Full of Bloom
It’s one of the greatest times of the year to be in Henderson—the weather is perfect, patio dining is open, and we can enjoy the great outdoor activities our city has to offer.
Spring has always felt like a time of new beginnings for me, maybe it’s my little plants coming back to life after I’ve convinced myself yet again that this year was for sure their last year with us. It feels like we are coming out of the winter slumber and ready to be out and about again.

As is always the case this time of the year, there’s a lot going on in our city! From luncheons, pet adoptions, 5Ks, to pools reopening, there’s no shortage of activities and things to invest your time in.
I had a friend ask me recently if I ever get bored having lived in my Henderson bubble for almost 20 years, and my response was “How could I? I have everything I need within a quick drive and there’s always something going on!”
What we invest our time, money, and effort into is a reflection of what’s most important to us in life. In this issue, we meet with the experts to share their thoughts on some of these ideas. We sit down with husband-wife team Laura and Justin Long, owners of Diazo Wealth, who give us tips on spring cleaning your finances. Our friends at Sunburst Shutters & Window Fashions and Sierra Air Conditioning and Plumbing discuss their home investment products and services, and as always feature fun activities and events for you to participate in around town.
Whatever you’re into, I hope the spring season is full of bloom for you and yours.
As always, thanks for reading along with us!

JUSTIN J. LONG CFP®, Lead Advisor, Diazo Wealth

Spring Clean Your Finances
Q&A:
How to refresh and optimize your investments
ARTICLE BY PAIGE CANDEE
As tax season approaches, Henderson City Lifestyle asked Justin J. Long, CFP®, Lead Advisor, and Laura Long, CEO, of Diazo Wealth, to discuss financial spring-cleaning. With nearly two decades of financial experience, Justin is a CERTIFIED FINANCIAL PLANNER™ professional who has worked with a wide range of clients, from young professionals to highnet-worth individuals. Laura, with a background in psychology and experience in hospitality and financial services, is passionate about helping families navigate milestones. We asked them to share insights on how to use this season to tidy up finances and make smart investment choices.
Q: HOW CAN INDIVIDUALS LEVERAGE TAX SEASON TO KICKSTART THEIR FINANCIAL SPRING-CLEANING PROCESS?
A: Laura Long - During tax season, people often find themselves having to log in to all their financial accounts, even ones they don’t check regularly. It’s the perfect opportunity to handle some financial housekeeping:
1. Ensure all your accounts, real estate, and insurance policies have the correct beneficiaries to clarify your wishes and minimize the probate process.
2. Organize your income and expenses to update your savings and spending goals, as well as your long-term financial plan.
3. Reevaluate your tax burden and explore adjustments to improve tax efficiency for the next season.

Q: HOW CAN PERSONALIZED WEALTH INVESTMENT STRATEGIES HELP INDIVIDUALS BETTER ALIGN THEIR FINANCIAL PLANS WITH THEIR PERSONAL LIFE GOALS AND VISIONS?
A: Justin Long - Investment strategies at Diazo are as unique as our clients. While much financial advice is generalized, the reality is that what works best varies greatly from person to person. The better we understand our clients and their "why," the better we can tailor their financial plans to meet their goals and adjust as needed. Flexibility allows for adaptability, ensuring that as your plans evolve, your financial strategy can efficiently align with them.
Q: WHAT ARE SOME INVESTMENT RECOMMENDATIONS FOR DIVERSIFYING AND STRENGTHENING A WEALTH PORTFOLIO?
A: Justin Long - Every individual’s circumstances are unique. Two people may have similar ages, incomes, and goals, but different risk tolerances that dictate different investment approaches. With thousands of investment options available, stocks, bonds, ETFs, mutual funds, notes, alternative investments, etc., many firms create models and fit clients into them. At Diazo, we do the opposite. We build custom portfolios centered on the client’s needs. Our goal is for clients to SWAN— Sleep Well At Night—by ensuring their investments align with their comfort levels and financial aspirations.
Q: HOW DOES DIAZO WEALTH’S APPROACH DIFFER FROM TRADITIONAL INVESTMENT STRATEGIES?
A: Laura Long - We approach risk differently. Many firms assess risk based only on age, income, and expenses. We conduct a deeper analysis, balancing clients’ risk comfort levels with their financial goals.
Additionally, we focus on multi-generational planning. Some families we work with have assets spanning two, three, or even four generations. This creates tax optimization opportunities and ensures family members are aligned in their financial planning. It also allows older generations to see the impact of their financial legacy while they’re still alive. Personally, I received a small inheritance from my grandmother, which I used to build Diazo. While I believe her impact lives on through our work, I wish she had been here to see it. We want to help others create financial plans that allow them to enjoy their wealth with their loved ones in the present, not just as a legacy for when they are gone. CONTINUED

LAURA LONG CEO, Diazo Wealth
Q: WHAT PRACTICAL TIPS DO YOU SUGGEST FOR MAINTAINING AN OPTIMIZED FINANCIAL PORTFOLIO THROUGHOUT THE YEAR?
A: Justin Long - Financial planning is an ongoing process. We encourage clients to meet with us at least three times per year:
1. Spring: Focus on taxes and financial housekeeping.
2. Mid-year: Review goals, achievements, and any necessary adjustments.
3. Fall: Ensure year-end planning is completed before deadlines. Investing isn’t a set-it-and-forget-it task. The best financial plans evolve with changing circumstances.

Q: WHAT’S THE MOST IMPORTANT TAKEAWAY FOR INDIVIDUALS LOOKING TO TAKE CONTROL OF THEIR FINANCIAL FUTURE?
A: Laura Long - Every person’s situation is unique. Some are more complex, involving trusts, asset location, and tax-loss harvesting. At Diazo, we don’t require a minimum investment or specific financial situation to work with us. Seeking financial advice shouldn’t be dependent on wealth level, age, or complexity. What matters most is finding a trusted fiduciary, someone legally obligated to act in your best interest.

Investing in Comfort and Efficiency
Why homeowners should prioritize HVAC and plumbing systems
For homeowners, ensuring that their living space remains comfortable, safe, and efficient is a top priority. Investing in high-quality HVAC and plumbing systems not only enhances day-to-day living but also increases property value and reduces long-term costs. In areas with extreme climates, like the Las Vegas Valley, where temperatures soar and water is precious, having reliable systems in place is even more critical.
Sierra Air Conditioning & Plumbing (sierracoolslv.com), has been serving Southern Nevada since 1987 and offers expert HVAC, plumbing, and air quality services with a customer-focused, EPA-certified team offered some insights into this topic.
"Upgrading to a high-efficiency HVAC system can boost your home's market value by around 5 to 7 percent," says Ryan Hernlund, Sales Manager for Sierra Air Conditioning & Plumbing about modern HVAC systems offering unparalleled benefits for homeowners. "These systems provide better temperature control, lower utility bills, and require less maintenance."
In regions with intense heat, choosing an HVAC system with a high Seasonal Energy Efficiency Ratio (SEER) rating ensures

optimal cooling without skyrocketing energy costs. Ryan emphasizes, "Sizing the system correctly is crucial. An improperly sized unit can run constantly without adequately cooling the home, leading to higher bills and uneven temperatures."
Preventative maintenance is equally essential to keep HVAC systems running smoothly. Regular tasks like changing air filters, cleaning coils, and checking refrigerant levels help systems withstand harsh conditions. Ryan notes, "Routine maintenance prevents excessive wear and tear, catching minor issues before they become costly repairs. It also improves indoor air quality, filtering out dust and allergens common in desert environments."
Plumbing, often overlooked, is just as vital. "Homes with efficient plumbing save water and energy, lowering utility bills and appealing to eco-conscious buyers," explains Logan Lenard, Plumbing Manager for Sierra Air Conditioning & Plumbing.

In a desert climate, thoughtful plumbing choices can make a significant impact. Logan advises, "Look for features like insulated pipes to prevent heat damage, low-flow fixtures to conserve water, and durable materials, like PEX, that withstand high temperatures."
Smart investments in plumbing systems also contribute to sustainability and cost savings. Logan shares, "Installing tankless water heaters or smart irrigation systems can drastically cut down on energy and water usage, especially during peak summer months."

Preventative services, such as routine inspections and water heater flushes, further protect plumbing infrastructure, catching potential issues early. "Catching a leak or insulating pipes before summer hits can save homeowners from expensive damage and wasted resources," Logan adds.
Maintaining these systems doesn’t just protect the home; it enhances the homeowner’s quality of life. Clean, well-maintained HVAC and plumbing systems improve air and water quality, directly impacting health and comfort. Whether it’s through advanced air filtration or water softeners to combat mineral buildup, these upgrades make a tangible difference.
Investing in HVAC and plumbing systems is about more than convenience—it’s about long-term value, sustainability, and peace of mind. As Ryan sums up, "An efficient HVAC system and a well-maintained plumbing setup aren’t just selling points; they’re essential for a comfortable, cost-effective home." Logan echoes this sentiment, saying, "In a place like Las Vegas, where the climate can be tough on homes, smart investments in HVAC and plumbing are not just important; they’re necessary."
By prioritizing these critical systems, homeowners can ensure their property remains a haven of comfort and efficiency for years to come.

With rising energy costs and fluctuating home values, homeowners are increasingly seeking smart investments that enhance both the aesthetics and efficiency of their properties. Sunburst Shutters & Window Fashions, a leading provider of custom window treatments, offers an array of products that enhance both aesthetics and functionality.
Darik Nielson, General Manager at Sunburst Shutters & Window Fashions Las Vegas (sunburstshutterslasvegas. com), emphasizes the importance of choosing the right window treatments.
SUNBURST'S SHUTTERS, SHADES, AND BLINDS ENHANCE VALUE AND EFFICIENCY
ARTICLE BY ALEXANDER FRASER
PHOTOGRAPHY BY SUNBURST SHUTTERS

"Our Polywood plantation shutters are a permanent upgrade that significantly enhances a home's appeal and resale value," he states. Unlike traditional blinds or curtains, these shutters are custom-fitted and become integral to the home’s structure, making them highly desirable for potential buyers.
One of the standout features of Polywood shutters is their exceptional energy efficiency. "With a patented weather-stripping system, our Polywood shutters provide up to 70 percent more insulation than wood shutters," Darik explains. This insulation translates into considerable savings on energy bills,
with homeowners experiencing up to 30 percent lower heating and cooling costs. "Over time, these savings can add up to hundreds of dollars annually," he adds.
Durability is another key advantage of Sunburst's offerings. The Polywood shutters are built to last over 50 years with minimal maintenance. "They won't warp, crack, chip, or fade, even in humid environments," Darik notes. This longevity not only reduces replacement costs but also contributes to the long-term value of the home.
In addition to shutters, Sunburst offers a range of shades designed to fit various styles and preferences. Their custom shades include options like roller shades,
“...YOU'RE MAKING A LASTING INVESTMENT THAT PAYS DIVIDENDS IN COMFORT AND STYLE.”
cellular shades, and more. "Our shades come in unique textiles and can be motorized for added convenience," Darik mentions. This variety allows homeowners to choose the ideal level of opacity and energy efficiency that complements their decor.
Shades provide different benefits compared to blinds. While blinds feature slats that can be adjusted for light control, shades typically offer a single piece of fabric that rolls up or down. "Shades can range from sheer fabrics that allow light in, to blackout options for complete privacy," Darik explains. This versatility makes them suitable for any room in the house.

When comparing blinds to other window treatments, Darik highlights their affordability and style options. "Blinds are available in various materials like wood and faux wood, offering more than 300 colors and textures," he notes. However, they generally have a shorter lifespan than shutters or shades, lasting around five years with proper maintenance.
Energy efficiency is another area where Sunburst products excel. While blinds provide decent light control, they do not insulate as effectively as Polywood shutters or even other shades. "When closed, our Polywood plantation shutters seal off

external temperatures much better than traditional blinds," Darik states. This feature not only enhances comfort but also contributes to lower energy costs.
Sunburst’s commitment to quality extends beyond durability and efficiency; they also provide a lifetime warranty on their Polywood shutters. "This warranty covers defects and ensures long-term performance without the worry of unexpected repair costs," Darik explains. Such guarantees make Sunburst products a riskfree investment for homeowners.
The aesthetic appeal of Sunburst's window treatments cannot be overlooked. With their clean lines and classic designs, Polywood shutters enhance both interior aesthetics and exterior curb appeal. "Homes with our shutters often have an edge in the market when it comes time to sell," Darik says.
Investing in Sunburst Shutters & Window Fashions products ultimately offers homeowners numerous advantages including energy efficiency, durability, aesthetic appeal, and increased property value. As Darik concludes, "When you choose our window treatments, you're not just enhancing your home; you're making a lasting investment that pays dividends in comfort and style."
