Leading the way in Patient Safety

Johnson Memorial Health has earned the nation’s top distinction for patient safety with an “A” from the Leapfrog Group. The Leapfrog Hospital Safety Grade is an elite designation from a national, independent watchdog that sets the highest standards for patient safety in the U.S. This honor belongs to every one of the providers and associates at JMH who work each day to provide exceptional health care for our patients.

Great care starts here.

Time To Invest

Investment is one of those words that means something different to everyone and can be used to encompass so many parts of your life. The obvious is financial investment, and this reminds me of something that my great-grandfather used to say: "Invest in yourself first." What he meant by this was to pull a little bit out of each paycheck and put it aside for your future. But in my mind I've re-interpreted it to include many aspects of my life, including my health, mental well-being and personal happiness. For the purpose of this edition and with the assistance of some of our partners, we've found some other examples of investing that we hope will be beneficial to our readers.

As a publication that strives to reach a very diverse demographic, we looked for something for the younger generation, just getting started, as well as the more seasoned group who are looking toward the enjoyment of their golden years. We scoured through the local scene to find out how the community is investing in its residents and conversely, how you, the people can invest in your community. Then we threw in just a bit about your home and happiness. Be sure to check out the departments, such as 'City Scene' and 'Business Monthly,' where you'll find some folks who are ready to invest in the Southside as well as a few that have given of themselves for the past 25-30 years.

As I said, investment can mean a lot of things to a lot of different people, but one point remains consistent. Investing feels great! Whether you're watching your nest egg grow or seeing all the time and effort you've put into your kids pay off, the fact remains, when an investment pays off, you win. You win when you save enough for that first house. You win when your community thrives and you played a part in it. You win when your yard looks amazing in June because you invested in it in April and May and you win when you finally take that cruise to Alaska in your retirement because you invested in your future.

We hope you enjoy this Investing edition of Greenwood City Lifestyle and thank you to all of our amazing readers and partners for investing in us. Now get out there and invest in something, but always remember to invest in yourself first!

INVESTMENT CONSIDERATIONS

IN HOMEBUYING

Buying a home is a significant milestone that typically requires careful planning and some type of savings strategy. For many people, the largest challenge comes from accumulating enough money for a down payment and related expenses. Jake Duke, owner/broker of Duke Collective, Inc., says before diving into savings strategies, it’s essential to define homebuying goals.

"Also, taking time to review overall expenses and investments could save a lot," Jake reminds. "Stay informed and connected to local agents and lenders to understand the latest updates in the real estate market. What was true five years ago may not be true today. Great information leads to great decisions as you navigate the journey in this ever-changing landscape."

He says the Duke Collective team of professionals are dedicated to serving as true partners in home selling or buying journeys. Curious about how much a home would sell for in today’s market? Jake says the Duke team assists with complimentary home evaluations.

Jake Duke

WHAT PERCENTAGE OF HOUSE'S PURCHASE PRICE IS BEST FOR  DOWN PAYMENT?

“Best is subjective, as that’s situational with the buyer’s ability and circumstances, but ideally 20%. In doing so, you eliminate Private Mortgage Insurance, obtain a smaller loan amount which comes with lower monthly payments, typically better interest rates and a better chance of getting approved for a loan, not to mention more equity upfront.”

TIPS

FOR FIRST-TIME HOMEBUYERS?

“With a conventional loan, you can do 5% down, and some offer as low as 3% down. You can also opt for an FHA loan at 3.5% down, and for eligible veterans, a VA loan for 0% down. As a first-time homebuyer, the down payment can be the biggest hurdle, so use wisdom from local professionals to get started.”

ANY DOWN PAYMENT ASSISTANCE PROGRAMS TO EXPLORE?

“There are several options in grants, forgivable loans and lower-interest second mortgages. At Duke Collective, we work with great lenders that we'd love to connect future clients with.”

HOW DOES NEEDING/DESIRING A 'LARGE VERSUS MODEST' SPACE AFFECT PROPERTY INVESTMENTS?

“If desiring more square footage, that most likely will bring a higher purchase price and loan amount. One of the most important points before starting home searches is projecting firm monthly payment amounts, which can dictate the search and home size. It’s the delicate balancing of needs and wants with purchasing ability to secure a comfortable financial situation.”

WHAT ABOUT TRADITIONAL VERSUS  INNOVATIVE METHODS (MONEY MARKET ACCOUNTS OR IRAS)

REGARDING DOWN PAYMENTS?

“I’m not a financial adviser so I don’t give explicit financial advice, but there are a few points regarding wisdom of real estate investments. It’s a tangible asset that typically appreciates over time. These

investments come with several tax advantages, such as leveraging money easier. With the ability to long-term rent, short-term rent and sell, there are several 'outs' with this asset. This helps guard the investment in times of economic volatility and hedge against inflation. Lastly, the ability to cash flow this investment while growing the equity delta is one of the greatest benefits.”

WAY TO BEST ROI?

“I suggest being diligent in setting individual or family budgets for a year, two or three. It definitely can take discipline but the end of the road's worth it. Determining a certain dollar amount goal and finding ways to cut expenses, then rolling that into a down payment fund has helped many first-time homebuyers.”

ADVICE FOR HOME SELLERS IN 2025?

“First impressions are critical in real estate. I'd recommend working with a professional, unless you have the skill set, to make repairs or updates needed. Don’t wait. Find a local, trusted agent to assemble a CMA to understand what price range the market supports at that given time; then craft a listing strategy to give best results in the sale."

Clients, Especially Retirees, Benefit Through Art Of Smart Investing, States Bischoff Wealth Management Specialists

Winning Financial

Mentoring

Retirees optimize and benefit most from financial planning with a strong, experienced professional adviser so they can avoid inadvertently overspending, asserts Brian Bischoff, principal/financial adviser of Bischoff Wealth Management in Greenwood.  "We help our clients get the most out of their money so they can spend more in retirement than perhaps they thought possible," says Brian. "Careful and comprehensive financial execution during retirement can also help everyone keep pace with inflation over time."

Wealth management can be tricky, or complex. For example, Americans can apply for benefits at age 62, but the benefit they receive will be up to 30% less than it would be if they waited until what the Social Security Administration deems “full retirement age” (FRA), which presently is 67 for people born in 1960 or later.

Brian says when anyone begins to withdraw assets from their retirement nest egg, it's vital to apply strategies that consider capital preservation, especially during early years of retirement.

He reminds that while retirement savings can appear to be an ample source of assets, retirement may last 30 years or more. "So, that's why it's so helpful to work with a certified financial planner to take inventory of expenses, identify all sources of income and develop a strategy to maintain one's retirement lifestyle for as long as they live."

Nationwide Retirement Institute surveys indicate the biggest concern among older adults regarding retirement is the potential for uncontrolled costs. According to a 2024 NRI survey, a significant majority (72%) of adults aged 50 and older are concerned about their retirement costs spiraling out of control, while two-thirds believe a single health issue could severely impact their finances for years to come.

That same survey indicated more than 10% have taken a loan or early withdrawal from their retirement savings to pay for medical costs, and that 44% of Americans are unable to cover an unplanned $5,000 out-of-pocket medical expense.

"I help clients organize their financial portfolios to very efficient levels, through cost-effective fees and seasoned advice that parallels their best interests. Because we're an independent registered investment firm, it's one of the benefits that allows us to advise our clients for reasonable fees," says Brian.

Economic Development

Mayor Mark emphasizes the growing success of Greenwood’s economy through various investments. “I'm proud of our ability to invest in growth without burdening taxpayers. We have made our operations more efficient, utilized cost-effective financing and secured grants to support key initiatives.” Projects, such as the Main Street Streetscape project and upcoming traffic improvements, help to position Greenwood for success, while keeping the city’s tax rate low and stable, he adds. "Whether it’s attracting new businesses, improving our infrastructure or enhancing city services, we'll continue to make decisions that ensure a prosperous future for all who call Greenwood home.”

Environment Greenwood

The four pillars on which Greenwood is rooted are Public Safety, Infrastructure, Economic Development and Quality of Life. Greenwood offers 17 parks across 400 acres, plus three dog parks, and 50-plus miles of trails. Other recreation and open spaces can be found at the Greenwood Community Center, Greenwood Fieldhouse, Freedom Springs Aquatic Park and Greenwood Amphitheater. Historically, City Center Park served as home to Greenwood’s public pool and was originally known as Pool Park. Timely Landscaping Guidance For Sprucing Up

ADVICE EDITORIAL: TASKS TO REALIZE BEST YARD RETURN ON INVESTMENTS

April ushers in a good time to consider lawn care and yard cleanup to get outdoor spaces ready for the sunny days ahead. Following is a helpful checklist:

• Inspect trees and shrubs. Remove or prune branches that are broken or damaged.

• Test soil. Make sure soil has proper pH balance and mix of nutrients, via a local, commercial soil testing lab.

• Fertilize lawns. The decision about whether to fertilize should be based on the nutrition requirements needed by soil conditions. In general, it's best to choose a slow-release or controlled-release fertilizer to reduce possible losses to the environment and increase nutrient absorption.

• Fertilize trees and shrubs, too. Most plants, trees and shrubs will benefit from proper fertilization just before mulch is applied.

• Control weeds. Spring is a good time to apply pre-emergent weed control for weeds, such as crabgrass.

• Get planting beds neat and tidy. Rake old leaves and debris from plant beds and create neat, natural edges around them.

• Add layer of fresh mulch in plant beds and around trees. Mulch not only makes planting areas look neat, but also helps to retain moisture in the soil, keeps roots cool in the summer, and insulates them in the winter. As mulch decomposes, it adds organic matter to the soil.

• Inspect irrigation systems. Once the weather has warmed up for the year, turn on irrigation systems to inspect their working condition before they're truly needed.  Additionally, spring landscaping improves the appearances of yards and gardens, prevents problems and supports wildlife.

“I told one of my friends after my 1st ketamine infusion - I think this is the first time in my life I don’t feel guilty for just existing. It’s a realization that the things that happened to me were not my fault.”
