of Cool Springs and quick access to shopping, restaurants, and highly sought-after Brentwood schools.”
Primm Farm is centrally located and has easy access to things for household members of all ages, whether that be shopping, going out to eat, or even just enjoying the great outdoors.
Besides the Owen-Primm House and the antebellum slave cabins, there are other
historic outbuildings including a 1920 stone springhouse, a frame barn with weatherboard siding from 1920, a frame garage from 1930; a frame shed from 1930.
Construction of sold homes and speculative market homes has begun, and The Parade Of Homes will be in this community later this spring.
Primm Farm enables its residents to enjoy a life of luxury while also being able to remember the history of the town they live in. Make Primm Farm your new home. Lots are filling up fast, and this is something you won’t want to miss.

ON ST. PATRICK'S DAY
Cocktails and cake each rank high on my list of favorite things. When they get together, happy hour just got a whole lot happier. Not only is the idea of a cocktail cake just plain fun from the get-go, spirits and/or beer offer an unexpected complexity of flavors to a cake. Bonus: They create moistness and tenderness.
For St. Patrick’s Day, here's a boozy chocolate Bundt cake that’s perfect for the occasion. Its inspiration is the Irish Slammer, an iconic fizzy shot. The cocktail combines Guinness Stout, Irish whiskey, and Irish cream liqueur. The cake begins with a stout spiked batter. The dark bold beer imparts a rich, roasty flavor and brings out the deep flavor of the chocolate. Drizzled over the top is a smooth Irish Whiskey Glaze that is so heavenly you’ll be tempted to drink it. Finally, Puffs of Irish Cream Frosting top things off. Make sure to get every layer on your fork so you don’t miss the cake’s magical mix of flavors. You’ll find that eating your cocktail is even better than drinking it. Those rustic fences that frame rolling fields throughout Williamson County create indelible images that are unique to this part of the world. But beautiful aesthetics come with a price.
While they look great, wood fences are expensive to maintain. And the upkeep is inescapable because beyond their cosmetic appeal, they serve a practical purpose; they set boundaries, secure things that need to be kept inside the fence and deter things that need to be kept out.
“You have to seal a wood fence frequently, at least every other year,” says Frank Quigley. “Otherwise, it’s going to rot fairly quickly. With the extreme weather conditions we have in Middle Tennessee, there’s no getting around it. Routine maintenance and repairs are expensive and the larger the fence, the more maintenance you’ll have.”
Quigley has a unique perspective when it comes to fences. He and his wife, Lori, are the owners of My Forever Fence, manufacturers and installers of custom concrete fences. It’s a new concept in fencing that is stunningly close in appearance to real wood and essentially maintenance free.
“Until you walk up to it and lay your hands on it, you think it’s a wood fence,” says Quigley. “That was our experience. We drove by and then walked up to it and, other than the planks and rails being a little thicker, we couldn’t really see the difference.”
Based along the Tennessee-Alabama line in Wayne County, My Forever Fence opened in January 2024 and has been providing custom concrete fences for farms, businesses and residential properties ever since. They’ve done over $1 million in sales and have shipped concrete fences as far as Missouri, Indiana and Georgia.
“It’s been well received,” says Quigley. “We’ve done a lot of expos so that homeowners can see the product. Most don’t even know that it’s an option but once they see it, they’re impressed.”
A few years ago, the Quigley’s were looking to step away from their longtime careers in the food services industry so they could start their own business. “We wanted to start a business where the entire family could work together now and, eventually, turn it over to our four children (who range in age from 15-30) so that we could have a generational family business,” he says.
“We’ve done a lot of expos so that homeowners can see the product. Most don’t even know that it’s an option but once they see it, they’re impressed.”
They discovered concrete fencing while researching prospective business ventures online. That led them to Justin Dyess, an Alabama resident who was conducting a similar search. As the story goes, concrete fencing had been tried in Colorado but without much success. “They were using steel rebar, and it just wasn’t working; concrete is porous so the steel would rust, causing the concrete to burst,” says Quigley. “We started using fiberglass rods instead, similar to what’s used in the construction of bridges.”
At My Forever Fence, the fiberglass rods are placed in a concrete blend and, when installed, are sprayed with Sherwin-Williams concrete stain and sealer. Quigley says that according to engineers at Auburn University, My Forever Fence products have a serviceable lifespan of 80 years. As for maintenance, Sherwin-Williams says that the stain and sealer needs to be reapplied every 15-20 years due to prolonged exposure to UV rays.
“We provide a lifetime warranty if we, or one of our certified technicians, install your fence,” says Quigley. “Installation is fairly simple, but we don’t want just anybody drilling a hole in the ground on your property.” My Forever Fence will also handle all permitting and coordinate with utilities before installing your fence.
To meet the growing demand, My Forever Fence is moving into a new 10,000 square foot facility – more than double the size of its current space – this spring. That’s in addition to the onsite concrete plant. The total investment for the entire operation is right at $3 million.
When they’re not installing concrete fences, the Quigley’s are actively involved in their local community. Frank serves as chairman of the board for Wayne County 911 and has worked with the volunteer fire department since 1996. Lori volunteers with local food banks and various community-wide programs that address the needs of Wayne Countians who have fallen on difficult times.
The Quigley’s are also My Forever Fence customers. “We live on 16 acres and the kids wanted to put in a fence so we could get some mini cows and Herefords,” says Quigley. “I told them ‘No’ because we don’t have a fence, and wood is too much maintenance. We had to find an alternative. Then I met Justin. So now we have the fence but still no cows. Maybe later this year.”

The charm of Leiper’s Fork is a special one, reminiscent of bygone years; a place of beautiful country landscapes and small town community that is hard to find these days, especially so close to a major city. That’s why it is so important for resident Aubrey Preston to preserve its history.
“To me, it’s the greatest place on planet Earth,” says Preston of Leiper’s Fork. “It’s beautiful, quiet, loud, creative, collaborative, inspiring, healing, educational, sustainable, and so much more. Leiper’s Fork, as we know it today, exists only because a small group of dedicated people decided how they wanted to live and very intentionally created the place of their dreams. Then we opened it to the public.”
Preston is not only a preservationist, but he’s also the owner of one of the pillars of the Leiper’s Fork community, restaurant and music venue Fox & Locke. An East Tennessee native, Preston moved out to Colorado for a while before the Volunteer State called him home and he fell in love with Leiper’s Fork and the area’s history.
“It was a great experience,” he says of living in Colorado. “But when our kids showed up in the early ‘90s, everything in me said we needed to get back to Tennessee. I’m such a believer in Tennessee. When we visited Leiper’s Fork, it reminded me of East Tennessee and home.”
His love of the community led him to preserve and revitalize the history of one of its most iconic haunts, Fox & Locke. Established as the Fox & Locke General Store in 1947 by the owners from which it gets its name, Jack Fox and Martin Locke, it was purchased at an auction in 1960 by the Puckett family who had other stores in Triune and Eagleville. Known then as Puckett’s General Store, it was purchased in the late ‘90s by Andy Marshall, who expanded it to several other locations in Middle Tennessee and began offering live music in 2002. It changed hands again in the late 2000s and eventually in 2021, Preston felt called to purchase the business. He restored its original name in 2022.
“Preservation and music are on the short list of what inspires me and keeps me fired up,” he says.“Protecting the authenticity and creativity at the center of Leiper’s Fork was very important to me. The property sits in a national historic district and is on the National Register of Historic Places. Authenticity of place is important to our village. Changing the name back to the original is about respecting the history.”
Fox & Locke is a staple of the area, known for good food and even better music. With its full bar and extensive menu, including a classic meat-and-three full of Southern favorites, entrees include offerings such as catfish, fried chicken, and pulled pork paired with sides like fried okra, collard greens, and mac n’ cheese. Best completed with its “cobbler of the day,” Fox & Locke offers offer an incredible dose of home cooking for locals and visitors alike.
In addition to being known for its food, the venue has become a haven for songwriters of all ages to hone their craft and cut their teeth performing. “Fox & Locke is the heart of this community, but the reach is way beyond our little village,” says Preston. “It’s one of the most important small venues in Nashville, which makes it among the most important small venues in the world.
Thursday’s Open Mic night is considered by many up-and-coming musicians as the unofficial gateway to Music City. We’re grateful to be a platform like that, to assist in the development of young artists, encouraging them, and providing a way for them to connect to industry professionals who can help them build their careers.”
Keeping history alive and preserving it for the next generation— whether that history is present in the land, music, or community of an area—has always been important for Preston. Not only has he helped to keep Fox & Locke around for future generations, he’s also had a hand in helping protecting and breathing new life into many very notable landmarks including RCA Studio A, the Leiper’s Fork village area, Muscle Shoals Sound Studio, The Franklin Theatre, and other historic downtown Franklin buildings.
“Historic preservation is not always about a building,” he says. Nearly a decade ago, he had a hand in creating the non-profit Americana Music Triangle to help preserve historical communities across Tennessee, Alabama, Mississippi, Arkansas, and Louisiana that produced some of the world’s most popular music. He’s also a foundational part of The Land Trust for Tennessee, established by former Governor Phil Bredesen.
“It was pretty humbling and rewarding to be the first to put our farms in The Land Trust for Tennessee and begin the movement to permanently protect Leiper’s Fork from overdevelopment and commercial exploitation,” says Preston. “The Land Trust for Tennessee protects 137,000 acres through more than 460 conservation projects across Tennessee and just over the line in Kentucky: that includes farms, forests, public parks, historic landscapes, including more than 600 miles of land along rivers and streams. We protect the vast majority of conserved private land in Tennessee.”
Like many others in the community, Leiper’s Fork and Fox & Locke will always hold a special place in Preston’s heart. “It’s a lot of things to a lot of people - a top tier music venue, family-friendly restaurant, hipster hangout, and historical attraction,” he says. “My friend and fellow Forker, the late Bruce Hunt, would always say ‘Leiper’s Fork will make a better person out of you.’ That starts at Fox & Locke.”

Trent and Lauren Shirk have a quintessential love story: they were next-door neighbors growing up, they attended college together, then sealed the deal with a wedding at just 22 years old. Both originally from Southern California, they long dreamed of making a move to Middle Tennessee, where Lauren’s family roots run deep.
“We ended up in a part of town where her mother’s side of the family dates back to 1805,” Shirk says. “They were giving us the whole history of all the different farms the family had owned. When we moved here, we thought, ‘This is really cool, all this happened just down the street.’”
They relocated with their young daughter in early 2020, and it didn’t take long for one specific culture shock to set in (something many West Coast transplants can likely relate to): bugs.
At the same time they were learning to swat mosquitos and avoid ticks, they were searching for a new business idea to launch together. They wanted something that not only offered a beneficial service, but also provided value to their new community. After a few years of research, networking, and defining their personal criteria, a friend’s podcast introduced them to MosquitoNix. The company, with its 20-year history and franchise model, aligned perfectly with their values of family, service, and quality.
“When Trent first mentioned MosquitoNix, I was tuning out,” Lauren says. But after a visit to Florida, where she learned about the product firsthand, her perspective changed. “For
people moving here, bugs are a culture shock. It interrupted our outdoor time. When I found out it’s natural and non-toxic, safe for kids and pets, and wouldn’t hurt my plants or pollinators, I knew this met all of our criteria.”
Unlike traditional pest control companies that visit periodically to spray chemicals or use fogging, MosquitoNix has developed a proprietary, lab-tested, 100% nontoxic solution safe for pollinators, children, pets, and water sources. More than that, they’ve revolutionized the way pest control is applied with continuous application.
Instead of a technician coming to spray periodically, the MosquitoNix team runs a discreet, color-matched system around the yard that regularly mists to provide consistent and long-lasting insect control, much like the misting system for vegetables at the grocery store.
“Over two to three weeks, it drastically reduces the overall insect population in the treated area because it interrupts the breeding cycle,” Shirk says. “That includes mosquitoes, fleas, ticks, spiders, gnats—basically all flying and biting pests.”
Trent and Lauren had a system installed at their home, and they tested its effectiveness during backyard gatherings with friends and neighbors. “Kids were running in the grass, and our home backs up to a creek, so there are a lot of environmental factors that contribute to the bug issue in our yard,” Lauren says. “When we first got our system and had everyone over, only one person had one bite at the end of the night.”
Not only is the system designed to blend right into a client’s yard, but it’s powered by technology and is controllable by an app. It automatically sprays the solution three times a day, but in heavy rain, an outdoor event, or a particularly buggy season, homeowners can spray on demand through the app.
“For people moving here, bugs are a culture shock.”
The MosquitoNix team also has access to the system and can monitor the status remotely—everything from accidental breaks to tank levels and other functions. “If a landscaper clips a line, I can dispatch a technician right away to service it,” Shirk said. “And those technicians are full-time employees, licensed, and covered by us.”
For many homeowners, aesthetics are everything, which is a primary motivator for the discreet tubing. But the mechanics are also designed to blend right in. The 55-gallon tank housing the solution, as well as the technology hub, is often installed right beside a home’s HVAC system or pool equipment, then concealed with a nice case.
Since launching their business, Trent and Lauren are proud to see their dream of supporting the community come to life. “Our top priority was having it be local,” Trent said. “We wanted to be in our community, not just own a business from afar. There were other great opportunities, but they weren’t right here. We wanted to make an impact.”
Their technicians visit clients’ homes on an as-needed basis, fostering relationships and truly getting to know each family they serve.
“It’s about building relationships,” he said. “We want MosquitoNix to be a household name, synonymous with service and excellence. When there’s a big charity event at a park, we want to be the company that gets called in to help.”
The team currently services the entire Middle Tennessee area, from the Kentucky border down to Tim’s Ford Lake and over to Waverly and Cookeville.

TRISHA YEARWOOD & FRIENDS BRING STAR POWER TO RYMAN FUNDRAISER FOR BREAST CANCER
ARTICLE BY MARIA DINOIA | PHOTOGRAPHY PROVIDED
Bursting onto the country music scene in 1991 with her breakout hit, “She’s in Love with the Boy,” from her self-titled debut album, Trisha Yearwood quickly established herself as one of the genre’s most influential female artists. She went on to have a long-standing career as a singer, spanning over three decades, that includes multiple Grammy, CMA, and ACM awards. But beyond her success as a singer, Yearwood has also made her mark as a best-selling author, television personality, and philanthropist. Her cooking show, Trisha’s Southern Kitchen , showcases her passion for Southern cuisine and hospitality.
On March 26, Yearwood lends her talent and powerhouse vocals to Band As One Nashville: A Concert For the Cure With Trisha Yearwood & Friends. Her friends read like a list of who's who in music, including superstars Lauren Alaina, Kristin Chenoweth, Terri Clark, Anita Cochran, Sheryl Crow, Amy Grant, Keith Urban, and Lainey Wilson. But there's so much more for fans to look forward to from this country legend with the release of new music, marking the first time in her career that she has written all of the songs herself, and an upcoming spring tour.
TELL ME ABOUT YOUR INVOLVEMENT WITH BAND AS ONE NASHVILLE: A CONCERT FOR THE CURE .
I was asked to host this event, and everyone knows how important breast cancer research is to me, having lost friends and family members to this insidious disease. I’m honored to help shine a light on such an important cause.
HOW DID YOU PUT TOGETHER YOUR LINEUP OF FRIENDS?
Nashville is full of folks who just want to help, and I just started calling my friends! Everyone’s been touched by breast cancer. It was an easy “yes."
WHAT CAN FANS EXPECT FROM THE EVENING?
I see it as a celebration. Music uplifts and heals. It gives us a chance to highlight the importance of yearly screenings and checkups, and to bring awareness to the work being done to treat breast cancer. And to hear some great music, while raising money that stays in our community.
YOU'VE HAD A BUSY 2024 WITH THE OPENING OF FRIENDS IN LOW PLACES, RECEIVING THE ACM HONORS ICON AWARD, HOSTING CMA COUNTRY CHRISTMAS, ETC. DO YOU HAVE A FAVORITE MOMENT FROM ALL OF THE EXCITING THINGS THAT HAPPENED LAST YEAR?
I’ve always been a person who just tries to take the opportunities that present themselves, so I feel very lucky to be a part of so many great events. I LOVED hearing Emmylou Harris and Lauren Alaina sing "The Song Remembers When" in my honor. I think my favorite moment last year was getting to spend a few days with my pal Amy Grant. I love her SO much, and I love Christmas! I hope we get to work together again this year.
WHAT'S ON THE HORIZON FOR YOU IN 2025?
2025 is such an exciting year for me, mostly because of new music. Debuting my new songwriter record at the Bluebird was such a personal, fulfilling moment. And being able to tour this spring for the first time in a few years is really exciting for me!
RUMOR HAS IT, THERE WILL BE SOME NEW EPISODES OF TRISHA'S SOUTHERN KITCHEN THIS YEAR, POSSIBLY FILMED AT FRIENDS IN LOW PLACES. IS THERE ANY TRUTH TO THE RUMOR?
Well, I’ll just say something is always cooking in Trisha’s Kitchen! It’s a beautiful space, designed to film in. Currently, we host a lot of special events in the space.
TALK A LITTLE BIT ABOUT YOUR LOVE OF RESCUE ANIMALS AND WHY YOU STARTED DOTTIE'S YARD.
I’ve always been the “Can I keep it?” girl, haha. I grew up in the country, and almost every dog we had was one that wandered up into our yard. I just have a tender heart for strays, and realizing that most rescues across the country rely on volunteers and donations to keep doing God’s work. Dottie was a rescue dog we had in Oklahoma who always did the “vetting” process on new recruits. I started Dottie’s Yard to help supplement the amazing rescue work happening in the country and to help areas hit by hardship like floods, hurricanes, and fires. It’s such an honor to be able to give back a little bit.
WHAT DO YOU DO WHEN YOU NEED A BREAK TO "GET AWAY FROM IT ALL" AND RELAX?
My meditation time is hiking. I’m lucky to live on a farm with a lot of incredible trails to explore. I have 3 rescue dogs, so I usually take them and hike with my sister. It’s a chance to be in nature, recharge, and enjoy time you don’t get back. My other favorite pastime is reading. I’m a book nerd! Everything from true crime, to a great mystery to books about improving my life, I’m in!

Oak Hill’s 11,000-square-foot Manor Is On The Market
With Radnor Lake, the Governor’s Mansion, premier private schools, and easy access to Green Hills, downtown, and I-65, Oak Hill is one of the most desirable places to live south of Nashville. Not only is it beautiful and accessible, but it’s also one of the safest neighborhoods around town. If you or someone you know is eager to call this area home, we have the inside scoop on one of Oak Hill’s most special properties.
A whopping nine bedrooms, 10 full bathrooms, two half-bathrooms, and a plethora of specialty spaces combine to make this dreamy property weigh in at just over 11,550 square feet, each one thoughtfully designed as a testament to both Southern charm and modern living.
"The homeowners had looked at a lot of houses, but they chose this one because it felt like a Southern manor home," REALTOR Mona Wilson says, noting the family originally relocated from California in 2016. "If they were going to move to Tennessee, that’s the type of place they wanted to call home."
The couple affectionately refers to their home as "the Manor," a fitting name for a residence that has provided them with years of joy and served as a haven for their own slice of Southern hospitality.
Originally built in 1961 as a ranch-style home, the property has undergone a stunning redesign to fit today's lifestyle, resulting in a luxurious open-concept space that is unexpected for a home of its era. It was originally no more than 4,000 square feet, but owners over the years took care to expand up instead of out. But as you step inside, the welcoming foyer stays true to its ranch-style roots, offering a bit of the home’s history before revealing its grand transformation.
"When you walk in, it has a sweet, intimate feel,” Wilson says. “It doesn’t feel like you’re walking into an 11,000-square-foot home."
As you make your way through, the sprawling features come to the forefront. A standout is the impressive chef's kitchen, equipped with premium appliances from renowned brands like Sub-Zero, Dacor, and Bosch. This kitchen, along with the spacious casual dining area, is perfect for entertaining, allowing family and friends to gather and create lasting memories. In fact, the homeowner is a passionate cook and has thoroughly enjoyed her time creating in the kitchen.

The wall of French doors opens into the outdoor living space, creating a seamless flow between the indoors and outdoors, ideal for those warm Tennessee evenings.
The outdoor space has recently undergone a stunning renovation with upgrades including new fencing surrounding the property, strategic landscaping in the front and back lawns for added privacy, a new, full lawn irrigation system, and gorgeous exterior lighting.
But with the new additions also comes plenty of history preserved. In the spirit of Southern tradition, five massive, long-tenured magnolias stand watch over the property. And in the spring, the maturity of the beautiful white wisteria overlooking the pool cannot be missed.
Beyond the arbor, a charming walkway leads to a separate guesthouse, where the homeowners once housed part of their own family—including a brand new grandbaby.
“They were able to spend time with their grandson at an early age, which they loved,” Wilson adds. “The home also has a spacious nanny or in-law suite on the third floor, which is accessible by an elevator that was recently installed.”
“That is what makes this home so interesting. There are so many different uses of the space.”
With a separate guesthouse and an in-law suite in the primary home, the Manor is perfectly poised for large or multi-generational families and, of course, entertaining. For those who entertain frequently, the home is equipped with multiple en suite bedrooms, offering guests both privacy and comfort. With 10-foot ceilings and solid eight-foot doors throughout, each bedroom features a walk-in closet, ensuring guests feel right at home. The wide and impressive staircase leading to the second floor allows you to notice the beautiful woodwork, high ceilings, and large windows, offering an abundance of natural light.
"I can’t tell you the number of people that have shared with me that once you get to the second floor, it feels like a European hotel with its large gathering space, equipped with a gas fireplace and hallways leading to the many en suites," Wilson says.
While entertaining options are aplenty, careful touches have been added for the home’s new owners as well. The primary en suite on the main floor has two sets of French doors leading to the outdoor living area, a gas fireplace to keep you warm on chilly nights, and artfully designed closets customized by California Closets. In the primary bathroom, expect a standalone tub, a steam shower, and beautiful tile work.
Wilson also emphasized the home's potential, especially the kitchen's impressive pantry space: it currently has a dedicated china closet where the downstairs washer and dryer could be easily relocated.
"We think that the current pantry right behind the kitchen could be turned into an amazing scullery," she says. “That is what makes this home so interesting. There are so many different uses of the space. You can move right in, or you can renovate and make it your own.”
Despite the home being built in the early 1960s, its upkeep and modernization are remarkable. Smart home technology and a top-notch security system are routed throughout the home. In addition, the homeowners have recently replaced multiple HVAC units, water heaters, and more.
"As we all know, over 11,000 square feet is a lot of house to maintain, but the current owners take such pride of ownership and stay on top of things," Wilson says.
From the beautiful grounds through the front door and beyond, this stunning home invites you to experience the best of Southern living, where history and tradition meet modern luxury. And the best part? It can be yours.

HOW TWO BEST FRIENDS TURNED THEIR LOVE OF FASHION INTO A FULL-TIME CAREER
ARTICLE BY SUE BALDANI | PHOTOGRAPHY PROVIDED
When they met in middle school in Boston, Emily Bache and Abigail Breslin became fast friends who shared a passion for fashion. “We happened to be the same shoe and clothing size, so from the very beginning, we decided to share clothes,” says Breslin. “In order to have a bigger wardrobe, I'd buy the pants, she'd buy the top, and then we’d swap.” That was 25 years ago. They have since turned their passion into a full-time career, and are known as The Wanderlust Girls. It all started with a blog they began in
2009 during their senior year of college. They were attending different schools - Bache in Long Island and Breslin in Florida - and wanted to share what they were wearing with each other.
“This was at the very beginning of blogs, and Instagram and Twitter didn't even exist yet,” says Bache. “I would make a post saying ‘Hey, I bought this dress, this is how I wore it, and you'll own it too when we reunite.’ Then Abigail would write back, and it was really just going back and forth.”
Someone who saw the blog remarked that other people were following them and they might want to do something more with it. The two already had a plan to move in together and live in New York City after graduation, and having a successful blog would open up opportunities.
“We feel so comfortable together, and we're so ambitious together, so we were able to really throw ourselves into a city like New York and just figure out a way to be in the world of fashion,” Bache says. “We saw bloggers starting to go to Fashion Week and we wanted to go too.”
They emailed every single designer who was showing and all of their PR companies to introduce themselves, explain what they like to do and how many views their blog had. “We ended up covering 60 shows our first Fashion Week, which was wild.”
The two best friends started getting hired to write about products, cover events, style lookbooks and campaigns, and provide blog-related activities. “Clients liked the way we dressed and put together
looks for our blog,” says Bache. “We then got hired by a big brand and knew we had to form a company.”
In 2011, they founded Wanderlust Fashion LLC. “We were watching this inspirational video, Wonderfully Lost in My Wanderlust, and we thought wanderlust was such a beautiful word,” says Breslin. “At first, we were Lovely Wanderlust, but we didn't feel like it really aligned with us. As fortune would have it, one of the street style photographers at Fashion Week forgot our name and instead called us The Wanderlust Girls, and we liked that so much better!”
When hired to promote a product or put together a wardrobe, they definitely do things their own way. “We're very big into storytelling,” she says. “We like themes, and we love to come up with concepts that are fun. We really like to make things a little bit dramatic and that have more heart than just a picture of something on a table. We come up with theatrical ideas that are a bit more unique.”
One day, they were hired by a videographer to do a creative video with beautiful flowing dresses on a rooftop. He asked them to find a designer and pull some pieces. “We ended up turning it into this very dramatic kind of Romeo and Juliet inspired modern day video,” says Bache. “It was really cool.”
The videographer posted the video all over social media. Shortly after, they were out in town when, from across the room, they saw a man looking at them. “He came up to us, and he asked if we were The Wanderlust Girls,” she says.” They quickly realized it was Logan Neitzel, who designed the dress that was used for the video. “He told us he loved the video and wanted to keep in touch and talk.” They did, and Neitzel ended up hiring them to style Macklemore for Saturday Night Live “That's how we get a lot of our jobs - from people noticing us kind of stepping outside of the box and doing something that pushes things a bit or is a little more unique,” says Bache.
While living in New York, the two visited Nashville a couple of times. They ultimately fell in love with the city and decided to move here in 2017. “New York kind of lacked the luster that it had when we first moved there,” says Breslin. “It was a little too corporate and felt like a lot of the artists had left or were pushed out.”
They found their new circle in Nashville. “It seemed like everyone we met was a sculptor, a painter, a musician, or some other type of artist,” says Bache. “We were so excited to be surrounded by these super creative people.”
Today, The Wanderlust Girls have over 20,000 followers on Instagram and more than 50,000 across all social media. They are also writing a book about their experiences.
Over the years, instead of doing what everyone else is doing, they say they’ve really stayed true to themselves and their style. Their fans seem to appreciate that – some of their followers have been with them for 14 years. “People say they feel like they're friends with us,” says Bache. TheWanderlustGirls.com
During its 42 years in business, Keystone Custom Decks has expanded its offerings beyond decks. It can now create amazing outdoor living spaces with fireplaces, kitchens, patios, water features, and more.
Founded in Pennsylvania by Amos Esh, it continues its legacy as a family-owned and operated business. “Amos passed away a few years ago, but sons Marv, the CEO, and Michael, the CFO, are running the business,” says marketing manager Marcus Stoltzfus.
The excellent service and high-quality, high-end craftsmanship that has made the company so successful since 1983 has not wavered. Last year, Keystone Custom Decks opened an office in Greenbrier.
“The nice thing is that our general manager and some of our crew members in Tennessee used to work in Pennsylvania,” he says. “So, it's the same type of craftsmanship and customer service that we’ve always provided. Our ownership team is also very involved.”
Being able to handle so many aspects of outdoor spaces means that homeowners don’t have to work with multiple contractors.
“It’s all one team, so there's no conflict of communication, which can cause stress on the homeowner. We take care of everything, including all the permits, which is a huge win for the customer.” The company builds yearround and can install outdoor heating systems so people can enjoy these spaces even in the middle of winter.
Since every project is customized and tailored to the client, a salesperson will make an initial visit to take measurements and send up a drone to fly around the property.
“We capture all the images and videos that are needed and they send that to our design team,” says Stoltzfus. “Every single person that walks through our door gets a custom 3D complimentary rendering which usually
culminates in a minute and a half video. No matter what you need, we'll design it and build it.”
While customized outdoor areas can be expensive to do all at once, Keystone can do it in phases, according to customers’ wants and needs. “Oftentimes, they are so happy with us that they ask us back for phase two and phase three, or if they’ve moved to a new house, they ask us to come out again.”
The company also believes it’s important to educate clients when it comes to materials.
“We recently did a project in Brentwood where they tore out their old deck, and then we were able to come in and rebuild it,” he says. “In PA, composite PVC decking material is the norm, but here, they're still building wood decks. This is where the education comes in. We are creating products that are going to last for a long time, maintenance free.”
CONTINUED >
While wood will rot, he explains that composite decking is going to last forever and actually look better. There’s no need to re-stain it or do anything to it.
Another important company value is hospitality. “For example, in PA, if you sign a
contract, we have a wine cellar, so you get a bottle of wine. Or, during a project, if a foreman or a salesperson finds out something about the client - let's say they’re having a birthday or unfortunately went through a funeral - we'll send flowers.”
While building outdoor kitchens, they have filled refrigerators with customers’ favorite drinks and have even given them tickets to see their favorite sports teams.
These thoughtful gestures mean a lot. “When you look at Google reviews, typically you'll see a sentence or two, but the folks that work with us leave two, three, four-paragraph reviews,” says Stoltzfus. “It really speaks to our reputation and the kind of people who are in your backyard every day.”

A Conversation With Kelly Harwood, Talented Artist And Owner Of Gallery 202
ARTICLE BY MORGAN RAUM | PHOTOGRAPHY PROVIDED
TELL ME ABOUT YOUR BACKGROUND. HOW DID YOU FIRST GET INTO ART?
My art background is probably very different from other artists. I was planning to become an art teacher and had gotten a scholarship at a nearby community college, but the tables turned when my father got me a job at Goodyear Tire Manufacturing in our hometown of Gadsden, Alabama. I worked there for 10 years and while I appreciated the opportunity, it wasn't for me. I have always been creative so I truly blossomed when I later began a job with an interior design business working with faux finishes and murals. Moving forward another 10 years, I found myself dreaming bigger and moved to Nashville to grow my business. I met a wonderful man named Ira, who is now my husband of 21 years, and five years later, we opened our art gallery in downtown Franklin.
RECALL THE MOMENT YOU REALIZED ART WAS SOMETHING YOU WERE MEANT TO DO.
When I was living in Gadsden, I rented a duplex from a sweet, talented pianist and teacher - this was the moment I realized art and painting was in my future. She was stern yet sweet, and we became
close friends. She would tear out pages from magazines and put them on my screen door with a wooden clothespin. The note would read, ‘I bet you can't paint like this!’ Then the next delivered note and article would read the same with different famous artists that she would turn me on to. We would critique the painting over a margarita, and she would say, ‘Flip it upside down and you will see what is not right with it.’ She was always right. Betty Smith, I miss you and thank you for your inspiring collaborations.
TELL US MORE ABOUT GALLERY 202 WHAT WAS IT LIKE OPENING YOUR VERY OWN STUDIO AND WHAT HAS THE SUPPORT FROM THE COMMUNITY MEANT TO YOU?
Opening up Gallery 202 in Historic Downtown Franklin was a dream come true. Ira and I found the property and it was absolutely perfect. The stars were aligned. We purchased and closed at 2:00 in the afternoon, the address is 202, and the former artist and owner, Bunn Gray, gifted me a painting with 202 painted on it years before. We opened in 2010, with our friend Jim McReynolds, to have a place to showcase my paintings and bring in other local, talented artists. Jim is a lifelong friend and the curator of the gallery. We are fortunate to have him in our lives and are thrilled to have such talented artists in the gallery to share with our community. My studio, where I paint, is on premises, is open to the public most anytime and we’ve now configured the back room into a public studio so customers can walk in and see what is on my easel. Our customers have been amazing with continued support. The gallery is in a beautiful 1821 Federal-style building that was

built for parties and entertaining guests of Mr. and Mrs. Edward Clouston, and we are still honoring his dream of it being ‘The Party House.’ We have added a carriage house for my new studio and event venue.
WHAT DOES YOUR ARTISTIC PROCESS LOOK LIKE?
Each time I approach a blank white canvas is always the same in the beginning: get rid of the screaming white gesso. From there, I like to draw with a thinner, gray-tint paint and plan the painting. If it is an abstract, I usually use the saved paint from pieces as a primer. You never know what colors you will get! Sometimes, as Bob Ross would say, ‘happy little accidents’ occur. The abstracts are my favorites, but I also paint a lot of animals.
YOUR ART HAS TAKEN YOU ALL AROUND THE WORLD. HOW DO YOU FIND CONSTANT INSPIRATION TO CREATE NEW PIECES?
My inspiration comes from life and living it on my own. It's my happy place most of the time. I am a dreamer. When I travel and visit museums, I always come back inspired and motivated.
AS WE KNOW, ART IS NOT LIMITED TO JUST A PAINTBRUSH. IN WHAT WAYS DO YOU FEEL INSPIRED WHEN DECORATING WITH ART?
Besides paintings, I don't have a favorite. I think a home should have all types of art, including glass, sculpture, mixed media, etc. to make a collection that one can visit in their own home to enjoy. It is wonderful to look at a piece and provoke the memory of meeting the artist or a trip that they had where they purchased the artwork.
IN YOUR EYES, HOW DOES ART BRING PEOPLE TOGETHER?
Art provokes a wonderful sense of joy, and it can be shared through conversations of what each person sees or feels. Of course, it can also be seen as dark and uncomfortable if the artist created it that way, but I don't surround myself with anything but happy thoughts.

We are blessed in Tennessee to have distinct seasons throughout the calendar year. And this time of year, as the days grow longer and rising temperatures beckon us outside, thoughts of an outdoor kitchen come to mind. Outdoor kitchens have become the central topic of many new construction builders as well as families looking to add value to an existing home renovation. The special something everyone is looking for begins with effortless practical living, whether you want your space to be luxurious, designed to handle active lifestyles or heavy Airbnb traffic. The addition of an outdoor kitchen and living space will meet the needs of many while providing added value for years to come. The outdoor kitchen experts at Carriage House Custom Homes and Interiors in Franklin offer an array of possibilities for your next renovation. team all-in-one can help facilitate a well thought out plan prior to construction. "Simple, easy and customizable" seem like words of caution when talking about home renovations, but technologies in materials have changed, making the prospect of having the perfect outdoor oasis a reality. The Carriage House team brings the expertise of knowing what products fit well within the parameters of an outdoor kitchen build and can customize numerous configurations for a client's vision, however large or small. Considering the architectural elements of the home is a great place to start. Utilizing pre-engineered units such as those offered from reputable brands like Danver stainless outdoor kitchens and WeatherStrong generally will prevent major delays in construction. One can appreciate the
ease these brands offer in eliminating long wait times for a fully customizable product. Finishes, configurations and price points are within reach depending on what brand and finishes are chosen. You don’t have to be an entertainer to enjoy flex space or an outdoor kitchen. Grand is how you interpret it, common mistakes can be avoided with a qualified team.
“Craftsmanship, appliances and palettes are notable details considered as projects come together,” says senior project manager, Scott Hilla. Rightfully so, many clients want to understand timelines and, in many cases, look to the design team for assurances on such details. Hilla mentions clients can typically expect a project to take 45-60 days to complete, depending on the additional trades, appliance choices and countertops chosen.

Visualizing yourself sitting in your new outdoor kitchen is beginning to seem realistic, is it not? “Renovations can be a daunting task,” says Sharon Hicks, president of Carriage House Custom Homes and Interiors. “Our hands-on approach and on-site showroom affords us the luxury of enhancing our clients' lives, through taking the worry and guesswork out of renovations.” It is not enough to build some cabinets, and add a few appliances to create your outdoor kitchen. Many factors should be considered in a four-season climate like Tennessee.
Outdoor kitchen cabinet products are built to withstand all weather climates. The Danver and WeatherStrong modular systems mimic indoor kitchen cabinets so your design stays consistent indoor and outdoor, if you prefer. It is free-standing and eliminates the need for traditional, bulky stone outdoor kitchens, meaning no delays or damage due to masonry work. This benefits all, especially those projects in tight spaces. Rustic touches and earth tones seem to take precedence when choosing a concept, along with inspiration from the architectural elements of the surrounding region. Do yourself
a favor and don’t discount contemporary if that is more your style. The team at Carriage House shared a recent highlight project they worked on demonstrating how bold color and thematic properties such as kitsch Airbnbs can perfectly blend from indoor to outdoor. “When you carry a bold color concept to your outdoor kitchen as it is reflected in the interior of the home, there is a great synergistic feel and oneness with the property,” says Hicks.
As with any design project, it is fun to dream of what is possible and to have the best resources at your fingertips. Carriage House goes the extra mile to provide such options like coordinating furniture lines to fit the needs of any project as they are seamless to utilize with the modular kitchen systems. Must-haves on your list of items to consider for an optimal outdoor kitchen would be a dedicated beverage refrigerator, a functional sink, and a grill that is not only easy to operate but low on maintenance, making weekends at your home feel festive any time of the year.

When meeting a contractor, Bryan Sebring believes it’s important to treat it like any other close, personal relationship. “The number one piece of advice I have is to ‘date’ a contractor before you get ‘married,’” he says. “Sit down and interview them to understand who they are as a person. Ask questions like, ‘Why do you have your business? Where do you see your business in 10 years? What do you value personally and professionally?’ You want to get to know them and have them get to know you because that's how trust is formed.”
Although Sebring has only been in the Franklin/Brentwood area for about five years, he founded Sebring Design Build over 25 years ago when he lived in the suburbs of Chicago. Over the years, he has gained a deep level of trust from clients. “We're doing multiple projects, we're getting referrals, and the company’s really growing here.”
What makes Sebring Design Build really stand out is the craftsmanship and custom work that goes into every design that he and his team create. “Our clients want a bespoke style, so everything is custom-tailored for them.” No project, he says, is exactly the same. “What makes us different is the attention to detail. Our clients are looking for us to think outside the box.”
One of these clients, a well-known musician, hired Sebring Design Build to remodel his entire house, and when it came to the kitchen, he definitely didn’t want any cookie-cutter design. “It was very moody with black doors and green cabinets,” says Sebring. “We were basically trying to capture the essence of his and his family’s personality.”
When working together on projects, he and his team of highly talented craftsmen, tradesmen, and interior designers use their expertise to help clients obtain the results they’re looking to achieve. “Hiring a contractor is a very personal decision,” he says. “This is someone coming into your home and changing it, and you want it to be for the better and have it fit you exactly.”
The fear of hiring the wrong contractor can be overwhelming. “People look at reviews that are written by other people who have ‘dated’ them,” he says. “It's so similar and people don't look at it that way. Mistakes happen when you don't treat it as a relationship.”
Their online reviews are overwhelmingly positive. One states, “We hired Sebring to remodel our master bathroom and hallway bathroom. This is the second project they completed for us, and similar to our first experience, we are extremely pleased with the quality of work and high level of customer service. From design to completion, all of the team members we interacted with were focused on ensuring the work was done right and that it exceeded our expectations.”
Sebring explains that while clients should be interviewing them, he and his team are also interviewing clients. Before any project begins, they have to make sure they’re a good match for the homeowner and the project.
“What makes us different is the attention to detail. Our clients are looking for us to think outside the box.”
“We want to know if a client is going to value what we bring to the table,” he says. “Am I wasting my time or their time? I’ve had to tell people we're not the right fit for what they want. For example, we have a process and maybe it doesn't go well with their process. We’re upfront and honest.”
Once they accept a project, they then want to find out more about the clients’ goals. “We ask questions such as, ‘What is your design aesthetic?’ It’s our job to ask tons of questions, to learn who you are, understand what you want, and then be an advocate for that. It’s never about what we want.”
For example, when doing a kitchen, the homeowners may be asked, “Where do you plan on putting your pots?; Where are you putting your silverware?; Do you need accessories to help organize inside the cabinets?; and “Do you want to do that on your own or do you need help?” Function is as important as aesthetics, and clients want everything to fit exactly where it needs to go.
“They may tell us they want to make their kitchen the center of the home when they have a lot of people over,” says Sebring. “They may say they don't want to be separated from the party while preparing food. But they want this new kitchen to be within the existing structure of the house and our job is to maximize it and make it feel bigger without them having to spend hundreds of thousands of dollars on an addition.”
Something clients really appreciate is being able to do what he calls a “test drive” of the room. “Before we start a project, we do 3D renderings, so you'll be able to visually walk through your space and get an idea of what it will look like.”
Once a plan is formulated and approved, Sebring Design Build takes care of everything so the homeowner doesn’t have to worry about having to make any last-minute decisions. Everything is determined beforehand, including the budget and scheduling. “We're schedule-based so that they know who's coming and when they're coming, and if there's
an issue with that, we tell them,” he says. “It’s all about open communication and they like that.”
Something else to keep in mind when hiring a contractor, he explains, is to not talk about money first. He says it’s like going on your first date and asking how much money someone makes. “We’re not a car dealership,” he says. “I'm not selling a product that can be shopped. Instead, I'm selling a service that is different for every client.”
Of course, cost is important, and Sebring and his team will draw up a budget range based on what the client tells them they want. “They may say I'm comfortable within that range or I would like to be in the lower end of the range,” he says. “We'll give them advice that would best serve them to keep them where they want to be. We have a lot of options.”
Sebring Design Build is a luxury build company and takes a lot of pride in the quality and craftsmanship offered. “Think about when you want a hamburger,” he says. “You could get a burger at McDonald's for four bucks or you can go to a high-end restaurant and pay $20 for a burger. Why would you spend $20? Well, because it's higher-quality meat and it tastes better. It’s served on a nice plate by people who are kind, and the whole atmosphere is great.”
So next time you have a project, take the time to get to know the contractor you’re hiring - it can save a lot of grief. “It will be a more successful ‘marriage’ and it won't end in an ugly ‘divorce,’” says Sebring. He also recommends homeowners take things slow if they’re nervous about committing. “Have them do a small bathroom before you do the entire kitchen.”
Make a date with Sebring and find out all about him and his company. Chances are, it will be the start of a beautiful and successful relationship.

Spring cleaning isn't just about tidying up, it's also the perfect time to reinvent your space. Whether you're tackling clutter or dreaming up a new DIY project, @ happily.ever.nashville showcases DIY home projects, organization, decor hacks, and delivers fresh inspiration for every room in your home.
“My husband and I have been in the Nashville area since college and we’ve lived in quite a few homes around the city," says Alyssa Lee, the pundit behind @happily.ever. nashville. "We bought our current home back in 2019, and before it, I’d never felt the pull to make a home what we are making this one to be. It gave us a push knowing that we would be raising kids and staying here long term. Once the pandemic hit and we couldn’t find anybody to do home projects for us, we got the DIY 'bug.’ My husband is quite handy and I just love dreaming-up ideas for spaces while figuring out ways to utilize every inch of our home for our family, so we started doing our own home projects. I had friends asking me to share what we were doing, so I started posting it on Instagram which grew into the community of followers we have now.” @happily.ever.nashville started as Lee's personal account with around 2,000 followers, but quickly grew to over 245,000 followers with the authenticity of her projects, sharing both the successes and challenges of DIY.
“Before last January, I had worked in the ER for 15 years," Lee says. "Dreaming up projects around the home was a creative outlet for me while working in the hospital during the height of the pandemic. Having a place to work creatively at home and connect with the community through Instagram as my following grew helped me through some hard times as a nurse. I’m also so much more connected to our home. When you take on a project yourself and work through each aspect, it’s so fulfilling, no matter how long it may have taken. It really makes the house feel like home. My husband and I are constantly evolving our rooms to fit our family’s needs and I’m always scheming about house projects. When I really think I should move on a space, I will put a design in it.”
As her home projects serve as a creative outlet, Lee also makes a point to connect with her followers in a genuine way, sharing both the triumphs and the challenges of her projects along the way.
“On the account, I just share authentically what I’ve been doing. Even from day-to-day, when I show what I’m doing in the home, it’s genuinely still for our family. I love sharing it on there and giving people inspiration, but I don’t put pressure on myself. Sometimes that looks like big house-projects but lately it’s been more organization because that’s what I’ve been working on recently. When you do DIY projects, you have to have a realistic perspective as far as the timeline goes. Especially with kids, our weekends have less time for home projects. Things take a lot longer, but we both really enjoy doing it together. Home projects are still at the core of it but I share vulnerable things too. If I’m having a tough day with the kids, I’ll share it. If I'm going on a vacation, I’ll share it. If we are out and doing things around Nashville, I’ll share it. I feel like I’m sharing with a ton of best friends on the account. It’s a mutual communication. I love to give tips and tricks and reach out to followers with recommendations and they give me great feedback.”
While Lee shares the highs and lows of her daily life, she also ensures that her followers get practical advice to inspire and guide their own plans for their homes.
“I tell everyone to start small, know your limits, and make it attainable," she says. "Just get the ball rolling with a manageable project and keep it fun. Do your research, have a plan, then get started while asking questions to anyone and everyone. I love working and collaborating with other local businesses to help bring my visions for our home to life. Holly, with Nashville Neat Method, and Built by Stevie, helped with my pantry and bar area, specifically. I really hope @happily.ever.nashville gives people encouragement and inspiration. I want people to know they can do it, whether it be a small project or a large one. I hope it’s seen in a realistic way, because I share all of it: the ups, the downs, and the hits and the misses. DIY has taught me that you’re going to mess up and it might not be perfect. But when you take a step back and have finished to the best of your ability, and have poured a lot of heart and soul into it, you won’t see those imperfections. You’ll feel the satisfaction of the work you’ve put in.”

1. Take your time and don’t overwhelm yourself. If you have more time throughout a week, tackle cleaning out a larger area, like a closet or storage space. But if you only have a few hours in a day, take on a smaller space like a cabinet or drawer. That will help keep momentum.
2. Organization doesn't need to be expensive. I love the aesthetic of a matching organized space, but just use what you have. You don’t have to spend a lot of money. Just keep what you need, get rid of what you don’t, and use things you already have to organize it.
3. Use the space behind doors. Whether it’s behind a closet or cabinet doors, that vertical space is perfect for storage. I use this hidden storage spot for toys, shoes, sports gear, or anything else.
4. Stick to the one-in, one-out rule. Before more things come in, some things have to leave. This prevents clutter and keeps things simple.
“I tell everyone to start small, know your limits, and make it attainable. Just get the ball rolling with a manageable project and keep it fun.”

The ubiquitous houseplant has long been a cautious curiosity for many. Comments such as “I don’t have a green thumb,” or “I can’t keep anything alive,” have echoed through the rooms and hallways of almost every home in America. Well, it’s time to dispel all the mistruths about whether houseplants are beneficial and to lay the foundation for a little oasis of green happiness in the corner of every home!
By the way, you don’t really need a green thumb as there are plenty of hard-to-kill houseplants that can survive any level of neglect! And remember not only do houseplants look pretty, they also decrease stress and anxiety, increase happiness, and bring a sense of joy and relaxation to every room.
Houseplants make us feel better about ourselves in many ways because they allow us to care for them and we reap the rewards of that love. No one is alone when you have a houseplant, as they are our forever listeners. Yes, some people actually do talk with their houseplants all day long! There are many science-based benefits to having houseplants in the home and office environment. Aside from reducing indoor air pollutants and increasing humidity in the home, house
plants have been shown to reduce mental fatigue, accelerate the healing process, as well as improve productivity and focus.
Pothos, spider plants, lady palms, yucca, and succulents are so pretty and easy to grow. It is no wonder that we have seen a revival of indoor gardening trends. Instagram is teeming with photos of incredible indoor “living green” vignettes that show us all how clever we can be when decorating with house plants! All you really need is to a pick a place in the home that has the best light and pick your plants.

Think outside of the box when it comes to decorating with houseplants. Look for underused spaces. Use mixed and matched pots of different sizes and shapes. Turn a shelf into a plant display. Go vertical with some hanging plants or an antique ladder. You can even group some of your favorite plants together into a single large decorative pot.
Signature large plant displays anchor the most well-designed rooms in America and it’s all there for us to look at, learn from, and bring into our own home. Whether combined into a single large decorative pot or clustered together in a corner, always remember the key to any house plant décor is to have a thriller, a tall plant usually with a strong color and form; filler plants that literally will fill the pot covering all the soil; and a spiller plant that trails over the edge of the pot. Try any combination of your favorite plants or a tried and true combination of a fiddle-leaf fig, a prayer plant, and a string of pearls. No matter how you look at it, houseplants improve our lives in many ways. Indoor gardens provide us an alternative way to commune with nature and to reconnect with the living world. We all benefit from the additional life that houseplants bring into our homes. In this crazy world of ours, wouldn’t be it nice to return home to your own personal indoor greenspace.
Happy gardening!

March is National Reading Month, a time dedicated to fostering a love of reading in children and adults alike. Reading is not only an essential life skill but also a gateway to imagination, knowledge, and lifelong learning.
Every effective reading instruction program is built on five key pillars that support literacy development:
• Phonemic awareness – The ability to hear and manipulate sounds in words, helping children recognize how sounds work together to form words.
• Phonics – Understanding the relationship between letters and sounds, which helps children decode words while reading.
• Vocabulary – Learning the meaning of words to enhance comprehension. The more words a child knows, the easier it is to understand what they read.
• Fluency – Reading with speed, accuracy, and expression so that children can focus on understanding the text rather than struggling to decode words.
• Comprehension – The ability to understand and interpret what is read, which is the ultimate goal of reading.
• Daily reading time – Setting aside at least 15–20 minutes a day to read together builds strong literacy skills.
• Visit the library – Borrow books, join reading programs, and participate in storytelling events.
• Encourage personal choice – Let kids pick books based on their interests, even if the text is a little easier or harder than their usual level. When children are excited about a topic, they are more likely to engage with the material and develop a love for reading.
• Explore a variety of genres – From adventure and fantasy to graphic novels and nonfiction, exposing children to different genres helps them find what truly excites them.
• Encourage discussions – Asking children about what they read helps improve comprehension and critical thinking.
This March, let’s celebrate the power of reading and help kids discover the joy of books! KathleenDavisBooks.com
